0:01:01 > 0:01:05Today, I am in the city of Limassol, the largest port

0:01:05 > 0:01:08in southern Cyprus and capital of the Limassol region.

0:01:08 > 0:01:13Now, in 1191, a ship carrying Richard the Lionheart's fiancee

0:01:13 > 0:01:17crashed ashore during a violent storm just off this coastline.

0:01:17 > 0:01:22The local ruler threatened to take her hostage, and soon felt the wrath

0:01:22 > 0:01:26of King Richard when he attacked Cyprus to rescue his bride-to-be.

0:01:26 > 0:01:30After conquering the island in battle, they were married here.

0:01:30 > 0:01:35And at the same time, he declared himself King of Cyprus.

0:01:35 > 0:01:39Now, over the centuries, this island has endured many such invasions.

0:01:39 > 0:01:43But the Cypriot spirit, with its unique culture, has survived

0:01:43 > 0:01:46and is still as strong as ever today.

0:01:46 > 0:01:50The island of Cyprus lies in the Eastern Mediterranean,

0:01:50 > 0:01:52tucked in between Turkey and Syria.

0:01:52 > 0:01:55On the island's southern coast, is the Limassol District,

0:01:55 > 0:01:58which sits on Akrotiri Bay.

0:01:59 > 0:02:03Limassol, also known as Lemesos, is the capital of the district

0:02:03 > 0:02:06and the second largest city in Cyprus.

0:02:06 > 0:02:09Visitors flock to its palm-fringed promenade,

0:02:09 > 0:02:14which stretches for two miles along the city's municipal beach.

0:02:14 > 0:02:17It's also home to the largest port in Cyprus,

0:02:17 > 0:02:22which handles over 3.5 million tonnes of cargo each year.

0:02:22 > 0:02:25The backdrop to the city is the Troodos mountain range,

0:02:25 > 0:02:28where the Cypriot sweet wine industry is based.

0:02:28 > 0:02:31The hills are dotted with rustic villages

0:02:31 > 0:02:34and there is a rich spiritual history here.

0:02:34 > 0:02:39The ancient chapel of the convent of Panagia Amasgou, in Monagri,

0:02:39 > 0:02:41houses original, un-restored frescoes,

0:02:41 > 0:02:45which date from the 12th to the 16th century.

0:02:45 > 0:02:48Along the coast are the ruins of one of the most ancient royal

0:02:48 > 0:02:51cities in Cyprus - Amathus.

0:02:51 > 0:02:53Thought to have been abandoned in the seventh century,

0:02:53 > 0:02:57the 3,000-year-old remains include the Temple of Aphrodite,

0:02:57 > 0:03:00the Greek goddess of love.

0:03:00 > 0:03:03With a wealth of cultural and historic landmarks,

0:03:03 > 0:03:07as well as a coastline that enjoys ten months of sunshine a year,

0:03:07 > 0:03:12it is easy to see why Limassol is an appealing destination to escape to.

0:03:14 > 0:03:18So, how do property prices compare in this part of Cyprus?

0:03:18 > 0:03:22Well, the average price of a three-bedroom, detached property

0:03:22 > 0:03:26around the Limassol area costs just over £200,000.

0:03:26 > 0:03:31Now, that is £50,000 cheaper than the average back home.

0:03:31 > 0:03:34And you'll find houses here offer a lot more space

0:03:34 > 0:03:37and many include a swimming pool, so you can enjoy

0:03:37 > 0:03:42the 300 days of sunshine that Cyprus gets every year.

0:03:42 > 0:03:44But there is more to upping sticks

0:03:44 > 0:03:47and moving to a foreign country than just the price.

0:03:47 > 0:03:49So let's meet today's buyers and find out why

0:03:49 > 0:03:53they want to relocate to this particular part of the continent.

0:03:55 > 0:03:57Cornish-based retirees David

0:03:57 > 0:04:00and Yola have been married for 16 happy years,

0:04:00 > 0:04:04and it was their jobs that they credit with bringing them together.

0:04:04 > 0:04:08David and I first met through our careers in banking.

0:04:08 > 0:04:10David was my boss.

0:04:10 > 0:04:13After that particular job had finished,

0:04:13 > 0:04:14we continued to keep in touch,

0:04:14 > 0:04:18and then eventually decided we'd get married,

0:04:18 > 0:04:21which we then did in Marousi.

