This imposing building behind me can house nearly 2,000 people,

0:00:020:00:06

stock over 40 million bags of sugar

0:00:060:00:09

and hold hundreds of thousands of litres of water.

0:00:090:00:12

So find out why it was built

0:00:120:00:14

and which country I'm in in just a moment.

0:00:140:00:17

Today's potential migrant is an entrepreneur itching to create

0:00:370:00:41

a healthier new life to complement her thriving business.

0:00:410:00:44

-Quick! Can we go and look?

-Yeah, keen, keen!

0:00:440:00:47

So, with some support from a close friend, she's banking on finding

0:00:470:00:50

her dream home and a Continental branch to her enterprise.

0:00:500:00:55

-It's exceeded expectations, put it that way.

-So pleased!

0:00:550:00:58

All my expectations. It really has, honestly.

0:00:580:01:01

Welcome to Escape To The Continent.

0:01:030:01:06

Today, I'm in Le Marche region in central Italy

0:01:060:01:09

and this is Lazzaretto,

0:01:090:01:11

a stunning building that overlooks the sea and port

0:01:110:01:14

of the capital, Ancona. Commissioned by the Pope,

0:01:140:01:18

it was built nearly 300 years ago as a totally self-sufficient island.

0:01:180:01:23

Its purpose was to provide a quarantined area to protect

0:01:230:01:26

the city from goods and travellers

0:01:260:01:29

that may have been carrying infectious diseases.

0:01:290:01:32

It operated like this for nearly 100 years but since then it's been

0:01:320:01:37

used as a military barracks, a sugar refinery, even a tobacco factory.

0:01:370:01:42

Today, it houses many cultural exhibitions

0:01:420:01:45

hosted by this stunning region.

0:01:450:01:48

Le Marche, or the Marches, lies in the calf of Italy's elegant boot

0:01:500:01:55

with its head in the Apennines and its toes in the Adriatic Sea.

0:01:550:01:59

This lesser-known region of central Italy is made up of coastal

0:02:000:02:03

and mountainous terrain as well as enchanting ancient towns

0:02:030:02:07

and villages that seem to crown every sunny hilltop.

0:02:070:02:12

Right in the heart of the region, the town of Cingoli

0:02:120:02:16

dates back to the third century BC

0:02:160:02:18

and is called the balcony of the Marches

0:02:180:02:21

for its "pinch me" lake views.

0:02:210:02:24

Down in the far southern portion,

0:02:240:02:26

the handsome Ascoli Piceno is known as the city of travertine on account

0:02:260:02:31

of its ancient architecture built of pale limestone.

0:02:310:02:35

With pristine beaches, wild national parks and farm vineyards,

0:02:360:02:40

the rich variety and vivid natural colours of Le Marche

0:02:400:02:44

present themselves like a wonderful landscape painting.

0:02:440:02:47

So how is all this reflected in the property prices?

0:02:510:02:55

Well, the region as a whole offers tremendous value for money.

0:02:550:02:59

If you head north towards Corinaldo, you can find a property there

0:02:590:03:03

for just over £100,000.

0:03:030:03:06

Now, that's less than half the national average back home.

0:03:060:03:10

The most expensive areas are coastal,

0:03:100:03:12

particularly in and around Ancona,

0:03:120:03:15

where house prices there start just below £300,000.

0:03:150:03:19

Let's find out where today's buyer wants to escape to.

0:03:190:03:23

With a prosperous career that has taken her throughout Europe,

0:03:230:03:26

businesswoman Janice is temporarily based at her parents'

0:03:260:03:29

Tyne and Wear home whilst caring for her elderly mother.

0:03:290:03:33

But, with the help of her friend, neighbour and one-time

0:03:330:03:36

English teacher Dorothy, plans are afoot to move back to the Continent.

0:03:360:03:42

Janice was one of my pupils in grammar school.

0:03:420:03:45

After she left school at 18 to go to university,

0:03:450:03:48

we lost touch for a while.

0:03:480:03:50

And I was in the supermarket one day, I bumped into Dorothy

0:03:500:03:54

and it was great to see her and, of course,

0:03:540:03:57

living close by we've forged our friendship since then.

0:03:570:04:01

We do think very much alike on many issues and it's quite amazing

0:04:010:04:06

because there is quite an age gap as well

0:04:060:04:09

and yet we still have this rapport.

0:04:090:04:13

I think maybe she's become a little bogged down in her

0:04:130:04:17

responsibilities to parents and I think now is the time for her

0:04:170:04:21

to have life and to have what she wants in life.

0:04:210:04:25

And what Janice wants is an unspoilt slice of Italy's organic countryside

0:04:250:04:29

that offers a comfortable property with

0:04:290:04:32

commercial appeal.

0:04:320:04:33

After leaving university,

0:04:330:04:35

I joined the pharmaceutical industry in research and development

0:04:350:04:37

and then after a few years moved into

0:04:370:04:39

production and quality assurance roles

0:04:390:04:42

but all the time, you know, underneath was bubbling

0:04:420:04:45

this desire to create my own little business,

0:04:450:04:47

particularly moving into the natural health field.

0:04:470:04:50

The Italians are very much into natural health.

0:04:500:04:53

They have pharmacy shops but they also have herboristerias.

0:04:530:04:56

An Italian person does not go to the doctor,

0:04:560:04:58

they go to the herboristeria first, then they go to the pharmacy

0:04:580:05:01

and THEN they go to the doctor.

0:05:010:05:02

After basing herself in Milan for four years during

0:05:020:05:05

the early noughties doing the ground work,

0:05:050:05:08

Janice made her business dream a reality

0:05:080:05:10

and she now runs a company that offers consumers

0:05:100:05:13

natural alternatives to medicine and healing.

0:05:130:05:16

She'd like to grow her very own raw ingredients

0:05:160:05:19

and has chosen Le Marche region

0:05:190:05:21

because of its high concentration of organic farms,

0:05:210:05:24

but, with limited language skills,

0:05:240:05:26

decided it was easier to start the ball rolling on home soil.

0:05:260:05:30

My customer base currently is mainly from the UK.

0:05:300:05:34

It's an internet-based company at the moment but I certainly

0:05:340:05:37

plan on expansion when I move to Italy, not contraction.

0:05:370:05:40

I would like to think I can create a little business empire.

0:05:400:05:42

Obviously I would need good internet connection

0:05:420:05:45

and I'd also need quite a bit of land to grow the vines and the fruits.

0:05:450:05:50

I would like a big orchard really and, in terms of the house,

0:05:500:05:55

I would like a very large kitchen, a nice efficient kitchen.

0:05:550:05:58

I'd really be looking for something which has got the old character

0:05:580:06:01

but has been refurbished to a nice standard.

0:06:010:06:04

-I'm thinking marble and granite and things.

-Oh, yes!

0:06:040:06:07

And also I might need some outbuildings, you know,

0:06:070:06:10

in terms of preparing the products.

0:06:100:06:11

Ideally I'd love to have a terrace, I have this vision of me sitting on

0:06:110:06:14

my terrace, running the global business with my glass of red wine.

0:06:140:06:20

Janice is also hoping her back-to-nature venture will be

0:06:200:06:24

the perfect tonic for her 90-year-old mother.

0:06:240:06:27

So I'd be taking my mum with me to Italy

0:06:270:06:29

and she's got some health issues, some cognitive decline,

0:06:290:06:33

so I need to look after her much of my time really when she's awake

0:06:330:06:37

but she does spend more and more time actually sleeping

0:06:370:06:41

but I do know that fresh air, oxygen is necessary for this condition

0:06:410:06:44

and I would hope because of the nicer weather I can get her outside more.

0:06:440:06:49

Her wholesome entrepreneurial skills are clearly paying off already

0:06:490:06:53

as Janice has an equally healthy budget for this upcoming move.

0:06:530:06:57

My absolute limit really is about £700,000

0:06:570:07:02

but ideally I would like it to be less than that.

0:07:020:07:05

We'll be taking Janice and her dear friend Dorothy to see a variety of

0:07:080:07:13

delightful Le Marche homes in the southern portion of the region

0:07:130:07:17

between the Sibillini Mountains National Park and the sea.

0:07:170:07:21

We're starting off inland just outside the town of Caldarola

0:07:210:07:25

to discuss the finer details

0:07:250:07:27

of Janice's prospective continental move.

0:07:270:07:30

So ladies, here we are in Le Marche, a beautiful part of central Italy.

0:07:300:07:34

Welcome to you both, Janice and Dorothy.

0:07:340:07:37

So Janice, why have you picked this part?

0:07:370:07:39

Well, I think Le Marche has everything that's lovely about Italy.

0:07:390:07:43

Beautiful countryside, it has medieval castles and churches,

0:07:430:07:47

beautiful produce as well, the people are very much in touch with nature.

