Good evening. First`time buyers about to get a foot on the property | :00:12. | :00:16.
ladder claim they've effectively been gazumped by a housing | :00:17. | :00:19.
association ` which put up the price of its homes by as much as ?150,000 | :00:20. | :00:25.
without warning. BBC London has discovered that around 30 people | :00:26. | :00:28.
were due to move in to the flats in Lambeth ` but just this week | :00:29. | :00:31.
received a letter informing them of price hikes. Wandle Housing | :00:32. | :00:35.
Association has issued an apology. Warren Nettleford reports. | :00:36. | :00:40.
Richard and Marina are both self`employed. They decided to buy a | :00:41. | :00:44.
two`bedroomed flat here from the Wandle Housing Association using a | :00:45. | :00:48.
shared ownership scheme. It's been a struggle. We didn't think we could | :00:49. | :00:51.
get anywhere but when we found this property and more importantly we | :00:52. | :00:54.
could afford it, we were so delighted. Last December using the | :00:55. | :00:59.
scheme they agreed to buy a 25% share of a flat. They paid the ?500 | :01:00. | :01:05.
deposit, along with 30 others. After some building delays they expected | :01:06. | :01:08.
to move in at the end of this month, but on Monday morning Richard and | :01:09. | :01:11.
Marina received a letter from Wandle Housing which completely changed | :01:12. | :01:16.
their plans. You thought you were going to pay how much? 267,000. How | :01:17. | :01:23.
much now? 417,000. So in six months, a huge increase? 56% increase. This | :01:24. | :01:30.
is my first home. I'm so excited and I was hoping to move in at the end | :01:31. | :01:35.
of the month. A few weeks, anyway. For this to happen where we | :01:36. | :01:38.
definitely can't afford it and we've been priced out of anything as well. | :01:39. | :01:43.
But despite paying a ?500 holding deposit Wandle Housing are within | :01:44. | :01:46.
their legal rights to increase the price of these properties before | :01:47. | :01:52.
contracts have been exchanged. In general terms if you are property | :01:53. | :01:54.
owner until you exchange contracts you can do what you like. But given | :01:55. | :01:58.
the stories about the London property market getting very hot, | :01:59. | :02:01.
you don't expect to be treated like this by a housing association. And | :02:02. | :02:06.
that's the reason why many people have contacted us. They feel that | :02:07. | :02:09.
this not` for`profit housing association is exploiting London's | :02:10. | :02:13.
booming housing market. Wandle decided not to do an interview with | :02:14. | :02:17.
BBC London today, but in a statement said Wandle would like to offer our | :02:18. | :02:19.
sincere apologies to the prospective buyers. During the period following | :02:20. | :02:23.
reservation and holding deposits being received, there were | :02:24. | :02:25.
significant changes in the London property market. Unfortunately this | :02:26. | :02:29.
external market movement has resulted in substantial increases to | :02:30. | :02:36.
the values of these homes. On their website Wandle say their mission is | :02:37. | :02:39.
to have customers who understand what they do and who are happy with | :02:40. | :02:43.
their service. That seems a long way from reality for these would`be home | :02:44. | :02:50.
owners. As we've been hearing the polls | :02:51. | :02:55.
closed in the last 30 minutes. It will be a while before we get any | :02:56. | :02:58.
results but our political editor Tim Donovan is in Croydon, a | :02:59. | :03:01.
Conservative borough being targeted by Labour. Tim ` it's expected to be | :03:02. | :03:12.
a tight race? It is expected to be very, very close indeed, one of the | :03:13. | :03:17.
closest in London overnight, or shall I say over the morning, which | :03:18. | :03:21.
is when we will get the result here. They have not started counting | :03:22. | :03:25.
yet and will not do for a couple of hours. A straight Tory `Labour`macro | :03:26. | :03:31.
fight here and Labour need three seats. It is a classic Borough, | :03:32. | :03:37.
split. The south part is traditionally Conservative, the | :03:38. | :03:40.
North is Labour and in the middle, the marginal wards which is the key | :03:41. | :03:43.
battle grounds that labour need to win if they take control of the | :03:44. | :03:48.
council. It is just one of 32 battles happening either tonight, or | :03:49. | :03:53.
