Hello and welcome to the show. Now, all three of us

0:00:020:00:04

are self-confessed property obsessives.

0:00:040:00:06

Yes, and the one reason we are addicted to development stories

0:00:060:00:10

is finding out that magic mix of buying in the right location and at the right price.

0:00:100:00:14

Yeah. Well, one way you can stack things in your favour

0:00:140:00:17

is by buying your next home under the hammer.

0:00:170:00:19

You really do need to do your homework if you buy your property at auction.

0:00:460:00:49

And if you do careful research then there is more chance that you

0:00:490:00:53

will find a real bargain.

0:00:530:00:54

Yes, so what inspired the buyers on today's show?

0:00:540:00:56

Let's take a look.

0:00:560:00:57

Well, the hope of giving my legs a rest has gone out the window

0:00:590:01:02

at this end terrace in Derby.

0:01:020:01:04

Just when you want to go upstairs without using your old knees,

0:01:040:01:07

there's no batteries.

0:01:070:01:08

In South Wales, I use my own steam

0:01:090:01:11

to uncover a surprise at this bungalow.

0:01:110:01:13

Well, quite a good little bungalow, actually.

0:01:150:01:18

And a trip upstairs at this office in Silverdale,

0:01:190:01:22

Newcastle-under-Lyme, just hurts my head.

0:01:220:01:26

Upstairs, the layout's pretty baffling.

0:01:260:01:29

100...

0:01:300:01:31

All these properties have been sold at auction, and we will find out who

0:01:310:01:34

bought them and what they paid when they went under the hammer.

0:01:340:01:37

Sold to you, sir.

0:01:370:01:38

We are in Derby now and if you believe the recent census,

0:01:460:01:50

it's not just a good place to buy a property.

0:01:500:01:52

The survey revealed that if you are a real ale drinker, which I am,

0:01:520:01:57

then this might just be the place for you,

0:01:570:02:00

with 334 different real ales available -

0:02:000:02:05

more than anywhere else in the country.

0:02:050:02:07

Sounds like I'm moving!

0:02:070:02:09

I'm just 15 minutes away from the town centre

0:02:110:02:13

on this very traditional but very quiet terraced street.

0:02:130:02:18

Are we really 15 minutes away from town?

0:02:180:02:21

Anyway. This is our property.

0:02:210:02:22

It is a two-bed end terrace and has a guide price of £55,000 plus.

0:02:220:02:29

Now, as soon as I look at this place,

0:02:290:02:31

I know there has been a bit of movement.

0:02:310:02:33

Look below that top windowsill there and if I look at the bottom,

0:02:330:02:37

you can see exactly the same.

0:02:370:02:39

Little sneaky trick though, if you bend down,

0:02:390:02:41

and you get the level of the outside wall, you will see it is straight

0:02:410:02:45

and that inside windowsill isn't.

0:02:450:02:48

Any more signs of this inside?

0:02:480:02:50

I hope not.

0:02:500:02:51

OK, traditionally...

0:02:540:02:56

..with a house like this, straight through the door

0:02:570:03:00

into the first reception room, and it's not a bad size.

0:03:000:03:03

First and foremost, I can't see any signs of cracks.

0:03:030:03:06

But the wallpaper can often cover a multitude of sins.

0:03:060:03:11

In this case it hasn't worked.

0:03:110:03:13

This would all have to come off and you'd have to re-skim again.

0:03:130:03:17

Just looking over here...

0:03:170:03:18

"Rad." That either means "radical" or they were thinking about putting

0:03:190:03:24

radiators up here, but I can't see any in here at the moment.

0:03:240:03:27

But there is a little bit of original coving up there,

0:03:270:03:31

so I'd try and keep that.

0:03:310:03:33

Through here we have got, firstly...

0:03:330:03:36

..we've got these glass doors.

0:03:370:03:39

Get rid of them. They are dangerous and a hazard.

0:03:400:03:42

I don't want them anywhere in my house!

0:03:420:03:45

Now, into the second reception room.

0:03:450:03:47

Again, it's what I would expect of a house of this age -

0:03:470:03:50

nice high ceilings,

0:03:500:03:51

you've got a fireplace there which has seen better days.

0:03:510:03:54

It needs to be completely decorated yet again

0:03:540:03:57

but I have noticed that the windows do look OK.

0:03:570:04:02

And through into the kitchen.

0:04:020:04:06

It's very, very small. There's hardly anything in here as well.

0:04:060:04:10

HOLLOW KNOCKING

0:04:100:04:11

You know what I'm going to say - you could actually create space by

0:04:110:04:14

knocking this through and having a nice big kitchen-diner.

0:04:140:04:17

But look what I've spotted, just out of the corner of my eye.

0:04:170:04:21

have a look at this, people.

0:04:210:04:23

We've only got a stairlift!

0:04:240:04:26

OK, here we go, see you in a minute.

0:04:260:04:27

Just when you want to go upstairs without using your old knees,

0:04:290:04:33

there's no batteries.

0:04:330:04:34

You could of course sell this on, but there are charities that recycle

0:04:370:04:41

them for people who otherwise might find them out of financial reach.

0:04:410:04:46

Give me two seconds. The old knees aren't what they used to be.

0:04:510:04:55

We are upstairs in the family bathroom.

0:04:560:04:58

It's not a bad size bathroom at all.

0:04:580:05:01

You would have to rip all this out, start again,

0:05:010:05:03

put a fresh, brand-new suite in here, but it is upstairs,

0:05:030:05:08

which is what I like.

0:05:080:05:10

Second bedroom's here.

0:05:100:05:11

Again, there's lots of space in here.

0:05:110:05:13

It's a double bedroom.

0:05:130:05:15

Lots of woodchip, though, so I'd like to get that off the walls.

0:05:150:05:18

Again, freshen it up,

0:05:180:05:19

brighten it up a little bit as well

0:05:190:05:21

and in the hallway,

0:05:210:05:23

you have got damp and more damp.

0:05:230:05:26

Damp damage everywhere in this hallway.

0:05:260:05:28

Get that sorted as soon as possible.

0:05:280:05:30

HOLLOW KNOCKING

0:05:300:05:32

Wow. Have a look at this.

0:05:320:05:34

Look at this movement.

0:05:340:05:35

Now. Just a guess, but I think that could be a false wall,

0:05:380:05:42

to be honest with you. That could come out or you could even think

0:05:420:05:45

about partitioning that room off in there. Just an option.

0:05:450:05:49

And across the hallway to the main bedroom.

0:05:490:05:52

Polystyrene tiles - the first thing I have seen.

0:05:520:05:55

Get rid of those. They are a huge fire hazard.

0:05:550:05:57

Brighten this whole place up,

0:05:570:05:59

brighten the whole of the upstairs up, modern colours,

0:05:590:06:02

modernise it completely throughout.

0:06:020:06:04

And outside needs modernising, too.

0:06:050:06:08

Added to that, there's still an outside loo.

0:06:080:06:11

But hold it - before you think about demolishing it,

0:06:110:06:14

they have become very popular for gardeners

0:06:140:06:16

and they are handy for kids that are playing outdoors.

0:06:160:06:19

Save all the mucky feet trailing through your kitchen.

0:06:190:06:23

It's a decent Victorian end terrace that needs pulling into this century

0:06:230:06:27

with a guide price of £50,000 plus.

0:06:270:06:30

An agent from the auction house that sold it

0:06:300:06:33

accepted our invitation to tell us his thoughts.

0:06:330:06:36

First impressions with this property,

0:06:360:06:38

it really does need some money spending on it,

0:06:380:06:41

ranging from a new kitchen, bathroom, rewiring,

0:06:410:06:44

gas central heating system and general decor and flooring improvements throughout.

0:06:440:06:49

So when renovated, what does he think this house could rent for?

0:06:510:06:55

I feel it is likely to achieve in the region of

0:06:560:06:58

£500-£525 per calendar month, when renovated.

0:06:580:07:02

And if it went on the resale market?

0:07:020:07:05

On the open market again, when renovated,

0:07:050:07:06

it is likely to achieve in the region of £110,000-£115,000.

0:07:060:07:12

So, a couple of issues. The outside, you can see that subsidence

0:07:120:07:15

or that little bit of movement,

0:07:150:07:17

I think that is historic and has settled, so no problem there.

0:07:170:07:20

On the inside, you have got that damp issue

0:07:200:07:23

which would need to be sorted.

0:07:230:07:24

It's an end terrace, it's yours,

0:07:240:07:26

you can get on with it and get the pros in,

0:07:260:07:28

get it sorted as soon as possible.

0:07:280:07:30

After that's all done,

0:07:300:07:31

I think you've got yourself a good little project.

0:07:310:07:33

Let's see who agreed when it went under the hammer.

0:07:330:07:38

I'm looking for a start at 55,000.

0:07:380:07:40

50. At £50,000, bid me.

0:07:400:07:44

At 50,000, thank you sir, at 50.

0:07:440:07:46

Off the mark at £50,000, but this lot had a long way to go.

0:07:460:07:51

We rejoin in the midst of a bidding war, with the price at £72,000.

