Despite the appalling weather, spring is in the air.

0:00:020:00:04

How do I know?

0:00:040:00:06

Because on farms all across the UK, lambs are arriving.

0:00:060:00:10

16.5 million of them, give or take.

0:00:100:00:13

So, where exactly was this little one born? Find out in just a moment.

0:00:130:00:19

'In today's show, I'll be helping a straight-talking couple

0:00:480:00:51

'with a flexible budget find their dream home in the country.

0:00:510:00:55

'There's certainly a rocky start.'

0:00:550:00:58

Well, I'm speechless!

0:00:580:01:00

-Speechless in a good or a bad way?

-Not very good.

0:01:000:01:03

'But as ever, we've got the mystery house up our sleeves.'

0:01:030:01:07

-It's the best you've shown us, definitely.

-Oh-ho-ho!

0:01:070:01:10

Today, I'm in Devon, where the lambing season has just begun.

0:01:140:01:18

When it finishes in a month or so,

0:01:180:01:21

this little girl will be one of over 650,000 newborn lambs

0:01:210:01:26

scattered across the county's countryside.

0:01:260:01:29

'Right in the centre of the south-west corner of England,

0:01:300:01:33

'Devon's landscape is rooted in its farming tradition,

0:01:330:01:36

'dating back to the Neolithic era.

0:01:360:01:39

'It has helped shape its two national parks.

0:01:390:01:41

'The heather moorlands of Exmoor spanning nearly 270 square miles

0:01:410:01:47

'and the wild expanses of Dartmoor's hills.

0:01:470:01:49

'Along with hundreds of ancient manmade sites

0:01:490:01:52

'uncovered across the county, there's Devon's Jurassic coast.

0:01:520:01:56

'A World Heritage site.

0:01:560:01:59

'It's a geological gem that stands tall

0:01:590:02:01

'above its popular seaside towns, such as Sidmouth,

0:02:010:02:04

'which is wedged into its red sandstone cliffs.

0:02:040:02:07

'The region offers a varied mix of properties,

0:02:070:02:09

'with thatched cottages a running theme throughout its villages.'

0:02:090:02:14

If you look at a map of the south-west of England,

0:02:190:02:22

you'll see Devon sits firmly between Dorset, Somerset and Cornwall.

0:02:220:02:27

The same can be said for house prices, too.

0:02:270:02:30

In Cornwall, which is the cheapest of the four counties,

0:02:300:02:34

your average detached house would set you back just over £275,000.

0:02:340:02:39

Whilst in Dorset, which is the most expensive,

0:02:390:02:42

the same type of home would cost you 321,000.

0:02:420:02:48

There's a big, big difference.

0:02:480:02:50

If you take the average of those figures,

0:02:500:02:52

and, yes, I did use a calculator,

0:02:520:02:55

it comes to 298,000.

0:02:550:02:57

Exactly the price of an average home here in Devon.

0:02:570:03:01

So, bearing all that in mind,

0:03:010:03:03

let's take a look at what's currently on the market.

0:03:030:03:07

'This three-bedroomed barn conversion near Modbury

0:03:080:03:12

'is priced at £290,000.

0:03:120:03:14

'With its sociable kitchen-diner

0:03:140:03:16

'and south-facing courtyard garden looking out onto open fields.

0:03:160:03:20

'Or this impressive south-facing villa in Bishop Stainton

0:03:230:03:26

'could be yours for just shy of £600,000.

0:03:260:03:30

'With a light, airy interior and four spacious bedrooms.

0:03:300:03:34

'If your wallet can stretch to £795,000,

0:03:360:03:39

'what about this loving-restored

0:03:390:03:42

'three-bedroomed barn conversion in Ashburton,

0:03:420:03:45

'which not only offers a raft of bright, comfortable reception rooms,

0:03:450:03:49

'but outside comes with stabling and 16 acres?

0:03:490:03:51

'A great option for keen equestrians.'

0:03:510:03:54

We've got 48 hours to show today's couple three super properties.

0:03:560:04:02

But first, let's go and meet them.

0:04:020:04:04

'Today's escapees are retired teachers Ed and Jane,

0:04:050:04:09

'who share their four-bedroomed detached house on the outskirts of Derby

0:04:090:04:13

'with their beloved prize-winning dogs.

0:04:130:04:15

'After 11 years together, they want to swap the city suburbs

0:04:150:04:19

'for a slice of village life in south-east Devon

0:04:190:04:22

'and are after a property which gives them more space outdoors.'

0:04:220:04:27

Our home isn't ideal because we've got three Staffordshire bull terriers

0:04:270:04:30

that need a lot of exercise.

0:04:300:04:32

We have to put them in the back of the car and drive somewhere.

0:04:320:04:35

We need a place that's got plenty of land so they can run at home.

0:04:350:04:39

'They're also avid donkeys lovers

0:04:390:04:42

'and have adopted a couple at a nearby farm.

0:04:420:04:46

'A key ambition is to keep the animals on at least an acre of their own land.'

0:04:460:04:50

I really love my garden,

0:04:510:04:52

but unfortunately, the dogs are ruining the lawn.

0:04:520:04:55

And not only that, they're ruining my beautiful flowerbeds.

0:04:550:04:59

So, what we really need when we move is a garden for Jane

0:04:590:05:01

and a separate garden for the dogs to run in, but also,

0:05:010:05:04

we want to adopt two donkeys, so we need a paddock for them.

0:05:040:05:07

'Along with housing donkeys, they'd like an annexe

0:05:090:05:11

'which they plan to rent out as a holiday let.

0:05:110:05:14

'They also have a clear vision

0:05:140:05:15

'of what they want their property to deliver.'

0:05:150:05:19

My dream house would be somewhere with lots of character,

0:05:190:05:22

a period property, nice high ceilings,

0:05:220:05:24

lots of original features that haven't been ripped out.

0:05:240:05:27

With three or four bedrooms, a large kitchen

0:05:270:05:30

or the potential to extend the kitchen to make a large kitchen.

0:05:300:05:34

But not an oldie-worldie cottage.

0:05:340:05:36

We don't want the beams and the thatched roof.

0:05:360:05:38

'Ed and Jane have some challenging demands for our house search,

0:05:380:05:43

'but they are in a fortunate position.

