Hello! There are many property auctions around the UK -

0:00:020:00:04

it's a thriving business,

0:00:040:00:06

and millions of pounds worth of property is sold there every year.

0:00:060:00:08

Yes, and if you're looking at learning the tricks

0:00:080:00:11

of how to buy your home under the hammer,

0:00:110:00:14

you've come to the right place.

0:00:140:00:15

We're always telling you that you should do your research

0:00:410:00:44

before you buy at auction, but what does that mean?

0:00:440:00:46

Yes, you should always go and see the property, if you can.

0:00:460:00:49

That way, at least you know what you're taking on.

0:00:490:00:52

So, what's tempted the buyers on today's show?

0:00:520:00:55

In Gateshead, I think this house has got that something special.

0:00:560:01:01

Quite exciting, actually.

0:01:010:01:03

I can't wait to explore the rest of the house.

0:01:030:01:05

Whereas in Stoke-on-Trent, well,

0:01:060:01:08

quite frankly, this place is going down the drain.

0:01:080:01:11

Right! Well, clearly the guttering needs a bit of looking at.

0:01:110:01:15

But in Derbyshire, I am not looking

0:01:170:01:19

to throw it all away quite so quickly.

0:01:190:01:23

That...is beautiful!

0:01:230:01:25

All these properties have been sold at auction.

0:01:270:01:29

We'll find out who bought them and what they paid for them

0:01:290:01:32

when they went...

0:01:320:01:34

-under the hammer.

-You bought it, sir.

0:01:340:01:36

And now for a trip to Tyne and Wear

0:01:410:01:44

and the Aighton area of Gateshead.

0:01:440:01:46

Aighton Banks is a residential area, popular with families,

0:01:460:01:50

within easy commuting distance of Newcastle and Durham.

0:01:500:01:54

But with commuting comes cars...

0:01:540:01:57

and the property I'm here to see

0:01:570:01:59

is on this fairly busy-ish road,

0:01:590:02:01

so that's one downside.

0:02:010:02:03

But, luckily, this house, well, look, it's quite set-back.

0:02:030:02:06

It's a three-bedroom semidetached

0:02:060:02:08

and it does have its own driveway and garage.

0:02:080:02:11

All for a guide price of £120,000 to £140,000.

0:02:110:02:16

At first glance, this stone-built semi seems to be in good condition.

0:02:160:02:20

It's got modern windows and a front porch.

0:02:200:02:23

Let's hope the inside is as neat and tidy.

0:02:230:02:26

Now, I do like that original stonework on the outside,

0:02:260:02:31

but I didn't expect this.

0:02:310:02:33

An amazing, generous hall - wow!

0:02:330:02:36

It's really got a luxurious, spacious feel to it.

0:02:360:02:40

I mean, it's incredibly dated.

0:02:400:02:42

You can see the wallpaper needs stripping,

0:02:420:02:44

the carpets needs replacing,

0:02:440:02:45

but look, you've got a wonderful big bay window

0:02:450:02:48

letting in loads of light.

0:02:480:02:50

Gorgeous cornicing.

0:02:500:02:52

Some really nice, interesting '30s features in this property.

0:02:520:02:55

You could probably replace all this with something a little more modern.

0:02:550:02:59

But it's a brilliant room.

0:02:590:03:01

Really big and it's quite exciting, actually.

0:03:010:03:04

I can't wait to explore the rest of the house.

0:03:040:03:06

The great proportions carry on with the sweeping staircase,

0:03:080:03:11

which leads up to three bedrooms

0:03:110:03:13

which are all really good, family-friendly size -

0:03:130:03:16

two doubles and a smaller third bedroom.

0:03:160:03:19

The large rear bedroom has already had the wallpaper stripped

0:03:190:03:23

and I just love that fireplace!

0:03:230:03:25

The second bedroom...

0:03:270:03:28

Well, this would be a great room for a couple of kids to share.

0:03:280:03:31

There's plenty of...erm, space!

0:03:310:03:33

# All the stars are coming out tonight

0:03:330:03:37

# They're lighting up the sky tonight

0:03:370:03:42

# For you

0:03:420:03:44

# For you... #

0:03:440:03:47

But before I get too starry-eyed, we leave space behind

0:03:470:03:52

and travel back in time

0:03:520:03:54

to a time when peach was peachy!

0:03:540:03:56

Oh, dear!

0:03:560:03:58

On the plus side, there's loads of room for a modern, luxurious set-up.

0:03:580:04:02

Space is definitely the story of this house, though -

0:04:020:04:05

upstairs and downstairs.

0:04:050:04:08

I don't want to appear over-excited,

0:04:080:04:10

but for a semidetached house, this really is spacious!

0:04:100:04:14

I mean, look at this room -

0:04:140:04:16

it's magnificent!

0:04:160:04:17

It's got lovely high ceilings,

0:04:170:04:19

and that garden goes on for ever and a day!

0:04:190:04:23

I mean, it's just brilliant.

0:04:230:04:24

There is a lot of work to do here,

0:04:240:04:26

but what an incredible family house this is!

0:04:260:04:29

Kitchen? Mm-mm! This is where it goes downhill.

0:04:290:04:32

So, what we do about that?

0:04:320:04:34

Knock through here

0:04:340:04:35

and you can create a really nice open-plan kitchen/dining area,

0:04:350:04:40

family room with wonderful views out to that garden.

0:04:400:04:43

Or, possibly at a later stage,

0:04:430:04:45

you could think about knocking through

0:04:450:04:48

and creating a really nice extension.

0:04:480:04:50

I reckon you could easily extend to the side

0:04:500:04:52

where the current garage is, then put a replacement garage

0:04:520:04:55

in front of any new extension.

0:04:550:04:58

And there's plenty of room to accommodate all this.

0:04:580:05:01

The garden is really spacious in this property,

0:05:010:05:04

guided at 120,000 to 140,000,

0:05:040:05:06

but not all this greenery is welcome.

0:05:060:05:09

I've spotted one potential problem - ivy.

0:05:130:05:17

And I'm not talking about the mother-in-law.

0:05:170:05:19

Now, ivy roots can penetrate any cracks or joints in a building

0:05:190:05:24

and then cause structural damage.

0:05:240:05:27

But the current thinking is that ivy is often

0:05:270:05:29

unfairly blamed for damage to buildings,

0:05:290:05:32

and if your masonry is sound,

0:05:320:05:35

then ivy - well, it should leave it unaffected.

0:05:350:05:38

But whatever your opinion is of this clinging climber,

0:05:380:05:41

it can damage gutters,

0:05:410:05:42

make it hard to do building maintenance like painting,

0:05:420:05:45

and it can block light from windows.

0:05:450:05:49

But, personally, I would remove this pesky plant

0:05:490:05:52

or, at least, give it a severe haircut.

0:05:520:05:55

# Nothing clings like ivy...#

0:05:550:06:00

Ivy aside, this seems to be a pretty good buy to me.

0:06:000:06:04

Time to get some advice from a local property expert.

0:06:050:06:08

So how much could the semi achieve after a basic refurbishment?

0:06:080:06:12

I think this property, as it stands,

0:06:120:06:15

as a three-bedroom house,

0:06:150:06:17

could easily fetch in its modern condition

0:06:170:06:20

£200,000 to £225,000.

0:06:200:06:22

And how much would it be worth if you added an extension?

0:06:220:06:26

I think if they extended this and put an extra bedroom on,

0:06:260:06:30

then it would perhaps fetch £250,000.

0:06:300:06:32

So that extension could make quite a difference to the sale price.

0:06:320:06:37

Would the same be true for rental values?

0:06:370:06:39

I think if this was done to a good standard,

0:06:390:06:42

rental income could fetch £850 per calendar month.

0:06:420:06:47

I think if they extend this property,

0:06:470:06:48

and added another bedroom, then it could possibly fetch

0:06:480:06:51

over £1,000 per calendar month.

0:06:510:06:53

I love this house.

0:06:540:06:56

But this property does need a bit of work.

0:06:560:06:58

But it gives you the opportunity to renovate and extend

0:06:580:07:01

and turn it into a lovely family home.

0:07:010:07:04

And there could also be a bit of profit in there somewhere too.

0:07:040:07:07

So, who bid for this semi?

0:07:070:07:09

Let's find out at the auction.

0:07:090:07:11

Lot 11. A good-sized property.

0:07:140:07:17

A very nice sized garden.

0:07:170:07:18

Make a lovely family home. £120,000?

0:07:180:07:21

Start me off, 120.

0:07:220:07:24

I'll take it in fives.

