If you were going to paint a fairy-tale castle, this is exactly what it would look like.

0:00:020:00:05

And it's exactly what one of our most famous painters did

0:00:050:00:08

back in the 19th century.

0:00:080:00:10

Find out who HE was and where I am in just a moment.

0:00:100:00:14

On today's show, we're helping a couple form

0:00:320:00:35

Prestatyn, North Wales, who are looking to

0:00:350:00:37

transfer their working lives into the heart of the continent.

0:00:370:00:40

And they certainly aim to throw themselves into local life.

0:00:400:00:43

OK...

0:00:430:00:46

That's it.

0:00:460:00:47

CHEERING

0:00:470:00:50

But will they strike it lucky in our property search?

0:00:500:00:53

I'm speechless.

0:00:530:00:54

I can say that's the word that's come to my mind - speechless.

0:00:540:00:58

Welcome to Escape To The Continent.

0:01:000:01:02

Today, I'm in the Rhineland and behind me is

0:01:020:01:04

the extraordinary 850 year old Burg Eltz castle in the Mosel valley.

0:01:040:01:10

Burg Eltz was painted by William Turner in the 19th century

0:01:100:01:13

and it was one of the hundreds of castles

0:01:130:01:16

and landscapes that drew a horde of writers,

0:01:160:01:19

painters and poets to this area known as the Rhine romantics.

0:01:190:01:23

Their depictions so captivated the audience at home,

0:01:230:01:26

that the Rhineland changed from being just a thoroughfare to Italy on the grand tour

0:01:260:01:31

into an aspirational destination of its own -

0:01:310:01:34

something that it definitely remains to this day.

0:01:340:01:37

The state of Rhineland-Palatinate is situated to the west of Germany,

0:01:370:01:42

bordering Belgium, Luxembourg and France.

0:01:420:01:46

The majestic River Rhine dominates the landscape,

0:01:460:01:49

flowing from the region's north west to the south east.

0:01:490:01:52

One of it's tributaries - the River Mosel -

0:01:520:01:55

is set in some of the area's most stunning scenery.

0:01:550:01:58

The number of medieval towns, such as Cochem

0:01:580:02:01

and the abundance of dramatic castles along its course

0:02:010:02:04

are testament to the importance of the river through the ages.

0:02:040:02:08

The sheltered banks of the Mosel

0:02:090:02:10

and Rhine are perhaps best known for their vineyards.

0:02:100:02:13

The sun-drenched, steeply tiered hillsides

0:02:130:02:16

creating near perfect conditions for the world renowned Riesling grape.

0:02:160:02:20

To the north of the river lies the wooded Eiffel hills,

0:02:220:02:25

characterised by a panorama of magnificent lakes,

0:02:250:02:29

their distinctive circular shape formed in vast,

0:02:290:02:32

dormant craters in this ancient volcanic landscape.

0:02:320:02:36

Away from this rural setting lies the region's capital, Mainz.

0:02:360:02:40

It boasts a magnificent cathedral,

0:02:400:02:42

the imposing Kaiserdom, which rises high above the historic cityscape.

0:02:420:02:47

Whilst a stroll around the Kirschgarten reveals some

0:02:470:02:50

impressive half timbered buildings dating back to the 16th century.

0:02:500:02:54

The area's mix of lovely scenery and historic sites seems to offer

0:02:540:02:59

a magnetic appeal for British ex-pats,

0:02:590:03:01

with over 3,500 now calling the Rhineland-Palatinate their home.

0:03:010:03:06

Interestingly, the average price for a German house is pretty much

0:03:060:03:09

the same as in the UK at just over £200,000.

0:03:090:03:14

But if you're looking for a modern property,

0:03:140:03:16

German houses are on average 40% bigger,

0:03:160:03:18

so you get more for your money.

0:03:180:03:21

Here in the Rhineland-Palatinate, £85,000 can get you a very handsome,

0:03:210:03:25

rural detached house but if you want to be nearer the cities, then you're going to pay more.

0:03:250:03:30

For example, in Mainz, the regional capital,

0:03:300:03:32

you can pay three times that sum.

0:03:320:03:35

So lots of enticing houses,

0:03:350:03:36

are any of them going to be good enough to tempt today's buyers?

0:03:360:03:40

Let's meet them and find out.

0:03:400:03:42

Will and Suzie have been married for five years

0:03:430:03:46

and currently live in Prestatyn, Wales.

0:03:460:03:48

But they've unexpectedly set their hearts on a new

0:03:480:03:51

life in Germany following a visit to close friends in Mosel valley.

0:03:510:03:56

Is Germany a surprise in my thinking?

0:03:560:03:58

Well, yes, it is, it's a total surprise

0:03:580:04:01

but I was just captivated by the surroundings.

0:04:010:04:05

Germany just grew on us, didn't it?

0:04:050:04:07

The fact the country was so organised

0:04:070:04:08

and it was all the things that we value.

0:04:080:04:12

Relocating to Germany would be a significant move

0:04:120:04:16

but globe-trotting Suzie seems to be taking it in her stride.

0:04:160:04:19

I've already immigrated from Brazil,

0:04:190:04:22

all the way from South America to the UK.

0:04:220:04:25

You know, moving to Germany is not a big mountain for me.

0:04:250:04:31

She is very spontaneous and that was a shock to me

0:04:310:04:34

cos I'm quite a plodder or a stick in the mud, really.

0:04:340:04:37

But unlike my whole personality, I am utterly relaxed about this business

0:04:370:04:41

of going to Germany and if I could go tomorrow, I'd just, you know...

0:04:410:04:45

I'd just go.

0:04:450:04:47

So the move seems to feel right and this may be down to timing,

0:04:470:04:51

as their children have recently left home.

0:04:510:04:53

But would the Mosel be a practical location for visiting relatives?

0:04:530:04:58

We've got family in the south of England but I mean,

0:04:580:05:00

I look at it, we're 300 miles from them here,

0:05:000:05:04

if we're in Germany we'll be 300 miles from Calais, they can get

0:05:040:05:07

on the tunnel and come and see us, it's not that much further, is it?

0:05:070:05:11

Despite their laid back approach, Will and Suzie do have a plan.

0:05:110:05:15

They're both professional translators

0:05:150:05:17

and intend to continue their work from the continent.

0:05:170:05:20

I work from French to English

0:05:200:05:22

and Suzie works from English to Portuguese.

0:05:220:05:25

Germany made sense because a lot of our work is to do with Europe.

0:05:250:05:28

Belgium, places neighbouring Germany, France,

0:05:280:05:31

but neither of us speak a word of German.

0:05:310:05:34

It's going to be a little bit unsettling, I think, for me to start with,

0:05:340:05:37

so we know it's very important to be able to speak the language fluently.

0:05:370:05:42

Will and Suzie are convinced that their dog, Lula, will also love the

0:05:420:05:46

wide open spaces of the Mosel but in this family of linguists,

0:05:460:05:49

there's more to their Labrador than meets the eye.

0:05:490:05:52

He is bilingual.

0:05:520:05:54

You know, Portuguese is his first language,

0:05:540:05:56

he responds to commands in English as well

0:05:560:05:58

but Lula's going to have to learn some commands in German.

0:05:580:06:01

-Yes, got one already, sitzs.

-Which is?

0:06:010:06:04

Which means - I think - sit.

0:06:040:06:06

So it sounds like Lula won't have any problems fitting in

0:06:060:06:09

and Suzie hopes her passion for cooking will be

0:06:090:06:12

the key to getting to know the locals.

0:06:120:06:14

In Brazil we believe in hospitality.

0:06:140:06:17

The best way to get to know people is to offer them

0:06:170:06:19

something to eat and if it's something nice and tasty,

0:06:190:06:22

it's even better, so I enjoy that.

0:06:220:06:25

And they're definitely going to be in the right place to find

0:06:250:06:28

a decent bottle of wine to accompany Suzie's delicious cooking.

0:06:280:06:31

I feel a bit foolish because I didn't realise it was a wine growing area before we visited

0:06:310:06:35

but I've often had in my mind

0:06:350:06:36

that in some stage of my life I'd like to try growing a few vines.

0:06:360:06:41

And this looks as though it could be an opportunity.

0:06:410:06:44

So our buyers can certainly picture their new life abroad

0:06:440:06:47

and with their current home on the market, all that's left

0:06:470:06:50

is to find out how much they'll have to fund this dream German move.

0:06:500:06:54

I think we're thinking in terms of £150,000

0:06:540:06:57

but we'd be happy to go up to 180,000

0:06:570:07:00

should the property be absolutely perfect.

0:07:000:07:03

Will and Suzie would like to be within reach of the Mosel valley

0:07:070:07:10

and their close friends,

0:07:100:07:11

so have set a search area around the riverside town of Zell.

0:07:110:07:16

They're keen to get started and we're meeting in a vineyard in the

0:07:160:07:20

heart of the valley to discuss the finer points of their planned move.

0:07:200:07:24

Here we are in the Mosel valley, what a beautiful spot you've chosen.

0:07:240:07:28

-It is lovely.

-That's what we thought.

-It's how I remember it.

0:07:280:07:31

-Yeah.

-Perhaps even better.