0:05:430:05:45

'They're not only selling a nearby rental property that they own,

0:05:450:05:49

'they've also had offers made on their house.

0:05:490:05:51

'All this means they can be flexible about how much they have to spend.'

0:05:510:05:56

Our budget for this move is £450,000.

0:05:570:06:00

But if you could find us a property with an annexe to let out,

0:06:000:06:03

then we could go up to £600,000.

0:06:030:06:06

It's been said many times that buying and selling houses

0:06:110:06:14

is about as stressful as it gets.

0:06:140:06:17

Well, put yourself in Ed and Jane's shoes.

0:06:170:06:20

They're trying to sell not one, but two homes, and at the same time.

0:06:200:06:25

Now, they seem pretty relaxed and optimistic with their budget

0:06:250:06:28

of £450,000 - £600,000

0:06:280:06:32

for this move here to Devon.

0:06:320:06:34

They want to mimic the setup they currently have in Derby.

0:06:340:06:37

A home for them and the dogs, and, if we can find it,

0:06:370:06:40

an annexe or something similar for them to rent out.

0:06:400:06:44

But with this move, they want land. At least an acre.

0:06:440:06:48

Will we be able to find them everything they want

0:06:480:06:51

on the money they have to spend,

0:06:510:06:53

or will their stress levels and mine go through the proverbial roof?

0:06:530:06:57

Let's find out.

0:06:570:06:58

'Ed and Jane have asked us to focus their house search in south-east Devon,

0:07:020:07:06

'but they're also happy to nudge over the Somerset border,

0:07:060:07:09

'which still give them easy access to the coast.

0:07:090:07:12

'We've got some fantastic houses to show them,

0:07:120:07:15

'but, as ever, they'll have to guess the price of each property

0:07:150:07:18

'before I reveal it to them.

0:07:180:07:20

'And then, of course, there's our mystery house,

0:07:200:07:23

'designed to challenge what they think they want as their new home.'

0:07:230:07:27

-Well, Ed and Jane, welcome to Devon.

-Thank you.

-Good morning.

0:07:300:07:33

-Are you looking forward to the next two days?

-We certainly are.

0:07:330:07:37

We love Devon, even on a day like today.

0:07:370:07:39

-It can only get better, the weather.

-Yes, I'm sure.

0:07:390:07:42

We've got three great houses lined up, but before we start,

0:07:420:07:46

I just want to ask, how well do you both know this county?

0:07:460:07:49

We've been here several times on holiday. We adore it.

0:07:490:07:53

Especially South Devon, around the Sidmouth area.

0:07:530:07:56

I think you're both quite unique that you love the seaside,

0:07:560:07:59

but you prefer country views.

0:07:590:08:02

-We certainly do, yes.

-There's more to see in the countryside.

0:08:020:08:05

Unless you've got a very busy piece of sea

0:08:050:08:07

with lots of boats going backwards and forwards,

0:08:070:08:10

the sea, at the end of the day, after six months, is still the sea.

0:08:100:08:13

-So rolling hillside, that's what we're after.

-Yes.

0:08:130:08:16

-I'm going to ask, are you willing to compromise at all?

-Obviously, yes.

0:08:160:08:20

No house is perfect.

0:08:200:08:22

But you can always change a house and make it what you want.

0:08:220:08:26

What you can't change is where it is. Unless you live in a caravan.

0:08:260:08:30

That's music to my ears. So, you're willing to undertake a project?

0:08:300:08:34

Yes. We actually renovated a house a couple of years ago.

0:08:340:08:38

So we have a huge challenge on our hands,

0:08:380:08:41

but sounds like you could be quite flexible. Shall we get started?

0:08:410:08:44

-Yes. We're really looking forward to it.

-Let's go.

0:08:440:08:48

'With an initial budget of £450,000,

0:08:520:08:54

'Ed and Jane want a light, airy, detached house

0:08:540:08:58

'with lots of character features.

0:08:580:09:00

'Also on the wish list is a spacious kitchen

0:09:000:09:03

'and a minimum of three bedrooms.

0:09:030:09:06

'Outside, they need at least an acre of garden

0:09:060:09:08

'for the dogs to let off steam

0:09:080:09:10

'and space to house a couple of donkeys.

0:09:100:09:13

'They're also prepared to increase the budget to £600,00

0:09:130:09:16

'if there's an outbuilding with holiday-let potential.

0:09:160:09:19

'We're starting our property search with location top of the agenda

0:09:230:09:27

'and heading to the village of Dalwood.

0:09:270:09:30

'Set in the Blackdown Hills conservation area,

0:09:300:09:33

'we couldn't ask for more stunning countryside views.

0:09:330:09:36

'What's more, the village has a thriving community spirit

0:09:360:09:39

'centred on its church,

0:09:390:09:41

'local pub and post office with a shop that's run by volunteers.

0:09:410:09:46

'Our first property lies at the end of a no-through track

0:09:460:09:49

'and comes in the form of an extended thatched cottage.

0:09:490:09:53

'A common trademark of this county,

0:09:530:09:55

'it's designed to test Ed and Jane's style preference.'

0:09:550:09:58

So, Ed and Jane, this is our very first property.

0:09:590:10:04

What do you think?

0:10:040:10:07

-It's a country cottage.

-It is. It's a thatched country cottage.

0:10:070:10:10

It certainly has thatch.

0:10:100:10:12

The good news is the thatch is only three years old.

0:10:120:10:15

The house has been completely refurbished.

0:10:150:10:18

The property itself is actually was a two-up, two-down cottage

0:10:180:10:21

originally, a farmer's cottage. As you can see, it's been extended.

0:10:210:10:25

It's about 200 years old, so it is Grade II listed.

0:10:250:10:29

So you have to bear that in mind.

0:10:290:10:31

But the good news is, all the work has been done.

0:10:310:10:35

Do you like the look of it? It's attractive.

0:10:350:10:37

It's a very attractive cottage. Ideal country cottage if you want...

0:10:370:10:42

Well, I'm speechless!

0:10:420:10:43

-Speechless in a good or a bad way?

-Not very good.

0:10:430:10:46

What are your reservations when you first see it?

0:10:460:10:49

I like the colour of the door and the window frames.

0:10:490:10:52

Access is one problem.

0:10:520:10:54

I think you'd need a 4x4 to get to it.

