Hello and welcome to the show.

0:00:020:00:03

Now, the property market can seem a bit like

0:00:030:00:05

the good old British weather.

0:00:050:00:06

It's tricky to predict, difficult to deal with, and somewhat changeable.

0:00:060:00:10

Yes, that is true, Martel.

0:00:100:00:11

But you can reduce the stress by being prepared.

0:00:110:00:14

Yes. And heading down to your local property auction.

0:00:140:00:17

Auctioned properties offer a wide variety,

0:00:440:00:47

from flats to plots of land.

0:00:470:00:49

From former public toilets to disused water towers.

0:00:490:00:52

Yeah. We've seen them all here on Homes Under The Hammer.

0:00:520:00:54

But what is on today's show? Let's find out.

0:00:540:00:57

Bricks and mortar are our thing on the show.

0:00:580:01:01

But in this West Midlands flat, I'm not so sure.

0:01:010:01:04

This is a...monstrosity?

0:01:040:01:07

While in Brentford, Essex,

0:01:080:01:10

this fantastic building has thrown up some real gems.

0:01:100:01:13

This brick fireplace will have to be renovated

0:01:130:01:16

and restored to its former glory.

0:01:160:01:17

And in Stoke, this end terrace gives me a bit of a wobble.

0:01:190:01:22

As you can see, look at that.

0:01:240:01:26

Look at the movement, that nearly came down!

0:01:260:01:28

At 28, I'm bid...

0:01:290:01:30

All of these properties are being sold at auction

0:01:300:01:33

and we'll find out who bought them and what they paid for them

0:01:330:01:35

when they went under the hammer.

0:01:350:01:37

You got it, sir!

0:01:370:01:38

Nine miles from Birmingham lies the West Midlands

0:01:410:01:44

commuter town of Halesowen.

0:01:440:01:45

Here, the 140-acre Leasowes Park

0:01:480:01:52

was designed by 18th-century poet William Shenstone.

0:01:520:01:56

But a more recent Halesowen alumni was Robert Plant,

0:01:560:01:59

who spent part of his childhood here.

0:01:590:02:01

-# Babe, babe

-# Please come home... #

0:02:040:02:09

The property I'm here to see

0:02:090:02:10

is just a five-minute walk from Halesowen town centre.

0:02:100:02:13

So, there's no shortage of shops and amenities.

0:02:130:02:16

It's in this block here. It's a flat.

0:02:160:02:18

It's got two bedrooms and had a guide price of £24,000-£29,000.

0:02:180:02:23

Let's go find it.

0:02:230:02:25

# Babe, babe, please come home! #

0:02:250:02:30

There is a secure entry system

0:02:300:02:32

and the communal areas are basic but clean.

0:02:320:02:34

No lift, though. Poor postie!

0:02:360:02:38

# Gone too long... #

0:02:390:02:41

Inside, OK,

0:02:410:02:43

the hall's pretty narrow here but I like how the layout looks

0:02:430:02:47

pretty straightforward. All the rooms are off this hall.

0:02:470:02:49

You have good storage space here.

0:02:490:02:51

Right now, it's being used for a fridge-freezer

0:02:510:02:53

but it's always handy to have storage in a flat this size.

0:02:530:02:56

Through to the bedroom, yeah, it's a good size.

0:02:560:02:59

You could easily get in your double bed, and a wardrobe.

0:02:590:03:03

And over to the window.

0:03:030:03:04

Well, that's single glaze,

0:03:050:03:06

which can be a bit of a problem in a noisy area.

0:03:060:03:09

The noise coming through.

0:03:090:03:11

This is a storage heater, which you would definitely want to update.

0:03:110:03:15

It would save a lot of headaches if the flat's connected to gas.

0:03:150:03:18

Hopefully, it is. Fingers crossed.

0:03:180:03:20

And through to the kitchen.

0:03:200:03:22

It's not huge but plenty of room for everything you need.

0:03:230:03:26

The kitchen really needs to come out.

0:03:260:03:28

It looks like it's almost falling off the walls in parts.

0:03:280:03:31

And...good news.

0:03:310:03:34

There is a gas connection.

0:03:340:03:36

Once upon a time, this flat has been connected to gas.

0:03:360:03:39

So, that could save you a lot of money.

0:03:390:03:41

It can be very costly to connect a flat like this

0:03:410:03:44

to gas for the first time.

0:03:440:03:46

Now, the bathroom's pretty small, very tired.

0:03:480:03:51

The bath and shower together, you might want to reconfigure,

0:03:510:03:53

put them separately, though it's pretty tight in there.

0:03:530:03:56

I like the sunflowers that have been added in for a bit of sunshine.

0:03:560:03:59

Into the bedroom. Do you know what? It's even bigger than the other one.

0:03:590:04:02

So, there's plenty of space here.

0:04:020:04:05

Nice light, big window.

0:04:050:04:07

Do you know what? There's no damp. There's no cracks.

0:04:070:04:10

Everything seems pretty solid. It's a blank canvas.

0:04:100:04:12

You could make your mark quite easily and freshen it up.

0:04:120:04:16

Not bad.

0:04:160:04:17

# I wanna get fresh

0:04:170:04:19

# Get a little closer

0:04:190:04:20

# If it feels so right

0:04:200:04:23

# How can it be wrong tonight? #

0:04:230:04:26

This is a former local authority house

0:04:260:04:28

and I know that not only because of its style and generous room sizes

0:04:280:04:33

but because the paperwork tells me that the flat's lease

0:04:330:04:36

is owned by the council and the communal areas

0:04:360:04:39

are managed by them.

0:04:390:04:40

Now, could that be the door that's missing for the cupboard

0:04:400:04:43

where the freezer resides?

0:04:430:04:45

# Oh, oh, oh-oh!

0:04:450:04:47

Now, you don't have a garden, but...

0:04:470:04:50

..you've got a little balcony. Perfect.

0:04:510:04:53

Ah, this is a...monstrosity?

0:04:530:04:57

It was very popular in the '70s and '80s.

0:04:570:05:00

A fire surround. The problem...

0:05:000:05:02

The real problem is it dominates the whole room.

0:05:020:05:04

It actually takes up the whole wall.

0:05:040:05:06

Look at this! All the way along, right over here.

0:05:060:05:10

This is valuable storage space.

0:05:100:05:13

In a flat this size, you need every inch you can get.

0:05:130:05:16

# I think there's something you should know!

0:05:190:05:21

-# If you don't use it

-# Whoa!

0:05:210:05:24

-# You'll lose it

-# Lose it

0:05:240:05:26

-# If you can't take it

-# Can't take it!

0:05:260:05:29

# Don't waste your time to fake it

0:05:290:05:31

# Oh! #

0:05:320:05:34

We asked an agent from the auction house who sold the flat

0:05:340:05:37

along to tell us more about the property and the local area.

0:05:370:05:41

It's a popular area that people strive to get to.

0:05:420:05:45

Erm, the bit where we are at the moment

0:05:450:05:48

is probably a little bit of

0:05:480:05:50

the downside of Halesowen.

0:05:500:05:54

But from the point of view of the property, it would make a good

0:05:540:05:58

letting type, buy-to-let property.

0:05:580:06:01

Or alternatively, they may make a small profit

0:06:030:06:05

if anybody was to buy it, do it up and sell it.

0:06:050:06:08

As the agent said, this area is popular

0:06:080:06:11

but mostly for its nice semis.

0:06:110:06:13

This flat has a lot going for it.

0:06:130:06:15

These ex-local authority flats are good value for money

0:06:150:06:19

and great starter homes, as well as buy-to-let opportunities.

0:06:190:06:23

The other costs to look out for are ground rental and service charges.

0:06:230:06:27

Here, they total around £700 per year.

0:06:270:06:31

Factoring that into your cost, what rental could you achieve here?

0:06:310:06:35

On the rental market on this property,

0:06:350:06:38

if it's done to a reasonable standard,

0:06:380:06:40

I would imagine that it would fetch somewhere between 450,

0:06:400:06:45

maybe £500 per calendar month.

0:06:450:06:48

And if you were doing it up to sell...

0:06:480:06:50

Once renovated on the sales market,

0:06:500:06:53

I would envisage the value to be in the region of,

0:06:530:06:56

I say, somewhere between £60,000 and £70,000.

0:06:560:07:00

So, a modest flat but with a modest guide price

0:07:010:07:04

which might make the spending you'd need to do that bit more palatable.

0:07:040:07:08

I'd be looking at replacing the heating system as well as

0:07:080:07:10

taking out the kitchen and bathroom.

0:07:100:07:13

But all in all, you've got a solid little flat.

0:07:130:07:15

Let's find out who fancied it when it went under the hammer.

0:07:150:07:18

Our final lot, then,

0:07:210:07:22

which is a vacant leasehold apartment in Halesowen.

