Hello, I'm Matthew Wright, you're watching Inside Out.

:00:00.:00:07.

Here's what's coming up on tonight's show.

:00:08.:00:10.

Cheap rentals at prices too good to be true.

:00:11.:00:20.

Too cheap, you wouldn't get a garage for that.

:00:21.:00:24.

We expose how fake landlords are ripping off desperate tenants.

:00:25.:00:29.

Why are you trying to defraud innocent people out of thousands of

:00:30.:00:32.

pounds? Swapping soccer boots

:00:33.:00:36.

for ballet pumps. How one leading dancer

:00:37.:00:37.

is breaking down barriers. You introduce ballet to children

:00:38.:00:49.

that are less affluent or from other backgrounds, it is so important.

:00:50.:00:53.

Should older drivers be made to resit their tests?

:00:54.:01:00.

What difference would it make to your life if you lost your license

:01:01.:01:06.

or not able to drive? I think I would just go into a deep

:01:07.:01:08.

depression, to be quite honest. Finding a decent home to rent can be

:01:09.:01:17.

hard enough at the best of times. But imagine how you'd feel

:01:18.:01:21.

if the flatshare that you'd forked out a big deposit for turned out

:01:22.:01:24.

to be completely bogus. Well, an Inside Out investigation

:01:25.:01:28.

has discovered that fraudsters are now posing as fake landlords

:01:29.:01:31.

in order to scam unsuspecting victims out of hundreds,

:01:32.:01:34.

or even thousands of pounds. Finding affordable homes to rent

:01:35.:01:38.

in London's red hot housing market Soaring rents and a chronic lack

:01:39.:01:48.

of properties mean for many, flat sharing with strangers

:01:49.:01:56.

is the only economical option. The problem is that has come

:01:57.:02:03.

with fraud, targeting those who are absolutely desperate

:02:04.:02:06.

for somewhere to live. We've spoken to numerous tenants

:02:07.:02:09.

and homeowners who have been stung by what appears to be a growing army

:02:10.:02:12.

of bogus landlords on the web. Nikola lives in a small bedsit,

:02:13.:02:19.

25 miles from But it was all supposed

:02:20.:02:22.

to be very different. He saw an advert on EasyRoommate

:02:23.:02:28.

for his dream home I was telling my friends and people

:02:29.:02:31.

at work that I'm going to finally move to London, I found that place,

:02:32.:02:37.

for that price, it's really good, it looks amazing, I was willing

:02:38.:02:42.

to take the flat without a viewing just based on the picture based

:02:43.:02:45.

location, just based on The landlady said scores

:02:46.:02:49.

were interested and to send ?600. When he arranged to meet her,

:02:50.:02:56.

she didn't show up. Anger, disgust,

:02:57.:02:59.

was really disappointed. I remember sending an e-mail

:03:00.:03:04.

to this person, saying I was at the flat,

:03:05.:03:07.

you weren't there and then I realised obviously the cost of it

:03:08.:03:11.

all for me and I was thinking, wow, I've spent money

:03:12.:03:14.

I couldn't afford and what's happening

:03:15.:03:16.

to me right now? I'm in a nightmare

:03:17.:03:17.

and I can't wake up. And we've spoken to numerous

:03:18.:03:19.

others who have gone EasyRoommate is one of the UK's

:03:20.:03:22.

largest flat sharing websites. They are very experienced,

:03:23.:03:32.

they are very sophisticated and they are also adapting very

:03:33.:03:34.

fast, they are very creative, so we need to make sure the team

:03:35.:03:37.

are experienced enough to cope We've picked a couple of online

:03:38.:03:41.

adverts to show this estate agent Allen Street, South Kensington,

:03:42.:03:47.

?700 per calendar month. You wouldn't get a garage

:03:48.:03:54.

for a price like that. And what did he make

:03:55.:04:00.

of another one in Willesden? There's something fishy about it,

:04:01.:04:03.

something not right, as they say they do with

:04:04.:04:05.

a large proportion. But we will be

:04:06.:04:10.

investigating further. So I'm going to send a message

:04:11.:04:12.

to both the landlords of the Kensington

:04:13.:04:15.

and Willesden flats. We've set up a fake account

:04:16.:04:17.

in the name of a student, called Martha, so let's

:04:18.:04:20.

see what happens. It doesn't take long -

:04:21.:04:22.

within a few hours, I get my first response from the

:04:23.:04:36.

