Colossal bluestones like these were used in the construction of one of | 0:00:02 | 0:00:05
Britain's most popular and much-loved Neolithic monuments. | 0:00:05 | 0:00:08
Now, you may be able to guess which ancient monument I'm referring to, | 0:00:08 | 0:00:12
but you might be surprised to learn where I am. | 0:00:12 | 0:00:15
And I'll reveal more about my whereabouts in just a few moments. | 0:00:15 | 0:00:18
Today, our house hunt will be taking us from east to west | 0:00:38 | 0:00:41
and far-flung places. | 0:00:41 | 0:00:42
It's the Costa Del Wales here. | 0:00:42 | 0:00:44
But we end up heading in exactly the right direction. | 0:00:45 | 0:00:48
Which one do you think that might be? | 0:00:48 | 0:00:51
-That one. -No, it's this one. | 0:00:51 | 0:00:53
We're rubbish! | 0:00:53 | 0:00:54
Today, I'm in Pembrokeshire, in the far western corner of Wales, | 0:00:57 | 0:01:01
at the rocky outcrop of Craig Rhos-y-felin | 0:01:01 | 0:01:04
in the Preseli Hills, | 0:01:04 | 0:01:05
where you will find these bluestones, | 0:01:05 | 0:01:08
the likes of which were used in the construction of the inner circle | 0:01:08 | 0:01:11
of Stonehenge in Wiltshire. | 0:01:11 | 0:01:13
Now, geologists have long suggested that those stones | 0:01:13 | 0:01:17
came from this very site. | 0:01:17 | 0:01:19
But what they're less sure about is exactly how they made that | 0:01:19 | 0:01:23
180-mile journey to get there. | 0:01:23 | 0:01:26
Did they go over land? | 0:01:26 | 0:01:27
Perhaps via sea? | 0:01:27 | 0:01:29
Or maybe they were carried there via a glacier. | 0:01:29 | 0:01:32
Now, the mystery of these stones and how they got all the way | 0:01:32 | 0:01:35
to Salisbury Plain from here perhaps will never be solved, | 0:01:35 | 0:01:39
but what isn't up for debate is the glorious beauty that this largely | 0:01:39 | 0:01:43
unspoiled and remote county has to offer. | 0:01:43 | 0:01:47
Lying in the south-west of Wales, | 0:01:49 | 0:01:51
Pembrokeshire is renowned for its extensive coastline, | 0:01:51 | 0:01:54
and shares borders with Carmarthenshire and Ceredigion. | 0:01:54 | 0:01:58
Covering over 600 square miles, | 0:02:00 | 0:02:02
the rugged landscape is peppered with fortifications, | 0:02:02 | 0:02:05
including the majestic Pembroke Castle, that dates back to 1093. | 0:02:05 | 0:02:10
Throw forward several hundred years, | 0:02:13 | 0:02:14
and it was the attractive coastal town in Tenby | 0:02:14 | 0:02:17
that was putting this part of the country on the map. | 0:02:17 | 0:02:20
Victorian holiday-makers came here | 0:02:20 | 0:02:22
pursuing the health benefits of fresh air and bathing in sea water. | 0:02:22 | 0:02:26
Built into the cliff face near Bosherston is a tiny 13th-century chapel. | 0:02:28 | 0:02:33
Measuring just 18 by 12 feet, | 0:02:33 | 0:02:35
it marks the home of the sixth-century hermit St Govan. | 0:02:35 | 0:02:39
Pembrokeshire's beguiling heritage and dramatic natural coastline | 0:02:40 | 0:02:44
make it a tempting proposition not just for visitors | 0:02:44 | 0:02:47
but for those looking for long-term rural adventure. | 0:02:47 | 0:02:51
Although property prices across West Wales have gone up around 10% over | 0:02:55 | 0:02:59
the past five years, this region still offers relative value for money. | 0:02:59 | 0:03:03
The average price of a detached house across the three counties | 0:03:03 | 0:03:06
that make up West Wales comes in at just over £212,000. | 0:03:06 | 0:03:11
That's a very welcome £120,000 below the UK figure. | 0:03:11 | 0:03:17
And today's buyers are prepared to go the distance in order to take | 0:03:17 | 0:03:21
advantage of this value for money, | 0:03:21 | 0:03:23
as they have big plans for their move here. | 0:03:23 | 0:03:26
Newly qualified social worker Miranda | 0:03:29 | 0:03:31
and recently retired fireman David, | 0:03:31 | 0:03:33
from the town of Broadstairs in Kent, | 0:03:33 | 0:03:35
have their sights firmly set on a country move, | 0:03:35 | 0:03:39
having taken a long time getting together. | 0:03:39 | 0:03:42
We met each other probably around 2000, I think. | 0:03:42 | 0:03:45
Yeah, it was, yeah. We started actually seeing each other in 2014, | 0:03:45 | 0:03:48
so it was 14 years of getting to know each other. | 0:03:48 | 0:03:51
I always had really strong feelings for you. | 0:03:51 | 0:03:53
When the opportunity came, it was too good a one to miss, really. | 0:03:53 | 0:03:56
And I said yes, because I thought, "I'm not letting him go this time." | 0:03:56 | 0:04:00
They took decisive action and wasted no time getting married | 0:04:01 | 0:04:05
just 18 months later. | 0:04:05 | 0:04:07
David was quick to introduce Miranda | 0:04:07 | 0:04:09
to one of his favourite places, Pembrokeshire. | 0:04:09 | 0:04:12
I've been to that part of the world quite a few times on holiday, | 0:04:14 | 0:04:16
and you just fell in love with the area, didn't you? | 0:04:16 | 0:04:18
Yeah. There was a particular house just across from where we were staying, | 0:04:18 | 0:04:22
and I completely fell in love with it. | 0:04:22 | 0:04:24
Dave said, "We'll put a note through the door, | 0:04:24 | 0:04:26
"and we'll see if we can buy that one." | 0:04:26 | 0:04:28
That kind of sowed the seed and then we thought, "Oh, | 0:04:28 | 0:04:31
"maybe you could have a little campsite if you had this," | 0:04:31 | 0:04:34
and that kind of... Our dreams evolved from that sort of starting point. | 0:04:34 | 0:04:38
Since that lightbulb moment, | 0:04:38 | 0:04:41
Miranda and David have developed plans for an exciting business venture. | 0:04:41 | 0:04:44
As well as having a home for ourselves, | 0:04:44 | 0:04:46
we'd ideally like a couple of rental cottages and maybe a small campsite | 0:04:46 | 0:04:50
with a dozen or so pitches. | 0:04:50 | 0:04:52
A bit of glamping. | 0:04:52 | 0:04:54
We'd like to become a little bit more self-sufficient. | 0:04:54 | 0:04:56
Somewhere with a polytunnel would be a bonus. | 0:04:56 | 0:04:58
We also like the idea of growing our own vegetables. | 0:04:58 | 0:05:01
We've got chickens at the moment, so we'll have some more chicks. | 0:05:01 | 0:05:04
But it's not just chickens that would be coming along for the ride. | 0:05:04 | 0:05:07
I shall be taking with me my beloved horse, Rufus, | 0:05:08 | 0:05:12
and then we've got the three dogs between us. | 0:05:12 | 0:05:14
We've got two springer spaniels and then a working cocker. | 0:05:14 | 0:05:18
Actually hasn't ever done any work in his life. | 0:05:18 | 0:05:20
When we move, it will be so lovely to have my horse effectively | 0:05:20 | 0:05:23
in the back garden. | 0:05:23 | 0:05:25
Peer through the curtains and check that he's OK. | 0:05:25 | 0:05:29
Along with hosting camping guests and looking after a menagerie of pets | 0:05:29 | 0:05:33
and poultry, they have other adventurous aspirations. | 0:05:33 | 0:05:36
I'm already a diver, and you'd like to get into diving. | 0:05:38 | 0:05:41
So West Wales has got some lovely diving. | 0:05:41 | 0:05:43
-Yeah. -The water's really lovely. | 0:05:43 | 0:05:45
I'm hoping that we'll have a bit of freedom to plan our days | 0:05:45 | 0:05:47
as we want to, in our own sort of diary, as it were, | 0:05:47 | 0:05:50
rather than having other people telling us what to do. | 0:05:50 | 0:05:53
I don't want to get too old and think, "Oh, I wish I'd tried that." | 0:05:53 | 0:05:56