0:07:510:07:56

He's bigger than you, sir. And you're all bigger than me!

0:07:560:07:59

At £72,000 at the back of the room, at 72,000.

0:07:590:08:02

And a half. 73.

0:08:020:08:04

And a half.

0:08:040:08:06

It's the chap on the wall at 73.

0:08:060:08:09

And a half if you want, sir, 73 and a half.

0:08:090:08:11

74, sir, it's your turn.

0:08:110:08:13

74 and a half, sir.

0:08:130:08:15

75 now.

0:08:150:08:16

And a half again.

0:08:160:08:18

76. And a half.

0:08:180:08:20

Let him have it. Very gallant, sir.

0:08:200:08:22

At £76,000, to the big gentleman on the back wall.

0:08:220:08:26

£76,000, for the first time, second time, third and final time it goes,

0:08:260:08:30

at £76,000.

0:08:300:08:32

Sold to you, sir, at £76,000, and thank you.

0:08:320:08:35

A battle fought in good spirits, but it was Adam who emerged victorious.

0:08:380:08:43

He has been dabbling in property

0:08:440:08:46

with his wife, Philippa, for 15 years,

0:08:460:08:48

building up a decent-size portfolio in that time.

0:08:480:08:51

He's based in Northampton so I met him back at the house

0:08:540:08:57

to find out what brought him up the M1 to Derby.

0:08:570:09:00

-Adam, nice to meet you.

-Hi there, nice to meet you.

0:09:050:09:07

-Congratulations, pal.

-Thank you very much.

0:09:070:09:09

How did you find it?

0:09:090:09:10

We were looking in the Derby area.

0:09:100:09:13

Had a look at one before Christmas and didn't go through with that one,

0:09:130:09:16

looked into the auction side of things,

0:09:160:09:18

thought I'd go and have a look at the auctions.

0:09:180:09:20

I did do a bit of homework, went out to see some properties.

0:09:200:09:23

Went to the auction, two were interesting,

0:09:230:09:26

one went far too high, bid on this one and I managed to get it.

0:09:260:09:29

Is this the kind of property that you look for?

0:09:290:09:31

It is, yes. It needs a lot of work doing to it

0:09:310:09:34

but there is some added value to get out of it,

0:09:340:09:36

so if we can get it at the right price,

0:09:360:09:38

do a bit of work, it'll be worth more money.

0:09:380:09:40

So what are your plans? It's now yours.

0:09:400:09:42

Yes. It's great, isn't it?!

0:09:420:09:45

We are going to have to take the whole place almost to pieces.

0:09:450:09:48

It's got no central heating. We need to put some gas central heating in.

0:09:480:09:51

It needs a new kitchen, new boiler, new carpets, new decoration,

0:09:510:09:55

need some plastering, it's got lovely fire hazard tiles. Yeah.

0:09:550:09:59

The list goes on, it's a long list.

0:09:590:10:01

But we reckon about 12,000, maybe around that area.

0:10:010:10:04

Where is the majority of that 12 grand going to be spent?

0:10:040:10:07

Because there's a little bit of movement, as well.

0:10:070:10:09

Out the front, I can see a bit of movement.

0:10:090:10:11

I think that's long-standing.

0:10:110:10:12

There's a little bit of cracking on some of the bits.

0:10:120:10:15

We've had somebody look at that,

0:10:150:10:16

they are happy it's been there a long, long time.

0:10:160:10:18

So there's nothing going on,

0:10:180:10:21

well, until the electricians and plumbers get in there

0:10:210:10:23

-and probably start hitting it a bit.

-And making things go wrong.

0:10:230:10:26

We'll be looking at those to make sure they stay where they are.

0:10:260:10:29

And what about the damp?

0:10:290:10:30

A little bit of damp, not much, I think it's more condensation.

0:10:300:10:33

Again, there's no central heating in here,

0:10:330:10:35

so whether there's ventilation gone through the house properly,

0:10:350:10:37

I don't think it's major.

0:10:370:10:39

OK. Timescale - how long is it going to take to do the work?

0:10:390:10:41

Probably, he says,

0:10:410:10:43

having had the gas people come today

0:10:430:10:45

and look at the house,

0:10:450:10:46

four to six weeks is what they're going to take to put the meter in.

0:10:460:10:50

-OK.

-We'll probably be done by then.

-Really?

-Waiting to plug the pipe in.

0:10:500:10:54

-Yeah.

-Four-six weeks from start to finish.

0:10:540:10:57

That is moving some!

0:10:570:10:58

It is, but when you guys leave today, there will be work going on,

0:10:580:11:02

so it's looking like this for a very short period of time.

0:11:020:11:05

Who does it? Who does your work? Do you get involved?

0:11:050:11:07

Do you get your overalls on and start knocking stuff about?

0:11:070:11:09

Yeah, I do get involved.

0:11:090:11:11

We do anything that's not qualified.

0:11:110:11:13

So plumbing, gas, obviously,

0:11:130:11:15

you've got to get the professionals in

0:11:150:11:17

-and then on top of that, carpentry, I can do some.

-OK.

0:11:170:11:20

But I'd rather pay someone to come back and fix it if it all goes wrong.

0:11:200:11:24

-Yes, OK.

-So professionals will do the certificates.

0:11:240:11:27

Once the refurbishment is complete,

0:11:270:11:29

Adam and Philippa plan to rent the house out,

0:11:290:11:33

but there is a third party involved in this property investment.

0:11:330:11:37

This particular property, my older son is going to have a hand in,

0:11:370:11:40

financially, and he's going to have hand in it physically.

0:11:400:11:43

-Is he?

-Yeah.

0:11:430:11:44

-He's going to do some work?

-Absolutely!

0:11:450:11:47

Absolutely! So we will be using some brute force and ignorance

0:11:470:11:50

and he's got some friends as well, which will help,

0:11:500:11:52

because we've got to remove one of the floors downstairs,

0:11:520:11:55

which is solid onto soil.

0:11:550:11:57

It's been there a while.

0:11:570:11:58

There's got to be something that he's getting from this in order to

0:11:580:12:01

-be helping you.

-He will be getting from this,

0:12:010:12:03

because he's actually saved up quite a lot of money,

0:12:030:12:05

from family and friends over a period of time, he is 20,

0:12:050:12:07

so he is working as well,

0:12:070:12:09

he's put money away. He will have a share in the house.

0:12:090:12:12

Fantastic. So is that he wants to do?

0:12:120:12:14

Does he want to follow in your footsteps

0:12:140:12:16

and get a portfolio rolling?

0:12:160:12:18

I think being on the property market in any part of the country

0:12:180:12:21

is quite difficult if you're young,

0:12:210:12:23

and I think if we can help him out on that first stage

0:12:230:12:25

and he's contributing - we're not handing it out to him,

0:12:250:12:28

let's put it that way, we're certainly helping him,

0:12:280:12:30

but we're not going to hand it out to him, forthwith and 100%.

0:12:300:12:33

"There you go. It's yours.

0:12:330:12:34

"I'll do all the work, you can have it."

0:12:340:12:36

That won't be happening!

0:12:360:12:37

But, then again, he won't be doing all the work, either.

0:12:370:12:39

He'll understand a little bit about what it takes to get a house into a liveable position.

0:12:390:12:44

I wish you all the best, I hope it all goes well

0:12:440:12:45

and you stick to that 12 grand budget.

0:12:450:12:47

So do I. Nice to meet you. Bye-bye.

0:12:470:12:49

Now, there's a confident man.

0:12:500:12:52

Adam knows exactly what he wants to do and how to achieve it on this project.

0:12:520:12:57

But will his tradesmen uncover any unexpected and expensive surprises?

0:12:570:13:01

0:13:010:13:03

I'm in South Wales in the village of Penrhiwceiber

0:13:080:13:11

which is set in the beautiful Cynon Valley.

0:13:110:13:14

There are local amenities on your doorstep and a train station,

0:13:160:13:19

but you're only a half-hour drive from the Welsh capital, Cardiff,

0:13:190:13:23

so it's an ideal commuter village.

0:13:230:13:25

Well, I must have visited the valleys of Wales

0:13:280:13:30

literally hundreds of times over the years on Homes Under The Hammer

0:13:300:13:33

and most of those times I am here to see a terraced property,

0:13:330:13:36

not surprisingly, because a lot of the properties in the Valleys

0:13:360:13:39

are exactly that, terraced houses built for the miners and others.

0:13:390:13:42

So what do you think I am here to see today?

0:13:420:13:46

It's a...

0:13:460:13:47

bungalow!

0:13:470:13:48

£68,000 plus was the guide price. Two bedrooms, very intriguing!

0:13:480:13:53

Bungalows are often favoured for being on one level

0:13:570:14:00

and this steep site and stairs could be a problem,

0:14:000:14:03

but access to the house is made much more possible by car.

0:14:030:14:07

Those stairs seem hard to avoid entirely.

0:14:070:14:10

So what have we got inside?

0:14:120:14:14

Well, you walk into this very strange room.

0:14:140:14:16

It's obviously the kitchen, but it's the full width of the bungalow.

0:14:160:14:21

Now, there's no way this was the original design.

