Summertime in Britain means one thing. Cream teas. | 0:00:02 | 0:00:04
So, I'm in luck. I'm at a county show where, yesterday, | 0:00:04 | 0:00:06
the team behind me made the largest scone in the world. | 0:00:06 | 0:00:10
So, you're probably guessing one of two counties. | 0:00:10 | 0:00:13
But have you got the right one? | 0:00:13 | 0:00:14
You'll find out in a minute. | 0:00:14 | 0:00:17
In today's show, I'll be helping a dynamic couple who are keen | 0:00:32 | 0:00:36
to earn their keep from their move to the country. | 0:00:36 | 0:00:39
We get off to a bumpy start. | 0:00:39 | 0:00:40
I don't know why. It just, it doesn't blow me away. | 0:00:41 | 0:00:44
Then, things look more hopeful. | 0:00:44 | 0:00:46
Yes! | 0:00:46 | 0:00:48 | |
And, finally, our mystery house puts them completely in a spin. | 0:00:48 | 0:00:51
-And breathe, dear. And breathe. -I'm worrying how to look after all that. | 0:00:51 | 0:00:55
Did you plump for the right one? | 0:00:59 | 0:01:00
Well, today, I'm in Devon in the West Country. | 0:01:00 | 0:01:02
Now, the eagle-eyed amongst you will have spotted that | 0:01:02 | 0:01:05
because the jam is on the cream. Whereas in Cornwall, the cream is on the jam. | 0:01:05 | 0:01:08
Now, both counties are fiercely proud of their cream tea tradition | 0:01:08 | 0:01:11
and it was here, at the County Show in 2010, | 0:01:11 | 0:01:14
that the Devonians launched a campaign to claim the cream tea | 0:01:14 | 0:01:17
as their very own by protecting it under EU rules, | 0:01:17 | 0:01:20
a bit like champagne. | 0:01:20 | 0:01:22
So, it's a good thing that the landscape around here | 0:01:22 | 0:01:25
offers you plenty of opportunity to work off the calories. | 0:01:25 | 0:01:28
I can't resist it, I've got to have one more bite. | 0:01:28 | 0:01:30
Set in the south-west of England, | 0:01:33 | 0:01:35
Devon is bordered by Dorset | 0:01:35 | 0:01:37
and Somerset to the east and Cornwall to the west. | 0:01:37 | 0:01:40
From seaside towns such as Paignton and the Georgian harbour of Dartmouth, | 0:01:40 | 0:01:44
through to the inland splendour of its two national parks, | 0:01:44 | 0:01:47
this county is blessed with epic landscapes. | 0:01:47 | 0:01:51
With 450 miles of footpaths and bridleways, | 0:01:51 | 0:01:54
Dartmoor serves up excellent walking terrain. | 0:01:54 | 0:01:57
But it's also home to the infamous Dartmoor ponies, | 0:01:57 | 0:02:00
which, although roam free, | 0:02:00 | 0:02:01
are actually owned by local farmers | 0:02:01 | 0:02:03
who have grazing rights to the moorland. | 0:02:03 | 0:02:06
And with more Blue Flag beaches than any other county in England, | 0:02:06 | 0:02:08
it's no surprise that Devon is the second most popular | 0:02:08 | 0:02:11
tourist destination outside London. | 0:02:11 | 0:02:13
But what exactly are today's house-hunters looking for? | 0:02:16 | 0:02:19
Let's meet them, shall we? | 0:02:19 | 0:02:21
Peter and Lyn have lived in this four-bed chalet-bungalow | 0:02:21 | 0:02:25
in Winchester in Hampshire for 16 years. | 0:02:25 | 0:02:27
With Peter just taking redundancy from his job at the council | 0:02:27 | 0:02:31
and Lyn ready to give up her post as a clerical assistant, | 0:02:31 | 0:02:34
now seems the perfect time to follow their dream of moving | 0:02:34 | 0:02:37
to the countryside to start a new business venture. | 0:02:37 | 0:02:39
When we move to the country, we're really hoping to run | 0:02:39 | 0:02:43
a holiday let business, if possible, to generate an income for us. | 0:02:43 | 0:02:48
They've agreed on a move to Devon, but whether it's a village location | 0:02:49 | 0:02:52
or somewhere more isolated is up for debate. | 0:02:52 | 0:02:55
Pete is more interested in being closer to a village. | 0:02:55 | 0:02:59
But I don't mind being slightly more remote if that gives us | 0:02:59 | 0:03:02
the opportunity to have some land. | 0:03:02 | 0:03:04
I'm quite interested in having some alpacas. | 0:03:04 | 0:03:06
Although Peter's not quite so keen. | 0:03:06 | 0:03:10
Peter may not share Lyn's alpaca dream, but they do agree | 0:03:10 | 0:03:14
on the requirements for inside the property. | 0:03:14 | 0:03:16
We'd like to have a cosy lounge to relax in. | 0:03:16 | 0:03:20
It would be nice to have a study as well, wouldn't it? | 0:03:20 | 0:03:22
And also, the kitchen doesn't have to be massive, as long as | 0:03:22 | 0:03:26
we've got a reasonable-sized kitchen. | 0:03:26 | 0:03:29
And we'd like, preferably, three bedrooms upstairs, | 0:03:29 | 0:03:32
so that we can have visitors to come and stay. | 0:03:32 | 0:03:35
But we'd really like something characterful, even quirky. | 0:03:35 | 0:03:39