Kensington landlady. And I also hear from the

:04:37.:04:54.

Willesden landlord, Gary. Over the next few days,

:04:55.:05:04.

I enter into communication Both make it clear

:05:05.:05:06.

they want a deposit. Luise, the Kensington landlady,

:05:07.:05:27.

also sends a copy of her passport. We showed the agreement

:05:28.:05:36.

to a contracts expert. Well, it has the basic elements

:05:37.:05:39.

of a tenancy agreement. The person who drafted it has used

:05:40.:05:42.

and has looked at other tenancy agreements, seen what has gone

:05:43.:05:45.

in and you can easily be convinced And Nikolas was sure it was a valid

:05:46.:05:48.

document when he handed It was realistic and

:05:49.:05:56.

professional, certainly, yeah. Everything of it until

:05:57.:06:01.

the moment I realised it. Off trendy Kensington High Street,

:06:02.:06:09.

I check out the block we're hoping to rent in one of London's most

:06:10.:06:13.

exclusive addresses. And I also get to the

:06:14.:06:19.

house in Willesden. Our researcher is posing as Martha

:06:20.:06:22.

to try and set up a viewing. Yeah, but I'd really

:06:23.:06:39.

like to see the apartment. Hi, Luise, it's Martha

:06:40.:06:45.

calling, how are you? If I could get to see it just before

:06:46.:06:47.

I start with the payment process? Despite Luise's refusal to let us

:06:48.:07:02.

in, we go and check out the flat. She told us there is just one flat

:07:03.:07:07.

on the third floor. What's more, the whole block

:07:08.:07:10.

is owned and managed And at the second

:07:11.:07:14.

place in Willesden... We've got a room for

:07:15.:07:23.

rent here, apparently. Gary told us it is one apartment,

:07:24.:07:28.

no-one else there. No-one knows what on Earth

:07:29.:07:38.

we are talking about. Homeowners tell us how

:07:39.:07:41.

pictures of their house are being plastered

:07:42.:07:50.

all over the internet. It was sort of mid to late afternoon

:07:51.:07:53.

and there was a knock on the door and there was a young

:07:54.:07:57.

woman there and she said that she was interested in the room

:07:58.:08:00.

that we had to rent. So we said there wasn't a room

:08:01.:08:03.

to rent and she was also under the impression that the house

:08:04.:08:06.

was divided up into two flats. We were really puzzled as to why

:08:07.:08:09.

a false picture of the interior of our house is being put

:08:10.:08:12.

up on the internet. So at that point, it became evident

:08:13.:08:14.

that there was some kind of scam. Remember the passport

:08:15.:08:20.

pictures Luise posted us? Using Facebook, we track

:08:21.:08:22.

the picture and name to a Luise So, I've been trying to contact

:08:23.:08:25.

who I believe to be the real Luise. She has written back

:08:26.:08:33.

to me from Berlin. And what about Gary,

:08:34.:08:47.

our Willesden landlord? We have enlisted this internet

:08:48.:08:51.

expert to try and find out We need to start up our

:08:52.:08:53.

e-mail exchange again. We've created a special website

:08:54.:09:09.

with pictures of dry rot on it. If he clicks on the site,

:09:10.:09:16.

we can track him down. He visited our website

:09:17.:09:27.

and using the information we have So, he's been saying

:09:28.:09:31.

the whole time he is in London, but he is

:09:32.:09:38.

absolutely not in London? We got his IP address

:09:39.:09:40.

and it traces him on the map to Lagos Island

:09:41.:09:44.

and probably that very road there. So, we are going to

:09:45.:09:52.

have to move quickly now and we've told Gary we are about

:09:53.:09:54.

to do the transfer to him. But just before we hand

:09:55.:09:57.

?1000 straight to his account, we've told him that we'd

:09:58.:09:59.

like to have a bit of a chat. Before I do the transfer,

:10:00.:10:13.