0:07:470:07:50

-It's just beautiful.

-So do you know this region well?

0:07:500:07:53

Because you're the one that's going to be hopefully moving here.

0:07:530:07:56

Yes, I've been here to Urbino and Pesaro in the past

0:07:560:08:00

but that's it really, I haven't managed to explore the countryside.

0:08:000:08:03

So Dorothy, are you going to be keeping us all in check?

0:08:030:08:06

Looking after her welfare?

0:08:060:08:07

Well, yes, I've known Janice since she was a child

0:08:070:08:10

and I looked after her then and my role here is to be her mentor here.

0:08:100:08:15

And you've got a successful business, hasn't she, in the UK?

0:08:150:08:19

-Is that something you're hoping to bring...

-Absolutely.

0:08:190:08:21

-..to Italy as well?

-And I'm hoping that the property we find might

0:08:210:08:25

have products that grow there, you know, the vines, an orchard,

0:08:250:08:29

because I use things like grape extract in my products.

0:08:290:08:32

I'm thinking a little bit of a retreat here, Dorothy.

0:08:320:08:35

Well, I'm hoping that she finds a property here

0:08:350:08:38

because then, I mean, we are very close friends

0:08:380:08:42

that perhaps I'll be invited for a holiday.

0:08:420:08:45

So Janice, tell us about this property.

0:08:450:08:47

Dorothy and I are thinking suitable place to come on holiday,

0:08:470:08:50

possible retreat, but in all seriousness,

0:08:500:08:53

what are you looking for you and your mum?

0:08:530:08:55

I'm looking for a main house which would be on fairly level ground.

0:08:550:08:58

Obviously a lovely house and a lovely garden,

0:08:580:09:01

flat land around the house hopefully and perhaps a swimming pool.

0:09:010:09:05

How many bedrooms are we after?

0:09:050:09:06

I think we need three to four in the main house

0:09:060:09:09

but I would hope there might be some outbuildings that I could convert.

0:09:090:09:12

-So we're looking at possibilities?

-Yes, yes.

-We can expand.

0:09:120:09:15

And, Dorothy, what do you think Janice needs in this new house?

0:09:150:09:18

Because it's not just about a property, is it?

0:09:180:09:21

It's about changing the way we live our lives.

0:09:210:09:23

Well, I think as she said, she needs sufficient bedroom space

0:09:230:09:28

so that she can accommodate friends because I think she needs to relate

0:09:280:09:33

back to her roots in the UK as well as exploring new ones in Italy.

0:09:330:09:39

-That's a very valid point, isn't it?

-It is very good, yes.

-Very good, yes,

0:09:390:09:42

friends and family, it's so important when you're out here,

0:09:420:09:44

-isn't it?

-Yeah.

0:09:440:09:45

-CHURCH BELLS RING

-Well, there are the bells,

0:09:450:09:47

that's calling us to start our search.

0:09:470:09:49

-I've got the first house lined up so shall we start, ladies?

-Great.

0:09:490:09:52

Thank you.

0:09:520:09:55

For a maximum budget of £700,000,

0:09:550:09:57

Janice is hoping to find a traditional property with at least

0:09:570:10:01

three bedrooms, a large kitchen

0:10:010:10:04

and outbuildings with business potential for her holistic company.

0:10:040:10:09

She's after a substantial plot of level land,

0:10:090:10:12

ideally with orchards and vines as well as a swimming pool.

0:10:120:10:15

And we've got four first-rate Italian houses up for offer

0:10:170:10:20

with land aplenty, but I won't be revealing their price tags

0:10:200:10:24

until the end of each tour.

0:10:240:10:26

Our Le Marche expedition will uncover new properties,

0:10:260:10:29

places and people, then we'll be unveiling a spectacularly

0:10:290:10:33

rural setting with a less than traditional home

0:10:330:10:36

in the form of the mystery house.

0:10:360:10:38

We're starting our property-seeking journey

0:10:430:10:46

in the fortified hilltop town of San Ginesio.

0:10:460:10:49

Some 700m high in the hills, the sweeping views from San Ginesio

0:10:490:10:54

out across lush valleys and mountains are sublime.

0:10:540:10:58

This delightful small town has a strong medieval heritage

0:10:580:11:01

protected by heavy-duty 14th-century walls, with buildings that

0:11:010:11:06

date even further back in time.

0:11:060:11:08

There's a great selection of shops off the main piazza,

0:11:080:11:12

including a grocer's and a butcher, and, just ten minutes' drive,

0:11:120:11:17

our first property is tucked away in rolling patchwork fields,

0:11:170:11:20

approached by a sweeping gravel driveway,

0:11:200:11:23

featuring a large garage block.

0:11:230:11:25

So we've just driven you through San Ginesio, which is your

0:11:280:11:31

local town, to bring you to our first property.

0:11:310:11:37

It's fantastic!

0:11:370:11:39

-Has it taken your breath away a little bit?

-Yeah, I like it.

-Yes?

0:11:390:11:43

-Yes.

-And I'm truly hoping this house is going to reignite your

0:11:430:11:48

-love affair with Italy.

-I think it might.

0:11:480:11:51

-Yeah?

-Quick, can we go and look?

-Yeah, keen, keen. Dorothy?

-Yes.

0:11:510:11:54

Come on then, girls.

0:11:540:11:55

Converted in the 1930s, this grand three-storey former farmhouse

0:11:570:12:01

is built of honey-coloured stone,

0:12:010:12:03

with contrasting deep-green shutter doors and windows

0:12:030:12:06

that perfectly complement its natural surroundings.

0:12:060:12:10

The hallway welcomes us inside and

0:12:100:12:13

leads straight into the heart of the house.

0:12:130:12:16

-That's your kitchen.

-Great.

0:12:160:12:18

With granite work surfaces, huge sink, so you've got a dining area

0:12:180:12:22

here, informal seating, with a wood burner there.

0:12:220:12:26

-So this is the fireplace for the kitchen?

-It is for the kitchen area.

0:12:260:12:30

-Leading onto the terrace.

-Yes, a bit of al fresco dining outside.

0:12:300:12:34

-Yes, lovely.

-Patio doors leading out. You've got this very high ceiling.

0:12:340:12:39

-Yeah.

-And beams.

-Yeah.

-Beautiful beams.

-I think it's very Italian.

0:12:390:12:44

-Yes, it is.

-I spend most of my time in the kitchen really

0:12:440:12:48

and the fact that we could eat at the table there is excellent, yeah,

0:12:480:12:51

and the views, they're great.

0:12:510:12:53

Do you think we could have a pound or a euro for every time

0:12:530:12:56

we say great view? We're going to be rich by the end of this, aren't we?

0:12:560:13:00

-Well, would you like me to show you a bit more?

-Please.

-OK.

0:13:000:13:02

We don't have to go too far because here is our sitting room.

0:13:040:13:09

-This is lovely.

-Oh, it's beautiful.

-It's great, it's really great.

0:13:090:13:13

I love the windows, the doors, the fireplace and the elegance.

0:13:130:13:17

I love the elegance. Some houses in the country are a little bit rustic

0:13:170:13:20

and I couldn't really live like that.

0:13:200:13:22

I have to live with elegance, you know, it clears the mind.

0:13:220:13:25

Look at the ceiling.

0:13:250:13:27

So unusual. As you can see it's vaulted and you can probably see

0:13:270:13:31

the line running across it, because guess who used to live in here.

0:13:310:13:35

Believe it or not, the animals.

0:13:350:13:37

When this house was built around the 1930s, livestock was in this part

0:13:370:13:41

of the house, so things would've been hanging from that pole.

0:13:410:13:45

It's very different but it really works.

0:13:450:13:47

The animals would be very happy with it.

0:13:470:13:50

I'll tell you what, Dorothy, this animal would be very happy in here

0:13:500:13:54

because it is a tremendous property.

0:13:540:13:57

You've got patio doors on either side, so the dual aspect.

0:13:570:14:00

Now, it's a large space, and primarily

0:14:000:14:04

there's only going to be two of you living here.

0:14:040:14:06

-Do you think you can cope with that?

-Oh, yes, I can cope.

-Yeah?

0:14:060:14:10

I can cope with bigger really.

0:14:100:14:12

But I can imagine my table here, unless there's another room?

0:14:120:14:16

-A dining room?

-Well, it would be a shame not to show you...

0:14:160:14:18

-Yes, it would.

-..what else there is, wouldn't it? Let's have a look.

0:14:180:14:22

-My goodness!

-How's this for a dining room?

-Oh, wow.

-This is unbelievable.

0:14:240:14:29

It's a little bit of a treasure, I think, at the end of the property.

0:14:290:14:32

I wasn't expecting this to be here and then you walk through.

0:14:320:14:36

-Not at all.

-Dorothy?

-Hope she buys it.

0:14:360:14:38

And it's only our first property.

