I'm at the country retreat of one of the nation's most renowned authors, | 0:00:02 | 0:00:05
who described this as "the loveliest place in the world." | 0:00:05 | 0:00:08
So who lived here and which county am I in? Find out in just a moment. | 0:00:08 | 0:00:11
It's a show of firsts today, | 0:00:42 | 0:00:45
as we help a lovestruck couple who've never actually shared a home before | 0:00:45 | 0:00:48
find a property for them to cosy up in together. | 0:00:48 | 0:00:51
I can see myself watching telly here in front of the fire, definitely. | 0:00:51 | 0:00:55
They also want to partner up to try their hand at running a guest house. | 0:00:55 | 0:00:58
So we open the door to some top-notch lodgings. | 0:00:58 | 0:01:02
Wow! | 0:01:02 | 0:01:03 | |
-Goodness me! -This is five-star accommodation, isn't it? | 0:01:03 | 0:01:06
And the surprise finale could see one of them carried over the threshold. | 0:01:06 | 0:01:11
Oh, my God! | 0:01:11 | 0:01:13
Today I'm in South Devon at the Greenway estate, home to crime writer Agatha Christie. | 0:01:18 | 0:01:23
Born in Torquay in 1890, | 0:01:23 | 0:01:25
the county was always close to Christie's heart | 0:01:25 | 0:01:28
and her writing, as she based 15 of her novels in the county. | 0:01:28 | 0:01:32
Now, she bought Greenway back in 1938, | 0:01:32 | 0:01:35
and holidayed here every single summer until her death in 1976. | 0:01:35 | 0:01:39
And although many of her whodunit plots were inspired by this beautiful environment, | 0:01:39 | 0:01:43
she never actually wrote here, | 0:01:43 | 0:01:45
seeing this purely as a place for relaxation. | 0:01:45 | 0:01:48
Something that can be said for the county as a whole. | 0:01:48 | 0:01:51
Sitting in the centre of the southwest sleeve of England, | 0:01:55 | 0:01:58
Devon faces out over the Atlantic to the north | 0:01:58 | 0:02:01
and the English Channel to the south. | 0:02:01 | 0:02:03
Its two coastlines are peppered | 0:02:03 | 0:02:04
with a number of fashionable Victorian resorts, | 0:02:04 | 0:02:07
such as Dartmouth, down on the southern shores, | 0:02:07 | 0:02:10
while set into the North Devon cliffside, | 0:02:10 | 0:02:12
you'll find Lynton and Lynmouth, | 0:02:12 | 0:02:14
connected by its funicular railway, which opened in 1890. | 0:02:14 | 0:02:18
Historic transport links are also evident | 0:02:18 | 0:02:21
in the nearby estuary town of Bideford, | 0:02:21 | 0:02:23
whose landmark bridge dates back to the 15th century. | 0:02:23 | 0:02:26
Moving forward to the present day, | 0:02:28 | 0:02:29
many of the eight million visitors to the county come here | 0:02:29 | 0:02:33
for the dramatic surf, sailing opportunities, | 0:02:33 | 0:02:35
or to navigate its extensive cycling and walking routes. | 0:02:35 | 0:02:38
In fact, the 630-mile-long South West Coast Path | 0:02:38 | 0:02:42
that wraps around both of Devon's coasts | 0:02:42 | 0:02:44
is the longest footpath in Britain. | 0:02:44 | 0:02:46
Whilst properties values here in Devon have dipped by around 10% since their peak back in 2007, | 0:02:50 | 0:02:55
the average price of a detached house here | 0:02:55 | 0:02:57
is still just shy of £289,000. | 0:02:57 | 0:03:00
That's around £30,000 above the national figure. | 0:03:00 | 0:03:03
Now, the South Devon hotspots of Salcombe and here in Dartmouth | 0:03:03 | 0:03:07
still carry a premium, | 0:03:07 | 0:03:08
due in no small part to the stunning coastline | 0:03:08 | 0:03:11
and, of course, the plentiful period property that is always sought after. | 0:03:11 | 0:03:15
But no matter where you look, I think it's fair to say | 0:03:15 | 0:03:18
that Devon offers rich pickings when it comes to its property stars. | 0:03:18 | 0:03:21
Thatch is a particular hallmark of many traditional rural properties in the county. | 0:03:22 | 0:03:26
From two-bed cottages to the classic Devon longhouse, | 0:03:26 | 0:03:30
thatch was the main roofing material before the 1900s. | 0:03:30 | 0:03:33
This four-bed cottage in Torquay | 0:03:33 | 0:03:36
would set you back £535,000. | 0:03:36 | 0:03:39
Staying by the sea, many coastal resorts | 0:03:41 | 0:03:43
retain their fine Georgian and Victorian buildings, | 0:03:43 | 0:03:46
but they can command a hefty price tag. | 0:03:46 | 0:03:49
This blue six-bedroom townhouse in Dartmouth has harbour views, | 0:03:49 | 0:03:53
but you would have to dig deep, | 0:03:53 | 0:03:56
to the tune of £1,350,000. | 0:03:56 | 0:03:58
Luckily, for a fraction of the price, there are many coastal villages and ports | 0:03:58 | 0:04:03
where the cost of an attractive two-bed period cottage | 0:04:03 | 0:04:06
can start at a much more affordable £200,000. | 0:04:06 | 0:04:10
Time to meet today's buyers to find out exactly what they're looking for. | 0:04:14 | 0:04:18
Transport policeman Jerry and his partner Louise, | 0:04:18 | 0:04:21
a social care manager, currently live separately | 0:04:21 | 0:04:24
in the busy Worcestershire towns of Pershore and Evesham. | 0:04:24 | 0:04:27
They met two years ago, after a chance meeting in cyberspace. | 0:04:27 | 0:04:31
We were both internet dating, | 0:04:31 | 0:04:34
and I did an electronic wink at Jerry. | 0:04:34 | 0:04:37
It took him a few weeks to respond, I must say. | 0:04:37 | 0:04:39
But we met at the end of February two-and-a-half years ago. | 0:04:39 | 0:04:43
Yeah, we met and we had coffee in the town centre here, | 0:04:43 | 0:04:47
and we never looked back. | 0:04:47 | 0:04:49
However, there is another lady in Jerry's life. | 0:04:49 | 0:04:52
Well, Pint Pot is my passion. It's a small boat I've got on the river. | 0:04:52 | 0:04:56
Louise comes with me. You love it too - she's your pash as well. | 0:04:56 | 0:05:00
Making a picnic up and going down on the river - | 0:05:00 | 0:05:03
it's just an ace way to spend the day. | 0:05:03 | 0:05:05
As well as pleasure, business is a driving factor of this move | 0:05:05 | 0:05:10
and with retirement on the cards in the near future, | 0:05:10 | 0:05:12
they want to bring a new career to their front door. | 0:05:12 | 0:05:15
This move is around a business opportunity as well, | 0:05:15 | 0:05:18
so we want to be able to run a bed and breakfast. | 0:05:18 | 0:05:20
We need to be part of a community, so obviously, we need to make friends. I'd hate to be in glorious isolation. | 0:05:20 | 0:05:26
They're attracted to the rural splendour of the West Country, | 0:05:26 | 0:05:29
which is also a popular draw for tourists. | 0:05:29 | 0:05:32
We'd really like to move to Devon, | 0:05:32 | 0:05:34
mainly because it's a beautiful county, | 0:05:34 | 0:05:39
and it's coastal...and rivers, and obviously, beautiful moorland. | 0:05:39 | 0:05:45
So we thought that would be a really good opportunity for bed and breakfast, | 0:05:45 | 0:05:49