0:07:310:07:33

I know that you came here on holiday and met some friends

0:07:330:07:35

and sort of fell in love with the area, I mean, is it that simple?

0:07:350:07:38

-It was just a sort of heart decision?

-No, we...

0:07:380:07:41

It was a decision that we made very gradually.

0:07:410:07:43

We didn't come here with any intention to moving to Germany.

0:07:430:07:46

-You say that, for me, it wasn't.

-Was it?

-I was just in their garden...

-That's a secret.

0:07:460:07:50

I was just in their garden one day and I just knew in myself, yeah.

0:07:500:07:54

Is it an opportunity, do you think,

0:07:540:07:56

for the two of you to change something in your life?

0:07:560:07:58

Or are you hoping to transplant your life to Germany?

0:07:580:08:01

I think things are really different these days with the internet

0:08:010:08:04

and international communications.

0:08:040:08:06

We can transplant a huge part of our existing life anywhere.

0:08:060:08:10

But obviously, we are open to change, we're open to learn

0:08:100:08:13

more about the local culture and to embrace what Germany's got to offer.

0:08:130:08:19

Let's talk about the specifics of the house,

0:08:190:08:21

what are the sort of absolute must haves?

0:08:210:08:24

Erm, four bedrooms,

0:08:240:08:26

two separate offices for us,

0:08:260:08:28

a place that we can use as a hobby room.

0:08:280:08:31

Anything else to add to that, Will?

0:08:310:08:33

Erm... Broadband, as we're always talking about,

0:08:330:08:36

is very important looking at it from the work aspect

0:08:360:08:38

and a garden quite attracts me.

0:08:380:08:40

I've been thinking about a line of vines as I'm standing here...

0:08:400:08:44

Well, it's certainly the right place for that. What about style?

0:08:440:08:47

Do you mind something very old or something more modern?

0:08:470:08:49

I don't like very old properties, I have to say.

0:08:490:08:52

A more modern property would be ideal for me.

0:08:520:08:55

-Do you mind where you're located?

-For me, ideally a village.

0:08:550:09:00

At this stage of our lives, we don't want to be too isolated.

0:09:000:09:02

Obviously, we need a little money to play with,

0:09:020:09:04

so what is our budget here in Germany?

0:09:040:09:07

Erm, I think we've agreed £150,000 is ideal

0:09:070:09:11

but we could go up to 180 for the absolutely right property in the right spot.

0:09:110:09:16

Well, we've to some lovely houses lined up

0:09:160:09:19

and I'm really excited to hear what you have to say about them.

0:09:190:09:22

-Let's do it.

-Thank you.

-Komm mit.

0:09:220:09:24

Will and Suzie are looking to spend up to £150,000

0:09:270:09:29

although they would stretch that budget by 30,000

0:09:290:09:33

for the perfect property.

0:09:330:09:35

They're seeking a modern house with at least four bedrooms,

0:09:350:09:38

two offices, and a good broadband connection.

0:09:380:09:41

Will would like enough space in which to grow some vines

0:09:410:09:44

and they'd like to be within a community,

0:09:440:09:46

preferably within a village location.

0:09:460:09:49

We've got four contrasting properties lined up

0:09:490:09:52

to tempt our buyers,

0:09:520:09:53

the last of which will be the mystery house,

0:09:530:09:56

which we have high hopes for,

0:09:560:09:57

but is definitely not one for the faint hearted.

0:09:570:10:00

And what they don't know yet is that they'll also be

0:10:000:10:02

staying in a house that we've rented for them,

0:10:020:10:05

which should give them a good flavour of German life.

0:10:050:10:08

Our first property is just over 20 miles from Zell,

0:10:140:10:17

in the rural community of Dommershausen.

0:10:170:10:20

This peaceful town is situated in the Rhine-Hunsruck district

0:10:200:10:23

and is a short drive from the meandering River Mosel,

0:10:230:10:26

while remaining within easy reach of our buyers' friends.

0:10:260:10:29

The centre offers up an interesting mix of traditional and modern property

0:10:290:10:34

with amenities which include a popular gasthaus and bank.

0:10:340:10:38

Our house is certainly in Will and Suzie's preferred location

0:10:380:10:41

but the style isn't exactly an obvious choice

0:10:410:10:44

for their modern architectural tastes.

0:10:440:10:46

-So, house number one.

-Wow, it looks nice on the outside, nice entrance.

0:10:490:10:55

-What do you think?

-It's older than I think would be in my time frame.

0:10:550:10:59

When you say your time frame, when does that start?

0:10:590:11:01

-'70s onwards, wasn't it? About that, really.

-OK.

0:11:010:11:05

It dates back to the 1930s, 1934 it was built.

0:11:050:11:08

-This is the property, but this is also yours.

-Wow.

0:11:080:11:11

So you have a very large outbuilding as well, which we can explore later.

0:11:110:11:14

-My goodness.

-Shall we have a look inside?

-Yeah.

0:11:140:11:17

'Despite Will's reservations about its age,

0:11:170:11:20

'Suzie seems intrigued by this timber framed property.

0:11:200:11:23

'I just hope it proves to be light enough for her,

0:11:230:11:26

'as we pass through the hall into our first room.'

0:11:260:11:29

Come on in.

0:11:290:11:31

-This is the main living space.

-Wow.

-OK.

0:11:320:11:36

Lovely fireplace in the corner.

0:11:360:11:38

And then this is also your dining area

0:11:380:11:40

with the windows looking out south.

0:11:400:11:43

Suzie, when you were talking this morning about being Brazilian,

0:11:430:11:46

liking lots of light, this is not a massively light property.

0:11:460:11:50

Is that going to be a problem for you?

0:11:500:11:51

No, I do like the French window and I like these windows on the

0:11:510:11:54

other side as well, the dining table.

0:11:540:11:56

So it's OK, it's fine. I like this.

0:11:560:11:59

I think for me, it's marginally dark, I have to say.

0:11:590:12:03

Not as light as I know is possible and I think we'd like.

0:12:030:12:07

Obviously, that's not the kind of thing that, erm, I'm used to.

0:12:070:12:11

But it wouldn't be here anyway.

0:12:110:12:13

And for proportions, is this going to be enough for you

0:12:130:12:15

-as a living-dining room?

-The size is very adequate, very good.

0:12:150:12:19

To me it's on the small side, but, erm...

0:12:190:12:22

What's happened? We're diverging here, but, erm...

0:12:220:12:24

First impressions of the interior seem reasonable,

0:12:240:12:27

although I'm surprised it's initially Will who seems the harder to please.

0:12:270:12:31

And if he found the living room tight,

0:12:310:12:33

the kitchen could well throw up concerns.

0:12:330:12:35

Come in. I'm interested to see what you think about the size of this.

0:12:370:12:41

Oh, dear - laughter.

0:12:410:12:44

Is that good laughter or bad laughter?

0:12:440:12:45

It's a laugh that says it is smaller than our current kitchen, isn't it?

0:12:450:12:50

-Yes, absolutely.

-Ours is slightly bigger.

0:12:500:12:53

But there is the possibility for knocking through this wall,

0:12:530:12:55

there's a bathroom downstairs which you'd sacrifice or there's a

0:12:550:12:58

utility room at the back of the house you could also redevelop.

0:12:580:13:01

That's difficult because we do a need a place, really,

0:13:010:13:04

we can move into, get life restarted as quickly as possible.

0:13:040:13:07

But you know, right location could alter things I suppose.

0:13:070:13:12

Time to move on swiftly, so we're heading straight upstairs.

0:13:120:13:16

The first floor feels more spacious with two good sized bedrooms,

0:13:160:13:19

the second of which could be split into two to create a third.

0:13:190:13:23

There's also a generous bathroom on offer,

0:13:230:13:25

although the yellow accessories might not be to their taste

0:13:250:13:28

but it's certainly flooded with light.

0:13:280:13:32

We're heading up to a second level

0:13:320:13:34

and the real selling point of this house.

0:13:340:13:36

How lovely. Oh, light.

0:13:370:13:40

Very spacious.

0:13:400:13:42

-So there is a second lounge.

-Wow, it's a cosy room.

0:13:420:13:46

-Plenty of dead animals again.

-Wow.

0:13:460:13:49

-But you could very easily turn this into work space, or...

-Yeah.

0:13:490:13:52

..make this a sort of joint office.

0:13:520:13:54

I like it, I think it's absolutely lovely.

0:13:540:13:57

I can also see us working - me working - in this room.

0:13:570:14:01

Even though they're not big fans of character features,

0:14:010:14:03

the loft seems to have gone down well.

0:14:030:14:06

The outside space is a large rectangular plot,

0:14:060:14:09

mainly laid to lawn.

0:14:090:14:10

The planting is currently fairly sparse

0:14:100:14:12

but the garden's big enough to take a row of vines or fruit trees,

0:14:120:14:16

should Will feel the urge to get gardening.

0:14:160:14:18

There's also a useful shaded area for al fresco dining

0:14:180:14:21

in this peaceful location.

0:14:210:14:23

Wow.

0:14:230:14:25

Nice, spacious.

0:14:250:14:28

-Yes. Room for Lula to run around in.

-Yeah.