0:14:210:14:23

I reckon this is some kind of extension

0:14:230:14:25

and it is kind of unusual.

0:14:250:14:27

But through there, you can see,

0:14:270:14:29

that would originally have been an exterior window on the property but

0:14:290:14:32

through into what is now, could have been the kitchen, I don't know,

0:14:320:14:35

into the living room.

0:14:350:14:37

It looks to be in pretty good condition.

0:14:370:14:40

Pretty nice carpets, doesn't smell damp

0:14:400:14:43

and the condition of the paint on the walls and stuff is good.

0:14:430:14:48

Through into what would have been, I guess,

0:14:480:14:50

the original main entrance to the property

0:14:500:14:52

and could still be, in fact,

0:14:520:14:54

and a more traditional kind of layout you have here.

0:14:540:14:57

Living room over to that side there, bedrooms to the back.

0:14:570:15:00

And, yeah, again, it's not in bad condition but lots

0:15:000:15:03

of intriguing things going on. I mean, what's up here?

0:15:030:15:06

Well, it was obviously originally the attic but it's been boarded out

0:15:100:15:15

and obviously has been used as a bedroom.

0:15:150:15:17

And my guess... Well, no,

0:15:170:15:19

I know, this does not meet building regulations with this ladder and stuff like that.

0:15:190:15:24

So you can't describe it as a bedroom.

0:15:240:15:26

It's a useful space though and, yeah,

0:15:260:15:29

a good additional thing to what has proven to be quite a good little bungalow, actually.

0:15:290:15:33

You can convert the loft into a bedroom under permitted development,

0:15:330:15:36

as long as the roof space meets space requirements

0:15:360:15:39

and you don't extend or alter the roof itself.

0:15:390:15:41

You do however have to meet building regulations standards for stairs and

0:15:440:15:48

openings that comply with fire regulations,

0:15:480:15:51

and ensure that the ceiling joists can support

0:15:510:15:54

the load of a new room.

0:15:540:15:56

There is one thing puzzling me in this room, though.

0:15:560:15:59

With an opening that small, how did this double bed get up here?

0:15:590:16:05

# Could it be magic now... #

0:16:050:16:08

To get it back down, you could saw it in half

0:16:080:16:10

but unless you can magic it back together,

0:16:100:16:13

it's destined for the skip.

0:16:130:16:15

Let's head outside and see if this bungalow

0:16:150:16:18

has any more tricks up its sleeve.

0:16:180:16:20

Well, as you might have expected from a property

0:16:220:16:25

built on to the side of a valley,

0:16:250:16:27

the garden is actually fairly steep and terraced

0:16:270:16:31

but lots of retaining walls here.

0:16:310:16:32

Of course, very expensive to put right if they go wrong

0:16:320:16:35

but just get them checked out to be sure.

0:16:350:16:37

Another few little bits and pieces

0:16:370:16:39

which certainly you should have a look at.

0:16:390:16:42

This roof over the kitchen area there.

0:16:420:16:44

As you can see, it's not all similar to that roof and the fact

0:16:440:16:47

that the pitches are a different angle,

0:16:470:16:49

the tiles are vaguely similar but I'm not too happy about the angle it's at.

0:16:490:16:54

I mean, normally you'd be looking for 30-degree slope off a roof

0:16:540:16:57

to give you the right flow of water,

0:16:570:16:59

especially off concrete tiles like that.

0:16:590:17:01

So maybe that's something you could look to put right.

0:17:010:17:04

But, again, come out here,

0:17:040:17:06

lots of places for your chairs and tables

0:17:060:17:08

and really make the most of that major asset of this property,

0:17:080:17:13

which is THAT view.

0:17:130:17:15

# Look at that, look at this

0:17:170:17:19

# Gimme a hug, gimme a kiss... #

0:17:190:17:22

Beautiful but, of course,

0:17:220:17:24

there's no getting away from the steepness of the location.

0:17:240:17:27

If access by car isn't sufficient,

0:17:270:17:29

an outdoor stairlift could offer a solution.

0:17:290:17:33

A resident eligible for a disabled facility grant

0:17:330:17:35

might get some funding from the council, but don't assume anything.

0:17:350:17:39

You'd really need to check it out first.

0:17:390:17:43

# Hey, hey, and off to school we go... #

0:17:440:17:47

You learn something new every day.

0:17:470:17:50

So time to learn something

0:17:500:17:52

from a local estate agent.

0:17:520:17:54

I think this property would appeal to an older generation because

0:17:540:17:58

they like to have bungalows because they're all on one floor.

0:17:580:18:00

It makes it easy for them. And I think maybe it would be suitable for

0:18:000:18:03

somebody that has mobility issues as well.

0:18:030:18:06

The agent thinks a simple and no doubt cheaper solution

0:18:060:18:10

to the access would be to rejig the path so it's less steep.

0:18:100:18:14

Good idea. No doubt about it -

0:18:140:18:16

once you're inside on the level in this bungalow, it's great.

0:18:160:18:20

I do love bungalows.

0:18:200:18:21

Even if you thought an outside stairlift

0:18:210:18:24

was an unnecessary expenditure,

0:18:240:18:27

the garden and the retaining walls might need quite a bit of work.

0:18:270:18:31

And when it comes to the inside, the renovations are going to cost

0:18:310:18:35

quite a bit, so would spending all this money be worthwhile,

0:18:350:18:39

bearing in mind the £68,000 plus guide price?

0:18:390:18:42

Once the work is complete on this property,

0:18:420:18:45

I would suggest a marketing value of £105,000.

0:18:450:18:49

Well, you certainly can't knock location,

0:18:490:18:51

and bungalows are eternally popular

0:18:510:18:54

so a good set of combinations there.

0:18:540:18:56

Bungalow in a lovely location

0:18:560:18:59

and at a very decent guide price.

0:18:590:19:01

Let's see who spotted it when it went under the hammer.

0:19:010:19:03

Guided at 68,000.

0:19:050:19:07

Got to be 60 to start, hasn't it?

0:19:070:19:08

Wave a hand at me, then.

0:19:080:19:09

55. Make it 50 if you like to get it going.

0:19:090:19:11

Thank you, 50, I've got you right at the back.

0:19:110:19:13

At 50. And two now, can I see?

0:19:130:19:15

I've got 50. 52 I'm looking for.

0:19:150:19:17

52, thank you. 52.

0:19:170:19:19

54. 56.

0:19:190:19:21

The lot came up at the end of auction day

0:19:210:19:23

but clearly had attracted a lot of attention.

0:19:230:19:26

We rejoin at 75,500.

0:19:260:19:29

75 and a half.

0:19:290:19:30

76. And a half.

0:19:300:19:32

77. And a half.

0:19:320:19:34

78.

0:19:340:19:36

And a half? No.

0:19:360:19:37

At 78,000.

0:19:370:19:38

Back with you, then. For the first time.

0:19:380:19:40

Second time.

0:19:400:19:41

Third and last time at £78,000...

0:19:410:19:44

Yours. Well done, sir, madam.

0:19:440:19:46

Sir, your number, please?

0:19:460:19:49

# I got your number

0:19:490:19:50

# I know you're gonna be there when I call... #

0:19:500:19:54

The magic number for husband and wife David and Heather

0:19:550:19:59

was 78,000, and that's how much they paid for this at auction.

0:19:590:20:02

I met up with them at the bungalow to hear why they went for it.

0:20:020:20:06

Heather, David, great to meet you both.

0:20:080:20:09

-Nice to meet you.

-Congratulations.

0:20:090:20:12

Tell me why you wanted to buy this bungalow.

0:20:120:20:14

Originally we were looking for something

0:20:140:20:17

to sink our pension money into.

0:20:170:20:19

You say "originally".

0:20:190:20:20

Has the plan changed, or what?

0:20:200:20:22

Yeah, because we were going to rent it out.

0:20:220:20:26

-Right.

-But I think this is a do-er-upper and seller-onner.

0:20:260:20:29

It'll still form part of the pension pot, though.

0:20:290:20:32

It's just a slightly different strategy.

0:20:320:20:34

Yeah. And then reinvest it in something else

0:20:340:20:37

that we could rent out.

0:20:370:20:38

OK. Great, so why this particular house then, Heather?

0:20:380:20:41

Well, originally...

0:20:410:20:43

You're laughing, what's going on?

0:20:430:20:44

When we went to the auction, we were going to bid on another house.

0:20:440:20:48

-Oh.

-And then this was a last-minute addition.

0:20:480:20:51

-Not many people had seen it.

-Oh!

0:20:510:20:53

And I said to my husband, "Look at this, this looks great!"

0:20:530:20:56

So he said, well, we haven't seen it, we can't go for it.

0:20:560:21:00

I said, no, but it's lovely.

0:21:000:21:01

So you went and read the legal papers.

0:21:010:21:04

-Yeah, so, the first cardinal sin was we hadn't seen it.

-Hmm.

0:21:040:21:07

But, I've seen your show, so the first thing I did,

0:21:070:21:11

I rushed out the room,

0:21:110:21:13

went down and found the legal pack and read through it.