And with the wish list all set out, | 0:03:39 | 0:03:41
they've got a clear idea on how much they've got to spend. | 0:03:41 | 0:03:45
Our budget for this move is £650,000. | 0:03:45 | 0:03:48
We've unearthed some top-notch properties to show our buyers. | 0:03:55 | 0:03:59
And, as usual, they'll have to guess what they're on the market for | 0:03:59 | 0:04:02
before I reveal it to them. | 0:04:02 | 0:04:04
The final property is our mystery house, which has royal connections. | 0:04:04 | 0:04:08
But will it prove more than they can handle? | 0:04:08 | 0:04:10
Peter, Lyn, welcome to Devon, in the West Country. | 0:04:13 | 0:04:16
South Devon, to be precise. | 0:04:16 | 0:04:17
-And welcome to what could be a new life for you. How exciting. -Yes. | 0:04:17 | 0:04:21
-It is, definitely. -You're both smiling, which is a good start. | 0:04:21 | 0:04:24
A new business venture, holiday lets. How do you feel about this? | 0:04:24 | 0:04:28
-Have you ever done it before? -We've not, no. | 0:04:28 | 0:04:30
We're going for a lifestyle change. Something completely different. | 0:04:30 | 0:04:33
That's what we're really looking forward to. | 0:04:33 | 0:04:35
Let's talk budgets. Are you flexible? | 0:04:35 | 0:04:37
We are, we've got a budget of £650,000, or thereabouts. | 0:04:37 | 0:04:41
OK. It is a lovely county. | 0:04:41 | 0:04:42
We've got two houses for you to see | 0:04:42 | 0:04:44
and the mystery property, of course. Very exciting. I love your smile. | 0:04:44 | 0:04:47
Let's hope you're smiling at the end of it. | 0:04:47 | 0:04:49
With their £650,000 budget, | 0:04:53 | 0:04:55
Peter and Lyn are looking for a character home | 0:04:55 | 0:04:57
which gives them comfortable living areas, three bedrooms, | 0:04:57 | 0:05:02
and crucially, they want to earn | 0:05:02 | 0:05:04
an income of at least £12,000 | 0:05:04 | 0:05:05
from running a holiday let. | 0:05:05 | 0:05:07
However, the question of whether | 0:05:07 | 0:05:09
they want to be in a village or | 0:05:09 | 0:05:11
remote is still open to discussion. | 0:05:11 | 0:05:13
To kick-start our property search, | 0:05:19 | 0:05:21
we're heading to the popular village | 0:05:21 | 0:05:22
of Doddiscombsleigh, | 0:05:22 | 0:05:24
just outside Dartmoor National Park. | 0:05:24 | 0:05:26
Doddiscombsleigh is an ancient village set in a conservation area | 0:05:26 | 0:05:29
on the ridge in the Haldon Hills. | 0:05:29 | 0:05:32
It's home to a 16th-century pub, | 0:05:32 | 0:05:34
a church dating back to the 15th century | 0:05:34 | 0:05:37
and a number of medieval buildings, many of which have thatched roofs. | 0:05:37 | 0:05:43
I'm confident that the location of our first house is spot-on, | 0:05:43 | 0:05:45
as it's one the edge of the village, with stunning views | 0:05:45 | 0:05:48
across the Teign Valley. | 0:05:48 | 0:05:50
I'm hoping that the first thing that hits you as we approach the house | 0:05:50 | 0:05:54
is...how quiet is it? | 0:05:54 | 0:05:56
-Very quiet. -Very. -Very quiet. -Lovely. | 0:05:56 | 0:05:59
And what about the house itself? | 0:05:59 | 0:06:01
-Well, it looks as though it's got potential. -Looks good. | 0:06:01 | 0:06:04
But I'd really like to look inside to give my full opinion. | 0:06:04 | 0:06:06
OK, I'm getting the impression that you want to get inside. | 0:06:06 | 0:06:10
Do you want to get inside? OK, let's get inside. | 0:06:10 | 0:06:13
Originally built in the 1970s, | 0:06:13 | 0:06:15
this house isn't chocolate box from the outside, but it has been | 0:06:15 | 0:06:18
extensively renovated and its interior has a very welcoming feel. | 0:06:18 | 0:06:22
-It's got a nice stable door, here. -Oh, yes. | 0:06:22 | 0:06:25
We'll explore that part of the house later. | 0:06:25 | 0:06:27
That's the annexe. A cloakroom, there. | 0:06:27 | 0:06:30
They often say that the kitchen is the heart of the house, don't they? | 0:06:30 | 0:06:34
-Yes. -They do. -Come on through. Just check that view out. -Wow. | 0:06:34 | 0:06:37
-That's some view. -That is a lovely view. Yes. | 0:06:37 | 0:06:40
It's also got a walk-in larder. It's just got better, hasn't it? | 0:06:40 | 0:06:43
-Yeah, that's good. -And also, a utility room through there as well. | 0:06:43 | 0:06:46
The layout of the kitchen is not quite how I'd have the layout. | 0:06:46 | 0:06:50
I like clean lines and space, normally, | 0:06:50 | 0:06:52
and I do find it a little bit cluttered. | 0:06:52 | 0:06:54
Well, there's plenty more to see, | 0:06:54 | 0:06:56
so I think we should carry on with our tour, shall we? | 0:06:56 | 0:06:59
So, come on through to the lounge, reception room. | 0:07:02 | 0:07:05
-What do you think? -Yeah, looks nice. -Is it big enough? | 0:07:07 | 0:07:11