0:14:280:14:31

Bit of mowing needing doing.

0:14:310:14:33

The other feature we haven't talked about is the massive outhouse.

0:14:330:14:36

-They used to have horses, so it's like a garage for a horse box.

-Oh, right.

0:14:360:14:40

-So you've got two garages on either side and a very tall central garage...

-Yeah.

0:14:400:14:44

..which would be very easy to convert into an office or to just have as storage.

0:14:440:14:48

And at the side of the house, here,

0:14:480:14:50

in this lean-to you've a sort of stable block.

0:14:500:14:53

All sorts of possibilities - you could push out, or convert that,

0:14:530:14:56

or, again, just have it as outside storage.

0:14:560:14:58

How much do you think this property is on the market for? In pounds?

0:14:580:15:02

In pounds?

0:15:020:15:03

My guess would be about £100,000.

0:15:030:15:07

Will?

0:15:070:15:09

I think I'd be a bit more generous - 110, 115, maybe.

0:15:090:15:13

So, this property is on the market for just over £133,000.

0:15:130:15:16

Ooh...!

0:15:160:15:18

Yeah, OK, interesting.

0:15:190:15:21

Why don't you go and look at the outbuildings,

0:15:210:15:24

because they are really substantial. And I'll meet you at the front.

0:15:240:15:27

Priced at £17,000 under Will and Susie's ideal budget,

0:15:270:15:30

our first property represents real value for money.

0:15:300:15:34

It's a detached, timber-framed house

0:15:340:15:36

currently offering two bedrooms

0:15:360:15:38

and a spacious loft/living room.

0:15:380:15:40

A large garage has plenty of conversion potential

0:15:400:15:43

and there's a generous garden with outdoor living space.

0:15:430:15:47

Realistically speaking, we're still very set on a modern property.

0:15:470:15:50

This house has challenged us a little bit

0:15:500:15:52

because it's so charming and has a lot of character.

0:15:520:15:55

I could see knocking a few walls down,

0:15:550:15:58

putting a few doors in,

0:15:580:16:00

changing things would make this property really, really stunning.

0:16:000:16:04

I'm surprised that Susie liked this house more than me,

0:16:040:16:06

because she's always said she wants modern, she likes modern.

0:16:060:16:10

But, I think, realistically, both of us would decide it is too much work.

0:16:100:16:14

-All done inside?

-All done inside.

-Yes.

0:16:140:16:17

That's the end of this house tour,

0:16:170:16:18

but I have a little surprise for you guys.

0:16:180:16:20

We have organised a house for you to stay in.

0:16:200:16:23

-A house?

-A house with a garden and fruit trees.

0:16:230:16:26

You'll be living next to the mayor of village.

0:16:260:16:29

-It is in the Mosel Valley.

-Wow.

0:16:290:16:31

It's not for sale, sadly, but it's an immersive taste of living in Germany.

0:16:310:16:35

-Absolutely.

-Fantastic. Thank you.

0:16:350:16:38

Will and Susie seem buoyed by the idea

0:16:430:16:45

of this authentic German living experience.

0:16:450:16:48

Their rental property is 20 miles south-west of Zell

0:16:480:16:50

in the village of Maring Noviand

0:16:500:16:52

And they don't take long to settle into their new surroundings.

0:16:520:16:55

Susie is cooking up some pasta with German bacon

0:16:550:16:59

and reflecting on their first day in the region.

0:16:590:17:02

The only challenge for me has been buying some food to cook tonight.

0:17:020:17:08

I am very, erm... keen to learn the language.

0:17:080:17:12

There'd be so many difficulties unless we do,

0:17:120:17:15

and learn as much as we can before we actually arrive.

0:17:150:17:18

People are friendly. They talk to you.

0:17:180:17:20

We had people stopping to talk, to ask questions.

0:17:200:17:25

Though we had no idea what they were talking about.

0:17:250:17:28

Anyway, we can start tonight, can't we? I've got my German book with me.

0:17:280:17:31

Yeah, but that's cheating -

0:17:310:17:33

it's your German dictionary that is German and Portuguese!

0:17:330:17:37

So, it sounds like it's going to be a tough night for Will,

0:17:370:17:40

as they sit down to a working dinner

0:17:400:17:42

and try to brush up on their language skills.

0:17:420:17:45

It's the second day of our German house hunt.

0:17:500:17:53

Before we show our buyers the next property offering, Will and Susie

0:17:530:17:56

are taking the opportunity to see the scenic Mosel Valley

0:17:560:17:59

from a different perspective,

0:17:590:18:00

as they board a river cruiser at Zell.

0:18:000:18:02

And these outdoor enthusiasts

0:18:040:18:05

soon spot a potential activity they hadn't considered.

0:18:050:18:09

Interesting to see the cyclists there on what must be cycle track.

0:18:090:18:12

-Yeah.

-That'd be good, wouldn't it?

0:18:120:18:14

-We've got the bikes.

-Be great, yeah.

0:18:140:18:16

-Just need a bike carrier for the car, I guess.

-Yeah. Yeah.

0:18:160:18:18

To get them down to the river.

0:18:180:18:20

And it's a leisurely thing that we could do.

0:18:200:18:24

This relaxing cruise seems to be creating a positive frame of mind,

0:18:240:18:27

as they reflect on the plus points of this stunning area.

0:18:270:18:31

To me, certainly, the pace of life, and the hospitality of the locals,

0:18:310:18:36

I think is what attracts me.

0:18:360:18:38

You get a feeling in your mind and your heart

0:18:380:18:41

that it's the right thing to do,

0:18:410:18:42

and you start looking for reasons why.

0:18:420:18:44

We found plenty of reasons that it is a good place to work as freelancers.

0:18:440:18:49

-Being central in Europe is very attractive.

-Absolutely.

0:18:490:18:51

Well, our buyers are looking increasingly at home here,

0:18:510:18:54

but we've yet to find them a property to cement this move.

0:18:540:18:57

So it's time to get back on track with the house-hunt.

0:18:570:19:00

Day two of our property search of the Rhineland,

0:19:020:19:04

and I'm getting ready to show them house number two.

0:19:040:19:06

I think they may be too fixated on the big, modern 1970s house

0:19:060:19:10

that their friends have here in the Mosel Valley,

0:19:100:19:13

but this area is so rich in history and character properties,

0:19:130:19:17

that I am reluctant to give them that just yet.

0:19:170:19:20

So, this house has a lot of history,

0:19:200:19:23

it has quirky features,

0:19:230:19:26

and I think it has a little splash of Brazil.

0:19:260:19:28

Our second property is right in the heart of the Mosel Valley

0:19:290:19:33

in the riverside community of Erden.

0:19:330:19:35

The village is set in an exquisite location

0:19:350:19:38

surrounded by steep-sided vineyards.

0:19:380:19:40

There are records of wine growing in the area

0:19:400:19:43

as far back as Roman times, and the industry still provides

0:19:430:19:46

one of the main sources of income locally.

0:19:460:19:49

This is a close-knit community with a good range of amenities

0:19:490:19:52

including a popular restaurant.

0:19:520:19:54

Our property is set in the heart of the village

0:19:540:19:57

but in a surprisingly quiet location.

0:19:570:19:59

It's a little slice of Brazil!

0:20:000:20:02

-It is, yeah!

-In the Mosel Valley.

-Wow!

0:20:020:20:05

-That is a surprise.

-Yes, we searched high and low for a banana palm here.

0:20:050:20:09

-Oh, my goodness.

-Doesn't matter about the house, it's got a banana.

0:20:090:20:13

Exactly. As you can see we've still kept you in the past.

0:20:130:20:17

We haven't quite given you the modern house yet.

0:20:170:20:20

Yes.

0:20:200:20:21

So, it is an interesting property - old, 1680s - but an interesting one.

0:20:210:20:24

Because this area obviously was very big in wine

0:20:240:20:27

and this has actually always been in the hands of wine dealers.

0:20:270:20:30

It was where they displayed the wine

0:20:300:20:32

and it still has a sort of wine bar which we can explore a bit later.

0:20:320:20:36

What do you think of the location - we are close to the river?

0:20:360:20:38

If someone could give us an idea of the flood risk

0:20:380:20:41

before we committed ourselves...

0:20:410:20:42

It is something to consider.

0:20:420:20:44

The Mosel has a very sophisticated flood defence now,

0:20:440:20:47

but it is something to bear in mind.

0:20:470:20:49

Despite being a period property and somewhat limited on outside space,

0:20:490:20:54

I'm sensing an air of excitement as we cross the courtyard

0:20:540:20:58

straight into a raised open-plan living area.

0:20:580:21:00

Very modern! Lovely place!

0:21:020:21:05

Also, I felt that it kind of had a Brazilian feel to it.

0:21:050:21:08

It definitely has a Brazilian feel to it.

0:21:080:21:10

The white colour does it.

0:21:100:21:12

-Absolutely.

-It's got the sort of kitchen you'd be happy with.

0:21:120:21:14

-Oh, boy!

-Definitely.

-I'd be happy with it, as well.

0:21:140:21:17

Through there there's a beautiful winter garden

0:21:170:21:19

with amazing tropical plants and cactuses. Great.

0:21:190:21:21

Surprisingly warm inside, isn't it?