0:21:130:21:15

The auction was starting and there's me reading through the legal pack.

0:21:150:21:18

-Not ideal.

-No.

0:21:180:21:20

-Wow.

-But I could see nothing wrong in the legal pack so I felt happy about bidding for it.

-OK.

0:21:200:21:26

We didn't actually see inside until yesterday.

0:21:260:21:29

Oh, wow. What did you think when you walked through the door yesterday?

0:21:290:21:32

I was pleasantly surprised, to be honest.

0:21:330:21:36

I know it needs a bit of work, updating, etc,

0:21:360:21:39

but some of the places we've been to see at the auctions,

0:21:390:21:41

this is a palace.

0:21:410:21:43

Well, I don't think it would necessarily get

0:21:430:21:45

the royal seal of approval right now, but once Heather and David

0:21:450:21:49

have completed their planned works,

0:21:490:21:51

which includes sorting the kitchen roof out

0:21:510:21:53

and a full renovation throughout,

0:21:530:21:55

as well as a new kitchen and bathroom,

0:21:550:21:57

it will be fit for a king or queen.

0:21:570:22:01

Upstairs though, well, that's a different "storey"!

0:22:010:22:03

So, what about upstairs? What's the plan for that?

0:22:050:22:08

-Well, I think...

-That came as a surprise. We didn't know.

0:22:080:22:10

Yeah, we were a bit shocked to find...

0:22:100:22:12

We knew there was a room up there and it said it was boarded out

0:22:120:22:16

but when we saw there was a bed in it and units and bedside table,

0:22:160:22:21

that was a bit of a surprise because obviously it is an illegal bedroom.

0:22:210:22:26

There's just a ladder going up, and I can't see any way

0:22:260:22:30

you could put stairs in, really.

0:22:300:22:32

You did mention about a study though, didn't you?

0:22:320:22:34

Yeah, could be used as a study or a playroom, even.

0:22:340:22:38

The rest of the rooms, just a bit of refurbishment?

0:22:380:22:40

Yeah, tart 'em up a bit.

0:22:400:22:42

So, who's going to be doing the work?

0:22:420:22:44

It'll be me, mainly. Brian's going to help me out.

0:22:440:22:47

That's Heather's brother.

0:22:470:22:49

Is he qualified? Is he a builder, or...?

0:22:490:22:52

No, no, but he wants to learn, so...

0:22:520:22:55

Great. Give him a property to learn on.

0:22:550:22:57

That's it, yeah.

0:22:570:22:58

What about you? Have you got experience?

0:22:580:23:00

I've got a building background.

0:23:000:23:02

-Oh, OK.

-Although I have been a maths teacher for 20 years.

0:23:020:23:06

-OK.

-But before that, I was in the building trade.

0:23:060:23:09

-Right.

-What they call the gentleman bricklayer and stonemason.

0:23:090:23:12

OK. And are you going to get involved in the renovation at all, Heather?

0:23:120:23:16

-Yeah, mostly the colour, the decor.

-Nice.

0:23:160:23:19

And keeping the books, how much we spend.

0:23:200:23:22

Yeah, which is?

0:23:220:23:24

Well, before we saw it,

0:23:240:23:25

we thought about 10,000 but we might have to go up to 15, I think,

0:23:250:23:30

because of everything we've got in mind now.

0:23:300:23:33

-What's the timescale for the work?

-Thinking about six months,

0:23:330:23:37

mainly because we live in Northampton

0:23:370:23:39

so it's quite a trek from there.

0:23:390:23:41

And if this is a success, on to the next project?

0:23:410:23:43

Knowing David, definitely. Yeah.

0:23:430:23:46

My future son-in-law calls me Project Man.

0:23:460:23:49

Oh, does he? You like your projects, do you?

0:23:490:23:53

If they could all be as potentially successful as this, then great.

0:23:530:23:57

Well, listen, congratulations. Good to meet you both. Good luck with it.

0:23:570:24:00

-Thank you.

-Looking forward to seeing how you get on.

0:24:000:24:02

Thank you very much.

0:24:020:24:03

Well, Heather and David showing one excellent reason why you need to

0:24:070:24:11

attend the auctions yourself there.

0:24:110:24:13

This property? Well,

0:24:130:24:14

they wouldn't have found it had they not been there on the day.

0:24:140:24:17

It seems that they've got themselves a really great place.

0:24:170:24:20

How will they get on sorting it out? You can find out later in the show.

0:24:200:24:24

Coming up, this Silverdale office might not look much

0:24:260:24:30

but it could be a hot property.

0:24:300:24:32

I'm pretty sure you could get at least five bedrooms in here.

0:24:320:24:36

And David and Heather's work has cooled off

0:24:380:24:40

thanks to the glorious Welsh weather.

0:24:400:24:43

-It does rain a lot here.

-It just doesn't rain, it RAINS!

0:24:430:24:46

It was just a few miles outside Derby city centre that we first saw

0:24:520:24:57

a two-bedroom end terrace house that not only had some signs

0:24:570:25:02

of historical movement outside -

0:25:020:25:03

inside wasn't looking too clever either.

0:25:030:25:06

Have a look at this. Look at this movement.

0:25:070:25:10

# Shaking all over

0:25:100:25:12

Now, just a guess, but I think that could be a false wall.

0:25:120:25:16

And this slightly wobbly house also had signs of damp,

0:25:160:25:20

plasterwork not in great condition

0:25:200:25:22

and generally was in a bit of a sorry state inside and out.

0:25:220:25:26

But for 76 grand,

0:25:290:25:31

it was bought at auction by part-time property developer Adam

0:25:310:25:36

who was ready to give it all his attention.

0:25:360:25:38

So, what are your plans? It's now yours.

0:25:380:25:40

Yeah. It's great, isn't it?

0:25:400:25:43

No, we are going to have to take the whole place almost to pieces.

0:25:430:25:46

It's got no central heating. We need put some gas central heating in.

0:25:460:25:49

It needs a new kitchen, new boiler, new carpets, new decoration,

0:25:490:25:53

needs some plastering, it's got lovely fire hazard tiles.

0:25:530:25:57

Yeah, the list goes on, it's a long list.

0:25:570:25:59

# All I want is everything...

0:25:590:26:02

# Am I asking too much?... #

0:26:040:26:07

Adam hoped that long list could be done with a 12 grand budget

0:26:070:26:11

and a timescale of four to six weeks.

0:26:110:26:13

We're back 11 weeks later.

0:26:140:26:16

MUSIC: Light Me Up by Birdy

# You light me up

0:26:260:26:28

0:26:280:26:31

# You light me up

0:26:310:26:33

# When I'm down

0:26:330:26:35

# And if I fall apart, you know where to find my pieces

0:26:350:26:41

# Where they're gonna be found... #

0:26:410:26:45

So, downstairs is all looking pretty good

0:26:450:26:48

and this has been a thorough refurbishment from the ground up.

0:26:480:26:52

We've had to remove floors, lino,

0:26:520:26:54

we've actually taken out a rather lovely quarry tile floor because

0:26:540:26:58

it was a solid floor, which the foot of soil or thereabouts underneath is

0:26:580:27:03

currently sitting in the back garden, waiting to be re-landscaped.

0:27:030:27:06

Unfortunately, because the road is narrow,

0:27:090:27:12

they weren't able to get a skip outside.

0:27:120:27:15

Getting materials in and out can be a real issue

0:27:150:27:18

and well worth thinking about. This lot will be taken out of the back,

0:27:180:27:22

loaded up for dispatch.

0:27:220:27:23

But what about the upstairs?

0:27:250:27:27

Oh, that's more like it.

0:27:310:27:32

They've rebuilt those wobbly walls.

0:27:380:27:41

Good job.

0:27:430:27:44

My wife is responsible for doing all the painting of anything wooden -

0:27:470:27:51

doors, skirting, picture rails, round the windows

0:27:510:27:54

and I rollered everything else.

0:27:540:27:56

So we work quite well together, but she's worked incredibly hard

0:27:560:27:59

and a done a lot of hours with a paintbrush.

0:27:590:28:01

Adam's wife Philippa wasn't the only member of the family getting their hands dirty.

0:28:010:28:07

# Dig it, dig it... #

0:28:070:28:10

The lucky people who helped me dig the whole of the floor out

0:28:100:28:13

were my sons. They did a bit,

0:28:130:28:15

and also friends of theirs as well who were quite fit and healthy.

0:28:150:28:19

They were a bit tired after the two days it took to do it.

0:28:190:28:22

And to complement the hard work done by the family and friends,

0:28:220:28:26

there was a team of builders that did the skilled work

0:28:260:28:29

such as rewiring, plastering, plumbing and the central heating.

0:28:290:28:33

They toiled away in the week

0:28:330:28:34

and then they passed the baton back to Adam and his team at the weekend.

0:28:340:28:37

# I'm ready for the weekend, weekend, weekend... #

0:28:370:28:41

So the other challenge we've had is that we both work full-time,

0:28:410:28:45

my wife and I, and we live about 50 minutes to an hour away.