although our idea of hell would be on a seafront in a row of bed and breakfasts. | 0:05:49 | 0:05:53
We'd like an individual property, | 0:05:53 | 0:05:56
lovely location, but it's got to bring in the business. | 0:05:56 | 0:06:00
And for their first love nest, they have a clear list of priorities. | 0:06:00 | 0:06:04
Kitchen - functional kitchen, a utility room, cos obviously, there'll be lots of washing and ironing, | 0:06:04 | 0:06:10
and at least four bedrooms, | 0:06:10 | 0:06:12
letting bedrooms, and obviously, owners' accommodation. | 0:06:12 | 0:06:16
I'd quite like a large garden, because I'd love to do teas, | 0:06:16 | 0:06:20
have a tea garden. And you'd quite like chickens if it was appropriately big enough. | 0:06:20 | 0:06:24
I'd love to keep chickens, yes. Fresh eggs. | 0:06:24 | 0:06:28
-Yeah, for the breakfasts! -Exactly. | 0:06:28 | 0:06:31
They've settled on how much they have to spend on this move. | 0:06:31 | 0:06:35
Our budget would be £500,000, | 0:06:35 | 0:06:38
which would be inclusive of everything. | 0:06:38 | 0:06:40
Any work needs doing would have to come out of that grand total. | 0:06:40 | 0:06:44
The right location is key for prospective B&B guests, | 0:06:49 | 0:06:53
so Jerry and Louise would like us to base their property search | 0:06:53 | 0:06:57
near to good road links through southern Devon, | 0:06:57 | 0:06:59
to attract tourists exploring the scenic West Country. | 0:06:59 | 0:07:02
Time for me to find out more about the very first home they want to buy together. | 0:07:02 | 0:07:06
Well, first of all, welcome to Devon. | 0:07:08 | 0:07:10
Beautiful, isn't it? Look at it. | 0:07:10 | 0:07:12
-Glorious. Renews the soul. -Does it? | 0:07:12 | 0:07:15
-It does, yeah. I think it's fabulous. -Is that why we're here - to renew our souls? | 0:07:15 | 0:07:18
Well, I think we're on the cusp of some great changes in our lives. | 0:07:18 | 0:07:22
And this is part of it. | 0:07:22 | 0:07:25
OK. The dream is to run a B&B in Devon, but that's going in at the deep end here. | 0:07:25 | 0:07:32
Can we also look at houses with maybe...the ability to earn your money? | 0:07:32 | 0:07:39
Yeah. We need an income, so a B&B would be the top favourite, | 0:07:39 | 0:07:44
but we're ready. We're open to other opportunities. | 0:07:44 | 0:07:48
-Are you? -We are. -It sounded like you're telling him that then. | 0:07:48 | 0:07:50
No, I was looking for affirmation. I was looking for the nod! | 0:07:50 | 0:07:54
Let me give you the nod. The nod's there. | 0:07:54 | 0:07:56
Well, all right. This is... | 0:07:56 | 0:07:59
This is your escape to the country. | 0:07:59 | 0:08:01
-Absolutely. -We also need to focus on a nice place for you to live. | 0:08:01 | 0:08:06
-Exactly. -I think this is going to be very interesting, | 0:08:06 | 0:08:09
because I think we'll find differences of opinion. | 0:08:09 | 0:08:12
We'll also find out, you know... | 0:08:12 | 0:08:14
who maybe has the casting vote. | 0:08:14 | 0:08:17
I don't think there's any doubt there. | 0:08:17 | 0:08:19
-Over here, I think! -Absolutely! | 0:08:19 | 0:08:22
This is going to be fun, because... This is going to be a learning process for you guys as well. | 0:08:23 | 0:08:27
You'll be finding out a bit more about each other you didn't already know. | 0:08:27 | 0:08:30
-That's so true. Are you ready? -Yeah! | 0:08:30 | 0:08:34
Right, the roller coaster starts this way. Come on! | 0:08:34 | 0:08:37
As they move into the next important chapter of their lives together, | 0:08:39 | 0:08:43
Jerry and Louise have a top budget of £500,000. | 0:08:43 | 0:08:46
They want their first home to be an individual property with character | 0:08:46 | 0:08:50
that has the potential | 0:08:50 | 0:08:51
for a one-bedroom private living area for them | 0:08:51 | 0:08:53
and at least another three en-suite bedrooms for the B&B business. | 0:08:53 | 0:08:57
Spacious kitchen and dining areas are vital to cater for guests. | 0:08:57 | 0:09:01
Then, finally, the location needs to be well-connected to transport links | 0:09:01 | 0:09:05
and, of course, close to the water for Jerry to moor his beloved boat. | 0:09:05 | 0:09:09
We selected three superb properties which meet their criteria | 0:09:09 | 0:09:12
in different ways. | 0:09:12 | 0:09:14
And, as usual, I'll be asking them to guess the price before I reveal it. | 0:09:14 | 0:09:18
The final option is, of course, our mystery house, | 0:09:18 | 0:09:21
which will really test their commitment to a new vocation. | 0:09:21 | 0:09:25
We're getting our property search underway four miles south of Exeter | 0:09:31 | 0:09:35
in the village of Kennford. | 0:09:35 | 0:09:36
Set in what local residents call the Happy Valley of Kenn, | 0:09:36 | 0:09:39
it's served by all the essential amenities, such as a pub, | 0:09:39 | 0:09:42
a shop and a post office. | 0:09:42 | 0:09:44
Importantly for our couple, it's a popular stopping place for tourists, | 0:09:44 | 0:09:48
both exploring the county and travelling onward to Cornwall. | 0:09:48 | 0:09:52
Our first house lies on the edge of the village | 0:09:52 | 0:09:54
and is a modern build that I hope has the unique spec Jerry and Louise were hoping for. | 0:09:54 | 0:09:58
For the first property, I give you this. | 0:09:58 | 0:10:02
Wow! | 0:10:02 | 0:10:04 | |
Modern. | 0:10:04 | 0:10:05
Modern. Built... Well, it was finished about a year ago. | 0:10:05 | 0:10:09
-Just less than a year ago. -Oh, wow. | 0:10:09 | 0:10:11
You said you wanted character. I think there's enough character inside for you. | 0:10:11 | 0:10:14
-It's got character on the outside. The slate front adds character. -It does, yeah. | 0:10:14 | 0:10:18
Strangely enough, you appear to be in the middle of nowhere, | 0:10:18 | 0:10:21
but I can hear the main road, so we know we've got good connections. | 0:10:21 | 0:10:25
Let's get inside. I think you're going to be very impressed. I hope you are, anyway. Follow me. | 0:10:25 | 0:10:30
Now, this property doesn't run as a business, | 0:10:32 | 0:10:34
but it has an unusual upside-down layout, | 0:10:34 | 0:10:36
where the entire ground floor is given over to bedroom suites. | 0:10:36 | 0:10:40
And I think this arrangement has great B&B potential. | 0:10:40 | 0:10:43
So let's start with a bedroom. | 0:10:43 | 0:10:45
-Big. -Wow! -Yeah, wow! | 0:10:45 | 0:10:48
Really big, isn't it? | 0:10:48 | 0:10:50
-It's lovely. -Cos I'm thinking, | 0:10:50 | 0:10:52
as lovely as this room is - sorry - it's probably for the guests. | 0:10:52 | 0:10:56
I think so. | 0:10:56 | 0:10:58
I would be hugely impressed with getting a room of this size, | 0:10:58 | 0:11:00
this sort of space. | 0:11:00 | 0:11:02
Now, as far as en suites go, I think | 0:11:02 | 0:11:04
this is one of the biggest I've ever seen. Take a look at this. | 0:11:04 | 0:11:07
Another big room. Wow! | 0:11:08 | 0:11:10