0:14:380:14:40

Let's head upstairs, look at the bedrooms

0:14:400:14:43

-and hopefully that love affair will continue.

-OK.

0:14:430:14:46

So we have to start off upstairs with the master bedroom

0:14:520:14:56

for the most important lady in the house.

0:14:560:14:59

-Beautiful en-suite.

-The bathroom looks quite big.

0:14:590:15:02

Yeah, the bathroom is really spacious with a sunken bath.

0:15:020:15:06

Quite ornate, actually.

0:15:060:15:07

On this floor, you have four bedrooms in total.

0:15:070:15:12

-Oh, right.

-Good, good.

0:15:120:15:13

So you have another three bedrooms with two family bathrooms attached.

0:15:130:15:18

-Great.

-If that wasn't enough, up the stairs, two more bedrooms.

0:15:180:15:23

-No, no!

-With a huge study area as well.

-Really?

0:15:230:15:28

And being mindful of your mother, plenty of bedrooms with

0:15:280:15:32

-her own bathroom if she can cope with the stairs.

-Yes.

0:15:320:15:37

-Are you pleasantly surprised?

-Yes, very pleasantly surprised.

0:15:370:15:41

-It's exceeded expectations, put it that way.

-So pleased.

0:15:410:15:43

All my expectations. It really has, honestly.

0:15:430:15:46

I think I would've been disappointed if you'd said anything different.

0:15:460:15:49

Well, it's an amazing house.

0:15:490:15:50

So let's head outside, let's talk about the land,

0:15:500:15:53

because I know that's equally as important as the property,

0:15:530:15:56

and get your thoughts on that.

0:15:560:15:57

The grounds that come with the property are really rather special

0:15:590:16:02

and cover just over seven acres of woodland

0:16:020:16:05

and gently undulating fields.

0:16:050:16:08

Closer to the house, the landscaped garden features fruit trees,

0:16:080:16:12

a sunny terrace and 100 square metres of garage space that could be

0:16:120:16:16

developed for Janice's business needs.

0:16:160:16:19

And directly to the rear of the property,

0:16:190:16:22

a pretty vine-covered portico

0:16:220:16:24

where the terracotta tiled pathway leads straight up to a pool.

0:16:240:16:28

-Gosh.

-Isn't it beautiful?

-Yes, crikey.

0:16:280:16:30

There is a shallow end but it's been lined with black

0:16:300:16:34

-so it has a real impact, don't you think?

-Yes, it does.

-I love it.

0:16:340:16:38

-Do you?

-Yes, I do.

-Are you excited?

-I'm very excited.

0:16:380:16:40

Scale of one to ten, how happy does this house make you?

0:16:400:16:44

-Eight out of ten.

-Oh, that's not bad! I was hoping for nine.

0:16:440:16:48

Let's see if the price can make a difference.

0:16:480:16:51

How much do you think the property

0:16:510:16:54

is on the market for in this idyllic setting?

0:16:540:16:58

-650.

-Dorothy?

0:16:580:17:00

I think it would be a little over 700,000,

0:17:000:17:03

I think there's an awful lot here.

0:17:030:17:06

It's halfway between the two of you.

0:17:060:17:08

The asking price is £675,000.

0:17:080:17:13

-Oh, that's right. Right, OK.

-I'm very surprised.

0:17:130:17:17

-Very surprised, I thought it would be more expensive.

-So...

0:17:170:17:21

-Yeah.

-..why don't you have a little time on your own?

0:17:210:17:24

Go back into that property, check out those extra bedrooms,

0:17:240:17:28

have a think of how you would use it for your business,

0:17:280:17:31

also for your mum, which is so important,

0:17:310:17:34

and then I'll come and find you in a little while.

0:17:340:17:36

-OK.

-Off you go.

-All right, thank you.

-Thank you.

0:17:360:17:38

Just under the top budget of £700,000,

0:17:400:17:44

our first property is a beautiful...

0:17:440:17:46

Outside, a separate garage could be suitable for Janice's business,

0:17:550:17:59

and it all stands within a plot of some seven acres.

0:17:590:18:03

Well, I think the property is...it's stunning from the outside

0:18:030:18:08

and it's stunning from the inside actually as well.

0:18:080:18:11

It has very beautiful features

0:18:110:18:15

and I think whoever renovated this farmhouse did an absolutely

0:18:150:18:21

fantastic job because everything is done to an extremely high standard.

0:18:210:18:26

-How we doing, ladies? Have you seen enough?

-Yes.

0:18:280:18:31

-Yes, I think we've seen everything.

-Yeah? Are you sad to leave?

0:18:310:18:34

-I think that's always a good test with a property.

-Yes, very sad.

0:18:340:18:37

-Yeah, what about you, Dorothy?

-Oh, very sad to leave, yes, very.

0:18:370:18:41

-Good, I'm taking that as a good sign. Right, let's go.

-OK.

0:18:410:18:44

Well, what a great start to our house hunt here in Le Marche.

0:18:490:18:52

Dorothy and Janice loved our first property so I must admit

0:18:520:18:56

I was a little perplexed when Janice only gave it eight out of ten

0:18:560:19:01

but I'm not one to be put off

0:19:010:19:03

and today I'm feeling quietly confident with our next viewing.

0:19:030:19:07

Not only is it a superb house,

0:19:070:19:09

it also has the potential for a vineyard.

0:19:090:19:12

Our next destination is in the hillside town of Sarnano,

0:19:130:19:17

which lies at the foot of the Sibillini Mountains

0:19:170:19:20

and so has extensive verdant views across the elevated terrain.

0:19:200:19:25

Sarnano's cobbled streets have a good selection of shops that

0:19:250:19:28

include a general store and bakery

0:19:280:19:30

as well as street markets selling local produce.

0:19:300:19:34

And within walking distance of the town,

0:19:350:19:37

we come to the gates of our next house,

0:19:370:19:40

a country villa with 150-year-old pedigree that offers

0:19:400:19:43

a serious amount of bricks and mortar.

0:19:430:19:46

So on to our next property.

0:19:480:19:50

-Very nice.

-Now you're probably wondering...

-Yes.

-..which one is it?

0:19:520:19:57

-Yes.

-Oh, yes.

-This is the property.

-Yes.

0:19:570:20:00

-But these two buildings either side come with the property.

-Really?

0:20:000:20:04

-Oh, great.

-So what do you think of the actual house itself?

0:20:040:20:07

-It looks fantastic. It looks beautiful.

-I love the brickwork.

0:20:070:20:11

Really?

0:20:110:20:12

-You like the idea of...

-I like it. I like the idea of having the three.

0:20:120:20:15

-Yes.

-Yes, I think you could have that house and I'll have that one.

0:20:150:20:20

Dorothy, I'm loving your work already.

0:20:200:20:22

You might not need me, she's already sold it.

0:20:220:20:24

And the symmetry's very nice.

0:20:240:20:26

I like houses to be symmetrical like this with the door in the middle,

0:20:260:20:30

-that's great.

-It's a handsome looking property, isn't it?

-Yes.

0:20:300:20:33

-Shall we step inside?

-Yes, please.

0:20:330:20:36

Located at the edge of the national park,

0:20:360:20:39

this second option is an extensive property with

0:20:390:20:42

a wide range of options and we're starting the tour in the main house.

0:20:420:20:47

So the first room when you come into the property is a

0:20:470:20:50

very Italian dining room.

0:20:500:20:53

-It's lovely.

-Yeah?

-Yes, beautiful, beautiful ceilings.

-All the beams.

0:20:530:20:57

But you've also got...cotta, they call it, with the terracotta tiles

0:20:570:21:00

-on the floor, they've got a varnish on them.

-Really nice.

-Yeah.

0:21:000:21:04

-Yes.

-Do you like it, Dorothy?

-I like it.

0:21:040:21:06

-Yes, it's not intimidating in its size, it's cosy, isn't it?

-Yes.

0:21:060:21:11

-You're keen to see some more?

-Yes, please.

0:21:110:21:13

-Now how's this for a kitchen?

-This is lovely, Nicki.

-Yes.

0:21:150:21:18

-It's a great shape, a great size.

-Yeah.

-Very homely.

0:21:180:21:22

I like the granite work surfaces and the tiles

0:21:220:21:25

and the log burning stove would be great in the winter, nice and cosy.

0:21:250:21:29

It's just absolutely exquisite.

0:21:290:21:31

You've also got a utility room next door with additional storage,

0:21:310:21:35

which I think is always handy.

0:21:350:21:37

But let's keep going, I've got more to show you through here.

0:21:370:21:41

The main reception room on this floor

0:21:410:21:44

has been divided into two sitting areas.

0:21:440:21:46

One part is more of a cosy snug,

0:21:460:21:48

and the other side a sunroom with views out across the pool

0:21:480:21:52

that I hope will be to Janice's exacting taste.