0:07:240:07:25

At £120,000.

0:07:250:07:27

Looking for 125. At 125. 130.

0:07:270:07:29

135.

0:07:290:07:31

140.

0:07:310:07:32

145. Shake of the head.

0:07:320:07:35

Take two, if you like? 142?

0:07:350:07:37

142. 144.

0:07:370:07:38

146.

0:07:380:07:40

145.

0:07:400:07:42

145.

0:07:420:07:43

146.

0:07:430:07:45

147.

0:07:450:07:46

147, fresh bidder.

0:07:460:07:48

148. 149.

0:07:480:07:50

149. 150.

0:07:500:07:52

And one?

0:07:520:07:54

Take half from you. 150 and a half.

0:07:550:07:58

150 and a half.

0:07:580:08:00

151.

0:08:000:08:01

And a half.

0:08:010:08:02

152.

0:08:020:08:04

And a half.

0:08:040:08:06

Take a quarter?

0:08:060:08:07

£250.

0:08:070:08:09

One more?

0:08:100:08:11

152,250.

0:08:110:08:13

152 and a half.

0:08:130:08:14

152,750.

0:08:140:08:17

153.

0:08:170:08:18

153,250.

0:08:180:08:20

153 and a half.

0:08:200:08:21

No. Definite shake of the head this time.

0:08:210:08:24

So, £153,500. First time?

0:08:240:08:27

Second time?

0:08:270:08:28

Are you all done and out at £153,500?

0:08:280:08:32

Congratulations!

0:08:320:08:33

Well done. Thank you very much indeed.

0:08:330:08:36

# This is a big opportunity... #

0:08:360:08:39

And so, for £153,500,

0:08:390:08:41

the Gateshead house was bought by Stephen and Amy

0:08:410:08:46

and they see this as a great opportunity

0:08:460:08:49

to make it a fab first family home.

0:08:490:08:51

They came along to meet us with their daughter Mia

0:08:530:08:57

who took a seat on the stairs to listen to Mum and Dad's plans.

0:08:570:08:59

Stephen and Amy, congratulations.

0:08:590:09:01

What was it about this property that you loved so much?

0:09:010:09:04

Well, it was the garden.

0:09:040:09:05

-That was the seller.

-Yeah.

0:09:050:09:07

And where it is, as well. It's, like, in a lovely quiet place.

0:09:070:09:10

-And, for your money, you can't get a house like this.

-No.

0:09:100:09:13

We've looked at loads of houses, and you can't.

0:09:130:09:16

Do you feel that you really have got yourself a bargain?

0:09:160:09:19

-Oh, definitely!

-Definitely.

-Yeah.

0:09:190:09:21

I do agree with them on that.

0:09:210:09:23

£153,500 for this fantastic family home, has to be a winner!

0:09:230:09:28

And it's less than the couple thought it would go for.

0:09:280:09:31

They must be delighted

0:09:310:09:33

because very soon they are going to need plenty of extra space.

0:09:330:09:37

So where are you currently living?

0:09:370:09:39

We're living with my parents.

0:09:390:09:40

And how long have you been living there?

0:09:400:09:43

We've been living there over two years now.

0:09:430:09:45

And it's just time to leave.

0:09:450:09:47

I'm pregnant. And we've got Mia, who's nearly three.

0:09:470:09:50

So, yes, it's all systems go.

0:09:500:09:51

It's going to be a family home.

0:09:510:09:53

Trying to get it done before the next one is due. Hopefully.

0:09:530:09:55

-So, hold on... When's your baby due?

-Be about six months.

-Yeah.

0:09:550:09:59

Six months until you have a baby - you've already got a three-year-old

0:09:590:10:02

and you're planning on making this your family home.

0:10:020:10:04

Quite a lot to contend with!

0:10:040:10:06

-Yeah.

-A lot. Yeah, a lot.

0:10:060:10:08

Wow. This is going to be a challenge,

0:10:090:10:11

but it's SO going to be worth it!

0:10:110:10:13

At the moment, the family share one bedroom at Amy's mum's house,

0:10:130:10:17

so the sooner they can move in the better.

0:10:170:10:20

You're going to be very hands on with the project... Especially you?

0:10:200:10:23

-Oh, definitely.

-You'll have to be.

0:10:230:10:25

I'm re-doing the bathrooms.

0:10:250:10:26

Any plumbing that needs to be done, I'll be doing that.

0:10:260:10:29

But, everything else - plastering, electrics, or stuff -

0:10:290:10:32

I'll leave it to the professionals to do that.

0:10:320:10:35

Stephen is a tiler,

0:10:350:10:36

and has recently completed a plumbing course,

0:10:360:10:39

so those skills are going to be very handy.

0:10:390:10:41

But, of course he's got his job as well,

0:10:410:10:44

so he's going to be busy.

0:10:440:10:45

Amy works in accounts,

0:10:450:10:47

and with Mia and a baby on the way,

0:10:470:10:49

I'm wondering if she is going to have any time to do anything.

0:10:490:10:53

Amy, what are you going to add to this property?

0:10:530:10:55

I think I'll probably help with the decorating.

0:10:550:10:58

I've already got Mia's room planned.

0:10:580:11:00

I can't wait to do her room. A pink boudoir!

0:11:000:11:03

Mia's going to have a pink boudoir!

0:11:030:11:06

-I love the sound of that.

-Yeah.

0:11:060:11:08

-What about the new baby?

-Obviously, have you any idea, boy or girl?

0:11:080:11:11

No, we don't know.

0:11:110:11:12

Because it could possibly be twins.

0:11:120:11:15

-What?!

-As well.

0:11:150:11:17

Because we're both twins.

0:11:170:11:19

So, we find out next week.

0:11:190:11:20

# Double trouble

0:11:210:11:23

# Twice as much as anybody else

0:11:230:11:26

# Oh, yeah. #

0:11:260:11:28

Blimey!

0:11:280:11:29

Just as well this is a spacious home, and has room for expansion.

0:11:290:11:32

Roughly how much have you got to spend on the property?

0:11:340:11:36

Our budget for the work really...

0:11:360:11:38

It's capped off at 15,000.

0:11:380:11:40

Beg, borrow AND stealing(!)

0:11:400:11:41

I mean, it's not much to do it

0:11:410:11:43

and it's a massive house,

0:11:430:11:44

but one thing we've got going for it

0:11:440:11:46

is we already have a kitchen we bought, which is in storage.

0:11:460:11:49

So, hold on a minute. Why have you got a kitchen already?

0:11:490:11:51

Well, we've seen it, liked it,

0:11:510:11:53

even before we saw any house...

0:11:530:11:55

-Yeah.

-..and just got it.

0:11:550:11:58

I got it for a really cheap price, so...

0:11:580:12:00

-So, how much did you pay for it?

-£1,000.

-£1,000? What's it like?

0:12:000:12:03

Oh, it's fab - it's got coffee machines and everything, hasn't it?

0:12:030:12:06

-We've done well.

-No...!

-Yeah.

0:12:060:12:08

Well, that's a novel one - buy a kitchen

0:12:080:12:11

and fit your house around it.

0:12:110:12:13

That's exactly what they're going to do.

0:12:130:12:15

Open out the space and create a kitchen-diner,

0:12:150:12:17

just as I was hoping.

0:12:170:12:19

That will certainly make the most of their bargain kitchen.

0:12:190:12:22

But even with that saving,

0:12:220:12:25

£15,000 is tight,

0:12:250:12:27

and might not allow for those unexpected extras.

0:12:270:12:31

Have you any structural concerns?

0:12:310:12:33

I've noticed some ivy creeping up back wall.

0:12:330:12:35

Is there any damp?

0:12:350:12:36

I've never had a good look, to be honest with you.

0:12:360:12:38

We just got the keys yesterday.

0:12:380:12:40

-We both wanted the house so much...

-You don't care - "Whatever!"

0:12:400:12:42

It still wouldn't have stopped us getting it, no.

0:12:420:12:45

I am so excited for the both of you.

0:12:450:12:47

Good luck with everything, and the baby,

0:12:470:12:49

I know you'll do a great job. Lovely to meet you both.

0:12:490:12:52

-Thank you.

-And you, well done.

0:12:520:12:54

Well, with the second baby - or babies - on the way,

0:12:540:12:57

Stephen and Amy have a very definite deadline to work to.

0:12:570:13:01

So, will they get this house renovated and ready

0:13:010:13:04

before the six months was up?

0:13:040:13:06

You can find out how they all get on

0:13:060:13:08

and if they move in on time, later in the programme.