Goodness me. | 0:11:10 | 0:11:13
It is fabulous. | 0:11:13 | 0:11:15
-This is five-star accommodation, isn't it? -Yeah. -Yes. | 0:11:15 | 0:11:18
It's all done to a very high specification, isn't it? | 0:11:18 | 0:11:21
Our buyers, or their guests, would be spoilt for choice down here, | 0:11:21 | 0:11:24
as there's yet another magnificent bedroom with en suite. | 0:11:24 | 0:11:27
But there are four bedrooms in total. | 0:11:27 | 0:11:30
The other two are up on the first floor, | 0:11:30 | 0:11:32
and include a double room with a Juliet balcony and en suite, | 0:11:32 | 0:11:35
as well as one that could be offered as a twin room, | 0:11:35 | 0:11:38
also with its own en suite shower. | 0:11:38 | 0:11:40
That's four Bs for beds | 0:11:40 | 0:11:42
and the next B is for breakfast. | 0:11:42 | 0:11:43
Fairly decent size. | 0:11:43 | 0:11:45
Wow! | 0:11:45 | 0:11:47 | |
Look at that. | 0:11:49 | 0:11:50
It's beautiful. | 0:11:50 | 0:11:52
-So would you have this as the dining area for your B&B? -Yeah. | 0:11:52 | 0:11:55
You know, you've got breakfast for six people. | 0:11:55 | 0:11:57
I think the kitchen's probably big enough for you. | 0:11:57 | 0:12:00
-Yeah! -Yeah, just a bit. | 0:12:00 | 0:12:02
Shocking, really. | 0:12:02 | 0:12:05
I'm just really shocked at... | 0:12:05 | 0:12:06
-And me. I am as well. -I like it. | 0:12:06 | 0:12:08
-Pleasantly shocked. -Yes. Yeah. | 0:12:08 | 0:12:11
Mapping out a property to accommodate paying guests and a home life | 0:12:11 | 0:12:16
takes a lot of thinking through. | 0:12:16 | 0:12:18
But upstairs on the top floor, | 0:12:18 | 0:12:19
there is one last room that has "personal space" written all over it. | 0:12:19 | 0:12:23
This was something that I really wasn't expecting. | 0:12:23 | 0:12:27
That makes a difference. | 0:12:29 | 0:12:30
This makes it more attractive now. | 0:12:30 | 0:12:33
Cos this is a big, usable room, isn't it? | 0:12:33 | 0:12:35
Very much so. | 0:12:35 | 0:12:37
One thing all my ex-clients said to me was, | 0:12:37 | 0:12:39
they gave their best accommodation away to their guests | 0:12:39 | 0:12:43
and they always craved sanctuary. | 0:12:43 | 0:12:45
-Yes. -This is here. Let's keep going back to this. | 0:12:45 | 0:12:48
You're not looking for an out-and-out business. This is your escape to the country. | 0:12:48 | 0:12:52
You're looking for the first house - first home - to enjoy together. | 0:12:52 | 0:12:55
Yeah. | 0:12:55 | 0:12:56 | |
Smiley, smiley. | 0:12:56 | 0:12:58
So...whistle-stop around the house. | 0:12:58 | 0:13:00
Let's take a quick peek at the garden, but also, | 0:13:00 | 0:13:04
this is your first opportunity to start thinking about price. | 0:13:04 | 0:13:07
-All right? -Hmm... | 0:13:07 | 0:13:09
"Hmm" indeed! | 0:13:09 | 0:13:11
The garden area is tiered over three levels | 0:13:13 | 0:13:15
with two decked terraces | 0:13:15 | 0:13:16
as well as lawned areas, | 0:13:16 | 0:13:18
all with far-reaching views over the Kenn Valley. | 0:13:18 | 0:13:21
How much do you think this house is on the market for, then? | 0:13:21 | 0:13:23
I think it's built to an incredibly high spec. | 0:13:23 | 0:13:26
And I probably think it's over our budget. | 0:13:26 | 0:13:30
I'd go 525. | 0:13:30 | 0:13:33
It's a charming building. | 0:13:33 | 0:13:35
I'm going to go 510. | 0:13:35 | 0:13:37
-Spot on. £525,000, yeah. -Really? | 0:13:38 | 0:13:41
On your side here, | 0:13:41 | 0:13:43
with the stamp duty threshold of £500,000, | 0:13:43 | 0:13:46
I think there's a deal to be done here on budget. | 0:13:46 | 0:13:49
-Do you? -That's exciting. -It is. | 0:13:50 | 0:13:52
It's... | 0:13:52 | 0:13:54
-Fantastic. -Strong contender. | 0:13:54 | 0:13:56
So have a good look around. Have a look at the bedrooms and see which one you want for your own. | 0:13:56 | 0:14:00
OK? Cos this is a balancing act | 0:14:00 | 0:14:02
between your dream accommodation for yourselves | 0:14:02 | 0:14:05
and something for your guests that can earn you some money. | 0:14:05 | 0:14:08
And I'll meet you out the front whenever you're ready. | 0:14:08 | 0:14:11
-OK? -Right. -Yeah. -See you in a bit. | 0:14:11 | 0:14:13
I don't think they were expecting to see a property like this. | 0:14:16 | 0:14:19
But even though it's just a house at the moment, | 0:14:19 | 0:14:21
this would convert so easily | 0:14:21 | 0:14:23
into a B&B. And... | 0:14:23 | 0:14:25
in a very stylish way too. | 0:14:25 | 0:14:28
A positive start to our property hunt. | 0:14:31 | 0:14:33
Priced at £525,000, | 0:14:33 | 0:14:36
this immaculate modern property is ready to go as a home | 0:14:36 | 0:14:39
and has great B&B potential. | 0:14:39 | 0:14:42
Spread out over three levels, | 0:14:42 | 0:14:44
it comes with four pristine en-suite bedrooms, | 0:14:44 | 0:14:47
an enormous open-plan kitchen/dining area | 0:14:47 | 0:14:50
and a top floor | 0:14:50 | 0:14:52
which they could use | 0:14:52 | 0:14:53
as their private living space. | 0:14:53 | 0:14:54
My first thoughts were that... I was surprised it was a new-build. | 0:14:55 | 0:14:59
It was obviously clearly brand new, out of the box. | 0:14:59 | 0:15:02
But I was impressed. | 0:15:02 | 0:15:04
Inside, I loved it. | 0:15:04 | 0:15:06
It's a bit quirky, | 0:15:06 | 0:15:07
but the glass at the back of the house... | 0:15:07 | 0:15:09
Very nice. | 0:15:09 | 0:15:12
When you walk through the front door, it's breathtaking. | 0:15:12 | 0:15:14
All the solid floors and the staircases | 0:15:14 | 0:15:17
are just phenomenal. | 0:15:17 | 0:15:19
And it just begins to change what you imagine. | 0:15:19 | 0:15:23
We thought around changing a house into a business. | 0:15:23 | 0:15:27
If this is your first house, really excited to see what else you've got in store, | 0:15:27 | 0:15:31
because this has got off to a really good start. | 0:15:31 | 0:15:34
So...discovered all the bedrooms? | 0:15:37 | 0:15:40
Yes. | 0:15:40 | 0:15:41 | |
Do you think you could cope with en suites of that size? | 0:15:41 | 0:15:45
Oh, very easily! | 0:15:45 | 0:15:47
-Yeah? -Yes! -Good. | 0:15:47 | 0:15:48
-OK, all done here. Off to the next one. -OK. | 0:15:48 | 0:15:51
A thorough understanding of the local area is vital | 0:16:02 | 0:16:05
when setting up a business to attract holidaymakers. | 0:16:05 | 0:16:07
So, during the week, we arranged for Jerry and Louise | 0:16:07 | 0:16:10
to take a tour of Dartmouth, | 0:16:10 | 0:16:11
set on the banks of the River Dart estuary. | 0:16:11 | 0:16:14
Trade has coursed through its natural deep-water harbours | 0:16:14 | 0:16:17
since Norman times. | 0:16:17 | 0:16:18
And with its series of terraced streets | 0:16:18 | 0:16:20
navigating the hillside's steep incline, | 0:16:20 | 0:16:23
the town still holds on to its strong historic identity. | 0:16:23 | 0:16:26
Keen to take to the waters when they move, | 0:16:26 | 0:16:28