0:10:540:10:57

It's time to see if I can convince you about this house.

0:10:570:11:00

You've gone very quiet. Come on, let's have a look.

0:11:000:11:03

'Ed and Jane may not be fans of thatch,

0:11:030:11:06

'but inside, it's been beautifully modernised.'

0:11:060:11:09

I want to lead you straight into the kitchen,

0:11:130:11:15

the heart of every country home.

0:11:150:11:18

-You love your present kitchen, don't you?

-I certainly do. I love it.

0:11:180:11:21

It's big, spacious and airy.

0:11:210:11:25

This is a little different.

0:11:250:11:26

It is. It's not quite as big as I would like.

0:11:260:11:29

-It has been beautifully fitted out.

-It has.

0:11:290:11:33

Because it isn't a huge kitchen. It's quite snug, it's quite cosy.

0:11:330:11:37

But it seems to have everything here.

0:11:370:11:39

You've got the slate flooring

0:11:390:11:41

throughout the downstairs of this property.

0:11:410:11:44

So, having a look around, when you get used to a big kitchen,

0:11:440:11:48

it's difficult to adapt. Is this workable for you?

0:11:480:11:51

I think storage would be a big issue for me.

0:11:510:11:55

OK. Let's keep going. There's more to see. If you want to follow me.

0:11:550:11:58

So, through here, you've got your little sitting room.

0:12:000:12:05

-Again, it certainly has a cottage feel to it.

-It does.

0:12:050:12:08

A nice window seat there to sit and look at the view.

0:12:080:12:11

Not a bad view.

0:12:110:12:13

-Plenty of sheep over there.

-Very cosy.

0:12:130:12:17

Again, it's been done throughout in a really, really good condition.

0:12:170:12:21

-But each time, it comes down to room size, doesn't it?

-It is.

0:12:210:12:25

I mean, we are used to space.

0:12:250:12:27

-You'd struggle with the space.

-Yes.

0:12:270:12:29

-OK. Well, let's keep going.

-Yes.

-OK.

0:12:290:12:31

'Leading off the hallway is a handy utility room and cloakroom.

0:12:330:12:37

'And tucked away off the sitting room is a small study'

0:12:370:12:40

'which could make a good snug for the dogs.

0:12:400:12:43

'Next door, a staircase leads up to where they'd sleep.'

0:12:430:12:46

Here's your master bedroom.

0:12:490:12:51

You've got your own staircase coming up from the rest of the house.

0:12:510:12:55

That's unexpected.

0:12:550:12:57

Actually, below us is your bathroom. And it's a generous bathroom.

0:12:570:13:02

It's got a bath, a shower, it's also got its own sauna.

0:13:020:13:05

So, how is this? Cos this is a fair size.

0:13:070:13:10

It's a nice cottage bedroom.

0:13:100:13:12

Yes. It is.

0:13:120:13:14

Polite reservations, I'm feeling.

0:13:140:13:17

-You like the cottage.

-I love the cottage.

0:13:170:13:19

It's a pretty cottage, but it's down to storage again.

0:13:190:13:23

I don't know where I'd put my clothes and shoes.

0:13:230:13:25

There are other bedrooms. Ed, if you wouldn't mind leading the way,

0:13:250:13:29

we're going to go back through the house and up the other staircase.

0:13:290:13:33

'The central stairs lead up to the two remaining bedrooms.

0:13:350:13:38

'One a light, bright, cosy double with a Jack-and-Jill shower room

0:13:380:13:42

'which leads through to the third bedroom.'

0:13:420:13:45

This cottage has three bedrooms

0:13:470:13:50

because we've come up the second set of stairs.

0:13:500:13:52

-This is a nice room.

-Yes.

-It is nice.

0:13:520:13:55

It's got a cottage window, but it's letting in plenty of light.

0:13:550:13:58

-And what's behind me?

-Yes, storage. Lovely.

-Your storage.

0:13:580:14:02

I'm going to take you outside now.

0:14:020:14:04

-So, Ed, if you want to lead the way.

-Right.

0:14:040:14:08

'Although they seem to have reservations

0:14:100:14:12

'about whether this Devon cottage is spacious enough internally,

0:14:120:14:15

'outside provides a very generous proposition.'

0:14:150:14:19

So perhaps with this move, the most important bit, the land.

0:14:220:14:26

Now, it's not all yours.

0:14:260:14:29

I'd like to say it is, but you do have two acres.

0:14:290:14:32

And plenty of areas for a vegetable patch, for the dogs.

0:14:320:14:37

Even for the donkeys.

0:14:370:14:39

I think the actual land...

0:14:390:14:42

It's got too much of a slope, I think.

0:14:420:14:45

-Certainly for the dogs.

-It would make a lovely nature reserve.

0:14:450:14:50

I don't think we've quite hit the mark,

0:14:500:14:52

but I'm still going to ask you

0:14:520:14:53

what you think this cottage, with all this land, is actually worth.

0:14:530:14:56

Because it is Guess The Price time.

0:14:560:14:58

I'm probably undervaluing it, but I'd say £300,000.

0:14:580:15:03

OK. Ed?

0:15:030:15:04

I think that, for the right person who wanted something like this,

0:15:040:15:09

I think they'd probably pay about 400 for it.

0:15:090:15:12

The current asking price is £450,000.

0:15:120:15:15

But the owner would take offers in the region of.

0:15:150:15:18

Have another look around? I know what the answer is.

0:15:180:15:21

I'm not going to try and convince you.

0:15:210:15:23

Check out that little hobby house, as well.

0:15:230:15:25

-I'll catch up with you in a little while.

-OK.

-Thank you.

0:15:250:15:29

'Well, despite the glorious location and land,

0:15:320:15:35

'overall, they clearly haven't been persuaded by this style of property.

0:15:350:15:39

'Even though it falls within budget.

0:15:390:15:42

'For £450,000, it delivers many of the elements

0:15:420:15:45

'they want from their life in the country.

0:15:450:15:48

'As a listed historic cottage, it offers lots of character features.

0:15:480:15:52

'Three bedrooms and two acres of south-facing land

0:15:520:15:56

'with fabulous views over an area of outstanding natural beauty.'

0:15:560:16:00

Seeing this property has confirmed what I thought - that we really

0:16:010:16:06

wouldn't want to buy and live in a thatched stone cottage.