So we're going to grab the bull by the horns and give it a go. | 0:05:56 | 0:05:58
Our house-hunters have enjoyed holidaying in the area surrounding | 0:06:03 | 0:06:06
Britain's smallest city, St Davids in Pembrokeshire. | 0:06:06 | 0:06:10
But to ensure we uncover the best properties on the market, | 0:06:10 | 0:06:13
they're willing to extend their search to take in all of West Wales, | 0:06:13 | 0:06:17
including Ceredigion and Carmarthenshire. | 0:06:17 | 0:06:19
I'm meeting up with them to hear more | 0:06:20 | 0:06:22
about their grand business ambitions. | 0:06:22 | 0:06:25
Not a bad start to the day, is it? | 0:06:25 | 0:06:27
-Stunning. -Now, this relocation for you, | 0:06:27 | 0:06:29
it's obviously for yourselves all about getting to enjoy this beautiful | 0:06:29 | 0:06:33
part of West Wales. | 0:06:33 | 0:06:35
But tapping into the fact that other people want to enjoy it as well. | 0:06:36 | 0:06:39
This is hospitality? | 0:06:39 | 0:06:41
Absolutely. We want to give people a fantastic opportunity to come on | 0:06:41 | 0:06:45
holiday, whether we've got holiday lets or gites or... | 0:06:45 | 0:06:48
-Glamping. -Glamping. | 0:06:48 | 0:06:50
Have you ever been involved in hospitality before? | 0:06:50 | 0:06:52
-No. -Never. | 0:06:52 | 0:06:54
Well, not from the giving end. | 0:06:55 | 0:06:57
From the receiving end. | 0:06:57 | 0:06:58
OK. A lot of people are keen on doing this when they move | 0:06:58 | 0:07:01
to the countryside, but it can be hard work. | 0:07:01 | 0:07:04
-Yeah. -Yeah, you're absolutely right. | 0:07:04 | 0:07:06
And we are aware of that. | 0:07:06 | 0:07:07
But we're not going to be providing them with breakfast or anything. | 0:07:07 | 0:07:10
And we're not afraid of hard work. | 0:07:10 | 0:07:11
We're used to early mornings and getting on with things, aren't we? | 0:07:11 | 0:07:14
We like to fill up our days with things anyway, so... | 0:07:14 | 0:07:16
OK. There's the business element. | 0:07:16 | 0:07:18
-There's also a requirement for land, and quite a bit of it. -Mm. | 0:07:18 | 0:07:22
Because you've got a horse with a dog's name. | 0:07:22 | 0:07:24
-Everyone says that! -Because he has. | 0:07:24 | 0:07:27
-He's called Rufus! Isn't it? -Rufus, yeah, | 0:07:27 | 0:07:29
so he'll be coming to stay with us as well. | 0:07:29 | 0:07:31
Not leaving him behind. | 0:07:31 | 0:07:32
And he'll need some friends. | 0:07:32 | 0:07:34
-So maybe... -What do you mean, friends? | 0:07:34 | 0:07:36
-You're going to buy more horses? -I'm not allowed to buy more horses. | 0:07:36 | 0:07:39
-Once Dave realised how long they live, I wasn't allowed to buy any more. -40 years. | 0:07:39 | 0:07:43
Well, I think we'll provide livery for local people, | 0:07:43 | 0:07:45
-or people who want to bring their horses on holiday, perhaps. -Yeah. | 0:07:45 | 0:07:48
So stables would be ideal. | 0:07:48 | 0:07:50
-OK, so minimum land requirement? -Maybe eight acres. | 0:07:50 | 0:07:53
Eight acres? OK. | 0:07:53 | 0:07:54
-Yeah. -We've not yet spoken about the most important part of the jigsaw, | 0:07:54 | 0:07:57
and that's the house itself. | 0:07:57 | 0:07:59
What does the house look like in your eye? | 0:07:59 | 0:08:01
As old as possible, as far as I'm concerned, | 0:08:01 | 0:08:04
with as much character as possible. | 0:08:04 | 0:08:06
Plenty of open fires or wood burners. | 0:08:06 | 0:08:07
-Yeah, definitely. -Something like that. | 0:08:07 | 0:08:09
It's got to have loads of character. | 0:08:09 | 0:08:11
You said that straight away, character, old. | 0:08:11 | 0:08:13
And with that age also comes maintenance. | 0:08:13 | 0:08:15
Yes. That doesn't faze us at all, really. | 0:08:15 | 0:08:17
-No. -OK. -A big party kitchen-diner would be good. | 0:08:17 | 0:08:19
We've kind of got this idea of lots of people coming for Christmas, | 0:08:19 | 0:08:23
so a nice space for a big, long table at Christmas would be great. | 0:08:23 | 0:08:26
How many bedrooms are we talking? | 0:08:26 | 0:08:27
-Minimum of three. -Let's talk budget, | 0:08:27 | 0:08:30
because we're not looking for a two-up, two-down, are we? | 0:08:30 | 0:08:33
-No. -If we want to buy it outright and be mortgage-free, | 0:08:33 | 0:08:37
we've got a maximum of about £650,000. | 0:08:37 | 0:08:40
Well, I've got three very interesting properties lined up for you. | 0:08:40 | 0:08:44
All will give you different aspects of what you said you're after. | 0:08:44 | 0:08:48
Maybe one of them will give you the lot. | 0:08:48 | 0:08:50
-You ready to go? -Yes. -Absolutely. -Fantastic. Thank you. | 0:08:50 | 0:08:52
With the aim of shedding their mortgage commitments, | 0:08:54 | 0:08:57
Miranda and David's preferred budget is £650,000. | 0:08:57 | 0:09:01
But they would nudge a bit higher for the perfect property. | 0:09:01 | 0:09:05
They would like a traditional Welsh farmhouse with three bedrooms and | 0:09:05 | 0:09:08
holiday let potential. | 0:09:08 | 0:09:10
Ideally, around eight acres for a luxury campsite and space | 0:09:10 | 0:09:13
for Miranda's horse, Rufus. | 0:09:13 | 0:09:16
We'll be exploring three very different country homes, | 0:09:16 | 0:09:19
which aim to give our ambitious couple lots to consider. | 0:09:19 | 0:09:22
But they won't know the cost of each until after the viewings. | 0:09:22 | 0:09:25
Last will be our Mystery House, | 0:09:26 | 0:09:28
which is set to push them to think | 0:09:28 | 0:09:30
even bigger than they ever bargained for. | 0:09:30 | 0:09:33
So this move to the countryside of yours, this big escape, | 0:09:37 | 0:09:40
-what do you want to do? -I want to really get into brewing my own beer. | 0:09:40 | 0:09:43
We'd like an on-site brewery, | 0:09:43 | 0:09:45
hence the reason why we'd like some outbuildings that we can convert. | 0:09:45 | 0:09:48
I was going to say, if you want an on-site brewery, | 0:09:48 | 0:09:50
I'm turning the car right around, | 0:09:50 | 0:09:52
because I've not seen any of those in my property searches! | 0:09:52 | 0:09:54
You'll have to build your own, my friend. | 0:09:54 | 0:09:56
Yes, I think that's what it is. | 0:09:56 | 0:09:58
We'll start out by buying the beer in, you know, a micro pub. | 0:09:58 | 0:10:00
-You know... -What do you mean? Like, | 0:10:00 | 0:10:02
you would like to have a little microbrewery on-site and then invite | 0:10:02 | 0:10:05
people to come and consume it and pay for it on-site? | 0:10:05 | 0:10:07
Yes, absolutely. Yeah. | 0:10:07 | 0:10:09
You're going at this, aren't you?! | 0:10:10 | 0:10:12
-I mean... -We're living the dream. | 0:10:12 | 0:10:13
You ARE living the dream. | 0:10:13 | 0:10:15
Or you're living the nightmare. | 0:10:15 | 0:10:17
To kick-start our Welsh property hunt, | 0:10:18 | 0:10:20
we're heading to the village of Solva on the Pembrokeshire coast. | 0:10:20 | 0:10:23
Back in the medieval period, | 0:10:23 | 0:10:25
the village's location on the north side of St Brides Bay | 0:10:25 | 0:10:28
made it was a key point for trading and a centre for lime burning. | 0:10:28 | 0:10:33
A collection of lime kiln remains are still preserved along the harbour. | 0:10:33 | 0:10:37
Fast forward to the modern day, | 0:10:37 | 0:10:39
and the village is a haven for visitors exploring the Pembrokeshire | 0:10:39 | 0:10:42
National Park, or taking in the far-reaching views from the nearby coast path. | 0:10:42 | 0:10:48
Less than two miles away is our property. | 0:10:48 | 0:10:51