0:21:210:21:23

It's quite a contrast - the old exterior and the modern interior.

0:21:230:21:26

How do you feel about it now you're inside?

0:21:260:21:29

For me, the outside's not a problem with an inside like this.

0:21:290:21:32

Our buyers seem to be blown away by this bright open space.

0:21:320:21:36

Across the hall from the kitchen is a large office with

0:21:360:21:39

plenty of room to accommodate the two of them

0:21:390:21:41

while providing the all-important broadband connection.

0:21:410:21:45

But we're heading upstairs to inspect the first-floor space.

0:21:450:21:49

-Here we have one of the two bedrooms on this floor.

-Yeah.

0:21:490:21:53

It's got a sort of dressing area then, on this floor, a bathroom,

0:21:530:21:56

and a second bedroom on the other side of the wall.

0:21:560:21:59

The size is the size of our bedroom now.

0:21:590:22:02

Pretty much, isn't it? Especially as the wardrobe's outside.

0:22:020:22:05

What are you thinking as you're walking upstairs?

0:22:050:22:08

Getting a bit more of an idea of the house.

0:22:080:22:10

-Let's say, I am annoyed.

-Annoyed?

-Yeah, it is such a nice house!

0:22:100:22:12

Why does that annoy you?

0:22:120:22:14

Well, there are one or two little things that have to work, in my mind.

0:22:140:22:18

It's not really suitable for our dog.

0:22:180:22:20

There's one other thing, I thought of, as well - car parking.

0:22:200:22:23

Any ideas about that?

0:22:230:22:25

You can park under the arch. It belongs to you, as well.

0:22:250:22:28

The house itself is so absolutely...

0:22:280:22:30

Nothing like I'd thought we'd look at. Nothing we've contemplated.

0:22:300:22:34

But absolutely special in my mind.

0:22:340:22:36

This beautiful house has really got to William.

0:22:360:22:39

Although the first floor only offers two bedrooms

0:22:390:22:42

there is further development potential in the loft,

0:22:420:22:45

should they need more space.

0:22:450:22:46

Outside, the sheltered courtyard may be compact,

0:22:460:22:49

but it has lovely feel with a mix of evergreen shrubs and climbers,

0:22:490:22:52

creating a green oasis.

0:22:520:22:55

And this peaceful haven leads through to the property's

0:22:550:22:58

unique selling point.

0:22:580:23:00

Through your tropical garden, into your own wine bar.

0:23:010:23:05

-I'm speechless!

-That's the word that came to my mind! Speechless!

-Oh!

0:23:050:23:11

-Especially when you look down that bit, as well!

-Yes!

-Is there more?

0:23:110:23:15

So, it's run as a business at the moment, is it?

0:23:150:23:17

Yes, it's run as a little wine bar.

0:23:170:23:18

But, you don't have to keep it as a wine bar.

0:23:180:23:20

-You said to me once, years ago, you fancied having a restaurant.

-Yes.

0:23:200:23:25

-Susie's.

-Exactly. That's my secret. I love cooking.

0:23:250:23:28

It'd be a good way to get yourself integrated into the community.

0:23:280:23:31

Oh, yes. A way to meet people. Isn't it?

0:23:310:23:34

Well, I'm glad that you like it.

0:23:340:23:36

I love it!

0:23:360:23:38

It was a little bit of a risk bringing you here.

0:23:380:23:40

-It doesn't quite fit your original wish list.

-Well, it has paid off.

0:23:400:23:44

Actually, I had envisaged this space as the perfect office,

0:23:450:23:48

but we seem to have unearthed a potential career change for Susie,

0:23:480:23:52

as we head outside to get their thoughts on the price.

0:23:520:23:55

OK, how much do you think it is on the market for?

0:23:550:23:58

Are we talking about buying it as a property,

0:23:580:24:00

or do you have to buy it as a business, or...?

0:24:000:24:02

You buy the whole thing. It's all one package.

0:24:020:24:04

My hunch is that it is well up to the top of our budget.

0:24:040:24:08

If not over the top, so...

0:24:080:24:10

I'd go for a £180,000.

0:24:100:24:13

And I think this house is worth a lot more.

0:24:130:24:17

£200,000. At least?

0:24:170:24:18

Well, this property - and that's the old house and the old business,

0:24:180:24:23

is on the market for just under £167,000.

0:24:230:24:28

That's amazing.

0:24:280:24:29

Wow. It's amazing value.

0:24:290:24:32

-Yeah.

-Why don't you go inside

0:24:320:24:33

Particularly take a look at the attic space

0:24:330:24:36

which has phenomenal potential.

0:24:360:24:38

Our second property comes in around £13,000 under

0:24:420:24:45

Will and Susie's maximum budget.

0:24:450:24:48

It's a 17th-century village house, currently offering two bedrooms,

0:24:480:24:51

but with scope to create more in the attic.

0:24:510:24:54

The downstairs features modern open plan living,

0:24:540:24:57

but its unique selling point has to be the traditional wine bar

0:24:570:25:01

set in the courtyard garden.

0:25:010:25:03

Oooh!

0:25:030:25:05

-Look at this!

-THEY LAUGH

0:25:050:25:07

Well, look at this. That's a proper boiler, isn't it?

0:25:070:25:11

I could have my office here.

0:25:110:25:13

Next to the boiler, keep me warm.

0:25:130:25:16

I know we're getting very excited...

0:25:160:25:18

167,000 is almost "have it and worry about it afterwards".

0:25:180:25:22

There is this conflict within me, in a way -

0:25:220:25:26

Yes, the house is very old,

0:25:260:25:29

I don't have a great enthusiasm for older property,

0:25:290:25:32

but inside it's new, it's very sleek

0:25:320:25:35

and it's very, very warm and very Brazilian.

0:25:350:25:38

There's old and old.

0:25:380:25:40

1680 is genuine, proper old,

0:25:400:25:41

and I really loved it as soon as I saw it.

0:25:410:25:44

It would need some thinking about,

0:25:440:25:46

but it's such a fabulous opportunity as far as I'M concerned,

0:25:460:25:49

and how I'd like to lead my life.

0:25:490:25:52

I'm afraid of going to have to tear you away

0:25:520:25:54

from your bistro, bossa nova bonanza.

0:25:540:25:57

Oh. Shame.

0:25:570:25:59

Well, it hit a nerve.

0:25:590:26:01

You certainly have.

0:26:010:26:02

The Rhineland Palatinate region

0:26:080:26:10

is responsible for around 65% of Germany's grape production,

0:26:100:26:14

on some 50 million vines.

0:26:140:26:17

Although it is a profitable business for the large vineyards,

0:26:170:26:20

small family producers can struggle.

0:26:200:26:22

For the last 80 years, the Kasel vineyard in Ruwer Valley

0:26:220:26:26

has countered these financial pressures

0:26:260:26:29

by running the business as a wine cooperative.

0:26:290:26:31

Local people who share a passion for the grape

0:26:310:26:34

pool their time and labour

0:26:340:26:36

to create their very own wine.

0:26:360:26:38

I know Will has aspirations to grow vines,

0:26:380:26:41

so I am sending him and Susie to meet cooperative member

0:26:410:26:45

Anya Brazell to find out more.

0:26:450:26:47

-Anja. Nice to meet you.

-Nice to meet you.

-Hi.

0:26:470:26:51

So you all have other jobs, or is this a full-time occupation?

0:26:510:26:54

-No, it's a holiday.

-It's a hobby?

-It's a hobby, yeah.

0:26:540:26:56

We share all the jobs.

0:26:560:26:59

So everyone has a task to do.

0:26:590:27:00

Everyone has tasks to do, yes.

0:27:000:27:01

Over the year.

0:27:010:27:03

It starts in February-March, with the cutting of the vines.

0:27:030:27:07

If you are a group, it's fun to be outside

0:27:070:27:10

and we always go when the weather is good.

0:27:100:27:13

There are currently 20 members of the cooperative.

0:27:130:27:15

Although they rent their own strips of land off the owner,

0:27:150:27:19

they effectively club together to farm the whole vineyard.

0:27:190:27:22

Duties include binding the vines to the supporting wire

0:27:220:27:25

and keeping any grass and weeds cut back during the growing season.

0:27:250:27:29

Why is this valley so good for growing grapes?

0:27:290:27:33

The good thing is all the vineyard slopes are on the southern side.

0:27:330:27:38

We have a lot of sun here, which is necessary for the grapes.

0:27:380:27:44

Also, the ground, the soil, is quite good.

0:27:440:27:47

It's shale, which is black,

0:27:470:27:49

so during the day it heats up

0:27:490:27:52

and during the night it gives back the heat to the grapes.

0:27:520:27:57

These near-perfect growing conditions create bumper crops

0:27:570:28:01

of this region's world-renowned Riesling grape.

0:28:010:28:05

As harvest time approaches,

0:28:050:28:06

the critical sugar concentration of the grapes

0:28:060:28:09

is constantly monitored using a refraction meter.

0:28:090:28:13

Taking a grape...

0:28:130:28:15

doing some juice... on this.

0:28:150:28:19

Then you look through,

0:28:190:28:22

and on the middle scale,

0:28:220:28:24

you see how many sugar is already in the grapes.

