0:00:58 > 0:01:01in the Salzburgerland region of northwest Austria.

0:01:01 > 0:01:04Now, you might recognise that fantastic view behind me.

0:01:04 > 0:01:07That's because it, along with other parts of this region,

0:01:07 > 0:01:12feature in the 1965 smash hit musical The Sound Of Music.

0:01:12 > 0:01:16Today, people from all over the world flock here to absorb its rich

0:01:16 > 0:01:21culture, its fantastic architecture and utterly beautiful landscapes.

0:01:23 > 0:01:27The Salzburgerland region is one of Austria's nine provinces

0:01:27 > 0:01:30and is an area of majestic Alpine scenery,

0:01:30 > 0:01:34pastoral chalet villages and fairy-tale architecture.

0:01:35 > 0:01:39The province takes its name from its capital, Salzburg, which literally

0:01:39 > 0:01:43means "salt town" and gives a clue to where its prosperity originates.

0:01:43 > 0:01:48The city itself is a World Heritage Site due to its fine baroque

0:01:48 > 0:01:52architecture, centring on Salzburg's majestic cathedral.

0:01:52 > 0:01:56Across the city, there are a host of attractions for the visitor,

0:01:56 > 0:01:58including the composer Mozart's birthplace,

0:01:58 > 0:02:02the Salzburg Museum, and its imposing hilltop castle.

0:02:04 > 0:02:07Away from the capital, the region boasts some of the country's finest

0:02:07 > 0:02:11scenery, with the Austrian Alps rising dramatically to the south.

0:02:11 > 0:02:15The Hohe Tauern National Park is home to the Krimml Waterfalls,

0:02:15 > 0:02:18the fifth-highest in the world.

0:02:18 > 0:02:22This monumental landscape attracts some 5.5 million visitors

0:02:22 > 0:02:26every year, many of whom come for the outdoor leisure activities.

0:02:27 > 0:02:30With its unrivalled scenery and magical cities, it's clear

0:02:30 > 0:02:34to see why escaping here could be an attractive prospect for many.

0:02:37 > 0:02:40If it's a property bargain you're after in Salzburg,

0:02:40 > 0:02:44be warned - it is the most expensive region in Austria.

0:02:44 > 0:02:47The average price of a family home here is £300,000.

0:02:47 > 0:02:51That's £50,000 more expensive than back home.

0:02:51 > 0:02:55But the good news is, even if you have a modest budget,

0:02:55 > 0:02:56you can find places.

0:02:56 > 0:03:00£245,000 will buy you a three-bedroom family home in Piesendorf.

0:03:00 > 0:03:03However, if it's a skiing hotspot you want,

0:03:03 > 0:03:07then a similar-sized property in the fashionable resort of Saalbach

0:03:10 > 0:03:13But whatever your budget, there are hundreds of properties here.

0:03:19 > 0:03:22Civil servant Robert and his wife Annette

0:03:22 > 0:03:25currently live in the UK on the Wiltshire-Hampshire borders.

0:03:25 > 0:03:29Their relationship began when they were both working in Germany.

0:03:29 > 0:03:34We met about 20 years ago. We got together at a work party.

0:03:34 > 0:03:38I got posted back to the UK, but we kept our relationship going.

0:03:38 > 0:03:41- We just carried on seeing each other.- And then got married.

0:03:41 > 0:03:44We had the marriage ceremony, then we went away on honeymoon,

0:03:44 > 0:03:49and then afterwards, I came back to the UK and Annette went to Germany.

0:03:49 > 0:03:54And we lived apart for two years before we sorted ourselves out.

0:03:56 > 0:03:57It was during their time in Munich

0:03:57 > 0:04:00that their love affair with Austria began.

0:04:00 > 0:04:03The first time I was working out in Germany and took a first trip

0:04:03 > 0:04:08down to Austria, I looked up there and I thought, "Do you know what?

0:04:08 > 0:04:10"I think I could retire over here."

0:04:10 > 0:04:12I used to do regular visits down to Austria

0:04:12 > 0:04:16because I used to go skiing in the mountains, and hiking.

0:04:16 > 0:04:19For me, it would be like going back home, back to the mountains,

0:04:19 > 0:04:24back to what I think is where I belong, really.

0:04:24 > 0:04:26And it won't just be the two of them.

0:04:26 > 0:04:29There's another key member of the family.

0:04:29 > 0:04:34Poppy is an eight-year-old Jack Russell and she's part of our life,

0:04:34 > 0:04:36big-time. She's a very clever dog.