Sat on the pilgrims' route to St Davids, | 0:10:51 | 0:10:54
it's in a prime position to tap into the tourist trade, | 0:10:54 | 0:10:57
ripe for a pair of house hunters with big holiday let dreams. | 0:10:57 | 0:11:00
Right then, you are going to be looking around | 0:11:03 | 0:11:07
everything in front of you. | 0:11:08 | 0:11:09
-Oh, wow. -Wow! | 0:11:09 | 0:11:11
This is beautiful. What a stunning-looking property. | 0:11:12 | 0:11:14
But what a spot as well. | 0:11:14 | 0:11:17
-You would like to think there's plenty of punters that would like to come and stay. -Yes. | 0:11:17 | 0:11:20
-Yeah, definitely. -And they can and do stay here. | 0:11:20 | 0:11:24
This is a home and a holiday let. | 0:11:24 | 0:11:27
-Oh, even better. -But I'm going to show you around this part. | 0:11:27 | 0:11:30
OK. | 0:11:30 | 0:11:31 | |
The Victorian farmhouse features two separate dwellings, | 0:11:31 | 0:11:34
both of which are currently let as holiday homes. | 0:11:34 | 0:11:38
On one side is the original farmhouse, dating back to the 1860s. | 0:11:38 | 0:11:42
This part is smaller and spread over two floors, | 0:11:42 | 0:11:45
which I would think could be Miranda and David's living quarters. | 0:11:45 | 0:11:49
The adjoining barn, originally the milking shed, | 0:11:49 | 0:11:52
is mostly laid out over one level, | 0:11:52 | 0:11:54
and would make an ideal holiday rental. | 0:11:54 | 0:11:56
With business at the forefront of our minds, | 0:11:56 | 0:11:58
we're starting in the former barn's living room. | 0:11:58 | 0:12:00
Just mind the step there, Miranda, as you come down. | 0:12:00 | 0:12:03
Thank you. | 0:12:03 | 0:12:05
-Oh. -Oh, this is lovely. | 0:12:05 | 0:12:07
Lovely. How nice is this? | 0:12:07 | 0:12:09
-Yeah. -I love all the exposed beams and the exposed brickwork. | 0:12:09 | 0:12:12
-Yeah. -Then obviously the fire's so welcoming. | 0:12:12 | 0:12:14
You hear it, you feel it, | 0:12:14 | 0:12:16
you smell it as soon as you walk in to a home like this. | 0:12:16 | 0:12:18
-It's part of the... Part of that... -Brings it to life, doesn't it? -Yeah, I think so. | 0:12:18 | 0:12:22
And the room's a really nice size. | 0:12:22 | 0:12:24
Sometimes when they've converted old buildings, | 0:12:24 | 0:12:26
-you get too much height with the ceilings. -Yeah. -But it's a really good feel. | 0:12:26 | 0:12:29
Through that little door there is a spare bedroom. | 0:12:29 | 0:12:33
But I want to show you the kitchen, which is decent as well. | 0:12:33 | 0:12:36
-Oh, good. -OK, thank you. | 0:12:36 | 0:12:37
Now, party kitchen? | 0:12:41 | 0:12:42
I think you said you wanted a big kitchen. | 0:12:42 | 0:12:44
Oh, that's lovely. That's really nice. | 0:12:44 | 0:12:46
That table's big enough for when we have... | 0:12:46 | 0:12:47
-It's quite big, isn't it? Yeah. -I flipping hope so! | 0:12:47 | 0:12:50
Yeah, that's fantastic. And it's nice and airy as well. | 0:12:50 | 0:12:53
It's really light. I really like it. | 0:12:53 | 0:12:54
Let's take a look at one of the bedrooms, and then we'll get outside. | 0:12:54 | 0:12:57
-OK. -Let me just squeeze through here. -Lovely, thank you. -Mind your step. -Thank you. | 0:12:57 | 0:13:01
Hopefully our couple are already picturing themselves playing host to | 0:13:02 | 0:13:06
friends and family in here. | 0:13:06 | 0:13:07
In terms of bedroom space, this barn provides them with five in total. | 0:13:08 | 0:13:12
A double, currently with two single beds, | 0:13:12 | 0:13:14
lies upstairs from the living room, | 0:13:14 | 0:13:16
and the remaining bedrooms are all down on the ground floor. | 0:13:16 | 0:13:19
One benefits from its own entrance, | 0:13:19 | 0:13:21
giving this property even greater holiday let credentials. | 0:13:21 | 0:13:25
All the bedrooms share similar character features throughout, | 0:13:25 | 0:13:28
including exposed stonework and beams. | 0:13:28 | 0:13:31
And two come with useful en suites. | 0:13:31 | 0:13:34
There is also a shower room with underfloor heating. | 0:13:34 | 0:13:37
Now, this is the biggest of the bedrooms on this side of the property. | 0:13:37 | 0:13:41
Yeah, it's really nice. Nice and light, isn't it? | 0:13:41 | 0:13:43
You've got lots of options as regards to bedroom space for you or guests. | 0:13:43 | 0:13:48
It would probably take a bit of a while to get your head around how you would use it. | 0:13:48 | 0:13:51
Sometimes, you need to live in a place for a little while, | 0:13:51 | 0:13:54
don't you, and sort of switch things around once you're in there. | 0:13:54 | 0:13:56
-Exactly. -Yeah. -You might as well say, "Oh, | 0:13:56 | 0:13:58
"we'll live in the south wing for a couple of nights." | 0:13:58 | 0:14:00
I like the sound of that. | 0:14:00 | 0:14:02
David and Miranda could make this converted milk barn home, | 0:14:02 | 0:14:05
or they could opt for the white- rendered farmhouse next door if | 0:14:05 | 0:14:09
cosier proportions take their fancy. | 0:14:09 | 0:14:12
Although smaller, there's a galley kitchen, | 0:14:12 | 0:14:14
breakfast room and three bedrooms. | 0:14:14 | 0:14:16
One is downstairs, and the other two up on the first floor, | 0:14:16 | 0:14:20
including a master with en suite next to a cosy den. | 0:14:20 | 0:14:24
The current owners have renovated this house with great care and, | 0:14:24 | 0:14:27
in the process, uncovered a wealth of features. | 0:14:27 | 0:14:31
In the sitting-room, they found a huge inglenook fireplace, | 0:14:31 | 0:14:34
which now creates a great focal point. | 0:14:34 | 0:14:36
Heading outside, we reveal the full scope of what's on offer, | 0:14:37 | 0:14:40
with lots of potential for horses. | 0:14:40 | 0:14:43
Well, you can see there's lots to get involved with out here. | 0:14:43 | 0:14:46
You have got this paddock here... | 0:14:46 | 0:14:48
-Right. -Including that pond. | 0:14:48 | 0:14:50
That pond is spring-fed. | 0:14:50 | 0:14:52
And the field beyond. | 0:14:52 | 0:14:54
All in all, 7.8 acres. | 0:14:54 | 0:14:57
-Yeah. OK. -I think this property gives you everything. | 0:14:57 | 0:15:00
-How would you price it? -I'm not really sure, | 0:15:00 | 0:15:03
but I'm going to go for around £600,000. | 0:15:03 | 0:15:06
I think maybe a little bit more, maybe 625. | 0:15:06 | 0:15:10
This place is on the market for offers around £649,950. | 0:15:10 | 0:15:16
-Right. -Right, OK. | 0:15:16 | 0:15:18
So, why don't you have a good scoot around? | 0:15:18 | 0:15:19
Work out in your minds which of the properties you'd like to live in | 0:15:19 | 0:15:22
full-time. That's the first question, isn't it? | 0:15:22 | 0:15:24
-It is, yeah. -Yeah, I think I know which one I want. | 0:15:24 | 0:15:27
-OK. Well, go on. Have a look. -Thank you. -Catch you in a bit. | 0:15:27 | 0:15:30
On the market just shy of £650,000, | 0:15:30 | 0:15:33
our first property comprises a 19th-century farmhouse with three | 0:15:33 | 0:15:37
bedrooms and an adjoining five-bedroom barn conversion. | 0:15:37 | 0:15:41
It offers ample scope with an up-and-running holiday let, | 0:15:41 | 0:15:44
and comes with almost eight acres of land, plus stabling. | 0:15:44 | 0:15:48
Oh, lovely fireplace. | 0:15:48 | 0:15:50
-It's nice and cosy in here. -This is nice. And nice views. Yeah. | 0:15:50 | 0:15:53
Look at that for views, that vista out there. | 0:15:53 | 0:15:55
My favourite of the properties as it's set up now is the smaller of the two. | 0:15:55 | 0:15:59