0:21:520:21:55

It has a bit more of a modern feel actually.

0:21:550:21:57

Even though I know it's an old house, older perhaps house.

0:21:570:22:00

-It is older, yes.

-But it feels a little bit more modern, yeah.

0:22:000:22:04

-And it's very light, isn't it?

-It's still traditional,

0:22:040:22:06

-if you see what I mean.

-Yes, and again it's important because

0:22:060:22:09

your mother's going to be part of this big move. Would she be happy?

0:22:090:22:12

I think it would be great from the point of view that she's got

0:22:120:22:14

a lot to see outside. She can look at the trees.

0:22:140:22:17

We don't do that at the moment so that's a real plus.

0:22:170:22:21

So are we liking this house? Does it feel like a home?

0:22:210:22:25

-Well, I think it's pretty good.

-Yes.

-You like it, Dorothy, don't you?

0:22:250:22:28

-Yes, yes.

-Janice, what do you think?

-Yes, I think it's great.

0:22:280:22:31

-I want to see the rest.

-Yeah?

-Yes.

0:22:310:22:33

-OK, well, there's one more thing to show you...

-OK.

0:22:330:22:35

-..on the ground floor.

-OK.

0:22:350:22:36

Have a little look at this room

0:22:390:22:40

but guess what this room used to be used for?

0:22:400:22:44

There's an oven there. The washing?

0:22:450:22:49

No, grapes.

0:22:490:22:51

-Oh!

-They used to harvest grapes here. Where the hot tub is...

-Yes.

0:22:510:22:55

..that's where they used to put the grapes.

0:22:550:22:57

The family used to roll up their trousers...

0:22:570:23:00

-Fantastic.

-..use their feet.

0:23:000:23:02

The juice would come through into here, you can see there's a hole.

0:23:020:23:05

-Yes, yes.

-Drain into there

0:23:050:23:07

and then it would be transferred from there into the cauldron.

0:23:070:23:10

-Stoking the fire, they'd produce their own wine.

-Amazing.

0:23:100:23:16

So this house has a history of vine growing.

0:23:160:23:20

We'll come back to the vine possibilities later

0:23:200:23:24

but for now we're going to head to the three bedrooms upstairs.

0:23:240:23:27

A fully tiled family bedroom serves two large double rooms

0:23:270:23:31

and we're going to take a peek at the largest bedroom.

0:23:310:23:34

-So the end of the hallway is your master bedroom.

-Very nice.

0:23:350:23:41

-With a good sized en-suite as well.

-Oh, OK, great.

0:23:410:23:46

This is a very feminine room without being too ornate.

0:23:460:23:50

A very subtle palette that's been used.

0:23:500:23:53

-And I just love the beams everywhere.

-Yeah.

-They're beautiful.

0:23:530:23:56

That wraps up the principal accommodation in the main house,

0:23:570:24:01

which stands in just under ten acres of land,

0:24:010:24:04

that includes formal lawned gardens, terraced seating areas,

0:24:040:24:09

the swimming pool we saw earlier

0:24:090:24:11

and sheltered sloped acreage with suitable soil for vine growing.

0:24:110:24:15

Then there's even more potential for guests,

0:24:150:24:18

and business, in the two remaining buildings.

0:24:180:24:20

Got a coach house to our left,

0:24:220:24:24

built around the same time as the main house,

0:24:240:24:27

that's been converted into an artist's studio.

0:24:270:24:30

It's huge, the downstairs is very much open-plan,

0:24:300:24:33

there's still the troughs, they've left them where the animals

0:24:330:24:36

used to eat, but that could be a great conference room

0:24:360:24:39

or if you wanted to do lectures to talk about your business.

0:24:390:24:42

You've got a little kitchenette,

0:24:420:24:43

there's also a pull-down bed in there.

0:24:430:24:46

Potential to rent that out.

0:24:460:24:48

If that wasn't enough, the other side of the property

0:24:480:24:52

there's two huge garages, but, above that, a self-contained flat.

0:24:520:24:57

Oh, great.

0:24:570:24:58

-Dorothy, are you with me on this one?

-Very good.

0:24:580:25:00

-We like that, don't we?

-Yeah, that's great.

0:25:000:25:02

-Friends, family, but again you could rent that out.

-Oh, it sounds good.

0:25:020:25:05

So with all of this going for it,

0:25:050:25:07

right on the edge of the national park,

0:25:070:25:09

we are unfortunately going to have to put a price on it.

0:25:090:25:12

Well, it's always difficult. I think it's going to be at the top end.

0:25:120:25:16

I think 700 or above even, yeah.

0:25:160:25:19

Right. Dorothy?

0:25:190:25:21

690.

0:25:210:25:23

-It's actually under your budget.

-Oh!

0:25:230:25:26

Yeah, asking price is £658,000.

0:25:260:25:28

-Really?

-Oh, yes.

-Oh, right, OK.

0:25:300:25:32

-Yeah, that's good.

-Gives you some flexibility.

0:25:320:25:35

-I like it, it's a very... it's neat and...

-Is it you?

0:25:350:25:39

It could be me, yes.

0:25:390:25:40

So why don't you take this opportunity to go off on your own

0:25:400:25:43

-and I'll come and find you?

-Thanks.

-Thank you.

0:25:430:25:46

Very comfortably under budget,

0:25:460:25:49

the second property is a handsome three-bedroom country villa...

0:25:490:25:52

And the whole lot lies in nearly ten acres of

0:26:010:26:04

Le Marche's prime countryside.

0:26:040:26:07

Oh, look at this.

0:26:090:26:10

This is huge.

0:26:120:26:14

-Yes, it's an unusually shaped room.

-Yeah, with a fireplace at the end.

0:26:140:26:19

Ooh, could do lots of things with this.

0:26:190:26:21

-And again the beams and the terracotta tiles.

-Yeah, it's lovely.

0:26:210:26:25

I think the first impressions of this property

0:26:260:26:29

are that it's really Italian,

0:26:290:26:30

it's really smart actually, smart looking, and the garden,

0:26:300:26:34

that landscaping is beautiful.

0:26:340:26:36

The slope is a little...might be a little bit hard work, you know,

0:26:360:26:39

to farm that land and I would've liked the vines to be established now

0:26:390:26:44

rather than having to wait perhaps ten years if I planted some.

0:26:440:26:47

It's given me a lot to think about.

0:26:470:26:50

-Hello.

-Hello.

-Have you seen enough?

-Yes, it's great.

0:26:500:26:53

There's a lot to see with this property, isn't there?

0:26:530:26:56

-Yes, there is.

-Yeah?

-Yeah, there's a lot of potential here.

-Good!

0:26:560:26:59

-Because I wasn't sure, you're quite reserved.

-Yeah. No, I'm thinking.

0:26:590:27:02

-Are you holding back from me?

-When I'm reserved I'm thinking.

0:27:020:27:05

That's good. Keep thinking because it's positive.

0:27:050:27:08

-Right, let's hit the road.

-OK.

0:27:080:27:10

Janice has chosen to relocate to the Le Marche region

0:27:140:27:17

to reap the benefits of its rich, fertile soil

0:27:170:27:21

but the small village of Acqualagna has already cultivated

0:27:210:27:24

a multi-million-pound industry, as its world renowned

0:27:240:27:28

for the most valuable truffles on the market.

0:27:280:27:30

The chief truffle hunters are Giorgio Remedia and his pet dog,

0:27:320:27:36

who's trained to detect the scent

0:27:360:27:38

of the rare fungi buried deep underground.

0:27:380:27:40

So we've arranged for Janice and Dorothy to join this expert duo

0:27:400:27:44

along with his fellow English speaking aficionado Paola Marini

0:27:440:27:48

to explain the process.

0:27:480:27:50

This place is one of the very few places in the world

0:27:500:27:54

where all the three major truffles do grow.

0:27:540:27:58

The white truffles, which are the most precious ones,

0:27:580:28:02

black winter truffles and summer truffles.

0:28:020:28:06

Can you explain a little more about the role of the dog?

0:28:060:28:09

Basically the job of the dog is to find the small area where

0:28:090:28:12

the truffle grows and he can do this by having a much better nose

0:28:120:28:17

than human beings have.

0:28:170:28:19

And how long have you been doing this kind of work?

0:28:190:28:22

HE SPEAKS IN ITALIAN

0:28:220:28:23

Oh, all his life!

0:28:230:28:25

Reliant on tree roots for nutrients, truffles are almost always found

0:28:260:28:30

in heavily forested areas,

0:28:300:28:32

more commonly those with oak and hazelnut trees.

0:28:320:28:35

-We've found a truffle by...

-Oh, really?

0:28:350:28:39

The dog has dredged the surface and as soon as Giorgio has

0:28:390:28:44

seen the truffle, he has stopped the dog and giving him his reward.

