This magnificent coastal fortress behind me was the product

0:00:020:00:04

of a dramatic religious upheaval some 450 years ago.

0:00:040:00:08

Find out why and where it is

0:00:080:00:11

in just a few moments.

0:00:110:00:12

Today we're helping a couple of hip Londoners who are seeking

0:00:290:00:33

a complete change to their urban life.

0:00:330:00:35

Will my romantic country home sweep them off their feet?

0:00:350:00:38

I do feel like I am in a Jane Austen novel.

0:00:380:00:41

And as the house hunt gets under way, things begin to hot up.

0:00:410:00:45

I can feel my wife's heart beating next to mine.

0:00:450:00:48

He's feeling the love, Hanna!

0:00:480:00:50

Today I am in Cornwall, and this artillery fortress

0:00:520:00:56

at the mouth of the River Fal is known as Pendennis Castle.

0:00:560:00:59

It was built to defend the port here by King Henry VIII

0:00:590:01:03

in the mid-16th century,

0:01:030:01:05

following the threat of a European invasion after Henry decided

0:01:050:01:09

to abandon his Catholic faith and divorce his first wife,

0:01:090:01:13

Catherine of Aragon.

0:01:130:01:16

Today, even on a blustery day like this,

0:01:160:01:18

its circular design offers a unique 360 panorama of this

0:01:180:01:23

county's coastal and peaceful country scenery.

0:01:230:01:27

Almost in a world of its own,

0:01:300:01:31

Cornwall is situated in the most south-westerly part of Britain.

0:01:310:01:35

Surrounded by the sea except for the inland border it shares with

0:01:350:01:38

neighbour Devon.

0:01:380:01:40

Cornwall is a unique county and with its own language, culture

0:01:400:01:44

and industrial heritage,

0:01:440:01:45

so much so the Cornish are set to gain the same minority

0:01:450:01:49

status as other Celtic communities, like the Scots, Welsh and Irish.

0:01:490:01:53

Cornwall is well known for its glorious coastline

0:01:540:01:57

but the beautiful inland waters shouldn't be overlooked.

0:01:570:02:00

The pretty Helford River winds its way through rolling hills to

0:02:000:02:03

reach the south coast.

0:02:030:02:05

And this coast is full of charming villages and towns, such as St Mawes

0:02:050:02:09

on the Roseland Peninsula.

0:02:090:02:11

Here, and throughout the county, there is

0:02:110:02:14

an abundance of simple stone cottages, many traditionally

0:02:140:02:17

white lime washed which characterise the Cornish architecture.

0:02:170:02:21

With sandy beaches, open countryside and pretty villages,

0:02:210:02:24

Cornwall is a popular holiday destination

0:02:240:02:27

and, for the lucky ones, a wonderful place to call home.

0:02:270:02:31

Property prices in Cornwall are a fraction short of the national

0:02:340:02:37

average and come in at £265,000 for a detached home.

0:02:370:02:43

However, when compared to neighbouring Devon, where the

0:02:430:02:46

prices are some £30,000 more, it would be fair

0:02:460:02:50

to say that a Cornish home provides good value for money to

0:02:500:02:54

anyone wanting a slice of West Country coast or countryside.

0:02:540:03:00

So let's find out what's inspired today's buyers who

0:03:000:03:02

want to join the half a million lucky people that already

0:03:020:03:06

call this county home.

0:03:060:03:09

Our house-hunters today are married couple Hanna, a lawyer,

0:03:090:03:12

and Simon, a chiropractor,

0:03:120:03:14

who currently live in one of London's most vibrant areas.

0:03:140:03:18

This is, I suppose, the East End of London.

0:03:180:03:21

-We have lived here for...how long? Four, five years?

-Since 2009.

0:03:210:03:27

-It's got an edge to it, it is youthful.

-It's a nice area to live.

0:03:270:03:32

But life in one of the world's busiest capitals does

0:03:320:03:35

have its downsides.

0:03:350:03:37

We spend so much time commuting and sitting in an office

0:03:370:03:40

and it is very sedentary. I'm quite frustrated by that.

0:03:400:03:44

I spend two hours every day on the Tube so that's a day

0:03:440:03:48

a week on the Tube and I don't want to do that any more.