20 of them happening tomorrow. It will tell us a lot about the state | :03:54. | :03:56.
of the parties at the moment. The Conservatives looking to cement | :03:57. | :04:01.
control arguably of Hammersmith and Fulham and Barnet. They will be good | :04:02. | :04:05.
results if they get that. The Liberal Democrats struggling. | :04:06. | :04:08.
Everyone is saying. People will be looking in particular to see whether | :04:09. | :04:11.
they can hang onto Kingston. There is a question about how the Greens | :04:12. | :04:16.
are doing, but also UKIP. After all the publicity about them over the | :04:17. | :04:20.
last few weeks, they are expected to pick up some seats. Council seats on | :04:21. | :04:25.
the fringes of London. They are standing more candidates than they | :04:26. | :04:29.
have before. Perhaps they will do damage by splitting the vote and | :04:30. | :04:33.
taking the vote from other parties. Tributes have been paid to Fusilier | :04:34. | :04:36.
Lee Rigby on the first anniversary of the soldier's brutal murder. | :04:37. | :04:39.
Thousands of bikers were among those who came to Woolwich barracks to pay | :04:40. | :04:43.
their respects to the 25`year`old. There are calls for a permanent | :04:44. | :04:46.
memorial to the soldier, but not everyone is in agreement. Marc | :04:47. | :04:52.
Ashdown reports. They came from far and wide. | :04:53. | :04:56.
Thousands of bikers from across the country. A very special ride past at | :04:57. | :05:02.
Woolwich Barracks. Amongst it all, a single wreath of poppies in tribute | :05:03. | :05:09.
to a fallen soldier. Let this commemorate and commend to the | :05:10. | :05:13.
loving mercy... Lee Rigby's family might not have been here personally | :05:14. | :05:16.
but their thoughts were. This poem written by his mother. Good night, | :05:17. | :05:19.
my soldier friend, good night, our peaceful warrior. In the aftermath | :05:20. | :05:26.
of the killing tensions ran high, with fears of retribution or further | :05:27. | :05:29.
attacks. One year on and at this local mosque there is a sense that | :05:30. | :05:33.
far from being ripped apart SE18 has been brought closer together. The | :05:34. | :05:37.
director here is thankful that so far the extremists have failed to do | :05:38. | :05:44.
divide the community. Somebody said the Muslims have committed this | :05:45. | :05:47.
crime ` let's go after them. They chose not to do so, because they | :05:48. | :05:50.
knew that the crime wasn't committed by the entire Muslim community. You | :05:51. | :05:57.
have to move on in the right way and that is getting a memorial for Lee. | :05:58. | :06:01.
So what effect would a permanent memorial have? Laura Taylor's son | :06:02. | :06:12.
served alongside Lee. She has been fighting for one. Come on, give him | :06:13. | :06:18.
what he deserves. But the local MP and council are far from convinced. | :06:19. | :06:22.
I have to say being around here today listening to debates and | :06:23. | :06:25.
arguments, this does appear to be dividing opinion. Boris Johnson | :06:26. | :06:27.
backs the idea. So as Woolwich pays its respects one year on, the | :06:28. | :06:30.
campaign for a more permanent memorial gathers pace. | :06:31. | :06:37.
That is it from me, but we will be back with all the election results | :06:38. | :06:41.
overnight and on breakfast. Now, here is Sarah with the weather. | :06:42. | :06:47.
There has been wild weather today, the shard was hit by lightning. They | :06:48. | :06:54.
could be thunderstorms over the next 24 hours. Tomorrow, some scattered, | :06:55. | :06:58.
heavy showers. Some spells of sunshine. Through the overnight | :06:59. | :07:02.
period, a few showers especially towards the west of London. Drier | :07:03. | :07:06.
towards the Thames Estuary. Temperatures on Friday in double | :07:07. | :07:10.
figures with a breeze. A lot of dry weather. A chance of a shower in the | :07:11. | :07:15.
West. Sunshine in between. By the afternoon, warm or two isolated | :07:16. | :07:20.
showers. Highs of about 19 Celsius on Friday. The weekend starts with a | :07:21. | :07:24.
damp note. Great for Saturday morning. Clearing to showers in the | :07:25. | :07:28.
afternoon. Feeling cool. I leave you with an outlook for the next few | :07:29. | :07:30.
days and Peter Gibbs will afternoon. Feeling cool. I leave you | :07:31. | :07:38.