I just wanted to ask No, no, no, we are not

:10:14.:10:16.

complicating things at all. I just wanted to check

:10:17.:10:20.

one more thing. Well, I'm calling

:10:21.:10:22.

from the BBC and I just wanted to ask you why your IP says

:10:23.:10:31.

you are in Lagos, Nigeria. How can you be in both

:10:32.:10:37.

London and Nigeria? And I just wanted to know why

:10:38.:10:39.

it is you are trying to defraud innocent people out

:10:40.:10:49.

of thousands of pounds. We have now handed over all details

:10:50.:10:59.

about Gary and Luise With thousands of homes

:11:00.:11:02.

being rented over the internet, companies are battling to shut down

:11:03.:11:07.

fake adverts as quickly as they can. Reports of this kind of fraud have

:11:08.:11:12.

surged over the last So, if you are looking

:11:13.:11:14.

to rent a flat and it seems too good to be true,

:11:15.:11:18.

chances are it probably is. And if you head to the

:11:19.:11:22.

BBC London Facebook page, you'll find some useful tips on how

:11:23.:11:27.

to avoid being scammed Now then, still to come

:11:28.:11:29.

on tonight's show... In parts of the good old US of A and

:11:30.:11:45.

even as far away as New Zealand, some older drivers have to take a

:11:46.:11:50.

road test. In Europe there are countries like Italy, Portugal and

:11:51.:11:56.

the Netherlands that insist on older drivers having a medical

:11:57.:11:57.

examination. For many of us, any mention

:11:58.:12:01.

of ballet conjures up a world of tutus, ruffles and pumps,

:12:02.:12:04.

a world that often seems elitist and accessible only

:12:05.:12:07.

to the rich and privileged. But one man is on a mission

:12:08.:12:09.

to change all that. Eric Underwood is a world-renowned

:12:10.:12:11.

soloist with the Royal Ballet and he wants more kids from

:12:12.:12:14.

less affluent backgrounds, and more boys,

:12:15.:12:17.

to give ballet a whirl. But as he discovered,

:12:18.:12:21.

turning a group of Hackney football fanatics into the dance stars

:12:22.:12:24.

of tomorrow is a serious challenge. in a small but revealing

:12:25.:12:32.

social experiment. We are going to show you

:12:33.:12:37.

a short clip of a group So, the headteacher is now showing

:12:38.:12:41.

them a ballet with all male dancers and I am really, really curious

:12:42.:12:52.

to see if they will get the giggles Just what their take is on

:12:53.:12:56.

male dancers doing ballet. That little boy there has

:12:57.:13:03.

his eyes glued to the screen, I'm going to go in

:13:04.:13:05.

and tell them a bit about myself and that

:13:06.:13:11.

I dance ballet. I am originally from America,

:13:12.:13:14.

but I live here now, and I am a ballet dancer, much like

:13:15.:13:20.

you just saw. It is a bit different that men

:13:21.:13:23.

are doing ballet dancing, because you don't really

:13:24.:13:26.

see it a lot on TV. I was surprised when I saw

:13:27.:13:29.

it was all men dancing. I thought it was,

:13:30.:13:31.

like, girls dancing. To be honest, their views

:13:32.:13:34.

do not surprise me. I was a lot like these

:13:35.:13:36.

kids at their age. I didn't come from a family

:13:37.:13:38.

that was super arts inclined or anything like that,

:13:39.:13:42.

so when I started dancing, I was 14, it was quite

:13:43.:13:45.

late, and I think coming from a neighbourhood where it wasn't

:13:46.:13:48.

expected of me to be a ballet dancer Ballet has given me

:13:49.:13:51.

an opportunity to see the world. I have been able to

:13:52.:13:58.

provide for my family. It has given me a chance

:13:59.:14:00.

to work with photographers and have a career

:14:01.:14:03.

as a model as well. I can't think of anything else

:14:04.:14:05.

