because the cowboy builder in our story was | 0:01:50 | 0:01:52 | |
something of a Frank Spencer himself. | 0:01:52 | 0:01:55 | |
His unwitting victims, Kerry Nelson and her partner, Rob Henderson. | 0:01:55 | 0:02:01 | |
Kerry hails from Northern Ireland, and is an art and design teacher | 0:02:01 | 0:02:04 | |
at a local secondary school, while Rob works as an engineer. | 0:02:04 | 0:02:08 | |
Kerry moved to Bedford five years ago, with her daughter Cara. | 0:02:10 | 0:02:14 | |
She met Rob on a blind date set up by his brother, and their romance blossomed. | 0:02:14 | 0:02:20 | |
Two years ago, they all moved in together, | 0:02:20 | 0:02:22 | |
but Kerry's house wasn't big enough to accommodate their plans to extend the family, | 0:02:22 | 0:02:26 | |

In July 2011, Rob and Kerry viewed the 1960s four-bed detached property | 0:02:30 | 0:02:36 | |

It was a bit of an ugly duckling, and required some TLC - | 0:02:38 | 0:02:42 | |

and it is close to the beautiful Bedford Park. | 0:02:46 | 0:02:49 | |
So they decided to buy it, and then they hired an architect | 0:02:49 | 0:02:53 | |
to draw up plans to renovate, and extend over the front garage. | 0:02:53 | 0:02:57 | |
But they were in a bit of a hurry, | 0:02:57 | 0:02:59 | |
because I forgot to mention - Kerry was six months pregnant. | 0:02:59 | 0:03:03 | |
Kerry and Rob didn't want to move in until the renovator was finished, | 0:03:03 | 0:03:07 | |
so it was a race against time, | 0:03:07 | 0:03:09 | |
because they were desperate to be settled into their new home | 0:03:09 | 0:03:12 | |
by the time the baby was due in December. | 0:03:12 | 0:03:15 | |
They needed to get a builder pronto, and soon found one. | 0:03:15 | 0:03:18 | |
He was recommended, the builder that we eventually chose. | 0:03:19 | 0:03:22 | |
And it was a recommendation from a friend of Rob's, | 0:03:22 | 0:03:25 | |
and they had had recently had work done by this builder. | 0:03:25 | 0:03:29 | |
Now alarm bells are ringing in my head, | 0:03:29 | 0:03:32 | |
even if they weren't for Rob and Kerry. | 0:03:32 | 0:03:34 | |
Now finding your builder via Rob's golf club might be a fair way | 0:03:34 | 0:03:38 | |
to book a tradesperson, but I have to say, | 0:03:38 | 0:03:41 | |
because they were in such a hurry to move in before baby was born, | 0:03:41 | 0:03:44 | |
I believe they were just heading for the bunker. | 0:03:44 | 0:03:48 | |
Kerry and Rob invited the builder round to discuss the work | 0:03:48 | 0:03:51 | |
and he quoted them a total of £15,000. | 0:03:51 | 0:03:55 | |
That was to gut the kitchen, to knock a dividing wall | 0:03:55 | 0:03:59 | |
in from the kitchen into the dining. | 0:03:59 | 0:04:01 | |
The quote for downstairs also included removing some stud walls | 0:04:01 | 0:04:05 | |
and glass partitions, and fitting bespoke bifold doors. | 0:04:05 | 0:04:10 | |
And they also wanted work done elsewhere in the house. | 0:04:10 | 0:04:15 | |
Upstairs knocked through a brick wall from our bedroom, | 0:04:15 | 0:04:19 | |
into the fourth bedroom, to make one big bedroom with an en suite, | 0:04:19 | 0:04:23 | |
and also to refit the toilet into the bathroom. | 0:04:23 | 0:04:28 | |
Kerry and Rob were happy with the quote, | 0:04:28 | 0:04:30 | |
but crucially, got nothing in writing. | 0:04:30 | 0:04:33 | |
They gave the builder the green light, | 0:04:33 | 0:04:35 | |