0:03:480:03:51

The time is right for Hanna and Simon to escape the city

0:03:520:03:56

and move 300 miles west to Cornwall.

0:03:560:03:59

I think we have been brewing the move to the countryside

0:03:590:04:01

for a long time, it has always been something we have dreamt about.

0:04:010:04:05

Simon has had a particular calling to the West Country

0:04:050:04:07

and Cornwall because his family is based there.

0:04:070:04:10

I grew up around St Austell, by the beach.

0:04:100:04:13

Yes, there is something about the ocean

0:04:130:04:15

or the sea that draws you back.

0:04:150:04:17

I am originally Finnish

0:04:170:04:19

so I don't have any particular connection to the West Country.

0:04:190:04:23

I'm just up for the adventure.

0:04:230:04:25

This adventure centres on Simon's chiropractic work.

0:04:250:04:29

He has bold and ambitious plans for a new wellness

0:04:290:04:31

practice in Cornwall.

0:04:310:04:33

It will have a welcome area, somewhere where people would

0:04:330:04:36

want to be before they come to get an adjustment, chiropractic adjustment.

0:04:360:04:40

There will also be a gym area where they can work out.

0:04:400:04:43

I'd just love to get involved in the community and help sports teams,

0:04:430:04:47

help everybody in the community to make that change to improve

0:04:470:04:52

themselves and take responsibility for their own health care.

0:04:520:04:55

Moving to more rural surrounds will also mean Hanna can

0:04:550:04:58

-indulge in one of her passions.

-I have walked everywhere in the world.

0:04:580:05:03

I have walked the Himalayas, I have done

0:05:030:05:05

the Atlas Mountains, I have been all over the place but actually,

0:05:050:05:08

I enjoy just a country walk with Simon's mum

0:05:080:05:11

and her dogs as much as I do the great ranges of the world.

0:05:110:05:17

With the lease of Simon's London chiropractic premises ending,

0:05:170:05:21

and their house under offer, the dreams

0:05:210:05:23

and plans are now set to become a reality.

0:05:230:05:26

I think change is generally good, it is for growth.

0:05:260:05:29

I am quite good at making decisions and not regretting.

0:05:290:05:33

What is the worst that can happen?

0:05:330:05:35

Our search will be focused on mid-Cornwall,

0:05:370:05:39

around the city of Truro, where Simon

0:05:390:05:42

and Hanna can still be rural yet close to potential clients.

0:05:420:05:46

And to find out more of the detail of their planned move,

0:05:460:05:48

I have travelled to meet them.

0:05:480:05:50

-Simon and Hanna, welcome to beautiful Cornwall.

-Thank you.

0:05:500:05:55

It's a lovely spot here.

0:05:550:05:57

And very different from London, where you live at the moment.

0:05:570:06:00

Why Cornwall, why did you decide you want to move here?

0:06:000:06:02

-Fresh air, nice water, less people, good clotted cream.

-Good reasons!

0:06:020:06:09

What is the situation with your current property?

0:06:090:06:12

It is pretty much sold. We have to vacate within two months.

0:06:120:06:16

-Homeless in two months?

-Yes.

-That's right.

0:06:160:06:19

But it is not just about the house, though, is it, this move?

0:06:190:06:22

It's about a change of lifestyle?

0:06:220:06:25

It is about having the ability to run a business

0:06:250:06:27

and a home in the same place.

0:06:270:06:29

Ideally, what are you hoping to achieve?

0:06:290:06:31

The business needs to become part of the local community,

0:06:310:06:34

it wants to be a hub for everything associated with well-being.

0:06:340:06:37

Are we talking food?

0:06:370:06:39

-Yes, we would like somebody to sell organic produce...

-Locally sourced.

0:06:390:06:44

-A cafe?

-Yes, cafe, perhaps.

0:06:440:06:47

Any other sideline businesses, Hanna?

0:06:470:06:50

I would be quite interested in having a little

0:06:500:06:52

bit of a sideline in bed and breakfast or holiday

0:06:520:06:54

let, potentially with scope to expand into more of a retreat.

0:06:540:06:58

How exciting!

0:06:580:06:59

You have certainly picked the right county for that.

0:06:590:07:01

-We hope so.

-What are we looking for?