0:07:220:07:26

It is your last chance, folks.

0:07:260:07:28

Start me if you will.

0:07:280:07:30

I can't believe I'm saying this. £30,000?

0:07:300:07:32

Can't go lower than that, can we?

0:07:350:07:36

28?

0:07:380:07:39

We're now in the guide price range of £24,000-£29,000.

0:07:390:07:43

And I don't know about you,

0:07:430:07:45

but this is the first backwards auction I've ever seen.

0:07:450:07:48

26?

0:07:480:07:49

Yay!

0:07:490:07:50

What a buy this will be, sir, at 26.

0:07:500:07:53

26,000, I'm bid.

0:07:530:07:54

Is it 28 now?

0:07:540:07:56

28, thank you, sir. What a buy this will be!

0:07:560:07:58

At 28, I'm bid. Is it 30 now, sir?

0:07:580:08:00

29, is that? 29.

0:08:030:08:05

Is it 30? 30.

0:08:050:08:07

It's hardly difficult for the pace to quicken

0:08:070:08:09

but it does when we rejoin the bidding at £38,000.

0:08:090:08:13

38.

0:08:130:08:15

39.

0:08:150:08:17

40.

0:08:170:08:18

41?

0:08:180:08:20

No? I am on sale to you for £40,000.

0:08:200:08:24

Make no mistake.

0:08:240:08:26

Are we all done? £40,000 for the last lot of the day.

0:08:260:08:30

One, two, three.

0:08:300:08:32

Congratulations. Well done.

0:08:320:08:34

That successful bid of £40,000 was placed by James at the auction

0:08:340:08:39

with wife Lena, who's originally from Russia.

0:08:390:08:42

We met back at the flat to find out just what they had in mind

0:08:420:08:46

for this property.

0:08:460:08:47

-James, Lena, congratulations to you both.

-Thank you.

0:08:470:08:51

So, is this the first property you've bought?

0:08:510:08:53

First at auction, yes.

0:08:530:08:55

OK. So, you've bought other properties?

0:08:550:08:57

Yeah, we bought a bank repossession property about four years ago.

0:08:570:09:01

And we had it for about two weeks.

0:09:010:09:03

We had to get the work done quickly because I was working abroad.

0:09:030:09:06

OK. Did you do it in two weeks?

0:09:060:09:07

Yeah, we got it all completed in two weeks

0:09:070:09:10

and managed to make a little profit on it.

0:09:100:09:13

This bodes well for a quick turnaround.

0:09:130:09:15

-Hopefully!

-You'd been to see it first?

0:09:150:09:17

Yeah, been to see it first. Had a good look round.

0:09:170:09:21

And then read the legal pack.

0:09:210:09:23

Got all the information from there.

0:09:230:09:25

I am liking your style, James.

0:09:250:09:27

Reading the paperwork, viewing the property, quick turnaround.

0:09:280:09:32

That's how it should be done.

0:09:320:09:33

Unfortunately, James is not able to do a lot of the heavy work

0:09:340:09:38

after he suffered a serious injury in a car accident

0:09:380:09:41

a couple of years ago.

0:09:410:09:43

But he will do what he can.

0:09:430:09:45

I think the main things, like the kitchen,

0:09:450:09:47

I will leave to the professionals.

0:09:470:09:48

But other things, like tiling and things like that,

0:09:480:09:52

and putting flooring down, I'll do all that.

0:09:520:09:54

James has another rental property in the north of England

0:09:540:09:57

and hopes that that and any gains from the property here

0:09:570:10:00

will supplement his pension.

0:10:000:10:02

But James and Lena haven't been back in the UK that long.

0:10:030:10:06

For 15 years, I've been living in Saudi Arabia.

0:10:070:10:10

-Ah!

-Working out there with an aerospace company.

0:10:100:10:13

Was quite different.

0:10:130:10:15

Yeah, gets to about 50 degrees sometimes in the heat of summer.

0:10:150:10:18

-50 degrees? Almost too hot!

-Yes.

0:10:180:10:21

Are you trying to get your teeth into a project, now you're back

0:10:210:10:25

-and getting busy?

-We're trying!

0:10:250:10:26

Do you want to play an active part, too?

0:10:260:10:28

Yeah. I will paint it.

0:10:280:10:31

Very interested, would be to choose colourful carpets,

0:10:310:10:36

colourful, all decoration.

0:10:360:10:39

Your budget for doing the place up?

0:10:390:10:41

I reckon probably about 8,000-10,000.

0:10:410:10:44

8-10. And with that £8-10,000, what do you want to do?

0:10:440:10:49

The kitchen, of course, that's got to be done.

0:10:490:10:51

A new front door.

0:10:510:10:53

Then the heating system.

0:10:530:10:55

We're going to get that changed to gas.

0:10:550:10:57

Do you have contacts, tradesmen that you've used before, to help you?

0:10:570:11:01

Not in this area, no.

0:11:010:11:04

The house I did up north, the other house,

0:11:040:11:06

I had some contacts there.

0:11:060:11:08

But here, no.

0:11:080:11:09

So, erm, I've got an electrician, mind you,

0:11:090:11:11

that I've got to contact. So, he's quite useful.

0:11:110:11:14

How long do you think it will take to turn round?

0:11:140:11:16

I think two to three months.

0:11:160:11:18

Now, there is something that's going to take quite a bit of shifting

0:11:180:11:22

and it's that big period fireplace.

0:11:220:11:25

And by period, I mean the Dynasty and Dallas period.

0:11:250:11:29

Big padded shoulders, big hair and big fireplaces.

0:11:290:11:33

There are some interesting features in the flat,

0:11:330:11:35

not least this behind us.

0:11:350:11:37

Plans?

0:11:370:11:39

Well, my plan is to keep it but we've had an argument already!

0:11:390:11:45

Yes. Definitely!

0:11:450:11:47

I'm maybe not meant to offer an opinion, but I'm with Lena.

0:11:470:11:51

Oh!

0:11:510:11:52

Lena, why do you think it should go?

0:11:520:11:54

I think it looks old-fashioned. I don't like it.

0:11:550:11:58

James, why do you think it should stay?

0:11:580:11:59

I don't think it's that bad, actually.

0:11:590:12:01

If it was just brickwork...

0:12:010:12:03

It's white and I quite like it.

0:12:030:12:06

Once you're finished decorating, doing the flat, what's the plan?

0:12:060:12:10

We'll put it on the market and see how things are.

0:12:100:12:13

If things don't work out, then we'll rent it.

0:12:130:12:15

Well, good luck. Wish you all the best.

0:12:150:12:17

-Can't wait to see what you do.

-Thank you.

0:12:170:12:18

-Thank you.

-Thanks!

0:12:180:12:19

They say that if you wait long enough,

0:12:230:12:24

then everything comes back into fashion, eventually.

0:12:240:12:27

However, I think we might have found the exception

0:12:270:12:29

with that interesting fire surround.

0:12:290:12:32

You can find out if it stays, if it goes,

0:12:320:12:34

who wins that battle, later in the show.

0:12:340:12:36

Brentford in Essex is an affluent commuter town

0:12:420:12:45

about 20 miles from Central London.

0:12:450:12:47

It's always been a popular place but the introduction of Crossrail

0:12:470:12:51

could have an impact on property prices.

0:12:510:12:53

That might not be great news for those struggling to buy.

0:12:530:12:56

As ever, a decrease in travel times to London generally means

0:12:580:13:01

only one thing for property prices.

0:13:010:13:03

# The only way is up!

0:13:040:13:06

# Baby!

0:13:070:13:09

# For you and me now... #

0:13:090:13:13

Well, slap bang in the centre of town,

0:13:130:13:15

right by the side of this busy intersection

0:13:150:13:17

is the property I'm here to see.

0:13:170:13:20

And given its close proximity to the town,

0:13:200:13:23

it's amazing that it has fallen clearly into such disrepair.

0:13:230:13:26

Cos it is a simply magnificent building.

0:13:260:13:28

Originally two properties that have been joined into one over time.

0:13:280:13:32

£700,000-plus was the guide price.

0:13:320:13:34

Can't wait to see inside.

0:13:340:13:36

OK.

0:13:410:13:42

Wow!

0:13:440:13:45

It's not necessarily what you would hope for

0:13:470:13:51

when you walk through the door.

0:13:510:13:54

It obviously has been converted at some stage

0:13:540:13:58

to provide office or community space.

0:13:580:14:01

And so, we're into the realms of fire doors, stud partitions,

0:14:010:14:07

argh...!

0:14:070:14:09

HE SOBS

0:14:090:14:11

OK.

0:14:110:14:12

Hopefully, elsewhere, there will be stuff

0:14:140:14:17

that takes me from this precipice of disappointment.

0:14:170:14:22

# To say the least, I'm truly disappointed

0:14:230:14:28

# Truly, truly, truly Oh! #

0:14:300:14:34

On the first floor, an array of rooms

0:14:370:14:39

I just can't get my head around.