0:28:440:28:49

Once the dog marks a truffle, the hunter carefully digs it up.

0:28:500:28:54

Weight for weight,

0:28:540:28:56

truffles are one of the most expensive foods on the planet

0:28:560:28:59

and it's the white ones that have the highest price tag.

0:28:590:29:02

-This is the king of...mushrooms.

-OK, yes.

0:29:030:29:06

In terms of value, in terms of rarity, uniqueness, so there's only

0:29:060:29:11

one better thing to do than truffle hunting and that's truffle eating.

0:29:110:29:16

Truffles are best eaten as fresh as possible

0:29:160:29:19

so Giorgio is taking our ladies to a nearby restaurant to sample

0:29:190:29:23

the morning's harvest, and on the menu is a simple pasta dish

0:29:230:29:27

finished with some raw, freshly grated white and black truffle.

0:29:270:29:31

Ooh!

0:29:310:29:33

-It's just like nothing else really.

-My goodness, this is delicious.

0:29:330:29:36

-What do you think?

-Don't take all the truffle, leave some for me!

0:29:360:29:40

I'll try not to.

0:29:400:29:41

I can see how you can get addicted to this.

0:29:410:29:44

The last port of call today is another house and this one

0:29:480:29:52

is right down on the southern border of the region,

0:29:520:29:54

near the village of Venarotta.

0:29:540:29:56

Surrounded by mountainous escarpments,

0:29:560:29:59

Venarotta's streets are lined with heavy stone architecture

0:29:590:30:02

housing all the essential amenities

0:30:020:30:04

and bordered by attractive patterned paved stones.

0:30:040:30:08

And on the outskirts of the village,

0:30:080:30:10

down a long driveway, we find our next house.

0:30:100:30:13

So, you two, we've had some very favourable comments

0:30:150:30:18

on our Italian property and here is our next offering.

0:30:180:30:23

-It looks fantastic.

-Yes?

-Yes.

-What grabs you when you look at it?

0:30:230:30:28

-Looks very solid.

-Yes, a substantial property.

-Yeah.

0:30:280:30:31

-It has a lot of warm colours in the stonework...

-Yes.

-..doesn't it?

0:30:310:30:36

-I love those windowsills.

-You itching to get inside?

-Itching, yes.

0:30:360:30:40

Dating back about 100 years,

0:30:410:30:43

this property is an interesting proposition, being that behind

0:30:430:30:47

the traditional looking facade it has a rather unexpected layout.

0:30:470:30:52

Recently renovated by the current occupants,

0:30:520:30:54

the house has been divided into two completely independent zones

0:30:540:30:59

and we're starting the tour up on the first floor

0:30:590:31:01

in the parts Janice would probably want to call home.

0:31:010:31:04

So...

0:31:060:31:07

you've sort of got a separate house upstairs.

0:31:070:31:12

It's got its own front door, which leads you

0:31:120:31:14

straight into the drawing room.

0:31:140:31:16

Massive window right in front of you.

0:31:160:31:19

It's very nice, yeah, very elegant.

0:31:190:31:21

And it's getting your head around a very different layout...

0:31:210:31:25

-It's lovely.

-..and you've got a fire,

0:31:250:31:26

you'll also have central heating with this property.

0:31:260:31:29

-And around the corner, Nicki?

-It's semi open-plan.

0:31:290:31:32

The next room I think is very impressive.

0:31:320:31:36

You have here your dining area and also a fabulous kitchen.

0:31:370:31:43

Oh, that's lovely. Really nice.

0:31:430:31:45

-Fantastic.

-I love that cooker.

-Yes.

-Isn't it gorgeous?

-Yes.

-Yes.

0:31:460:31:51

Oh, it's very nice, very sleek and modern.

0:31:510:31:54

I love the decor and the units are great. The granite is beautiful.

0:31:540:31:58

-I like the island in the middle.

-Yeah, I do love those.

0:31:580:32:02

I love the colours and the tiles on the floor are really nice.

0:32:020:32:06

So we're doing well so far.

0:32:060:32:09

-I want to show you the master bedroom on the upstairs.

-OK.

0:32:090:32:13

Now, we've just walked through one bedroom/office.

0:32:160:32:22

You've got an en-suite there, which in actual fact both bedrooms share.

0:32:220:32:26

-OK.

-And then this is the master bedroom.

0:32:260:32:30

-Wow, look at it. Look at this bed.

-What a bed!

0:32:300:32:34

-It's very inviting, isn't it, girls?

-Oh, yes.

-Yes.

0:32:340:32:37

Your mother actually could be in the bedroom next door to you.

0:32:370:32:40

If that's a little bit too claustrophobic for you,

0:32:400:32:43

perhaps your mum's area could be underneath

0:32:430:32:47

-because there's so much space down there as well.

-Very nice, very nice.

0:32:470:32:52

Now everything has been very nice.

0:32:520:32:54

Yes, I know everything's been very nice.

0:32:540:32:56

Show me something I don't like and I can pull a face at and say,

0:32:560:32:59

-"This is horrible. I couldn't live here."

-Well, that's good.

0:32:590:33:02

Could you live here? Could you live up here?

0:33:020:33:04

-Oh, I could live here tomorrow.

-Yes.

0:33:040:33:06

-Now, that's the first time you've said that to me.

-I know, yeah.

0:33:060:33:10

Down on the ground floor,

0:33:100:33:11

there are a further two large interconnecting en-suite bedrooms,

0:33:110:33:15

one with double doors out to the front.

0:33:150:33:18

Then to the other side of the hallway is a steam room, sauna

0:33:180:33:21

and utility with a small kitchenette.

0:33:210:33:24

These ground-floor rooms are currently used for

0:33:240:33:26

rental accommodation and are served by another quite compact kitchen,

0:33:260:33:30

breakfast and living room that benefit from a large

0:33:300:33:33

sunny balcony with views over the garden.

0:33:330:33:36

This property has a lot of flexibility,

0:33:360:33:39

giving plenty of options for Janice, her mother and the business.

0:33:390:33:43

The house stands in some ten acres of mostly flat land,

0:33:430:33:47

featuring olive groves, a tennis court

0:33:470:33:49

and that all-important swimming pool.

0:33:490:33:52

I mean, just standing here, what springs to mind?

0:33:520:33:56

-I'm thinking figs and olives and swimming.

-Healthy lifestyle, yeah.

0:33:560:34:03

It's a beautiful swimming area.

0:34:030:34:06

I mean, this is not the North of England, is it?

0:34:060:34:09

No, it most certainly is not.

0:34:090:34:11

-This isn't a conventional house, let's see...

-No.

0:34:110:34:15

..if that's reflected in the price.

0:34:150:34:17

You go first.

0:34:170:34:19

I think 65?

0:34:190:34:21

-OK, £650,000?

-Yes.

-OK.

0:34:210:34:25

I think it might be over budget in fact.

0:34:250:34:27

Maybe 725?

0:34:270:34:29

Well, how do you fancy £594,000?

0:34:290:34:34

-Really?

-Yes.

-Oh, wow!

-OK.

-That is a lot of difference.

0:34:340:34:39

-That's interesting.

-Yeah.

-There must be something wrong with it.

-No!

0:34:390:34:44

You can't say that to me. It needs the right buyer.

0:34:440:34:48

This house only works for certain people the way

0:34:480:34:51

-it's currently laid out.

-OK.

0:34:510:34:54

So wander around imagining this could be your future home,

0:34:540:34:58

what would it be like to live here?

0:34:580:35:00

-All right.

-See you later.

-OK.

-Thank you.

0:35:000:35:03

Over £100,000 under budget, this stone-built country house

0:35:030:35:08

practically offers two complete homes for the price of one.

0:35:080:35:11

Well, upstairs in this house it's very elegant,

0:35:220:35:25

very special I would say.

0:35:250:35:28

Downstairs I think does have a feel of a holiday home, which I'm not sure

0:35:280:35:33

is right for me really, but I can see its potential for renting.

0:35:330:35:37

I love the outside of the house and I think I would be a little bit

0:35:370:35:40

greedy in fact and I think I would like the whole house for myself.

0:35:400:35:43

So that the elegant hallway should lead into elegant...drawing room

0:35:430:35:47

and an elegant kitchen and it doesn't do that. Those things are upstairs.

0:35:470:35:52

There's a lot to think about with this house.

0:35:520:35:55

I think you have to go away and think.

0:35:550:35:57

Ah, ladies, I wondered whether I'd lost you forever.

0:35:570:36:00

-Have you lost your heart to this home?

-Maybe.

0:36:000:36:03

Ooh, look, she's playing hard to get now.

0:36:030:36:05

-She's not giving too much away, is she, Dorothy?

-No.

0:36:050:36:08

Cards close to the chest.

0:36:080:36:10

-Well, got to make a move now, let's hit the road.