0:13:080:13:10

From what will hopefully be a family home

0:13:130:13:16

to a place which was home to a now famous singer.

0:13:160:13:19

Today I'm in Robbie Williams territory -

0:13:210:13:23

Burslem in Stoke-on-Trent.

0:13:230:13:26

# And all the Burslem lads

0:13:260:13:29

# Now that they're all dads

0:13:290:13:30

# They meant so much to me... #

0:13:300:13:32

Well, ten minutes from the town centre of Burslem,

0:13:330:13:36

and about two miles from Hanley

0:13:360:13:37

is the property I'm here to see.

0:13:370:13:39

It's a four-bed, end-of-terrace.

0:13:390:13:41

Sounds pretty spacious from the specs.

0:13:410:13:44

Guide price was £42,000 plus.

0:13:440:13:47

In we go.

0:13:470:13:49

So, what have we got? Whoa...!

0:13:530:13:55

That's green!

0:13:560:13:58

HE LAUGHS

0:13:580:14:00

Nice entrance hall, but what a colour.

0:14:000:14:02

I feel like Kermit the Frog!

0:14:020:14:03

Stairs up to your bedrooms there.

0:14:030:14:05

Whoa...!

0:14:050:14:07

The subtle colour schemes continue.

0:14:070:14:10

The colour of this pink?!

0:14:100:14:11

Um, bizarrely, this rather...

0:14:110:14:14

garish, dare I say it, wallpaper is back in fashion,

0:14:140:14:18

although...I'm not sure about the pink.

0:14:180:14:21

But let's forget about that - big-sized room,

0:14:210:14:24

through this sort of little archway into a sort of recess

0:14:240:14:26

that they've used to create this absolutely massive space.

0:14:260:14:30

A deceptive property, for sure,

0:14:300:14:32

because it carries on into here, which is the kitchen.

0:14:320:14:35

As you can see, not at all being utilised as it could.

0:14:350:14:40

And it continues through there with a sort of little utility area.

0:14:400:14:44

So, loads and loads of space.

0:14:440:14:46

And you can possibly create even more if you utilise the cellar.

0:14:460:14:50

Which we can't access today,

0:14:500:14:52

but has the same dimensions as this ground floor.

0:14:520:14:55

To be honest, I think your energies would be much better focused

0:14:550:14:58

on sorting this lot out.

0:14:580:15:00

Everything needs doing -

0:15:000:15:02

fitting a proper kitchen,

0:15:020:15:04

toning down the colours,

0:15:040:15:05

new flooring - you name it.

0:15:050:15:07

Although it is nice to see some features worth keeping.

0:15:070:15:11

I'm talking about the cornicing, not the lampshade!

0:15:110:15:14

And, if you got a downstairs loo in here, as well,

0:15:140:15:17

it would widen your target market and appeal to families.

0:15:170:15:21

But, what's on offer upstairs for them?

0:15:210:15:24

Upstairs and back to the Kermit theme.

0:15:240:15:28

# It's not easy being green... #

0:15:280:15:31

Do you remember that song? He was so sweet, the way he did it!

0:15:310:15:34

Anyway, what've we got here?

0:15:340:15:36

Three bedrooms this way.

0:15:360:15:37

VERY odd layout.

0:15:370:15:39

All these strange walls.

0:15:390:15:41

A boxy bit in there.

0:15:410:15:43

Almost like this was a much bigger space up here,

0:15:430:15:46

in terms of bedrooms.

0:15:460:15:47

It's been changed around to get more bedrooms.

0:15:470:15:50

I'm not sure it quite worked.

0:15:500:15:52

Small room there, and then, if you think that's bad,

0:15:520:15:55

come here and this is the fourth bedroom.

0:15:550:15:58

For a start, I never like to see this.

0:15:580:16:00

It's a boiler - a gas boiler - in the bedroom.

0:16:000:16:03

And if something is going to go wrong with a gas boiler,

0:16:030:16:05

the worst place in the world it can be is in a bedroom.

0:16:050:16:09

Carbon monoxide poisoning - all that kind of stuff.

0:16:090:16:11

But, worse than that... No.

0:16:110:16:13

Not worse than that, that is about as bad as it gets.

0:16:130:16:15

The bedroom itself is walk-through.

0:16:150:16:18

To get to the only bathroom on the property.

0:16:180:16:21

So...that doesn't work.

0:16:210:16:23

What I would do, probably, is sacrifice maybe the smaller

0:16:230:16:26

of those bedrooms there, make this a bedroom with an en-suite.

0:16:260:16:28

You've reduced the number of bedrooms,

0:16:280:16:31

but you've created a much more liveable house.

0:16:310:16:33

With four bedrooms,

0:16:380:16:39

just one bathroom that you need to access via a room

0:16:390:16:42

doesn't cut it.

0:16:420:16:43

Someone has obviously had a WHALE of a time carving up the rooms here,

0:16:460:16:49

so it's up to whoever buys it

0:16:490:16:51

to recarve them to suit modern living.

0:16:510:16:54

Let's take a look outside.

0:16:550:16:57

Well, at the side and the rear of the property -

0:16:570:17:00

no garden, to speak of.

0:17:000:17:02

But it's low-maintenance. Looking on the positive side.

0:17:020:17:05

What I'm concerned about, is all those basic things -

0:17:050:17:08

I mean, here's a downpipe from the toilets.

0:17:080:17:10

It's all wet at the bottom.

0:17:100:17:12

That means there is some problem there.

0:17:120:17:14

The water's going into the foundations.

0:17:140:17:16

The guttering looks to be in a bit of a mess. It's the simple...

0:17:160:17:19

Hello!

0:17:190:17:20

GRUNTS

0:17:200:17:22

Right, well, clearly the guttering needs a little looking at.

0:17:220:17:27

These pipes cost pounds...

0:17:270:17:29

Literally just a few pounds,

0:17:290:17:31

and yet the damage they can do

0:17:310:17:34

if they're not adequately maintained is...

0:17:340:17:36

Can run into the thousands.

0:17:360:17:38

OK.

0:17:400:17:41

Lesson for today.

0:17:410:17:42

I know maintenance seems boring,

0:17:440:17:46

when you can have fun choosing kitchens and bathrooms,

0:17:460:17:49

but take my advice and do it.

0:17:490:17:52

You'll thank me later.

0:17:520:17:53

We asked a local property expert along to cast his eye

0:17:560:17:59

over the large end-of-terrace guided at £42,000.

0:17:590:18:03

Positives are the fact that there's four bedrooms,

0:18:040:18:07

and a bathroom upstairs.

0:18:070:18:08

It will appeal to large families.

0:18:080:18:10

The negatives, to some people, would be

0:18:100:18:12

because of the size of the property, it would require extra money

0:18:120:18:16

to refurbish the property,

0:18:160:18:17

and it might not be to everybody's budget.

0:18:170:18:20

So with those thoughts in mind,

0:18:210:18:24

what route did he recommend for this property?

0:18:240:18:27

In the current climate, I think I'd look to refurbish the property

0:18:270:18:30

and possibly keep it as a long-term investment.

0:18:300:18:34

The market does seem to be improving

0:18:340:18:35

and, hopefully, in the near future we will also see capital growth.

0:18:350:18:38

Hanging onto the property for a while might be a good move,

0:18:380:18:42

so what kind of numbers are we talking about?

0:18:420:18:45

Once renovated,

0:18:450:18:46

I would anticipate a rental income

0:18:460:18:48

in the region of £500 per calendar month.

0:18:480:18:51

After renovation,

0:18:510:18:53

I would anticipate a resale value in the region of £85,000.

0:18:530:18:57

Well, you may have some issues with the layout of property,

0:18:590:19:02

and certainly the state inside,

0:19:020:19:05

but one thing you can't argue about is that guide price -

0:19:050:19:08

£42,000 plus...

0:19:080:19:10

Let's see who went for it when it went under the hammer.

0:19:100:19:13

Number 1, which is the substantial terrace house.

0:19:150:19:19

35 to start me on this?

0:19:190:19:22

Make it 30, then.

0:19:220:19:23

30 bid. Thank you. At £30,000.

0:19:230:19:25

32 anywhere? 32 bid.

0:19:250:19:27

At 32,000.

0:19:270:19:29

34? 36?

0:19:290:19:31

At £38,000?

0:19:310:19:33

Bid on front row. 39.

0:19:330:19:35

At 39. 40 is it? 40, it is.

0:19:350:19:38

£41,000.

0:19:380:19:40

42? New bid at 42.

0:19:400:19:42

Shaking his head. 42 standing left now.

0:19:430:19:45

New bidder, 43.