0:14:390:14:42

I remain truly disappointed.

0:14:420:14:44

I was hoping to see some fantastic original features

0:14:450:14:48

because this is a Grade II listed building after all.

0:14:480:14:50

So, you could look round this property and say

0:14:530:14:55

how come so much has been done to destroy and change

0:14:550:14:58

the character of what was obviously an amazing building at some point?

0:14:580:15:01

Well, this was all probably done before the building was listed,

0:15:010:15:05

which would have been,

0:15:050:15:06

relatively in the whole scheme of things, recently.

0:15:060:15:09

But now it has been listed and everything that's in here is listed.

0:15:090:15:13

Internal things, too.

0:15:130:15:14

Case in point here.

0:15:140:15:16

This has obviously been taken out and I guess it's been taken out

0:15:160:15:19

by the people who are responsible for the listing status.

0:15:190:15:22

And they've revealed this fireplace.

0:15:220:15:24

Now, it's been covered up over time but whoever takes this place on

0:15:240:15:28

is going to have to renovate this place to specifications

0:15:280:15:32

that are laid down in terms of listed buildings.

0:15:320:15:35

So, it will be in there, but this brick fireplace

0:15:350:15:37

will have to be renovated and restored to its former glory.

0:15:370:15:41

That's fine, but it is a minefield for the unwary,

0:15:410:15:45

and with that kind of renovation, and this kind of restoration,

0:15:450:15:49

comes a very big potential bill.

0:15:490:15:51

# She's expensive She's expensive! #

0:15:520:15:56

Well, here on the top floor,

0:16:000:16:02

we really are delving into the building's history.

0:16:020:16:06

This has been singled out by those people who know as the oldest part.

0:16:060:16:10

It's absolutely part of history and quite extraordinary.

0:16:100:16:14

They can tell things like these beams

0:16:140:16:16

were all hacked around by axes.

0:16:160:16:18

So, the reality of you ever being able to touch anything

0:16:180:16:22

that's going on here and do things you'd quite like to do

0:16:220:16:25

with this upper storey of the building, absolutely no chance.

0:16:250:16:29

# Oh, no woman won't change me now

0:16:300:16:33

# Won't change me now I won't change! #

0:16:350:16:38

Round the back, you can see how over the centuries,

0:16:390:16:42

a red, brick facade was tacked on,

0:16:420:16:44

pretty much encasing the original 16th-century building.

0:16:440:16:48

And then, even later additions in the 20th century

0:16:480:16:51

made this place even more of a mishmash.

0:16:510:16:54

Currently, the property is listed as D1 planning status.

0:16:540:16:58

That covers non-residential institutions.

0:16:580:17:01

So, it could be anything from a clinic to a creche.

0:17:010:17:03

Time to ask a local estate agent what he thinks

0:17:050:17:07

the future could be for this old building.

0:17:070:17:10

Personally, I would go for full residential.

0:17:120:17:14

I'd go for, like, a period conversion.

0:17:140:17:16

Look to get as many units in as I can with the square footage

0:17:160:17:20

that we have to work with on the top floor.

0:17:200:17:22

Because of the restricted head height,

0:17:220:17:24

I would go for two one-bedroom apartments.

0:17:240:17:26

On the first floor,

0:17:260:17:28

I'd look to two or three two-bedroom apartments.

0:17:280:17:31

And then on the ground floor,

0:17:310:17:32

certainly I could see three two-bedroom apartments.

0:17:320:17:35

I would think that would be looked upon favourably,

0:17:350:17:37

especially the fact it's got the off-road parking at the rear.

0:17:370:17:40

The agent thinks if you were able to create those seven flats,

0:17:420:17:45

you can have a combined resale value of, wait for it,

0:17:450:17:49

just over £2.1 million.

0:17:490:17:53

This would be by no means an easy project

0:17:530:17:56

but it could be a profitable one.

0:17:560:17:58

It's a project with a huge amount of challenges.

0:17:590:18:02

Let's find out who was willing to take it on, though,

0:18:020:18:04

when it went under the hammer.

0:18:040:18:06

A really important, historic, three-storey building,

0:18:060:18:10

around 7,000 square feet.

0:18:100:18:12

Heaps of potential

0:18:120:18:14

and good location.

0:18:140:18:16

So, got a lot going for it.

0:18:160:18:17

Fire your bids on this.

0:18:190:18:20

-Sorry?

-700.

-700 with you.

0:18:220:18:24

700.

0:18:240:18:26

705? 705.

0:18:260:18:28

710. 715...

0:18:280:18:31

There were two determined bidders after this historic property.

0:18:310:18:34

We rejoin the bidding at £860,000.

0:18:340:18:38

860, back in.

0:18:380:18:40

865.

0:18:400:18:41

870, 875.

0:18:410:18:44

880, 885.

0:18:440:18:46

890, 895.

0:18:460:18:49

900, 905, 910.

0:18:490:18:52

915?

0:18:520:18:53

910. Back to you. 915 elsewhere?

0:18:550:18:58

If not, at £910,000,

0:18:580:19:02

first time, second time,

0:19:020:19:06

third and last time. Have you all done?

0:19:060:19:07

Sold, 910.

0:19:090:19:11

The successful bid of £910,000 was made by Prashant,

0:19:110:19:15

who has developed a number of properties over the years.

0:19:150:19:18

But his main profession is as a pharmacist.

0:19:180:19:22

I met up with him to see what he prescribes

0:19:220:19:25

to get this marvellous building on the mend again.

0:19:250:19:27

# Don't we need a medicine man

0:19:270:19:31

# His shake and his rattle and his helping hand... #

0:19:310:19:36

Prashant, Lovely to see you.

0:19:360:19:38

Lovely to see you, too.

0:19:380:19:39

Congratulations.

0:19:390:19:41

-Thank you.

-Tell me why you wanted to buy this place.

0:19:410:19:44

Well, I've had a look at this place for the last few years.

0:19:440:19:48

To be truthful, I fell in love with it.

0:19:480:19:50

-Uh-huh.

-It's a beautiful building.

0:19:500:19:52

A beautiful, old building.

0:19:520:19:54

I thought it would be a very good project.

0:19:540:19:56

No.

0:19:560:19:57

I don't think there'll be

0:19:570:19:59

much opportunity to make a lot of money here,

0:19:590:20:01

-but it's just a very interesting project.

-Right.

0:20:010:20:05

With a view to what, then?

0:20:050:20:07

What's it for? What have you bought it for?

0:20:070:20:09

-We're going to convert part of it to community use...

-OK.

0:20:090:20:12

..and the other part to... for residential use.

0:20:120:20:15

But we are hoping to get residential use with no parking.

0:20:160:20:20

So we don't really want parking. It's in the centre of Brentwood,

0:20:200:20:23

very near to public transport,

0:20:230:20:26

-easy to get to London or other centres.

-Sure.

0:20:260:20:28

So there doesn't seem much point in having parking in this area.

0:20:280:20:32

And explain the community bit of it -

0:20:320:20:34

what do you mean by that exactly?

0:20:340:20:36

At one time, I looked into the history, and this was...

0:20:360:20:40

used as a art gallery.

0:20:400:20:42

-Oh!

-So we want to bring it back to an art gallery, possibly

0:20:420:20:45

with some cafe and bar use as well.

0:20:450:20:48

-Right.

-And, then, open up the courtyard at the back

0:20:480:20:52

so that people can have a look at the building from the other side.

0:20:520:20:56

-Ah!

-Looking into the building.

0:20:560:20:58

And so, what, would you rent out that space for somebody else to look

0:20:580:21:01

after, then, or are you going to run your own art gallery as well?

0:21:010:21:04

-MARTIN LAUGHS

-No, no, no. I'll not be running it.

0:21:040:21:06

We'll be tendering it out for people

0:21:060:21:10

to put bids in for running the...

0:21:100:21:13

obviously, the community use part of the building.

0:21:130:21:16

Oh, great. Early stages, obviously,

0:21:160:21:18

but do you have some ideas of the residential opportunity here?

0:21:180:21:22

How are you going to convert what is a massive amount of space into...

0:21:220:21:26

into...into what?

0:21:260:21:27

We'll try and get a few apartments, studios,

0:21:270:21:31

one-bedroom flats in.

0:21:310:21:34

How many?

0:21:340:21:36

Um, possibly between four and six.

0:21:360:21:39

-OK.

-Yeah.

-That all depends on planning, of course.

0:21:390:21:42

It depends on planning.

0:21:420:21:43

It also depends on whether we are allowed to raise the roof

0:21:430:21:46

to create a bit of extra headroom.

0:21:460:21:49

-Right.

-Obviously, being a Grade II-star listed building,

0:21:490:21:53

we'll have to negotiate with English Heritage and the council to see what

0:21:530:21:57

we can do and what we can't do.

