house is dwarfed by the size of their mortgage. One of those is | :03:22. | :03:26. | |

Bureau. She is trying to work out a solution with her bank. We were | :03:29. | :03:34. | |
paying a bigger mortgage on a house that was only worth half of what we | :03:35. | :03:38. | |
were paying on it. It led us to the decision to try to get out of it and | :03:39. | :03:44. | |
sell the house. It is disheartening to know I had to sell the property | :03:45. | :03:48. | |
for half of what I was paying out on the mortgage. This is the tip of the | :03:49. | :03:53. | |
iceberg. At the start of 2011 around a third of UK mortgages since 2005 | :03:54. | :03:58. | |
were in negative equity. But the problem was already twice as bad | :03:59. | :04:04. | |
here, the figure was at 28%. By the end of last year, the position for | :04:05. | :04:09. | |
the UK had improved to 8%, driven by the London market. But here, things | :04:10. | :04:14. | |
have gone in the other direction. Our market got worse after 2011, | :04:15. | :04:21. | |
leaving 41% in negative equity. That means 68,000 cases where the house | :04:22. | :04:25. | |
is worth less than the mortgage. This is a really big problem for | :04:26. | :04:29. | |
people who find themselves in that position, where they have to sell. | :04:30. | :04:35. | |
It can lead to repossession. But it also causes financial pain to people | :04:36. | :04:38. | |
who are not in danger of losing their homes. If you are in negative | :04:39. | :04:43. | |
equity, you will pay higher interest charges. There are very few deals | :04:44. | :04:49. | |
sitting out there now. Most lenders will suggest all you can do is a | :04:50. | :04:52. | |
standard variable rate. That is actually the case. Nine cases out of | :04:53. | :04:59. | |
ten lenders are not in a position to negotiate and have little interest | :05:00. | :05:02. | |
in negotiating. Is there anyway you can cut a deal with bank? Maybe. We | :05:03. | :05:11. | |
want to be careful how we say that because lenders want to recoup the | :05:12. | :05:14. | |
money owed and people in negative equity do owe a shortfall debt. But | :05:15. | :05:19. | |
some lenders have negotiated with people and reduced the liability for | :05:20. | :05:25. | |
the person. The social development Minister has set up a task force to | :05:26. | :05:29. | |
look at the issue of negative equity and repossessions. It is likely to | :05:30. | :05:33. | |
draw lessons from England and the Republic, but Stormont might be | :05:34. | :05:38. | |
limited in what it can do. For many people in negative equity in might | :05:39. | :05:42. | |
be a case of enjoying the house they have and hope the market begins to | :05:43. | :05:48. | |
recover. The First Minister Peter Robinson | :05:49. | :05:51. | |
has suggested that the police and the Northern Ireland Office may not | :05:52. | :05:56. | |