-OK.

0:36:100:36:12

Janice's long-distance move is about a complete change of lifestyle

0:36:150:36:19

as much as a new house

0:36:190:36:20

so I'm taking her and Dorothy to this old stone farmhouse

0:36:200:36:25

just outside Amandola

0:36:250:36:27

that's currently being converted into a home by two British expats

0:36:270:36:31

who swapped rural Northumberland for rural Italian two years ago.

0:36:310:36:36

David and Jane both feel passionately about organic

0:36:360:36:39

and self-sufficient living

0:36:390:36:41

so their first-hand expertise of the local soil

0:36:410:36:44

and soul of Le Marche should be invaluable to Janice

0:36:440:36:48

and her vision for a healthier life out here.

0:36:480:36:51

David and Jane, thank you for inviting us to your wonderful home.

0:36:510:36:53

-You're welcome.

-You're more than welcome.

0:36:530:36:55

Very hospitable of you, and can I introduce you to Janice and Dorothy?

0:36:550:36:59

And Janice here is hoping to move to the region.

0:36:590:37:01

You've chosen a lovely region of Italy, Le Marche is wonderful.

0:37:010:37:04

I think you three are kindred spirits.

0:37:040:37:06

You've got a lot in common and perhaps this

0:37:060:37:09

is your opportunity to find out a little bit more about the area.

0:37:090:37:12

-Absolutely.

-Dorothy, do you fancy a cup of tea?

0:37:120:37:15

-I do, we should leave them.

-Come on, then. Lovely, thank you.

-OK, bye.

0:37:150:37:20

Back in the UK, David worked for a non-profit organisation

0:37:200:37:24

giving advice to farmers and rural communities.

0:37:240:37:27

He and Jane spent eight months touring Italy

0:37:270:37:30

before deciding on their farmhouse in Le Marche,

0:37:300:37:33

complete with 13 acres of land where they've planted

0:37:330:37:36

an organic vegetable garden with pumpkins ready to be picked.

0:37:360:37:40

This one's probably good enough for some soup.

0:37:410:37:44

And what are the green ones, then, Jane?

0:37:440:37:46

They are an Italian variety of pumpkin.

0:37:460:37:49

Everything we grow we want to grow organically

0:37:490:37:52

because I'm a great believer in your food is your medicine.

0:37:520:37:55

-Absolutely...

-It's your health.

-..yes, that's how I think, too.

0:37:550:37:58

One of the key things we've learnt this year is you need to

0:37:580:38:01

avoid July and August, because if the plant's not big enough

0:38:010:38:04

-it just burns off completely...

-It will burn.

-..under the sunshine

0:38:040:38:07

so you've got to get your plants in the ground in the spring

0:38:070:38:10

so that they're established enough to see themselves through

0:38:100:38:12

the summer because it's pretty... you know, 35-plus is a good summer.

0:38:120:38:16

Because we've never grown in this type of climate before

0:38:160:38:19

and we've got to cope with the mountains, the wind,

0:38:190:38:22

the cold, cold winters but then the hot, hot summers.

0:38:220:38:26

-And the pests will be different here as well.

-Yes, absolutely.

0:38:260:38:29

Yes, the bugs are bigger.

0:38:290:38:30

So what we'll do now, Janice, we'll go up to the house

0:38:300:38:32

and we'll have a go at cooking some pumpkin soup with this pumpkin.

0:38:320:38:36

In Italian, this is a "zucca"

0:38:360:38:39

-and so we're going to cook "zuppa di zucca".

-OK.

0:38:390:38:42

-OK?

-OK, great.

0:38:420:38:44

Leaving Dorothy and I to get lost in the scenic surroundings, the green-fingered trio

0:38:450:38:50

are peeling and chopping the freshly picked pumpkin.

0:38:500:38:53

Obviously we like to grow lots of vegetables but we like to try

0:38:530:38:56

and buy other grains and flour

0:38:560:38:59

and all sorts of things which are organic and

0:38:590:39:03

we've actually been very fortunate to meet up with a group of people.

0:39:030:39:06

-It's a sustainable buying group.

-OK, like a cooperative or...?

0:39:060:39:11

Yes, it's a set of like-minded people who want to buy...

0:39:110:39:14

who want to source their product, we're talking rice, pasta, cheese.

0:39:140:39:19

I mean, so far we're the only non-Italians in the group...

0:39:190:39:21

-Oh, OK.

-..which makes the meetings challenging.

0:39:210:39:25

The chopped pumpkin is sauteed with onion, ginger, garlic,

0:39:250:39:29

carrot and celery and cooked in an organic stock

0:39:290:39:32

for about 45 minutes before it's ready to be served.

0:39:320:39:35

Oh, looking forward to this!

0:39:380:39:41

"Zuppa di zucca."

0:39:410:39:43

-The fruits of our labour.

-Oh, wow.

0:39:430:39:45

-That looks delicious.

-Bellissimo.

-How often can you eat outside?

0:39:450:39:48

Well, I think from about May to October.

0:39:480:39:52

Then how cold does it get in the winter here?

0:39:520:39:54

We had snow last year in the first week of December

0:39:540:39:57

to the end of March.

0:39:570:39:59

At this height you don't see so many vines and so many olives.

0:39:590:40:03

-Uh-huh, OK.

-So you have to think about those things,

0:40:030:40:05

the height of your land.

0:40:050:40:07

But, once you'd picked the house, how easy has it been to integrate?

0:40:070:40:11

We always knew that that would be quite a big challenge.

0:40:110:40:14

It's not easy because we don't speak fluent Italian

0:40:140:40:17

-and I don't know how your Italian is.

-Not so good.

0:40:170:40:21

And of course, you have to cope with the dialects as well.

0:40:210:40:24

-It's not only the Italian, it's the dialects.

-Yes.

0:40:240:40:26

At the moment for example, you're doing your house up.

0:40:260:40:29

Do you have to make an adjustment? You know, the way that people

0:40:290:40:32

do things in different countries, certainly in Italy.

0:40:320:40:34

Paperwork perhaps takes a little longer, having said that,

0:40:340:40:37

-our permission only took two weeks...

-Oh!

-..from submission

0:40:370:40:41

to approval, which I think would probably be difficult to be beaten.

0:40:410:40:44

We then selected the builders, that took a bit of time.

0:40:440:40:47

I think you just have to realise that

0:40:470:40:49

you're in this for the long term.

0:40:490:40:51

Janice might have mentioned she wants to run a business out here

0:40:510:40:54

which is successful in the UK but transferring it to Italy

0:40:540:40:57

-is another thing, isn't it?

-Yes, it is.

0:40:570:40:59

-And also you're going to need staff.

-Yes, I'll eventually need some staff.

0:40:590:41:02

Oh, right. Well, I think anything that gives somebody a local job that

0:41:020:41:05

isn't really agricultural-based would be most welcome.

0:41:050:41:07

-Right, oh, good.

-Has the country given you what you were looking for?

0:41:070:41:12

Well, one of the wonderful things it gave me is, when we were

0:41:120:41:15

touring around for eight months, I actually lost 20 kilos, which is...

0:41:150:41:19

A good waistline!

0:41:190:41:20

A good waistline, so it's already given me better health.

0:41:200:41:24

I mean, the food and the quality of life is for me so much better.

0:41:240:41:28

Well, listen, thank you so much for the time, for the meal

0:41:280:41:30

and for all the great advice.

0:41:300:41:32

All the best with the house and we're waiting for the invite back,

0:41:320:41:36

-aren't we? To see when it's finished.

-Yes, see it finished.

0:41:360:41:39

'As well as Jane and David's crucial advice,

0:41:390:41:41

'hopefully Janice has also found some organic suppliers for her

0:41:410:41:44

'business but she just has to find the right Le Marche house.'

0:41:440:41:49

And before committing to any property purchase,

0:41:490:41:52

there are a few things to remember.

0:41:520:41:55

It's important to bear in mind that in Italy you need to put about

0:41:550:41:58

8% of the property price to one side for solicitors' costs,

0:41:580:42:02

stamp duty and agents' fees.

0:42:020:42:05

On top of the figure, you're paying for the house.

0:42:050:42:08

When it comes to business,

0:42:080:42:09

be aware that the country's complicated bureaucracy

0:42:090:42:12

means there's likely to be piles of official documents to comprehend

0:42:120:42:16

and even taxes to pay before starting up.

0:42:160:42:20

Finally, as with any legal transaction,

0:42:200:42:23

be sure to seek sound professional advice.

0:42:230:42:27

It's the final day of our house hunting mission in Le Marche, Italy,

0:42:340:42:39

but before we get back to house business

0:42:390:42:41

our ladies are taking a little time out to hit the boutiques

0:42:410:42:44

in the village of Ripatransone.

0:42:440:42:47

-Buongiorno.