-The first thing I have to ask you. -Yes, it's certainly big. -Yeah. | 0:07:11 | 0:07:13
I like the way it's got a double aspect. | 0:07:13 | 0:07:16
A completely different view in that direction from this direction. | 0:07:16 | 0:07:20
Even in this room, | 0:07:20 | 0:07:21
I'm getting a sense of slight disappointment with you. | 0:07:21 | 0:07:24
The house isn't blowing me away yet. | 0:07:24 | 0:07:26
And also, it's a bit more modern than I would have liked. | 0:07:26 | 0:07:29
I wanted something, when we moved, | 0:07:29 | 0:07:31
I wanted something with a bit more character to it. | 0:07:31 | 0:07:34
Well, I think this property has lots to offer, | 0:07:34 | 0:07:37
but, so far, none of my enthusiasm for it has rubbed off on Lyn. | 0:07:37 | 0:07:40
What will she make of upstairs? | 0:07:40 | 0:07:42
The current owners added this entire first floor to create | 0:07:42 | 0:07:46
two good-sized double bedrooms, a family bathroom | 0:07:46 | 0:07:49
and a very generous master bedroom with en-suite shower. | 0:07:49 | 0:07:53
-That's a lovely room. -Yeah. Nice and light. -Isn't it just? -Yes. | 0:07:53 | 0:07:57
-It's a lot better headroom than our place. -Current house, yes. | 0:07:57 | 0:08:01
And it's nice to have the ensuite. It's a lovely room. Definitely. | 0:08:01 | 0:08:04
Oh, you've gone from quite nice to lovely. | 0:08:04 | 0:08:07
Well, it is, it is, it's growing on me. | 0:08:07 | 0:08:10
Thankfully, Lyn's warming to this house, and I hope we can build | 0:08:10 | 0:08:13
on that, as we head downstairs to explore the holiday let annexe. | 0:08:13 | 0:08:18
So, welcome to your annexe. | 0:08:20 | 0:08:22
-Interesting. -And what does Positive Peter think about this? | 0:08:22 | 0:08:27
Well, so far so good. | 0:08:27 | 0:08:29
I would have preferred the accommodation for guests | 0:08:29 | 0:08:32
to be in a separate building, | 0:08:32 | 0:08:33
rather than to be quite so close to our living area. | 0:08:33 | 0:08:36
Although the set-up may not be exactly to Peter | 0:08:36 | 0:08:39
and Lyn's liking, this annexe with its lounge, one double bedroom | 0:08:39 | 0:08:44
and bathroom has a proven track record as a holiday let. | 0:08:44 | 0:08:48
They've had long-term lets in. Usually about £500 a month. | 0:08:48 | 0:08:52
-At peak season, a weekly let here would be about 400 quid. -Good. | 0:08:52 | 0:08:57
-That sounds good. -That's encouraging. -Encouraging in what way? | 0:08:57 | 0:09:00
I think the fact that the business has been turning over | 0:09:00 | 0:09:03
and it's reliable is a good sign. | 0:09:03 | 0:09:06
And it's a business which they could, potentially, expand. | 0:09:06 | 0:09:10
Because at the back of the property, there's a garage | 0:09:10 | 0:09:12
and a further four outbuildings that could, with the relevant | 0:09:12 | 0:09:15
planning permission, be turned into holiday lets. | 0:09:15 | 0:09:18
The current owners have already created a self-contained annexe here, | 0:09:18 | 0:09:22
which includes a reception room with an open-plan kitchen | 0:09:22 | 0:09:26
and a double bedroom with an en-suite shower. | 0:09:26 | 0:09:28
It certainly gives Peter and Lyn a good idea | 0:09:28 | 0:09:31
of what might be achievable here. | 0:09:31 | 0:09:33
What's more, the four acres of land outside gives Lyn | 0:09:33 | 0:09:36
double the amount she asked for. | 0:09:36 | 0:09:38
And she should be pleased with the new neighbours, | 0:09:38 | 0:09:40
who'll shortly be moving in to the adjoining fields. | 0:09:40 | 0:09:43
The current owners are going to keep two of the fields, there. | 0:09:43 | 0:09:47
-And you'll never guess what they're going to put on there. -Go on. | 0:09:47 | 0:09:50
-Alpacas. -Alpacas. -No. | 0:09:50 | 0:09:52
So, your alpacas could bond with their alpacas | 0:09:52 | 0:09:55
and maybe make other alpacas. | 0:09:55 | 0:09:57
-It's a flourishing business. -Fantastic, yes. | 0:09:57 | 0:10:00
Anyway, you've liked some aspects of it | 0:10:00 | 0:10:03
and you haven't liked other aspects, it's fair to say. | 0:10:03 | 0:10:06
And I think we should talk money, don't you? | 0:10:06 | 0:10:08
So, what do you reckon it's currently on the market for? | 0:10:08 | 0:10:11
-I would say £599,000. -OK. How about you, Lyn? | 0:10:11 | 0:10:15
I'm going to say a little bit more. I think about 610,000. | 0:10:15 | 0:10:19
£610,000. | 0:10:19 | 0:10:20
-I can tell you that it's currently on the market for £625,000. -Right. | 0:10:20 | 0:10:25
-Certainly, as we said before, potential. -Food for thought. | 0:10:25 | 0:10:30
Peter and Lyn may not have entirely warmed to this property | 0:10:30 | 0:10:33
but, as a whole, it answers many of | 0:10:33 | 0:10:36