our buyers met local resident Sir Geoffrey Newman, | 0:16:28 | 0:16:32
whose centuries-old seafaring family operated out of Dartmouth Harbour. | 0:16:32 | 0:16:36
Just at the moment, we're standing on the Kingswear side, | 0:16:36 | 0:16:39
looking across at the wonderful view of Dartmouth. | 0:16:39 | 0:16:43
-Wow! -And not only Dartmouth. | 0:16:43 | 0:16:44
At the top, can you see, you've got the Naval College, | 0:16:44 | 0:16:47
which overlooks the Dart. | 0:16:47 | 0:16:49
This is the place that the naval cadets | 0:16:49 | 0:16:51
get commissioned into the Navy. | 0:16:51 | 0:16:53
It was built between 1899 and 1905, | 0:16:53 | 0:16:58
and then, of course, below it you have the majesty | 0:16:58 | 0:17:02
and the glory of Dartmouth itself. | 0:17:02 | 0:17:04
And coming across to us, the River Dart, with all the boats on it. | 0:17:04 | 0:17:08
What sort of products were they bringing in and out? | 0:17:08 | 0:17:12
Well, very, very early on, | 0:17:12 | 0:17:14
there would have been wool and grain exports, | 0:17:14 | 0:17:17
right in medieval times, almost. | 0:17:17 | 0:17:19
Nowadays, it is the fish industry. | 0:17:19 | 0:17:22
So we're standing on the crab-fishing quay here, | 0:17:22 | 0:17:25
where they bring in the crab, which is offloaded here, | 0:17:25 | 0:17:29
then distributed right across the country | 0:17:29 | 0:17:31
and, of course, overseas as well. | 0:17:31 | 0:17:33
Much of the fabric of the town dates back to the 17th and 18th century, | 0:17:33 | 0:17:37
such as parts of its cobbled quayside. | 0:17:37 | 0:17:39
So here we are in Bayard's Cove. | 0:17:41 | 0:17:43
And then we've got the fort at the very end, | 0:17:43 | 0:17:46
which is the inner fort, built in 1537, | 0:17:46 | 0:17:49
during Henry VIII's time. | 0:17:49 | 0:17:51
This was the inner defence, in case the outer defence | 0:17:51 | 0:17:54
at the mouth of the Dart failed. | 0:17:54 | 0:17:57
However, a great way to survey the sights is from the water. | 0:17:57 | 0:18:00
Geoffrey's taking them on a tour of the harbour | 0:18:00 | 0:18:03
in a small fishing vessel. | 0:18:03 | 0:18:05
We'll get a fine view of the estuary | 0:18:05 | 0:18:07
and, of course, the Dart itself. | 0:18:07 | 0:18:09
That's the Bayard's Cove, where we were just a few minutes ago. | 0:18:09 | 0:18:12
Looking across there, you will see the inner fort. | 0:18:12 | 0:18:15
So imagine yourself on a vessel, trying to get in here, | 0:18:15 | 0:18:19
with those gun ports there, with guns smoking! | 0:18:19 | 0:18:21
-It wouldn't have been very nice, would it? -No chance! -No. | 0:18:21 | 0:18:24
Not surprisingly, Dartmouth's rich maritime history | 0:18:24 | 0:18:27
and scenic coastal beauty | 0:18:27 | 0:18:29
are a huge draw for tourists. | 0:18:29 | 0:18:31
So we're going to continue our house search close by, | 0:18:31 | 0:18:34
in the hope of taking advantage of the ready-made clientele. | 0:18:34 | 0:18:38
And not forgetting Jerry's small boat, | 0:18:42 | 0:18:44
Dartmouth could be an ideal location for recreation | 0:18:44 | 0:18:47
as well as enterprise. | 0:18:47 | 0:18:48
For just a stone's throw away from the waterfront | 0:18:48 | 0:18:51
is our second property, which is again quite a modern affair. | 0:18:51 | 0:18:55
First impressions? Fabulous bedroom window, | 0:18:56 | 0:18:59
but I bet it's not a bedroom, is it? | 0:18:59 | 0:19:01
You're absolutely spot-on. | 0:19:01 | 0:19:03
It's not a bedroom, but you've got that to look forward to. | 0:19:03 | 0:19:05
Let's talk about the outside of this house. What are you thinking? | 0:19:05 | 0:19:09
I like it. | 0:19:09 | 0:19:10
It's in a commanding position. | 0:19:10 | 0:19:12
And it's got all the character. | 0:19:12 | 0:19:14
It's got the slate over the door. | 0:19:14 | 0:19:16
No, it doesn't do much for me. | 0:19:16 | 0:19:18
Difference of opinion. | 0:19:18 | 0:19:20
But we're looking with a view to making it a house/B&B. | 0:19:20 | 0:19:23
Follow me this way. | 0:19:23 | 0:19:25
In an elevated position built into the hillside, | 0:19:28 | 0:19:31
this property is again set out over three storeys. | 0:19:31 | 0:19:34
Down on the ground floor lies a garage | 0:19:34 | 0:19:36
and the first of five double bedrooms | 0:19:36 | 0:19:38
that this house offers. | 0:19:38 | 0:19:39
And it's right next to a separate shower room. | 0:19:39 | 0:19:42
The middle floor is given over to three double bedrooms, | 0:19:42 | 0:19:45
one of which is the next stop on our tour. | 0:19:45 | 0:19:47
Right, then. Let's start | 0:19:50 | 0:19:51
with what I think will be one of the letting bedrooms. | 0:19:51 | 0:19:54
Not a bad size. | 0:19:54 | 0:19:55
I mean, yeah. | 0:19:55 | 0:19:57
-Let's look at the bathroom. -Do you want a look? -Yeah. | 0:19:57 | 0:19:59
Have a quick peek. It's en suite. | 0:19:59 | 0:20:01
It's not as big as the first house's en suite. | 0:20:01 | 0:20:04
-But it's all there. -It's all there. | 0:20:04 | 0:20:06
Further down the hallway is another double room and a family bathroom. | 0:20:06 | 0:20:10
But I think the way this house would work best as a B&B | 0:20:10 | 0:20:14
is to sacrifice the last bedroom on this floor. | 0:20:14 | 0:20:17
This is where it gets interesting for you guys. | 0:20:17 | 0:20:19
-See that small kitchenette and utility? -Yeah. -Yeah. | 0:20:19 | 0:20:23
Well, this is obviously a bedroom layout at the moment, | 0:20:23 | 0:20:26
but I think...three tables for two. | 0:20:26 | 0:20:29
This is ideal for a breakfast room. | 0:20:29 | 0:20:31
Yeah, it's workable, that. | 0:20:31 | 0:20:34
It's light. It's got good views. | 0:20:34 | 0:20:36
-It's a good room. -And it's a dedicated room. | 0:20:36 | 0:20:39
Very quickly, Louise seems to be jumping on board | 0:20:39 | 0:20:42
as she starts to see the business potential of this property. | 0:20:42 | 0:20:45
What I'm keen to show our buyers, though, is up on the third floor | 0:20:45 | 0:20:48
and could be their very own private hideaway. | 0:20:48 | 0:20:51
Right then. | 0:20:51 | 0:20:53
At the top of the house... | 0:20:53 | 0:20:54
I'm thinking these are exclusively for you. | 0:20:56 | 0:20:59
It's lovely. | 0:20:59 | 0:21:01
-It is, isn't it? -Yeah. Nice big kitchen. | 0:21:02 | 0:21:04
Massive kitchen. | 0:21:04 | 0:21:06
It'd be a waste to have that as a bedroom. | 0:21:06 | 0:21:07
Remember from the outside you said you liked the look of it? | 0:21:07 | 0:21:10
-Yeah. -I'm desperate to look out that window. -Go on, then! | 0:21:10 | 0:21:13
We'll go and have a look. | 0:21:13 | 0:21:14
Oh! | 0:21:16 | 0:21:17 | |
There you go. That's the money shot. | 0:21:19 | 0:21:21
Confining the business side to the lower two floors | 0:21:24 | 0:21:27
means that Jerry and Louise would have | 0:21:27 | 0:21:29
their very own private apartment up here, | 0:21:29 | 0:21:31