0:28:450:28:48

So we've done this in spare time that we don't have,

0:28:480:28:50

so we've been here every weekend for about ten weekends

0:28:500:28:53

and partly evenings and sometimes in the week, so we've both been here.

0:28:530:28:58

It's been quite tiring and if anyone is thinking of doing this,

0:28:580:29:01

in a timescale, they really need to throw some hours at it and

0:29:010:29:05

be prepared to do some tired and late nights.

0:29:050:29:07

Well, it might have been hard work, but all the effort has certainly

0:29:090:29:12

produced a much improved property.

0:29:120:29:15

But with a couple of weeks still to go to finish off,

0:29:150:29:18

mainly in the back garden, their timescale has slipped a few weeks.

0:29:180:29:22

But has their budget remained on track?

0:29:220:29:24

So, we had an original budget of around 12,000.

0:29:250:29:28

We lost it in some of the plastering, we had a bigger job plastering than we thought.

0:29:280:29:32

We've done a lot more carpentry work,

0:29:320:29:33

which we've had to pay somebody to do as well.

0:29:330:29:35

We're probably rising towards 15,000 rather than the 12.

0:29:350:29:38

We always knew it would go over.

0:29:380:29:40

And, along with the 15 grand budget,

0:29:410:29:44

Adam reckons he spent four grand on auction fees

0:29:440:29:48

so with his £76,000 purchase price,

0:29:480:29:50

he's in this for a grand total of 95 grand.

0:29:500:29:53

So, has it been money wisely spent?

0:29:550:29:57

What do two local property experts think?

0:29:570:30:00

This is my second visit to the property and my initial thoughts

0:30:010:30:03

with the renovation is, it's done pretty well.

0:30:030:30:06

It's right for this type of property, good neutral decor.

0:30:060:30:10

I think there will always be a good sort of resale

0:30:100:30:12

with this type of property.

0:30:120:30:13

First impressions of this property are that it's clean,

0:30:130:30:16

it's tidy, very functional and perfect for the rental market.

0:30:160:30:19

Adam is keen to rent the property out,

0:30:210:30:23

but having spent in total 95 grand, is this a solid investment?

0:30:230:30:27

I think for resale purposes,

0:30:280:30:30

you're likely to achieve in the region of £110,000.

0:30:300:30:33

For resale, I would offer this property to the market at £110,000.

0:30:330:30:38

That is exactly what we thought, somewhere between 100 and 110.

0:30:380:30:41

If they'd gone to the top side of that, that's brilliant.

0:30:410:30:43

So it's what we expected. So, yeah, happy with that.

0:30:430:30:45

So, a pre-tax profit of 15 grand might be available to Adam

0:30:460:30:50

but this is all about the house's rental potential.

0:30:500:30:53

For rental purposes, on the open market,

0:30:560:30:58

in the region of £500 per calendar month.

0:30:580:31:01

On the rental market I would expect to achieve

0:31:010:31:03

in the region of £525 per calendar month.

0:31:030:31:06

That's interesting, because we've had a couple of people out

0:31:060:31:09

and we are way above that in what they're saying.

0:31:090:31:12

Whether we achieve it is another matter.

0:31:120:31:14

We'll see how that goes, but I think we'll get above that.

0:31:140:31:16

Yes, in fact, Adam is currently marketing the house

0:31:160:31:20

at £650 per calendar month which is quite a jump

0:31:200:31:24

from the agents' £500-£525 per calendar month valuations.

0:31:240:31:27

But the average of the two would see a rental yield of above 7%.

0:31:270:31:33

So what's next for Adam?

0:31:340:31:35

We've already bought another house,

0:31:370:31:39

a little bit closer to home this time, down in Northamptonshire,

0:31:390:31:43

and we'll be looking to not travel perhaps an hour each way

0:31:430:31:45

on top of eight and ten hours at the weekend

0:31:450:31:48

so, yeah, we've already moved on to something else.

0:31:480:31:50

Silverdale is a town just a mile from Newcastle-under-Lyme.

0:31:540:31:58

For over 100 years, it was home to a large colliery

0:31:580:32:01

where coal was mined, and for that reason much of the housing

0:32:010:32:04

in the town is made up of traditional terraced houses

0:32:040:32:07

built for miners and their families.

0:32:070:32:10

Whilst Silverdale colliery closed in the 1990s,

0:32:100:32:13

the attractive terraces remain alongside more modern developments.

0:32:130:32:18

I'm here to see a terraced property

0:32:200:32:22

but it's not your average two-up, two-down.

0:32:220:32:25

Here it is. It was most recently used as an office.

0:32:250:32:28

Before that, it was two separate residential properties,

0:32:280:32:31

now with a big commercial space on the ground.

0:32:310:32:35

It had a guide price of £75,000.

0:32:350:32:38

I'm intrigued to find out how it works on the inside.

0:32:380:32:40

It sounds like an office

0:32:440:32:45

and everything about this screams "office",

0:32:450:32:48

from the carpets to the ceiling to the flooring.

0:32:480:32:53

So it could make a great commercial space, as it already is,

0:32:530:32:57

but I happen to know this comes with planning permission

0:32:570:33:00

to put it back to two residential properties and actually

0:33:000:33:03

it's very obvious where the properties were once separated.

0:33:030:33:05

Look at the length here. Loads to work with.

0:33:050:33:09

I'm intrigued to find out what else there is.

0:33:090:33:12

I'm going to have a look.

0:33:120:33:13

Through to the kitchen, it's clear to see this has been an office kitchen -

0:33:160:33:20

the wood-panelled walls.

0:33:200:33:21

It needs a lot of love and attention,

0:33:210:33:24

just like the rest of the ground floor.

0:33:240:33:26

It's been fine for commercial purposes,

0:33:260:33:28

but you want to make it feel homely

0:33:280:33:30

and that will require a bit of effort.

0:33:300:33:32

Now, looking around this ground floor space,

0:33:320:33:35

what's clear is there's so much space,

0:33:350:33:37

more space than anyone would ever really need for a living room.

0:33:370:33:40

So, with Keele University just a five-minute drive away,

0:33:400:33:43

why not think about making this into an HMO property?

0:33:430:33:47

So, multiple occupancy for students.

0:33:470:33:49

It sounds like a great idea to me.

0:33:490:33:51

MUSIC: Handbags And Gladrags by Stereophonics

0:33:510:33:55

So, it could be time for this office to clock out,

0:33:580:34:02

and time for you to cash in

0:34:020:34:04

with a potentially lucrative house of multiple occupation.

0:34:040:34:08

Let's see if the rest of the house fits the bill

0:34:080:34:11

as well as the ground floor.

0:34:110:34:12

Upstairs, the layout's pretty baffling.

0:34:150:34:18

So you have a long stretch of rooms,

0:34:180:34:20

room after room,

0:34:200:34:21

and you also have that mirrored on the other side.

0:34:210:34:24

So much space,

0:34:240:34:26

I'm pretty sure you could get at least five bedrooms in here.

0:34:260:34:29

And the more I look around, the more I think it's perfect for an HMO.

0:34:290:34:34

Of course, you have to get a change of usage,

0:34:340:34:36

and that's very important - it's not always a given.

0:34:360:34:39

The layout is baffling. You need to get your head round that.

0:34:390:34:43

It's very functional. Clearly it's an office

0:34:430:34:45

but look past all of that and there's loads of options.

0:34:450:34:49

There's currently seven rooms up here as well as a bathroom.

0:34:510:34:54

I'm thinking, change that into five habitable rooms

0:34:540:34:58

and keep the bathroom where it is.

0:34:580:35:00

Any more than five bedrooms up here and you'd need a second bathroom,

0:35:000:35:05

based on local HMO guidelines.

0:35:050:35:07

Let's see what an agent from the auction house that sold it

0:35:090:35:12

thought of the commercial premises,

0:35:120:35:15

guided at £75,000.

0:35:150:35:16

It's a bit of a maze as you walk around the property,

0:35:170:35:20

trying to get a feel for it as it was

0:35:200:35:22

and how it's been used.

0:35:220:35:24

But it could lend itself to a number of purposes

0:35:240:35:26

for that potential client.

0:35:260:35:28

It could be a business, it could be two houses,

0:35:300:35:32

but does the agent agree with me that this spacious lot

0:35:320:35:36

could make a great HMO?

0:35:360:35:38

Where the property's situated close to the university,

0:35:400:35:43

it does have that potential for student accommodation.

0:35:430:35:47

Of course, if you didn't want to go with the current planning

0:35:480:35:51

for two houses, and preferred it as a HMO,

0:35:510:35:54

there would have to be an application for change of use and,

0:35:540:35:58

of course, you would have to comply with HMO regulations,

0:35:580:36:01

install all the health and safety features required,

0:36:010:36:04

like smoke alarms, fire doors

0:36:040:36:06

and the appropriate bathroom and cooking facilities.

0:36:060:36:09

Could there be any other stumbling blocks with this property?

0:36:090:36:13

One of the main issues with the property,

0:36:140:36:17

whether it be for residential resale or to let,

0:36:170:36:20

will be the parking in the area.

0:36:200:36:22

It is on-street and on the road parking,

0:36:220:36:23

and there's not much access and space to the rear.