0:21:570:21:59

It's one of those properties that will most definitely, I'm sure,

0:21:590:22:03

be worth it. However, something tells me, in the process,

0:22:030:22:06

it's going to cost quite a lot of money.

0:22:060:22:08

I've made allowances for it, hopefully.

0:22:080:22:10

So how much have you got set aside for sorting it out?

0:22:110:22:15

Shall I just say,

0:22:150:22:18

more than half a million, approaching £1 million?

0:22:180:22:21

Oh, wow! So you are...? You're going into this with your eyes open?

0:22:210:22:24

-That's right, yeah.

-You said before,

0:22:240:22:27

you don't think you're going to make any money out of this, then?

0:22:270:22:30

-Mm-hm.

-So...are you doing it for the good of the building, or what?

0:22:300:22:35

I'm doing it for interest.

0:22:350:22:38

It is such a brilliant project to actually finish.

0:22:390:22:42

I'm hoping not to lose money.

0:22:420:22:44

-Well, yeah.

-I don't think I'll lose any money.

0:22:440:22:46

As long as...

0:22:460:22:49

-it's even stevens...

-Yeah.

-..then I'll be very happy.

0:22:490:22:52

So what's the timescale for this project?

0:22:520:22:55

Hopefully...

0:22:550:22:57

we should be finished within the year.

0:22:570:22:59

-Within a year?

-Yeah.

-You are kidding me!

0:22:590:23:02

-MARTIN LAUGHS

-No, no. Not at all.

0:23:020:23:04

You've got to apply for planning permission,

0:23:040:23:06

you've got to get listed building people involved,

0:23:060:23:08

you've got to turn the place around -

0:23:080:23:10

-how are you going to do that in a year?

-Well, you know, let's see.

0:23:100:23:14

-MARTIN LAUGHS

-Well, yeah, for sure!

0:23:140:23:15

That's exciting. And then... After this, then, what?

0:23:150:23:18

Cos...how do you top this?

0:23:180:23:20

Well, then, we'll have to look for something else.

0:23:200:23:23

MARTIN LAUGHS

0:23:230:23:24

-A castle?

-I-I don't know.

0:23:240:23:26

I might fall in love with something else.

0:23:260:23:28

-Is that what it's like?

-That's what it's like.

0:23:280:23:30

You look at a building, and I say...

0:23:300:23:31

You think to yourself,

0:23:310:23:33

-"Yes, this is the one for me."

-Oh, wow.

0:23:330:23:36

And then, you have to wait, like all good things.

0:23:360:23:38

Oh, that's great. Well, listen, congratulations.

0:23:380:23:40

I'm delighted the building found you.

0:23:400:23:42

-Thank you, Martin.

-Good luck with it.

0:23:420:23:44

-I'm really looking forward to seeing how you get on.

-All right.

0:23:440:23:46

Well, it is an amazing building,

0:23:460:23:50

but one that needed somebody with,

0:23:500:23:52

potentially, amazingly big pockets.

0:23:520:23:55

So, hopefully, it has found that in Prashant.

0:23:550:23:58

But he's got the passion for the building, and that's exactly

0:23:580:24:00

what it needed. Exciting times ahead.

0:24:000:24:03

You can find out what happens later in the show.

0:24:030:24:06

Coming up, at this end terrace in Stoke,

0:24:060:24:08

I'm about to give you the run-around.

0:24:080:24:11

Why don't you go that way, and I'll meet you there?

0:24:110:24:14

And here we are.

0:24:160:24:17

And, in Essex, we discover that £1 million isn't enough.

0:24:180:24:22

The original budget has just been blown away.

0:24:220:24:26

Time to stop in again at Halesowen, where I saw a two-bed,

0:24:300:24:33

ex-local authority flat that was in generally OK condition,

0:24:330:24:37

if not a bit tired and dated.

0:24:370:24:39

The kitchen was in need of a refit,

0:24:390:24:41

as it showed real signs of its age.

0:24:410:24:43

Now, the bathroom's pretty small, very tired.

0:24:470:24:50

Definitely needs to come out.

0:24:500:24:51

The bath and shower together, you might want to reconfigure,

0:24:510:24:54

put them separately, though it's pretty tight in there.

0:24:540:24:56

I like the sunflowers that have been added in for a bit of sunshine.

0:24:560:25:00

Sadly, there wasn't much else to leave me feeling warm

0:25:000:25:03

in the rest of the flat, as there was no central heating system.

0:25:030:25:06

That didn't stop James and his wife, Lena,

0:25:060:25:09

from spending 40 grand on this at auction.

0:25:090:25:12

James met his wife, Lena, who's from Russia,

0:25:120:25:15

whilst working abroad in Saudi Arabia.

0:25:150:25:17

But they had both recently moved back to the UK.

0:25:170:25:20

Safe to say that the cultures might clash a bit.

0:25:200:25:23

But so, too, of course, can people's tastes,

0:25:230:25:26

especially when it comes to that humongous fireplace!

0:25:260:25:30

Well, my plan is to keep it,

0:25:300:25:33

but we've had an argument already.

0:25:330:25:36

Yes.

0:25:360:25:38

James, why do you think it should stay?

0:25:380:25:40

I don't think it's that bad, actually.

0:25:400:25:42

If it was just brickwork...

0:25:420:25:43

But it's white, and I quite like it.

0:25:430:25:46

-I'm maybe not meant to offer an opinion, but I'm with Lena.

-Oh.

0:25:460:25:49

I'd like to think that I had the deciding vote.

0:25:510:25:54

But there's only one way to find out what happened at the flat.

0:25:540:25:58

Yes, it's time to head back and see how it looks, five months on.

0:25:580:26:03

This brand-new kitchen looks fantastic.

0:26:080:26:11

And now, of course, includes central heating.

0:26:140:26:17

Out in the hall,

0:26:190:26:21

a new open-planned cupboard might not be for everyone...

0:26:210:26:23

..but it's a handy space for shoes and jackets.

0:26:260:26:29

Is there now more living space in the living room?

0:26:310:26:34

# So tell me right now

0:26:340:26:36

# You think you're ready for it

0:26:360:26:38

# I wanna know why you got me going

0:26:380:26:41

# So let's go

0:26:410:26:43

# We'll take it out of here

0:26:430:26:45

I think I'm ready to leap, I'm ready to live

0:26:450:26:48

# I'm ready to go

0:26:480:26:51

# Get me out of my mind

0:26:510:26:53

# Get me out of my mind... #

0:26:530:26:56

Hooray! The horrible fireplace has gone. Oh, did I say that out loud?

0:26:560:27:02

Sorry, James.

0:27:020:27:03

I asked various people,

0:27:050:27:07

they either loved it or hated it.

0:27:070:27:09

-In the end, we decided...

-Instigations.

0:27:090:27:12

My wife got her way, and I took

0:27:120:27:15

a sledgehammer to it and removed it.

0:27:150:27:18

And, I must say, I think she was right.

0:27:180:27:20

-I was.

-She was right.

0:27:200:27:22

Sometimes, you have to say "goodbye to the old and in with the new,"

0:27:260:27:31

which is what I'll have to do with those sunflowers

0:27:310:27:34

I was so keen on in the bathroom.

0:27:340:27:35

Everything here is brand-new, sleek and modern.

0:27:370:27:41

It's made such a difference.

0:27:450:27:46

Back along the hall now to see the two bedrooms,

0:27:480:27:51

which have been given a sympathetic redecoration

0:27:510:27:53

to match the rest of the flat.

0:27:530:27:56

James and Lena, they should be proud of their work here.

0:27:590:28:02

I've done all the plumbing in the bathroom.

0:28:030:28:05

Did everything in the bathroom, really.

0:28:060:28:09

Living room...

0:28:090:28:11

we destroyed... Well, I destroyed the, um...fireplace.

0:28:110:28:15

Together destroyed.

0:28:150:28:17

All right, together we destroyed the fireplace.

0:28:170:28:20

We've done all the redecoration.

0:28:200:28:23

We're learning...

0:28:230:28:25

We learnt all the time about different things

0:28:250:28:27

and how to do things.

0:28:270:28:28

-There are mistakes.

-Yeah.

0:28:280:28:30

You make plenty of mistakes.

0:28:300:28:32

-I can say that.

-Yeah!

-Well, we did, anyway.

0:28:320:28:34

But we...pushed through that,

0:28:360:28:38

and I'm pleased with the results.

0:28:380:28:41

So I'm happy with that.

0:28:410:28:42

I'd say James is becoming a dab hand at the old tiling.

0:28:420:28:46

But they did, of course, get in professionals for the heating

0:28:460:28:49

and electrics. Various family commitments have meant, all in all,

0:28:490:28:53

it's taken them five months,

0:28:530:28:55

rather than their ideal two-to-three month timescale.