0:28:240:28:28

So now we have...64.

0:28:280:28:30

You want to try it?

0:28:300:28:32

Thank you. So, what are you aiming for?

0:28:320:28:34

Well, last year we had around 90.

0:28:340:28:36

You have a way to go.

0:28:360:28:38

Still a way to go, isn't it?

0:28:380:28:40

Although this vineyard only measures seven acres,

0:28:400:28:43

it still produces six different varieties of wine.

0:28:430:28:46

The cooperative covers every stage of the process,

0:28:460:28:49

ending up at the labelling plant in the main cellar.

0:28:490:28:52

The finishing touches are all carried out by the oldest member Jupp.

0:28:520:28:56

He seems to be doing it all by hand.

0:28:560:28:58

How many bottles does the he have to do a year?

0:28:580:29:00

Well, around 20,000 bottles we have to do.

0:29:000:29:03

All the bottles of the wine manufacturer

0:29:030:29:06

are going through Jupp's hands.

0:29:060:29:08

-I think it's what we call a labour of love in English.

-Yeah!

0:29:080:29:12

Sounds like Jupp could do with a break.

0:29:120:29:14

So, Susie is getting into the corporate spirit

0:29:140:29:17

and lends a hand.

0:29:170:29:19

A bit higher.

0:29:200:29:22

Once everything's packaged the wine is sold to local supermarkets,

0:29:220:29:25

and directly to the public.

0:29:250:29:27

The profits are mainly ploughed back into the business

0:29:270:29:29

with a small surplus being distributed among cooperative members.

0:29:290:29:33

Yeah, wonderful.

0:29:330:29:34

-Morgen!

-Tomorrow you have to start here.

0:29:340:29:36

And with one bottle labelled up, it's time for a tasting...

0:29:400:29:44

-Prost.

-ALL: Prost!

0:29:440:29:46

..accompanied by a traditional toast from the multi-talented Jupp.

0:29:460:29:50

HE SINGS IN GERMAN

0:29:500:29:53

-ALL LAUGH

-Applause! Cheers!

0:30:000:30:03

What a fitting way to round off Will and Suzie's tour.

0:30:030:30:06

This impressive initiative could offer up a great opportunity to

0:30:060:30:09

integrate into the community, but first we need to find them a home,

0:30:090:30:12

so it is time to continue the property hunt.

0:30:120:30:16

For our third property,

0:30:210:30:22

we're heading northwest to the Vulkan Eifel district

0:30:220:30:25

and the community of Bongard.

0:30:250:30:27

A good range of shops and cafes are available in nearby Kelberg.

0:30:270:30:32

This peaceful town has an attractive mix of architecture

0:30:320:30:35

and has a genuinely friendly feel.

0:30:350:30:37

But the area is considerably further away from the Mosel

0:30:370:30:40

and Will and Suzie's friends.

0:30:400:30:42

Our property is a ten-minute drive away on the edge of Bongard.

0:30:430:30:46

I'm fascinated to see if Will and Suzie's new-found enthusiasm for period architecture will continue

0:30:460:30:52

or whether they will succumb to the more familiar qualities of our next property.

0:30:520:30:56

Here we are, house number three. What do you think?

0:30:580:31:00

-That's more like it for me.

-It's a normal, built in the '70s, house.

0:31:000:31:05

-Lots and lots of space.

-Mm!

0:31:050:31:07

Big private garden.

0:31:070:31:09

So it is a lot more what you had written down on your wish list.

0:31:090:31:12

What do you think, now that you're standing in front of it?

0:31:120:31:15

From the outside, it's a lovely place. Absolutely.

0:31:150:31:18

It's a bit far off perhaps where we had hoped for the location.

0:31:180:31:21

-For me, personally. But, no, it's all good.

-Shall we go inside?

-Let's.

0:31:210:31:26

Will seems to be sensing Suzie's excitement as she takes in

0:31:260:31:29

the open space around this large detached property.

0:31:290:31:32

I think we may have found her vision of a German home

0:31:320:31:35

as we pass through the hall into the front-facing kitchen.

0:31:350:31:39

-Off that lovely, big, sun-drenched hall into the kitchen.

-Wow!

0:31:390:31:44

-You look happy.

-I am happy.

-With a view through into the dining room.

0:31:440:31:48

Wow! Very nice.

0:31:480:31:50

The dining room continues into this very lovely kind of, well,

0:31:500:31:54

conservatory, I suppose we'd call it.

0:31:540:31:56

You don't think they're taking the kitchen with them?

0:31:560:31:58

Yes, that is a German habit, that when people move, they do take their kitchens with them.

0:31:580:32:02

I'll have to check that.

0:32:020:32:03

It's not one that I've totally understood, but if we can avoid that, it's moving in, settling quicker.

0:32:030:32:08

That's pretty serious talk for this early stage of the tour.

0:32:080:32:12

Let's hope it continues as we cross the hall to the living space.

0:32:120:32:15

-This is a very big room.

-Ooh!

0:32:170:32:19

-Lovely.

-Oh, wow.

-So much light coming in and so spacious.

0:32:210:32:26

-I love the floor. What do you think?

-Yeah, I like it.

-I like it too.

0:32:260:32:30

-Very much.

-Is the other house drifting from your memory?

-Yes, it is now.

0:32:300:32:34

I mean, not because I don't like it, but because I'm engaging here.

0:32:340:32:37

It's very nice.

0:32:370:32:39

As well as all this on this floor,

0:32:390:32:41

you have also got a complete basement -

0:32:410:32:44

a huge amount of space there.

0:32:440:32:46

You've got a laundry room, a great big walk-in larder,

0:32:460:32:50

and a huge space which could be a hobby room.

0:32:500:32:53

-Yeah.

-I'm looking forward to seeing the rest of the house.

0:32:530:32:55

Well, you've got another two storeys on top.

0:32:550:32:58

There's no holding back these two as we head upstairs.

0:32:590:33:03

The first floor offers up two stylish bathrooms,

0:33:030:33:05

complete with sleek, built-in basins, as well as three bedrooms.

0:33:050:33:09

The first is a good size, with attractive views over the garden,

0:33:100:33:14

whilst the colossal master is dual-aspect,

0:33:140:33:17

offering up a light-filled space.

0:33:170:33:20

And I'm hoping the last bedroom will really appeal to this business-minded couple.'

0:33:200:33:23

There is a master bedroom, but I wanted to show you this room

0:33:230:33:26

because I thought this would make a lovely study.

0:33:260:33:29

-That's true.

-It is true, you know.

-It's true.

-What a lovely idea.

-And...

0:33:290:33:33

-Ooh!

-..step out here, have yourself a coffee

0:33:330:33:37

when you have finished a particularly difficult translation.

0:33:370:33:40

It's lovely. Outdoors living.

0:33:400:33:42

-Am I allowed to cry?

-Yes, please do. We love tears on this show!

0:33:440:33:48

Suzie has totally fallen for this place,

0:33:500:33:52

and there's even more on offer.

0:33:520:33:54

The loft has been converted into another light-filled bedroom

0:33:540:33:57

and also has a separate storage area.

0:33:570:34:00

But we're heading out into the gardens,

0:34:000:34:02

which are equally impressive.

0:34:020:34:04

They extend to well over half an acre

0:34:040:34:07

and incorporate lots of distinct areas including an ornate pond,

0:34:070:34:10

a seating area hidden among the quirky topiary garden,

0:34:100:34:14

and there's even a row of fruit trees for budding gardener Will.

0:34:140:34:18

I have a feeling this is more what you had in mind for a perfect German garden.

0:34:180:34:23

-Ohh!

-Ah, yes.

-This is really...

0:34:230:34:25

-This is a perfect garden.

-This is wonderful.

0:34:250:34:27

-Not only for us, but for Lula as well, isn't it?

-Yeah.

0:34:270:34:31

-It's very dog-friendly. You can shut the gates.

-Yeah.

0:34:310:34:34

I am very, very positive about this house. I cannot deny.

0:34:340:34:36

-I can't hide it.

-Can we afford it?

-Probably not!

0:34:360:34:39

-How much do we think it is?

-Oh, it is very, very difficult.

0:34:390:34:42

£200,000.

0:34:420:34:44

Um, well, I'm going to compare it with our friend's house - 175,000.

0:34:460:34:50

This house is on the market

0:34:500:34:53

for just under £165,000.

0:34:530:34:58

-SHE GASPS

-No!

0:34:580:35:00

-I would have never guessed.

-Go in, explore, make yourself at home.

0:35:000:35:06

Because, frankly, Suzie's already got bought in her head.

0:35:060:35:10

So Will will just have to catch up.

0:35:100:35:11

Our third property comes in at around £15,000

0:35:130:35:16

under Will and Suzie's maximum budget.

0:35:160:35:19

It is a 1970s detached house, offering up four bedrooms

0:35:190:35:22

and a spacious open-plan dining room/conservatory.

0:35:220:35:26

The large gardens extend to over half an acre, offering

0:35:260:35:29

a practical but peaceful space in this attractive village location.

0:35:290:35:33

This house is a real contender.

0:35:330:35:35

This house is so perfect and I am so in love with it.