0:04:36 > 0:04:40We do tricks with her and she does then so, so well.

0:04:40 > 0:04:43I spend every morning, an hour, two hours' walk,

0:04:43 > 0:04:45depending on the weather.

0:04:45 > 0:04:46She is part of our family now.

0:04:46 > 0:04:50With Robert's retirement around the corner, together,

0:04:50 > 0:04:52they are about to embark upon a big change.

0:04:52 > 0:04:57I have had quite a long career so far, but the next phase of life

0:04:57 > 0:05:01is looming large, so I am looking forward to saying, right,

0:05:01 > 0:05:04let's do something that I'd liked to have done a long time ago

0:05:04 > 0:05:07and perhaps run my own business.

0:05:07 > 0:05:10The business they're thinking of is to provide holiday accommodation,

0:05:10 > 0:05:14something that will be intrinsically linked to the house search.

0:05:14 > 0:05:18What we're looking for is a fairly large property that has, say,

0:05:18 > 0:05:22four apartments which we can rent out and run a business from.

0:05:22 > 0:05:25We would also very much like to have a fairly large owners'

0:05:25 > 0:05:27apartment within that property.

0:05:27 > 0:05:30And selling their property in the UK will give them

0:05:30 > 0:05:32a good budget for their move.

0:05:32 > 0:05:34We can do £600,000.

0:05:34 > 0:05:38If that ideal property came along and it was a little bit more,

0:05:38 > 0:05:42then, you know, we would look to consider that as well.

0:05:47 > 0:05:50In order to find a property large enough for their needs

0:05:50 > 0:05:52and in an area popular with visitors,

0:05:52 > 0:05:55the search will concentrate on southern Salzburgerland,

0:05:55 > 0:05:59where guesthouses and B&Bs can be found within their budget.

0:05:59 > 0:06:01To shelter from the rain, I'm meeting them

0:06:01 > 0:06:05at a local hotel to get a few more details about their plans.

0:06:06 > 0:06:11So, Robert, Annette, we are here in our lovely Alpine setting.

0:06:11 > 0:06:13So, tell me, why Austria? Where do you want to move here?

0:06:13 > 0:06:17I always visited Austria for skiing and hiking,

0:06:17 > 0:06:19and it was just absolutely fabulous.

0:06:19 > 0:06:21And what about you, Robert? Why do you want to move here?

0:06:21 > 0:06:23Is it Annette's dream or do you want to be here too?

0:06:23 > 0:06:27- It is my dream as well. - Good, that's good!

0:06:27 > 0:06:29So what will you be doing when you're out here?

0:06:29 > 0:06:32Well, we want to have some sort of a small business,

0:06:32 > 0:06:34bed and breakfast, or apartments.

0:06:34 > 0:06:36Is this something you've done before?

0:06:36 > 0:06:40When I was 20, I worked in a hotel doing breakfasts for guests

0:06:40 > 0:06:42and worked behind the bar.

0:06:42 > 0:06:46Doing that and actually running your own business are completely different, aren't they?

0:06:46 > 0:06:49- Definitely, yes.- You're coming here, you are retiring.

0:06:49 > 0:06:52This is a huge undertaking, to set up a business.

0:06:52 > 0:06:55This is a new challenge to take on. Coming up to retirement,

0:06:55 > 0:06:59and what I really don't want to do is put on the carpet slippers and stop.

0:06:59 > 0:07:03I need to do something, and here's a chance to realise the dream.

0:07:03 > 0:07:06Fair enough, so it is the right time. So who speaks German?

0:07:06 > 0:07:10I speak fluent German, or I'd like to say I speak fluent German.

0:07:10 > 0:07:12And as far as I'm concerned,

0:07:12 > 0:07:15I shall never starve or die of thirst anywhere.

0:07:15 > 0:07:17So you know how to order a beer and a pizza?

0:07:17 > 0:07:18THEY LAUGH I can do that!

0:07:18 > 0:07:20I can do little bit more!

0:07:20 > 0:07:22So let's talk about the property, then.

0:07:22 > 0:07:24What is it that you're looking for?

0:07:24 > 0:07:26I think it's got to be something that looks like an idyllic

0:07:26 > 0:07:30and typical Austrian-type property. I would like a lot of wood.

0:07:30 > 0:07:32I'd love a balcony that we can decorate with the flowers

0:07:32 > 0:07:34and things like that.