0:16:060:16:10

I want somewhere nearer civilisation.

0:16:100:16:13

In fact, I just couldn't spend the day talking to sheep,

0:16:130:16:17

so I do want more neighbours.

0:16:170:16:19

-OK, you two?

-Yep.

-It didn't quite hit the mark, did it,

0:16:210:16:24

-my beautiful cottage?

-No, it didn't.

0:16:240:16:26

It's a lovely cottage for somebody, but it certainly isn't for us.

0:16:260:16:30

I've got more to show you. Come on.

0:16:300:16:32

'Besides the glorious rural landscape,

0:16:450:16:48

'Devon is renowned for its scattering of seaside resorts

0:16:480:16:51

'that grew popular from the late 18th Century.

0:16:510:16:54

'Dubbed the Gateway to the Jurassic Coast,

0:16:540:16:57

'the regency town of Sidmouth is a prime example

0:16:570:16:59

'with grand Victorian villas lining its impressive promenade.

0:16:590:17:03

'Earlier in the week, we sent Ed and Jane

0:17:030:17:06

'to sample its spectacular views across Lime Bay

0:17:060:17:10

'before heading out of town to Slade House Farm,

0:17:100:17:13

'headquarters of The Donkey Sanctuary,

0:17:130:17:16

'a national charity for rescued donkeys.

0:17:160:17:19

'As they are keen to look after a pair once they move,

0:17:190:17:22

'we've arranged for them to meet the manager, Penny Brown,

0:17:220:17:25

'to find out more about how to care for these animals

0:17:250:17:28

'and to lend a hand with the everyday tasks.'

0:17:280:17:31

How many donkeys do you have here?

0:17:340:17:36

Actually, we've got about 500 on the farm here

0:17:360:17:39

and 2,070 in the seven farms in Devon and Dorset.

0:17:390:17:43

-So quite a lot to look after.

-It certainly is.

0:17:430:17:46

They're coming in at a rate of about eight a week.

0:17:460:17:49

So quite a lot of donkeys that need our help.

0:17:490:17:52

-And where do they all come from?

-Mostly the UK and Ireland.

0:17:520:17:56

People just can't afford to keep them at the moment.

0:17:560:18:00

So especially the young, uncastrated males. They end up coming into us.

0:18:000:18:04

I've always wanted to know the difference between a donkey and a mule.

0:18:040:18:08

A horse and a donkey are both equines.

0:18:080:18:11

A mule is a hybrid crossed between the two.

0:18:110:18:14

So you get a male donkey and a female horse

0:18:140:18:18

and then you get a mule.

0:18:180:18:20

If you do it the other way around, so a female donkey

0:18:200:18:23

and a male horse, then that's called a hinny.

0:18:230:18:26

-Oh, right.

-But a mule is sterile and can't breed itself.

0:18:260:18:30

'Of the 20,000 donkeys and mules in the UK,

0:18:320:18:34

'over 3,000 are cared for by charitable organisations.

0:18:340:18:38

'But with no government funding,

0:18:380:18:40

'the sanctuary relies heavily on its 56 volunteers

0:18:400:18:43

'to help with the grooming and mucking out.

0:18:430:18:46

'Part of Ed and Jane's plan is to have donkeys on their own turf.

0:18:460:18:51

Can we take one home?

0:18:510:18:52

You can't take one, but we do have fostering scheme

0:18:520:18:55

where you can take a pair of donkeys.

0:18:550:18:57

Because donkeys bond for life, we send them out with a companion.

0:18:570:19:00

So for that, you'd need a property with at least an acre of ground,

0:19:000:19:04

a field shelter and some hardstanding,

0:19:040:19:08

because donkeys tend to have feet that are very porous.

0:19:080:19:11

At winter, they need to be able to get off the grazing and onto concrete.

0:19:110:19:15

And some adequate fencing,

0:19:150:19:17

like we've got here, or even a hedge,

0:19:170:19:20

so long as it's got a boundary fence on the inside of it.

0:19:200:19:24

-How much does it cost?

-Approximately £700 per donkey per year.

0:19:240:19:30

That's for the basic costs.

0:19:300:19:32

That obviously doesn't include anything like a big vet bill,

0:19:320:19:35

but it would cover day-to-day stuff, vaccinations,

0:19:350:19:37

worming and that sort of thing.

0:19:370:19:39

All we need to do is find the right property with the right land.

0:19:390:19:43

Best of luck. You're welcome to visit here anytime.

0:19:430:19:45

Especially if you want to volunteer.

0:19:450:19:47

-Thank you very much.

-You're welcome.

0:19:470:19:50

'Hopefully, this time, we can get nearer

0:19:540:19:56

'to the right combination of house and land

0:19:560:19:59

'as we continue our property search over the Somerset border,

0:19:590:20:03

'close to the village of Donyatt,

0:20:030:20:05

'a few minutes' drive from Ilminster.

0:20:050:20:07

'It's a peaceful place with a population of nearly 400,

0:20:070:20:10

'where many of the buildings feature the local stone,

0:20:100:20:14

'including the 15th-Century Grade II listed church.

0:20:140:20:18

'Just a mile down the road in the middle of open countryside

0:20:180:20:21

'is our next property.

0:20:210:20:23

'A brand-new stone barn conversion.

0:20:230:20:26

'It's a style of property which should offer the open living spaces they're after.'

0:20:260:20:30

Now, you two, we didn't get it quite right

0:20:300:20:33

with the very first property,

0:20:330:20:35

hopefully, we're going to do better with the second.

0:20:350:20:38

Take a look.

0:20:380:20:40

It's an 18th-century barn.

0:20:400:20:42

It used to store grain for the barley mill next door.

0:20:420:20:45

It's got a huge watermill. So, what are your first impressions?

0:20:450:20:48

Because I know this is important, Jane!

0:20:480:20:52

Um...it's interesting. It's not something I would've looked at.

0:20:520:20:56

Yes. I don't know. We'll have to get inside and see.

0:20:560:20:59

Shall we take a look inside? Let's see if I can convince you.

0:20:590:21:04

'The good news is that all the main renovation work

0:21:050:21:09

'has already been carried out.

0:21:090:21:11

'It would just need Ed and Jane to add their personal touches to the interior.'