0:35:350:35:39

If we're thinking of the downside,

0:35:390:35:41

the only thing I can think of is its distance from Zell

0:35:410:35:45

and that part of Mosel Valley where we have got contacts and friends.

0:35:450:35:49

Do we want to put ourselves that far away from people that we already know?

0:35:490:35:53

A more modern house is better suited

0:35:530:35:57

and confirms what is in my mind is what is in my heart.

0:35:570:36:00

Ooh, I was dozing off in the sun. It's lovely here.

0:36:020:36:04

THEY LAUGH

0:36:040:36:05

-Are you all done?

-We're all done.

-Yes, thank you.

0:36:050:36:08

-Your last house of the day, we can go find a place to rest and you can digest them all.

-OK.

0:36:080:36:13

Will and Suzie were originally drawn to the Mosel by its scenery

0:36:180:36:22

and an established friendship.

0:36:220:36:24

But they seem to appreciate the importance of integrating into the German community.

0:36:240:36:28

We have come to the attractive town of Kirchberg

0:36:280:36:31

to meet a British couple who have done just that.

0:36:310:36:34

'Peter and Norma Hudson relocated to the area two-and-a-half years ago

0:36:340:36:38

'to enjoy their newly-retired life in this beautiful part of Germany.'

0:36:380:36:42

-So, they are hoping to move to this part of the world.

-Super!

0:36:430:36:47

And one of the key questions is,

0:36:470:36:49

did you speak any German when you arrived?

0:36:490:36:51

Ooh, a smidgen. A very small amount!

0:36:510:36:54

That's very encouraging! There's hope for us.

0:36:540:36:56

Would you characterise your German knowledge as a smidgen now?

0:36:560:36:59

-Mine is less than a smidgen!

-Oh, mine is...

0:36:590:37:02

No, it isn't, really.

0:37:020:37:03

How easy has it been to integrate English into German culture?

0:37:030:37:07

-Oh, reasonably easily, I suppose.

-What's the trick?

0:37:080:37:12

THEY LAUGH

0:37:120:37:13

Attend all the festivals, because you're bound to meet somebody.

0:37:130:37:17

And this is how we met Heinie, our friends that we're hoping to see.

0:37:170:37:21

And he asked us if we had ever played bowls.

0:37:210:37:24

And we said, "No." So he said, "Why don't you come along?"

0:37:240:37:29

And so now, quite regularly,

0:37:290:37:31

there's eight Germans and just the two of us and we play bowls.

0:37:310:37:35

'And Norma and Peter have kindly arranged for us to experience

0:37:350:37:39

'this slice of German life at the back of a local pizzeria.

0:37:390:37:43

The sport of Kegeln, or ninepin bowling,

0:37:430:37:46

is actually a national obsession,

0:37:460:37:48

with over 90,000 Germans filling the alleys throughout the year.

0:37:480:37:52

Norma and Peter's bowling partners, Heinie and Hilda,

0:37:520:37:55

look pretty proficient.

0:37:550:37:57

So a demo is in order for our first-time Keglers.

0:37:570:38:00

-Right.

-Stand straight, you're more likely to get it straight.

0:38:000:38:03

-Watch me now put it in the gully.

-So you're going to show us...?

-I'll show you, yeah.

0:38:030:38:06

LAUGHTER

0:38:120:38:14

I suspect Norma's top of the local league.

0:38:150:38:18

Kegeln dates back to the 12th century,

0:38:180:38:20

the first club having been formed by a group of monks.

0:38:200:38:23

And there are a few differences to the game of tenpin bowling.

0:38:230:38:27

Ah, they've got no holes for the fingers!

0:38:270:38:30

-Oh, my goodness!

-Right, straight down the middle.

-OK.

-That's it.

0:38:300:38:35

YES!

0:38:360:38:38

LAUGHTER

0:38:380:38:40

I think Norma could be signing Suzie up for her local team.

0:38:400:38:44

Peter is convinced that the bowling nights are also a great way to pick up the local language.

0:38:440:38:48

It is very good for your German.

0:38:480:38:50

If you listen to the way they speak and if you practise what you're hearing, you pick it up.

0:38:500:38:55

-Yeah.

-For us, integrating is a very important thing.

0:38:550:38:59

We love it, because we feel that we've got German friends

0:38:590:39:04

but we've also got quite a few English friends out here too.

0:39:040:39:08

So it sounds like Norma and Peter have settled in well.

0:39:080:39:12

Time to get the lowdown on German life over a drink.

0:39:120:39:15

Health insurance is always an issue, coming from the UK with

0:39:160:39:20

the health service, and over here, we know you pay for it, so...

0:39:200:39:23

PETER: Yeah, I mean, it's very different here.

0:39:230:39:25

People we know that pay, they pay an average of between 200 and 300 euros per person, per month.

0:39:250:39:30

So here in Germany, it's different, isn't it,

0:39:300:39:32

because you insure yourself, don't you?

0:39:320:39:34

Once you have a Gesundheitskasse, which is a healthcare provider,

0:39:340:39:39

most things then are free.

0:39:390:39:41

All preventative medicine is free.

0:39:410:39:44

You will pay for prescriptions but there are circumstances in which you can claim that money back.

0:39:440:39:48

If you go to your GP, they will send you on to somebody else,

0:39:480:39:53

-to another clinic, to see a specialist.

-Mm-hmm.

0:39:530:39:56

-It is nearly all specialist-driven out here.

-Right.

0:39:560:40:00

And a lot of preventative, rather than cure.

0:40:000:40:03

If I went to see a GP but my German was very limited,

0:40:030:40:08

do you think they would be helpful?

0:40:080:40:10

I think it's trial and error.

0:40:100:40:11

Go and have a chat and if they don't speak English,

0:40:110:40:14

they will know somebody that does.

0:40:140:40:16

In the past, I've done all sorts of DIY myself.

0:40:160:40:19

I know the rules have been tightened up, you can't do electrical work

0:40:190:40:22

in the UK now because you need a certificate.

0:40:220:40:25

What's the dos and don'ts here in Germany?

0:40:250:40:27

Yeah, on electrical work, it is very similar. You should be certified.

0:40:270:40:32

I shouldn't say this, really, but it is a bit of a jobsworth culture here.

0:40:320:40:35

You can... You can find yourself having three or four different

0:40:350:40:39

tradesmen in doing a job that you would expect to have one for in the UK.

0:40:390:40:44

When we first moved out here, we wanted a new kitchen.

0:40:440:40:47

We had to have any plumbing work done, any electrical work done.

0:40:470:40:52

They arrived at our house at 8.30, they brought the cupboards out,

0:40:520:40:56

relevant, in order, finished, done, gone, four o'clock.

0:40:560:41:02

But a bit of plumbing, you're OK to do that yourself, are you?

0:41:020:41:05

- I've just fitted a bathroom. - Good enough!

0:41:050:41:08

Well, I am sure Peter's plumbing was up to German standards,

0:41:080:41:11

but DIY aside, there are also a few pointers to bear in mind

0:41:110:41:15

when purchasing a property in Germany.

0:41:150:41:19

The legal process is slightly different to that in the UK.

0:41:190:41:23

Rather than using individual solicitors,

0:41:230:41:25

an impartial notary acts for both the purchaser and the vendor,

0:41:250:41:29

drawing up the deed of sale and other relevant paperwork.

0:41:290:41:32

It's worth bearing in mind that in addition to the

0:41:320:41:35

cost of the house, you will need to put aside around 10% of the

0:41:350:41:38

purchase price to cover taxes, legal costs and agent fees.

0:41:380:41:43

And finally, buyers should note that if a house is sold within ten years,

0:41:430:41:47

the vendor will be liable for 25% capital gains tax.

0:41:470:41:50

So, a long-term investment may well be preferable.

0:41:500:41:54

It's the final day of our house hunt in Rhineland-Palatinate with Will and Suzie from Prestatyn.

0:41:590:42:05

Dankeschon.

0:42:050:42:06

Our buyers are immersing themselves in local life

0:42:060:42:09

and seem to be enjoying the genuine German experience of staying in their rental property.

0:42:090:42:13

But, above all, these linguists have a steely determination to

0:42:130:42:17

learn the language and are squeezing in a bit of practice

0:42:170:42:20

in a local cafe before we head to the mystery house.

0:42:200:42:23

Guten Morgen.

0:42:230:42:25

Ich mochte Kaffee Creme und...

0:42:250:42:30

WOMAN REPLIES IN GERMAN

0:42:300:42:33

Oh, no Kaffee? OK.

0:42:330:42:34

Not exactly a straightforward order, as Will steps in to pay.

0:42:340:42:39

-INAUDIBLE

-Oh, danke.

0:42:390:42:41

Four-something?

0:42:430:42:45

He's looking a tad bewildered. Time for a debrief over a doughnut.

0:42:490:42:54

-What do you think?

-It was a disaster.

0:42:540:42:56

I thought it was a disaster, too, I have to agree!

0:42:560:42:58

I know we came out with our cups of coffee, but it's ridiculous.

0:42:580:43:02

The one thing I needed, that I bought, I forgot my phrase book.