which not only benefits from a huge open-plan kitchen and dining area, | 0:21:31 | 0:21:35
with breathtaking views, | 0:21:35 | 0:21:37
but also has a separate sitting room | 0:21:37 | 0:21:39
with wood-burning stove | 0:21:39 | 0:21:40
and is topped off by a master bedroom with useful en suite. | 0:21:40 | 0:21:44
This floor is perfect owners' accommodation, definitely. | 0:21:46 | 0:21:49
Isn't it just? | 0:21:49 | 0:21:50
Oh, you're smiling! | 0:21:50 | 0:21:52
That was an affirmative Louise chuckle. | 0:21:52 | 0:21:55
An affirmative Louise chuckle! I know this now. | 0:21:55 | 0:21:58
Right. ALC - I'll remember that. | 0:21:58 | 0:22:00
What a turnaround from Louise. | 0:22:00 | 0:22:02
After her initial misgivings, | 0:22:02 | 0:22:04
she's now clearly quite excited about this house. | 0:22:04 | 0:22:07
Time to take them both outside into the sloping landscaped garden | 0:22:07 | 0:22:10
and hazard a guess as to what this whole package might be worth. | 0:22:10 | 0:22:14
Now, this is the total of your garden. | 0:22:14 | 0:22:17
OK, now, what I feel would be great for you... | 0:22:17 | 0:22:20
-This is your vehicular access as well. -Oh, fab! -So you can pull the car up... | 0:22:20 | 0:22:24
Clever. | 0:22:24 | 0:22:25
Oh, it feels so much better! | 0:22:25 | 0:22:28
-Yes? Really? -It does. | 0:22:28 | 0:22:30
So...it's that time. | 0:22:30 | 0:22:32
Oh, no. | 0:22:32 | 0:22:34
How much do we think this house is on the market for? | 0:22:34 | 0:22:38
-Well, it's very difficult, because it's the individual building. -Yes. | 0:22:38 | 0:22:42
It's a one-off, so I'm just going to stick to the... | 0:22:42 | 0:22:46
-budget price of £500,000. -Right. | 0:22:46 | 0:22:49
OK. | 0:22:49 | 0:22:51 | |
I'm going to go £515,000. | 0:22:52 | 0:22:54
This place is on the market, unfortunately for you guys at the moment, | 0:22:54 | 0:22:58
for £550,000. | 0:22:58 | 0:23:00
Hmm. | 0:23:00 | 0:23:01 | |
The D factor - Dartmouth - it puts a premium on top of things, | 0:23:01 | 0:23:05
and anything with a view... | 0:23:05 | 0:23:07
But it's an asking price. Sensible offer gets a sensible answer. | 0:23:07 | 0:23:12
That's what we always say. | 0:23:12 | 0:23:14
-Why don't you go back inside? -Yeah, we'll have a look. -See you in a bit. | 0:23:14 | 0:23:18
Well, it's, I think... | 0:23:21 | 0:23:23
this house for these guys | 0:23:23 | 0:23:26
is just that... | 0:23:26 | 0:23:28
They've become overwhelmed by having the whole penthouse, if you like, | 0:23:28 | 0:23:31
to themselves, and it's in Dartmouth. | 0:23:31 | 0:23:33
They don't know Devon, but they know they'd love to be here. | 0:23:33 | 0:23:36
It certainly feels like a contender, doesn't it? | 0:23:36 | 0:23:39
Priced over budget at £550,000, | 0:23:42 | 0:23:45
this substantial three-storey property | 0:23:45 | 0:23:47
is proof that a prime coastal location doesn't come cheap. | 0:23:47 | 0:23:51
But a respectable offer could put it within reach. | 0:23:51 | 0:23:54
However, it does have great business potential | 0:23:54 | 0:23:57
in the form of three letting bedrooms. | 0:23:57 | 0:23:59
What's more, the top floor gives them an open-plan kitchen/diner, | 0:23:59 | 0:24:03
separate sitting room and an en-suite master bedroom. | 0:24:03 | 0:24:07
This house didn't particularly do it for me at all, | 0:24:07 | 0:24:09
but once inside and sitting in the turret, | 0:24:09 | 0:24:12
I can just see me and Jerry here. | 0:24:12 | 0:24:16
Property two, the first time I saw it, my impression was that I liked it. | 0:24:16 | 0:24:20
I saw Louise's reaction, though, | 0:24:20 | 0:24:22
so that was a worry for me. | 0:24:22 | 0:24:24
And I've watched her attitude change, | 0:24:24 | 0:24:26
and she's been warming and warming and smiling. | 0:24:26 | 0:24:30
I know she likes it. Property one was a winner, | 0:24:30 | 0:24:33
property two's a winner. It's getting more difficult. | 0:24:33 | 0:24:35
Let's see what happens with property three! | 0:24:35 | 0:24:38
Well, I mean this in a good way - hopefully... | 0:24:40 | 0:24:43
I've given you a sleepless night tonight, | 0:24:43 | 0:24:45
-thinking about two properties, maybe? -Yeah. | 0:24:45 | 0:24:48
Properties that we wouldn't have particularly chosen ourselves. | 0:24:48 | 0:24:51
-They're not bed and breakfasts - they're properties that would have to convert. -Yes. | 0:24:51 | 0:24:55
So, something to think about, hopefully, and then | 0:24:55 | 0:24:57
the big day tomorrow - something completely different. | 0:24:57 | 0:25:00
-Yeah. -Let's go and see. | 0:25:00 | 0:25:02
Right then. Let's take you back to the hotel, shall we? | 0:25:02 | 0:25:05
-Yeah. -Thank you. | 0:25:05 | 0:25:06
As the setting sun reflects on Devon's waterside, | 0:25:19 | 0:25:23
so too can our buyers reflect on the two houses they've seen so far. | 0:25:23 | 0:25:27
With a budget of £500,000, | 0:25:32 | 0:25:35
Jerry and Louise want to leave Worcestershire town life behind | 0:25:35 | 0:25:38
and join forces in the Devon countryside, | 0:25:38 | 0:25:40
where they would like to run a bed and breakfast. | 0:25:40 | 0:25:43
So far, they've seen two impressive properties, | 0:25:43 | 0:25:46
which could be configured to accommodate both a home for them | 0:25:46 | 0:25:49
and a business. | 0:25:49 | 0:25:50
But still to come, our mystery house is an eye-watering proposition. | 0:25:50 | 0:25:55
-You look as if you're welling up a bit - are you all right? -I know! I can't believe that. | 0:25:55 | 0:26:00
I can't! | 0:26:00 | 0:26:01
Then I'll be savouring one of Devon's home-made delights. | 0:26:01 | 0:26:04
All topped off with a romantic ending, | 0:26:04 | 0:26:07
where there won't be a dry eye in the house. | 0:26:07 | 0:26:10
Happy days! | 0:26:11 | 0:26:12
Here's to a new start. | 0:26:12 | 0:26:14
So this morning, we're in the fairly fortunate position | 0:26:16 | 0:26:19
where Jerry and Louise love both of the properties I showed them yesterday. | 0:26:19 | 0:26:23
But maybe that's making life difficult for them. | 0:26:23 | 0:26:25
They might find it really tricky to decide which one they like best. | 0:26:25 | 0:26:29
Now we're off to see the mystery property today. | 0:26:29 | 0:26:31
And, well, it's going to need to be pretty special to beat anything I showed them yesterday. | 0:26:31 | 0:26:35
But you know what? I think it is. | 0:26:35 | 0:26:37
And it might just help them decide. | 0:26:37 | 0:26:39
I think we've got two contenders at the moment. Is that right or wrong? | 0:26:47 | 0:26:50
-That's right. -Yeah. | 0:26:50 | 0:26:52
I've never had three, and that's what I'm hoping for. | 0:26:52 | 0:26:55
-OK. That's interesting. -Yeah. | 0:26:55 | 0:26:58
And...I'm going to put money... | 0:26:58 | 0:27:00
I'm going to put lunch on the fact that I think we've got three out of three. | 0:27:00 | 0:27:04