and moved into rented accommodation while the work got underway. | 0:04:35 | 0:04:38 | |
Kerry and Rob decided that they would buy the materials. | 0:04:40 | 0:04:43 | |
That meant the bifold doors, the en suite, the basins, | 0:04:43 | 0:04:46 | |
and the toilets, the tiles - including wall and floor. | 0:04:46 | 0:04:50 | |
And the builder said he'd pick up the tab for the remaining items, | 0:04:50 | 0:04:53 | |
which to be honest, couldn't have been many at all. | 0:04:53 | 0:04:55 | |
The build started, but within days, alarm bells began to ring. | 0:04:56 | 0:05:01 | |
We noticed when I'd drive sometimes, I work from home, | 0:05:02 | 0:05:06 | |
and I'd drive past, and he wasn't on site. | 0:05:06 | 0:05:09 | |
Which was a bit alarming, in the first week. | 0:05:09 | 0:05:11 | |
It wasn't like he didn't have any work to do. | 0:05:11 | 0:05:14 | |
He had loads of work to do. | 0:05:14 | 0:05:15 | |
And when the builder did get down to work, | 0:05:15 | 0:05:17 | |
his efforts left a lot to be desired. | 0:05:17 | 0:05:20 | |
One of his first task was fitting the windows | 0:05:20 | 0:05:23 | |
and Rob's heart sank when he saw the botched job. | 0:05:23 | 0:05:27 | |
The standard of the installation of the windows... Is poor, at best. | 0:05:27 | 0:05:35 | |
The kitchen was poorly fitted, and the tiles were marked. | 0:05:35 | 0:05:39 | |
Internal doorways weren't symmetrical. | 0:05:39 | 0:05:41 | |
The plastering was pitiful. And the doorframes were filled with glue. | 0:05:41 | 0:05:47 | |
There were also question marks about the builder's attitude. | 0:05:47 | 0:05:50 | |
He never completed one room. He would go from one room to the next | 0:05:51 | 0:05:56 | |
and he would just leave a trail of debris. | 0:05:56 | 0:06:00 | |
There was just absolutely no consideration | 0:06:00 | 0:06:05 | |
for what equipment we had purchased. | 0:06:05 | 0:06:07 | |
The list of problems went on and on. | 0:06:08 | 0:06:12 | |
The bifold doors didn't fit. | 0:06:12 | 0:06:15 | |
There was no damp-proofing. | 0:06:15 | 0:06:18 | |
The window in the extension wasn't level and had gaps. | 0:06:18 | 0:06:21 | |
The electrics were not as requested. The en-suite shower leaked. | 0:06:24 | 0:06:30 | |
The tiling was uneven and poorly grouted. | 0:06:30 | 0:06:33 | |
And the stud walls had no support. | 0:06:33 | 0:06:37 | |
Ouch! | 0:06:37 | 0:06:38 | |
Every single job that has been done has been done poorly. | 0:06:40 | 0:06:43 | |
The tiling is poor. | 0:06:43 | 0:06:45 | |
The fitting of the toilet is poor. | 0:06:45 | 0:06:48 | |
The plumbing is poor. | 0:06:48 | 0:06:50 | |
The sink that is a freestanding sink | 0:06:51 | 0:06:53 | |
has been poorly attached to the wall. | 0:06:53 | 0:06:56 | |
You can see big holes where he's tried to have the plumbing come out. | 0:06:56 | 0:07:01 | |
Not surprisingly, the couple were tempted to stop paying the builder. | 0:07:01 | 0:07:05 | |
Kerry was saying, don't pay, and I was saying, just pay the guy, | 0:07:05 | 0:07:09 | |
just get the work done. | 0:07:09 | 0:07:11 | |
Kerry and Rob pointed out the problems they wanted rectifying. | 0:07:11 | 0:07:15 | |
But it didn't help. | 0:07:15 | 0:07:16 | |
It got to the stage where he was rectifying work, | 0:07:16 | 0:07:20 | |
what is classed as snagging, and it was making them worse. | 0:07:20 | 0:07:25 | |
But there was some good news to brighten the gloom. | 0:07:27 | 0:07:30 | |