the demands on their wish list. | 0:10:36 | 0:10:38
Under budget at £625,000, | 0:10:38 | 0:10:40
it has a large, bright kitchen | 0:10:40 | 0:10:42
and a generously-sized living room. | 0:10:42 | 0:10:44
Along with three double bedrooms. | 0:10:44 | 0:10:46
There's an existing one-bedroom holiday let, | 0:10:47 | 0:10:50
which achieves £400 a week in peak season. | 0:10:50 | 0:10:53
Along with various outbuildings, which they could develop. | 0:10:53 | 0:10:56
Finally, there's four acres of land, | 0:10:56 | 0:10:58
with stunning views over the Teign Valley. | 0:10:58 | 0:11:00
Country shows are important events for showcasing | 0:11:08 | 0:11:11
the very best of what rural life has to offer. | 0:11:11 | 0:11:13
And the annual Devon County Show represents | 0:11:13 | 0:11:15
one of the biggest highlights in the South West's agricultural calendar. | 0:11:15 | 0:11:20
With a history stretching back to 1872, | 0:11:20 | 0:11:22
it now attracts over 90,000 visitors, | 0:11:22 | 0:11:25
including a large number of competitors | 0:11:25 | 0:11:27
who come to exhibit their prized animals. | 0:11:27 | 0:11:30
And it's all under the watchful eye of Chief Steward | 0:11:30 | 0:11:33
and livestock farmer Edward Darke. | 0:11:33 | 0:11:36
Edward, morning, how are you? | 0:11:36 | 0:11:37
-I'm fine, how are you? -Good. How long have you been involved with the show? | 0:11:37 | 0:11:40
-Me, I've been actually stewarding, what, 45 years. -Whoa. | 0:11:40 | 0:11:44
And I've been chief steward for over 20 years. | 0:11:44 | 0:11:47
-How much livestock is there in the show, then? -We've got 1,450 sheep. | 0:11:47 | 0:11:51
-About 550 cattle. And 200 pigs. -Whoa. | 0:11:51 | 0:11:55
-Yeah. -And so what is going on behind us, today? | 0:11:55 | 0:11:58
-We're judging the Wool on the Hoof. -The Wool on the Hoof. | 0:11:58 | 0:12:02
That's right, yes. | 0:12:02 | 0:12:03
With around 60 native breeds of sheep in the UK, | 0:12:03 | 0:12:06
these Wool on the Hoof competitions draw together sheep breeders | 0:12:06 | 0:12:09
from across the country. | 0:12:09 | 0:12:12
The finest wool is always found down the front shoulders of the animal. | 0:12:12 | 0:12:15
We're then looking for the quality to be transmitted | 0:12:15 | 0:12:18
right down the back of the sheep. | 0:12:18 | 0:12:19
-Right down to the tops of the hind legs. -OK. | 0:12:19 | 0:12:22
These are all class winners. What I'm trying to do now is pick the best from the best. | 0:12:22 | 0:12:25
I'm glad you're doing it! | 0:12:25 | 0:12:28
At last, the moment is upon us. | 0:12:28 | 0:12:30
And this is what they're all after. The winning rosette. | 0:12:30 | 0:12:33
Wonder who's going to win it? The tension is mounting. | 0:12:33 | 0:12:36
And the overall wool champion is... | 0:12:36 | 0:12:39
-Congratulations. -Thank you very much. -Well done. -Thank you. | 0:12:39 | 0:12:42
Well done, you. You weren't expecting that, were you? | 0:12:42 | 0:12:46
No, I wasn't. | 0:12:46 | 0:12:48
-So this feels good? -It does, indeed. -Congratulations. Have a great day. Well done. | 0:12:48 | 0:12:51
To get an idea of what recognition in the competitive arena | 0:12:51 | 0:12:55
means for farmers, I'm meeting Ollie Allen, the show's Secretary. | 0:12:55 | 0:12:59
-How important is this for the farmers? -Very important. | 0:12:59 | 0:13:03
It's their shop window. An animal can be brought here | 0:13:03 | 0:13:05
and a rosette which will cost me about £1.50 | 0:13:05 | 0:13:09
can make hundreds of pounds of difference | 0:13:09 | 0:13:12
-to the value of that animal. -It's that important? -Yes. Oh, yeah. | 0:13:12 | 0:13:16
140 years after its first show, | 0:13:16 | 0:13:19
it's great to see Devon's rich cultural heritage | 0:13:19 | 0:13:22
is still thriving and so passionately celebrated. | 0:13:22 | 0:13:26
But for now we are returning back to our house hunt. | 0:13:26 | 0:13:29
For our second property, we're heading towards the coast, | 0:13:37 | 0:13:40
to the popular village of Newton Ferrers, | 0:13:40 | 0:13:42
situated on the estuary of the River Yealm. | 0:13:42 | 0:13:44
The village offers a wide range of amenities, including a post office, | 0:13:45 | 0:13:49
three pubs and a butcher's shop. | 0:13:49 | 0:13:52
In the centre of the village is our second property, | 0:13:52 | 0:13:55
whose character will hopefully be more up their street. | 0:13:55 | 0:13:57
-There's a lot to take in here. -OK. | 0:13:58 | 0:14:00
-Right. -This is what we thought would be your property. | 0:14:00 | 0:14:04
-It's a converted barn. What do you think? -Yeah, looks nice. | 0:14:04 | 0:14:06
I've quite fancied having a barn, actually. | 0:14:06 | 0:14:09