0:21:110:21:15

So, this front door leads straight into the kitchen.

0:21:180:21:22

And you've probably guessed by now, this has only just been finished.

0:21:220:21:27

-It's a much better kitchen, isn't it?

-It certainly is.

0:21:270:21:30

It's interesting. The units look very similar to those in house one.

0:21:300:21:34

-It looks more practical for cooking and...

-Yeah.

0:21:340:21:37

For cooking for two people plus three dogs.

0:21:370:21:40

-Yes.

-Yeah. Much better space.

0:21:400:21:42

-Right. Let's proceed.

-Right.

-Down the stairs.

0:21:420:21:45

So the barn has not one, but two reception rooms.

0:21:480:21:52

And this is the smaller of the two.

0:21:520:21:55

Yep. It's a nice space.

0:21:550:21:56

It's light and bright.

0:21:560:21:58

Yes! That's what you wanted, wasn't it? Light and airy.

0:21:580:22:01

-I'm presuming you can see the stream down there.

-You can. You can.

0:22:010:22:05

You could have enormous sofas

0:22:050:22:07

and a huge dining table for eight or twelve in here

0:22:070:22:10

-and I think you'd still have room to spare.

-Yeah.

0:22:100:22:13

-And dogs.

-And dogs.

-Yes.

-Through here.

0:22:130:22:17

This is the second reception room,

0:22:170:22:20

which I think is enormous.

0:22:200:22:23

-There's a cosier feel to it, though.

-Yeah?

0:22:230:22:26

It's got a nice feature window over there, as well.

0:22:260:22:29

-Well, this is quite favourable.

-Yes.

-Yes.

0:22:290:22:32

A better feeling than the property before?

0:22:320:22:34

-Much more in tune with the sort of space that we want.

-Yeah.

-Great.

0:22:340:22:38

Well, let's keep going.

0:22:380:22:40

'Fantastic! The light and generous size of the reception areas

0:22:430:22:47

'seem to be hitting the mark.

0:22:470:22:48

'Let's hope they're as impressed by the bedrooms,

0:22:480:22:51

'which lie at the other end of the property.

0:22:510:22:53

'Three of the four being serviced by a bright, modern family bathroom.'

0:22:530:22:57

Step in here. The barn has actually four bedrooms in total.

0:23:000:23:07

But there are three of them which are around this size,

0:23:070:23:10

-and it's just literally...

-Stud.

-Yeah, stud wall between.

0:23:100:23:13

What you could do, and the developer said he's happy to do it, is knock through.

0:23:130:23:18

The one next door to this, that could make a fantastic large bedroom

0:23:180:23:22

if you didn't need the four and wanted to make it three.

0:23:220:23:25

-We don't need four.

-No.

0:23:250:23:27

'Time to take a look at where they would sleep.'

0:23:270:23:30

-This would be, in theory, the master bedroom.

-Right.

0:23:320:23:35

So, it gives you lots of options.

0:23:350:23:37

You could either knock through or you could use this as it is.

0:23:370:23:41

It's got its own shower room there, a little en suite.

0:23:410:23:44

And you can hear the running water? That's from the old mill next door.

0:23:440:23:49

-Right.

-Yes.

-Jane, you've still been quite quiet here.

0:23:490:23:53

-Are you getting a good feel for this property?

-I much prefer this one.

0:23:530:23:57

Much more me and our furniture would fit in here far better than the cottage.

0:23:570:24:01

-Shall we go and see if there's any room for your donkeys?

-Yes.

-Yes.

0:24:010:24:04

'Given this is the first barn conversion they've ever looked at,

0:24:070:24:11

'their reaction is quite encouraging because this property

0:24:110:24:14

'does provide the large light rooms they've asked for.

0:24:140:24:17

'Outside, the lawned areas and borders give Jane

0:24:170:24:20

'the gardening project she wanted with a huge double garage

0:24:200:24:23

'offering ample space for storage, but that's just for starters.'

0:24:230:24:29

-So, through your five bar gate.

-Right.

0:24:320:24:36

Take a look at the land that comes with this barn.

0:24:360:24:40

-2.3 acres in total.

-Right.

-I'm thinking donkeys.

-Definitely.

0:24:400:24:47

Plenty of room for donkeys.

0:24:470:24:49

If you see the fence going down to the gate at the bottom,

0:24:490:24:52

then all the way around, plus the stream running through your property,

0:24:520:24:56

-that all comes with the barn.

-Right.

-What's your gut feel?

0:24:560:24:59

There are things that need doing to the house, a few tweaks here and there.

0:24:590:25:03

-I'm sure we can do that.

-Yes.

-Sounding good.

0:25:030:25:07

-Can you do it on the price they're asking?

-Now there's the thing.

0:25:070:25:10

That's the question! Who wants to go first?

0:25:100:25:13

It's my turn, I think, isn't it? I would say that's on for 500,000.

0:25:130:25:16

I was going to say 475.

0:25:160:25:20

The current asking price...

0:25:220:25:24

-..is £395,000.

-Really?

0:25:260:25:28

And it's really just gone on the market.

0:25:280:25:33

Finished at the beginning of the year.

0:25:330:25:36

Any changes we wanted to make, we'd have the money to do it.

0:25:360:25:40

That's the best news, isn't it?

0:25:400:25:41

It gives you a lot left over to do what you need to do

0:25:410:25:44

to make it your own.

0:25:440:25:46

I think I should send you, not in that direction, but in that direction,

0:25:460:25:49

over the little bridge and have a look at some of that acres of land.

0:25:490:25:54

-See if we can find a donkey in the undergrowth!

-Off you go.

0:25:540:25:56

'Under budget at £395,000, our barn conversion not only leaves them

0:26:010:26:06

'a healthy £55,000 spare but also answers the many demands

0:26:060:26:11

'on their wish list including a large kitchen/diner,

0:26:110:26:15

'two bright spacious reception rooms,

0:26:150:26:18

'four bedrooms and 2.3 acres of grounds for the dogs and donkeys,

0:26:180:26:23

'all within reach of a village and Ilminster's amenities.

0:26:230:26:27

'The Devon coast is just half an hour's drive away.'

0:26:270:26:31

There's more than enough room for the donkeys here.

0:26:310:26:34

Just the fact the donkeys have got fresh water.

