This is what I was dreaming of and didn't even think existed.

On the south coast of England is the seaside resort of Brighton.

A popular tourist destination in summer,

the UK's winter weather makes it

a less attractive option out of season...

..which is why Phoebe, her son Dunstan,

and his girlfriend Abbie want to get away for winter.

Phoebe is a practitioner of t'ai chi and a yoga instructor.

Three years ago, she was diagnosed with arthritis.

She's recently undergone a hip replacement,

which has given her a new lease of life.

It's a new phase in my life

and one I want to be really positive about.

You know, they say 50 is the new 21!

But I've reached the time in my life for me

where I have to make the very best of myself now,

yeah, with a positive attitude and in a wonderful environment.

Dunstan and Abbie have travelled extensively

across Europe and Indonesia.

Through social media, they have established an online following

and would like to be professional travel bloggers.

I like photography, I've always liked photography,

so I kind of take care of taking pictures of us both.

Abbie did journalism at university in America, so...

That's probably what you should be saying, isn't it?

-You can talk, yeah.

-You just do your bit.

I've always wanted to go into writing

and it works quite well because I wanted to do a blog.

And so Dunstan's good at taking pictures,

so, together, it kind of combines.

And we both love travelling.

Their plan to live abroad for three months

should help further the couple's long-held ambitions.

For Phoebe, a warmer climate will hopefully ease her arthritic pain.

Warmth is really important for arthritic conditions

and it gets much worse in the damp and the cold.

So, being in a warm climate's really going to help me to mobilise again

and get more healthy, definitely.

To finance their trip away, Dunstan, an events manager,

and Abbie, who's a receptionist, have been saving.

Every time there's extra work available,

we both say yes straightaway.

So, it's really those added extra hours

that are giving us the increased funds.

Dunstan has also saved money on rent,

as he moved back in with his mum to care for her

after her hip operation.

He's also selling his beloved car.

I've got a beautiful car, but I think

now is the right time to pass it on.

Phoebe has been renting out rooms to exchange students

in her five-bedroomed house for the last two years.

Now, she may rent out her whole house during the winter away,

but if she doesn't, she estimates she will still save

up to £300 a month on utilities.

We don't need marble bathrooms or gold taps.

-I wouldn't mind them.

Their careful savings give them a winter sunshine budget

of £1,500 per month.

A maximum of 1,000 of this will be allocated to renting

their perfect winter getaway.

So, where do they want to go?

My mother lives in Spain,

and I've lived in Italy myself,

so I love Europe and I know Europe quite well,

but I wanted something completely different, so Goa...

The family are hoping to say farewell

to windswept piers and pavilions...

..and hello to sun-soaked palm trees

and colourful temples.

Goa, with its state capital Panaji,

is located on India's western coast.

With a population of 1.5 million people,

it's around the same size of Devon, and it's India's smallest state.

It's full of big possibilities for travellers

wishing to steep themselves in India's traditions and culture.

Goa is one of India's most popular tourist destinations,

due in part to direct flights to Europe,

80 miles of golden coast

and the warm waters of the Arabian Sea.

The state has seen huge changes

since it was liberated from Portuguese rule back in 1961,

and it's currently the only state in India

where all of its rural communities are hooked up to electricity.

The small market towns and villages are a hive of activity,

with exotic foods and aromatic spices.

The colourful painted Hindu temples brighten the landscape,

but also be on the lookout for the sacred cows

that freely roam the streets.

Unlike the UK, in Goa,

the temperature remains consistent throughout the year

at around 30 degrees.

India's rainy season falls during our summer months,

so October to May is actually Goa's prime period for tourism.

During our winter, availability is low and prices high.

And a woman who knows the property market in Goa well

is Yshana Pereira,

who lives with her husband and their young family.

We're not coming for a party or for a long holiday.

It's much more to do our own thing,

and me just practising my meditation

and t'ai chi, yoga and that sort of thing.

I'm a keen photographer,

so anything that I can take lots of beautiful pictures of...

So, it's really getting in amongst the real Goan culture

and the people and really living there

as if I lived there full-time kind of thing.

Do you have any likes or dislikes,

strong likes or dislikes, Phoebe, Dunstan, Abbie?