0:19:450:19:46

44?

0:19:470:19:49

44.

0:19:490:19:50

45.

0:19:500:19:52

45.

0:19:530:19:55

46.

0:19:550:19:57

46.

0:19:570:19:58

47? 47.

0:19:580:20:00

48? 48.

0:20:000:20:02

49?

0:20:020:20:04

49.

0:20:040:20:06

50?

0:20:060:20:07

50.

0:20:090:20:10

51?

0:20:100:20:11

51.

0:20:110:20:13

52.

0:20:130:20:14

53.

0:20:150:20:17

54.

0:20:200:20:21

No? 54 anywhere else?

0:20:230:20:25

If not... £53,000 for the first time?

0:20:250:20:28

£53,000 for second time?

0:20:280:20:31

Third and last time, at £53,000.

0:20:310:20:33

You bought it, sir. Well done.

0:20:330:20:35

The gavel came down on a bid of £53,000,

0:20:370:20:40

made by financial services worker Riz,

0:20:400:20:43

who I met back at the property to get the lowdown.

0:20:430:20:46

-Riz, good to meet you.

-You, too.

0:20:520:20:54

-Congratulations.

-Thank you.

0:20:540:20:56

-Do you like the colour green?

-Erm... Yeah, I think, erm...

0:20:560:21:00

It's not quite grown on me, to be honest.

0:21:000:21:03

Thank goodness for that.

0:21:030:21:04

Tell me why you wanted to buy the house.

0:21:040:21:07

It was really for investment purposes,

0:21:070:21:09

and to be completely honest,

0:21:090:21:11

when I turned up at the auction, which was actually my first time -

0:21:110:21:15

I'd not been to an auction before -

0:21:150:21:17

it was the first lot and I just kind of put my hand up

0:21:170:21:20

-and it went from there.

-Really?!

-Yeah!

0:21:200:21:22

You didn't anticipate buying it, then?

0:21:220:21:24

No, I'd had a look at it, briefly,

0:21:240:21:26

for probably five minutes, a week before.

0:21:260:21:28

I didn't turn up thinking I was going to leave with... erm...

0:21:280:21:32

after paying a deposit.

0:21:320:21:34

Is it something you do?

0:21:340:21:35

Otherwise you wouldn't be so nonchalant about it.

0:21:350:21:37

I've had a mini project before with a property quite close to here.

0:21:370:21:40

And that that needed quite a bit more work,

0:21:400:21:43

and we've managed to find tenants for it and that's going quite...

0:21:430:21:47

You know... It's quite easy once it's up and running.

0:21:470:21:49

And that's really what attracted me to this, as well.

0:21:490:21:52

For someone relatively fresh to developing,

0:21:520:21:56

Riz has a great, laid-back attitude.

0:21:560:21:59

He's got a budget of £8,000 to £10,000

0:21:590:22:01

and a rough timescale of two and a half months.

0:22:010:22:04

Riz intends on making this house more energy efficient.

0:22:080:22:11

He's planning on researching government schemes

0:22:110:22:13

that could help pay for loft and cavity wall installation,

0:22:130:22:17

so he's hoping make this house suitable for a family house let.

0:22:170:22:20

So what else is on the to-do list

0:22:200:22:23

to give this place a star turn?

0:22:230:22:25

Upstairs there's a few issues with the floorboards.

0:22:250:22:27

I think, previously, the bathroom,

0:22:270:22:30

being upstairs, has actually caved through.

0:22:300:22:32

So all the floorboards are bowed.

0:22:320:22:34

So they'll need replacing.

0:22:340:22:37

All new carpets, and completely new replastering throughout.

0:22:370:22:41

Certainly the walls are a little bit wonky, I think.

0:22:410:22:44

That includes the ceilings, as well. Some of the Artex ceilings.

0:22:440:22:46

What about the layout?

0:22:460:22:48

Because you've got this bedroom which leads to the bathroom,

0:22:480:22:51

which is never ideal, is it?

0:22:510:22:53

That's something I need to give a bit more thought to,

0:22:530:22:55

because I think there's potential to have a bathroom downstairs,

0:22:550:22:58

which probably may make a bit more sense.

0:22:580:23:01

-What - have that as an en-suite, then?

-Yes.

-That's a good idea.

0:23:010:23:03

Potentially, but then again, I think

0:23:030:23:05

originally the plans for this property were to have it

0:23:050:23:08

as two separate flats - something I may well consider in the future.

0:23:080:23:11

-Well, congratulations.

-Thank you.

-And good luck with it.

0:23:110:23:14

-Look forward to seeing how you get on.

-Brilliant, thanks.

0:23:140:23:17

So, a bit of a spur-of-the-moment purchase for Riz,

0:23:170:23:21

but I actually think he's got a good property here.

0:23:210:23:23

And, looks like the multicoloured walls will be gone when we return.

0:23:230:23:30

Probably.

0:23:300:23:31

You can find out how he gets on later in the show.

0:23:310:23:36

Coming up: In Derbyshire, we see what £40,000 might get you.

0:23:360:23:40

Intrinsically, this is a lot of house for the money, I think.

0:23:400:23:44

And back in Stoke, we catch up on Riz's... hmm...

0:23:440:23:48

steady refurbishment progress.

0:23:480:23:51

I've come so far in... Well, not such a short time!

0:23:510:23:55

Now we return to Gateshead, Tyne and Wear,

0:24:000:24:02

where we first saw the three-bedroom semidetached property

0:24:020:24:05

that had bags of space, loads of character,

0:24:050:24:08

lots of refurbishment work to do

0:24:080:24:10

and one of the longest gardens I've seen!

0:24:100:24:13

And for plumber and tiler Stephen and wife Amy,

0:24:150:24:18

it offered the much-needed room for their young family.

0:24:180:24:21

# Let it grow, let it grow

0:24:220:24:26

# Let it blossom, let it flow... #

0:24:280:24:32

So, where are you currently living?

0:24:320:24:33

We're living with my parents.

0:24:330:24:35

-How long have you been living with your parents?

-Over two year now.

0:24:350:24:40

-And it's just time we're... Time to leave.

-And I'm pregnant.

0:24:400:24:42

And we've got little Mia, haven't we? Who's nearly three.

0:24:420:24:45

So it's all systems go. Trying to get it done before the next one's due.

0:24:450:24:49

-Hopefully.

-So, hold on, when's your baby due?

0:24:490:24:52

-Be about six months.

-Yep.

0:24:520:24:53

So you've got six months before you have a baby,

0:24:530:24:55

you've already got a three-year-old,

0:24:550:24:57

and you're planning on making this your family home.

0:24:570:24:59

-So, quite a lot to contend with.

-A lot.

0:24:590:25:02

Yeah. A lot.

0:25:020:25:03

And having paid £153,500 for the house at auction,

0:25:030:25:07

they were hoping that with a £15,000 budget

0:25:070:25:09

they could get the place refurbished in six months.

0:25:090:25:12

Ready for their growing family to move into.

0:25:120:25:16

And now, 11 months later, we're back with Stephen to check on progress.

0:25:160:25:21

Well, the outside was always in decent nick,

0:25:220:25:25

it was inside where the work was needed.

0:25:250:25:27

Wow! Just look at that!

0:25:330:25:35

With solid wood floors and wood-burning stove,

0:25:350:25:38

the front reception is very stylish.

0:25:380:25:41

I like it.

0:25:410:25:42

That modern twist has also been applied to the back dining room.

0:25:470:25:54

But, just remember that poky, dated kitchen?

0:25:590:26:02

Well, it certainly isn't that any more.

0:26:030:26:06

It's also not the kitchen they bought before buying the house.

0:26:060:26:09

So what has been going on?

0:26:090:26:11

As you can see, we had a massive change of the kitchen.

0:26:120:26:15

There used to be a large brick wall... online with this wall here.

0:26:150:26:19

We've knocked this wall down and we've created a massive space.

0:26:190:26:24

So we've put marble all the way through, as well.

0:26:240:26:26

Put this brand-new kitchen in,

0:26:260:26:28

which wasn't the kitchen which was originally mentioned, but...

0:26:280:26:31

We had a white gloss kitchen, which wouldn't tie in

0:26:310:26:34

with the period of what we're trying to do with this property, so...

0:26:340:26:37

basically, everything's pretty much brand-new.

0:26:370:26:39

Oh, fabulous.

0:26:390:26:41

What a great space.

0:26:410:26:43

And upstairs?

0:26:430:26:44

Stephen and Amy's master bedroom

0:26:470:26:49

is plush, vibrant, modern and very grown-up.

