So, Angel, let's get the low down on today's buyers.

Yes, Jo and Tony Purdy.

Ed's confidential notes reveal, they've been together 14 years,

nine of which they've spent married.

And since tying the knot they've wasted no time in creating their own little team of Angels

and have not one, not two, but three sons to carry forward the Purdy name.

-Don't you start getting broody on me.

As you can imagine, they've got their hands full so they want to move closer to Jo's parents,

where two pairs of helping hands are always on standby.

Tony and Jo... Jo, you're not actually just looking for a property

to be closer to your parents, are you, in this area?

-There are other reasons too.

-Well we've been in our property now for about 12 or 13 years,

after having three children, our needs have changed.

We'd like a separate area for the children to play in.

A nice garden space where the house overlooks the garden

so we can see the children in the garden without having to be out there with them all the time.

Currently we've not got a drive, so we want a drive for the car.

Now, you said you want to move closer to Jo's parents, is that because Jo's parents are better with the kids?

Ideally, four. We've kind of got five now but we use one as a dressing room for all our clothes.

We would compromise on less bedrooms if there were room to

go into the loft or an extension.

Are you happy to go for a modern house or do you want something with period features?

Don't like the modern house as much.

My only reservation is, not so much the house, but where it is.

Where it's not so overlooked and surrounded by other houses

because you can get them in locations like that.

The garden space is really important.

and you've got Fred next door looking out of his window

and seeing what you're up to.

So, you said you want to be near your mum, do you want to be in a villagy kind of place...

-we're outside of Nottingham now, so you're not in the centre.

-Village life would be nice.

A community as well, with the post office and things that you usually find in that kind of community.

Do you have any work that you need to consider, Jo, that you're going to be doing?

Well, I'm a child minder.

We've got a big log cabin currently at the bottom of the garden which I do use...

Well if the garden's big enough then that's something we'd possibly add at a later date, so we need

a big-sized garden, but if we've also got the extra playroom, then that could be used for that as well.

That's what Tony wanted, Jo said she wouldn't mind

like an estate, or a close and she wouldn't mind modern.

We really do have our work cut out for us. I'm going to meet the estate agents...

While I'm going to meet the people of north Nottingham.

So, Angel, Ed's confidential notes on this case tell us that Nottinghamshire covers just under

850 square miles and Nottingham itself is one of the government's eight core cities.

But, of course, our property scope today goes beyond Nottingham and reaches to the smaller towns

of Derbyshire, including the towns of Alfreton, Ripley and Sutton-in-Ashfield.

And talking of Sutton-in-Ashfield.

-It only has the largest sun dial in Europe.

is this four-bed semi-detached property with a huge 19-foot kitchen,

spacious dining room and well-established garden

on the market for £249,950.

Down south now in Islington, close by to Angel tube station

is this one-bedroom flat.

It maybe bijou but it's perfectly formed

and even has its own private south-facing patio.

On the market for 250 grand.

And finally we have this immaculate four-bed terrace house

in close proximity to Angel Road in Halifax.

Original features, a beautiful kitchen/diner and stunning garden,

offers invited around £245,000.

This is a tough mission, you know.

I need someone like him to help me find this property.

So I've been asked to find a property for a couple.

They want four bedrooms, a large garden, period property preferably,

in a semi-rural location, with views if possible.

maybe a playroom, a downstairs bathroom, an upstairs bathroom...

They have a lot of money then, do they?

Well, I think it's a lot of money, it's £250,000. Is that enough?

We've got this one in Heage

which is perhaps a little bit of compromise in terms of character,

but it does have four bedrooms.

Double garage, and it's within budget.

I put my property investigating skills into overdrive today

and I've come up with this amazing five-bedroom family home

and the bonus is the grandparents are just down the road.

-I've brought you to Sutton-in-Ashfield, do we know this area at all?

-I know it.

I was born in Sutton-in-Ashfield. Born and bred.

-So I've brought you home, is that what you saying?

-Yes.

How far away are we from your mum?

She's about a mile up the road.

-Is that a good distance?

Now, for you, we're not far from the A38 so it means it's not a bad commute.

Now no-one mentioned a bungalow so what is your first impressions of this property?

I don't rule them out because I know they have a lot of space, a lot of land.

I normally do rule them out.

-I just never fancied living in a bungalow.

To me, I just like an upstairs and a downstairs.

The good news is this one, it has got steps and it was converted about four years ago.

It's all been completely renovated so you do have stairs

but it does mean that some of the bedrooms are downstairs.

You're in a nice and quiet close.

Yes, the road is really nice but we can hear the A38 in the background.

-I'm definitely curious.

If I'm honest I can't see us, as a family unit, fitting in this building.

I think they've got unreal expectations

and that makes me concerned about the property I've got to show them.

but because we're good Angels, we have got a little trick up our sleeve.

We felt, earlier in the day, that you really hadn't responded

because both of us showed you bungalows,

and you seemed a little despondent, to say the least.

But we have got a fourth property.

Well, I mean, we can't afford this property,

as much as you say that we can.

You can, as long as you leave it as it is.

I'm thinking you need 50 grand at least to get it liveable,

so that's really...

I'd like to see the fourth property.

Today's fourth and final property is a classic family home.

We're taking a bit of a gamble as it's on an estate, so you know what that means, Rani!

Yeah. Small garden.

We are breaking with all tradition by giving you a fourth property,

but no trying. So, from the outside, what do you think?

Yeah, it looks like a lovely, family home, the ideal family home. Yeah.

Now, I know you kind of said no estates,

but this is more of a close, it's a cul-de-sac,

so with that in mind and having neighbours, cos I know you don't want Fred looking over the fence,

-would you consider this as a property?

-Yeah, I would.