-Buongiorno.

0:42:480:42:50

-Look at this. The knitwear's always so lovely.

-Oh, this is you, Janice.

0:42:530:42:57

Don't temp me, I can't afford it. I'm buying houses.

0:42:570:43:02

Oh, I love this bag.

0:43:020:43:04

SHE SPEAKS IN ITALIAN

0:43:050:43:11

Ah, OK.

0:43:120:43:14

Ah, crochet! This is clever, really, really nice.

0:43:180:43:24

OK, I think we'll come back.

0:43:240:43:26

SHE SPEAKS IN ITALIAN

0:43:260:43:30

-Thank you.

-Arrivederci.

-Arrivederci!

0:43:300:43:33

-I'll be coming back here, Dorothy.

-Oh, I'm sure.

0:43:330:43:36

-If the house we see today is in this area.

-Wow, yes.

-Fantastic.

0:43:360:43:41

After near temptation from some stylish handmade accessories,

0:43:410:43:45

it's time to find out if the final property

0:43:450:43:47

will clinch that elusive sale.

0:43:470:43:50

With this house hunt here in Italy,

0:43:540:43:56

we've certainly heard plenty of plaudits for our properties from

0:43:560:43:59

Janice and Dorothy but my question is, are they just being polite?

0:43:590:44:04

So let's see how we get on with our mystery house today,

0:44:040:44:08

because hopefully this could be Janice's perfect Italian retreat.

0:44:080:44:12

And for the mystery house we're staying in

0:44:150:44:17

the village of Ripatransone,

0:44:170:44:19

which is our closest location to the coast.

0:44:190:44:22

Boasting almost unreal views of the surrounding landscape

0:44:220:44:25

with colours that contrast ploughed farmland against lush vineyards,

0:44:250:44:29

the village of Ripatransone clings to the hillside.

0:44:290:44:33

Facilities include restaurants and shops as well as

0:44:330:44:36

the narrowest alleyway in all of Italy, just 43cm wide.

0:44:360:44:43

A short walk down a hill from the village,

0:44:430:44:45

our final property is a former farmhouse which has been remodelled

0:44:450:44:48

into something a little less conventional that is certainly not

0:44:480:44:52

the traditional property Janice asked for.

0:44:520:44:55

Just take a look at the property itself

0:44:550:44:58

and then just move your eyes to the right. What can you see?

0:44:580:45:02

-The views, fantastic.

-A spectacular view!

-Fantastic.

0:45:020:45:06

-It's the best view we've seen so far.

-Absolutely.

-It's incredible.

0:45:060:45:11

So are you wondering why we brought you here for our mystery house?

0:45:110:45:15

-Are you intrigued?

-Mm-hm.

-Absolutely, yes.

0:45:150:45:17

Well, it's not on one level, although it looks like it could be,

0:45:170:45:22

-and I would say the inside, the layout is quite eccentric.

-OK.

0:45:220:45:26

You can see there's a front door there, we're not going to go through

0:45:260:45:29

there, we're going to go to the other side of the property and enter

0:45:290:45:32

it that way. Just before we do, how do you both fancy dining outside?

0:45:320:45:36

You've got a wonderful pizza oven, sit outside, enjoy the views.

0:45:360:45:41

You could probably eat there, I would say, nine months of the year.

0:45:410:45:46

-Right, very good.

-So for the last time, shall we get started?

-Yes.

0:45:460:45:51

So...

0:45:550:45:57

this entrance we enter straight into the living area.

0:45:570:46:01

-Oh, this is completely different.

-Isn't it?

-Completely, yeah.

0:46:010:46:06

-It's quite modern, isn't it?

-Yes.

-And so clean-cut.

0:46:060:46:11

It's hard to believe this used to be an old farmhouse.

0:46:110:46:13

Built around the 1900s and 20 years ago a Chilean architect

0:46:130:46:17

-completely transformed it to make it into a home.

-Uh-huh.

0:46:170:46:20

Janice, you haven't said an awful lot.

0:46:200:46:23

-I'm reserving my judgment so far.

-It's not quite hitting it for you?

0:46:230:46:27

-Yeah, it's different. It's just so different from what we've seen.

-Yeah.

0:46:270:46:31

So it's a bit of a shock.

0:46:310:46:33

And just through here is our kitchen.

0:46:330:46:36

I think the kitchen's got quite a rural feel to it. Country?

0:46:370:46:43

Think the wood is great, the original, you know,

0:46:430:46:45

where the architect's put the beams across here.

0:46:450:46:48

This is fantastic, but the tiles, I really don't like those tiles.

0:46:480:46:52

I think it's got its own appeal

0:46:520:46:54

-but I think it could also be ready for a make-over.

-Absolutely.

-Yeah.

0:46:540:46:58

-Yes.

-Big enough space to work with?

-I think so, yes. Space-wise it's OK.

0:46:580:47:04

And just look at the size of that table.

0:47:040:47:06

-Dorothy, can you imagine Christmas here?

-Yes.

0:47:060:47:09

I particularly like the door with the access out onto that terrace.

0:47:090:47:13

That's nice, yeah, that's nice.

0:47:130:47:15

Is it beginning to win you over or are you still nonplussed?

0:47:150:47:17

I'm still...

0:47:170:47:19

-in two minds really.

-OK, all right.

0:47:190:47:21

Despite the proportions,

0:47:210:47:23

sadly Janice is clearly struggling with her enthusiasm for this house.

0:47:230:47:28

Upstairs there's a large fully tiled bathroom and three bedrooms,

0:47:280:47:33

one a single room, there's also a twin,

0:47:330:47:35

leaving the last one just for Janice.

0:47:350:47:38

So, Janice, let's see if the upstairs can change your mind.

0:47:380:47:42

This would be the master, it has a balcony, sensational views.

0:47:420:47:47

The views are fantastic but I don't feel it's the house for me.

0:47:470:47:51

Do you think it might be, just a thought, the decor?

0:47:510:47:54

No, I think it's the inherent style the house has been designed with,

0:47:540:47:59

I think that's what's doing it for me really, or not doing it for me.

0:47:590:48:03

What you probably haven't noticed is that it's actually three storeys.

0:48:030:48:06

In actual fact there's a third floor underneath.

0:48:060:48:09

The very basement is an additional bedroom with another single.

0:48:090:48:14

You've also got an open-plan work space and another bathroom.

0:48:140:48:19

Ah, OK, so there's a lot of space here.

0:48:190:48:22

Loads of space, lots of bedrooms.

0:48:220:48:24

-Still hasn't done it for you, has it?

-No.

-I'm trying, Janice!

0:48:240:48:27

I'm so trying.

0:48:270:48:28

Let's go outside, because if anything is going to win you over

0:48:280:48:32

with our mystery house, it is that view.

0:48:320:48:34

Outside, the grounds are on sloped land across various levels

0:48:350:48:39

that cover just under five acres of mature woodland and olive groves.

0:48:390:48:44

See, I thought I'd bring you out here to tease you with the Jacuzzi

0:48:460:48:49

but also, in more seriousness, that you can actually take in

0:48:490:48:53

-that spectacular view.

-Absolutely fantastic.

0:48:530:48:56

Yes, it has the farmland rolling up towards the mountains.

0:48:560:49:00

-It's something that is quite unique.

-Yeah, it is, very.

0:49:000:49:06

-So the location works?

-The location is fantastic,

0:49:060:49:08

I just need to find a house which suits me inside.

0:49:080:49:12

Yeah. Well, let's see if our price makes any difference.

0:49:120:49:16

I think about 65?

0:49:160:49:18

-650,000?

-Yes.

-OK.

0:49:180:49:21

-OK, I think maybe higher. Probably 700.

-OK.

0:49:210:49:25

You are...

0:49:250:49:27

Janice...

0:49:270:49:28

£148,000 out.

0:49:280:49:31

The asking price is £552,000.

0:49:310:49:36

I'm hopeless.

0:49:360:49:39

OK, OK.

0:49:390:49:40

Now, I know your estimate was out

0:49:400:49:42

but how do you feel about that as a figure for this house?

0:49:420:49:45

Well, it's much better, of course, yes.

0:49:450:49:48

It's way under your budget.

0:49:490:49:51

Way under anything else that we've shown you, so

0:49:510:49:54

go and take another look around, have a think, look at the land,

0:49:540:49:58

the possibilities there for your business and, well,

0:49:580:50:01

you'll find me enjoying this view, that's for sure.

0:50:010:50:04

OK.

0:50:040:50:05

She wasn't taken, Janice, with this property the moment we arrived

0:50:060:50:10

but I think this house has so much going for it.

0:50:100:50:13

I said at the beginning it's quite eccentric but with that much

0:50:130:50:17

money left in the bank you could make this the most

0:50:170:50:20

tremendous home in the most wonderful location.