0:43:020:43:05

Oh, you can easily get yourself confused with

0:43:050:43:08

another language and then you hesitate so much.

0:43:080:43:11

It was a little bit of a disaster.

0:43:110:43:13

So, a frustrating experience,

0:43:130:43:15

but nothing that a few German lessons won't sort out.

0:43:150:43:18

It's the last day of our property search

0:43:190:43:21

here by the banks of the River Mosel, and let's talk mystery house.

0:43:210:43:25

So, from a purely property point of view, this is spun gold.

0:43:250:43:29

It is an amazing location and it has so much potential.

0:43:290:43:33

And I'm hoping that it might appeal to Will's romantic,

0:43:330:43:36

historic side that we saw in the second house.

0:43:360:43:40

But judging by Suzie's paroxysms of joys over the very modern 1970s

0:43:400:43:46

house, I think it might be a losing battle to get them both on side.

0:43:460:43:51

Let's find out.

0:43:510:43:52

Our mystery house is situated right in the middle of the search area,

0:43:540:43:57

in the coveted community of Alf.

0:43:570:43:59

The town sits on a particularly dramatic point in the Mosel.

0:44:010:44:04

This stunning natural setting inspired the artist Turner

0:44:040:44:08

and still captures the imagination of thousands of visitors every year.

0:44:080:44:12

The historic centre may be a focal point for outdoor enthusiasts,

0:44:120:44:16

but it still retains a strong feeling of community.

0:44:160:44:19

So the location of the mystery house should suit Will and Suzie, and

0:44:190:44:22

it is the only one of our properties that provides a river view.

0:44:220:44:26

And, as for the building itself,

0:44:260:44:28

it definitely gives them more than they bargained for.

0:44:280:44:31

But will it leave them feeling like they are biting off more than they can chew?

0:44:310:44:35

Welcome to Alf.

0:44:350:44:37

It is a very historic place and we have found a very historic -

0:44:370:44:42

I'm afraid, not modern - mystery house.

0:44:420:44:44

-It is...

-Which one?

0:44:440:44:47

-..this.

-SHE GASPS

0:44:470:44:49

Goodness!

0:44:490:44:50

-All of it.

-It is certainly very large.

-This is definitely a project.

0:44:500:44:56

You need to put your dream goggles on.

0:44:560:44:59

Oh, I see. Sounds good.

0:44:590:45:01

They seem a bit bewildered by this imposing 17th-century building.

0:45:030:45:07

It was formerly owned by a local winemaker

0:45:070:45:10

and is literally a piece of village history.

0:45:100:45:13

I just hope Suzie can detach herself from her modern clean-cut taste.

0:45:130:45:17

CHUCKLING

0:45:170:45:20

-Chuckles all round.

-Oh, my goodness. Look at that.

0:45:200:45:24

So, as with all these commercial buildings,

0:45:240:45:26

this would have been where they sold their products.

0:45:260:45:28

So the wine would've been sold here.

0:45:280:45:30

But it's also got all these lovely features,

0:45:300:45:32

like the bread oven as well as the beams.

0:45:320:45:36

-Spectacular.

-It really is, isn't it?

0:45:360:45:39

The actual house is incredibly sound,

0:45:390:45:41

even thought it's more than 400 years old.

0:45:410:45:44

That's very, very impressive place, I have to say.

0:45:440:45:47

This is just the beginning.

0:45:470:45:48

One of the most lovely features is the stairwell.

0:45:480:45:50

This...is part of the listing of this building -

0:45:560:46:00

extraordinary balustrade.

0:46:000:46:03

It's one single tree that goes all the way up.

0:46:030:46:09

-This is just astonishing.

-Yeah, absolutely.

0:46:090:46:11

The rest of the downstairs features an attractive rear hallway

0:46:140:46:18

with a stunning fire surround and a functional utility room.

0:46:180:46:22

Directly below, there's also some incredible potential on offer

0:46:220:46:25

with a spacious wine cellar,

0:46:250:46:27

but we're following the twisty trunk up to a first-floor dining space.

0:46:270:46:32

Traditionally, this would've been the floor where people lived.

0:46:320:46:35

Downstairs was the reception room. Lots of sun, so you're south-facing.

0:46:350:46:39

Next door is a room that is currently a bedroom.

0:46:390:46:42

There's a kitchen at the back, which is OK, but small.

0:46:420:46:46

The obvious thing to do, really,

0:46:460:46:48

is just take out the dividing wall and turn that side into a very

0:46:480:46:51

nice, long kitchen/diner and have this as a sitting room.

0:46:510:46:55

We're talking about a whole project.

0:46:550:46:57

Revamping everything, isn't it, here?

0:46:570:47:01

At the peril of completely blowing a fuse in your minds,

0:47:010:47:04

I'm going to show you something that is a real project,

0:47:040:47:07

cos this is child's play compared to what I want to show you.

0:47:070:47:11

-Really?

-Brace yourself.

0:47:110:47:13

The twisting stairs continue on up to the second floor and the

0:47:130:47:17

main sleeping quarters, featuring no less than five bedrooms.

0:47:170:47:21

They could do with a lick of paint

0:47:210:47:23

but all offer plenty of natural light and up-to-date heating.

0:47:230:47:27

There are also two shower rooms with plumbing in good working order.

0:47:270:47:31

Carrying on up the house, we're heading for the roof space.

0:47:310:47:35

Notice the tree continues.

0:47:370:47:40

-Wow.

-Wow. Sometimes English just fails us.

0:47:410:47:45

Oh, my goodness. Amazing place.

0:47:450:47:48

This is the ultimate project.

0:47:480:47:50

-I can see your point.

-Yes, I can see daylight in places.

0:47:510:47:55

But you've got three amazing picture windows with this incredible

0:47:550:47:59

view down the Moselle Valley.

0:47:590:48:01

Oh, yes.

0:48:010:48:03

This would be the most incredible office.

0:48:030:48:06

-I think we might get quite creative...

-But wow!

0:48:060:48:09

Whether that's a good or bad thing with translations, I don't know.

0:48:090:48:12

Well, if you want to talk about views, wait till you see the garden.

0:48:120:48:16

They may find this historic house a little overwhelming,

0:48:160:48:19

but the outside space does deliver Will's dream vineyard.

0:48:190:48:22

A covered suntrap at the back of the house leads round to a terraced

0:48:240:48:28

rear space, rustic stonewalling creating tier after

0:48:280:48:32

tier as the plot extends up the hill to an impressive vantage point.

0:48:320:48:37

This is a very big step, this last one. So give me your hand.

0:48:370:48:40

Oh, thank you.

0:48:400:48:42

Ooh!

0:48:420:48:43

-So what do you think?

-I'm just dazzled. It's so beautiful.

0:48:430:48:47

Who needs a house when you've got a view like this?

0:48:470:48:50

You could spend all your time up here.

0:48:500:48:53

Down the slope, as we walk past, there's a small vineyard,

0:48:530:48:55

which belongs to the property too.

0:48:550:48:58

-What can you say?

-One of your wishes.

0:48:580:49:00

It's just speechless, isn't it, really?

0:49:000:49:03

It would require quite a bit of money to do it up.

0:49:030:49:05

So how much do you think all of this is on the market for?

0:49:050:49:09

I'd say 250,000.

0:49:090:49:10

I would say...

0:49:100:49:12

..£210,000.

0:49:130:49:15

Originally, this property was on the market for just under £134,000.

0:49:170:49:24

They accepted an offer for £113,000, but the offer fell through.

0:49:240:49:30

There's the, sort of, scope.

0:49:300:49:32

It just doesn't make any sense at all, does it?

0:49:320:49:34

No, it's a magical kingdom here in the Moselle Valley.

0:49:340:49:37

My goodness.

0:49:370:49:39

There are a couple more features that I didn't have the chance to show you,

0:49:390:49:42

which you can explore at your leisure.

0:49:420:49:44

When you're exhausted from all that, I'll see you at the front.

0:49:440:49:48

The historic mystery house is currently on the market

0:49:480:49:51

at just over £126,000. Although the owners are open to an offer.

0:49:510:49:57

It's a stunning six-bedroom 17th-century townhouse with

0:49:570:50:01

a former wine merchant's room and a unique, twisting stair balustrade.

0:50:010:50:05

The outside features a terraced vineyard of around a third of an

0:50:050:50:09

acre, but the crowning glory is the spectacular outlook over the town.

0:50:090:50:13

The thought that we could have all this for this amount of money

0:50:140:50:17

is just amazing. The location is superb.

0:50:170:50:20

Beautiful Moselle on our doorstep is just unbelievable.

0:50:200:50:25

It's so spectacular. It's stunning.

0:50:250:50:27

The history, you can feel it, really, coming off the walls and through the floorboards.

0:50:270:50:32

I think it's just too much work for us, really.

0:50:320:50:35

Goodbye to all this history for the time being. Let's go and discuss.

0:50:360:50:40

Come with me.

0:50:400:50:41

The Rhineland-Palatinate's charming capital Mainz may be

0:50:480:50:51

the headquarters of the region's wine-growing industry,

0:50:510:50:54

but it's also the birthplace of a home-grown talent whose invention

0:50:540:50:57

proved to be the most important development in modern history.

