:00:13. > :00:26.Good evening. The number of estate agents on the capital's high streets

:00:27. > :00:30.is on the rise, with branches taking up as much as a third of shop space

:00:31. > :00:33.in some areas. Local traders say it's forcing them out because they

:00:34. > :00:35.can't afford the rents. Emma North has more.

:00:36. > :00:38.Part of London which likes to shun the city, Barnes boosts plenty of

:00:39. > :00:41.small businesses, a sense of community and estate agents. Lots

:00:42. > :00:45.and lots of them. At the last count there were 15 branches on this

:00:46. > :00:49.street alone. On for 850 and got a million. There was nothing special

:00:50. > :00:57.about the property. It's certainly made business keener. We like the

:00:58. > :01:00.competition. There is nothing better than selling a property that is

:01:01. > :01:03.maybe on with multi`agents and you have sold it. Or there is nothing

:01:04. > :01:07.better than when my manager comes in from a valuation and chucks us the

:01:08. > :01:11.keys and she has been up against six other agents. It is a great feeling.

:01:12. > :01:14.And with the lack of houses coming on the market, offers of hundreds of

:01:15. > :01:17.thousands of pounds above the asking price aren't unheard of. There is a

:01:18. > :01:20.domino effect. The high prices paid for properties around here mean the

:01:21. > :01:23.estate agents make bigger profits. They are able to pay higher rent and

:01:24. > :01:26.landlords around here are putting their prices up, too. And as a

:01:27. > :01:31.result, small businesses are finding it harder to survive. Business may

:01:32. > :01:36.be swift today but local firms are all too aware of how tough things

:01:37. > :01:40.might get. It doesn't bring people into Barnes, does it? You know, you

:01:41. > :01:44.come to Barnes because you want to come shopping, not to look in estate

:01:45. > :01:48.agents. It is perhaps no surprise that Barnes is such a hot spot but

:01:49. > :01:54.here in Walthamstow they are popping up, too. Right across London, in

:01:55. > :01:58.fact. Although if there is any sign of a downturn, estate agents could

:01:59. > :02:03.go as quickly as they arrive. There is just not enough business to go

:02:04. > :02:06.around for everybody. People need to think very carefully who they choose

:02:07. > :02:10.to sell or let their homes. It's a very serious business. But recent

:02:11. > :02:13.history shows that once prices rise, they don't go down. Even though the

:02:14. > :02:23.agents are changing the very areas they are trying to sell.

:02:24. > :02:26.Doreen Lawrence, the mother of murdered teenager Stephen Lawrence

:02:27. > :02:31.could stand as Labour's candidate for the next London mayoral

:02:32. > :02:34.elections in two years time. Party insiders hinted today that talks

:02:35. > :02:36.have been taking place about formally approaching Baroness

:02:37. > :02:41.Lawrence to stand in 2016. Marc Ashdown reports. She spent 18 years

:02:42. > :02:46.fighting for justice after her son's murder. Could Doreen Lawrence now

:02:47. > :02:49.take on London's top job? Labour appears to think so. Writing in a

:02:50. > :02:52.newspaper today, policy co`ordinator, Jon Cruddas, wrote,

:02:53. > :02:55."She's a class act and going from strength`to`strength. People at

:02:56. > :02:58.Westminster are starting to tip her as a potential mayor for our capital

:02:59. > :03:07.city. Now that is an interesting idea." Just this week, Doreen

:03:08. > :03:11.Lawrence was named in a poll as the most powerful woman in the country.

:03:12. > :03:14.It is easy to see how she could be a popular choice. She wasn't available

:03:15. > :03:17.for a comment today but a source told us that no formal approach has

:03:18. > :03:20.been made but they wouldn't comment on whether informal talks have been

:03:21. > :03:28.held. So, would Londoners vote for her? I would vote for her anyway, if

:03:29. > :03:35.she did it, I would do it. She is amazing, isn't she? Really amazing.

:03:36. > :03:38.It is about time there was more non`white representation for London.

:03:39. > :03:40.The job would put her in charge of the Met Police. A slightly awkward

:03:41. > :03:43.position, perhaps, though she would, say some, be an interesting and

:03:44. > :03:46.refreshing candidate. A lot of people respect her across the

:03:47. > :03:49.political spectrum. The job is complex, it covers more than just

:03:50. > :03:52.policing, for which she's best well`known. ?17 billion a year

:03:53. > :03:55.spending but ?11 billion on transport plus hundreds of millions

:03:56. > :03:58.of pounds on housing and like all candidates, I think people would be

:03:59. > :04:03.looking for her to put a wide view across on what she would do at City

:04:04. > :04:05.Hall. Many still see the hugely popular former Olympics minister,

:04:06. > :04:08.Tessa Jowell, as the most likely Labour candidate but party insiders

:04:09. > :04:10.describe Baroness Lawrence as an influential and dynamic campaigner,

:04:11. > :04:12.who could have that broad appeal needed to win over Londoners and win

:04:13. > :04:23.back City Hall. Let's get a check on tomorrow's