0:07:010:07:04

At least three bedrooms, hopefully more.

0:07:040:07:06

-That's just to future proof our life.

-Future proof, I like that!

0:07:060:07:11

We are looking to the future.

0:07:110:07:13

Regarding location, do you want to be near schools, villages?

0:07:130:07:17

We want to be close enough to population,

0:07:170:07:20

don't want to be completely out in the sticks so this sort of triangle

0:07:200:07:24

around Falmouth, Truro, Redruth, that sort of area would be fantastic.

0:07:240:07:28

Let's talk budgets.

0:07:280:07:30

-OK.

-You look worried there, Simon. That was a really good face.

0:07:300:07:33

Tell me why.

0:07:330:07:35

Well, our budget as far as I'm concerned is up to about

0:07:350:07:38

a million but we could stretch a bit further than that, couldn't we?

0:07:380:07:42

I think that the maximum budget is 1.3 million but that includes

0:07:420:07:46

any conversion work that needs to be done to the property.

0:07:460:07:48

You have set is a challenge.

0:07:480:07:50

At least you have given us a lot of money to play with.

0:07:500:07:53

Let's hope we can spend it well

0:07:530:07:55

because we have got three properties lined up to show you.

0:07:550:07:57

-Our first property is waiting. Come on.

-Fantastic.

0:07:570:08:01

So there may be an extremely healthy £1.3 million budget

0:08:030:08:08

but there is also an extensive shopping list.

0:08:080:08:11

Our buyers are after a house with a minimum of three bedrooms to

0:08:110:08:14

accommodate guests, as well as future family expansion.

0:08:140:08:17

Then there is the business side.

0:08:170:08:19

For Simon's wellness centre,

0:08:190:08:20

they are ideally after several buildings to convert into premises.

0:08:200:08:24

The grounds must be appealing and location is key.

0:08:240:08:27

They would also like to be near a community they can forge links with.

0:08:270:08:31

And we have three excellent options,

0:08:310:08:33

all of which offer something really special.

0:08:330:08:36

But I won't be giving away the price tag

0:08:360:08:38

until our buyers have a guess at it first.

0:08:380:08:41

And finally, we have our mystery house,

0:08:410:08:43

which today is a proposition of mind-blowing scale.

0:08:430:08:46

For our first property, we're heading to central Cornwall,

0:08:490:08:52

to the village of Summercourt - nine miles from Truro and St Austell

0:08:520:08:56

and just six miles from the busy surf town of Newquay,

0:08:560:08:58

this village is well connected, yet retains a small community feel.

0:08:580:09:03

There's a school here as well as a couple of pubs and a village shop.

0:09:030:09:07

Half a mile from the village, down a country lane,

0:09:070:09:09

we find our first property.

0:09:090:09:11

So, we thought we'd start off with a bang.

0:09:120:09:16

-Bang!

-I love the wisteria.

-It's very impressive.

0:09:160:09:20

So, the property is old.

0:09:200:09:21

Now, we didn't discuss period properties.

0:09:210:09:25

-How do you feel about it?

-Period is good.

0:09:250:09:27

I'm quite charmed by period features.

0:09:270:09:30

And this is really charming.

0:09:300:09:31

It's really established in its setting.

0:09:310:09:33

You're about nine miles outside of Truro, 15 from the Eden Project,

0:09:330:09:38

so although we're in a rural setting,

0:09:380:09:40

in actual fact, from a business point of view,

0:09:400:09:42

we're not too remote.

0:09:420:09:43

-Yeah, yeah.

-I think we'll start.

-Let's do that.

0:09:430:09:47

This house is a handsome period property

0:09:470:09:49

which dates back to the 15th century

0:09:490:09:51

with Georgian and Victorian additions.

0:09:510:09:54

Today, it's an enormous home with four bedrooms

0:09:540:09:57

and five reception rooms.

0:09:570:09:59

So, as we step inside, we've got your hallway,

0:10:000:10:02

and just off the hallway,

0:10:020:10:04

you've got two good-sized reception rooms with open fires.

0:10:040:10:08

But I wanted to bring you into this room

0:10:080:10:10

because I think this is the heart of the home.

0:10:100:10:13

-Hm. Yeah, absolutely.

-It's got a really cosy feel.