I think it's just a bit more farmhousey and cottagey. | 0:15:59 | 0:16:02
With regards to the character of the properties, | 0:16:02 | 0:16:04
you couldn't ask for more, really. | 0:16:04 | 0:16:06
Lovely old beams everywhere and wonky doors. | 0:16:06 | 0:16:10
My only reservation, really, is the land. | 0:16:10 | 0:16:12
I kind of would have liked a little bit more shelter for my horse. | 0:16:12 | 0:16:15
When we see the right property for the first time, | 0:16:15 | 0:16:18
I think we'll know straight away. | 0:16:18 | 0:16:19
I'm not 100% convinced that this is right for us. | 0:16:19 | 0:16:22
It's a bit of a buy one, get one free house, this, isn't it? | 0:16:24 | 0:16:27
Which one do you think you'd live in full-time? | 0:16:27 | 0:16:29
-This one. -Oh, right. | 0:16:29 | 0:16:31
Small and cosy and then a moneymaker next door. | 0:16:31 | 0:16:33
-That's exactly it. -Good thinking. | 0:16:33 | 0:16:35
-Let's keep going, shall we? -Thank you. | 0:16:35 | 0:16:38
Pembrokeshire takes in 260 miles of protected coast, | 0:16:42 | 0:16:46
with more than 50 fantastic beaches | 0:16:46 | 0:16:48
and a coastal path that was the first | 0:16:48 | 0:16:50
national trail in Wales. | 0:16:50 | 0:16:52
Up in the north-west of the county, | 0:16:54 | 0:16:55
Abereiddy is a particularly dramatic beach, | 0:16:55 | 0:16:58
made up of dark sand formed from grey slate. | 0:16:58 | 0:17:01
In a sheltered spot, | 0:17:02 | 0:17:04
it's a popular place for coasteering thrill-seekers to explore the shore | 0:17:04 | 0:17:07
through swimming, climbing and jumping. | 0:17:07 | 0:17:10
David is keen to give it a go, | 0:17:11 | 0:17:13
but first they're meeting Cleopatra Browne of Celtic Quest Coasteering | 0:17:13 | 0:17:17
to learn about the local conservation efforts. | 0:17:17 | 0:17:19
What a great place to have a business. | 0:17:20 | 0:17:22
-How long have you been down here? -I've been in Pembrokeshire for about 25 years now. | 0:17:22 | 0:17:25
We are here to do some coasteering. When can we get the wet suits on? | 0:17:25 | 0:17:28
What we'd like to do first, if you don't mind, we'd like to do a two-minute beach clean. | 0:17:28 | 0:17:32
I try to introduce all our visitors to just looking after the coast and | 0:17:32 | 0:17:35
keeping it as stunning as we can. | 0:17:35 | 0:17:36
We've had a quick scooch already and found all sorts of bits of plastic. | 0:17:36 | 0:17:39
-Oh, wow. -Oh, my word. | 0:17:39 | 0:17:41
And what kind of effect does that have on the marine life? | 0:17:41 | 0:17:44
Oh, it's shocking. It's going to take years and years and years | 0:17:44 | 0:17:46
to break down and then the marine life and the wildlife could end up eating | 0:17:46 | 0:17:49
it, they could get tangled up in it. | 0:17:49 | 0:17:51
It's just not good stuff at all. | 0:17:51 | 0:17:53
So if you take it to the beach, take it away... | 0:17:53 | 0:17:54
-Take it home. -Take a little bit extra with you. | 0:17:54 | 0:17:57
-Oh, fantastic. -OK, let's go. | 0:17:57 | 0:17:58
Cleopatra is raising awareness of an important issue, | 0:17:59 | 0:18:02
as litter levels on Welsh beaches | 0:18:02 | 0:18:04
are reported to have increased by 51% in the last decade. | 0:18:04 | 0:18:09
As well as this more local initiative, | 0:18:09 | 0:18:11
the Marine Conservation Society organises an annual litter pick | 0:18:11 | 0:18:15
on a national scale in places right across the UK. | 0:18:15 | 0:18:18
In 2016, almost 6,000 volunteers joined in, | 0:18:18 | 0:18:22
collectively picking up over 200,000 pieces of rubbish. | 0:18:22 | 0:18:27
After doing their bit, it's time to hit the cliffs. | 0:18:27 | 0:18:30
So, here we are, folks, Abereiddy Blue Lagoon. | 0:18:30 | 0:18:33
-Wow. -What do you think? -Look at it. -Crikey! | 0:18:33 | 0:18:35
It looks high. | 0:18:35 | 0:18:37
-Yeah, I'm sure it'll be fine. -I think that's too high for me | 0:18:37 | 0:18:40
so I'm going to stay here and watch you. | 0:18:40 | 0:18:42
-OK, honey. -And wish you good luck. Have a nice time. | 0:18:42 | 0:18:45
-Let's do it. -See you later! | 0:18:45 | 0:18:47
Abereiddy Blue Lagoon was once a working slate quarry. | 0:18:47 | 0:18:50
In the 19th century, this was one of Wales' most significant industries. | 0:18:50 | 0:18:55
When the quarry closed just over 100 years ago, | 0:18:55 | 0:18:57
local fishermen created the lagoon by breaching the outer wall | 0:18:57 | 0:19:01
to provide shelter for their boats, | 0:19:01 | 0:19:03
and it's now the perfect place to coasteer from. | 0:19:03 | 0:19:06
-Nicely done, sir. -Thank you. | 0:19:08 | 0:19:10
David is joining a group of experienced coasteerers at the lagoon, | 0:19:10 | 0:19:14
which plunges down to 20 metres at its deepest. | 0:19:14 | 0:19:17
But depths may vary so it's crucial that you have an accredited expert | 0:19:17 | 0:19:22
on hand for guidance. | 0:19:22 | 0:19:23
-So, here we are. -What is it you love about coasteering? | 0:19:23 | 0:19:26
Just everything. | 0:19:26 | 0:19:27
Sharing new guys' adventures | 0:19:27 | 0:19:29
and just being out there on that raw Pembrokeshire coast - it's just fantastic. | 0:19:29 | 0:19:33
I can't wait to give it a go. Can we get in there? | 0:19:33 | 0:19:34
Let's get in there. Come on up. | 0:19:34 | 0:19:36
There's no getting around the fact that cliff jumping is dangerous. | 0:19:37 | 0:19:40
Even jumping from just ten metres | 0:19:41 | 0:19:43
will see you hitting the water at nearly 35km an hour. | 0:19:43 | 0:19:46
Cleopatra trains a novice like David by starting off lower. | 0:19:48 | 0:19:52
Today, he'll jump from just seven metres. | 0:19:52 | 0:19:55
-OK, so you're looking straight ahead. -Yeah. -A nice big step. | 0:19:55 | 0:19:58
After three. Deep breath. | 0:19:58 | 0:19:59
-Yeah. -One, two, three... | 0:19:59 | 0:20:01
-Big step. -Geronimo! | 0:20:01 | 0:20:03
David's gusto for going where many fear to tread is impressive. | 0:20:06 | 0:20:10
It's easy. | 0:20:10 | 0:20:12
Leaving one exhilarating leap into the unknown behind him, | 0:20:18 | 0:20:22
it's time to return to our high-energy house hunt. | 0:20:22 | 0:20:25
For our second proposition, we are leaving Pembrokeshire | 0:20:31 | 0:20:34
and heading to the outskirts of the town of Newcastle Emlyn, | 0:20:34 | 0:20:37
which sits on the Carmarthenshire and Ceredigion border. | 0:20:37 | 0:20:40
Potential guests staying with David and Miranda here would have a short | 0:20:41 | 0:20:45
five-minute drive to the attractive village of Cenarth, | 0:20:45 | 0:20:48
renowned for its series of spectacular waterfalls | 0:20:48 | 0:20:51
and pools on the River Teifi. | 0:20:51 | 0:20:54
Visitors also come to witness salmon leaping upstream here in the autumn. | 0:20:54 | 0:20:59
Throughout the year, the settlement has a range of facilities for both | 0:21:00 | 0:21:03
visitors and local residents, | 0:21:03 | 0:21:05
including two pubs and a traditional tearoom. | 0:21:05 | 0:21:08
Five miles away on the Ceredigion side of the border | 0:21:09 | 0:21:12
is where we find our second house. | 0:21:12 | 0:21:14
Now, then, if you come and stop here, | 0:21:16 | 0:21:18
I think it's the best vantage point to take in this property. | 0:21:18 | 0:21:23
I... Well, I'm speechless, actually. | 0:21:23 | 0:21:25
No, it looks really lovely. | 0:21:25 | 0:21:27
-It does look lovely. -Huge. | 0:21:27 | 0:21:29