0:26:490:26:51

His daughter Mia got the pink room she hoped for.

0:26:550:26:59

I think you'll agree, she sure has!

0:26:590:27:03

And it has the bonus of being en suite, too.

0:27:030:27:05

But perhaps more excitingly, she has got a new baby brother!

0:27:050:27:09

Three and a half month old Louis.

0:27:100:27:12

I think I can guess which room his might be!

0:27:210:27:25

But what about that rather sorry bathroom and toilet set-up?

0:27:250:27:29

We knocked the wall down

0:27:290:27:31

and we've made one large family bathroom.

0:27:310:27:33

Pretty much kept the theme running from downstairs with the marble,

0:27:330:27:37

up into the bathroom.

0:27:370:27:39

I think it dates well, doesn't really go out of fashion.

0:27:390:27:42

You can polish it every year

0:27:420:27:44

and pretty much have a new bathroom.

0:27:440:27:46

Well, Stephen's plumbing and tiling skills have really come to the fore

0:27:460:27:50

in the bathrooms and kitchen.

0:27:500:27:52

And the house is at last ready for them to move into,

0:27:520:27:55

with a plan to properly tackle that large garden

0:27:550:27:59

and that ivy once they've settled in.

0:27:590:28:02

Mind you, it's already got that all-important slide and swing.

0:28:020:28:06

# It don't mean a thing

0:28:060:28:08

# If it ain't got that swing... #

0:28:080:28:11

But why has it taken nearly twice as long as planned?

0:28:110:28:15

Well, I wanted to do it a lot earlier, but with work

0:28:150:28:18

it made it very difficult to try and spend time in the house

0:28:180:28:21

to get anything done.

0:28:210:28:23

Sometimes the house was left standing there

0:28:230:28:27

for a month at a time, but at the same time

0:28:270:28:30

you've got to work to pay for the things you want.

0:28:300:28:35

Yes, with Stephen having a full-time job and Amy having

0:28:360:28:38

both baby Louis and daughter Mia to look after,

0:28:380:28:42

doing such a comprehensive renovation -

0:28:420:28:44

well, it can't have been easy!

0:28:440:28:46

And to finish it to such high standards can't have been cheap.

0:28:460:28:50

Originally, it was 15,000.

0:28:500:28:52

It went to 40, only because it is a house that we're living in.

0:28:520:28:57

We plan to live here for a long time.

0:28:570:29:00

So I suppose you've to pay a bit extra money to get what you want,

0:29:000:29:03

especially if you're living in it,

0:29:030:29:05

so it's worth every penny, I think,

0:29:050:29:09

what I've put into it.

0:29:090:29:11

Stephen and Amy waited a while to have the perfect home,

0:29:110:29:16

so I would imagine it's been well worth the money and the graft.

0:29:160:29:20

With that 40 grand budget,

0:29:200:29:22

they've now spent just under 194,000 on the house.

0:29:220:29:25

What will two agents make of this transformation?

0:29:260:29:30

The property is a lovely home.

0:29:320:29:34

They've modernised it to a high standard,

0:29:340:29:36

and it is ideal for a growing family.

0:29:360:29:39

The property is excellent.

0:29:390:29:40

Obviously, a good-sized property to start with, but the work

0:29:400:29:43

is to a very high standard.

0:29:430:29:45

The open-plan kitchen,

0:29:450:29:47

I think's very nice.

0:29:470:29:48

Stephen and Amy really have done a terrific job,

0:29:500:29:53

but they've invested £193,500

0:29:530:29:57

into making this house their home.

0:29:570:30:00

Has it paid off?

0:30:000:30:02

I would look to achieve a sale price between £220,000, and £230,000.

0:30:020:30:06

To put this property on the market for sale

0:30:060:30:08

I'd value it in the region of £225,000.

0:30:080:30:11

-But what do Stephen make of those valuations?

-Very pleased.

0:30:110:30:15

Not looking to sell, though.

0:30:150:30:17

This is a family home, so it's still a little profit there.

0:30:170:30:22

Yes, clearly having putting so much time and money into the house,

0:30:220:30:25

Stephen and Amy aren't planning to sell any time soon,

0:30:250:30:28

but it's good to know there's a potential pre-tax

0:30:280:30:30

profit of between 27 and 37,000 and, if for whatever reason they did

0:30:300:30:36

rent it, they should get a 5% yield on their investment.

0:30:360:30:40

But this house was never about financial returns.

0:30:430:30:45

Most importantly, it was getting a home for Stephen, Amy, Mia

0:30:450:30:50

and now little baby Louis.

0:30:500:30:51

So, how does Stephen feel about their slightly protracted project?

0:30:530:30:57

It feels excellent that we can finally move into our brand-new

0:30:570:31:00

house, enjoy the house that we've built

0:31:000:31:06

and basically watch the family grow up in it.

0:31:060:31:10

And let's hope this will be a happy family home for many years to come.

0:31:110:31:16

I'm in the market town of Swadlincote in South Derbyshire

0:31:300:31:34

which flourished during the Industrial Revolution

0:31:340:31:36

due to the deposits of clay and coal in the area.

0:31:360:31:40

Here, the potteries and brickworks manufactured

0:31:400:31:43

an amazing variety of wares and sewerage pipes made in the town

0:31:430:31:47

were exported all over the world.

0:31:470:31:49

So much of our industrial heritage has been lost,

0:31:490:31:53

but it's really lovely when you come across something

0:31:530:31:57

like this here in Swadlincote.

0:31:570:31:59

This is one of the last remaining bottle shaped kilns in the UK.

0:31:590:32:03

It's been preserved, it's been restored and it now forms

0:32:030:32:06

a centrepiece of museums, some reinvigorated local businesses.

0:32:060:32:11

It's just great to see.

0:32:110:32:13

And along with the restoration of the town's historic hub,

0:32:130:32:16

there are signs of improvement too in Swadlincote's housing stock.

0:32:160:32:20

Old buildings are being restored and new houses being built.

0:32:210:32:25

An encouraging environment for any would-be property investor.

0:32:250:32:28

Well, walking distance from the town centre is the property

0:32:290:32:33

I'm here to see.

0:32:330:32:34

Two-bedroomed mid-terrace, a guide price of £40,000 plus.

0:32:340:32:40

This is it, but you'll notice straightaway, no door on the front.

0:32:400:32:43

To get in, you have to go down this little corridor.

0:32:430:32:46

It takes a bit of getting used to, that whole coming down that

0:32:540:32:57

little alleyway to the front... Well, is it the front door?

0:32:570:33:00

It's the side door, I suppose.

0:33:000:33:02

When you come into the house, what have we got?

0:33:020:33:05

Big understairs cupboard facing you.

0:33:050:33:07

Stairs up to the bedrooms there.

0:33:070:33:09

Large sort of front living room area there

0:33:090:33:12

and through to the rear of the property and look at this floor.

0:33:120:33:17

The original tiles, quarry tiles.

0:33:170:33:20

My guess, judging where it's all higgledy-piggledy,

0:33:200:33:23

is there is something going on with the substrate there which is

0:33:230:33:26

causing that to come up in places.

0:33:260:33:29

I'd also guess that there's no damp proof course.

0:33:290:33:32

It does feel and smell quite damp, but in terms of room size,

0:33:320:33:37

it's good.

0:33:370:33:38

Through here into the kitchen and again,

0:33:380:33:41

damp seems to be the biggest issue. Space is not.

0:33:410:33:45

It's a really good size and certainly deceptive from the front.

0:33:450:33:51

Canary yellow, wow! That is bright.

0:33:510:33:55

Lots of space to play with and pots of paint required.

0:33:550:34:00

Well, outside, you may not have a coal mine

0:34:070:34:09

but you've certainly got a coal shed and an outside loo.

0:34:090:34:13

A couple of really useful little outbuildings that, perhaps,

0:34:130:34:16

with a bit of imagination, could be

0:34:160:34:18

incorporated into the interior of the house.

0:34:180:34:22

All depends, of course, on how much you want to spend here.

0:34:220:34:25

A nice little bit of garden too, complete with a shed.

0:34:250:34:29

This seems to be a house of many parts.

0:34:290:34:33

Upstairs, the labyrinth continues.

0:34:330:34:35

Down that way, a bedroom, a really nice sized bathroom.

0:34:350:34:39

It needs a bit of sorting out.

0:34:390:34:41

You've then got this sort of landing area here. It doesn't do much.

0:34:410:34:47

I suppose it's a bit of a waste of space.

0:34:470:34:50

A few floorboards need to be sorted out.

0:34:500:34:52

But it does give a nice open feel to this part of the house.