0:04:21 > 0:04:25And it is their love of hot climates that is driving this move.

0:04:25 > 0:04:27No longer tied to work, they are desperate to make

0:04:27 > 0:04:30the sunny Mediterranean island of Cyprus their new home.

0:04:30 > 0:04:33And it is a place that is well known to them.

0:04:33 > 0:04:37Yola has been visiting Cyprus for about 30 years,

0:04:37 > 0:04:41so we have been going out almost every year once or twice since

0:04:41 > 0:04:46we have been married, and it seems almost an ideal place to move to.

0:04:46 > 0:04:51I fell in love with Cyprus when I first visited

0:04:51 > 0:04:54and walked down the steps of the aircraft.

0:04:54 > 0:04:56I felt as if I had arrived home.

0:04:56 > 0:04:59Mainly, we are looking for a completely fresh start,

0:04:59 > 0:05:01start a new episode in our lives.

0:05:01 > 0:05:06Embracing a new way of life, getting involved in a new culture

0:05:06 > 0:05:09and learning a new language.

0:05:09 > 0:05:13I can say, "Pos se lene?"

0:05:13 > 0:05:14What does that mean?

0:05:16 > 0:05:21It may still all be Greek to David, but Yola has been making steps

0:05:21 > 0:05:24towards integrating, and not just with the language.

0:05:24 > 0:05:28When I come home, I do try out what I've eaten in Cyprus.

0:05:28 > 0:05:30I love cooking local dishes -

0:05:30 > 0:05:33stifatho, moussaka.

0:05:33 > 0:05:35I've tried kleftiko.

0:05:35 > 0:05:37My interests largely surround the garden.

0:05:37 > 0:05:38I love putting around the garden.

0:05:38 > 0:05:41I think getting out to Cyprus, it's going to be

0:05:41 > 0:05:44a completely new climate, try something completely different.

0:05:44 > 0:05:47Also I have got a latent interest in astronomy.

0:05:47 > 0:05:52Cyprus is a much clearer atmosphere and it's wonderful to be able

0:05:52 > 0:05:55to get out and actually look through and see the planets.

0:05:55 > 0:05:59It's not only stargazing that makes them starry eyed.

0:05:59 > 0:06:02David and Yola are keen animal lovers,

0:06:02 > 0:06:05and one of the key considerations in this move is making sure

0:06:05 > 0:06:09their brood of four-legged friends are sufficiently catered for.

0:06:09 > 0:06:13We have four pets at present. We have a rescue cat, Katya.

0:06:13 > 0:06:16We rescued a springer spaniel - Storm.

0:06:16 > 0:06:20A three-year-old Jack Russell - Dotty.

0:06:20 > 0:06:24And we have just bought a little border terrier, Archie,

0:06:24 > 0:06:26who is just coming up to five months old.

0:06:26 > 0:06:30It'll be difficult for the dogs in the heat in July and August.

0:06:30 > 0:06:34They would adopt a totally different lifestyle as well.

0:06:36 > 0:06:39As part of the move, they are selling their existing home -

0:06:39 > 0:06:42a large Cornish farmhouse that David bought a year before he tied

0:06:42 > 0:06:44the knot with Yola.

0:06:44 > 0:06:47This will be the first property we'll have bought together.

0:06:47 > 0:06:52Yep, it will be indeed. So it could throw up some interesting things.

0:06:52 > 0:06:55Though there is one thing they are already agreed on,

0:06:55 > 0:06:57and that is how much they're going to spend.

0:06:57 > 0:07:02The budget for this move is going to be £450,000, absolute max.

0:07:05 > 0:07:08Our buyers have decided to concentrate their property

0:07:08 > 0:07:11search in the west of the Limassol District,

0:07:11 > 0:07:13as it is a place they have often visited.

0:07:13 > 0:07:16Now that they have jetted in, I'm meeting them to find

0:07:16 > 0:07:20out how we can make their dream move to this warmer climate a reality.

0:07:37 > 0:07:40- Probably about 15, 16 times over the years.- My goodness!

0:07:42 > 0:07:44why do you need our help to find a property?

0:07:44 > 0:07:49We've tried over the years to find something we like,

0:07:49 > 0:07:51but we've never quite got the right location.