I would have done. Back in my day, opportunities

:14:06.:14:13.

for boys to get involved in ballet were limited, but things

:14:14.:14:15.

are now slowly changing. This is the UK's first and only

:14:16.:14:20.

boys' ballet school. Every week, the students

:14:21.:14:24.

here give up their I've changed quite

:14:25.:14:26.

a lot because of it, because it is so

:14:27.:14:32.

physically demanding. I like ballet, because there

:14:33.:14:34.

is lots of spins and jumps, I watched a video of Serge Pilani

:14:35.:14:37.

and that got me really inspired. For most kids, however,

:14:38.:14:43.

especially those from deprived backgrounds, ballet isn't top

:14:44.:14:45.

of their cultural hit list. I am heading back to Berger School

:14:46.:14:49.

in the hope of discovering a few boys who could pursue

:14:50.:14:55.

a successful career in ballet. I am off to a good start,

:14:56.:14:59.

as the school sees the value We are a very creative

:15:00.:15:08.

school and a lot of local children crave that

:15:09.:15:12.

creativity, as they know that is sometimes

:15:13.:15:15.

going to be the way out for them and hopefully

:15:16.:15:18.

to a better life. The teachers may approve,

:15:19.:15:22.

but what about the boys? Will they be willing

:15:23.:15:25.

to give up a football session Lots of turnout, lots

:15:26.:15:28.

of kids, this is great! I'll show you the five

:15:29.:15:34.

positions of ballet. I'm putting them through their

:15:35.:15:48.

paces, because I'm trying to find I am looking for the pupils

:15:49.:15:50.

who have enthusiasm, strong core muscles and, of course,

:15:51.:15:55.

flexibility. So, what is the verdict

:15:56.:15:59.

from my first students? Yeah, I think it was quite

:16:00.:16:03.

good, I didn't mind it. It was good because we got to learn

:16:04.:16:06.

how to do spins and the splits and we got to know

:16:07.:16:10.

different stretches. If I do become a ballet

:16:11.:16:12.

dancer when I am older, It seems like I am starting

:16:13.:16:17.

to change these boys' opinions of ballet, but if any

:16:18.:16:23.

of them do decide to follow than my footsteps,

:16:24.:16:25.

they will have to be prepared I think ballet is a closed shop,

:16:26.:16:28.

because many parents cannot afford to pay for their kids

:16:29.:16:34.

to do these classes. Parents need to have the money

:16:35.:16:38.

to take their kids There is very little diversity

:16:39.:16:41.

on stage and I think this When I started in

:16:42.:16:47.

ballet, there were few role models who looked like me,

:16:48.:16:53.

and even now as a successful dancer, I still have to deal

:16:54.:16:56.

with issues of diversity. It is a little known fact

:16:57.:16:59.

but in the UK ballet pumps are only Most black and Asian dancers get

:17:00.:17:03.

round this by using make-up to paint their ballet shoes

:17:04.:17:09.

so they become a closer match to their skin tones,

:17:10.:17:12.

but today I have come to collect my first

:17:13.:17:15.

pair of bespoke shoes. I think the colour,

:17:16.:17:20.

you've done really well. I can probably go

:17:21.:17:22.

a little bit darker. So, these are fantastic,

:17:23.:17:25.

I'm excited. My partners will be

:17:26.:17:29.

incredibly excited as well, because now they will match really

:17:30.:17:31.

well and the make-up doesn't I am here on my second

:17:32.:17:34.

visit to the school. So, I'm wondering how

:17:35.:17:39.

many of them will actually turn up today

:17:40.:17:41.

and how many of them Class two, and the turnout is even

:17:42.:17:43.

better than the first lesson. There are several

:17:44.:17:51.

gifted kids in this class, but I think I have found two

:17:52.:17:52.

who have the potential to make it. Myself and the staff had ideas

:17:53.:17:57.

of who would be the perfect pupil for you, and we didn't include those

:17:58.:18:00.

two, strangely enough. So, this chap here,

:18:01.:18:05.

he seems really keen, which I have to say,

:18:06.:18:07.