0:34:520:34:57

Odd little room there. Got no idea whatsoever what that is.

0:34:570:35:01

It could be, I guess,

0:35:010:35:02

an en-suite to one of the bedrooms if you wanted to make it that.

0:35:020:35:05

Second bedroom here. Again, it's a good size.

0:35:050:35:08

A few more signs of damp here

0:35:080:35:10

and obviously those windows need replacing.

0:35:100:35:13

It's nothing I haven't seen before or you haven't seen before

0:35:130:35:17

and intrinsically, this is a lot of house for the money, I think.

0:35:170:35:22

What I've also seen before is a spiralling spend,

0:35:220:35:25

so you'd need to take on board the potential costs of tackling whatever

0:35:250:35:29

that rather sinister floor issue is and getting rid of that damp.

0:35:290:35:34

But there's one thing I definitely don't want anyone to get rid of.

0:35:340:35:38

Right, I'm going to do something on behalf of the

0:35:380:35:41

Fireplace Preservation Society now.

0:35:410:35:43

That is beautiful. Look at that. Absolutely gorgeous. Art Deco.

0:35:430:35:50

You might have seen something similar in terms of these tiles,

0:35:500:35:53

but what makes it unusual is these wings on the edges.

0:35:530:35:57

I know what you're thinking, yuck!

0:35:570:35:59

But, no, it's a piece of architectural history.

0:35:590:36:02

Do what you like with the rest of the house

0:36:020:36:05

but touch that at your peril!

0:36:050:36:07

# You can't touch this

0:36:070:36:09

# You can't touch this

0:36:110:36:13

# You can't touch this... #

0:36:150:36:16

Well, what you spend in here, of course,

0:36:160:36:19

all depends on what you want to do once the renovation is complete.

0:36:190:36:22

At a guide price of £45,000, I don't think you can quibble too much here.

0:36:220:36:27

What does the auctioneer who sold the property think about this

0:36:270:36:30

terrace with an Art Deco touch?

0:36:300:36:32

In layout, traditional terraced house

0:36:340:36:36

and really does need everything doing to it, with one exception,

0:36:360:36:40

and that is the fact that the council did a grant scheme

0:36:400:36:43

many years ago to re-roof all these properties, so we're

0:36:430:36:47

OK on the top, but everything beneath that needs looking at.

0:36:470:36:50

The whole thing wants damp proofing.

0:36:500:36:52

That has got repercussions for plastering as well

0:36:520:36:55

and timber treatment, then you've got to look at wiring,

0:36:550:36:59

heating and plumbing, you've got to look at windows.

0:36:590:37:02

I think if you do the job properly, but without going overboard,

0:37:020:37:05

you could actually spend at least 18, £19,000 here.

0:37:050:37:08

Yikes! What did I say earlier about spiralling costs?

0:37:090:37:13

Is there a way of clawing back some of the money?

0:37:130:37:16

Could that little, odd room upstairs be a small family bathroom?

0:37:160:37:21

And that big bathroom become a third bedroom

0:37:210:37:23

and therefore increase the value of the house?

0:37:230:37:26

I think if you were a bit ambitious

0:37:260:37:28

and tried to get three bedrooms out of this, I have to say,

0:37:280:37:30

it's not going to make a big difference to what you

0:37:300:37:33

achieve for it in terms of a sale.

0:37:330:37:35

If it's renovated, this would have a value of around £80,000

0:37:350:37:39

when it's done.

0:37:390:37:41

In terms of rental value, it would rent out at about £450,

0:37:410:37:44

£475 a calendar month.

0:37:440:37:48

Well, there's a few bits and pieces you'd want to do to sort this

0:37:480:37:51

place out, but don't forget that guide price of just £40,000 plus.

0:37:510:37:58

It's a lot of house for the money.

0:37:580:38:00

Let's see who bought it when it went under the hammer.

0:38:000:38:03

40,000 to start on the guide price. 40,000.

0:38:050:38:09

40, thank you, £40,000, I have. At £40,000. 41 somewhere else?

0:38:090:38:15

41 is bid. At 41, 42, 42 on the phone.

0:38:150:38:20

43, 43. 44. 45, 46?

0:38:200:38:28

Thank you, 46. 47, 47,000.

0:38:280:38:32

That tempting guide price attracted plenty of bidding

0:38:320:38:35

and we rejoin at 57,000.

0:38:350:38:39

At £57,000, it's going, for the first time.

0:38:390:38:43

57,500. 58, 58,000.

0:38:430:38:47

Five again? £58,000, once, twice,

0:38:470:38:54

third time 58,500, 59. At 59. Five again.

0:38:540:38:58

£59,000. Once, twice, third chance, sold at 59. Thank you.

0:39:000:39:05

And that very relieved looking buyer was Paula, who got

0:39:070:39:10

the house for 59,000.

0:39:100:39:11

She was working in her job at a local supermarket on the day

0:39:150:39:19

we came to visit, so it was husband Tom who met me at the property.

0:39:190:39:23

He works at a car manufacturers in Crewe.

0:39:230:39:26

The couple have two young children

0:39:260:39:28

and this is the family's first venture into property investment.

0:39:280:39:32

-Tom, great to meet you.

-And you, thank you.

-Congratulations.

-Yes.

0:39:320:39:37

Tell me why you wanted to buy this place.

0:39:370:39:39

Erm, it's mainly a long-term investment thing

0:39:390:39:41

and the whole family is involved.

0:39:410:39:43

My mum and my brother, we've bought it on savings

0:39:430:39:48

and we're looking, as a long-term investment, to rent, really,

0:39:480:39:51

and in the future, it's a little bit of something for the grandkids.

0:39:510:39:55

-Great. Obviously got a few issues, mostly damp.

-Yeah.

0:39:550:39:59

What have you found in your investigations since you bought it?

0:39:590:40:03

The front wall, particularly, is extremely damp

0:40:030:40:06

and we think that was... a main contributor to that was

0:40:060:40:09

the front garden was actually three bricks above actual floor level on

0:40:090:40:15

the inside, so obviously all the damp was coming straight into the walls.

0:40:150:40:20

The internal walls have got no damp course and

0:40:200:40:24

probably by the age of the building, they are potentially straight

0:40:240:40:27

down into soil, so the internal walls are sucking up a lot of moisture.

0:40:270:40:32

Definitely damp course probably on every wall.

0:40:320:40:35

Once that's done, it'll need rewiring.

0:40:350:40:38

We're looking at completely redoing the plumbing,

0:40:380:40:41

obviously new boiler, change the storage units to central heating.

0:40:410:40:47

Definitely replacing the windows.

0:40:470:40:49

We're completely undecided yet on whether we're going to move

0:40:490:40:52

-the bathroom from upstairs to downstairs...

-Oh, wow!

0:40:520:40:55

..to give us a three-bedroom property,

0:40:550:40:58

but with us looking at renting

0:40:580:40:59

and more that side of things and turning it round quick

0:40:590:41:03

and selling it again, we're still in discussion on whether we

0:41:030:41:07

actually do that or whether we rent it in the current state that it's in.

0:41:070:41:11

Most people look to moving the bathroom from downstairs, upstairs.

0:41:110:41:15

You're doing the opposite. Where would you put it?

0:41:150:41:17

We've got options.

0:41:170:41:18

There's a little room under the stairs which is a size...

0:41:180:41:21

For under the stairs, it's very sizeable.

0:41:210:41:24

We've also got the back of the kitchen leading onto the existing

0:41:240:41:27

outside toilet.

0:41:270:41:28

-You haven't mentioned the fireplace in the front living room.

-No.

0:41:280:41:34

-Not yet.

-What are you going to do with that?

-Potentially, keep it.

0:41:340:41:38

-Good.

-Potentially keep it. It's a nice feature.

0:41:380:41:40

-You're just saying that to placate me, aren't you?

-No.

0:41:400:41:43

I bet I come back and it's gone.

0:41:430:41:46

At your peril, Tom.

0:41:460:41:48

Anyway, whether he keeps it or not,

0:41:490:41:51

he sounds as if he knows what he's doing and doesn't seem fazed

0:41:510:41:55

by the amount of work it's going to take to get this place shipshape.

0:41:550:41:59

But his timescale of three months does sound rather tight to me,

0:41:590:42:03

especially as he has a full-time job,

0:42:030:42:05

and will his budget of just £10,000 be enough?

0:42:050:42:09

Well, somehow, I think he'll be able to overpower any challenges

0:42:090:42:13

that come his way, because Tom has a rather unusual pastime.

