from buyers is pushing prices up. It's led to fears that house | :01:08. | :01:12. | |
prices are unrealistic, but that at The average asking price | :01:13. | :01:16. | |
has gone up in some parts. York has seen an increase of 5% | :01:17. | :01:21. | |
in the last year, Similarly, in Leeds, | :01:22. | :01:25. | |
up 4% to ?175,180. But in Sheffield, | :01:26. | :01:35. | |
that figure fell by 2%. The average asking price | :01:36. | :01:39. | |
there is ?164,596. In a moment, | :01:40. | :01:44. | |
we'll hear what effect these prices can have on mortgages and interest | :01:45. | :01:47. | |

taking the temperature of the housing market across Yorkshire. | :02:38. | :02:42. | |
Things on the up again or RBC and a seasonal spike? In West Yorkshire, | :02:43. | :02:47. | |
interest is picking up, but estate agents are cheering yet. It is | :02:48. | :02:52. | |
improving, no doubt, things are picking up. The better weather | :02:53. | :02:58. | |
helps, the pent`up demand of the last few years is being released. It | :02:59. | :03:04. | |
is being released for quicker in the South and it is here. But things are | :03:05. | :03:08. | |
picking up, it is looking good, the prices are improving, and activity | :03:09. | :03:13. | |
is improving. What about in South Yorkshire? Here, the recovery is | :03:14. | :03:20. | |
delicate. People have got to be cautious with how people are putting | :03:21. | :03:27. | |
their houses on the market. Putting your property on to hide could | :03:28. | :03:31. | |
stagnate the market a bit, because the odd property will get a buyer | :03:32. | :03:35. | |
and go for a bit more, but when you look at the whole of the market, it | :03:36. | :03:39. | |
is not increasing, it is very much improving. North Yorkshire is in | :03:40. | :03:44. | |
full bloom mode, especially start`up aims. We have a new development of | :03:45. | :03:50. | |
modern houses aimed at the first`time buyers, we had people | :03:51. | :03:54. | |
queueing from 4am to reserve these houses, typical first`time buyer | :03:55. | :03:59. | |
couples, wanting to get on the ladder. A mixed picture, but that | :04:00. | :04:05. | |
tells us the market here still needs a nurturing hand. | :04:06. | :04:09. | |
Well, a little earlier I spoke to Andy Caton, Yorkshire Building | :04:10. | :04:12. | |
Society's executive director, and I began by asking him | :04:13. | :04:15. | |
I do not think so. House prices are going up 4% in Yorkshire, slightly | :04:16. | :04:26. | |
under the national average, excluding London. London has got | :04:27. | :04:30. | |
some very strong house price numbers, a third of the bowlers in | :04:31. | :04:35. | |
London growing at more than 20%, which is very strong. If asking | :04:36. | :04:41. | |
prices are going up, does that mean there will be pressure on the | :04:42. | :04:47. | |
interest rate? I do not think so, there are other parts of the economy | :04:48. | :04:52. | |
which need low interest rates. The rates would be a blunt tool to calm | :04:53. | :04:58. | |
down areas of strength, especially just in the London region, so the | :04:59. | :05:02. | |
bank will look to use some of its newer tools to control the housing | :05:03. | :05:07. | |
market, things like limiting the amount that people can lend against | :05:08. | :05:09. | |
their income, or don't value levels, or the sort of affordability | :05:10. | :05:17. | |
rate. Making mortgages more difficult to come by? Yes. The | :05:18. | :05:23. | |
governor of the Bank of England has his hands tied, he said, do you see | :05:24. | :05:27. | |
the economy being quite threatened as he suggests? Recently, he is | :05:28. | :05:34. | |
looking towards the Eurozone, which is an important export market. A | :05:35. | :05:39. | |
number of the larger you rose own economies are struggling. In the | :05:40. | :05:47. | |
Eurozone, we might have deflation. And events in China. So there are | :05:48. | :05:54. | |
issues for him. In parts of Yorkshire, we are just outside the | :05:55. | :05:58. | |
rubble, in South Yorkshire, they are not even in it. Slightly weaker | :05:59. | :06:03. | |
picture from some of the data we have seen. But that defies the UK | :06:04. | :06:10. | |
market in general. And the fact that there is still a north/ South | :06:11. | :06:16. | |
divide? Absolutely. If you had a crystal ball, what would you predict | :06:17. | :06:21. | |
for the prices in a year? We will see prices go up between eight and | :06:22. | :06:26. | |
10%. It is a lot, but we are coming from a low figure. To use Yorkshire | :06:27. | :06:32. | |
as an example, we are 10% away from the high water mark before the | :06:33. | :06:36. | |
crisis. Next year, maybe a little less. | :06:37. | :06:39. | |