0:10:130:10:17

I love the wood burner.

0:10:170:10:18

-Slate floor is nice as well.

-It's lovely.

0:10:180:10:21

And also, the windowsill seat - very charming.

0:10:210:10:24

Through there, you've got a kitchen,

0:10:240:10:26

but there's an additional kitchen through there

0:10:260:10:29

which I'm going to take you to.

0:10:290:10:30

So, there's a lot to this property.

0:10:300:10:33

Let's go through into the second kitchen.

0:10:330:10:36

So this is the kitchen that they use on a day-to-day basis.

0:10:380:10:41

I love the light in here, it's really nice.

0:10:410:10:44

It's a nice kitchen, this.

0:10:440:10:45

I love the character. I do feel like I'm in a Jane Austen novel.

0:10:450:10:49

This might just be a little bit too low-ceilinged

0:10:490:10:53

and the rooms are maybe a little bit too compact for my liking.

0:10:530:10:56

OK, well, let's continue through.

0:10:560:10:58

So, down a few steps...

0:11:000:11:02

-This would be your fifth reception room with this property.

-Yeah.

0:11:020:11:06

The reason I'm emphasising that is business opportunities.

0:11:060:11:10

I'm not sure this would accommodate the business.

0:11:100:11:12

-The good news is I haven't shown you everything.

-Good.

0:11:140:11:17

There's a few more things up my sleeve to show you.

0:11:170:11:19

Going to head upstairs next, for the bedrooms.

0:11:190:11:22

They may have some doubts about this property,

0:11:240:11:27

but they haven't seen everything

0:11:270:11:29

and I think the dimensions are really not a problem.

0:11:290:11:32

Upstairs, there's a double en-suite,

0:11:320:11:34

two further guest doubles served by a family bathroom

0:11:340:11:37

and then there's the main suite.

0:11:370:11:39

So, as you come into here, you've got a master.

0:11:390:11:42

I think, for me, it needs a lot of work, Nicki.

0:11:420:11:44

-Right. Well, you said you didn't mind a project.

-No.

-Oh, no.

0:11:440:11:48

It's just whether or not we want to spend the project money

0:11:480:11:51

on the house or the business and how much it would cost

0:11:510:11:56

-to get it up to...

-Functional...

-..my vision of...

0:11:560:12:00

But walking around, if it's not to your taste,

0:12:000:12:04

from what I'm seeing, I would say it's cosmetic.

0:12:040:12:08

You're right, it is.

0:12:080:12:09

There's nothing wrong, fundamentally, with the house.

0:12:090:12:12

Let's head downstairs - still more to show you,

0:12:120:12:15

and the grounds, as well, to discuss.

0:12:150:12:17

-Very good.

-Excellent.

0:12:170:12:18

I hope Hanna will see beyond the decor of this house,

0:12:190:12:22

as it provides ample room for an expanding family in the future -

0:12:220:12:26

and it's not just the house in this package.

0:12:260:12:29

The grounds contain some great options

0:12:290:12:31

for Simon's wellness centre plans.

0:12:310:12:33

So here, we have two outbuildings,

0:12:340:12:38

ripe for conversion for business use.

0:12:380:12:41

I'm going to take us inside the cottage.

0:12:410:12:44

-Ah!

-Oh, my goodness.

0:12:440:12:45

This is...a little bit of a surprise, the cottage.

0:12:490:12:54

I didn't expect this at all.

0:12:540:12:56

Two double bedrooms with en-suites

0:12:560:13:00

and a rather spacious living/dining area.

0:13:000:13:05

-Wow!

-Mm.

0:13:050:13:07

Now, this has caught you by surprise, hasn't it?

0:13:070:13:09

It really has.

0:13:090:13:10

I didn't expect there was more to the property at all.

0:13:100:13:14

From a business perspective, too, for what I'm looking for,

0:13:140:13:17

it's a great space.

0:13:170:13:19

I didn't see the potential from the outset,

0:13:190:13:21

but it's growing on me, definitely.

0:13:210:13:23

Let's head back outside.

0:13:230:13:24

I can see this is definitely a grower for Hanna and Simon

0:13:260:13:30

as what's on offer begins to reveal itself

0:13:300:13:32

and I think the grounds are going to blow them away.