0:07:34 > 0:07:36Good skiing and hiking facilities nearby.

0:07:36 > 0:07:40It has got to be that sort of property that we can put on a

0:07:40 > 0:07:44web page and someone will say, "That is my ideal holiday destination."

0:07:44 > 0:07:46What is more important to you, then -

0:07:46 > 0:07:48the hotel side of things or your accommodation?

0:07:48 > 0:07:51I find that the accommodation for us,

0:07:51 > 0:07:53our living quarters, will be very, very important.

0:07:53 > 0:07:58We are looking for quality of life with an opportunity to have an income stream.

0:07:58 > 0:08:01What we're not looking to do is to make megabucks here

0:08:01 > 0:08:02and live in one small room.

0:08:02 > 0:08:05- So, shall we go off and find property number one?- Yes!

0:08:05 > 0:08:08- Absolutely.- All right, then, let's do that.

0:08:08 > 0:08:12So, for £600,000, our house-buyers are seeking a classic

0:08:12 > 0:08:15Austrian chalet-style property large enough to give them either

0:08:15 > 0:08:17several rental apartments

0:08:17 > 0:08:19or a guesthouse bed and breakfast option.

0:08:19 > 0:08:23For their part of the accommodation, they are after a decent-sized

0:08:23 > 0:08:26apartment within the property as well as a garden for their dog.

0:08:26 > 0:08:28And, of course, the setting is key.

0:08:28 > 0:08:32It has got to be in the mountains they love so much.

0:08:32 > 0:08:35And we've got some impressive places to show them.

0:08:35 > 0:08:37As Robert and Annette haven't decided

0:08:37 > 0:08:40on whether they want self-catering apartments or a B&B,

0:08:40 > 0:08:44we've found options for both, and each property strikes a different

0:08:44 > 0:08:47balance between owner accommodation and business potential.

0:08:47 > 0:08:50So what will appeal the most?

0:08:50 > 0:08:54And then there's the mystery house, which is a radical proposal

0:08:54 > 0:08:57but could be the solution to their dilemmas.

0:08:57 > 0:09:01With such sizeable properties to explore, there's no time to waste.

0:09:05 > 0:09:09Our property search begins 100km south of the city

0:09:09 > 0:09:12of Salzburg in the spa town of Bad Gastein.

0:09:12 > 0:09:16It's located on the edge of the Hohe Tauern National Park,

0:09:16 > 0:09:19the largest of Austria's seven national parks.

0:09:19 > 0:09:22This Alpine resort became fashionable in the 19th century,

0:09:22 > 0:09:26and when the railway came to town in 1905, many of the imposing

0:09:26 > 0:09:30hotels and belle epoque buildings were constructed.

0:09:31 > 0:09:33Today, the town attracts visitors who

0:09:33 > 0:09:36come for the hiking in the summer and the skiing in the winter.

0:09:37 > 0:09:40There are four ski resorts across the Gastein Valley,

0:09:40 > 0:09:42with 220km of piste.

0:09:45 > 0:09:48Our house hunt begins a five-minute drive out of the resort and,

0:09:48 > 0:09:51regrettably, in the pouring rain.

0:09:51 > 0:09:53- Here we go.- Here we go.

0:09:53 > 0:09:55This is the first property,

0:09:55 > 0:09:58and I would like your instant reactions, please, Robert.

0:09:58 > 0:10:01It looks like the sort of thing we're looking for.

0:10:01 > 0:10:06Traditional design with the balconies and places for the plants on the top.

0:10:06 > 0:10:09- Great stuff.- That is a good start! And what about you, Annette?

0:10:09 > 0:10:15Yes, it's very orange, but we can change that. Looks very, very nice.

0:10:15 > 0:10:19- Beautiful.- Well, I like the fact you're already thinking you could adapt it to your own style.

0:10:19 > 0:10:21The road is potentially a bit of an issue.

0:10:21 > 0:10:25What we would like to do is understand, where are the bedrooms in relation to the road,

0:10:25 > 0:10:29probably where is the private apartment in relation to the road?

0:10:29 > 0:10:33- You just want to get in there!- We do!- Yes!- Come on, then, let's go.- OK!

0:10:33 > 0:10:37'The road is an issue, but I wonder whether that will be outweighed

0:11:51 > 0:11:52or accessibility.

0:11:52 > 0:11:57You can get up to 70cm of snow here, and your byroad will get cleared

0:11:57 > 0:12:00by a tractor, which means you're not going to get stuck.

