:00:26. > :00:28.without warning. BBC London has discovered that around 30 people

:00:29. > :00:31.were due to move in to the flats in Lambeth ` but just this week

:00:32. > :00:35.received a letter informing them of price hikes. Wandle Housing

:00:36. > :00:40.Association has issued an apology. Warren Nettleford reports.

:00:41. > :00:44.Richard and Marina are both self`employed. They decided to buy a

:00:45. > :00:48.two`bedroomed flat here from the Wandle Housing Association using a

:00:49. > :00:51.shared ownership scheme. It's been a struggle. We didn't think we could

:00:52. > :00:54.get anywhere but when we found this property and more importantly we

:00:55. > :00:59.could afford it, we were so delighted. Last December using the

:01:00. > :01:05.scheme they agreed to buy a 25% share of a flat. They paid the ?500

:01:06. > :01:08.deposit, along with 30 others. After some building delays they expected

:01:09. > :01:11.to move in at the end of this month, but on Monday morning Richard and

:01:12. > :01:16.Marina received a letter from Wandle Housing which completely changed

:01:17. > :01:23.their plans. You thought you were going to pay how much? 267,000. How

:01:24. > :01:30.much now? 417,000. So in six months, a huge increase? 56% increase. This

:01:31. > :01:35.is my first home. I'm so excited and I was hoping to move in at the end

:01:36. > :01:38.of the month. A few weeks, anyway. For this to happen where we

:01:39. > :01:43.definitely can't afford it and we've been priced out of anything as well.

:01:44. > :01:46.But despite paying a ?500 holding deposit Wandle Housing are within

:01:47. > :01:52.their legal rights to increase the price of these properties before

:01:53. > :01:54.contracts have been exchanged. In general terms if you are property

:01:55. > :01:58.owner until you exchange contracts you can do what you like. But given

:01:59. > :02:01.the stories about the London property market getting very hot,

:02:02. > :02:06.you don't expect to be treated like this by a housing association. And

:02:07. > :02:09.that's the reason why many people have contacted us. They feel that

:02:10. > :02:13.this not` for`profit housing association is exploiting London's

:02:14. > :02:17.booming housing market. Wandle decided not to do an interview with

:02:18. > :02:19.BBC London today, but in a statement said Wandle would like to offer our

:02:20. > :02:23.sincere apologies to the prospective buyers. During the period following

:02:24. > :02:25.reservation and holding deposits being received, there were

:02:26. > :02:29.significant changes in the London property market. Unfortunately this

:02:30. > :02:36.external market movement has resulted in substantial increases to

:02:37. > :02:39.the values of these homes. On their website Wandle say their mission is

:02:40. > :02:43.to have customers who understand what they do and who are happy with

:02:44. > :02:50.their service. That seems a long way from reality for these would`be home

:02:51. > :02:55.owners. As we've been hearing the polls

:02:56. > :02:58.closed in the last 30 minutes. It will be a while before we get any

:02:59. > :03:01.results but our political editor Tim Donovan is in Croydon, a

:03:02. > :03:12.Conservative borough being targeted by Labour. Tim ` it's expected to be

:03:13. > :03:17.a tight race? It is expected to be very, very close indeed, one of the

:03:18. > :03:21.closest in London overnight, or shall I say over the morning, which

:03:22. > :03:25.is when we will get the result here. They have not started counting

:03:26. > :03:31.yet and will not do for a couple of hours. A straight Tory `Labour`macro

:03:32. > :03:37.fight here and Labour need three seats. It is a classic Borough,

:03:38. > :03:40.split. The south part is traditionally Conservative, the

:03:41. > :03:43.North is Labour and in the middle, the marginal wards which is the key

:03:44. > :03:48.battle grounds that labour need to win if they take control of the

:03:49. > :03:53.council. It is just one of 32 battles happening either tonight, or

:03:54. > :03:56.20 of them happening tomorrow. It will tell us a lot about the state

:03:57. > :04:01.of the parties at the moment. The Conservatives looking to cement

:04:02. > :04:05.control arguably of Hammersmith and Fulham and Barnet. They will be good

:04:06. > :04:08.results if they get that. The Liberal Democrats struggling.

:04:09. > :04:11.Everyone is saying. People will be looking in particular to see whether

:04:12. > :04:16.they can hang onto Kingston. There is a question about how the Greens

:04:17. > :04:20.are doing, but also UKIP. After all the publicity about them over the

:04:21. > :04:25.last few weeks, they are expected to pick up some seats. Council seats on

:04:26. > :04:29.the fringes of London. They are standing more candidates than they

:04:30. > :04:33.have before. Perhaps they will do damage by splitting the vote and

:04:34. > :04:36.taking the vote from other parties. Tributes have been paid to Fusilier

:04:37. > :04:39.Lee Rigby on the first anniversary of the soldier's brutal murder.

:04:40. > :04:43.Thousands of bikers were among those who came to Woolwich barracks to pay

:04:44. > :04:46.their respects to the 25`year`old. There are calls for a permanent

:04:47. > :04:52.memorial to the soldier, but not everyone is in agreement. Marc