0:28:550:28:59

And that £8-£10,000 budget was almost stuck to,

0:28:590:29:03

but the purchase and installation of a new front door

0:29:030:29:07

that matches fire safety codes cost £1,000,

0:29:070:29:11

so it took the total spend to £11,000.

0:29:110:29:14

All in, it's pretty much going to plan,

0:29:140:29:17

so it seems that Lena and James work like a well-oiled machine...

0:29:170:29:20

but it may be more like oil and vinegar.

0:29:200:29:24

-JAMES:

-'We've had certain problems working

0:29:240:29:26

'with each other because Lena's got different ideas than I have.

0:29:260:29:30

'When we originally got the property,'

0:29:300:29:34

my plan was to rent it.

0:29:340:29:37

But Lena would like to sell.

0:29:370:29:40

And I've come round to her way of thinking.

0:29:400:29:43

Well, we're going to see what it would fetch.

0:29:430:29:46

But we'll find out,

0:29:460:29:48

and then we'll make our decision from there, really.

0:29:480:29:51

It's a good thing, then, that we've asked along two local estate agents

0:29:510:29:55

to give us their valuations.

0:29:550:29:57

But, first, let's hear their thoughts on the flat itself.

0:29:570:30:01

Well, it's been finished to a high standard,

0:30:010:30:04

so I think presentation's important

0:30:040:30:06

for first-time buyers and investors.

0:30:060:30:09

And it's also very convenient

0:30:090:30:11

for the local amenities of Halesowen centre.

0:30:110:30:14

The kitchen's done to a particularly good standard.

0:30:140:30:16

It's really modern, so it will appeal to the younger buyers.

0:30:160:30:20

So it's an ideal starter flat that's ready to move into.

0:30:200:30:23

But what should James and Lena do with their £51,000 investment?

0:30:230:30:28

The agents both think that it would sell for around £65,000,

0:30:300:30:34

which would be a tidy pre-tax profit

0:30:340:30:37

of 14 grand. Which might tempt Lena,

0:30:370:30:40

but what could it rent for?

0:30:400:30:41

I would suggest an asking price of £500 per calendar month.

0:30:430:30:47

If we were to rent this property out,

0:30:470:30:49

we'd expect to achieve between £500 to £525 per calendar month.

0:30:490:30:52

I think we'll discuss our options.

0:30:520:30:55

We haven't decided yet.

0:30:560:30:58

But the rental figure sounds very good.

0:30:580:31:00

The valuation was about what I thought it would be.

0:31:000:31:04

I wonder who will get their own way in the end.

0:31:040:31:06

But I have a feeling the top-end figure of £525 from the agent -

0:31:060:31:11

that would give a rental yield of a healthy 12% - might just win out.

0:31:110:31:16

James and Lena haven't seen eye to eye on everything on this project,

0:31:160:31:21

but its successful outcome must have them itching to do it again.

0:31:210:31:25

-Oh...

-Would we work together again?

-..no.

-Yes. Well...

0:31:270:31:29

only if she was the boss, then, yes, we'd work together.

0:31:290:31:34

But when I'm the boss, no, it doesn't seem to work, really.

0:31:340:31:37

I'm just outside Hanley,

0:31:430:31:45

one of the six towns that make up the city of Stoke-on-Trent.

0:31:450:31:49

The property I'm here to see is in the area of Northwood,

0:31:490:31:53

home to Stoke Athletics Club,

0:31:530:31:55

the only athletics centre in the area

0:31:550:31:58

certified by the International Amateur Athletics Federation.

0:31:580:32:02

So I'm going to be hitting the ground running with this one,

0:32:020:32:05

even if it's to get out the rain.

0:32:050:32:06

So ten minutes from Hanley town centre and Northwood Stadium

0:32:080:32:11

is the property I'm here to see, and here it is.

0:32:110:32:14

It's a three-bedroom end terrace property

0:32:140:32:18

with a guide price of £50,000.

0:32:180:32:21

And I like the look of this one.

0:32:210:32:22

Let's take a look inside.

0:32:220:32:24

# I just ran

0:32:240:32:26

# I ran all night and day... #

0:32:260:32:30

Nice. We are into a spacious hallway...

0:32:300:32:33

just here, lots of room and light.

0:32:330:32:35

Lovely front door.

0:32:350:32:37

Very, very pretty, but not very secure.

0:32:370:32:41

I'd look to get that changed.

0:32:410:32:43

Right, you've got your stairs going up to the bedrooms,

0:32:430:32:46

and here you've got a really nice-sized kitchen.

0:32:460:32:48

Bit of a galley kitchen, but it's dated.

0:32:480:32:51

You'd want to take all that out

0:32:510:32:52

and put a nice, fresh, clean kitchen in here.

0:32:520:32:55

And at the back, I can just see there's a toilet downstairs as well.

0:32:550:32:59

OK. Why don't you go that way, and I'll meet you there?

0:32:590:33:03

And here we are. Two decent-size reception rooms just here,

0:33:050:33:09

and they are separated by this glass here - this clear glass.

0:33:090:33:14

A couple of gas fires as well.

0:33:140:33:16

But that big bay window is very, very pretty.

0:33:160:33:21

You could restore that and keep it, if that's your style,

0:33:210:33:24

but if you wanted to change it to double glazing,

0:33:240:33:26

it might cost you a few quid,

0:33:260:33:28

so you'd have to pop that in your budget.

0:33:280:33:31

So far, so good.

0:33:310:33:32

I'm going to check out upstairs.

0:33:320:33:35

So far, so good, so optimistic.

0:33:380:33:41

Yes, it's a nice, spacious house,

0:33:420:33:44

but it's in desperate need of a clear-out.

0:33:440:33:47

So, first things first,

0:33:470:33:48

strip everything out and start from the very beginning.

0:33:480:33:51

Just keep an eye on the budget, in case things get a little dear.

0:33:510:33:55

OK, upstairs to the bedrooms. But before I do,

0:34:000:34:02

this is a really solid banister.

0:34:020:34:04

If you were to strip that back, that would be really pretty.

0:34:040:34:07

Anyway, there are three bedrooms up here, and a family bathroom.

0:34:070:34:11

Good-size family bathroom. Again, it's dated,

0:34:110:34:14

and I can see a slight crack just in between some tiles

0:34:140:34:18

at the side of the window.

0:34:180:34:19

It's not alarming me,

0:34:190:34:22

but that colour pink is slightly alarming.

0:34:220:34:24

Get a new bathroom in there, really smarten it up.

0:34:240:34:27

Nice, big bedroom just here.

0:34:270:34:29

And I can see that there's a bit of damp just below that window just

0:34:290:34:33

there. It looks like it's localised,

0:34:330:34:35

cos I've not found it anywhere else in the house, so get that sorted.

0:34:350:34:39

Two other bedrooms here.

0:34:390:34:41

Small third bedroom just to my left.

0:34:410:34:44

And this is the main bedroom.

0:34:440:34:46

Some fitted wardrobes and drawers that I haven't seen for some time.

0:34:490:34:53

I'm pretty sure I lived in a house -

0:34:530:34:55

or several houses - that had these in.

0:34:550:34:57

Get all this out and really tidy this place up.

0:34:570:35:00

There's a lot that needs to be done, here -

0:35:000:35:02

new bathroom, new kitchen.

0:35:020:35:04

If you are going to change those windows,

0:35:040:35:06

that's going to cost you a few quid as well.

0:35:060:35:08

New carpets, paint, everything needs to be done in this house.

0:35:080:35:11

And you've got to be careful of those profit margins,

0:35:110:35:13

cos if you're going to spend a lot of money,

0:35:130:35:15

that profit margin is going to get smaller.

0:35:150:35:17

Of course, if you were to get this for anything like

0:35:190:35:22

the 50 grand guide price...

0:35:220:35:23

That's not a money spider, is it?

0:35:230:35:25

I would suspect you would have plenty of wiggle room,

0:35:250:35:28

providing that nothing more serious turns up.

0:35:280:35:30

OK, out the back...I can see as I've walked up...

0:35:330:35:36

There's a little bit of... Look at that.

0:35:360:35:38

A little bit of cement. Doesn't look the safest wall at all.

0:35:380:35:41

As you can see. Look at that. Look at the movement.

0:35:420:35:45

That nearly came down. And into the back garden, backyard area.

0:35:450:35:50

It is pretty small. And, as you can see,

0:35:500:35:53

the pointing here definitely needs to be re-done as well.

0:35:530:35:57

And around the corner here, we've got a little bit more space.

0:35:570:36:01

But as I look back at the house,

0:36:010:36:04

I can see that those windows definitely

0:36:040:36:07

need to be replaced.

0:36:070:36:09

I can safely say they've seen better days.

0:36:090:36:12

The jobs are mounting up.