Wow! | 0:27:04 | 0:27:05 | |
Because we've got two contenders, continue to keep an open mind, | 0:27:05 | 0:27:09
but what makes this the mystery property | 0:27:09 | 0:27:11
isn't what you're expecting. | 0:27:11 | 0:27:13
Mmm. | 0:27:14 | 0:27:16 | |
To reach our final property, | 0:27:17 | 0:27:19
we're heading around 20 miles south of Exeter | 0:27:19 | 0:27:21
to the coastal town of Torquay. | 0:27:21 | 0:27:24
This pretty seaside resort | 0:27:24 | 0:27:25
is one of three towns that make up the English Riviera | 0:27:25 | 0:27:28
and has been a popular holiday destination since Victorian times. | 0:27:28 | 0:27:32
And perched high on a hilltop overlooking the bay | 0:27:32 | 0:27:35
is the Victorian villa that we've chosen as our mystery property, | 0:27:35 | 0:27:39
which challenges them to commit to their chosen vocation. | 0:27:39 | 0:27:42
So, your thinking about what the mystery house might be | 0:27:45 | 0:27:49
comes to a rest. | 0:27:49 | 0:27:51
Here we are. | 0:27:51 | 0:27:52
I love this. | 0:27:52 | 0:27:54
Wow! | 0:27:55 | 0:27:56 | |
And it looks as if it's already a B&B. | 0:27:56 | 0:27:58
This is an up-and-running B&B. | 0:27:58 | 0:28:01
Built circa 1840, | 0:28:01 | 0:28:03
it's Grade II listed, as you'd expect. | 0:28:03 | 0:28:05
What's your thoughts? | 0:28:05 | 0:28:06
I think this looks really individual. | 0:28:06 | 0:28:08
It's not in a row of all the same. | 0:28:08 | 0:28:10
Love to see the views, but it's in a good spot. | 0:28:10 | 0:28:14
Inside, well, you're in for a feast of features. Follow me. | 0:28:14 | 0:28:18
The sun is certainly shining on our mystery property | 0:28:22 | 0:28:24
at this early stage. | 0:28:24 | 0:28:25
And inside, this Victorian guest house | 0:28:25 | 0:28:27
presents a picture of period opulence. | 0:28:27 | 0:28:30
Now then. | 0:28:32 | 0:28:33
A proper reception. Bit of a bar area, I think it used to be. | 0:28:33 | 0:28:38
This is a business you can buy. | 0:28:40 | 0:28:43
OK? This is what you asked for, | 0:28:43 | 0:28:44
but you've not run something before. | 0:28:44 | 0:28:46
Someone else has set this up for you. | 0:28:46 | 0:28:48
-Yeah. -So, keep an open mind. Let's take a look around. | 0:28:48 | 0:28:51
Seeing as this is already an established business, | 0:28:54 | 0:28:56
we're going to focus our attention | 0:28:56 | 0:28:58
on the ground-floor rooms earmarked for guests. | 0:28:58 | 0:29:00
Now... | 0:29:00 | 0:29:02
the dining room, or breakfast room. | 0:29:02 | 0:29:04
-Majestic. -Majestic? | 0:29:04 | 0:29:06
It is, yeah! | 0:29:06 | 0:29:08
Majestic. Right, OK. | 0:29:08 | 0:29:10
This is where you see the real Victorian features. | 0:29:10 | 0:29:12
And I think these buildings really work as B&Bs, | 0:29:12 | 0:29:15
cos it's a departure from the norm for the guests. | 0:29:15 | 0:29:18
You're so right. | 0:29:18 | 0:29:19
It's different to the norm. | 0:29:19 | 0:29:21
A nice place to spend a weekend. | 0:29:21 | 0:29:23
-Yeah. -Yeah. | 0:29:23 | 0:29:24
So if they're dining here, | 0:29:24 | 0:29:26
the best place to cook would be next door. | 0:29:26 | 0:29:29
In fact, it's set up just that way. | 0:29:29 | 0:29:31
The real engine room of a home, especially a business, though... | 0:29:31 | 0:29:36
This is where the magic happens. | 0:29:37 | 0:29:38
Yeah, it's got everything you need, and it's right by the dining room. | 0:29:38 | 0:29:42
It's perfect. It's perfectly set up. | 0:29:42 | 0:29:44
It's private - you can cook away from the glaring eyes of your guests. | 0:29:44 | 0:29:47
No, this is great. | 0:29:47 | 0:29:48
-This has got Louise written all over it. -Has it? | 0:29:48 | 0:29:52
Now, the owner has also looked into | 0:29:52 | 0:29:54
making this a destination tea shop. | 0:29:54 | 0:29:57
-Fab idea. -Yeah? | 0:29:57 | 0:29:59
You've got plenty of room for that, haven't you? | 0:29:59 | 0:30:02
Victorian murder mystery weekends. | 0:30:02 | 0:30:04
Now you're talking. Theme nights - they really do work. | 0:30:04 | 0:30:06
-You can have a bit of fun with that. -Yeah. | 0:30:06 | 0:30:09
I really admire how Louise's business vision is being fired up by our mystery house. | 0:30:09 | 0:30:14
We'll save the other ground-floor rooms until later, | 0:30:14 | 0:30:17
and go upstairs to explore the guest accommodation. | 0:30:17 | 0:30:20
There are four en-suite bedrooms, | 0:30:20 | 0:30:22
all of which are luxuriously decorated double suites, | 0:30:22 | 0:30:25
with their very own shower rooms. | 0:30:25 | 0:30:27
And the rates the current owners charge here | 0:30:27 | 0:30:30
start at around £70 per night, | 0:30:30 | 0:30:32
based on two people sharing a double room. | 0:30:32 | 0:30:34
This is my favourite, although it's not the biggest. | 0:30:38 | 0:30:40
It's a lovely size. | 0:30:40 | 0:30:42
-Isn't it in character? -Yeah. | 0:30:42 | 0:30:44
-Would you change anything? -No. | 0:30:44 | 0:30:47
I'm glad you said that. | 0:30:47 | 0:30:48
Let's find where you would have your own personal exclusive place, yeah? | 0:30:48 | 0:30:53
Something for you guys. | 0:30:53 | 0:30:54
With the guests more than catered for, | 0:30:58 | 0:31:00
it's time to consider where Jerry and Louise would relax | 0:31:00 | 0:31:03
after the working day is done. | 0:31:03 | 0:31:05
Back down on the ground floor, there are two final rooms | 0:31:05 | 0:31:07
that serve that purpose. | 0:31:07 | 0:31:09
They include a double bedroom, currently used as a treatment room | 0:31:09 | 0:31:13
with its own en-suite bathroom, | 0:31:13 | 0:31:14
alongside a beautiful, homely living room. | 0:31:14 | 0:31:17
I can see myself watching telly here in front of the fire, definitely. | 0:31:20 | 0:31:23
Very cosy. | 0:31:23 | 0:31:24
Yeah. | 0:31:24 | 0:31:26 | |
Very cosy. Nice place to relax. | 0:31:26 | 0:31:28
It's just ready to run. | 0:31:28 | 0:31:32
-We wouldn't have to do anything. -It's totally your genre. -Is it? | 0:31:32 | 0:31:35
-Yeah. -You wanted a garden. -Yeah. | 0:31:35 | 0:31:37
This room spills perfectly out onto a raised patio. | 0:31:37 | 0:31:40
-Let's take a look. -A gin and tonic! | 0:31:40 | 0:31:42
So this is all recently done. | 0:31:44 | 0:31:46
But you've got a garden all on one level. Jerry, what's going through your mind? | 0:31:46 | 0:31:49
You seem to be very happy, Louise. But Jerry, it's your house too. | 0:31:49 | 0:31:53
There's lots of tradition in there, | 0:31:53 | 0:31:56
with modern features - clean, tidy, hygienic. | 0:31:56 | 0:31:59
-It's up-to-date, isn't it? -Up-to-date. | 0:31:59 | 0:32:01
Now, this is a little unkind, because you've only seen a fraction of the accommodation on offer... | 0:32:01 | 0:32:06
..but you need to try and value it. | 0:32:08 | 0:32:10
Gosh! | 0:32:10 | 0:32:11 | |
£530,000. | 0:32:11 | 0:32:13
Jerry? | 0:32:13 | 0:32:15