0:42:130:42:17

One of my main hobbies is professional wrestling.

0:42:170:42:21

-Wow, watching it or doing it?

-Doing it.

-Doing it?

-Yes.

0:42:210:42:24

-What weight are you, then?

-I'm little but I'm nicely formed.

0:42:240:42:28

If you say so yourself.

0:42:300:42:32

It's more the American-style wrestling where, you know,

0:42:330:42:36

a play about. A few of the lads from the gym I go to regularly,

0:42:360:42:40

we're all fans and we thought, why don't we have a go one day?

0:42:400:42:43

-Are you a goodie or a baddie?

-A baddie.

-You're a baddie?

0:42:430:42:46

What's your name?

0:42:460:42:47

-T Virus.

-T Virus?

-Yeah.

-What do you do that is really nasty?

0:42:490:42:54

-I cheat relentlessly and unashamedly.

-What fun. A bit of escapism.

0:42:540:42:59

Yeah, definitely, yes.

0:42:590:43:00

It's just fun, is just a fun hobby and it keeps you fit

0:43:000:43:03

while you're doing it.

0:43:030:43:05

Well, listen, congratulations, good to meet you, Tom. Good luck with it.

0:43:050:43:08

Thank you.

0:43:080:43:09

Well, wrestler Tom clearly thinks this place is a bit of a knockout.

0:43:110:43:16

How is he going to get on wrestling with it to sort it out?

0:43:160:43:19

Will he end up on the ropes?

0:43:190:43:21

You can find out how he gets on with this particular bout

0:43:210:43:23

later in the show.

0:43:230:43:25

Well, the big question is,

0:43:290:43:30

have our buyers made money on their investments?

0:43:300:43:33

Well, time has passed, so let's go back and take a look.

0:43:330:43:38

It was in Burslem in Stoke-on-Trent where we first saw a pretty

0:43:380:43:42

large and colourful four-bed end-of-terrace house.

0:43:420:43:47

If pink and green were your colours, then this was the house for you,

0:43:470:43:51

but underneath all that bright paintwork lurked a house

0:43:510:43:55

in need of a full upgrade with signs of damp and general neglect.

0:43:550:44:00

And it was bought for £53,000 by financial services expert Riz,

0:44:000:44:04

as his second property project.

0:44:040:44:07

So, was he tickled pink to get it?

0:44:070:44:10

Tell me why you wanted to buy the house.

0:44:100:44:12

To be completely honest, when I turned up at the auction which

0:44:120:44:15

was actually my first time, I'd not been to an auction before,

0:44:150:44:18

it was the first lot and I kind of put my hand up and went from there.

0:44:180:44:22

-Really?

-Yeah.

-You didn't anticipate buying it then?

0:44:220:44:24

No, I had a look at it briefly for about five minutes, you know,

0:44:240:44:29

-a week before...

-You bought it, sir, well done.

0:44:290:44:33

Yes, that's the thing with auctions.

0:44:360:44:38

Stick your hand up, no-one else bids and the property could be yours.

0:44:380:44:43

But it's one thing buying a house,

0:44:430:44:45

it's another getting it up to scratch,

0:44:450:44:47

so with plans to rent it out and an £8,000 budget

0:44:470:44:50

and a two and a half month timescale,

0:44:500:44:52

Riz needed to make his slightly surprising purchase work for him.

0:44:520:44:56

And now four and a half months later, we're back with Riz to

0:44:580:45:01

check on progress. Is it still good to be green or pretty in pink?

0:45:010:45:05

Well, no more.

0:45:070:45:08

It's more cool and contemporary with neutral tones in the living area,

0:45:080:45:14

though the changes in the kitchen are more black and white

0:45:140:45:17

and where once was a utility area, there is now

0:45:170:45:20

a downstairs shower room, or it will be when it's finished.

0:45:200:45:24

So, what is the state of play?

0:45:240:45:26

There is still a lot of things that need to be doing,

0:45:280:45:31

especially around tidying up in the back yard, repainting,

0:45:310:45:35

decorating, but, yes, it feels good overall to come so far in,

0:45:350:45:41

well, not such a short time but, you know, we're nearly there.

0:45:410:45:44

Well, kind of nearly there.

0:45:460:45:48

Riz hopes it can all be finished off in about a month.

0:45:480:45:51

And then this four bedroomed house can finally be

0:45:520:45:54

ready for the rental market.

0:45:540:45:56

But what was the biggest hold-up with the project?

0:45:570:46:00

One of the main reasons for the delay in that was the weather,

0:46:040:46:07

especially the rain that we had.

0:46:070:46:09

The upstairs bathroom roof was actually leaking

0:46:100:46:14

so that had to be re-felted and re-tiled. That's now repaired.

0:46:140:46:19

The time it took for the plaster to dry,

0:46:190:46:21

it took three to four weeks for it to dry.

0:46:210:46:24

Some of it collapsed from the ceilings and that had to be

0:46:240:46:27

redone and that was another three weeks of time on top of that.

0:46:270:46:31

Getting your house damp free can be really time consuming.

0:46:310:46:35

Sometimes it's necessary to bring in dehumidifiers to really

0:46:350:46:39

get the walls bone dry and ready for painting

0:46:390:46:42

and often, all you can do is wait.

0:46:420:46:43

# I will wait

0:46:450:46:47

# I will wait for you... #

0:46:470:46:49

And while Riz was tackling the damp,

0:46:490:46:51

he also decided to do some layout changes.

0:46:510:46:55

The logic behind having a bathroom downstairs,

0:46:550:46:58

I mean, this was previously just used as a utility room.

0:46:580:47:03

The logic was twofold.

0:47:030:47:04

Firstly, upstairs room, we've used that as a bedroom with an en-suite,

0:47:050:47:11

so we have a bathroom downstairs, as well,

0:47:110:47:13

that can be used as a family bathroom.

0:47:130:47:16

Secondly, there was originally planning permission for this

0:47:160:47:19

property to have it as two separate flats, so that still leaves

0:47:190:47:23

open the potential of doing that in the future.

0:47:230:47:26

This was definitely a sensible move,

0:47:260:47:28

not only making that fourth bedroom better

0:47:280:47:30

but giving himself the option to turn it into a flat at a later date.

0:47:300:47:34

But delays and an extra bathroom surely added to his costs.

0:47:340:47:38

The original budget was going to be around £8,000.

0:47:380:47:42

So far, we're at around 7,500, so, well within budget despite

0:47:420:47:46

the problems that we've been having.

0:47:460:47:48

There is still some work to do

0:47:500:47:51

but if Riz sticks to his £8,000 budget along with his £53,000

0:47:510:47:56

purchase price, his total spend will be £61,000 without taxes and fees.

0:47:560:48:02

So, will this end up as a good purchase?

0:48:020:48:05

What do two local estate agents think?

0:48:050:48:07

First impressions is that it's been re-skimmed throughout

0:48:090:48:13

which obviously makes the property a lot fresher and brighter,

0:48:130:48:17

however, of course, there is still further works to be completed.

0:48:170:48:20

Certainly, there's aspects of the property that I think could

0:48:200:48:23

have been improved, architraves, I feel an updated kitchen with

0:48:230:48:27

built-in cooker, hob and extractor would have been an advantage.

0:48:270:48:30

Certain aspects of updating, doors, etc,

0:48:300:48:33

to the property would have been beneficial.

0:48:330:48:37

Well, yes, it's definitely a work in progress,

0:48:370:48:39

but can there still be profit to be made on Riz's £61,000 investment?

0:48:390:48:45

I feel when the property's renovation works have been

0:48:450:48:48

carried out, in today's market,

0:48:480:48:49

I would expect the property to achieve in the region of £65,000.

0:48:490:48:53

If the property is done to a basic standard,

0:48:530:48:56

I can see the resale value being in the region of £70,000.

0:48:560:49:00

Well, there could be a small profit on resale,

0:49:000:49:03

so what does Riz think of those valuations?

0:49:030:49:06

I bought it for 53 and invested less than 8K.

0:49:060:49:11

In the current market, that's not bad.

0:49:110:49:14

So, potentially, a pre-tax profit of around £4-£9000

0:49:140:49:19

but more importantly, how about its rental potential.

0:49:190:49:22

In today's market,

0:49:220:49:24

I would expect the rental to be set around £425 per calendar month.

0:49:240:49:29

The rental figure would be in the region of £450 per calendar month.

0:49:290:49:32

OK, that's pretty much in line with what I expected, in fact,

0:49:320:49:35

it's slightly higher than what I expected.