-Yes! -I didn't even know that! -No! | 0:14:09 | 0:14:13
It's amazing what you find out on this show, you know. | 0:14:13 | 0:14:16
-First impression's good? -Yes. -This is good. | 0:14:16 | 0:14:19
-It's got a lot of character, hasn't it? -Yes. Certainly. | 0:14:19 | 0:14:21
That's a converted coach house. | 0:14:21 | 0:14:23
And the top floor of that is a studio apartment, | 0:14:23 | 0:14:27
-that would be your rental opportunity. -Oh, right. | 0:14:27 | 0:14:29
Down below is a garage. | 0:14:29 | 0:14:30
And you're living in an area where everyone wants to live. | 0:14:30 | 0:14:33
-Can't be bad. -No. Sounds good. | 0:14:33 | 0:14:34
All we've got to do now is go in and see if you like it. | 0:14:34 | 0:14:36
Come on in. Don't be shy. Oh, you're smiling. | 0:14:42 | 0:14:47
That's more my sort of kitchen. | 0:14:47 | 0:14:48
Very impressive. | 0:14:48 | 0:14:50
-Is it too modern for you? -I don't know. I think I could live with it. | 0:14:50 | 0:14:54
Do you like the whole, the open-plan aspect of it? | 0:14:54 | 0:14:57
-Some aspects of it, I do. How about you, Peter? -Yeah, I do, I do. | 0:14:57 | 0:15:00
I like it. | 0:15:00 | 0:15:01
You came in all smiles, thinking this is brilliant, | 0:15:01 | 0:15:03
and now you're picking away at it. | 0:15:03 | 0:15:05
You're making me analyse it more now. | 0:15:05 | 0:15:07
Oh, yeah, I shouldn't do that, should I? That's my problem. | 0:15:07 | 0:15:09
We should just go with, | 0:15:09 | 0:15:11
"It's fabulous. Right, how much do you think it's worth?" No. | 0:15:11 | 0:15:13
Could you imagine yourself living in this space? | 0:15:13 | 0:15:16
Yes. It's quite intriguing. | 0:15:16 | 0:15:19
-I want you to tell me how you feel. -I like it. | 0:15:19 | 0:15:21
I've just got to think about it a bit more. | 0:15:21 | 0:15:24
While Lyn's gathering her thoughts, | 0:15:24 | 0:15:26
we'll explore the remaining rooms, all of which are on one level. | 0:15:26 | 0:15:30
There's a double bedroom, | 0:15:30 | 0:15:32
a twin room and a shower room. | 0:15:32 | 0:15:34
Finally, at the end of the corridor, | 0:15:34 | 0:15:36
there's the master bedroom, which has its own ensuite. | 0:15:36 | 0:15:40
-Yeah, nice bedroom. -Lovely bedroom. -Very nice. | 0:15:40 | 0:15:43
Tiny bit small. | 0:15:44 | 0:15:46
I'm not sure how we're going to get all of our stuff, | 0:15:46 | 0:15:48
belongings, into this property. | 0:15:48 | 0:15:51
That's what's beginning to worry me. | 0:15:51 | 0:15:53
-Have you got a lot of stuff? -Well, we have. | 0:15:53 | 0:15:56
-I've got just, just the place for you to have a look at. -Oh. -Yeah. | 0:15:56 | 0:15:59
I'm hoping that the sunroom, | 0:15:59 | 0:16:00
which can be also accessed through the house, will fit the bill. | 0:16:00 | 0:16:04
Lovely suntrap, this, isn't it? | 0:16:04 | 0:16:06
-Looks nice. -Absolutely. -The view's nice. | 0:16:06 | 0:16:08
So, you wanted some storage space for your books. | 0:16:11 | 0:16:15
I think this would make a lovely reading room, summer room, office. | 0:16:15 | 0:16:19
-It is very nice. -It is nice. -This is really spacious. | 0:16:19 | 0:16:22
-Very private as well. -Yes, yes. | 0:16:22 | 0:16:25
-There's a door, there, where you can just go... -Secret door! | 0:16:25 | 0:16:28
-Secret door, yeah. -Wow. -That's fantastic. | 0:16:28 | 0:16:30
We've thought of everything. | 0:16:30 | 0:16:32
Well, at least, I hope we have. | 0:16:32 | 0:16:35
Time to see what they make of the holiday let. | 0:16:35 | 0:16:38
So, you've got a very private courtyard here, for your guests. | 0:16:38 | 0:16:40
-Nice, isn't it? -Very nice. | 0:16:40 | 0:16:42
Gets the sun at the end of the day, apparently. Come on through. | 0:16:42 | 0:16:45
Downstairs, there's an entrance hall with a shower room, | 0:16:45 | 0:16:48
but we're heading to the top floor, which has the main accommodation. | 0:16:48 | 0:16:51
Capital P for potential. | 0:16:51 | 0:16:54
Got a functional kitchen. On the top of the stairs. | 0:16:54 | 0:16:58
-And then, yet again, open-plan living space. -That's very nice. | 0:16:58 | 0:17:02
-Yes, I like that. -This is a very nice room. -I do like the room. | 0:17:02 | 0:17:05
Guess how much, on average, you get for this room, as it is now. | 0:17:05 | 0:17:08
-£500? -More or less, between £400 and £600. | 0:17:08 | 0:17:12
Peak season, you're looking closer to the 600. | 0:17:12 | 0:17:15
You're looking at about 16 grand a year, | 0:17:15 | 0:17:18
if you rent this out for 40 weeks. | 0:17:18 | 0:17:19
-Really? -Right. -That's very good. -That is good. | 0:17:19 | 0:17:22
So, this property would easily make the £12,000 a year | 0:17:22 | 0:17:25
they're hoping for. | 0:17:25 | 0:17:26
