Now, it's a fairly messy solution, but I think it's worth it

you've suddenly created one big open plan kitchen/dining area

but you've also given the house that, sort of, central heart,

So it's going to be messy, it's probably going to be quite expensive,

but I think it is the one thing you should be doing with this property.