0:12:00 > 0:12:01And, more importantly,

0:12:01 > 0:12:04your clients and customers will be able to get here.

0:12:04 > 0:12:06But this isn't just a three-bedroom apartment.

0:12:06 > 0:12:10- It comes with some apartments that you could rent out.- Right, OK.

0:12:12 > 0:12:17The rental apartments are located on the first and second floor,

0:15:11 > 0:15:16The biggest selling point has just got to be the huge amount of space inside here.

0:15:20 > 0:15:25From the outside, one gets no feeling for just how big the inside is.

0:15:25 > 0:15:30The apartments are absolutely fantastic. Good, good size.

0:15:30 > 0:15:34The living accommodation is bigger than I thought, actually,

0:15:34 > 0:15:36and a real good price, too.

0:15:36 > 0:15:40The concern for me is the busy road, the noise.

0:15:40 > 0:15:43And also, because we will be bringing our dog, the dog will

0:15:43 > 0:15:48have to have a little secure garden, and it doesn't actually offer that.

0:15:48 > 0:15:53But, all in all, the property is wonderful. I love it. I really do.

0:16:20 > 0:16:24if we don't get the earnings, what we can't do is pay for all the staff

0:16:24 > 0:16:26and we might have to do some more work ourselves.

0:16:28 > 0:16:34I mean, we want to get the staff, so we need to make that income work.

0:16:34 > 0:16:37Taking on a new business means there's plenty for Robert

0:16:37 > 0:16:39and Annette to think about, and I'll be giving them

0:16:39 > 0:16:43more options to consider when the hunt begins again in the morning.

0:16:51 > 0:16:55It's our second day in Austria's stunning Salzburgerland region,

0:16:55 > 0:16:57where we are on a quest to find a home

0:16:57 > 0:17:01and a first-time business for Robert and Annette from Wiltshire.

0:17:01 > 0:17:04But as they don't know exactly what it is they are looking for, I'm

0:17:04 > 0:17:08going to mix it up and give them a couple of rather different options.

0:17:16 > 0:17:21Our next stop takes us further east to the large village of Mauterndorf,

0:17:21 > 0:17:22which means "toll village".

0:17:22 > 0:17:26Strategically built on the road from northern Italy to Salzburg,

0:17:26 > 0:17:29it was an important trading post in the Middle Ages.

0:17:29 > 0:17:33Mauterndorf Castle was built in the 13th century to fortify

0:17:33 > 0:17:36the village's lucrative toll station.

0:17:36 > 0:17:39Surrounded by incredible scenery, the village is home

0:17:39 > 0:17:44to 1,700 people and is a traditional Austrian community.

0:17:44 > 0:17:48There are shops and amenities for the locals as well as hotels

0:17:48 > 0:17:51and guesthouses for the visitors who come in their thousands

0:17:51 > 0:17:53during the tourist seasons.

0:17:53 > 0:17:56Right on the edge of the village, next to the River Taurach,

0:17:56 > 0:17:58is our next offering.

0:18:03 > 0:18:07- Made from Canadian cedar logs. - Oh, right!

0:18:07 > 0:18:13- Canadian?!- Very different. Very, very different. Very unusual.

0:18:13 > 0:18:16I'm surprised to hear it's made of Canadian wood when they've got

0:18:16 > 0:18:19so much local wood, but, I mean, it really looks good.

0:18:19 > 0:18:22Well, the reason it's Canadian cedar log is that they are built to

0:18:22 > 0:18:25- withstand Alaskan winters.- Aha!- OK.

0:18:25 > 0:18:29So the heat retention in that house, you're talking the business. OK?

0:18:35 > 0:18:37is not currently operating as a holiday business, but with

0:26:15 > 0:26:19So how often do you actually have to rescue people from the mountain?

0:26:19 > 0:26:26During one typical year we have something around 18 to 23 missions.

0:26:26 > 0:26:30What I'd like to know is how do you get your first call, your emergency call?

0:26:30 > 0:26:35We have a mission control centre, which belongs to the Red Cross.

0:26:35 > 0:26:39And these guys have to put the alarm to us via cellphones.

0:26:39 > 0:26:45So could you not be maybe having dinner somewhere? What happens?

0:26:45 > 0:26:50Yeah, this definitely does happen. So we have the cellphone beside our beds.

0:28:06 > 0:28:09to a large meadow where the helicopter has made a safe landing.