0:26:340:26:37

-Just perfect.

-You could have the shelter here at this end.

0:26:370:26:41

-It would be absolutely amazing.

-Yeah, it's lovely.

0:26:410:26:44

There's not much I don't like about the property.

0:26:440:26:48

The only problem would be the land is in a poor condition and would need a lot of work on it.

0:26:480:26:53

Because it's only 395, I would have the money available

0:26:530:26:55

to improve the land.

0:26:550:26:57

I can see myself living here.

0:26:570:26:59

It's perfect for the dogs, Ed and me and if we happen to get any donkeys

0:26:590:27:05

once Ed's sorted out the meadow, then it would be absolutely perfect.

0:27:050:27:09

-Well, that was a bit more like it.

-Yes, it was, definitely.

0:27:130:27:16

-Good reactions there. Happy?

-Certainly.

-Yes.

-Much better.

0:27:160:27:21

-That's it for today. You can go back and relax now.

-Oh, good!

0:27:210:27:24

As evening falls over the Devon countryside,

0:27:320:27:36

the first day of our property search draws to a close.

0:27:360:27:40

'Retired teachers and donkey lovers, Ed and Jane,

0:27:460:27:49

'want to hoof it down south from Derby to rural Devon.

0:27:490:27:53

'So far they've seen two properties.

0:27:530:27:56

'The land that came with our barn conversion seems to mark it out

0:27:560:27:59

'as their favourite at the moment but coming up,

0:27:590:28:01

'our mystery house puts them in a real quandary.'

0:28:010:28:06

At the moment I'm just thinking, wow, it's a lot to take on.

0:28:060:28:10

'And I'm on hand to meet the newest arrival on one of Devon's hill farms.'

0:28:100:28:14

That is amazing.

0:28:140:28:16

Out of the two properties we showed Ed and Jane yesterday

0:28:200:28:23

I think it's fair to say there was a clear winner.

0:28:230:28:27

But we've got another one up our sleeve.

0:28:270:28:30

It is of course the mystery house.

0:28:300:28:32

They're either going to love it or loathe it. Let's find out.

0:28:320:28:38

We're driving to see the mystery house.

0:28:400:28:43

What do you think we might have up our sleeve? Any ideas?

0:28:430:28:46

I did wonder whether we are looking at a holiday let,

0:28:460:28:49

whether you'll show us a bed and breakfast,

0:28:490:28:52

or an alternative to a holiday let, which might be interesting.

0:28:520:28:55

'Well, Ed is right.

0:28:550:28:57

'There's great business potential

0:28:570:28:59

'but also a lot of work to factor in beforehand.

0:28:590:29:02

'Our mystery property takes us to the village of Plymtree in east Devon,

0:29:020:29:06

'a sure bet in terms of location with its beautiful church

0:29:060:29:09

'dating back to the 14th century, along with a pub

0:29:090:29:13

'and community shop, giving them a chance to meet the locals.

0:29:130:29:17

'Surrounded by idyllic countryside, our mystery farmhouse

0:29:170:29:21

'is a mile outside the village and is crying out for some attention.'

0:29:210:29:25

So, Ed and Jane, let me introduce you to your mystery house.

0:29:270:29:31

-Lots of potential. Yes, it's much nicer.

-A house and a barn.

0:29:310:29:37

-With lots of outbuildings.

-Yes.

0:29:370:29:41

-It's the best you've shown us, definitely.

-Oh, whoa-ho!

0:29:410:29:44

We're starting on a high.

0:29:440:29:46

It is a mystery house so it's got to be different, hasn't it?

0:29:460:29:49

I presume from the windows it needs a bit of work.

0:29:490:29:51

You have hit the nail on the head.

0:29:510:29:53

This property has the most amazing potential, that's the truth.

0:29:530:29:58

It is a project, though.

0:29:580:30:00

It is a project, and I know you're willing to take on a project.

0:30:000:30:05

-It's going to be interesting to see if this is the project for you. Shall we take a step inside?

-Yes.

0:30:050:30:10

'Well, perhaps this gamble might pay off,

0:30:120:30:14

'as they don't seem too fazed by the idea of a project at the moment.

0:30:140:30:19

'But will inside fit their creative vision?'

0:30:190:30:21

So, step inside.

0:30:230:30:27

-It's a pretty substantial room.

-It is.

0:30:290:30:31

There's something about it, the proportions.

0:30:310:30:35

-It's just a lovely-shaped room.

-It's very big, I like the size of it.

0:30:350:30:39

My only concern is the height of the ceiling.

0:30:390:30:42

Originally it probably was only one storey

0:30:420:30:45

and they've put another storey on top over the years.

0:30:450:30:48

Behind us, you've got a little snug in there with a wood burner.

0:30:480:30:52

-That's lovely.

-Could be a good office.

-Beautiful.

0:30:520:30:56

It could make a great office. I don't think you'll have any problem with space in this property.

0:30:560:31:00

There might be quite a few options. Let's keep on going through.

0:31:000:31:04

-So here is your sitting room.

-OK.

0:31:070:31:09

It's still a nice room but I don't think it's as nice as that one.

0:31:090:31:14

-It's not as light an airy, is it?

-It seems to be darker.

0:31:140:31:17

The ceiling actually is a tad higher.

0:31:170:31:20

You've got the most beautiful bay window here with the window seat.

0:31:200:31:23

That is beautiful.

0:31:230:31:25

But let me show you a part with a higher ceiling,

0:31:250:31:27

-a Victorian extension.

-We're looking forward to that.

0:31:270:31:30

'Well, Jane will need to see past the current decor.'

0:31:300:31:34

Through here is your kitchen.

0:31:340:31:39

-Right, OK. Yeah, nice size but...

-Ceiling's high.

-It certainly is.

0:31:400:31:47

-It needs ripping out and replacing.

-Yes, it does.

0:31:470:31:50

-The house needs love...

-A bit of TLC.

-Yeah.

0:31:500:31:54

Looking at the size of the rooms, it is quite light airy, it has...

0:31:550:32:00

You could do some fantastic things in this property.

0:32:000:32:04

Through that door there's a study, it's currently used as a study.

0:32:040:32:08

-I've got a choice now.

-You have.

0:32:080:32:11

Exactly, and I haven't even shown you what's outside.