I'm not really looking for a luxury villa

or anything like that at all.

A place to stay with two bedrooms.

My only concern is that the months of tourism

is between November and February.

Bookings have been at least a year ahead.

So, whether you really find a place,

I think it will be quite a search.

Phoebe's property search is focused in the north of Goa.

The beach resorts of Baga and Calangute,

which are 30 minutes from the capital,

are popular with large tour operators.

But Yshana's kicking off the search 14 miles inland

in the village of Nadora.

Once a thriving farming community,

it now has a population of around 1,300 people.

This will not only provide tranquillity for the family,

but also give them the chance to immerse themselves

into the authentic Goan way of life.

The property itself was once the home of a timber trader

and sleeps up to six people.

Is this a typical Goanese property?

It is. It's a village home.

-So, I can't wait to see inside.

This two-storey building is full of rustic charm,

with the main living space and kitchen on the ground floor.

I think Dunstan would love this place.

The bathroom features a bath and wet-room shower,

but it's upstairs where this property comes into its own,

with a master bedroom being a fabulous open-to-the-elements space.

-And you just wake up and you just look out.

-Oh, heaven, heaven!

The bedroom has a balcony lounge area with open views

right across the village.

I wouldn't actually ever leave.

I might even ask them to bring me meals up here!

The property does have a further two sleeping areas.

Either one would be ideal for Abbie and Dunstan.

So far, this property has ticked the majority of Phoebe's boxes,

but she does have a concern.

I'm just thinking, is it too far away from anywhere else, really?

That's my main concern at the moment.

And also, how much is it?

It is ample space and is beautifully tranquil.

Even though Phoebe thinks she wants seclusion,

the reality is that this property

may just be too remote

for all three of them.

By choosing to rent a property in Goa,

Phoebe, Dunstan and Abbie will be able to experience

an extended stay in India without any large financial commitments.

In order to help fund any future winters abroad,

For a fee of around 10% to 15% of the rental income,

agents can take care of everything,

from finding tenants to collecting rent,

and dealing with any problems that might arise.

with all the health and safety regulations,

including installing smoke alarms

and having gas appliances tested by a qualified engineer.

I think, price-wise, I'd look to value this

an income of around £2,000

could effectively make their winter away cost-neutral.

Back on the search in Goa,

the remote location of the first property caused Phoebe some concern,

so property number two is on the outskirts of a town.

We are heading to a little village up north called Vengurla.

So, the very northern point of Goa.

We have crossed the northern point of Goa

and we are at the southern tip of Maharashtra.

-Oh. So, we've left Goa?

-Yes.

-Ah.

-Yes.

Yshana is taking Phoebe

to the coastal town of Vengurla,

a small seaside town 40 miles north of the Goan capital of Panaji

and just over the border in the state of Maharashtra.

A bustling market town, you could just fill your days

sampling the many local delicacies from street-side stalls and cafes.

And only a minute walk from the hustle and bustle of town,

a secluded palm tree-lined beach

offers the peace and tranquillity that Phoebe was looking for.

And that's exactly where the next property is located.

So, here we are - your beachfront private villa.

There's a large open-plan living space, consisting of kitchen,

The view from the bedroom through the patio doors

looks out onto your very own coconut plantation

and onto the sea beyond.

I think I've gone to heaven already!

There's also a second bedroom and, outside,

a large wrap-around terrace.

I think Dunstan and Abbie would think it was paradise,

-because it is paradise.

Perhaps this property's best feature

is what lies on the other side of the garden gate -

a beautiful, deserted sandy beach.

Oh, my goodness. Can we run into the sea now?

Game girls. Phoebe clearly loves this property,

but now it's time to find out

how much it will cost to actually live here.

So, you get your beachfront private villa for just

£524 a month.

By leaving the popular state of Goa,

travelling only a few miles over the border,

prices drop substantially,

giving you a bigger bang for your buck.

And at £524 a month,

this property is well under Phoebe's £1,000 budget.

Back home in Brighton, the cold snap is hitting hard,

so Dunstan and Abbie are keeping well wrapped up indoors.

They're waiting to hear from Phoebe.

However, property two is so peaceful, serene and tranquil,

there's limited internet signal, making a video call impossible.

Just got that video in from Mum.

