Seven years ago her neighbours were planning a new extension and she decided it was such a good | 0:01:42 | 0:01:46 | |
improvement to the property she would ask the builder to do the same for her. | 0:01:46 | 0:01:52 | |
The extra space would even allow her to have a brand-new kitchen and bathroom. | 0:01:52 | 0:01:56 | |
And he said "Oh, if you do that I'll give ever such a cheap quote for you | 0:01:56 | 0:02:00 | |
"because it's cheaper to do two houses at the same time." | 0:02:00 | 0:02:03 | |
So he said he could do so much for about £69,000, | 0:02:03 | 0:02:10 | |
so I decided then, "Oh, I think I'll have a double extension." | 0:02:10 | 0:02:15 | |
Jan's neighbours had chosen the builder so she thought she'd better do some checks. | 0:02:15 | 0:02:20 | |
Daughter Denise thought her mum was doing the right thing. | 0:02:20 | 0:02:24 | |
She had looked at the builder's property so she had seen what she thought was the quality of the work | 0:02:24 | 0:02:29 | |
because apparently he had done his own property and so she went round to see the property, she thought she | 0:02:29 | 0:02:34 | |
was doing the right thing by doing that because I think it's quite advisable to see a builder's work. | 0:02:34 | 0:02:40 | |
And she knew that next door were having their property so | 0:02:41 | 0:02:44 | |
she felt she was in quite a safe position with regards to having the work done. | 0:02:44 | 0:02:49 | |
The neighbours were friends with the builder but Jan was less enamoured with him. | 0:02:49 | 0:02:53 | |
She grew frustrated when he was slow to provide a detailed schedule of works. | 0:02:53 | 0:02:58 | |
We kind of got alarm bells ringing because when the | 0:02:58 | 0:03:02 | |
builder said he would meet her and come round to show her a schedule of work he wouldn't turn up. | 0:03:02 | 0:03:07 | |
When he did, it was handwritten and barely legible and there wasn't much information there. | 0:03:07 | 0:03:12 | |
He sent me a very sketchy quote | 0:03:12 | 0:03:15 | |
so I wrote him a letter back | 0:03:15 | 0:03:18 | |
and said "your quote is rather sketchy, | 0:03:18 | 0:03:21 | |
"you haven't said all the things that you promised me you are going to do." | 0:03:21 | 0:03:26 | |
You know, rewiring the house, making sure a Corgi fitter does | 0:03:26 | 0:03:32 | |
the central heating. | 0:03:32 | 0:03:37 | |
He then renewed his quote, clarifying what I'd asked him to do. | 0:03:37 | 0:03:43 | |
The builder's renewed quote was for £69,320 and Jan agreed the work could go ahead. | 0:03:43 | 0:03:51 | |
She was unable to live in the house during the work | 0:03:51 | 0:03:54 | |
but when she did visit she was very upset by the sight that greeted her. | 0:03:54 | 0:03:59 | |
I do have a vivid memory of when I came round the house with my mum, she was very, very upset. | 0:03:59 | 0:04:04 | |
I think at this stage my husband had tried to support her by entering | 0:04:04 | 0:04:09 | |
negotiations with the builder to try and rectify things that weren't going according to plan. | 0:04:09 | 0:04:14 | |
But I just had this nagging gut feeling that kept hitting me | 0:04:14 | 0:04:18 | |
and I had some friends come round, he was an architect, so he said, "I'll just measure up if you like." | 0:04:18 | 0:04:25 | |
And he looked at the plans and measured up and he said, | 0:04:25 | 0:04:27 | |
"Oh, they haven't taken the breast out above the bathroom." | 0:04:27 | 0:04:30 | |
And the builder said, "How dare you? | 0:04:30 | 0:04:34 | |
"How dare you get someone in to look at my work? | 0:04:34 | 0:04:39 | |
"How dare you?" And I said, "But it's my house, | 0:04:39 | 0:04:45 | |
"it's my house, I can do what I want, it's my house." | 0:04:45 | 0:04:50 | |
Jan's builder was in no mood for other people's opinions of his work | 0:04:50 | 0:04:54 | |
and he threatened to walk off the job. | 0:04:54 | 0:04:57 | |
He said, "Look I have to go and see my solicitors. | 0:04:57 | 0:05:00 | |
"I think I've used the money up now, I'm going." | 0:05:00 | 0:05:03 | |
And with the house half finished and the front half opened and everything, | 0:05:03 | 0:05:09 | |
I couldn't let that happen, so I just had to let him carry on. | 0:05:09 | 0:05:15 | |
Jan was stuck because by this stage she had paid her builder most of the money. | 0:05:15 | 0:05:20 | |

If the job is complex or you plan legal action you can also commission | 0:09:37 | 0:09:41 | |
an independent surveyor to produce a report. | 0:09:41 | 0:09:44 | |