0:32:110:32:14

-Good. We're going to head upstairs now.

-OK.

0:32:140:32:17

The second set of staircases in this property.

0:32:170:32:20

'The ground floor has a host of other rooms tucked away

0:32:210:32:25

'including a downstairs bathroom, a utility room

0:32:250:32:29

'and a storeroom which the dogs could make their own.

0:32:290:32:32

'The dining room stairs lead up to the bedrooms

0:32:320:32:35

'and a separate family bathroom.'

0:32:350:32:37

-This farmhouse has six bedrooms.

-Wow.

-And you asked for three!

0:32:390:32:44

We've managed to double it.

0:32:440:32:46

You walk through one bedroom into this one, you've got another one set up like this

0:32:460:32:51

and you've got two bedrooms together linked.

0:32:510:32:53

-You've got a large double, and then you've got the master.

-Right.

0:32:530:32:57

You could rip it out, convert it,

0:32:570:32:59

make dressing rooms or an office, perhaps.

0:32:590:33:01

We have actually retired and it does need and awful lot doing to it.

0:33:010:33:06

-At the moment I'm just thinking it's a lot to take on.

-It all adds up.

0:33:060:33:10

-Do you have enough money in the kitty?

-That's an interesting point.

0:33:100:33:15

'Doubts about the scale of the work needed on the house

0:33:150:33:18

'seem to be setting in.

0:33:180:33:20

'But our mystery property does give them great scope

0:33:200:33:24

'to develop holiday lets in the old dairy outbuilding

0:33:240:33:27

and the new dairy if they get the right planning consent.'

0:33:270:33:30

'Along with the lawned gardens,

0:33:300:33:33

'there's plenty of land for the donkeys to roam.'

0:33:330:33:36

In total you've got about 2.3 acres with this farmhouse.

0:33:360:33:39

-That includes the ground at the front?

-Yes.

0:33:390:33:42

-It's quite a substantial plot.

-That's perfect for donkeys.

0:33:420:33:47

Especially with the open barn just there.

0:33:470:33:49

So, the house has been on the market for about three weeks.

0:33:490:33:55

They've had plenty of people looking around already.

0:33:550:33:57

But what's the asking price?

0:33:570:33:59

-I think it's got to be about 500,000.

-OK.

0:33:590:34:04

I think I'd go less, because of the work involved, so I'll go with 475.

0:34:040:34:09

OK.

0:34:090:34:10

The current asking price, well,

0:34:110:34:13

the owners are taking offers in excess of £450,000.

0:34:130:34:21

-That's a good price.

-It is.

-We think that is...

0:34:210:34:24

-That is a brilliant price.

-Do you want to have another wander around?

0:34:240:34:27

-Yes.

-We'll have a look at the new dairy.

-Please do.

0:34:270:34:30

I'll have a chat with you later.

0:34:300:34:33

'It looks like this historic farmhouse may be a project too far for them

0:34:340:34:39

'but it's certainly a great development opportunity

0:34:390:34:42

'which could give them everything they've asked for.

0:34:420:34:45

'On the market for offers over £450,000,

0:34:450:34:49

'leaving £150,000 for renovation work,

0:34:490:34:51

'it gives them two light reception rooms with character features,

0:34:510:34:55

'a large kitchen, six bedrooms, an array of outbuildings

0:34:550:34:59

'with holiday let potential subject to planning consent,

0:34:590:35:04

'all set on over two acres of land. Perfect for donkeys.'

0:35:040:35:08

Overall, I think this is a wonderful mystery house

0:35:080:35:11

because different people would look on it in different ways.

0:35:110:35:14

Somebody wanting a fabulous house could turn it into a fabulous house.

0:35:140:35:17

The thing I like the most about this house is the location.

0:35:170:35:21

It's in a beautiful setting.

0:35:210:35:23

The size of the plot is perfect for our needs, for the dogs,

0:35:230:35:27

the donkeys and for Ed and me.

0:35:270:35:29

But unfortunately the house itself is far too big.

0:35:290:35:32

Well, we arrived through the front door

0:35:340:35:37

and we're leaving through the back door.

0:35:370:35:39

That is it, house hunt now officially over.

0:35:390:35:42

-It's been great to see the mystery house.

-I'm glad you enjoyed this one.

0:35:420:35:45

It's certainly given us something to think about.

0:35:450:35:48

-I shall take you somewhere quiet now to gather your thoughts.

-Good idea.

0:35:480:35:52

LAMB BLEATS

0:36:010:36:03

'Much of Devon's rich agricultural heritage revolves around livestock farming

0:36:030:36:07

'and historically it's played a major role in shaping the landscape.

0:36:070:36:11

'I've come to Dartmoor to learn more about this tradition

0:36:110:36:15

'and am meeting Matt Cole, a local hill farmer.

0:36:150:36:19

'It's lambing season so, with a bit of luck,

0:36:190:36:22

'I might see a brand-new arrival on his 500-acre sheep farm.'

0:36:220:36:26

-Matt, good to meet you.

-And you.

0:36:260:36:29

Thank you for inviting us onto your farm today. You're a hill farmer.

0:36:290:36:33

What's the difference between a hill farmer and another farmer?

0:36:330:36:37

We only grow grass, we can't grow any crops

0:36:370:36:40

because the environment doesn't allow this,

0:36:400:36:42

there's too many stones in the ground, the fields are too small.

0:36:420:36:46

Essentially all we do, we keep sheep and cattle.

0:36:460:36:50

It's just not a livelihood, farming, it's a way of life.

0:36:500:36:53

Definitely. This time of year, I work seven days a week

0:36:530:36:56

and these ewes are lambing and I've got to be here all the time,

0:36:560:37:00

or someone's got to be here.

0:37:000:37:01

-Do you bring all the ewes inside to give birth?

-This breed do for us.

0:37:010:37:05

We don't lamb all of our ewes indoors,

0:37:050:37:07

we just lamb the Whiteface Dartmoors and some of the older ewes.

0:37:070:37:11

'Matt has divided up the expectant ewes

0:37:130:37:15

'according to if they're carrying twins, triplets or singe lambs.

0:37:150:37:20

'By keeping them in the lambing sheds, he can manage their diet

0:37:200:37:23

'which also allows the hillside grass a chance to grow

0:37:230:37:26

'so there's a plentiful supply once they and their lambs are sent out to graze.'