0:36:230:36:26

If you were renting to students from the nearby university,

0:36:280:36:31

it's not likely they'd all need parking

0:36:310:36:33

but I'd have a chat with the planning department

0:36:330:36:36

to get their take on it first.

0:36:360:36:38

So, what kind of rental could the house achieve on the HMO market?

0:36:380:36:42

If the property was converted into student let rooms,

0:36:420:36:45

we would look to place the rooms available

0:36:450:36:48

somewhere in the region of £70 per week per room.

0:36:480:36:51

And what if you were to turn the property back into two houses?

0:36:520:36:56

What could they be worth on the sales market?

0:36:560:36:58

We would look to place the properties for sale

0:36:580:37:01

somewhere in the region of £90,000 per house.

0:37:010:37:04

Having options is never a bad thing, and here you have lots.

0:37:060:37:10

Plan A, you could keep it as a commercial property.

0:37:100:37:13

Plan B, you could change into two houses,

0:37:130:37:14

and it already comes with that planning permission.

0:37:140:37:17

Or Plan C, you could ask for change of usage to multiple occupancy.

0:37:170:37:21

Who knows? Somebody might have thought of a Plan D

0:37:210:37:23

when it went to auction. Let's find out.

0:37:230:37:25

Guiding it at 75.

0:37:270:37:30

I'm going to say 65 to start.

0:37:300:37:32

Gotcha. Thank you. 65 bid.

0:37:320:37:34

At £65,000.

0:37:340:37:36

Going once, bids at 65.

0:37:360:37:38

66 on the net.

0:37:380:37:40

66 in the room.

0:37:400:37:42

The bidding climbed slowly but surely,

0:37:420:37:45

and as most of the bidders in the room fell away,

0:37:450:37:47

an internet bidder was still battling it out

0:37:470:37:50

with the remaining room bidder.

0:37:500:37:53

We rejoin with the bidding at 98 grand.

0:37:530:37:56

98 on the net.

0:37:560:37:58

98. 99.

0:37:580:37:59

100 on the net.

0:38:000:38:02

100. 101 in the room.

0:38:020:38:04

Net's out. 101, then.

0:38:050:38:07

In the room at £101,000.

0:38:070:38:09

102, anywhere else?

0:38:090:38:12

If not, I'm selling it at £101,000 for the first time...

0:38:120:38:16

£101,000 for the second time...

0:38:160:38:18

Third and final time, 101...

0:38:180:38:21

Sold to you, sir. Thank you for your patience.

0:38:210:38:23

The successful bid of £101,000 came from husband and wife

0:38:260:38:31

Mark and Alison, who are professional property developers,

0:38:310:38:35

and I met them for a chat to hear all about their plans

0:38:350:38:38

for their newest acquisition.

0:38:380:38:39

-Alison.

-Hello.

0:38:410:38:42

Hello, congratulations.

0:38:420:38:43

-Mark, congratulations.

-Thank you.

0:38:430:38:46

Now, what attracted you to this place particularly?

0:38:460:38:50

The size of it. We thought it would be a good property to use as an HMO.

0:38:500:38:54

How experienced are you in property?

0:38:540:38:56

We have about 20 properties altogether,

0:38:560:38:58

some HMOs and some normal properties as well.

0:38:580:39:01

So, a lot of people would love to do that,

0:39:010:39:04

but you've got to start somewhere.

0:39:040:39:06

Tell me how you started and built that up.

0:39:060:39:08

It was back in 2006, wasn't it, when we really...got married,

0:39:080:39:12

we bought our first one.

0:39:120:39:14

And it just ballooned, really.

0:39:140:39:15

We went from one property to this,

0:39:150:39:17

but it was always Mark's dream to do this.

0:39:170:39:20

# Dreams can come true

0:39:200:39:21

# Look at me, babe, I'm with you

0:39:210:39:24

# You know you got to have hope

0:39:240:39:27

# You know you got to be strong... #

0:39:270:39:29

With 20 properties under their belt,

0:39:290:39:32

Mark's dream has certainly come true.

0:39:320:39:34

But it's wake-up time, with rather a lot to do.

0:39:340:39:38

So what's the plan?

0:39:380:39:39

Hopefully, upstairs there will be five bedrooms.

0:39:390:39:42

-Yeah.

-There's fairly... five bedrooms layout there now,

0:39:420:39:45

so we won't need to change the layout much.

0:39:450:39:47

Erm, we'll split the bathroom into two bathrooms.

0:39:470:39:50

Downstairs, here, we hope to have three bedrooms,

0:39:500:39:53

a decent-sized living room and two kitchens downstairs.

0:39:530:39:57

-There's a lot of layout work to be done.

-Yes, an awful lot.

0:39:570:40:01

Yeah, we need to put a new door in to get from one side of the house to the other.

0:40:010:40:05

The layout upstairs at the moment,

0:40:050:40:07

one side of the house hasn't got a bathroom.

0:40:070:40:08

There's only a bathroom on the one, on the other side.

0:40:080:40:11

So we need to put a new door in between the two sides,

0:40:110:40:13

so that one side can get through to the bathroom on the other side.

0:40:130:40:16

There are a number of things that make this feel like an office as soon as you come in.

0:40:160:40:21

The windows at the front, they take up most of the front,

0:40:210:40:25

which is unusual for a house.

0:40:250:40:26

What would you plan to do there?

0:40:260:40:28

We'll hopefully rebuild the wall at the front of the house

0:40:280:40:31

to replace the windows, and make it back into a house.

0:40:310:40:34

The ceilings? Again, very officey. Plans there?

0:40:340:40:37

This is just a suspended ceiling.

0:40:370:40:39

It's not too much trouble to take it out.

0:40:390:40:41

It's only a lightweight suspended ceiling.

0:40:410:40:43

The original ceiling is still in place above it.

0:40:430:40:45

And have you converted any commercial space before?

0:40:460:40:50

We've done one. Yeah, that was into five bedrooms.

0:40:500:40:53

That was at Hanley.

0:40:530:40:54

What was the biggest obstacle you faced when

0:40:540:40:57

converting the commercial before?

0:40:570:40:59

-Planning permission?

-Definitely, getting planning permission, yeah.

0:40:590:41:02

Yeah, it's difficult.

0:41:020:41:03

It's quite a big thing getting plans drawn,

0:41:030:41:06

putting them all in and waiting to see if they give you permission or not.

0:41:060:41:09

Do you have any concerns when it comes to the change of usage

0:41:090:41:12

to an HMO, anything that might hold your application back?

0:41:120:41:16

I think the main thing is going to be the parking.

0:41:160:41:18

We've only got parking on the street outside.

0:41:180:41:20

There's no parking at the back, so that could be a problem.

0:41:200:41:23

If they can't convert to an HMO and rent the rooms out,

0:41:250:41:29

Mark and Alison do have a Plan B.

0:41:290:41:32

They'll stick to the planning permission in place,

0:41:320:41:34

and change the property back into two houses and sell them on.

0:41:340:41:38

Let's hope it doesn't hold them up too much.

0:41:380:41:41

I think it'll take at least two months

0:41:420:41:44

to see if the plans get passed.

0:41:440:41:46

After that, maybe three to four months to do the work.

0:41:460:41:49

So from now, five or six months.

0:41:490:41:51

And budget?

0:41:510:41:53

I would hope to keep it around 20 maybe.

0:41:530:41:55

But it's only an estimate. We're flexible.

0:41:550:41:57

And in that 20, what have you got earmarked?

0:41:570:41:59

What do you think the big chunks of money will go on?

0:41:590:42:03

There's some structural work to do,

0:42:030:42:05

building up the front wall to replace the office windows.

0:42:050:42:07

There's no central heating in here,

0:42:070:42:09

so that'll be quite expensive to get a full boiler and central heating system put in.

0:42:090:42:14

We've no gas supply, have we, yet?

0:42:140:42:16

We've got the pipe, but no gas.

0:42:160:42:17

There's no gas in the building.

0:42:170:42:19

I'm guessing you have good tradespeople lined up,

0:42:190:42:22

you have people you know and trust to do a good job for you?

0:42:220:42:25

Yeah, we've got people we've used on other projects we've done in the past.

0:42:250:42:28

So hopefully we'll use the same people again to do most of the work.

0:42:280:42:31

And you're dab hands at this, you're experts.

0:42:310:42:33

Does it get to the stage where you're, like,

0:42:330:42:34

"Yeah, we can do this. No worries"?

0:42:340:42:37

Yeah, but this is the biggest project we've took on so far.

0:42:370:42:39

So watch this space, really.

0:42:390:42:41

It's always a concern when you're trying to get things done.

0:42:410:42:43

Are you going to get permission?

0:42:430:42:45

How much do you have to spend?

0:42:450:42:47

There's always lots of worries, but so far, everything's ran OK

0:42:470:42:50

so hopefully, this will, too.

0:42:500:42:52

Well, there's lots to do.

0:42:520:42:53

But I feel like it's in the right hands.

0:42:530:42:55

Best of luck, and congratulations again.

0:42:550:42:57

-Thank you very much.