We're up on the hillside. | 0:21:29 | 0:21:31
A house standing proud overlooks some fantastic landscape. | 0:21:31 | 0:21:34
Yeah, I think anyone coming to visit would be very impressed. | 0:21:34 | 0:21:37
Right, enough of this standing around gawping at this massive house. | 0:21:37 | 0:21:40
-Shall we have a look inside? -Yes, please. -Yes, please. | 0:21:40 | 0:21:43
The oldest part of this building | 0:21:43 | 0:21:45
dates back to 1634 and although the home | 0:21:45 | 0:21:48
was extended back in 2005, | 0:21:48 | 0:21:51
we are heading to the older section | 0:21:51 | 0:21:52
-to soak up some of that original history. -Wow. | 0:21:52 | 0:21:56
Oh, yeah, this is more like it. | 0:21:56 | 0:21:57
-That's lovely. -This has got a bit of everything, this kitchen, hasn't it? | 0:21:57 | 0:22:01
This is a bit of us, definitely. | 0:22:01 | 0:22:03
-Yeah. -I can imagine cooking there while some of your guests are here and | 0:22:03 | 0:22:06
you can still have that interaction with them. | 0:22:06 | 0:22:08
I like all of it. I like the units. It's really interesting. | 0:22:08 | 0:22:11
-This is lovely. -I can't wait to see some more. | 0:22:11 | 0:22:13
This is the 17th-century part of the property. | 0:22:13 | 0:22:14
-All right. -Let me just show you something they've done since buying this place. | 0:22:14 | 0:22:18
Let me just squeeze through the middle there. | 0:22:18 | 0:22:20
-Thank you very much. -OK. | 0:22:20 | 0:22:22
This property is concealing some secrets, which we will come to shortly. | 0:22:22 | 0:22:26
In the main house, as well as the kitchen, | 0:22:26 | 0:22:28
the ground floor also offers a study and WC. | 0:22:28 | 0:22:31
The present owners extended the house, | 0:22:31 | 0:22:33
adding a boot room and large living room, | 0:22:33 | 0:22:36
which may be newer but still retains a sense of the past with those | 0:22:36 | 0:22:39
character features. | 0:22:39 | 0:22:42
Oh! A nice space, isn't it? | 0:22:42 | 0:22:44
Yeah, definitely. | 0:22:44 | 0:22:46
-So you like what you see? -Yes, lovely. | 0:22:46 | 0:22:48
-Yeah, very much. -Now, there's so much to have look at. | 0:22:48 | 0:22:50
-We'll have to get a wriggle on. -OK. -Come with me. | 0:22:50 | 0:22:54
Accommodation-wise, on the first floor of the main house are four bedrooms. | 0:22:54 | 0:22:58
Two light and airy doubles, | 0:22:58 | 0:23:00
a good-sized single and a master benefiting from an en-suite shower room. | 0:23:00 | 0:23:04
They all take in the fine surrounding countryside views. | 0:23:06 | 0:23:10
Back on the ground floor, | 0:23:10 | 0:23:11
a separate entrance leads to one of two self-contained holiday lets. | 0:23:11 | 0:23:15
Now, this is a cupboard with a difference. | 0:23:15 | 0:23:18
-Wow! -It opens up to a new world. | 0:23:18 | 0:23:20
Wow! | 0:23:20 | 0:23:21 | |
And this should shed some light on their business ambitions. | 0:23:21 | 0:23:26
Now, you may not have been expecting this room. | 0:23:26 | 0:23:29
Ooh! It's amazing. | 0:23:29 | 0:23:30
-My word. -Now, I don't know what you'd use this room for. | 0:23:30 | 0:23:34
I'd grow tomatoes in here and aubergines. | 0:23:34 | 0:23:36
I'd be tempted to put a proper roof on it. | 0:23:36 | 0:23:38
Whoa, whoa, whoa, whoa, whoa! | 0:23:38 | 0:23:40
Spoilsport. What are you talking about, man? | 0:23:40 | 0:23:43
Look at it! This is like being in Spain. | 0:23:43 | 0:23:46
It's like living in a greenhouse. | 0:23:46 | 0:23:47
It's the Costa Del Wales here. | 0:23:47 | 0:23:49
So think of this as a holiday home. | 0:23:50 | 0:23:52
Suddenly, people could have this as their living space and it feels | 0:23:52 | 0:23:55
completely different. | 0:23:55 | 0:23:57
-I've never seen anything like it! -I think it's lovely. -You're going to love this. | 0:23:57 | 0:24:00
-My word. -It's lovely. | 0:24:03 | 0:24:04
It's very spacious. | 0:24:04 | 0:24:06
It's a massive room. | 0:24:06 | 0:24:07
-Yeah. -A wonderful en suite at the end... | 0:24:07 | 0:24:09
-Lovely. -And a dressing room to the side. | 0:24:09 | 0:24:12
Yeah, really special. I love all these old beams. | 0:24:12 | 0:24:15
-Because it's so quirky, that's the holiday let market, isn't it? -Yeah, definitely. | 0:24:15 | 0:24:18
Would you come on holiday to a place like this? | 0:24:18 | 0:24:21
That's the big acid test. | 0:24:21 | 0:24:23
-I would. -Yeah, I think so. | 0:24:23 | 0:24:25
-If it was dog-friendly. -Yeah, why not? | 0:24:25 | 0:24:27
-And that's down to us. -Yeah. | 0:24:27 | 0:24:30
This is a truly unique property, | 0:24:30 | 0:24:32
so I hope that Miranda and David can see the full potential on offer here. | 0:24:32 | 0:24:37
Outside should seal the deal as there's far more than a modest home for | 0:24:37 | 0:24:41
Rufus the horse. | 0:24:41 | 0:24:43
Now, here, I think you don't just get a couple of stables, | 0:24:43 | 0:24:46
you get the potential for a whole livery yard. | 0:24:46 | 0:24:48
-It's lovely. -One, two, three... | 0:24:48 | 0:24:50
-Isn't it? -Yeah. | 0:24:50 | 0:24:51
-We'll buy it! -Oh! | 0:24:51 | 0:24:53
In this plot, you've got seven... | 0:24:53 | 0:24:55
-Right. -And then within that building, you've got four loose boxes in there. | 0:24:55 | 0:24:59
Ooh! | 0:24:59 | 0:25:01 | |
What are you doing to me, Jonnie? | 0:25:01 | 0:25:02
You've got a business here or maybe | 0:25:02 | 0:25:05
you've got people coming away with their horse, | 0:25:05 | 0:25:07
hacking out around this beautiful countryside around the bridle paths, | 0:25:07 | 0:25:10
of which there are many, and then staying in this quirky cottage. | 0:25:10 | 0:25:13
-Brilliant, thank you. -Let's go and have a look at some land. | 0:25:13 | 0:25:15
Don't say "thank you" - you've not bought it yet. | 0:25:15 | 0:25:18
Of course this equestrian goldmine has swung it for Miranda | 0:25:19 | 0:25:23
and I'm sure David's brewing ambitions are catered for, too. | 0:25:23 | 0:25:26
As we make our way across the hillsides, | 0:25:27 | 0:25:29
our couple must be dying to know if all this comes within their desired price tag. | 0:25:29 | 0:25:35
Get a load of that! | 0:25:35 | 0:25:37
-My goodness. -That is fantastic. | 0:25:37 | 0:25:39
-Look at those hills. -Wow! | 0:25:39 | 0:25:41
As it stands, the house comes with four acres. | 0:25:41 | 0:25:44
This eight acres... | 0:25:44 | 0:25:46
-Oh, right. -..is available additionally. | 0:25:46 | 0:25:49
OK. And can be bought from the same owner... | 0:25:49 | 0:25:52
-Yeah. -At the same time. -OK. | 0:25:52 | 0:25:54
People would go absolutely crazy to open the zip in the morning and look | 0:25:54 | 0:25:58
-at that view. -Glamping pods would be ideal. | 0:25:58 | 0:26:00
I want you to guess the price of the house and this field. | 0:26:00 | 0:26:04
Given everything that you've said, I think we'd have to get some more | 0:26:04 | 0:26:07
mortgage. I would think about £900,000. | 0:26:07 | 0:26:10
I'm going to go for £875,000. | 0:26:10 | 0:26:15
Well, this place is on the market at £714,000. | 0:26:15 | 0:26:19
-Really? -Ooh! | 0:26:21 | 0:26:22
714? | 0:26:22 | 0:26:24 | |
Yeah? The house with its four acres is on at £650,000. | 0:26:24 | 0:26:27
And this eight-acre field is on the market for £64,000. | 0:26:27 | 0:26:33
-OK. -This is far more what we're about, I think, isn't it? | 0:26:33 | 0:26:37
It's more our cup of tea, isn't it? | 0:26:37 | 0:26:38