So, Phoebe has recorded the tour

and managed to e-mail it back home to Brighton.

So, I'm just coming into the house now.

You can see it's bright and spacious.

This house is tranquil,

it's on the beachfront,

absolutely no immediate neighbours.

Perfect for being with yourself,

meditation, yoga.

It ticks all of those boxes.

This is the main bedroom.

Even though there is no mother on earth who loves her child

as much as I do, I still wouldn't give you this bedroom, Dunstan.

Unfortunately, Phoebe has been looking for a place

at the highest peak season in Goa,

so we've had to look a little beyond our border

in the north, in Maharashtra, for a place for her.

-And here we are!

-It's empty.

You'd have a whole beach to yourself as your garden.

Wow, is it beautiful. It's like a private paradise.

It's incredible.

It's really, really beautiful,

and I could imagine living here very, very happily.

Walking from a house straight out to the beach through your garden

full of coconut trees sounds like a dream.

At £524 per month, including bills,

property number two is well within budget.

The property does have the living space they require,

and having a secluded golden-sand beach

at the end of your very own coconut grove

is a real plus point.

But all three of our intrepid travellers

were keen to experience Goa,

and this property isn't there.

Phoebe, Dunstan and Abbie are finding out what compromises

they may have to make in order to secure

their dream rental property in Goa's high season.

But if you book early enough,

Goa has something to suit all budgets.

Even in the state's busiest season

it's possible to find a room in a mid-range hotel

for around £250 a month,

or if your budget allows,

you could explore the luxury properties available to rent.

Take this six-bedroom beachfront villa.

This property has been very thoughtfully redeveloped

to provide modern, five-star accommodation,

while still retaining its colonial Portuguese architecture.

But I'm afraid luxury comes at a price,

as it's available to rent for £16,000 a month.

With demand and prices high,

the key to enjoying winter sun in this part of India is to book early.

As well as cheaper costs of living and endless sunshine,

spending longer breaks away from the British winter

provides opportunities to experience a place

not just as a holiday-maker but more as a local.

at her tented studio deep in the forest.

I am Goan and this is my village - my ancestral village -

but I was born and raised in Mumbai,

and now I'm back in the last eight years.

Having been diagnosed with arthritis,

Phoebe was recently one of approximately 80,000 people

who underwent a hip replacement last year.

Her operation has improved her mobility,

but she's still very much in the recovery phase of her treatment,

and being here in Goa is all part of the plan to get back to full health.

Although I'm really healthy generally,

and I've done t'ai chi and yoga most of my life,

I have got a little arthritic as my age has progressed.

I've come here for the warmth and, of course,

it's the heartland of where yoga originated.

Yoga is a philosophy that began in India an estimated 5,000 years ago.

It's a programme of practice and physical postures

designed to provide strength and improve your flexibility.

My love of yoga and the philosophy behind it, as well,

is understood here 100%, I think, probably by everybody.

Probably more than I understand it myself.

So, it's just wonderful to be here.

Phoebe is tapping into the yoga community in Goa,

and with classes running right through the winter,

she could enjoy Nancy's teachings on a regular basis.

Phoebe has now seen two very different properties

and loved them both,

but with question marks over their locations,

Yshana's heading to an area inside Goa

and with a lot more going on.

So, we're in this little beach town called Morjim.

It's quite popular, it's more touristy,

there's a lot happening, restaurants of your choice.

There are little parts which are very tranquil, as well.

Look at all these coconut stalls and juice bars. It's fantastic.

Situated on the northern bank of the Chapora River estuary,

Morjim has all the hustle and bustle,

energy and vitality you would expect from a Goan tourist town.

But it is off the beaten track enough

to not feel overwhelming.

Well, it looks like there are great things to do around here.

-I love it.

-Yeah.

The River Chapora flows through the outskirts of the town,

opening out onto a vast sandy bay

and the warm waters of the Arabian Sea.

Morjim Beach is a paradise for nature-lovers and sun-seekers.

The golden sands welcome a wide variety of people.

Families, young lovers, and groups of friends

come here to bliss out on beach life.

And when evening approaches, the sunset is spectacular.

Yshana has brought Phoebe to see a two-bedroomed house.