But if they were to renovate the garage, | 0:17:26 | 0:17:28
they could increase that figure even more. | 0:17:28 | 0:17:30
There's one area of the property that we haven't touched on yet, | 0:17:30 | 0:17:33
and that's the land. | 0:17:33 | 0:17:34
So, you've seen the property. | 0:17:37 | 0:17:40
I can't believe you went round the whole thing without saying, | 0:17:40 | 0:17:43
"Where's the land?" | 0:17:43 | 0:17:45
-This is the land. -This is the land. -Is that an issue? | 0:17:45 | 0:17:48
I would have liked a bit more land, really. To be honest. | 0:17:50 | 0:17:53
Two acres, I felt, was rather a lot. | 0:17:53 | 0:17:56
This is on the other end of the scale. Rather a little. | 0:17:56 | 0:17:59
So, what do you reckon this whole plot is on the market for? | 0:17:59 | 0:18:02
I think it's going to be nearer the top end of our budget | 0:18:02 | 0:18:05
because of the location and the style. | 0:18:05 | 0:18:07
-So, I think at least 650,000. -OK. 650,000. | 0:18:07 | 0:18:13
I was thinking just a shade below that at 635,000. | 0:18:13 | 0:18:17
It is a quality property | 0:18:17 | 0:18:19
and it's currently on the market for £625,000. | 0:18:19 | 0:18:22
-I'm surprised at that. -So, it gives you some money to play around with. | 0:18:22 | 0:18:26
-Yes, yes, it does. I'm pleasantly surprised at the price. -I am, too. | 0:18:26 | 0:18:30
Set in one of the most desirable villages in the area, | 0:18:32 | 0:18:35
this barn conversion comes in under budget at £625,000. | 0:18:35 | 0:18:39
It has a fantastic open-plan reception room | 0:18:39 | 0:18:42
and a large, airy garden room. | 0:18:42 | 0:18:44
Along with three bedrooms. | 0:18:44 | 0:18:46
And the separate holiday let currently brings in | 0:18:46 | 0:18:50
a healthy annual income of around £16,000. | 0:18:50 | 0:18:53
I think we should take stock, have a relax | 0:18:53 | 0:18:55
and we'll start again tomorrow. | 0:18:55 | 0:18:57
-How's that? -Sounds good. -Great idea. | 0:18:57 | 0:18:59
As evening falls over the Devon countryside, | 0:19:02 | 0:19:05
it marks the end of the first day of our property search. | 0:19:05 | 0:19:08
Ah, the sun is out, the skies are blue, | 0:19:16 | 0:19:18
there's nothing more for me to do | 0:19:18 | 0:19:20
than to find Peter and Lyn their dream property here in South Devon. | 0:19:20 | 0:19:23
And do you know what? I think it's going to be easier said than done. | 0:19:23 | 0:19:26
Because after yesterday, for me personally, confusion reigns. | 0:19:26 | 0:19:29
So, along comes the mystery property to solve all our problems. | 0:19:29 | 0:19:33
Well, hopefully. It's got bags of character. | 0:19:33 | 0:19:35
Lyn was after character, wasn't she? | 0:19:35 | 0:19:37
It's also a fantastic business opportunity. That's a good thing. | 0:19:37 | 0:19:40
It's also got land for the dear alpacas. | 0:19:40 | 0:19:43
It's actually got more land | 0:19:43 | 0:19:44
than I think we've ever shown on the programme. | 0:19:44 | 0:19:46
And it's remote. It's probably one of the remotest houses in England. | 0:19:46 | 0:19:50
Ah, let's go for it. | 0:19:50 | 0:19:51
The nearest village to our mystery property is Moretonhampstead, | 0:19:56 | 0:19:59
some six-and-a-half miles away. | 0:19:59 | 0:20:02
Set in the heart of the Dartmoor National Park, the property's | 0:20:02 | 0:20:05
closest neighbour is a pub, which is situated just over a mile away. | 0:20:05 | 0:20:09
Our Grade II listed house comes with not one, but two holiday cottages. | 0:20:09 | 0:20:13
It's also got a royal connection, but more about that later. | 0:20:13 | 0:20:17
First, let's see what they make of it. | 0:20:17 | 0:20:19
Come on, you two. | 0:20:19 | 0:20:21
-Look at this! -That's something special, isn't it? -One of a kind. | 0:20:24 | 0:20:28
It is so different from anything we could even have thought about. | 0:20:28 | 0:20:32
-So, first impression's good? -Very good. -First impressions, excellent. | 0:20:32 | 0:20:35
Excellent! Oh, I like that. As you see, you've got little stables as well. | 0:20:35 | 0:20:39
-Yes, yes. -And quite a bit of land. | 0:20:39 | 0:20:41
About 18 acres to graze in. And then 575 acres to play around in. | 0:20:41 | 0:20:46
Wow. That's monstrous! | 0:20:46 | 0:20:49
And breathe, dear. And breathe. | 0:20:49 | 0:20:51
-I'm just worrying about how to look after all that. -You don't have to. | 0:20:51 | 0:20:54
-The animals look after it. -They'd eat the grass. | 0:20:54 | 0:20:57
-You're saying all the right things. -We want to look inside. | 0:20:57 | 0:21:00
The land is held under a very special leasehold arrangement. | 0:21:00 | 0:21:05
But that's all I'm saying for the moment. | 0:21:05 | 0:21:07