You know what? Walk the land, get a feel for this place, take some time. | 0:26:38 | 0:26:41
-It's a fantastic spot. -I'm not going to get bored looking at this. | 0:26:41 | 0:26:44
All right? See you in a bit. | 0:26:44 | 0:26:45
-And find some wine. -I don't think there's any vineyards down there. | 0:26:45 | 0:26:49
I've really enjoyed showing them this house, | 0:26:49 | 0:26:52
not just because it's a beautiful house, but because every step we took | 0:26:52 | 0:26:55
throughout the building and around the land, | 0:26:55 | 0:26:58
it was a step closer to what I think they're trying to achieve. | 0:26:58 | 0:27:01
I could really see them as a couple living and enjoying living here. | 0:27:01 | 0:27:04
At a total of £714,000, | 0:27:06 | 0:27:08
this home takes our couple over their mortgage-free budget. | 0:27:08 | 0:27:12
But the whole package would give them | 0:27:12 | 0:27:14
a four-bedroom character farmhouse, | 0:27:14 | 0:27:16
along with a unique one-bedroom annexe. | 0:27:16 | 0:27:19
All told, they'd have 12 acres of land plus stabling and outbuildings. | 0:27:19 | 0:27:23
I just thought it was amazing. | 0:27:24 | 0:27:26
When we walked into the kitchen first, | 0:27:26 | 0:27:28
I just felt like I'd come home, almost. | 0:27:28 | 0:27:30
It felt like I belonged here. | 0:27:30 | 0:27:33
It was surprise after surprise. | 0:27:33 | 0:27:34
It built up on the excitement, really. | 0:27:34 | 0:27:36
It really gives you a sense that you can just move straight in. | 0:27:36 | 0:27:42
Well, that is all today. | 0:27:42 | 0:27:43
Hopefully lots to talk about over dinner tonight. | 0:27:43 | 0:27:46
-Definitely. -Shall we go? -Yes. | 0:27:46 | 0:27:47
Thank you. | 0:27:47 | 0:27:48
It is day two of our house hunt, | 0:28:01 | 0:28:03
helping Miranda and David boldly go from Broadstairs on the east coast | 0:28:03 | 0:28:06
of Kent all the way across to the western reaches of Wales. | 0:28:06 | 0:28:10
Armed with their budget of £650,000, | 0:28:10 | 0:28:14
they are looking for a home that can accommodate themselves, | 0:28:14 | 0:28:17
holiday-makers and horses. | 0:28:17 | 0:28:20
Up next, we have a slight change to our normal routine. | 0:28:21 | 0:28:24
The birds are singing, no other noises. | 0:28:24 | 0:28:27
We are not going to be looking round the Mystery House. | 0:28:27 | 0:28:32
And, later, I will be getting an insight into the making | 0:28:32 | 0:28:35
of one of the nation's favourite fashion items. | 0:28:35 | 0:28:37
Now, I would normally ask for a go at this, | 0:28:37 | 0:28:39
but I would rather keep my mitts away from that. | 0:28:39 | 0:28:41
That looks absolutely terrifying. | 0:28:41 | 0:28:43
Well, after the success of house number two yesterday, | 0:28:45 | 0:28:48
it's clear we have got a firm contender in the bag, | 0:28:48 | 0:28:52
so I am confident we can take a bit of a gamble today. | 0:28:52 | 0:28:55
Now, if you remember, Dave and Miranda said they would be happy | 0:28:55 | 0:28:58
to consider a project. | 0:28:58 | 0:29:00
And they will certainly be getting that with today's mystery offering. | 0:29:00 | 0:29:04
Now, I use that term offering because, well, | 0:29:04 | 0:29:06
you can't really call it the Mystery House. | 0:29:06 | 0:29:09
You'll see why later. | 0:29:09 | 0:29:10
Our final property port of call takes us back to the outskirts of | 0:29:11 | 0:29:15
Newcastle Emlyn. | 0:29:15 | 0:29:16
But, this time, we are heading | 0:29:16 | 0:29:18
to the Carmarthenshire side of the border. | 0:29:18 | 0:29:20
With pubs and a variety of independent shops on offer, | 0:29:22 | 0:29:25
the town is an ideal place for those | 0:29:25 | 0:29:27
looking to break into the tourism industry. | 0:29:27 | 0:29:30
The town's 13th-century stone castle | 0:29:31 | 0:29:34
was destroyed during the 1645 English Civil War, | 0:29:34 | 0:29:38
and, today, just the walls and gatehouse still stand. | 0:29:38 | 0:29:41
Sat in the bend of the River Teifi, on a hillside overlooking the town, | 0:29:41 | 0:29:46
these atmospheric ruins are the perfect place to take in everything that | 0:29:46 | 0:29:50
Newcastle Emlyn has to offer. | 0:29:50 | 0:29:52
It is famous for the beautiful ruined castle and the wonderful | 0:29:54 | 0:29:58
River Teifi that runs through it. | 0:29:58 | 0:30:01
Apparently, if you believe in such things, | 0:30:01 | 0:30:03
this is where the last dragon was killed as well. | 0:30:03 | 0:30:05
Ah! It's fantastic, I love it. | 0:30:05 | 0:30:07
Stunning views, just stunning. | 0:30:07 | 0:30:09
-Let's see what do you think of the Mystery House itself, shall we? -Lovely. | 0:30:09 | 0:30:13
David and Miranda said they weren't afraid of a bit of work, | 0:30:14 | 0:30:17
but it is fair to say our mystery offering goes way beyond the realms | 0:30:17 | 0:30:21
of a simple project. | 0:30:21 | 0:30:23
These two have worn their ambition on their sleeves so far, | 0:30:23 | 0:30:26
but it remains to be seen if they're bold enough to take this on. | 0:30:26 | 0:30:29
The Mystery House. | 0:30:31 | 0:30:32
-It's lovely. -There's lots to it. | 0:30:32 | 0:30:34
Lots of different pockets. | 0:30:34 | 0:30:36
We're not going to be looking round the Mystery House. | 0:30:36 | 0:30:39
We're going to be looking round the mystery hamlet. | 0:30:39 | 0:30:41
That's fantastic. | 0:30:41 | 0:30:42
There's four houses here to look around. | 0:30:43 | 0:30:45
-That's amazing. -This is going to challenge you. | 0:30:45 | 0:30:47
First of all, just to make decisions. | 0:30:47 | 0:30:50
-OK. -Which, when, how? | 0:30:50 | 0:30:53
-Right. -So I am going to take you now into the place that I think you | 0:30:53 | 0:30:56
could move straight into. | 0:30:56 | 0:30:57
-OK. -With minimum effort. | 0:30:57 | 0:30:59
-OK. -Which one do you think that might be? | 0:30:59 | 0:31:01
-That one. -No, this one. | 0:31:01 | 0:31:02
Our couple were after space for all their aspiring plans, but here, | 0:31:04 | 0:31:08
they have not just one, but four separate properties, | 0:31:08 | 0:31:11
all of which require some degree of development. | 0:31:11 | 0:31:15
To get the ball rolling, we are starting with the Welsh longhouse. | 0:31:15 | 0:31:18
Of the four, it's the best presented, | 0:31:18 | 0:31:21
but it is also the oldest of the cluster. | 0:31:21 | 0:31:23
Inside, there's one bedroom tucked into the roof space looking down on | 0:31:23 | 0:31:27
the open-plan living area below. | 0:31:27 | 0:31:30
Oh, I like this. A nice wood burner, nice exposed beams. | 0:31:30 | 0:31:33
The owner reckons it might date back as far as the 11th century. | 0:31:33 | 0:31:36
I mean, this would be just a superb holiday let. | 0:31:36 | 0:31:39
-Yeah, I agree. -But bear in mind, | 0:31:39 | 0:31:41
we have got the best part of a hamlet to have a look at, | 0:31:41 | 0:31:43
-let's go to one of the other properties, shall we? -Yes, please. | 0:31:43 | 0:31:46
So, that's one down, three more to go. | 0:31:48 | 0:31:51
Our next stop is a two-bedroom cottage in a former stable block. | 0:31:51 | 0:31:56
Full of original features, | 0:31:56 | 0:31:57
including exposed timber beams in the master bedroom and an original bluestone-tiled floor downstairs, | 0:31:57 | 0:32:03
which is an eye-catching feature. | 0:32:03 | 0:32:05
So, home number two. | 0:32:08 | 0:32:10
Look at the floor. | 0:32:10 | 0:32:12
Now, this is very much the holiday home. | 0:32:12 | 0:32:15
