:01:33. > :01:34.We should see a spectacular year again, with house
:01:35. > :01:40.prices continuing to rise, purely because there is a demand.
:01:41. > :01:50.Businesses, schools, the area. It has put Luton back on the map.
:01:51. > :01:53.The attraction is very high and they continue to see
:01:54. > :02:01.The average price is around ?250,000.
:02:02. > :02:04.It is a more affordable option compared to some
:02:05. > :02:15.It is proving a popular choice. We lived in Enfield with my parents the
:02:16. > :02:19.many years. I could not quite afford within the M25 so we looked further
:02:20. > :02:25.afield. We bought this house two years ago. There are amazing
:02:26. > :02:32.transport links to London and the train station is on fire. Luton is
:02:33. > :02:38.good, we have a great airport, I can fly home whenever I want to Hungary.
:02:39. > :02:41.If prices rise, Luton could end up closing the door on first-time
:02:42. > :02:53.buyers. Those looking for affordable places to live. I asked a campaign
:02:54. > :02:55.group if they were surprised prices had risen so steeply.
:02:56. > :02:57.Home ownership has become unobtainable for average people.
:02:58. > :02:58.Key workers like nurses, teachers, junior doctors,
:02:59. > :03:03.simply can't find any way to buy a home in many areas of England.
:03:04. > :03:05.They are increasingly finding themselves in a broken
:03:06. > :03:08.private rented sector, spending over half their income
:03:09. > :03:12.on a property in which they could be evicted at two months' notice
:03:13. > :03:21.For those who are lucky enough to buy, London is,
:03:22. > :03:28.Even those people who are living and working in London at the moment.
:03:29. > :03:32.That is why, in places like Luton, the house prices are rocketing even
:03:33. > :03:34.Should we have foreseen this situation, given how
:03:35. > :03:42.All around the Home Counties and the South East,
:03:43. > :03:44.they are experiencing high house price rises and Luton
:03:45. > :03:50.I suppose the reason it may be rising faster than others
:03:51. > :03:54.Would you class Luton as affordable any more?
:03:55. > :03:58.Well, it is a very tricky question to answer, because everything
:03:59. > :04:03.Like most of London and the South East, the average
:04:04. > :04:06.person cannot afford to buy the home they would like to buy in Luton.
:04:07. > :04:15.A cyclist who smashed his jaw in a road accident
:04:16. > :04:17.is being helped back to fitness by 3D printing technology.