Back to the property, which has been extensively refurbished in a style | 0:21:07 | 0:21:10
that I'm hoping is to Peter and Lyn's taste. | 0:21:10 | 0:21:13
First thing that hits you is this original stone floor. | 0:21:15 | 0:21:18
-It's mad, isn't it? -Lovely. -Yeah. | 0:21:18 | 0:21:20
So, here, you've got a toilet, there. | 0:21:20 | 0:21:23
And a very useful utility room. | 0:21:23 | 0:21:24
Wow. That really has got a lot of character. | 0:21:27 | 0:21:29
-You wanted cosy, if I remember rightly? -Yes. -Yes. -Really nice. | 0:21:29 | 0:21:34
Again, the stone floor everywhere. It's fantastic, isn't it? | 0:21:34 | 0:21:37
And beams that have got good headroom as well. | 0:21:37 | 0:21:39
-Exactly. Even for you. -Yeah, even for me. | 0:21:39 | 0:21:41
There's a wood burner, there. | 0:21:41 | 0:21:43
Also a little bread oven. | 0:21:43 | 0:21:45
-It's got an original 15th-century window, there, as well. -Love it. | 0:21:45 | 0:21:48
-Smashing. -Bags full of character. | 0:21:48 | 0:21:50
Yes. It really has. | 0:21:50 | 0:21:52
That unique character-feel continues next door, in the kitchen. | 0:21:52 | 0:21:57
-Come on through. Very bright kitchen. -Lovely. Lovely and light. | 0:21:57 | 0:22:00
-Very nice. -Not the largest, it's fair to say. -No. | 0:22:02 | 0:22:05
But practical. And even though it's clean lines, | 0:22:05 | 0:22:09
it's still got character with those windows. | 0:22:09 | 0:22:11
-Hasn't it just? -And the stonework. -You like it? -I love it. | 0:22:11 | 0:22:14
-Very well done. -Oh, excellent. | 0:22:14 | 0:22:16
Downstairs seems to have hit the mark. | 0:22:16 | 0:22:18
So, we'll head upstairs, where the accommodation flows off | 0:22:18 | 0:22:21
a corridor and comprises of a family bathroom and two double bedrooms. | 0:22:21 | 0:22:24
-I'm liking it. -I'm liking you today! Honestly, I really am. | 0:22:32 | 0:22:37
There's nothing wrong with the size of this. | 0:22:37 | 0:22:39
-When you think of the space around it. -Absolutely. -In the other rooms. | 0:22:39 | 0:22:43
Well, I think we should go | 0:22:43 | 0:22:44
-and have a look at the business end of the equation, don't you? -Yes. | 0:22:44 | 0:22:47
Come on then, let's go. | 0:22:47 | 0:22:48
Like the house, | 0:22:51 | 0:22:52
both holiday cottages have been completely renovated. | 0:22:52 | 0:22:56
The first provides a generous dining-kitchen, a family bathroom | 0:22:56 | 0:23:00
and a good-sized double bedroom, with a large reception room upstairs. | 0:23:00 | 0:23:03
But we'll take a look at the second cottage, | 0:23:03 | 0:23:06
which has a good income attached to it. | 0:23:06 | 0:23:08
Let me take you to the two-bedroom, though. | 0:23:08 | 0:23:10
This has been established, if you like. | 0:23:10 | 0:23:12
It takes about 14 grand a year. | 0:23:12 | 0:23:14
-Does it? -Yeah. So, 14 grand a year for that, one without this one. | 0:23:14 | 0:23:17
-Yes, yes. -Very good. -It's pretty impressive, isn't it? | 0:23:17 | 0:23:20
-Very attractive. -Again, beautifully done. | 0:23:20 | 0:23:22
-Shall we go in? -Let's have a look. -Come on. | 0:23:22 | 0:23:25
We're going upstairs to the main living room, | 0:23:25 | 0:23:27
with its impressive vaulted roof. | 0:23:27 | 0:23:29
-That's another lovely room. -This is a lovely room, isn't it? | 0:23:33 | 0:23:36
-And it's so thoughtfully been put together. -Yes. | 0:23:36 | 0:23:39
All the remaining rooms are set out on the ground floor | 0:23:40 | 0:23:43
and consist of two bedrooms. | 0:23:43 | 0:23:45
One a nice-sized twin and the other a double, with its own ensuite. | 0:23:45 | 0:23:50
There's also a bright, modern kitchen and a shower room. | 0:23:50 | 0:23:53
Our mystery house presents them with a real one-off proposition. | 0:23:53 | 0:23:57
But at what price? | 0:23:57 | 0:23:58
Let's talk money. | 0:23:58 | 0:24:00
What do you think it's on the market for? | 0:24:00 | 0:24:03
-Well, I think it's definitely over our budget. -OK. | 0:24:03 | 0:24:06
-And I'll guess at £675,000. -OK. | 0:24:06 | 0:24:10
-Yes, so I'll say 685,000. -OK, interesting. | 0:24:10 | 0:24:13
-It's on the market for £675,000, well done. -Really? Oh. | 0:24:13 | 0:24:17
And the reason it's not on the market for, you know, | 0:24:17 | 0:24:20
1.5 million or whatever is, actually, it's leasehold. | 0:24:20 | 0:24:23
-It's a leasehold property. -You know who the freeholder is? -Go on. | 0:24:23 | 0:24:27
-The Duchy of Cornwall. Prince Charles. -Oh, yes. -Oh, my goodness. | 0:24:27 | 0:24:32
So, has that changed things for you? | 0:24:32 | 0:24:35
I'm a great fan of Prince Charles. So, I don't see a problem with that. | 0:24:35 | 0:24:39