-Yeah. -The quirky place. Isn't it? -Yeah. I certainly wouldn't want to change that floor, | 0:32:15 | 0:32:19
-I think that is great. -Oh, God, no. -Just have to get a good hoover. | 0:32:19 | 0:32:22
-That will be all right. -Dave's job. | 0:32:22 | 0:32:25
And the first two buildings, these are very palatable, aren't they? | 0:32:25 | 0:32:28
You can see how these would work for you, | 0:32:28 | 0:32:30
and I am going to push you further and further the more we walk around | 0:32:30 | 0:32:33
this old part, if you like. | 0:32:33 | 0:32:34
-OK. Crank it up. -Crank it up, you say! -Yeah. -Come on, then. | 0:32:34 | 0:32:37
Careful what you wish for. | 0:32:37 | 0:32:39
The next cottage is where the real work starts. | 0:32:42 | 0:32:45
It has an open-plan living area and four bedrooms, | 0:32:45 | 0:32:48
which are in need of redecorating. | 0:32:48 | 0:32:50
It is nice and light. | 0:32:50 | 0:32:52
I really like it, but I can see there's some tidying up to do. | 0:32:52 | 0:32:57
Yeah, I think there is quite a lot of work to do. | 0:32:57 | 0:32:59
-Quite a lot. -There's time to be spent on this place. | 0:33:01 | 0:33:05
-And money. -But you can see through that, can't you? | 0:33:05 | 0:33:07
I can. I can see the potential. | 0:33:07 | 0:33:09
We have chosen this as the mystery house, | 0:33:09 | 0:33:11
not just because there is lots of property here, | 0:33:11 | 0:33:14
it has also got that overused word in property - potential. | 0:33:14 | 0:33:17
-Yeah. -But that is what you are looking for specifically. | 0:33:17 | 0:33:20
Yeah, it has got something very special about it. | 0:33:20 | 0:33:23
Whether it is too much remains to be seen. | 0:33:23 | 0:33:25
This is the gamble, for me. | 0:33:25 | 0:33:27
I think it's really exciting. | 0:33:27 | 0:33:29
He doesn't quite agree with you there. | 0:33:29 | 0:33:32
I think you have got a few alarm bells ringing away here. | 0:33:32 | 0:33:36
We are focusing our mystery tour | 0:33:36 | 0:33:38
on four potential residential properties. | 0:33:38 | 0:33:41
But there are even more buildings to explore, | 0:33:41 | 0:33:44
including a large barn, ideal for Miranda's horse, | 0:33:44 | 0:33:47
and stone outbuildings that could host David's microbrewery. | 0:33:47 | 0:33:51
The final cottage has two bedrooms, a characterful living space, | 0:33:51 | 0:33:55
a modern kitchen and a south-facing garden with amazing views. | 0:33:55 | 0:33:59
Spot on. Yeah, look out the window in the morning, horse is all right, | 0:34:00 | 0:34:05
go back to bed. | 0:34:05 | 0:34:06
This house, houses... | 0:34:08 | 0:34:10
..hamlet, comes with 12 acres of land. | 0:34:11 | 0:34:16
How are you going to put a price on this? | 0:34:16 | 0:34:19
Where do you begin? | 0:34:19 | 0:34:21
So I think I am going to go... | 0:34:21 | 0:34:23
£700,000. | 0:34:23 | 0:34:26
I am going to go 730. | 0:34:26 | 0:34:29
Good guess. This place, amazingly, | 0:34:29 | 0:34:32
is on the market for offers around £695,000. | 0:34:32 | 0:34:36
-Ooh! -And it would be all-involving. | 0:34:36 | 0:34:38
-Oh, yes. -I am glad I brought you here, though, | 0:34:38 | 0:34:40
because it has brought out some amazing thoughts here, hasn't it? | 0:34:40 | 0:34:43
Undoubtedly, yeah. You can't look at a property like this without even | 0:34:43 | 0:34:47
-considering it. -I love it. | 0:34:47 | 0:34:48
I think I'm definitely in with my heart, | 0:34:48 | 0:34:51
but that's probably because I've never had to do any work, really, | 0:34:51 | 0:34:54
-on a house. -Well, I will tell you what, | 0:34:54 | 0:34:56
there will be no hiding from hard graft in this place. | 0:34:56 | 0:34:58
Now, have a good look around. Just try and see of as much of it as possible. | 0:34:58 | 0:35:01
And I will meet you whenever you are done, all right? | 0:35:01 | 0:35:03
-OK. -Thank you very much. -Good luck. -Thank you. | 0:35:03 | 0:35:06
At £695,000, | 0:35:08 | 0:35:10
our mystery hamlet of four Welsh cottages is full of history and | 0:35:10 | 0:35:15
development potential. | 0:35:15 | 0:35:17
Set in 12 acres, there is also a large barn, | 0:35:17 | 0:35:19
stone stable block and views of the Teifi Valley. | 0:35:19 | 0:35:22
You know what I would do with this? | 0:35:24 | 0:35:25
-What? -Turn it into the brewery and the micropub. | 0:35:25 | 0:35:28
Oh, yeah. Yeah, you will need a drink. | 0:35:28 | 0:35:32
-After all that work. -So, as a Mystery House, | 0:35:32 | 0:35:34
this is just something else because it is not just one house, | 0:35:34 | 0:35:38
-it is a whole hamlet. -The mystery house is definitely the best for me. | 0:35:38 | 0:35:42
The work doesn't put me off. | 0:35:42 | 0:35:45
I can see that I am ruled by my heart. | 0:35:45 | 0:35:47
My husband, however, I think, | 0:35:47 | 0:35:49
took a deep breath. | 0:35:49 | 0:35:51
I really love it and I would move in here tomorrow. | 0:35:51 | 0:35:53
Well, you have surprised me all week. | 0:35:55 | 0:35:58
Tell me, which house would you move into first, if you were to? | 0:35:58 | 0:36:01
Here, on this plot, or...? | 0:36:02 | 0:36:03
-Yeah. -That little cottage, actually. | 0:36:03 | 0:36:06
-Little cottage. -Oh, really? I got it right, at long last. | 0:36:06 | 0:36:08
-Yeah. -But I don't think you would have much time for brewing beer for a couple of years, would you? | 0:36:08 | 0:36:12
-You would be busy here. -Yes. We would be very busy. | 0:36:12 | 0:36:14
I'm not sure I would want to be in your shoes at the moment, | 0:36:14 | 0:36:17
with all the decisions you have got to make, | 0:36:17 | 0:36:19
-but let's find you somewhere to have a bit of a chitchat, shall we? -Yes, please. -Lovely, come on. | 0:36:19 | 0:36:23
Across the centuries, | 0:36:28 | 0:36:29
textile manufacture has been a key industry in Wales. | 0:36:29 | 0:36:32
By the mid-19th century, | 0:36:32 | 0:36:34
the centre of this Welsh industry was in Ceredigion. | 0:36:34 | 0:36:37
Woollen mills lined the edge of the River Teifi, | 0:36:38 | 0:36:40
which flows out to Cardigan Bay. | 0:36:40 | 0:36:42
Typically, people may think of wools and flannels, | 0:36:44 | 0:36:47
but for 40 years, in the second half of the 20th century, | 0:36:47 | 0:36:50
Ceredigion was home to the UK's biggest manufacturer of jeans, | 0:36:50 | 0:36:53
turning out some 35,000 pairs a week. | 0:36:53 | 0:36:57
In 2002, the factory closed, | 0:36:58 | 0:37:00
and 10% of the local population found themselves out of work. | 0:37:00 | 0:37:05
That's until David Hiut, who hails from the Welsh valleys, | 0:37:05 | 0:37:08
came up with a plan to resurrect the skill set and heritage | 0:37:08 | 0:37:12
woven into this area. | 0:37:12 | 0:37:14
David, great to see you today. Thanks for having me. | 0:37:14 | 0:37:17
Now, looking out over Ceredigion, there's quite a heritage here. | 0:37:17 | 0:37:20
Well, it used to have Britain's biggest jeans factory. | 0:37:20 | 0:37:23
In this town, everybody's pretty much made jeans at some point in their life. | 0:37:23 | 0:37:28
Wow. You look upon those rooftops, | 0:37:28 | 0:37:30
there will be at least one person that has made a pair of denim jeans. | 0:37:30 | 0:37:33
-That is a big part of your product. -And skills get handed down. | 0:37:33 | 0:37:37
A lot of people take denim jeans for granted, | 0:37:37 | 0:37:40
but there is so much more involved in the process. | 0:37:40 | 0:37:43