0:36:130:36:16

Still, I reckon the trick with this one is not to go too far

0:36:160:36:19

over that guide price.

0:36:190:36:22

An agent from the auction house who sold it came along to tell us

0:36:220:36:25

how to get this place back up to scratch.

0:36:250:36:28

Depending on who actually does the work,

0:36:280:36:30

15,000 would probably go a long way

0:36:300:36:32

to getting this property in a liveable condition.

0:36:320:36:36

Assuming the house sells for the guide price of £50,000,

0:36:370:36:41

that would bring your total spend to 65 grand.

0:36:410:36:44

So is there scope for potential profit, here?

0:36:440:36:47

After refurbishment,

0:36:470:36:49

I would place this property on the market

0:36:490:36:51

in the region of £100-105,000.

0:36:510:36:55

OK, well, if you did get it for that guide price,

0:36:550:36:57

that could mean a handsome return.

0:36:570:37:00

But what if you kept the property long-term and let it out?

0:37:000:37:04

On the rental market,

0:37:040:37:05

I would expect to achieve in the region of £450-500

0:37:050:37:08

per calendar month.

0:37:080:37:10

This is a good, solid house, and it's well-proportioned.

0:37:120:37:15

But you will need to get it to as close to that guide price

0:37:150:37:18

as possible, though, cos you will need to spend a few quid on it.

0:37:180:37:21

Let's see who went for it when it went under the hammer.

0:37:210:37:24

Here's a spacious, three-bedroom

0:37:270:37:30

end of terrace house.

0:37:300:37:31

May I say 50 anywhere? Thank you.

0:37:310:37:33

52 anywhere else?

0:37:330:37:35

52. 54. 56. 58.

0:37:350:37:37

There was a lot of interest as the bidding got off to a flying start.

0:37:370:37:41

We rejoin the auction at £70,000.

0:37:410:37:45

70.

0:37:450:37:47

71, sir?

0:37:470:37:48

72? 72?

0:37:480:37:50

72?

0:37:500:37:52

71, then, is our current winning bid.

0:37:520:37:54

For the first time.

0:37:540:37:56

I thought you were going to say that.

0:37:560:37:58

71.5, I'm taking. 72, sir?

0:37:580:38:00

And the half again, Madam? 72.5.

0:38:000:38:02

73. 73.5?

0:38:020:38:04

73 is your bid, sir.

0:38:040:38:07

You're on the halves if you want to come back in.

0:38:070:38:09

If not, here we are, then. At £73,000, then, for the first time.

0:38:090:38:12

£73,000.

0:38:120:38:14

Your bid is looking stronger by the second.

0:38:140:38:16

For the second time.

0:38:160:38:17

Are we all done, then, at £73,000?

0:38:170:38:20

You got it, sir, at 73,000.

0:38:200:38:24

The successful bid of 73 grand went to Geoff and wife Carolyn.

0:38:240:38:28

Geoff is a fireman and has experience

0:38:280:38:31

helping friends on similar projects.

0:38:310:38:33

Carolyn is a netball coach at a local college.

0:38:350:38:40

This project is all theirs, and I caught up with them

0:38:420:38:45

to find out their plans.

0:38:450:38:48

-Carolyn, nice to meet you.

-Hello. Nice to meet you.

0:38:500:38:52

-Geoff, nice to meet you too, sir.

-Pleased to meet you.

0:38:520:38:54

-Congratulations.

-Thanks.

-Thank you very much.

-Got yourself a nice property here.

-Yeah.

0:38:540:38:58

-And it's your first one?

-It is.

-It is, yes.

0:38:580:39:00

What made you look for a property like this?

0:39:000:39:02

Oh, it's been a will of mine to do this sort of thing

0:39:020:39:05

for a long time, and now's the time to do it. Been busy...

0:39:050:39:09

He's very good. He is very good...

0:39:090:39:11

Oh, don't tell him that!

0:39:110:39:13

I have to give him a bit of praise, don't I, now and again?

0:39:130:39:15

Yeah, no, he's pretty capable...

0:39:150:39:18

..and all my trust is in him, really,

0:39:190:39:22

cos I'm just the fetcher and carrier and, "Hand me this, go get me that."

0:39:220:39:25

She'll be on the roof later today.

0:39:250:39:28

Is that because she's angry with you, or...?

0:39:280:39:29

What are you going to do with this place?

0:39:320:39:34

I think it's a really nice pad that you've got.

0:39:340:39:36

We're looking at blocking up that door that goes...

0:39:360:39:39

The sliding door into the kitchen.

0:39:390:39:41

So, now, we're giving us more wall space in the kitchen

0:39:410:39:44

so we can have a set of units that come all the way across.

0:39:440:39:48

That will free up the room in that utility area there as well,

0:39:480:39:51

because it will mean things like the washer, the tumble dryer...

0:39:510:39:54

-Yes.

-You know, sort of, uh,

0:39:540:39:56

we can look elsewhere to put them

0:39:560:39:57

and create like a nice little downstairs bathroom.

0:39:570:40:00

Yes, I've got you. Bit neater, a bit tidier?

0:40:000:40:02

-Yes.

-Yeah, make it... Yeah. Yeah.

0:40:020:40:04

Carpets and everything else coming out?

0:40:040:40:06

-Yes.

-Yeah.

-Fireplaces as well?

0:40:060:40:08

-Definitely.

-"Definitely".

-Those have got to go.

0:40:080:40:10

"Definitely got to go."

0:40:100:40:11

Got to go - they're about 500 years old, I think.

0:40:110:40:13

THEY LAUGH

0:40:130:40:14

-I think you'll find they're 450, actually.

-Oh!

0:40:140:40:17

-To be precise!

-Well, you'd be more of an expert than me, of course.

0:40:170:40:20

We'll go with that one.

0:40:200:40:22

Get me, the expert on fireplaces!

0:40:220:40:24

Do you think I got away with that? Anyway, moving on.

0:40:240:40:27

They plan to alter the layout a little bit and move the back door.

0:40:270:40:31

And, of course, they are going to replace the bathroom and kitchen.

0:40:310:40:34

I'm conscious they've paid quite a bit over the guide price -

0:40:360:40:39

23 grand to be exact -

0:40:390:40:41

so the budget will have to be spot on.

0:40:410:40:44

We've been able to do a proper look-round.

0:40:440:40:47

We're looking at £15,000, we think...

0:40:470:40:49

-OK.

-..to do all of the work that we need to do.

0:40:490:40:52

-That's all because the man that can...

-Yeah.

-..is doing the work.

0:40:520:40:55

-Oh, OK.

-And the woman that can't is...

0:40:550:40:58

-Helping.

-..watching.

-"Is watching"!

0:40:580:41:01

As well as being a firefighter, Geoff is a qualified electrician.

0:41:010:41:05

So aside from plumbing in the boiler and fitting the new double glazing,

0:41:050:41:09

he'll be doing everything himself -

0:41:090:41:11

and that includes under-felting the roof -

0:41:110:41:14

all hopefully within a timescale of four to six months.

0:41:140:41:18

And ideally, when you've finished the house

0:41:180:41:21

and you've got it exactly how Carolyn wants it...

0:41:210:41:24

-Yes.

-..what would you like to do with it once it's all done?

0:41:240:41:27

I'd say sell. We're going to do it to too high a spec...

0:41:270:41:30

-OK.

-..to be on the rental market.

0:41:300:41:32

That's MY personal thoughts.

0:41:320:41:34

I might want to move myself.

0:41:340:41:37

-Here's your new pad.

-There you go, yeah.

0:41:370:41:39

That could cost you a few more quid if you start doing it for yourself.

0:41:390:41:42

Yeah. No, no, she's moving. I'm staying where I am!

0:41:420:41:44

-Very good. Very good.

-We are only joking.

0:41:460:41:48

So is it something that you want

0:41:480:41:49

to get into full-time, you know, property?

0:41:490:41:51

Would you like to buy more properties

0:41:510:41:53

-and do some more renovations?

-Yeah.

0:41:530:41:54

Well, we'll see how this one goes first,

0:41:540:41:56

but I'm coming up to retirement soon.

0:41:560:41:58

I know I don't look old enough...

0:42:000:42:01

Yeah, yes, yeah, I was just about to say that. Beat me to it.

0:42:010:42:04

..but I feel it!

0:42:040:42:05

So, um...yeah, possibly.

0:42:050:42:08

So is there anything that you've seen in this property in particular,

0:42:080:42:11

as it's your first, that's surprised you or frightened you?

0:42:110:42:14

Nothing's really surprised me and nothing's really frightened me.

0:42:140:42:17

So, no, it doesn't scare me, this place.

0:42:170:42:20

Well, on that note, I wish you all the best.

0:42:200:42:22

I think you've got yourself a really good first property.

0:42:220:42:25

And I think, with your leadership,

0:42:250:42:27

and your brawn and skillset, I think you'll be OK.