0:50:200:50:24

Our lowest-priced house of the lot, the contemporary mystery house

0:50:260:50:30

is significantly under Janice's budget of £700,000.

0:50:300:50:34

Oh, the outside is incredible.

0:50:480:50:52

That view, it's like Eden, isn't it?

0:50:520:50:56

The Garden of Eden out there. You couldn't have chosen a better place.

0:50:560:51:00

It's just that the house does not fit Janice's needs.

0:51:000:51:05

It's interesting to have this extra level

0:51:070:51:09

and I prefer that fireplace to the one upstairs.

0:51:090:51:12

-There's a lot of space, isn't there?

-Yes.

-But I'm not sure what you

0:51:120:51:15

-would use it for. It's not making me change my mind.

-No?

-No.

0:51:150:51:19

The village is lovely, I really like the village, and the property,

0:51:190:51:24

it's great that it's so close to the village

0:51:240:51:26

but from the beginning I didn't have a good feel about the property.

0:51:260:51:30

It's too modern. I prefer the traditional Italian properties.

0:51:300:51:36

This, I'm sure, will suit someone but it's not the house for me.

0:51:360:51:40

Mmm, sunshine on your face, it just lifts your spirits.

0:51:400:51:43

Right, ladies, how you feeling?

0:51:430:51:46

-Because that's all our properties done.

-Yeah, good, good.

0:51:460:51:49

-Lots of information to take in.

-Lots of information, yes. Dorothy?

0:51:490:51:52

-Yeah, I think we're quite stunned.

-Stunned in a good way?

0:51:520:51:56

Oh, yes, because you have provided food for thought.

0:51:560:52:01

Well, do you fancy going somewhere quiet where you can have

0:52:010:52:04

a proper chat about everything that you've seen

0:52:040:52:07

and then I'll catch up with you, how about that?

0:52:070:52:09

Yes, OK.

0:52:090:52:11

It could be said that the legacy of Le Marche's medieval towns

0:52:150:52:19

was signed and sealed in Fabriano, as this area has been producing

0:52:190:52:23

the finest leaves of paper in the world for more than seven centuries.

0:52:230:52:28

So during the week I went to meet curator Claudia Grochetti

0:52:280:52:32

at Fabriano's Museo della Carta to find out more.

0:52:320:52:36

The production of paper started at the beginning of the 13th century

0:52:360:52:40

and the Fabriano papermakers invented

0:52:400:52:43

wonderful inventions. The first one is the hydraulic hammer mill,

0:52:430:52:47

the first automatic machine in the history of paper.

0:52:470:52:51

The second one is the watermark.

0:52:510:52:53

So producing this high quality paper,

0:52:530:52:56

-did it bring huge wealth to the town?

-Yes, of course.

0:52:560:52:59

We had 40 paper mills during the Middle Ages.

0:52:590:53:03

It was very important for the economy of the town.

0:53:030:53:06

Claudia, I must admit, I don't know how it's actually produced.

0:53:060:53:09

Are you able to show me here at the museum?

0:53:090:53:11

-Yes, of course I can show you.

-I'd love to see it, thank you.

-OK.

0:53:110:53:14

Today's mass-produced paper is made from wood

0:53:160:53:18

but up until the mid-19th century

0:53:180:53:20

it was actually made from scraps of linen.

0:53:200:53:23

The museum still employs this ancient method to create

0:53:240:53:27

high-end, handmade paper, using an electric replica

0:53:270:53:31

of a wooden multi-hammer mill that mashes the rags into a pulp.

0:53:310:53:35

The hammers were moved by the camshaft,

0:53:360:53:40

the camshaft by the wheel and the wheel by the water of the river.

0:53:400:53:43

It was like a mill.

0:53:430:53:46

The macerated rag pulp is transported into a large vat

0:53:460:53:50

which is continually stirred to stop the liquid separating.

0:53:500:53:53

We have 99% of water and only 1% of fibre and they move the fibres

0:53:530:54:01

and the water to have always the fibres on the surface.

0:54:010:54:06

So, Claudia, what's the next step?

0:54:060:54:08

Yes, and now we have the paper maker, who is making

0:54:080:54:11

the sheet by hand like the ancient tradition.

0:54:110:54:14

Now, I also notice there's some emblems,

0:54:140:54:17

some symbols on it as well.

0:54:170:54:19

Yes, this is the watermark,

0:54:190:54:21

the second invention made by the Fabriano paper makers.

0:54:210:54:24

Standing here just looking at this watermark, every single bank note

0:54:240:54:28

-throughout the world carries one...

-Yes.

-..and it all started here

0:54:280:54:32

-in Fabriano.

-Today it's a very important security element.

0:54:320:54:36

-Would you like to try?

-I would love to.

0:54:360:54:38

Here we go.

0:54:380:54:40

-It's a little bit difficult to move.

-Oh, yeah.

0:54:410:54:43

The real secret of the production of paper

0:54:430:54:46

is the hand of the paper maker, the movements.

0:54:460:54:49

You'll have to lay the sheet on the woollen felt.

0:54:490:54:53

-OK, it's very beautiful.

-It is.

0:54:530:54:56

And then after the pressing we put the sheet to dry by here.

0:54:560:55:01

And how long would this take to dry, this one sheet of paper?

0:55:040:55:07

It depends on the thickness of the sheet.

0:55:070:55:10

The paper that we see today, do we still use the same raw ingredients?

0:55:100:55:14

Today for the handmade production we use cotton from the plant.

0:55:140:55:18

For the industrial production we use the wooden pulp.

0:55:180:55:23

-Well, such history, such tradition.

-Yes.

0:55:230:55:26

-Amazing, thank you for explaining...

-You're welcome.

0:55:260:55:28

-..the whole process to me.

-It has been a pleasure.

-Thank you.

0:55:280:55:32

Now the tour is complete, I'm joining Janice and Dorothy

0:55:360:55:39

for a drink to find out

0:55:390:55:40

if any of our houses will make the Le Marche dream a reality.

0:55:400:55:45

-So, Janice, Italy still the country you want to move to?

-Oh, yes.

0:55:450:55:49

We've really explored it further so I've got a good idea of what

0:55:490:55:52

I can achieve here.

0:55:520:55:54

So let's talk a little bit about the properties that we saw,

0:55:540:55:57

the three of us.

0:55:570:55:59

Have we got close, do we think, with any of them?

0:55:590:56:03

Yes, the majority of the houses had the elegance

0:56:030:56:05

and the style I'm looking for.

0:56:050:56:07

Is there one property that we've got close to you wanting to live in?

0:56:070:56:11

Yes and no, really.

0:56:110:56:13

I mean, I keep on thinking about property number one

0:56:130:56:17

because it had the flat land with the doors opening onto

0:56:170:56:20

the flat terraces around the house.

0:56:200:56:21

It was just beautifully elegant inside

0:56:210:56:24

but property two was a little bit more polished inside

0:56:240:56:27

so something between the two would be perfect really.

0:56:270:56:30

You see, the second property, you would have to establish

0:56:300:56:35

your identity on it in the garden and the land around.

0:56:350:56:39

The first property, you didn't have to do that.

0:56:390:56:43

So do you think our first house is worth another viewing?

0:56:430:56:46

Yes, I would like to go back to look at the first house.

0:56:460:56:49

I think I might have to rethink my plan a little because maybe,

0:56:490:56:53

you know, with my business doing well, I could maybe extend the budget

0:56:530:56:57

to pass that million mark if I was to wait a little bit.

0:56:570:57:01

Yeah, it is a healthy budget but in this part of the world

0:57:010:57:04

-vineyards are at a premium, aren't they?

-Yes.

-You know,

0:57:040:57:06

boutique vineyards have a very high price.

0:57:060:57:09

Is there anything you've both taken from this experience?

0:57:090:57:13

Well, I think probably Janice has learned what she doesn't want

0:57:130:57:17

as well as what she does want and I think that's always very useful.

0:57:170:57:21

-Yes. Well, thank you both very much. We wish you all the best.

-Thank you.

0:57:210:57:26

I know it will work out for you

0:57:260:57:27

-and, Dorothy, I know you've really helped Janice.

-I hope so.

0:57:270:57:31

At least we know where we're going to come on holiday next time,

0:57:310:57:34

-don't we?

-Exactly, yes.

0:57:340:57:36

So that's the end of our journey here in Le Marche

0:57:380:57:41

and, although we didn't manage to secure a house sale for Janice,

0:57:410:57:45

what we have discovered over the last few days is you can buy

0:57:450:57:48

a magnificent home here on her budget

0:57:480:57:52

and, if Janice still harbours that dream and desire

0:57:520:57:55

to own her own vineyard and orchard,

0:57:550:57:58

it will require a major rethink of her investment.

0:57:580:58:02

So, from a very sunny and glorious Italy, ciao.