-Thank you.

0:42:570:42:59

Alison and Mark have plenty of experience,

0:43:010:43:04

but this project is their biggest by far,

0:43:040:43:07

and there are lots of question marks over layout and planning.

0:43:070:43:10

Will they find the answers?

0:43:100:43:12

You can find out later in the show.

0:43:120:43:13

Well, earlier, we saw how one property turned out,

0:43:170:43:20

but what about the other two?

0:43:200:43:21

Yes, will they look any different,

0:43:210:43:23

and has all that time and money been well spent?

0:43:230:43:25

Let's go back and find out.

0:43:250:43:27

Time to head back to the Welsh Valleys,

0:43:280:43:30

where I saw a rather charming bungalow

0:43:300:43:32

that was set into the hillside.

0:43:320:43:34

So what have we got inside?

0:43:380:43:40

Well, you walk into this very strange room.

0:43:400:43:43

It's obviously the kitchen, but it's the full width of the bungalow.

0:43:430:43:46

Now, there's no way this was the original design.

0:43:460:43:49

I reckon this is some kind of an extension.

0:43:490:43:51

And it is kind of unusual.

0:43:510:43:53

The side extension felt cramped,

0:43:530:43:56

and the ceiling rather low,

0:43:560:43:58

explained by the pitch on the extension roof, which in my opinion,

0:43:580:44:01

was not at the right angle if you wanted the rain to run off properly.

0:44:010:44:07

# Something unusual... #

0:44:070:44:12

However, the rest of the layout was pretty standard, with two beds,

0:44:120:44:15

a bathroom and some attic space.

0:44:150:44:17

Retired maths teacher and bricklayer David

0:44:190:44:22

bought the bungalow for £78,000 with his wife Heather.

0:44:220:44:26

They hoped to flip the property,

0:44:260:44:28

and the proceeds could go towards their retirement fund.

0:44:280:44:31

So why this particular house, then, Heather?

0:44:310:44:34

-Well, originally...

-Why are you laughing?

0:44:340:44:36

When we went to the auction, we were going to bid on another house.

0:44:360:44:40

-Oh.

-And then, this was a last-minute addition.

0:44:400:44:43

He said, "We haven't seen it, we can't go for it."

0:44:430:44:46

I said, "No, but it's lovely."

0:44:460:44:48

But we didn't actually see inside until yesterday.

0:44:480:44:51

Oh, wow. And what did you think

0:44:510:44:52

when you walked through the door yesterday?

0:44:520:44:54

-I was pleasantly surprised, to be honest.

-Yeah.

0:44:550:44:58

I know it needs a bit of work updating, etc.

0:44:580:45:01

But... Some of the places we've been to see at the auction,

0:45:010:45:04

this is a palace!

0:45:040:45:05

At least they did follow the golden rule and read the legal pack.

0:45:050:45:09

Heather and David planned to have their palace turned round in six months.

0:45:090:45:14

However, two YEARS later, we're back.

0:45:140:45:17

Will the red carpet be out for us?

0:45:170:45:19

MUSIC: Raise The Roof by Tracey Thorn

0:45:190:45:22

# What you do

0:45:220:45:24

# Raise the roof

0:45:240:45:27

# Everybody

0:45:270:45:29

# Wants you to... #

0:45:290:45:31

The new roof has raised the game of that extension,

0:45:310:45:35

which now houses a brand-new kitchen.

0:45:350:45:38

The new roofline has created a bright, airy space.

0:45:380:45:41

The old side entrance has been replaced with a new window,

0:45:460:45:50

and means there's lots more work space.

0:45:500:45:52

No red carpet for us,

0:45:520:45:54

and the old carpets are still there, awaiting replacement.

0:45:540:45:58

But down the hall, the old bathroom suite is, thankfully, gone.

0:45:580:46:02

Quality units and finishes in kitchens and bathrooms

0:46:020:46:05

make this a spot-on renovation.

0:46:050:46:08

The rest of the house has been given fresh decor

0:46:120:46:14

and once the new carpets have been laid,

0:46:140:46:17

it'll make the place feel open and modern.

0:46:170:46:19

The house has been rewired,

0:46:190:46:22

and a new central heating system is installed.

0:46:220:46:25

David has had to travel up from Northampton,

0:46:320:46:35

so stayed here when doing any of the work

0:46:350:46:38

with Heather and her brother, Brian, helping out where they could.

0:46:380:46:41

Their dog Caffrey

0:46:430:46:44

no doubt gives this renovation a "paws-itive" review.

0:46:440:46:47

Ouch! But that doesn't mean

0:46:470:46:49

things haven't been "ruff" getting to this stage.

0:46:490:46:52

Brian, my brother, came over to help David quite a lot.

0:46:550:46:59

But then he had to have two cataract operations on his eyes.

0:46:590:47:02

So unfortunately, a lot of the time,

0:47:020:47:04

he couldn't help David as much as he wanted to.

0:47:040:47:06

But he's been a great help doing the kitchen, all the heavy helping,

0:47:060:47:10

shifting things around.

0:47:100:47:12

And some painting.

0:47:120:47:13

-Yes, he's been a godsend, really, hasn't he?

-Yeah.

0:47:130:47:18

And sadly, it's not just Brian who had issues with his health

0:47:180:47:21

over the last two years.

0:47:210:47:22

I had to have a major operation,

0:47:220:47:27

so that put me out of service for quite a while.

0:47:270:47:30

But I've mainly been...

0:47:300:47:32

Little bits and pieces, painting, helping.

0:47:330:47:36

I had a bit of a setback as well,

0:47:360:47:38

because I had to have an operation on my hand,

0:47:380:47:41

and the surgeon said that actually it takes 18 months

0:47:410:47:45

to get over it completely.

0:47:450:47:47

So, that set us back a little bit, as well.

0:47:470:47:51

So, between the three of us, yeah, we had quite a few setbacks.

0:47:510:47:56

Plus the weather.

0:47:560:47:58

It doesn't rain a lot here.

0:47:580:47:59

It just doesn't rain, it RAINS!

0:47:590:48:02

So, there was a lot of outside work on the actual building, wasn't there?

0:48:020:48:05

-Yes.

-And that put us back quite a bit.

0:48:050:48:09

# When it rains, it really pours...

0:48:110:48:15

And the knock-on effects of the health issues didn't stop there.

0:48:150:48:18

David's had to travel backwards and forwards.

0:48:190:48:22

Because of my ill health

0:48:220:48:23

I had to stay in Northampton a lot of the time.

0:48:230:48:25

So, a lot of the time he's been a one-man band here

0:48:250:48:28

doing everything herself.

0:48:280:48:31

Going away on the Sunday night,

0:48:310:48:32

coming back on the Wednesday night or the Thursday, back on the Sunday,

0:48:320:48:36

and that's been going on, other than your hand, near enough all the time.

0:48:360:48:41

That's right, yes.

0:48:410:48:42

Thankfully, everyone seems to be on the mend.

0:48:420:48:44

David and Brian did most of the work,

0:48:440:48:46

but pulled in the appropriate tradespeople

0:48:460:48:49

for the central heating and rewiring.

0:48:490:48:52

The good news is that they haven't gone wildly over their 15 grand

0:48:520:48:56

budget, having spent £16,000.

0:48:560:48:59

So it's been trying times for the trio.

0:48:590:49:02

Will they triumph over adversity?

0:49:020:49:04

We asked two local estate agents along for a look.

0:49:060:49:09

First, the agent who saw it the last time.

0:49:090:49:12

I think the changes that have been made

0:49:130:49:16

are to a really high standard.

0:49:160:49:18

They fit in very well with the shape of the property.

0:49:180:49:21

And it would be nice to see the work finished.

0:49:220:49:25

The standard of finish is absolutely right for the area and the property

0:49:250:49:28

itself, because somebody who wants to buy this property

0:49:280:49:31

would like to move straight in, and it's ideal for that type of market.

0:49:310:49:35

Heather and David has spent a total of £94,000 on this bungalow,

0:49:360:49:40

and are looking to sell this one on to fund their next project,

0:49:400:49:44

so what could this bungalow be worth?

0:49:440:49:46

I'd advise an asking price of £130,000 on the open market.

0:49:480:49:53

This property could achieve, on the open sales market, when finished,

0:49:530:49:57

£130,000.

0:49:570:49:59

130,000. I suppose that's in the region of

0:49:590:50:02

what we thought it would be.

0:50:020:50:05

So, yeah, I think that's about right.

0:50:050:50:07

Yeah, I think, quite happy with that.

0:50:070:50:09

A £36,000 profit minus taxes and fees isn't too bad at all,

0:50:110:50:15

and that money will be invested in another property.

0:50:150:50:18

But this time one that's more suited to bringing in a rental income

0:50:180:50:22

that will supplement their pension.

0:50:220:50:24

But before any of that, first things first.

0:50:240:50:27

We've got a snagging list to do,

0:50:300:50:31

so, inside, we'll do work on the snagging list.

0:50:310:50:35

And then we'll think about it.

0:50:350:50:36

And then, yeah, and then we'll get a month off!

0:50:360:50:39

We're supposed to be retired - that's the thing!