0:49:350:49:37

Even the lower £425 per calendar month would generate

0:49:370:49:41

an annual rental yield above 8%, so, as a rental vehicle,

0:49:410:49:45

this has worked out pretty well.

0:49:450:49:48

So, would Riz buy a property at auction again?

0:49:480:49:52

Yes, I would, I would definitely do it again

0:49:520:49:55

but hopefully in less time next time.

0:49:550:49:57

Yes, and we've got no time to waste either,

0:50:000:50:03

as we're heading back to the market town of

0:50:030:50:06

Swadlincote in Derbyshire...

0:50:060:50:09

where earlier, mum-of-two Paula looked delighted to get this

0:50:090:50:13

two-bed mid terrace for £59,000.

0:50:130:50:16

It was her husband Tom I spoke to on the day,

0:50:180:50:21

and he explained why he and Paula had bought the house.

0:50:210:50:25

It's mainly a long-term investment - the whole family's involved,

0:50:260:50:30

my mum and my brother, we've bought it on savings

0:50:300:50:35

and we're looking at it as a long-term investment to rent,

0:50:350:50:38

and then, in the future it's a little something for the grandkids.

0:50:380:50:42

Great.

0:50:420:50:43

Tom, who enjoys wrestling in his spare time,

0:50:430:50:45

had a lot to grapple with within this property.

0:50:450:50:48

It was going to be a challenge for the family,

0:50:480:50:50

with a £10,000 budget and timescale of 12 weeks.

0:50:500:50:54

There was also a possibility of trying to make this

0:50:540:50:56

a three-bed house by moving the bathroom,

0:50:560:50:58

so what would we find when returned four months later?

0:50:580:51:02

This might be a first for Homes Under The Hammer -

0:51:280:51:31

the kitchen is actually smaller than when we last saw it,

0:51:310:51:34

but there is a good reason for that.

0:51:340:51:37

When we bought the property,

0:51:370:51:38

the kitchen had been extended into the outhouse.

0:51:380:51:42

What that was doing was bringing a lot of damp from the outhouse

0:51:420:51:47

into the house itself.

0:51:470:51:49

So, on balance, and weighing up our options,

0:51:490:51:52

we decided to put the kitchen back to how it was when the house was built.

0:51:520:51:56

So we've shortened the kitchen slightly, put a new studded wall in,

0:51:560:52:01

insulated, plastered and made it good.

0:52:010:52:05

A small but dry kitchen seems like a good compromise.

0:52:050:52:09

What about upstairs?

0:52:090:52:11

Clean, bright and modern - they've done a great job here.

0:52:350:52:39

Even more impressive because, as I suspected,

0:52:390:52:41

the property had no damp course in place, meaning the job in hand

0:52:410:52:46

would prove to be a big one, especially downstairs.

0:52:460:52:50

Starting in here in the front room, we took all the floors up -

0:52:500:52:54

this was a wooden floor that had gone rotten due to damp.

0:52:540:52:58

We dug also the floor up in the dining room,

0:52:580:53:01

which was just quarry tiles on top of soil.

0:53:010:53:04

We then had to remove all the plaster, up to a metre high,

0:53:040:53:07

in some cases higher, where it was basically falling off the walls.

0:53:070:53:11

Then every internal wall was drilled and chemically damp proofed.

0:53:110:53:17

We then had to level the floors out, insulation, damp course -

0:53:170:53:23

that was from front to back all the way through.

0:53:230:53:26

And then insulated, poured the new concrete down and levelled out.

0:53:260:53:31

Phew! Well, on top of all that,

0:53:330:53:34

there's been a total rewire,

0:53:340:53:36

double glazing throughout, plus gas central heating and a new boiler.

0:53:360:53:42

Plans to move the bathroom downstairs

0:53:420:53:45

and turn the space into a third bedroom were shelved.

0:53:450:53:48

The second-hand kitchen units look a bit dated to me,

0:53:500:53:54

and could be a bit of a false economy.

0:53:540:53:56

But... uh-oh, I'm gutted to see

0:53:560:53:59

that the Art Deco fireplace has gone.

0:53:590:54:04

The Fireplace Preservation Society will not be pleased!

0:54:040:54:08

That aside, the family have worked hard and created a nice,

0:54:080:54:11

dry home for someone.

0:54:110:54:13

How does it feel for it to be finished?

0:54:130:54:16

It feels really good to be finished.

0:54:160:54:18

Everybody involved's had enough, to say the least,

0:54:180:54:22

and we'll be glad to get the tenants moved in.

0:54:220:54:26

Myself and my brother have done a great deal of the manual

0:54:260:54:29

labour on the house.

0:54:290:54:30

My mum, my wife, sister-in-law,

0:54:300:54:32

have also done a great deal of decorating, doing a lot

0:54:320:54:37

of the tidying up, has been a lot of extended family members as well,

0:54:370:54:41

so we've all mucked in.

0:54:410:54:42

The only tradesmen we've had in have been the plumber, electrician

0:54:420:54:46

and the plasterers.

0:54:460:54:49

There's been big changes here,

0:54:490:54:50

but what happened to those bathroom plans?

0:54:500:54:53

Originally we did consider moving the bathroom into the big cupboard

0:54:550:55:00

upstairs or under the stairs, but when we looked at these options,

0:55:000:55:06

it wasn't financially viable to move it, so we've left it where it is.

0:55:060:55:12

It's adequate, it's a nice-sized bathroom, so we've left it upstairs.

0:55:120:55:16

It's so important to be mindful of your budget,

0:55:160:55:20

and by adapting their plans, Tom and family have done just that.

0:55:200:55:24

So, how is their budget looking?

0:55:250:55:29

The budget was originally 10,000,

0:55:290:55:31

with a very small contingency,

0:55:310:55:34

and we've spent approximately 11,000,

0:55:340:55:38

so in terms of budget, I think we've done quite well.

0:55:380:55:41

I have to agree.

0:55:410:55:42

Give all the damp course work,

0:55:420:55:44

along with the refurbishment,

0:55:440:55:45

the family have kept control of their spend,

0:55:450:55:49

and their 12-week timescale.

0:55:490:55:50

Not only that, they've managed to get themselves a tenant as well.

0:55:500:55:54

What will two estate agents make

0:55:560:55:58

of this first renovation by this family?

0:55:580:56:02

My first impression is that they've made a really nice job of it.

0:56:020:56:05

It's clean, tidy, gas central heated, double glazed -

0:56:050:56:08

a very good job.

0:56:080:56:09

It would be a sought-after property.

0:56:090:56:12

Clean lines, fresh - an old character home,

0:56:120:56:16

but new inside. Really nice.

0:56:160:56:19

With £11,000 on top of the purchase price of 59,000,

0:56:190:56:23

that makes a total investment of £70,000.

0:56:230:56:26

So, what could it sell on for in the open market?

0:56:260:56:29

If I was putting this property on the market,

0:56:310:56:33

I'd put it on at about £85,000.

0:56:330:56:36

This home would sell for, certainly, £85,000 to £90,000.

0:56:360:56:43

I have to say, that could change in six or 12 months' time,

0:56:430:56:47

and my personal view is, that could be higher.

0:56:470:56:50

An £85,000 sale would mean a pre-tax profit of 15,000.

0:56:520:56:56

What does Tom make of that?

0:56:560:56:58

It's a little bit higher than we expected, so, yeah, very good.

0:56:580:57:01

Very happy with that.

But for the family, this is all about rental income.

0:57:020:57:06

I would put this property

0:57:060:57:07

on the rental market for £450 per calendar month.

0:57:070:57:10

This home would certainly have

0:57:100:57:13

a rental value of £500 per calendar month.

0:57:130:57:16

That lower valuation of £450 per calendar month

0:57:170:57:20

would give the family a yield of over 7%.

0:57:200:57:24

How does that compare with what they've agreed with their tenant?

0:57:240:57:28

We're going to get 450, so quite happy with those figures.

0:57:280:57:33

Obviously, we could get a little bit more,

0:57:330:57:34

but we are where we are right now - tenant's moving in.

0:57:340:57:38

But would they do it all again?

0:57:380:57:40

We'd potentially look at doing another property.

0:57:410:57:43

Myself and my brother have done a lot of work,

0:57:430:57:46

we've managed to get a lot done in a short space of time,

0:57:460:57:49

but I think this was the last one for my mum.

0:57:490:57:52

That's it for today. We'll be back with more property-buying stories

0:57:550:57:58

for you next time - some successful, others maybe not so.

0:57:580:58:02

-We look forward to seeing you then on Homes Under The Hammer.

-Goodbye.

0:58:020:58:05

Goodbye.