And that was that Kelly and Rob's son, Cameron, | 0:07:30 | 0:07:34 | |
arrived safe and well on 28th December. | 0:07:34 | 0:07:36 | |
But, now back to the gloom. | 0:07:36 | 0:07:38 | |
They were still living in their rented accommodation | 0:07:38 | 0:07:40 | |
and the work had overrun and overrun and they'd had enough. | 0:07:40 | 0:07:44 | |
So, they decided they were going to phone the builder, | 0:07:44 | 0:07:47 | |
and arrange a meeting on site to fire him. | 0:07:47 | 0:07:50 | |
The builder's response was to submit a final invoice for over 18 grand. | 0:07:50 | 0:07:55 | |
The initial £15,800 plus extra costs. | 0:07:55 | 0:07:59 | |
Kerry and Rob had been made aware | 0:08:01 | 0:08:03 | |
that there were a few extra expenses. | 0:08:03 | 0:08:05 | |
But they had no idea it was going to cost so much. | 0:08:05 | 0:08:09 | |
We were living in rented accommodation. | 0:08:09 | 0:08:11 | |
It's a hungry mouth to feed when you're paying a mortgage | 0:08:11 | 0:08:14 | |
and you're paying rent as well. | 0:08:14 | 0:08:17 | |
We'd had Cameron, and then it came to the point | 0:08:17 | 0:08:20 | |
where there was no urgency in work getting done. | 0:08:20 | 0:08:23 | |
We had a meeting. We said, where do you go from here? | 0:08:23 | 0:08:25 | |
He said, well, if you're not happy with my work, | 0:08:25 | 0:08:27 | |
there's no point in me doing anything and we said, right, OK. | 0:08:27 | 0:08:31 | |
Let's just, that's it. We want nothing more to do with you. | 0:08:31 | 0:08:36 | |
Kerry and Rob sought advice from Trading Standards. | 0:08:36 | 0:08:39 | |
They also made the wise move | 0:08:39 | 0:08:41 | |
of inviting building control round to survey the property. | 0:08:41 | 0:08:44 | |
The resulting letter meant that there were many issues | 0:08:44 | 0:08:47 | |
and the house was blacklisted, | 0:08:47 | 0:08:49 | |
which meant they couldn't sell the house, even if they wanted to. | 0:08:49 | 0:08:52 | |
They were shocked. | 0:08:54 | 0:08:57 | |
And they took a look around, | 0:08:57 | 0:08:59 | |
and they could see straight away the windows were a problem. | 0:08:59 | 0:09:02 | |
No lintels in the windows. | 0:09:02 | 0:09:06 | |
We were so, so disappointed. | 0:09:06 | 0:09:09 | |
Not surprisingly, this cowboy chaos | 0:09:11 | 0:09:14 | |
affected Kerry and Rob's relationship. | 0:09:14 | 0:09:17 | |
I was very emotional anyway. | 0:09:17 | 0:09:19 | |
Very pregnant, very emotional. Everything had to be right. | 0:09:19 | 0:09:23 | |
It was my home, it was my children's home, | 0:09:23 | 0:09:26 | |
it was a haven where we would come and be safe. | 0:09:26 | 0:09:29 | |
It was putting terrible strain on us. | 0:09:29 | 0:09:32 | |
Fortunately, we are strong as you like, | 0:09:32 | 0:09:35 | |
and we will see it through, you know, through thick or thin, | 0:09:35 | 0:09:38 | |
you know, there's times when you wake up and you think, oh my God. | 0:09:38 | 0:09:43 | |
Take my advice. | 0:09:43 | 0:09:44 | |
It's never a good idea to undertake major building works | 0:09:44 | 0:09:47 | |
during times of family upheaval. | 0:09:47 | 0:09:51 | |
Be wary of making important decisions | 0:09:51 | 0:09:53 | |
when emotions are running high. | 0:09:53 | 0:09:55 | |
And, if you must go ahead, be sure to ask for | 0:09:55 | 0:09:58 | |
help and advice from family and friends. | 0:09:58 | 0:10:00 | |