0:50:390:50:41

Silverdale in Newcastle-under-Lyme is somewhere we've visited

0:50:450:50:49

frequently on the show, but we've not seen much quite like the lot

0:50:490:50:53

I saw earlier.

0:50:530:50:54

What had been two residential homes had been made into an office,

0:50:540:50:58

and the 75 grand guided lot

0:50:580:51:00

now came with planning permission to change it back into homes.

0:51:000:51:05

# Change your heart... #

0:51:050:51:07

Now, looking around this ground-floor,

0:51:080:51:10

what's clear is, there so much space.

0:51:100:51:13

So, with Keele University just a five-minute drive away,

0:51:130:51:16

the more I look around, the more I think it's perfect for an HMO.

0:51:160:51:21

# Everybody's gotta learn sometime...

0:51:230:51:27

HMO for students is what Mark and Alison had planned

0:51:290:51:32

for their 101 grand purchase.

0:51:320:51:34

The couple were the type that learned on the job,

0:51:340:51:37

having followed Mark's dream of being property developers

0:51:370:51:41

and they'd amassed 20 properties,

0:51:410:51:43

including a commercial unit they'd converted.

0:51:430:51:46

What was the biggest obstacle you faced when converting the commercial before?

0:51:470:51:51

Planning permission, would you say?

0:51:510:51:53

Definitely getting the planning permission, yeah.

0:51:530:51:55

Yeah, it's difficult. It's quite a big thing getting the plans drawn up

0:51:550:51:58

and putting them all in and waiting to see if they're going to give you permission or not.

0:51:580:52:01

In university degree terms, I thought their timescale

0:52:080:52:11

of allowing two months for planning permission

0:52:110:52:14

and then four months to do the work was a Geoff Hurst -

0:52:140:52:17

that's a first...

0:52:170:52:19

class degree.

0:52:190:52:20

But the 20 grand budget...

0:52:200:52:22

hmm, more of a Desmond which, of course, is a 2:2!

0:52:220:52:26

Nine months on, will a bunch of young students

0:52:270:52:30

be setting up home here?

0:52:300:52:31

MUSIC: The Kids Are All right by The Who

0:52:310:52:33

# I don't mind

0:52:330:52:35

# Other guys dancing with my girl

0:52:350:52:39

# That's fine

0:52:390:52:41

# I know 'em all pretty well

0:52:410:52:46

# But I know sometimes I must get out in the light

0:52:460:52:54

# Better leave her behind with the kids, they're all right

0:52:540:52:59

# The kids are all right

0:52:590:53:05

Six rather than the claimed eight students will live here,

0:53:050:53:07

but Mark and Alison have gone for a much higher standard,

0:53:070:53:11

with ensuites in every room.

0:53:110:53:14

# Sometimes

0:53:140:53:15

# I feel I gotta get away... #

0:53:150:53:20

And, if you need to slip away,

0:53:220:53:24

each room has its own dedicated study area.

0:53:240:53:27

There's also a bright communal kitchen and living area, too,

0:53:270:53:31

and this feels a notch up from usual student digs.

0:53:310:53:34

The kids are all right.

0:53:340:53:36

But did Mark and Alison make it through the planning process OK?

0:53:360:53:40

Before we started, we had to get a change of use permission from the council.

0:53:400:53:44

That involved putting an application in to the council and then

0:53:440:53:46

they have an eight-week turnaround time to give you their decision.

0:53:460:53:51

There was no issues with that. It was granted without any problems.

0:53:510:53:54

To have planning permission, we had to get an architect,

0:53:540:53:56

and then he had to submit the application to the council.

0:53:560:53:59

It takes a long time to come back,

0:53:590:54:00

and you're waiting a lot of time thinking,

0:54:000:54:02

are they going to grant it or not? But there was no problems with it.

0:54:020:54:05

It all came back OK, approved.

0:54:050:54:07

-It was really frustrating, wasn't it, waiting all that time?

-Yeah.

0:54:070:54:10

The last part of the project is the exterior of the building,

0:54:100:54:14

and it's one of the reasons they're three months over their timescale.

0:54:140:54:17

At one stage, we thought we'd just put a window in the front on the one

0:54:190:54:22

side and leave the big window that was already there on the other side,

0:54:220:54:26

but once we'd done the first one,

0:54:260:54:28

we decided the other one wouldn't look very good, the existing window,

0:54:280:54:31

so we decided to do the second one as well.

0:54:310:54:33

That meant we had the put a second planning application in to get the

0:54:330:54:35

permission to brick up the other window.

0:54:350:54:37

So, we put that in, that took another eight weeks to come back,

0:54:370:54:40

and the reason we put blocks in the second window was because we

0:54:400:54:44

decided to render the front, which still remains to be done.

0:54:440:54:47

The builder's going to start that soon.

0:54:470:54:49

So, it didn't matter what brickwork was there,

0:54:490:54:51

because you wouldn't see it, because it would be rendered.

0:54:510:54:54

And he's gone off on a well-deserved holiday.

0:54:540:54:56

He'll do it when he comes back.

0:54:560:54:58

So, what were the other big challenges facing them?

0:54:590:55:02

That's got to be the water.

0:55:040:55:05

Definitely, yeah. The biggest challenge was getting

0:55:050:55:08

the water supply in to feed the ensuites. It was a big job.

0:55:080:55:12

We wanted to put six ensuites in the house,

0:55:120:55:14

but we found out that the water supply coming into the property was

0:55:140:55:18

insufficient to support those, so we ended up doing it a different way,

0:55:180:55:21

and putting four tanks in the loft

0:55:210:55:24

for stored hot water,

0:55:240:55:25

which was quite a big job. Erm...

0:55:250:55:28

So that's what had to be done to get the water for the ensuites.

0:55:280:55:31

The standard is really good for the students,

0:55:320:55:34

but would Alison and Mark pass a course in project budget management?

0:55:340:55:39

Yeah, the budget is a bit over,

0:55:400:55:42

but we had to do a lot more than we originally planned.

0:55:420:55:44

Yeah, we did have, originally, a £20,000 budget.

0:55:440:55:47

I do the books, and I was watching all the invoices coming in, and in, and in,

0:55:470:55:53

and it's ended up at about £28,500 we've spent.

0:55:530:55:57

I'm afraid, Mark and Alison,

0:55:590:56:01

that a mere 50% overspend will lose you marks!

0:56:010:56:05

But I will award extra credit for pride taken in your work.

0:56:050:56:08

I feel really, really chuffed.

0:56:100:56:12

I think it's our best one to date.

0:56:120:56:15

To see the change from what it was to this,

0:56:150:56:18

it makes you really, really proud of what you do.

0:56:180:56:21

I don't think we'd do anything bigger.

0:56:210:56:23

It was very stressful getting this done.

0:56:230:56:24

We've enjoyed it, though, haven't we?

0:56:240:56:26

So, we've had a few tears and frustrations...

0:56:260:56:29

-Yeah.

-But we enjoyed it.

0:56:290:56:31

-We're relieved now it's finished.

-Yeah. Very.

0:56:310:56:33

Sounding like a student after his finals there, Mark,

0:56:370:56:41

but will it get top marks from two local property experts,

0:56:410:56:44

including the agent who saw it before the renovation?

0:56:440:56:47

Yeah, there's been a huge transformation in the property.

0:56:490:56:52

All done throughout, but absolutely fantastic job.

0:56:520:56:55

Great first impression for anyone coming in, looking to, obviously,

0:56:550:56:58

with the room shares.

0:56:580:57:00

But very clean, tidy.

0:57:000:57:02

Excellent job that he's done throughout.

0:57:020:57:04

The standard of finish and the overall layout of the property is

0:57:040:57:09

absolutely excellent.

0:57:090:57:10

That overspend

0:57:110:57:13

has meant this project has cost Alison and Mark £129,500.

0:57:130:57:19

What kind of per-week rental would they be achieving?

0:57:190:57:22

Per room, you would be looking at £100 per week,

0:57:220:57:27

40 weeks of the year.

0:57:270:57:29

We would look to market each room in the region of £80 per week.

0:57:290:57:34

The figures for the rental are not far out.

0:57:340:57:36

So far, I've let four rooms out.

0:57:360:57:38

One at 85, two at 90 and one at 110.

0:57:380:57:42

Those rental figures they've achieved

0:57:420:57:45

would give them an 11.5% yield,

0:57:450:57:48

and the rooms aren't let out all year round.

0:57:480:57:51

And they still have two more rooms to let.

0:57:510:57:54

Letting those two other rooms could bring their yield up to around 17%.

0:57:540:58:00

So, a long, stressful semester comes to a close.

0:58:000:58:03

But will Mark and Alison keep chasing their property dreams?

0:58:030:58:07

If we found the right property, yes.

0:58:110:58:12

And believe me, he'll find one.

0:58:120:58:14

HE CHORTLES

0:58:140:58:15

We hope you enjoyed watching

0:58:190:58:20

and maybe learnt something along the way.

0:58:200:58:22

Yes, and if we've done something to inspire you,

0:58:220:58:25

then we've done our job.