-I mean, first impressions, it is nice.

-Are you excited?

-Yes. Yes.

-Well, go in and explore.

-Let's have a look.

I really hope they like this one.

Well, they sacrificed their test drive for it, so they better had.

So how do you visualise this, then?

Well, I mean, you said potentially playroom,

-but I couldn't see this as a playroom.

-I would have this as a playroom.

You could shut the doors and the curtains at the end of the night and leave the mess here.

OK, so we're into the kitchen/diner.

Oh, there's some more over there as well.

This is very well presented. I like this.

Actually, yes, that is big enough for a dining room table over there.

-There's that fridge you want, look. A big, American-style fridge.

-Yeah. Wonder if they'd leave that!

-There's a wine rack for you as well!

I think we're going to see a change this time.

Last time, Tony was like, "I love this place,

"it doesn't matter how much it costs, I can make this work."

-This time, this is Jo's baby.

-Tell you what, this is a very good space.

Could keep putting all the little trikes and things like that,

loads of nooks and crannies.

-It's almost like a kitchen in itself.

-Yeah. Loads of storage space!

-Now, I like the garden, as in, you know...

If you didn't want a garden, yeah.

See this is a reality check now.

You can have the space you want, but you have to sacrifice something, and in this property, it's the garden.

OK, good size. Oh, definitely a good space in here.

-I mean, two wardrobes there.

-Yeah.

Plenty of room there for more wardrobes.

Good-sized bed, so yeah, this is a very good size.

So, second bedroom.

-Another double.

-Your wardrobe would fit in there.

-Perfect. It's bright in here.

-I do like the space.

-This house has got some really good space.

-It has got good space.

Right, so this is bedroom four.

-Oh, this is the master. This is a big space.

-Wow.

That's almost your wardrobe.

That's even bigger than my wardrobe! These people like clothes.

-They must.

-My type of people.

-This is great.

This is a really good space.

She's excited about a wardrobe! Well, actually, the space.

Space for it, yes.

OK, so the en-suite. Now, it's very small, but compact and bijou.

It doesn't matter, though, does it?

It's got a shower, it's got a toilet, it's got a sink.

-That's all you need from an en-suite.

-But it's an en-suite, which is great.

It's great. We haven't got one now, so it's a bonus.

Wow. Oh, this is a good space. Boys can be in the bath while I can be in the shower.

Kill two birds with one stone.

This is very nice. Really nice bathroom.

I'll tell you what, though, this house has really surprised me.

How do you feel now in comparison to the last one? Two totally different houses, aren't they?

They are. I mean, this house, the inside and potential inside,

I really like it, and this is absolutely ideal for me.

-My only reservation is the garden.

-Yeah, the garden.

-What have you thought?

-Initially, I approached with a bit of trepidation,

but then inside, absolutely fabulous.

I think it ticks every single box, and more, because it does the job I want it to do,

and there's still more room to do other stuff.

-There is, however...

-Yes!

-Where's the garden?!

Yeah, now when you came in, you were super positive

and I thought you were a lot more positive than Tony

until you hit that conservatory and all I kept hearing in your voice was,

"Where's the garden, where's the garden?" Nothing else mattered.

-How much of a compromise would this be?

-It would be the biggest compromise.

-Is it a compromise you would be willing to make?

-No.

-Right.

It's the kids, you know.

They don't make all the decisions about what's in the house, but they need the space.

OK, well, you have sacrificed your chance to do a test drive to see this extra property,

so what we've done is had our mystery surveyor

come round and have a look anyway at it for you.

-It's not legally binding, but it does give you a head up.

-OK.

He had a few issues with the property. Nothing too major.

-Shall we reel them off?

-Yeah.

-You know the outside wall, on the right hand side?

-Yeah.

That wall is cracking and leaning slightly.

You will need to get that fixed, but it's not a hugely expensive job.

That's the first thing he brought up.

Inside the house, he looked at the staircase.

The banister, he said was very fashionable when it was built in the 90s.

Now, with health and safety, you'd have to have that changed.

He's looking at the region between 500 and £700 to do that bit of work.

OK, then, your maximum budget is £250,000.

How much is this beautiful property on the market for, what do you think?

-I think it'll probably come in about 239.

-239?

-Yeah.

-OK.

So I would say top of the budget, 249.

Cast your minds back to the first property of today,

the immaculate five-bedroomed converted bungalow,

complete with a superb garden and all-important driveway.

On the market for £235,000.

Property two was also a converted bungalow.

Four bedrooms, open plan living, but unlike Rani's, mine had the gorgeous views.

Views, however, come at a price. £239,950.

What about the wildcard with its three Ps?

Pebble dash, potential and possibly the Purdy touch.

But will its price tag of £250,000 put them off?

And finally, we showed them a classic family home on a traditional estate.

Everything Tony didn't want in fact!

Will a price tag of £249,950 sway them towards suburbia?

You've seen four properties today. You haven't test driven one.

We do want to ask you a big question,

but not on just this property about all the ones you've seen today.

-Do you want to do the honours?

-I'd love to. So, to buy or not to buy,

on any of the four properties we've shown you today?

Well, we're not going to get away from the fact that Tony's going to go away,

look at budgets in relation to property three,

cos he can't get that one out of his mind.

Yeah, as I say, I can't get it out of my head,

but back in the real world...

It's weighing up the pros and cons,

and if it's too much to take on, and the fact that I'm going to be the one

that's going to be there the majority of the time,

not Tony, and then, of course, the budget.

Listen, this is really positive.

It was very different, it was the wildcard, loads to do on it,

but if you can do the math and get the money, it's potentially...

-A buy.

-A possible consideration.

I think that is an amazing day for all of us, and a very different day.