0:08:16 > 0:08:19So, do you think it is important that you make the effort?

0:08:19 > 0:08:21Absolutely. We are looking to...

0:08:23 > 0:08:25..integrate with the Cypriot community.

0:08:25 > 0:08:28Well, just remind us of the type of property that you are after.

0:08:28 > 0:08:31Well, we want a property with a minimum of two, possibly three

0:08:31 > 0:08:35bedrooms, a lot of storage space,

0:08:35 > 0:08:38room for the dogs, kitchen-diner.

0:08:38 > 0:08:42Definitely an en suite and the utility would be lovely.

0:08:42 > 0:08:45But the space around the property, due to the animals,

0:08:45 > 0:08:46is very important.

0:08:46 > 0:08:48And your dogs you have at home at the moment,

0:08:48 > 0:08:51- so you'll want to bring them out. - Yep.- And the cat as well.

0:08:51 > 0:08:53So, let's talk money then.

0:08:53 > 0:08:56Remind us of your budget for this move to Cyprus.

0:09:14 > 0:09:18they're after property with a minimum of three bedrooms,

0:09:19 > 0:09:24ample storage and plenty of outside space for the dogs.

0:09:24 > 0:09:26Good views are key, and they would like this

0:09:26 > 0:09:30all located in or near a mainly Cypriot-speaking village.

0:09:30 > 0:09:33Cyprus' housing market is still weak,

0:09:33 > 0:09:36so our buyers are in a strong position.

0:09:36 > 0:09:39We have located four great properties for them into view,

0:09:39 > 0:09:43the last of which is a mystery house which we have high hopes for.

0:09:43 > 0:09:46But will it cause canine concerns?

0:09:46 > 0:09:49During their stay we will be putting them up in a rented home from home

0:09:49 > 0:09:53to offer a taste of what a permanent move might feel like.

0:09:53 > 0:09:57Now, they have visited the island more than 50 times between them,

0:09:57 > 0:10:00so the challenge is on to find the right house that turns

0:10:00 > 0:10:02the annual jaunt into their year-round home.

0:10:07 > 0:10:10Our first port of call is the village of Pissouri,

0:10:10 > 0:10:13which is located 40 kilometres to the west of Limassol.

0:10:13 > 0:10:17This stretch of coastline is filled with remains of Greco-Roman

0:10:17 > 0:10:22civilizations, such as the magnificent seafront amphitheatre.

0:10:22 > 0:10:25This is a remnant of the ancient city of Kourion,

0:10:25 > 0:10:28built in the 2nd century BC.

0:10:28 > 0:10:32It's fantastic acoustics mean it is still in use today.

0:10:32 > 0:10:35Pissouri offers its own bay and wide sandy beach,

0:10:35 > 0:10:39but the village itself is five kilometres inland.

0:10:39 > 0:10:42The heart of this community is the village square.

0:10:42 > 0:10:44Most of the resident population are Cypriot

0:10:44 > 0:10:47and there are a number of traditional tavernas here,

0:10:47 > 0:10:49where locals play cards and tavli,

0:10:49 > 0:10:52a Cypriot and Greek version of backgammon.

0:10:52 > 0:10:56And we're kicking off the house hunt on the outskirts of the village,

0:10:56 > 0:10:58where we find our first property.

0:11:00 > 0:11:04So, here we have our very first property in Cyprus.

0:11:04 > 0:11:08- It has a very attractive exterior. - Well, that's a good start.

0:11:08 > 0:11:10- I like that. David? - It looks a solid house,

0:11:10 > 0:11:13and I like the little garden at the front there.

0:11:13 > 0:11:18Yeah. I've already noticed, there is a lot of parking here. It's gated.

0:11:18 > 0:11:22- And I'm thinking of animals, dogs. - So they are secure.- Yeah.

0:11:22 > 0:11:26Now, you said location is so important,

0:11:26 > 0:11:27do you know this area well?

0:11:27 > 0:11:31- Very well.- I thought so. And do you like this area?- Very much.

0:11:31 > 0:11:34Shall we go on with the tour? That's a pretty good start.

0:11:34 > 0:11:38This six-year-old villa is in a great location that really

0:11:38 > 0:11:40appeals to David and Yola.