0:42:270:42:29

-BOTH:

-Thanks very much.

-I wish you all the best.

0:42:290:42:31

-Good luck.

-Thank you, Dion.

-Geoff, all the best.

0:42:310:42:33

-Thanks very much.

-Good luck. Cheers.

0:42:330:42:36

I think this is a good first project.

0:42:360:42:38

They've given themselves a decent timescale

0:42:380:42:41

and a realistic budget considering

0:42:410:42:42

Geoff's going to be doing a lot of the work himself.

0:42:420:42:45

I think they'll be fine on this one.

0:42:450:42:47

With Carolyn coaching from the sidelines, no problem at all.

0:42:470:42:50

Fireman Geoff to the rescue.

0:42:500:42:52

You can find out how they get on later in the show.

0:42:520:42:55

Well, we've seen how one property turned out,

0:42:580:43:00

but there's still two more to come, so don't go anywhere.

0:43:000:43:03

Yes, will our remaining renovators be quids in?

0:43:030:43:06

Or will they wish they hadn't bothered bidding?

0:43:060:43:08

Let's find out.

0:43:080:43:09

Time to return to Brentwood in Essex,

0:43:100:43:12

where I saw an absolutely stunning Grade II listed building.

0:43:120:43:16

The auction catalogue said parts were believed to date back

0:43:170:43:21

as far as the 16th century.

0:43:210:43:22

I was very excited, but then I stepped inside.

0:43:240:43:27

It obviously has been converted at some stage

0:43:290:43:32

to provide office or community space.

0:43:320:43:35

And so we're into the realms of fire doors, stud partitions.

0:43:350:43:40

HE GROANS

0:43:420:43:43

HE SOBS

0:43:430:43:44

# Wipe your eyes cos there's no use crying... #

0:43:440:43:50

It was a CRYING shame that this property had lost a lot of character

0:43:500:43:54

internally. It was really CRYING out for someone to come along

0:43:540:43:58

and put things right.

0:43:580:44:00

That someone was hopefully Prashant,

0:44:010:44:03

who paid a whopping £910,000 for this at auction.

0:44:030:44:07

As a pharmacist and property developer,

0:44:070:44:09

he had an interesting PRESCRIPTION for the property.

0:44:090:44:13

The back area downstairs would remain a community space

0:44:130:44:16

and the rest of the building would become four-to-six flats,

0:44:160:44:20

which was certainly an ambitious plan in a Grade II listed building.

0:44:200:44:25

Even though he and his building team had experience

0:44:250:44:28

with period conversions, I was blown away by his timescale.

0:44:280:44:32

We should be finished within the year.

0:44:330:44:35

-Within a year?

-Yeah.

0:44:350:44:36

You are kidding me.

0:44:360:44:37

-No, no. Not at all.

-MARTIN LAUGHS

0:44:370:44:39

-Not at all.

-You've got to apply for planning permission,

0:44:390:44:41

you've got to get listed building people involved,

0:44:410:44:44

you've got to turn the place around.

0:44:440:44:45

-How are you going to do that in a year?

-Well, you know, let's see.

0:44:450:44:49

Well, yeah, for sure.

0:44:490:44:51

You had to admire Prashant's optimism in the face of all

0:44:510:44:54

that planning red tape.

0:44:540:44:55

So I guess there's only one thing for it -

0:44:550:44:58

time for us to head back and see if the work is complete

0:44:580:45:01

just 12 months later.

0:45:010:45:03

# I've been living through some hard times

0:45:030:45:07

# I've been seeing through some dark times

0:45:070:45:11

# Everybody seems to know

0:45:110:45:14

# Don't say I told you so... #

0:45:140:45:18

Oh, me?

0:45:200:45:22

I wouldn't dream of it, honestly I wouldn't.

0:45:220:45:24

Listed developments like this are never simple,

0:45:240:45:27

and I may have thought 12 months was too quick,

0:45:270:45:30

but I did think the project would have made at least

0:45:300:45:33

some kind of progress in the past year.

0:45:330:45:35

Well, basically, what's happened is that we've been stuck in the

0:45:380:45:42

planning system, because it is a Grade II-star listed building.

0:45:420:45:46

Obviously, there are about 3,000 only in the United Kingdom.

0:45:460:45:50

It's also become part of the Brentwood Development Scheme,

0:45:500:45:54

so this is kind of like a focal point of the town centre.

0:45:540:45:58

The building's Grade II-star listing means that it's a building

0:45:580:46:02

of more than special interest

0:46:020:46:04

and accounts for only 5.5% of all listed buildings.

0:46:040:46:08

The local council have also had to have their say in how they would

0:46:080:46:12

like the building to be used, which has thrown up its own issues.

0:46:120:46:15

I think the major problem occurred in terms of community use.

0:46:170:46:22

How would a building which was actually central to the community

0:46:220:46:26

and a very popular building... going forward,

0:46:260:46:29

how would the community have some part to play in it?

0:46:290:46:33

Prashant had to work with his architect

0:46:330:46:36

and all the various agencies in drawing up new plans

0:46:360:46:39

which he feels will meet the requirements

0:46:390:46:42

of all parties involved,

0:46:420:46:43

and this is what they've come up with.

0:46:430:46:45

There will be a community space on the ground floor,

0:46:480:46:51

and the rest of the building will be split into living accommodation,

0:46:510:46:54

comprising of five one-bedroom flats.

0:46:540:46:56

This is similar to the original plan,

0:46:590:47:01

but there could be an added bonus.

0:47:010:47:03

The local planners have indicated that they may also allow

0:47:030:47:06

the construction of a new build at the rear of the property,

0:47:060:47:09

which would incorporate three ground-floor flats

0:47:090:47:13

and three duplex apartments above

0:47:130:47:16

in this rather stunning-looking modern building with a grass roof.

0:47:160:47:20

But I don't think that Prashant will be able to achieve all this

0:47:200:47:23

with his original top budget of £1 million.

0:47:230:47:27

The budget is whatever it takes.

0:47:310:47:33

But I think the kind of like original budget

0:47:350:47:39

has just been blown away.

0:47:390:47:41

We'll have to have a look at the finances and see whether

0:47:410:47:45

it's viable to rent, or much more viable to sell.

0:47:450:47:49

I mean, obviously, it would be very good if we could rent it,

0:47:490:47:52

because then we can keep an eye on what's going on

0:47:520:47:54

and make sure the building is maintained

0:47:540:47:56

to the appropriate standards.

0:47:560:47:59

It would be brilliant to see this building back to its best

0:47:590:48:02

in the near future. But with the time it's taken already,

0:48:020:48:06

I don't think there are any guarantees there.

0:48:060:48:09

The biggest challenge has been for someone like me,

0:48:130:48:15

who likes to get things done,

0:48:150:48:17

I've had to become a lot more patient and a lot more understanding

0:48:170:48:21

of the processes that happen in...

0:48:210:48:23

..basically bringing alive a dying building,

0:48:250:48:29

which is listed.

0:48:290:48:31

So that has been a very major challenge,

0:48:310:48:33

but I think I'm beginning to crack it now.

0:48:330:48:35

Well, to see if this tough nut is worth cracking,

0:48:370:48:40

we've asked along two local estate agents

0:48:400:48:43

to see if they think it's a project worth sticking with.

0:48:430:48:46

First, the agent who saw it before.

0:48:460:48:48

What does he make of the slow progress on the project?

0:48:480:48:51

Brentwood Council can be quite strict,

0:48:540:48:55

especially when it comes to the high street

0:48:550:48:58

and how the high street looks.

0:48:580:49:01

So they will always probably take special caution on any planning

0:49:010:49:04

permissions close to the Brentwood sort of town centre.

0:49:040:49:06

So there's absolutely a huge amount

0:49:060:49:09

of demand for luxury apartments

0:49:090:49:12

in and around Brentwood.

0:49:120:49:13

With the imminent arrival of Crossrail,

0:49:130:49:16

I would say probably 70% of people that we're dealing with

0:49:160:49:19

at the moment are coming in from London

0:49:190:49:22

wanting luxury apartments, and especially period conversions.

0:49:220:49:26

Prashant still plans on renting the properties out if and when they are

0:49:270:49:30

complete, so what kind of figures could he be looking at?

0:49:300:49:33

So for the one-bedroom conversion apartments,

0:49:340:49:37

we would see in the region of £1,200-1,300 per calendar month.

0:49:370:49:42

I would estimate something around £1,200 per calendar month.

0:49:420:49:47

I think it might be a bit optimistic to get 1,200-1,300.

0:49:470:49:52

I think about 1,000-1,100 sounds about right.

0:49:520:49:56

Those figures, along with the new-build flats,

0:49:580:50:01

would bring in approximately £155,000 per annum in income.