0:13:320:13:36

You've got huge meadows - I mean, just look over there, guys.

0:13:360:13:39

-That's your own orchard.

-You're joking!

0:13:390:13:42

No - straight down this path, either side,

0:13:420:13:45

you've got fern trees with a folly.

0:13:450:13:47

I think we're going to go in here - follow me.

0:13:470:13:49

So all of this comes with the property.

0:13:510:13:54

You've got the meadows, you've got a huge lake.

0:13:540:13:58

-Yeah, that's amazing.

-Ten acres.

-Wow.

0:13:580:14:03

I'm talking serious escaping to the country, here.

0:14:030:14:07

The grounds are spectacular. I...yeah...

0:14:070:14:10

-This lake is amazing.

-I'm lost for words.

0:14:100:14:12

-Does this excite you?

-Yeah, it does, a lot more.

0:14:120:14:14

Now that we've seen the cottage and the grounds, I...

0:14:140:14:18

I can't even...get my head round all of this land.

0:14:180:14:21

That's really interesting.

0:14:220:14:24

Well, how interesting - we've got to put a price on it, now.

0:14:240:14:27

I think we're looking at close to a million.

0:14:270:14:29

-I think 990 is my guess.

-OK.

0:14:290:14:33

I'm going to go a little bit above that,

0:14:330:14:35

because of this incredible land.

0:14:350:14:38

I'd say 1.2?

0:14:380:14:40

You're the closest. In fact, Simon, you are very close indeed.

0:14:400:14:45

-OK.

-£995,000.

-Wow. OK.

0:14:450:14:49

-The price makes me feel a little bit more comfortable.

-Does it?

0:14:490:14:52

Hanna, are you going to be looking at it with fresh eyes, now?

0:14:520:14:55

-I think I might very well be, yes.

-Good. I've got a smile, excellent.

0:14:550:14:59

Why don't you take another look and then I'll try and find you,

0:14:590:15:02

but it might take a while, mightn't it?

0:15:020:15:04

See you later!

0:15:040:15:05

For a whopping £305,000

0:15:060:15:09

under their maximum budget,

0:15:090:15:11

this enormous Grade II listed period home

0:15:110:15:14

offers four good bedrooms.

0:15:140:15:16

There are two barns,

0:15:160:15:17

ready to convert into business space

0:15:170:15:19

and an already-converted cottage

0:15:190:15:21

which could provide further practice rooms

0:15:210:15:23

or the holiday accommodation

0:15:230:15:25

Hanna was interested in.

0:15:250:15:27

But what could clinch the deal

0:15:270:15:29

is the incredible ten acres of land,

0:15:290:15:31

with meadows, an orchard,

0:15:310:15:33

a lake and a folly, which offers up

0:15:330:15:35

the stunning setting they have said

0:15:350:15:37

is so important.

0:15:370:15:39

The folly, the lake, the arboretum, the orchard, it's just...astounding.

0:15:390:15:46

The inside space of the cottage and the outbuildings are fantastic,

0:15:460:15:50

cos they could quite easily be converted into the business.

0:15:500:15:53

It has enormous potential

0:15:530:15:54

if we want to expand the business further.

0:15:540:15:57

The property itself needs a little bit of work,

0:15:570:16:00

but I think I'd be quite up for the project.

0:16:000:16:02

I just have to get my head around whether or not

0:16:020:16:04

I want to live in that sort of period property.

0:16:040:16:07

How are we doing? Have you managed to walk all ten acres?

0:16:070:16:11

-We sure have.

-It's incredibly impressive.

0:16:110:16:14

-It is, isn't it?

-Amazing.

0:16:140:16:17

-Is the picture coming together?

-It's coming together, Nicki.

-Good.

0:16:170:16:20

More so than I could have anticipated

0:16:200:16:22

when we first walked in the front door.

0:16:220:16:24

I'm really pleased. And this is only our first house.

0:16:240:16:27

-Yeah.

-OK, let's go.

0:16:270:16:29

The Cornish peninsula boasts an impressive coastline

0:16:340:16:37

which is home to some of the UK's richest marine wildlife

0:16:370:16:40

and there are new species arriving all the time.