But there's 75 different processes to making jeans. | 0:37:43 | 0:37:46
Look, I am dying to see how you do this and part of the process. | 0:37:46 | 0:37:49
-Can we go and have a look at the factory? -Yeah. -Great. Thanks. | 0:37:49 | 0:37:52
All the jeans produced here are made from raw denim, | 0:37:52 | 0:37:55
which has come straight off the loom and has skipped the washing process, | 0:37:55 | 0:37:58
making it more eco-friendly. | 0:37:58 | 0:38:00
Claudio Belotti is a cutter and has been honing his skills | 0:38:02 | 0:38:06
over a 50-year career. | 0:38:06 | 0:38:09
Now, the jeans you guys make here, | 0:38:09 | 0:38:11
I'm particularly keen on selvedge denim myself. | 0:38:11 | 0:38:13
-This is the selvedge denim, yeah? -That is the selvedge, yeah. | 0:38:13 | 0:38:15
I love the finish. When you first get it, it feels like cardboard, | 0:38:15 | 0:38:18
doesn't it? And then, over time, it softens up. | 0:38:18 | 0:38:21
Over time and we initially say don't wash it for six months. | 0:38:21 | 0:38:25
You just wear the garment and it takes on the features of the person | 0:38:25 | 0:38:28
wearing them. After six months, you wash and wear. | 0:38:28 | 0:38:31
So it has gone from that to that in three years. | 0:38:31 | 0:38:35
The company also drafts in people | 0:38:36 | 0:38:38
who break in the jeans for six months to | 0:38:38 | 0:38:41
achieve a more worn-in look. | 0:38:41 | 0:38:43
But these are like antique furniture, aren't they? | 0:38:43 | 0:38:46
They are going to get better as they get older, aren't they? | 0:38:46 | 0:38:49
-Better as you wear them. -You are almost creating heirlooms. | 0:38:49 | 0:38:53
We provide a premium service and we make jeans that are individual. | 0:38:53 | 0:38:58
How long did it take you to home your skill? | 0:38:58 | 0:39:01
-How long was your apprenticeship? -Ongoing process, ongoing learning. | 0:39:01 | 0:39:05
The intention is, because I am not as young as I used to be, | 0:39:05 | 0:39:09
I will train my colleague there to take over doing what I am doing now. | 0:39:09 | 0:39:14
Great to meet you, Claudio. All the best. | 0:39:14 | 0:39:16
These highly skilled staff are known here as Grand Masters - | 0:39:16 | 0:39:21
an appreciative nod to the sheer numbers of hours they have notched up. | 0:39:21 | 0:39:25
It takes around 70 minutes to assemble a finished pair, | 0:39:25 | 0:39:27
and I am meeting Grand Master Amanda Freeman. | 0:39:27 | 0:39:30
-Amanda, how are you doing? -Hi. | 0:39:31 | 0:39:33
You also worked at the old factory, is that right? | 0:39:33 | 0:39:35
Yes, I did, yeah. The old factory, we did one job all day long. | 0:39:35 | 0:39:39
-What was that job for you? -Inside legs. | 0:39:39 | 0:39:41
But now, you get to do, what? | 0:39:41 | 0:39:43
The whole garment from start to finish. | 0:39:43 | 0:39:45
-That must be quite satisfying. -Yeah. | 0:39:45 | 0:39:47
You're close to completion on this pair of jeans? | 0:39:47 | 0:39:49
Yeah, I'm just attaching the belt loops at the moment. | 0:39:49 | 0:39:51
Now, I'd normally ask for a go at this, | 0:39:53 | 0:39:55
but I would rather keep my mitts away from that. | 0:39:55 | 0:39:57
-That looks absolutely terrifying. -Yeah. | 0:39:57 | 0:39:59
I would like to think that my jeans are part of me, | 0:39:59 | 0:40:01
but I think I'd definitely be part of the jeans if I had a go at that. | 0:40:01 | 0:40:05
We average out about 120 pairs a week, between the four of us. | 0:40:05 | 0:40:09
See, when you start looking at those numbers, | 0:40:09 | 0:40:11
that is not a huge turnover. | 0:40:11 | 0:40:13
No, not in comparison to the old factory when I used to do, like, | 0:40:13 | 0:40:16
say, 1,400 pairs on one job all day. | 0:40:16 | 0:40:19
Wow! Can someone see who has made the jeans? | 0:40:19 | 0:40:21
Yeah, we all sign individually each pair. | 0:40:21 | 0:40:24
Go one, then. Let me witness this. | 0:40:24 | 0:40:26
So it's GMA for Grand Master Amanda, and 17 is the year, | 0:40:26 | 0:40:30
and then they get their own number. | 0:40:30 | 0:40:32
Have you got a different signature that you sign your cheques with? | 0:40:32 | 0:40:35
-Yes. -THEY LAUGH | 0:40:35 | 0:40:38
-That's a birthday card signature. -Perfect. | 0:40:38 | 0:40:40
Well, I wish you all the very best of luck. Thanks very much. | 0:40:40 | 0:40:43
The UK jeans industry is expected to grow by 20% over the coming year, | 0:40:43 | 0:40:48
and it's been really interesting to see how this corner of rural Wales | 0:40:48 | 0:40:52
is once again playing a part in that success. | 0:40:52 | 0:40:55
But now it's time to get the outcome of our house-hunt sewn up. | 0:40:55 | 0:40:59
Well, for me, I think it's between two properties. | 0:40:59 | 0:41:02
House number two, maybe their safe bet, and the Mystery House, | 0:41:02 | 0:41:06
or Mystery Houses. | 0:41:06 | 0:41:08
Bags of potential, but maybe too much. | 0:41:08 | 0:41:11
Let's find out their thoughts. | 0:41:11 | 0:41:13
So, do you want to buy a house or a hamlet? | 0:41:18 | 0:41:20
-A hamlet. -I knew you'd say that. | 0:41:21 | 0:41:23
I reckon it's between the last two properties. | 0:41:23 | 0:41:26
House number two, we finished yesterday, | 0:41:26 | 0:41:29
and it felt like that was a definite contender. | 0:41:29 | 0:41:32
-We've actually booked a second viewing tomorrow for it. -Get in. | 0:41:32 | 0:41:35
We want to spend a bit more time walking the perimeter to see | 0:41:35 | 0:41:38
exactly how the land lies for maybe the glamping pods and access. | 0:41:38 | 0:41:43
So there is the viewing tomorrow. Good. Good, good, good. | 0:41:43 | 0:41:45
What about the Mystery House, then? | 0:41:45 | 0:41:47
I think we're going to come back there as well. | 0:41:47 | 0:41:49
We're coming back to Wales, we have had it planned for a while, | 0:41:49 | 0:41:51
next month and then, if we make a decision, | 0:41:51 | 0:41:54
that's the time we might make an offer, I think. | 0:41:54 | 0:41:55
Yeah. I would really like to see it. | 0:41:55 | 0:41:57
I'd probably buy it now, actually, to be honest. | 0:41:57 | 0:42:01
Well, it sounds like there's some big decisions to be made. | 0:42:01 | 0:42:04
-I never thought we would have two... -No. -..to juggle. | 0:42:04 | 0:42:06
-At best, I was hoping for one. -I wish you the best of luck. | 0:42:06 | 0:42:09
Whatever you decide, do please let us know, won't you? | 0:42:09 | 0:42:11
-Love to. -We will. -Thanks very much for your help. -Pleasure. | 0:42:11 | 0:42:14
-I can't wait to find out what you do decide. -Thank you. | 0:42:14 | 0:42:16
-Good luck. -Thank you so much. | 0:42:16 | 0:42:18
Well, it's no surprise that they are going for a second viewing at house | 0:42:22 | 0:42:25
number two. Let's face it, they loved it at the time, | 0:42:25 | 0:42:28
and it gives them pretty much everything they said they are after. | 0:42:28 | 0:42:31
But it's interesting also to note that they haven't completely | 0:42:31 | 0:42:33
written off the mystery property. | 0:42:33 | 0:42:36
I think Miranda would buy it tomorrow, as she said, | 0:42:36 | 0:42:38
but Dave fully appreciates that it is a huge undertaking. | 0:42:38 | 0:42:42
So, I wish them both the very best of luck at their second viewing | 0:42:42 | 0:42:46
at house two, but I will also be awaiting eagerly to find out exactly | 0:42:46 | 0:42:50
what they decide to do. | 0:42:50 | 0:42:52
See you next time. | 0:42:52 | 0:42:53