I was surprised about. If you look there, Kaden

:18:08.:18:10.

is capable of finishing directly, really clearly,

:18:11.:18:14.

without being instructed. And it is interesting now you have

:18:15.:18:18.

picked him out there, you can see the difference

:18:19.:18:20.

between them. This guy here has got

:18:21.:18:22.

an incredible amount of turnout It's time to tell my two

:18:23.:18:24.

potential proteges the news. I've come here and I've watched

:18:25.:18:30.

loads of people dancing. You saw how many other

:18:31.:18:32.

guys were here, yeah? And out of all those

:18:33.:18:35.

guys, I thought that you guys had an incredible,

:18:36.:18:38.

incredible amount of talent. What do you think of a career

:18:39.:18:40.

as a ballet dancer? You play rugby?

:18:41.:18:47.

Oh, that's really cool. Well, that was not quite

:18:48.:18:54.

the reaction I expected. I was hoping they would

:18:55.:19:00.

be more enthusiastic. Perhaps that's because they have

:19:01.:19:05.

already discovered their passions. Outside of school, Kaden has several

:19:06.:19:08.

hobbies, including skating. Ballet takes complete dedication

:19:09.:19:12.

and he may not be ready It's something I wouldn't have

:19:13.:19:15.

thought to put Kaden into, If it's something he wants to

:19:16.:19:20.

pursue, then I am behind him 100%. His family are hoping

:19:21.:19:26.

that he will be the next David Beckham and they want

:19:27.:19:32.

him to focus on that. I'm not going to give up on

:19:33.:19:35.

Kaden and Richard, though. A month after we last met,

:19:36.:19:38.

I am back at the school. The thing is, I think football

:19:39.:19:41.

may be of slightly more Eventually, I manage

:19:42.:19:44.

to prise them away. Do you remember when we did

:19:45.:19:48.

that ballet class? Well, I have come back with a bit

:19:49.:19:50.

of a treat for you guys, just to make things a bit better

:19:51.:19:58.

when you are practising. They are ballet shoes,

:19:59.:20:05.

so now, when you practise, you can have something

:20:06.:20:07.

to practise with. I truly believe that

:20:08.:20:11.

with a bit of encouragement, ballet can make a real difference

:20:12.:20:13.

to the lives of the kids at this school, so I'm going to keep

:20:14.:20:17.

checking in from time to time. Our aim in this school

:20:18.:20:20.

is to have our children want to come to school, they are excited

:20:21.:20:23.

about coming to school and this little project here has had that

:20:24.:20:25.

response because when you do anything creative with these

:20:26.:20:29.

children, we are going There are now more than four million

:20:30.:20:30.

drivers out there But some people reckon that just

:20:31.:20:44.

as very young drivers can be a liability, so can the elderly

:20:45.:20:50.

when they start to lose their edge. So is it now time to introduce

:20:51.:20:53.

mandatory medical check-ups, We sent former Top Gear presenter

:20:54.:20:55.

and veteran petrolhead He's coming at speed, mate,

:20:56.:21:02.

he's coming at speed. There is a reason older

:21:03.:21:06.

drivers have a bad rep. He's going to hit!

:21:07.:21:10.

He's going to hit! A 77-year-old motorist with dementia

:21:11.:21:11.

was driving on the motorway The only way traffic

:21:12.:21:20.

cops could stop him And there was another

:21:21.:21:23.

lucky escape when an 88-year-old driver ploughed

:21:24.:21:29.

into this hairdresser's. Isolated cases, of course,

:21:30.:21:40.

but something to ignore? I don't know, they can be quite

:21:41.:21:43.

stupid sometimes. they shouldn't be driving,

presenter like me? Actually, if I was on the road,

:22:04.:22:07.

would I react in that way? I suspect my driving skills are not

:22:08.:22:13.

quite what they were back then. And yet, the Government

seems happy for us veteran roadsters

to drive on and on. All we have to do is sign

:22:19.:22:21.

a declaration every three years Or should millions of drivers who,

:22:22.:22:24.

like me, are now more than 70, be forced to

:22:25.:22:31.

retake our driving test? After all, that's exactly

:22:32.:22:36.

what happens abroad. In parts of the good

they seem quite a safe lot. I don't know of anyone

:23:11.:23:17.

who shouldn't be driving. We are bit slower because we are not

:23:18.:23:20.

in a hurry to go anywhere! What difference do you think it

:23:21.:23:27.