0:37:260:37:30

Are any of these around here about to give birth?

0:37:320:37:36

Let's go have a look.

0:37:360:37:37

'Keeping them close at hand also enables Matt to assist the ewes

0:37:390:37:43

'if there are complications.'

0:37:430:37:45

We've got a ewe here having a lamb.

0:37:450:37:47

She's having a single, but I know it's backwards

0:37:470:37:50

because its feet are pointing the wrong way.

0:37:500:37:52

Basically, I've got to get him out as quick as I can.

0:37:520:37:55

I need to get the fluid out of his lungs.

0:37:550:37:57

Because she's pushing with fluid,

0:37:570:37:59

that fluid's being pushed into his mouth, into his lungs.

0:37:590:38:04

-OK, right.

-So now I'm going to ease this one out.

0:38:040:38:08

Come on, girl.

0:38:080:38:09

Come on, girl, steady, steady, steady.

0:38:120:38:14

You're really having to pull.

0:38:150:38:17

Here he comes.

0:38:190:38:21

-OK, girl.

-OK.

0:38:220:38:24

We want to just clear his mouth.

0:38:250:38:28

Steady, girl.

0:38:280:38:29

I'm just going to flick him.

0:38:300:38:34

That just takes any mucus or fluid out of his lungs.

0:38:340:38:39

-And he's...

-He's already beginning to twitch. Look.

-First breath, look.

0:38:400:38:45

Oh, that is amazing!

0:38:450:38:47

If this was in the field, would that have been a difficult birth for her on her own?

0:38:490:38:53

It would have been. When he came out he probably would have had fluid in his lungs

0:38:530:38:57

and he night have found it difficult to start.

0:38:570:39:00

So, his chances of survival would have been a lot less.

0:39:000:39:04

You can tell she's just sniffing at her newborn.

0:39:040:39:07

What an amazing thing to witness.

0:39:070:39:09

Like you say, she'll clean him off now and give him a feed.

0:39:090:39:14

He'll be in the pens for the next 24 hours and then they'll go into the fields.

0:39:140:39:20

I'll leave her in peace. Thank you very much.

0:39:200:39:23

-You probably won't want to shake my hand!

-No!

0:39:230:39:26

-Matt, thank you very much.

-OK.

0:39:260:39:28

There you go, girl.

0:39:280:39:29

Well, that's it for Ed and Jane.

0:39:420:39:45

They've seen three very different properties.

0:39:450:39:49

But have any of them hit the mark? Let's go and ask them.

0:39:490:39:52

-Hello, you two.

-Hello.

-I hope you've enjoyed yourselves.

-We have.

0:39:580:40:03

-We've had a really good time, thank you.

-It's been lovely, it really has.

0:40:030:40:07

-You did set us quite a challenge, I think.

-I think we did.

0:40:070:40:10

Did we rise to the challenge? That's what I need to know!

0:40:100:40:14

Let's start off with that first property we saw,

0:40:140:40:17

Hawley Bottom it was in.

0:40:170:40:18

It was a thatched white cottage up a track.

0:40:180:40:22

-Your first impressions were a little muted.

-To say the least, yes!

0:40:230:40:27

I think I was speechless at one point, wasn't I?

0:40:270:40:30

It really wasn't what we were looking for.

0:40:300:40:33

It was thatched, the rooms were very small and it was dark as well.

0:40:330:40:38

Plus the fact the land wasn't suitable for the dogs or the donkeys.

0:40:380:40:43

Seeing that thatch, it was an attractive property

0:40:430:40:47

in quite a sought-after area, but it just didn't work for your needs.

0:40:470:40:51

It's a sort of place we would choose for a holiday.

0:40:510:40:53

Now for our second home we crossed the border into Somerset,

0:40:530:40:57

which I know you were keen to look at as well.

0:40:570:41:01

A brand-new barn conversion.

0:41:010:41:03

-Would it be fair to say we got a little closer with that one?

-I think, definitely.

0:41:030:41:07

From the outside, it didn't look terribly impressive

0:41:070:41:12

but once you got inside, the space and the layout,

0:41:120:41:16

it was quite an interesting property.

0:41:160:41:19

The land was far more suitable for the dogs and the donkeys,

0:41:190:41:22

because it had running water, which would have been ideal for donkeys.

0:41:220:41:28

I think you could have developed a vegetable plot eventually

0:41:280:41:31

but it would have needed an awful lot of work.

0:41:310:41:33

Number three, the mystery house, very, very different in east Devon.

0:41:330:41:38

Location was perfect. Land, perfect.

0:41:380:41:42

But unfortunately the property itself was far too big a project for us two.

0:41:420:41:47

It would be a really good one for a developer

0:41:470:41:49

but we're not up to that level.

0:41:490:41:51

-It was a substantial farmhouse, wasn't it?

-It was a lovely house.

0:41:510:41:55

Really comfortable, the room sizes. You walked into them and felt comfortable.

0:41:550:42:00

But the work needed to develop the dairy into a holiday let,

0:42:000:42:04

it would be a mammoth building task.

0:42:040:42:07

You gave us quite a broad budget from 450-600,

0:42:070:42:11

even going to the top of it and that is a healthy budget,

0:42:110:42:14

we still struggled to find what you wanted.

0:42:140:42:18

Has that made you reconsider what your next move's going to be?

0:42:180:42:21

The style of property we're looking for,

0:42:210:42:24

you can't find in the countryside around here for our price.

0:42:240:42:27

I think we're going to have to go nearer to a town.

0:42:270:42:30

-You'll let us know how you get on, won't you?

-We will.

0:42:300:42:33

We wish you all the luck and thank you very much.

0:42:330:42:35

-I've really enjoyed the last couple of days.

-Thank you very much.

-We have as well.

0:42:350:42:39

We tried our very hardest to find Ed and Jane

0:42:450:42:49

the house of their dreams but their extensive wish list

0:42:490:42:53

proved too much on their budget in Devon.

0:42:530:42:56

I think they would be the first to agree.

0:42:560:42:59

What's clear is their enthusiasm for this area hasn't diminished.

0:42:590:43:03

We're going to wish them the very best of luck with their future

0:43:030:43:07

house hunting in this glorious part of the country. See you next time.