First of all, they haven't been installed | 0:10:41 | 0:10:43 | |
by a FENSA-regulated installer, | 0:10:43 | 0:10:45 | |
so straight away, because they're self-certificating, | 0:10:45 | 0:10:48 | |
they wouldn't be able to issue on this. | 0:10:48 | 0:10:50 | |
So, all these windows are going to have to come out and be refitted. | 0:10:50 | 0:10:54 | |
Here, we've got a problem, because of the lintel above, or lack of. | 0:10:54 | 0:10:58 | |
You can see already that the header of bricks there is | 0:10:58 | 0:11:01 | |
pressing down on the opening light and it's bowing like that | 0:11:01 | 0:11:04 | |
and, eventually, | 0:11:04 | 0:11:05 | |
that could cause the glass just to shatter completely under the weight. | 0:11:05 | 0:11:10 | |
Or, at best, you would be able to open the opening light | 0:11:10 | 0:11:12 | |
for a while but eventually it would get stiffer and stiffer | 0:11:12 | 0:11:15 | |

There were sometimes discussions that we had with the builder | 0:14:35 | 0:14:38 | |
where he would say you had said one thing and I'd said another thing. | 0:14:38 | 0:14:43 | |
Here's a tip for you. | 0:14:43 | 0:14:45 | |
It's a classic cowboy tactic to play people off against each other. | 0:14:45 | 0:14:49 | |
You don't let the kids get away with it, so don't let your builder! | 0:14:49 | 0:14:53 | |
Be on your guard, and, wherever possible, | 0:14:53 | 0:14:56 | |
talk to the builder together. | 0:14:56 | 0:14:57 | |

We just don't know what that lintel's sitting on, at the minute. | 0:16:07 | 0:16:11 | |
I think these doors have got to come out, | 0:16:11 | 0:16:12 | |
because they've got no damp course at the bottom of there, either. | 0:16:12 | 0:16:15 | |
And I think it's inset by about five screws, the whole thing. | 0:16:15 | 0:16:20 | |
Having no damp course is going to let water up through, | 0:16:20 | 0:16:22 | |
and it will slowly rot the wooden sill. | 0:16:22 | 0:16:26 | |
The frame will move around, with not so many fixings. | 0:16:26 | 0:16:29 | |
There's already signs of stress at both ends of the brickwork | 0:16:29 | 0:16:32 | |
and the frame, and that's raising serious alarm bells for me. | 0:16:32 | 0:16:37 | |

they put in a new steel, but the problem was, | 0:25:06 | 0:25:08 | |
when they took the doors out, they noticed there was | 0:25:08 | 0:25:11 | |
an internal lintel and it was bowing about three quarters of an inch. | 0:25:11 | 0:25:15 | |
Now, the problem with that, of course, | 0:25:15 | 0:25:18 | |
is all of the masonry above that, there's a fair tonnage in that, | 0:25:18 | 0:25:22 | |
and if that had collapsed, that's danger to life and limb. | 0:25:22 | 0:25:25 | |
So, it's all been re-seated. | 0:25:25 | 0:25:27 | |
You've also got the damp course in underneath, | 0:25:27 | 0:25:30 | |
because you didn't have a damp course. | 0:25:30 | 0:25:32 | |
All fully sealed in, as well. And they've done a great job, | 0:25:32 | 0:25:35 | |
putting the new lintel in there, too. | 0:25:35 | 0:25:38 | |
And of course, you've got the weep holes as well, | 0:25:38 | 0:25:41 | |
so everything now has changed in terms of its security and safety. | 0:25:41 | 0:25:46 | |