It's tough, | 0:32:15 | 0:32:17
but I know this is a special house. | 0:32:17 | 0:32:19
So we'll push the envelope as far as you dare push it. | 0:32:19 | 0:32:23
So I would think £575,000. | 0:32:23 | 0:32:27
Yeah. Well, | 0:32:29 | 0:32:30
this place is on the market for £495,000. | 0:32:30 | 0:32:34
Oh, well done! | 0:32:39 | 0:32:40
I can't believe that! | 0:32:42 | 0:32:43
I might say that price again - I liked that! | 0:32:43 | 0:32:46
Tremendous. | 0:32:48 | 0:32:49
How much again? | 0:32:49 | 0:32:51
£495,000. | 0:32:51 | 0:32:53
Wow. | 0:32:53 | 0:32:55 | |
The advantage of this place, | 0:32:55 | 0:32:56
as I keep pointing out to you, | 0:32:56 | 0:32:59
is it's up and running. | 0:32:59 | 0:33:00
You know, this is... | 0:33:00 | 0:33:02
-You're welling up a bit - are you all right? -I know! | 0:33:02 | 0:33:05
No, I can't believe that! | 0:33:05 | 0:33:07
I can't. | 0:33:07 | 0:33:08
-Well... -Yeah. | 0:33:08 | 0:33:10
This is good news. | 0:33:10 | 0:33:12
All right? Have a look around the place. Take as much time as you want. All right? | 0:33:12 | 0:33:16
-Yeah. -Go and dry your eyes! | 0:33:16 | 0:33:18
Well...pretty good reaction, I think. | 0:33:20 | 0:33:23
Um, look...let's be honest here. | 0:33:23 | 0:33:26
They want to escape to the country, they want a new lifestyle together, | 0:33:26 | 0:33:29
but they also want a business, | 0:33:29 | 0:33:31
and I think this place, | 0:33:31 | 0:33:32
it could be for them, because it's already here. | 0:33:32 | 0:33:36
It's already established, | 0:33:36 | 0:33:37
and they can learn a lot from the current owners. | 0:33:37 | 0:33:40
Could be three out of three this week, do you think? | 0:33:40 | 0:33:42
On the market for a tear-jerking £495,000, | 0:33:44 | 0:33:48
the mystery property is a stylish Grade II listed Victorian villa, | 0:33:48 | 0:33:52
which challenges them to take on a fully established B&B. | 0:33:52 | 0:33:56
It's made up of five beautifully decorated bedrooms, | 0:33:56 | 0:33:59
each with en suite. | 0:33:59 | 0:34:01
There's also a large kitchen and two reception rooms to serve the guests, | 0:34:01 | 0:34:05
along with a comfortable private living area for them. | 0:34:05 | 0:34:09
It took my breath away, because it was everything I wanted, really. | 0:34:09 | 0:34:13
A character property, big windows, a garden... | 0:34:13 | 0:34:17
And it was just so individual. | 0:34:17 | 0:34:19
It was just...ooh, yes! | 0:34:19 | 0:34:22
I think the house, to live in and run a business, | 0:34:22 | 0:34:25
will be...very do-able. | 0:34:25 | 0:34:27
Beautiful escape from where we are, | 0:34:27 | 0:34:30
fresh start. It's what it's all been about. | 0:34:30 | 0:34:33
-You were long enough! There's so much to see, isn't there? -There is. | 0:34:33 | 0:34:36
-Now then, do I make that three contenders? -No. -No? | 0:34:36 | 0:34:39
One. | 0:34:39 | 0:34:41 | |
Well, listen. Let's go and cool off and have a chat. OK? | 0:34:41 | 0:34:45
Sounds sensible to me. | 0:34:45 | 0:34:47
Come on. | 0:34:47 | 0:34:48
Across the swathes of lush green pasture land | 0:34:59 | 0:35:02
that defines Devon's countryside | 0:35:02 | 0:35:04
is the familiar sight of black and white dairy herds. | 0:35:04 | 0:35:07
Yet just 60 years ago, | 0:35:07 | 0:35:08
these hillsides would have been predominantly grazed | 0:35:08 | 0:35:11
by a different breed altogether - | 0:35:11 | 0:35:13
the South Devon cow, known locally as the orange elephant. | 0:35:13 | 0:35:16
Before the Second World War, the South Devon was a dual-purpose breed, | 0:35:18 | 0:35:22
used both for milking and beef. | 0:35:22 | 0:35:23
But the post-war demand for high milk yields | 0:35:23 | 0:35:26
led to the demise of the South Devon as a dairy cow | 0:35:26 | 0:35:28
and the rise of foreign breeds, such as the Holstein and the Friesian | 0:35:28 | 0:35:32
that we see today. | 0:35:32 | 0:35:34
Although still popular for its beef, | 0:35:34 | 0:35:36
by the turn of this century, there were no milking herds of the orange elephant left here in Devon. | 0:35:36 | 0:35:41
But in 2005, Rob and Helen Taverner began a project | 0:35:41 | 0:35:45
to reintroduce this native breed. | 0:35:45 | 0:35:47
Now this is the only milking herd of South Devons in the world. | 0:35:47 | 0:35:51
I've come to their farm to find out more. | 0:35:51 | 0:35:54
One of the native breeds of Devon | 0:35:54 | 0:35:57
-is the South Devon. Used to be very famous for milking. There's one of them. -This is a South Devon cow? | 0:35:57 | 0:36:03
That's a South Devon cow. | 0:36:03 | 0:36:05
They're nicknamed the orange elephants, because they're bigger than the average cow | 0:36:05 | 0:36:09
and they've got sort of a long face. | 0:36:09 | 0:36:10
-You've bred these cattle, then? -That's right. | 0:36:10 | 0:36:13
There isn't any other farm in the world still milking South Devon cows. | 0:36:13 | 0:36:16
So we could use all that genetics and that great milking ability | 0:36:16 | 0:36:20
and its creaminess and taste | 0:36:20 | 0:36:21
in the modern age, which was really exciting. | 0:36:21 | 0:36:25
With the breeding programme going from strength to strength, | 0:36:25 | 0:36:28
the herd of South Devons is now 80-strong, | 0:36:28 | 0:36:30
with 30 dairy cows producing around 150,000 litres every year. | 0:36:30 | 0:36:35
A normal dairy cow... | 0:36:37 | 0:36:38
It's quite an intensive way of milking, isn't it? | 0:36:38 | 0:36:41
That's right. They'll produce a huge amount in the shortest space of time. | 0:36:41 | 0:36:45
So they'll probably be on the farm for about five years, | 0:36:45 | 0:36:48
and produce, say, 50,000 litres in their life. | 0:36:48 | 0:36:51
These will probably be on the farm for ten years - they last longer, they're healthier, they're fitter. | 0:36:51 | 0:36:56
-They're hopefully happy cows as well. -Right. -And they'll still do 50,000 litres in their lifetime, | 0:36:56 | 0:37:01
but over a longer period. | 0:37:01 | 0:37:03
These beautiful beasts are powerfully built, | 0:37:03 | 0:37:06
supplying a rich, creamy milk, | 0:37:06 | 0:37:07
which has inspired Rob to develop an even sweeter branch to the business. | 0:37:07 | 0:37:11
So, Rob, what do you do with all this milk? Where does it all go? | 0:37:11 | 0:37:14
Some of it goes to the local dairies. | 0:37:14 | 0:37:16
Then some we make into ice cream on the farm here. | 0:37:16 | 0:37:19
-Ice cream? -Ice cream. | 0:37:19 | 0:37:21
In order to turn this milk into ice cream, | 0:37:21 | 0:37:24
Rob mixes it with eggs, sugar, cream, | 0:37:24 | 0:37:27
and in this instance, chocolate. | 0:37:27 | 0:37:29
The mixture is then left to pasteurise overnight | 0:37:29 | 0:37:32
before it's finally passed through the freezing machine. | 0:37:32 | 0:37:35
This sounds like heaven in a bucket! | 0:37:35 | 0:37:37