0:11:40 > 0:11:43I just hope the inside will make as much of an impression.

0:11:47 > 0:11:50And lead us straight into this dining-kitchen area.

0:12:48 > 0:12:52- Disappointingly small but beautifully presented.- Yes.- It is.

0:13:12 > 0:13:14but we are making our way up to the first floor,

0:13:14 > 0:13:18where a family bathroom and three double bedrooms are situated,

0:13:18 > 0:13:21two of which have balconies with sea views.

0:13:21 > 0:13:24And it is one of these we are proposing for them.

0:13:24 > 0:13:29This is the master. It has got an en suite just beside it.

0:13:29 > 0:13:32- OK, and I think it is a bit on the small side.- Yeah.

0:13:34 > 0:13:37The rooms are a bit too small, but immaculately done.

0:13:39 > 0:13:44Yeah, I do, but it's much, much, much smaller than what we have at home.

0:13:47 > 0:13:51The internal footprints of 186 square metres might be less

0:13:51 > 0:13:54than our buyers are used to, but as the land is so important to them for

0:13:54 > 0:13:59their dogs and cats, I'm interested to see how the garden sizes up.

0:14:51 > 0:14:56Everything here is absolutely immaculate, but I just feel

0:14:56 > 0:15:02that the size of the inside is just not big enough for our lifestyle.

0:17:01 > 0:17:03and David and Yola are settling into the rental

0:17:03 > 0:17:08property in Pissouri, where we hope they will get a feel for local life.

0:17:10 > 0:17:14as they enjoy their first evening meal alfresco.

0:17:19 > 0:17:24bit of local cuisine that I've tried to put together for us.

0:17:29 > 0:17:34like we are now, evening in sort of early October, is very good.

0:17:34 > 0:17:36It is the sort of thing that appeals to me.

0:17:36 > 0:17:39We certainly wouldn't be able to do this at home.

0:17:44 > 0:17:48I think we have started off well here in Cyprus with David and Yola.

0:17:48 > 0:17:49When I first met them,

0:17:49 > 0:17:51they said that this house hunt was all about finding

0:17:51 > 0:17:55a property with fantastic views, that was their priority.

0:17:55 > 0:17:59So after showing them our first house, it also transpires

0:17:59 > 0:18:02they want space inside the property, and plenty of it.

0:18:02 > 0:18:05So with our second house, they are going to get the space

0:18:05 > 0:18:08that they want, but they are also going to get views to die for.

0:18:10 > 0:18:13Our next property is in the village of Pachna.

0:18:13 > 0:18:16This one lies ten minutes inland in the foothills

0:18:16 > 0:18:18of the Troodos Mountains.

0:18:18 > 0:18:22The 700-metre-plus altitude offering a cooler climate

0:18:22 > 0:18:26has made this the largest wine producing village on the island.

0:18:26 > 0:18:29And the community here are proud of their local produce.

0:18:29 > 0:18:32Every year they hold a food and drink festival, which is

0:18:32 > 0:18:35just the sort of authentic Cypriot experience

0:18:35 > 0:18:38that David and Yola are keen to embrace.

0:18:38 > 0:18:42Here, you can find fresh and dried fruit and the sweet delicacy

0:18:42 > 0:18:45sotzoukos, which is made from walnuts or almonds

0:18:45 > 0:18:47coated in dry grape juice.

0:18:47 > 0:18:51And these agricultural roots are celebrated in the stories

0:18:51 > 0:18:53told through traditional music and dance.

0:18:53 > 0:18:56The next house we are going to look at borders the village

0:18:56 > 0:18:58and is built into the hills.

0:18:59 > 0:19:02So, here we are in the village of Pachna.

0:19:02 > 0:19:04And this is your second property.

0:25:45 > 0:25:50They were very important for many things. Even in British rule

0:25:50 > 0:25:54and Ottoman rule, the economy relied on farming

0:25:54 > 0:25:57and this was the only way of transporting their goods.

0:25:57 > 0:26:02The Cypriot donkey is also said to be the strongest donkey family.

0:27:12 > 0:27:18They have this tree in this village, and is dated at 1,500 years old.

0:27:25 > 0:27:30It produces seeds which is used for cooking or making pies

0:28:37 > 0:28:41to our couple, who are interested in taking up new hobbies.