0:16:400:16:43

One group keeping an eye on the changing face of the shoreline

0:16:430:16:46

is the Cornwall Wildlife Trust.

0:16:460:16:48

As Hanna and Simon are keen to involve themselves

0:16:480:16:51

in community eco projects,

0:16:510:16:53

we're sending them to Prisk Cove near Falmouth

0:16:530:16:56

to find out about an important coastal initiative.

0:16:560:16:59

They're meeting the Trust's marine officer, Matt Slater.

0:16:590:17:03

So what's so unique about the project that you're working on?

0:17:030:17:06

It's called the Shoresearch Project

0:17:060:17:07

and we're basically getting local people trained up

0:17:070:17:10

so that they start to look out for important species

0:17:100:17:14

and record them properly.

0:17:140:17:15

What things could we find today?

0:17:150:17:17

Well, there's a number of species that shouldn't be in Cornwall

0:17:170:17:20

that have showed up in the last 50 years

0:17:200:17:22

and we've got a big harbour round the corner, Falmouth Harbour,

0:17:220:17:26

and this is a hotspot for new species

0:17:260:17:29

being brought into the country accidentally.

0:17:290:17:31

Things like seaweeds, sea squirts, some shrimps

0:17:310:17:35

and things like that are showing up as well.

0:17:350:17:37

We've got non-native oysters.

0:17:370:17:39

So are there any problems or concerns with these new species on the coast?

0:17:390:17:43

Our native oyster has suffered.

0:17:430:17:46

When the Pacific oyster first arrived,

0:17:460:17:47

it brought a disease that affected our native oysters.

0:17:470:17:51

So their population has decreased.

0:17:510:17:53

Mussel farmers are reporting that they seem to be...

0:17:530:17:56

Much more of them are now growing on their mussel farms

0:17:560:17:58

and on the ropes that they culture them on, so it is actually

0:17:580:18:01

making their businesses less profitable and difficult to run.

0:18:010:18:04

So, we're monitoring them.

0:18:040:18:06

With no natural predators to keep numbers in check,

0:18:060:18:09

non-native species can seriously affect the domestic ecosystem,

0:18:090:18:13

becoming invasive and overwhelming the native flora and fauna.

0:18:130:18:17

The project aims to survey a map of around 220 miles of coastline

0:18:170:18:21

over a two-year period.

0:18:210:18:24

Simon and Hanna are going to help document what's on the beach today.

0:18:240:18:27

-This rock here looks like a nice habitat.

-Look at that!

0:18:270:18:32

It's a velvet swimming crab.

0:18:320:18:34

Look at his bright red eyes and fierce claws.

0:18:340:18:36

But it's called a velvet crab...

0:18:360:18:38

-If you feel that shell, you can see why.

-Yeah.

0:18:380:18:41

They've got thousands of tiny hairs growing on their back

0:18:410:18:44

that make it feel all sort of furry.

0:18:440:18:45

Here's his swimming back legs.

0:18:450:18:47

So you just write down "velvet swimming crab" under Common Name.

0:18:470:18:50

Uh-huh.

0:18:500:18:51

And the velvet swimming crab is a native species to our shores.

0:18:510:18:56

Also along the UK coastline, around 600 types of seaweed can be found.

0:18:560:19:01

And in this bay alone,

0:19:010:19:02

you are likely to come across 60-70 varieties.

0:19:020:19:06

-This is a type of seaweed that is edible, and it's called dulse.

-OK.

0:19:060:19:09

And it is traditionally eaten in lots of other countries, but not so much in England.

0:19:090:19:13

It's actually very good.

0:19:130:19:15

-I quite like snacking on this when I'm out rock pooling.

-Seriously?

0:19:150:19:18

Yeah! It's quite... sort of crispy and crunchy.

0:19:180:19:22

-It's pleasantly crunchy.

-We'd better right down "dulse" on our list.

0:19:220:19:25

If you would like to try rock pooling, it is

0:19:270:19:29

advisable to start in an organised group.

0:19:290:19:31

Always take care on the slippery terrain and make sure you don't

0:19:310:19:35

get caught by the tide which, in Cornwall, can close in fast.

0:19:350:19:39

OK, look, I've found a little crab here.

0:19:390:19:41

This is a Montagu's crab, and it is a climate change indicator species.