And it's lovely and yellow - can you see that? | 0:37:37 | 0:37:39
There you go. | 0:37:39 | 0:37:40
The last bits of chocolate going in there as well, which we've blended in. | 0:37:40 | 0:37:44
Let's not waste any of that! Let's get the chocolate in there. | 0:37:44 | 0:37:47
After ten minutes or so, the ice cream is ready, and for extra indulgence, | 0:37:48 | 0:37:52
we're going to throw in some home-made brownies. | 0:37:52 | 0:37:54
Here you go. Have a taste. | 0:37:59 | 0:38:00
-What do you think? -Oh, Daisy - she tastes beautiful! -She does. | 0:38:07 | 0:38:10
Isn't it great to see these wonderful cows | 0:38:14 | 0:38:16
once again producing milk in this fantastic Devonshire landscape? | 0:38:16 | 0:38:20
Time to catch up with today's buyers | 0:38:20 | 0:38:22
to see if we've found the right business opportunity for them. | 0:38:22 | 0:38:24
So let's talk about the properties themselves. | 0:38:30 | 0:38:32
First property was a house, | 0:38:32 | 0:38:34
but you could see the potential straight away, couldn't you? | 0:38:34 | 0:38:37
Yeah. | 0:38:37 | 0:38:38 | |
Two lovely bedrooms with fabulous James Bond bathrooms! | 0:38:38 | 0:38:43
It was, wasn't it? | 0:38:43 | 0:38:45
-The separate upstairs area had all the potential, didn't it? -Yeah. | 0:38:45 | 0:38:48
And the lovely aspect to the rear, with all the glass. | 0:38:48 | 0:38:53
And then the features at the front. | 0:38:53 | 0:38:55
Dynamic. | 0:38:55 | 0:38:57
-Yeah. -Really good property. | 0:38:57 | 0:38:58
We left there and I was thinking, "Well, they've seen the potential here." | 0:38:58 | 0:39:02
I thought we had a contender there. | 0:39:02 | 0:39:03
So, in the afternoon, we went along to a house in Dartmouth, | 0:39:03 | 0:39:07
an area you'd already said you'd liked. What were your first impressions then, Jerry? | 0:39:07 | 0:39:11
I thought the frontage of the house was impressive, | 0:39:11 | 0:39:13
and that amazing turret feature at the top, | 0:39:13 | 0:39:16
which we found out inside exactly what secrets it held. | 0:39:16 | 0:39:19
You were essentially getting a penthouse apartment with that property. | 0:39:19 | 0:39:23
It was. It was just like a penthouse. | 0:39:23 | 0:39:26
-I could see us being really comfortable in that apartment upstairs. -Yeah. | 0:39:26 | 0:39:30
And with the open-plan kitchen... | 0:39:30 | 0:39:31
So, end of day one... | 0:39:31 | 0:39:33
Two properties, | 0:39:33 | 0:39:36
-both with potential, which I think you've come round to, haven't you? -Yes. -Yes. | 0:39:36 | 0:39:40
Which is why I was really, really keen on showing you the mystery property today. | 0:39:40 | 0:39:44
An up-and-running B&B. | 0:39:44 | 0:39:46
What were your thoughts when you first came round the corner and saw it, Jerry? | 0:39:46 | 0:39:50
When I first saw it, I was well impressed. | 0:39:50 | 0:39:53
18th-century period property, | 0:39:53 | 0:39:56
all the different angles of the roofs and the chimney | 0:39:56 | 0:40:00
and the windows. It was all happening. | 0:40:00 | 0:40:02
Um...really established front planted area, | 0:40:02 | 0:40:05
trees. Very impressive. | 0:40:05 | 0:40:08
I thought, "Way out of our budget - what are we doing here?" | 0:40:08 | 0:40:11
But then inside, you saw that | 0:40:11 | 0:40:13
you've got all those beautiful Victorian features that your guests would enjoy as well. | 0:40:13 | 0:40:18
-I think that's when the penny started to drop. -Definitely. | 0:40:18 | 0:40:20
And it was a much older property, period property, | 0:40:20 | 0:40:24
but had been finished to a really high standard | 0:40:24 | 0:40:27
and was somewhere that we would have stayed. | 0:40:27 | 0:40:32
Do I need to ask what your favourite is? | 0:40:32 | 0:40:34
You can, but I'm sure you know. | 0:40:34 | 0:40:35
Go on. | 0:40:35 | 0:40:36 | |
The mystery property, definitely. | 0:40:36 | 0:40:39
The first two were stunning, | 0:40:39 | 0:40:41
but the mystery property | 0:40:41 | 0:40:43
has got it for me. | 0:40:43 | 0:40:44
So what's the next step? | 0:40:44 | 0:40:46
What do you want to do about it? | 0:40:46 | 0:40:48
We need to find some financial guidance, don't we? | 0:40:48 | 0:40:51
We desperately want to generate the money | 0:40:51 | 0:40:53
that's required to bag that property. | 0:40:53 | 0:40:56
-But we will pursue that. -Yeah? | 0:40:56 | 0:40:58
On the cusp of a new life together, probably. | 0:40:58 | 0:41:01
What do you mean "probably"? | 0:41:01 | 0:41:03
Well... | 0:41:03 | 0:41:05
While we're on the subject, and these good folk from Escape To The Country | 0:41:05 | 0:41:08
have done all this research and hard work for us, | 0:41:08 | 0:41:11
to find a new beginning, | 0:41:11 | 0:41:13
and the perfect property... | 0:41:13 | 0:41:15
I've been doing some work myself. | 0:41:15 | 0:41:17
And I've been researching | 0:41:19 | 0:41:20
the perfect woman that I'd like to spend the rest of my life with. | 0:41:20 | 0:41:23
So, young Louise... | 0:41:23 | 0:41:26
I want to ask you | 0:41:28 | 0:41:29
if you would be... | 0:41:29 | 0:41:31
or do me the honour of... | 0:41:31 | 0:41:33
being my wife. | 0:41:33 | 0:41:35
Oh, my God! | 0:41:38 | 0:41:39
Is that a yes or a maybe? | 0:41:43 | 0:41:44
I'd be delighted to be your wife! | 0:41:44 | 0:41:47
Yes! | 0:41:47 | 0:41:48 | |
Well, give us a kiss, then! | 0:41:48 | 0:41:49
Wow! | 0:41:52 | 0:41:53 | |
Wow! | 0:41:53 | 0:41:54 | |
Thank you. | 0:41:54 | 0:41:56
Happy days! | 0:41:57 | 0:41:59
Here's to a new start. | 0:41:59 | 0:42:00
Oh, listen, congratulations! | 0:42:00 | 0:42:02
Congratulations, mate. That is amazing. Amazing news. | 0:42:05 | 0:42:09
I'm not playing gooseberry any longer. This is brilliant news. Enjoy the moment. | 0:42:10 | 0:42:14
I'm off to get a bottle of fizz, all right? | 0:42:14 | 0:42:16
Catch you in a mo. | 0:42:16 | 0:42:17
Well, Jerry and Louise are nothing if not adventurous. | 0:42:25 | 0:42:28
They want to move to a county that they admit they've hardly ever been to before | 0:42:28 | 0:42:32
and buy their very first home here. | 0:42:32 | 0:42:34
But it also needs to be a business. | 0:42:34 | 0:42:36
But with that mystery property, I think we may have just found it for them. | 0:42:36 | 0:42:40
And, as you can see, they've just committed to the rest of their lives together. | 0:42:40 | 0:42:43
So they're off to a flying start. | 0:42:43 | 0:42:46
Worthy of a celebration, I think. | 0:42:46 | 0:42:48
See you next time. | 0:42:48 | 0:42:49
Jerry and Louise did go back to the mystery house, | 0:42:51 | 0:42:54
and are now in negotiations with the owner. | 0:42:54 | 0:42:56
They have also set a date for their wedding, | 0:42:56 | 0:42:58
so are hopefully set to start | 0:42:58 | 0:43:00
a new life together in the country very soon. | 0:43:00 | 0:43:02
If you'd like to escape to the country | 0:43:04 | 0:43:06