would make to your life if, for whatever reason,

:23:28.:23:30.

you lost your licence or I think I would just go

into a deep depression, If I have to give up driving,

:23:33.:23:35.

then I have to. To find out if our driving

:23:36.:23:40.

skills really deteriorate with age, I've come

:23:41.:23:48.

to the Transport Research Laboratory at Wokingham, where they've

:23:49.:23:51.

got a state-of-the-art And to help me, I've brought along

:23:52.:23:52.

two other drivers. We each spend 15 minutes

:23:53.:24:00.

in the simulator. Our ability to keep a safe distance

:24:01.:24:15.

:24:20.:24:23.

is take a reasonable Angela is doing really well

:24:24.:24:45.

on some of these tasks. But how do I compare

:24:46.:24:48.

to young Daniel? He actually seems to

:24:49.:24:51.

be rather impatient. At the moment, he's done ten heavy

:24:52.:24:56.

braking events so far in the drive, I wonder if his mum

:24:57.:25:06.

Michelle is any better. She's only had to apply the brakes

:25:07.:25:11.

really heavily once or twice. There's only one thing

:25:12.:25:14.

we did expect to see, which was borne out by the data,

:25:15.:25:23.

which was that you, as the older driver, would be

:25:24.:25:25.

the slowest to react. We can see that you responded

:25:26.:25:28.

on average within about a second and a half

:25:29.:25:30.

to those sudden events. Whereas Daniel and Michelle

:25:31.:25:32.

were responding in Yeah, but half a second

:25:33.:25:34.

is quite a long time in terms of, if you're

:25:35.:25:38.

travelling at 70 mph, well, in the 1.5 seconds

:25:39.:25:41.

that it took you to respond, you've

:25:42.:25:43.

travelled 100 metres. Whereas the other two

:25:44.:25:44.

would have travelled? So, as the older driver,

:25:45.:25:46.

I had the slowest reactions. But Shaun reveals I wasn't

:25:47.:25:50.

the worst driver. He was the most erratic in terms

:25:51.:25:54.

of increases in speed I think there were 19

:25:55.:25:58.

occasions in the drive when Daniel had

:25:59.:26:05.

to brake quite heavily, because maybe he hadn't expected

:26:06.:26:07.

the car in front to slow down And interestingly you, Angela,

:26:08.:26:10.

were in the middle with about 11. Middle-aged Michelle, then,

:26:11.:26:27.

was the safest driver, with quick reactions

:26:28.:26:30.

and lots of experience. Well, in the real world, older

:26:31.:26:33.

drivers fare even better. Last year, for every

:26:34.:26:42.

10,000 young drivers, For middle-aged drivers,

:26:43.:26:44.

that number was just 16. But for drivers over 70,

:26:45.:26:50.

it was just 12, making us proportionally the safest

:26:51.:26:54.

drivers of all. So, even though they don't react as

:26:55.:26:56.

quickly, they are still safer. They are managing the risk

:26:57.:27:05.

appropriately by driving In other words, we older

drivers learn to adapt our Some even choose not to drive

at night or in cities. It is a form of self-regulation

:27:14.:27:15.

and it explains why we have But older drivers do

:27:16.:27:18.

have an Achilles heel. In fact, research

:27:19.:27:30.

reveals 28% of accidents For drivers under 70,

:27:31.:27:33.

it is just 18%. So, if we turn left

:27:34.:27:36.

at the crossroads... It seems we just don't

:27:37.:27:39.

pay enough attention. Oh, sorry, you wanted me

:27:40.:27:42.

to go left, didn't you? Yeah, but it's all right, we'll go

:27:43.:27:45.

right, that's no problem. Yes, it seems even

:27:46.:27:47.

I struggle at times! But there is something older drivers

:27:48.:27:49.

can do about this problem. They can be assessed

:27:50.:27:52.

and trained by someone the Royal Society for the Prevention

of Accidents, who today So, whilst we older

drivers do have slower reactions and sometimes

struggle at junctions, we are still statistically

the safest on the road. And with a bit of extra training,

:28:09.:28:10.

we can get even better. So, I can look forward to putting