0:50:570:51:01

I'm heading to the heart of the city to meet art historian Judith Kernich

0:51:010:51:05

to find out more about this great pioneer,

0:51:050:51:08

whose work was one of the building blocks of modern civilisation.

0:51:080:51:12

Now, this is the regional capital,

0:51:150:51:17

but we're not here because of its history in that sense

0:51:170:51:19

-but because of one man.

-Exactly.

0:51:190:51:21

That man is Johannes Gutenberg.

0:51:210:51:24

At the end of the 15th century,

0:51:240:51:25

he invented the mass production of books.

0:51:250:51:28

That's the same importance as the internet, in a way.

0:51:280:51:32

You are really selling him to me. So Mainz is on the map.

0:51:320:51:35

Oh, definitely.

0:51:350:51:36

-So show me the museum, that'd be great.

-Yes, let's have a look.

0:51:360:51:39

This great figure has an entire museum dedicated to his work.

0:51:390:51:43

Although a basic form of printing existed before Gutenberg,

0:51:430:51:46

he was the first to print en masse.

0:51:460:51:49

This was down to his groundbreaking system of moveable letters, and an

0:51:490:51:53

ingenious press that revolutionised the production of books.

0:51:530:51:57

Is this the original Gutenberg press?

0:51:580:52:00

This is a rebuilt one,

0:52:000:52:02

because unfortunately nothing has survived from Gutenberg times.

0:52:020:52:06

It reminds me of the wine presses in the region.

0:52:060:52:08

Is that part of the innovation?

0:52:080:52:10

Yes, that's actually right.

0:52:100:52:12

This Gutenberg press is 95% of a normal wine press.

0:52:120:52:15

They only changed this bit down here,

0:52:150:52:17

where he wanted the pressure to be applied on to his printings.

0:52:170:52:21

Gutenberg found renown through the mass printing of the Bible.

0:52:220:52:26

He could complete around 180 copies in the same time as a writer

0:52:260:52:29

could produce just one.

0:52:290:52:31

This incredible speed led to an explosion in publishing

0:52:310:52:34

on a wide range of subjects, including natural science

0:52:340:52:38

and even the brewing of beer.

0:52:380:52:39

Reading for pleasure, cosy tucked away, that didn't

0:52:400:52:44

exist before Gutenberg because books were incredibly expensive.

0:52:440:52:47

Only the very upper class and the Church had books.

0:52:470:52:50

He made it affordable for normal people, finally, to buy a book.

0:52:500:52:54

Judith has agreed to show me the process

0:52:560:52:58

of Gutenberg's groundbreaking technique,

0:52:580:53:00

starting with the master templates for each letter.

0:53:000:53:03

You can see there are very many letters, very little boxes.

0:53:030:53:08

In each box we keep a different kind of letter.

0:53:080:53:11

Then you set them into a little...

0:53:110:53:12

This is called the composing stick, where the

0:53:120:53:15

composer took the letters he needed to compose each line of text.

0:53:150:53:19

The letters they didn't use an awful lot went into the upper cases.

0:53:190:53:24

The other ones went into the lower cases.

0:53:240:53:27

This is where it comes from.

0:53:270:53:28

So the vowels and letters like S and T and R,

0:53:280:53:32

they were all in the lower cases.

0:53:320:53:34

The capital letters came into the upper cases.

0:53:340:53:37

Oh, that's interesting.

0:53:370:53:38

The casting of the individual letters was originally done

0:53:390:53:42

with a lead-based alloy, but for safety reasons,

0:53:420:53:44

the museum now uses molten tin.

0:53:440:53:47

So, now, look. This is 300 degrees hot, fluid metal. I pour it out.

0:53:470:53:52

It hardens within seconds.

0:53:540:53:56

Careful.

0:53:580:53:59

It's still quite hot.

0:53:590:54:00

Now, it starts to harden, so... Which way round?

0:54:020:54:06

-This way round.

-Look at that.

0:54:070:54:08

This rapid rate of cooling allowed Gutenberg to form a diverse

0:54:110:54:14

range of characters at great speed.

0:54:140:54:17

They would then be laid out in the desired order,

0:54:170:54:19

ready for the ink to be applied.

0:54:190:54:21

Any red text would be inserted at the end to create the page header,

0:54:210:54:25

before laying over the paper and sliding it into the printing press.

0:54:250:54:29

So you have to pull this to provide half a ton of pressure.

0:54:300:54:34

Very good.

0:54:350:54:36

Now, open it again, in the other direction.

0:54:360:54:39

We can hear before we see if it's a good print, because

0:54:410:54:47

if you've done it nicely, then we will hear the printer's kiss.

0:54:470:54:51

-STICKING

-Wow.

0:54:510:54:53

-That was it.

-That was a big kiss. Mind your hand.

0:54:530:54:56

-Look at that.

-Oh.

0:54:560:54:59

Oh, wow. This is really nice.

0:54:590:55:00

-That is beautiful.

-That's what you've just printed.

0:55:020:55:05

I don't know if my work's up to scratch, but it's been fascinating

0:55:070:55:10

to look at how this local man from Mainz rewrote history.

0:55:100:55:13

For now, I have another pressing appointment - to see whether Will

0:55:130:55:17

and Suzie are closer to the dream of relocating in this lovely region.

0:55:170:55:21

It's been a full-on week for Will and Suzie here,

0:55:280:55:31

what with skittles and vineyards and getting their tongues

0:55:310:55:34

around German, and also looking at all our houses.

0:55:340:55:37

So let's find out what they're thinking.

0:55:370:55:39

We started the week by the Moselle

0:55:460:55:49

and we're ending the week higher up the banks of the Moselle.

0:55:490:55:52

When we started off, you were talking about the anxiety of not really knowing German,

0:55:520:55:56

not having ever lived here before. How are you feeling about that now?

0:55:560:55:59

One thing I've learned in a week is that it is doable,

0:55:590:56:05

we can learn the language. That's what we plan to do.

0:56:050:56:08

What about you, Will? Have you felt that you're going to have

0:56:080:56:12

a good stab at integrating, will it be too difficult?

0:56:120:56:14

No, I don't think it's going to be.

0:56:140:56:16

We've seen this week how friendly German people were, or are.

0:56:160:56:20

I think that's been a great eye-opener to us, hasn't it?

0:56:200:56:23

I've committed myself internally to really integrating

0:56:230:56:26

and almost becoming German.

0:56:260:56:27

-Were you surprised by the prices?

-Yes!

0:56:270:56:30

-We were. I was.

-Yes and no.

0:56:300:56:32

We had a pretty good idea of what prices were, except the sort of

0:56:320:56:36

properties you showed us, cos we've not looked at anything like that.

0:56:360:56:39

That was a complete eye-opener, the wine cellar one.

0:56:390:56:42

Then the big property up in Alf that we've just seen. That's unbelievable.

0:56:420:56:47

You said that you wanted to be near your friends, obviously.

0:56:470:56:51

But, I mean, we gave you some properties that were pretty close to the Zell.

0:56:510:56:55

Alf is only half-an-hour away from your friends.

0:56:550:56:58

In terms of location, it is

0:56:580:57:00

a location that we would be very happy with.

0:57:000:57:03

I'm reading between the lines that none of our houses quite met the mark, even the modern one.

0:57:030:57:07

I loved the modern one.

0:57:070:57:09

We just think it's a little bit far from our friends.

0:57:090:57:12

And I think it would be a help having them around,

0:57:120:57:14

especially as the husband's German,

0:57:140:57:16

administratively when we get stuck in here.

0:57:160:57:18

Along the way, apart from the houses, what have you learnt? What's become clear for you?

0:57:180:57:22

Coming here has just confirmed that the decision to move to

0:57:220:57:26

Germany is right for us.

0:57:260:57:28

Yes, it's only got better and better.

0:57:280:57:30

I'm much more positive now than when I first arrived.

0:57:300:57:34

It's been a joy showing you around, cos you're both very enthusiastic.

0:57:340:57:38

I really do believe that you're committed and you'll come here

0:57:380:57:41

and you'll find that perfect house. I can wish you viel gluck.

0:57:410:57:44

-Oh, danke schon. Thank you very much.

-We've really enjoyed it.

0:57:440:57:49

It's been great, hasn't it? Really enjoyable time.

0:57:490:57:51

We've shown Will and Suzie a varied mix of properties.

0:57:530:57:56

Modern architecture remains their true love,

0:57:560:57:58

but I hope we've focused their search as to where

0:57:580:58:01

they really want to be - the heart of the Moselle Valley.

0:58:010:58:04

And I think because the market is quite sprightly here, they will

0:58:050:58:08

find the house in the perfect location and in the perfect style.

0:58:080:58:12

I hope that you join us next time for more Escape To The Continent.

0:58:120:58:16

Will and Suzie are still determined to make the move.

0:58:180:58:21

Whilst they've had lots of interest in their house,

0:58:210:58:23

they're still waiting for a formal offer.

0:58:230:58:25

In the meantime, German lessons are in full swing,

0:58:250:58:28

and they're hoping to visit the Moselle Valley

0:58:280:58:31

in the next couple of months to clinch the home of their dreams.

0:58:310:58:34

If you too are looking to escape to the continent