It's a seven-minute walk to the beach

and only a one-minute stroll to Morjim's high street,

but it has the peace and tranquillity

that Phoebe is looking for.

-I'm feeling hopeful, yes.

You enter the property directly into the main living area.

There's room for three on that L-shaped sofa,

and the two bedrooms that the group require

lead off this main hub.

The bedrooms are both a good size and air-conditioned.

That's a major plus point, as in winter

the temperature can still hit 30-plus degrees.

The kitchen has a fridge-freezer

while cooking is done with a portable gas hob.

It doesn't have the beauty or the quirkiness

of some of the other places we've seen,

but, certainly, I think the location is...

-Makes up for that.

The beauty and quirkiness of this property

lies in its outside space.

-So, here we are.

-Oh, my goodness. That's a nice little space, isn't it?

It's a place for you to eat,

it's a place for you to have your own masseur come over,

-give you a nice Ayurvedic massage.

The garden wraps around the exterior of the building,

giving Phoebe, Dunstan and Abbie plenty of space and privacy.

And there's more - a rooftop terrace.

If Phoebe took this property,

the owner would transform this area with sun shades and furniture.

It could be the perfect place

for Phoebe to do her own yoga sun salutations.

It's pretty great.

It's a great halfway house, Yshana.

It's private and, you know, surrounded by greenery,

-but one is also connected to the world.

-Just at the bottom of the lane.

-So, it feels a good balance.

It is very tranquil out here.

This property ticks some big boxes

and is well within their budget at £800 per month.

The house isn't spectacular

in comparison to some things we've seen,

but the location has become increasingly

a more important factor because

to be able to go out of one's own front door and to walk somewhere,

you know, to talk to people, go to the beach, have a juice...

Yeah, it's very interesting. It's great.

With the internet connection experiencing

what is technically known as "not blooming working properly",

Phoebe is sending pictures back to Dunstan and Abbie for their perusal.

It is quite a big, open space, like, the inside.

It's a lot more modern than anything we've seen so far.

The house looks nice, it's very open and the rooms look quite big.

They're fans of the inside, but what about the outside?

It's very close to the beach, restaurants.

Night life is very good here in this area.

It's very basic, but it has a lot of positives.

Although rental prices are high, Phoebe, Dunstan and Abbie will enjoy

a lower cost of living while they're here.

Eating out in Goa at a mid-range restaurant

costs an average of £5 per head,

The first two were gorgeous,

but each one progressively seems to get better.

All of the bathrooms are simple yet elegantly decorated.

It couldn't be improved upon. In no way.

beautifully furnished villa.

There is, however, one potential drawback,

and that's the close proximity to the busy main road.

This property might not provide the tranquillity

that Phoebe is in search of.

The beauty of the house is a buffer to any external little negativity.

The real question is, how much does this villa cost?

Wanting to experience the healing warmth of the sun during winter,

Phoebe, Dunstan and Abbie decided to get away.

I've reached the time in my life for me

where I have to make the very best of myself now

and in a wonderful environment.

Property one provided a rustic Goan experience...

I think Dunstan would love this place.

..but felt just too remote.

I don't think there's anything in the village except cows.

Property two took them over the state border

to a house on a secluded beach...

I think I've gone to heaven already!

..but it wasn't in Goa.

Feeling as if they wanted to be in the heart of a busier place,

property three in Morjim delivered on location

but lacked interior comfort.

It's a great halfway house, Yshana, but one is also connected

to the world just at the bottom of the lane.

In Arambol, there was a lot going on

and the property certainly had the wow factor...

..but all that luxury came at a price.

Hi from sunny Goa!

I've been here for a whole month and I'm feeling really at home now.

I'm glad to say that Phoebe took the plunge

and rented out the last property she saw -

the stunning Arambol villa.

Unfortunately, Dunstan and Abbie had to postpone their trip

as Abbie was taken ill shortly before they were due to leave.

I got here two days ago.

She's just recovering and getting back to full strength

and she is going to be joining us. She's got her flights booked

and she'll be out here in about ten days.

But I get to spend some time with my mum in Goa, which is great.

I've been doing huge amounts of meditation and yoga,

which is exactly what I wanted to do.

I've been going for long walks on the beach.

It's been absolute heaven.

I could do this months on end no problem.