-I like Prince Charles as well. -They could visit. | 0:24:39 | 0:24:42
This property is currently held | 0:24:42 | 0:24:44
on a 39-year lease from the Duchy of Cornwall. | 0:24:44 | 0:24:47
There is often no automatic right of lease renewal. | 0:24:47 | 0:24:50
However, the Duchy regularly grants replacement agreements, | 0:24:50 | 0:24:53
subject to agreeing terms. | 0:24:53 | 0:24:55
Granted, our mystery property is over budget at £675,000, | 0:24:58 | 0:25:02
but that can be offset by the larger income potential | 0:25:02 | 0:25:05
from the two holiday lets. | 0:25:05 | 0:25:07
It gives Peter and Lyn a character home with a large living room | 0:25:07 | 0:25:11
and kitchen that retain their original features, | 0:25:11 | 0:25:14
along with two bedrooms. | 0:25:14 | 0:25:16
The two holiday cottages would earn them | 0:25:16 | 0:25:18
approximately £24,000 a year. | 0:25:18 | 0:25:21
Set in just over 590 acres of remote moorland, | 0:25:21 | 0:25:25
the dilemma has to be whether they could consider living here | 0:25:25 | 0:25:28
under a leasehold which is | 0:25:28 | 0:25:30
held by the Duchy of Cornwall. | 0:25:30 | 0:25:32
Peter's enthusiasm and infectious smile has been there throughout. | 0:25:40 | 0:25:44
But it's been a little bit more difficult to please our Lyn. | 0:25:44 | 0:25:47
The question is, | 0:25:47 | 0:25:48
have we shown them something that completely hits the mark? | 0:25:48 | 0:25:51
Let's find out. | 0:25:51 | 0:25:53
Let's talk about the properties. First one, with the four acres of land. | 0:25:54 | 0:25:57
You rounded that corner with all the right intentions | 0:25:57 | 0:26:00
and I'd say halfway through the search, you lost your mojo a bit. | 0:26:00 | 0:26:04
Yeah, yeah. I think that's fair, | 0:26:04 | 0:26:06
because the house didn't have all the capacity | 0:26:06 | 0:26:09
-to accommodate our interests. -Right. -There was one living room there. | 0:26:09 | 0:26:12
-The view was amazing, though. -The view was stunning. | 0:26:12 | 0:26:15
I loved the view and I loved the land. | 0:26:15 | 0:26:17
The holiday let, it was quite small. | 0:26:17 | 0:26:20
OK, well, let's move to the second property. | 0:26:20 | 0:26:23
And this one in the heart of the community. | 0:26:23 | 0:26:25
The letting opportunity there was good and could be extended. | 0:26:25 | 0:26:29
But, again, it was really feeling trapped into that living space, | 0:26:29 | 0:26:34
with the combined kitchen and sitting room as one room. | 0:26:34 | 0:26:38
And there was nowhere to get away from Lyn. | 0:26:38 | 0:26:40
-That's nice, isn't it? -Charming. -No escape from the wife. | 0:26:40 | 0:26:45
Let's talk about the mystery property. | 0:26:45 | 0:26:47
I find myself on the road to Damascus, being completely changed | 0:26:47 | 0:26:52
from wanting to be in the centre of a community | 0:26:52 | 0:26:54
with lots of space within the house | 0:26:54 | 0:26:56
to finding that wonderful property out on the moors | 0:26:56 | 0:26:59
with no neighbour in sight. Lyn? | 0:26:59 | 0:27:02
Not so sure? | 0:27:02 | 0:27:04
I would need to think about it a bit more. | 0:27:04 | 0:27:07
I think it is really remote. | 0:27:07 | 0:27:09
-But you were the one that was quite for being remote. -I know. | 0:27:09 | 0:27:12
-And I didn't want so much land. -Agh! | 0:27:12 | 0:27:15
Honestly, you have SO confused me over the last two days. | 0:27:15 | 0:27:18
-We've confused ourselves! -I think you have! | 0:27:18 | 0:27:20
I hope that you do find your dream property, here, in Devon. | 0:27:20 | 0:27:23
It's been fabulous being with you, it really has. | 0:27:23 | 0:27:26
-Cheers. And let's hope our paths cross again. -Cheers. | 0:27:26 | 0:27:29
-Cheers. -All the best to you. -Thank you. | 0:27:29 | 0:27:31
Peter and Lyn's Devon adventure has come to an end. | 0:27:34 | 0:27:37
I think it's fair to say that we did finish on something of a high. | 0:27:37 | 0:27:40
But, boy, has it been confusing? | 0:27:40 | 0:27:42
Cos I'm not really convinced | 0:27:42 | 0:27:44
that they actually knew what they wanted. | 0:27:44 | 0:27:46
The proof being that they went off the original wish list | 0:27:46 | 0:27:48
pretty early on. | 0:27:48 | 0:27:50
Sometimes, you think you've got a clear idea of what you want | 0:27:50 | 0:27:52
and then, wham, your heart rules your head. | 0:27:52 | 0:27:55
And that's exactly what happened with Peter. | 0:27:55 | 0:27:57
I think it will take him quite a while, though, | 0:27:57 | 0:27:59
to convince our Lyn. | 0:27:59 | 0:28:00
But I hope he does, cos I think they'll both be happy | 0:28:00 | 0:28:02
in this beautiful county. | 0:28:02 | 0:28:04
Until next time, bye-bye. | 0:28:04 | 0:28:05