0:50:010:50:05

However, if Prashant decided to sell,

0:50:050:50:07

the agent valuations for all completed flats

0:50:070:50:11

amount to roughly £3.5 million.

0:50:110:50:13

So as long as his final build cost is under 2.5 million,

0:50:140:50:17

he won't have lost money. However,

0:50:170:50:20

I don't think money was ever Prashant's main motivating factor

0:50:200:50:24

on this project.

0:50:240:50:25

I'm kind of like - how do you call it -

0:50:270:50:30

in love with older buildings now, suddenly.

0:50:300:50:32

Time to jog back to Stoke where at the starting blocks

0:50:410:50:44

was this three-bed house.

0:50:440:50:46

It was pretty tired and had run out of puff.

0:50:460:50:50

Downstairs needed a complete modernisation

0:50:500:50:53

and, upstairs, there were three bedrooms.

0:50:530:50:57

And a family bathroom -

0:50:570:51:00

good-size family bathroom.

0:51:000:51:02

Again, it's dated and I can see a slight crack just in between

0:51:020:51:06

some tiles at the side of the window.

0:51:060:51:08

It's not alarming me, but that colour pink is slightly alarming.

0:51:080:51:12

Outside, in the pouring rain, you could see the windows and guttering

0:51:130:51:17

looked like they were letting in a fair amount of water.

0:51:170:51:20

Now, that DID set my alarm bells ringing.

0:51:200:51:22

Luckily, the person who paid 73 grand for this at auction

0:51:240:51:28

is used to alarms, because Geoff is a firefighter.

0:51:280:51:31

And along with his wife, Carolyn, were prepared to tackle anything

0:51:310:51:34

this house could throw at them,

0:51:340:51:36

and he wanted to do most of the work himself.

0:51:360:51:39

Oh, it's been a will of mine to do this sort of thing for a long time,

0:51:390:51:43

and now's the time to do it.

0:51:430:51:46

He's very good. He is very good.

0:51:460:51:48

Oh, don't tell him that!

0:51:480:51:49

I have to give him a bit of praise, don't I, now and again?

0:51:490:51:53

Yeah, no, he's pretty capable,

0:51:530:51:55

and all my trust is in him, really.

0:51:550:51:57

I'd say the heat was on Geoff, but let's be honest -

0:51:570:52:01

a property renovation is nothing like the day-to-day pressure

0:52:010:52:05

of being a firefighter.

0:52:050:52:07

He's also a qualified electrician and a dab hand at other trades,

0:52:070:52:12

so I'm sure the house and Carolyn's trust were in safe hands.

0:52:120:52:16

But we're heading back later

0:52:180:52:20

than their planned four-to-six-month timescale.

0:52:200:52:22

It's actually 13 months since we last saw the house,

0:52:220:52:25

so I'm hoping everything has turned out OK.

0:52:250:52:28

I'd say so.

0:52:320:52:34

This fully-integrated kitchen is very smart.

0:52:340:52:37

And the layout of the new utility is much better.

0:52:380:52:41

By making the floor level and moving the door,

0:52:430:52:46

there is now a space for white goods and a small toilet at the back.

0:52:460:52:49

Although some original features have gone, others have emerged,

0:52:520:52:57

like this Minton tile floor.

0:52:570:52:59

And the dated living space has been completely modernised.

0:53:030:53:06

The new heating system,

0:53:100:53:12

double glazed windows and losing the kitchen door to the back room

0:53:120:53:16

has made such a difference.

0:53:160:53:17

The addition of double doors to the garden

0:53:200:53:22

lets light pour in from both sides.

0:53:220:53:26

Upstairs, the modern makeover continues.

0:53:260:53:29

Removing the airing cupboard meant there's now space for a four-piece

0:53:340:53:38

suite, so the bathroom is as modern as the rest of the house.

0:53:380:53:42

All the rooms have been fully redecorated with a splash of colour

0:53:470:53:50

to give it a bit of warmth for potential buyers.

0:53:500:53:53

Outside has seen big changes, too.

0:54:030:54:06

Geoff has re-felted the roof

0:54:060:54:08

and replaced the windows and gutters

0:54:080:54:10

to sort out that issue of the damp.

0:54:100:54:13

But it didn't stop there.

0:54:130:54:15

When we also looked at the ground levels outside, they were actually

0:54:150:54:19

breaching the damp course,

0:54:190:54:20

so it was no wonder that there was some damp

0:54:200:54:23

on the inside of the property.

0:54:230:54:25

So the first thing that we did

0:54:250:54:28

was started to re-point outside...

0:54:280:54:31

-..and unblock...

-And I did some pointing.

0:54:320:54:35

Unblock the drains. Carolyn was excellent at pointing.

0:54:350:54:38

-New skill.

-It's a fantastic skill to learn!

0:54:380:54:41

Can I just say that, you know,

0:54:410:54:43

he's lived and breathed this property for 12 months.

0:54:430:54:47

The little help that I've given, or anybody else has given, you know,

0:54:470:54:50

just falls into insignificance in terms of, you know,

0:54:500:54:53

trying to compare it to what Geoff's done.

0:54:530:54:56

How he's managed to move... Carry things.

0:54:560:54:59

I-I don't know.

0:54:590:55:00

I really don't. I'm so proud of him, it's untrue.

0:55:000:55:04

Being in the Fire Service,

0:55:040:55:06

Geoff always puts safety first, so he had all the professionals

0:55:060:55:10

in for the gas and the windows as required.

0:55:100:55:13

Geoff also improved the fire safety in the kitchen

0:55:130:55:16

by replacing the glass doors with timber.

0:55:160:55:19

Geoff may be safety conscious,

0:55:190:55:22

but does that mean they were able to stay

0:55:220:55:25

within safe limits of their budget of 15 grand?

0:55:250:55:27

When we sort of decided on the finish,

0:55:300:55:33

we decided it isn't worth spoiling the finish.

0:55:330:55:38

So now the budget's sort of spiralled out of control, really.

0:55:380:55:42

Sort of pushed the expenditure now to about the £20,000 mark.

0:55:420:55:47

But I still think it's been money well spent.

0:55:470:55:49

But will two local estate agents agree?

0:55:510:55:53

We've asked them along to find out what they think

0:55:530:55:56

of that total outlay of 93 grand.

0:55:560:55:59

Will it be money well spent?

0:55:590:56:00

It looks great from the outside and then, when you get inside,

0:56:010:56:04

it's even better.

0:56:040:56:06

It's not what you'd expect to come into in this area,

0:56:060:56:09

to be done to this high a level.

0:56:090:56:11

The layout of the property works really well,

0:56:110:56:13

especially with the French doors off the back

0:56:130:56:16

leading out into the garden.

0:56:160:56:17

The kitchen and utility room and the downstairs loo are really good,

0:56:170:56:20

especially if it's a family that buy the property.

0:56:200:56:23

Sounds like Geoff and Carolyn won't have any problems

0:56:240:56:27

selling this property.

0:56:270:56:28

But will their 93 grand investment yield a good profit?

0:56:280:56:33

To look to resell the property, we're looking

0:56:340:56:37

between £105-110,000.

0:56:370:56:39

I think, on the open market, I'd put this property on the market

0:56:390:56:42

between £110-115,000.

0:56:420:56:45

We always did it as an investment,

0:56:450:56:47

you know, because interest rates are so low.

0:56:470:56:50

So anything along the lines of what's been quoted

0:56:500:56:53

would still give us, you know, the...

0:56:530:56:57

-A good return.

-..the good return that we were after.

0:56:570:57:00

But we have still got all the tax implications

0:57:000:57:03

and everything else to figure out.

0:57:030:57:07

Carolyn is spot on.

0:57:070:57:09

The top figure of 115,000

0:57:090:57:11

would mean a profit of £22,000.

0:57:110:57:14

However, developers always have to think about taxes and fees

0:57:140:57:18

and factor them in.

0:57:180:57:20

The couple are keen to sell on and get onto the next project.

0:57:200:57:24

As this has been a real success,

0:57:240:57:26

what tips have the first-time developers picked up?

0:57:260:57:30

If you're not so savvy, let's say,

0:57:300:57:32

take somebody with you that does know,

0:57:320:57:35

otherwise you could get your fingers burnt.

0:57:350:57:37

Geoff comes...not free of charge -

0:57:370:57:40

if you want his services, then it's me you have to speak to.

0:57:400:57:44

Hopefully, you've enjoyed today's stories and maybe even learned some

0:57:480:57:51

lessons along the way.

0:57:510:57:52

Yes, I'm hoping we've given you a bit of inspiration

0:57:520:57:55

to get involved in property yourself.

0:57:550:57:57

Or, perhaps... scared you off forever.

0:57:570:57:59

Either way, make sure you watch next time

0:57:590:58:01

for more Homes Under The Hammer.

0:58:010:58:03

-Bye-bye.

-Bye-bye.

-Goodbye.