0:19:410:19:45

You can actually see this crab, under her tail,

0:19:450:19:49

has got a mass of eggs.

0:19:490:19:51

When those eggs are ready to hatch, she will shake her tail

0:19:510:19:53

and off they'll go with the ocean currents.

0:19:530:19:56

As none of the wildlife is to be taken away from its habitat,

0:19:560:19:59

the Trust often set up shore labs on the beach to get

0:19:590:20:02

a better look at the seaweeds and creatures they find.

0:20:020:20:05

Now, these guys are found living underneath boulders

0:20:050:20:08

and they are absolutely beautiful.

0:20:080:20:10

Little Cornish sucker fish.

0:20:100:20:12

The great thing about these is, underneath,

0:20:120:20:14

they've got a modified fin that acts like a sucker.

0:20:140:20:18

And if I just turn it upside down...

0:20:180:20:21

you'll see it's just stuck on under my hand. So, did you enjoy it?

0:20:210:20:25

Very much so. We've had a great afternoon.

0:20:250:20:28

Hopefully, we'll see you getting involved in some of our events.

0:20:280:20:30

-Yeah, we would love to, yeah.

-Great.

-We'll check it out.

0:20:300:20:33

For our second property, we're going close to Truro, one of Simon

0:20:390:20:43

and Hanna's preferred locations.

0:20:430:20:45

The city of Truro was originally built on the wealth of the tin

0:20:450:20:48

and copper industries

0:20:480:20:49

and is now the southernmost city of mainland Great Britain.

0:20:490:20:53

Its cathedral is Gothic Revival in style and was completed in 1920.

0:20:540:20:58

Truro is also the administrative and commercial centre of Cornwall,

0:20:590:21:03

filled with shops, cafes and businesses related to Simon's.

0:21:030:21:08

'Less than a ten-minute drive outside the city,

0:21:080:21:11

'in a beautiful rural location, is our second property.'

0:21:110:21:14

So we started our search here in Cornwall with a, well,

0:21:140:21:18

a part 15th-century home.

0:21:180:21:20

-We're now bringing you completely up-to-date.

-Ah!

0:21:200:21:23

-Built in 2010.

-Really?!

0:21:230:21:26

-Yes.

-That recently?

-Yep.

-Interesting. Yeah, good.

-I love it!

0:21:260:21:31

THAT was exactly what I wanted to hear.

0:21:320:21:35

I wasn't expecting to love a new-build, but it...

0:21:350:21:40

-Yeah, it's got the wow factor.

-It's impressive, yeah.

0:21:400:21:43

Lovely aspect and fantastic-looking building.

0:21:430:21:46

-So, shall we go in?

-Let's do it!

0:21:460:21:48

'I'm hoping the fact that this modern house,

0:21:510:21:53

'built in a Georgian period style, could be the bridge

0:21:530:21:56

'between Hanna and Simon's conflicting tastes in property.'

0:21:560:21:59

-So you've got a huge hallway...

-Wow!

0:21:590:22:03

..which leads us into your sitting room.

0:22:030:22:05

This is something else. It's the size of our house in London!

0:22:050:22:10

-Spacious...

-Yeah.

-Very.

-..airy... It is a new-build.

0:22:120:22:16

Not too boxy, though.

0:22:160:22:17

Somehow, they've mimicked period features, haven't they?

0:22:170:22:20

One thing I want to bring your attention to is

0:22:200:22:22

the magnificent fireplace.

0:22:220:22:24

-That wood burner actually provides the hot water and heating.

-Does it?

0:22:240:22:30

-Heating-wise, you're looking at about £800 a year.

-You are joking?!

0:22:300:22:36

And this is a big home.

0:22:360:22:37

Does this feel more like a "you" property than the first house?

0:22:370:22:42

I think it feels more like a "me" property

0:22:420:22:44

and then we'll have to talk about it with Simon!

0:22:440:22:46

-Ah, OK! Do you like it so far, Simon?

-Yeah, no, no, I really do.

0:22:460:22:50

-Yeah, yeah, no - which one?

-The build...

0:22:500:22:53

Yeah, yeah, yeah, the build quality is great. So, yeah, so far, so good.

0:22:530:22:58

OK, well, let's continue through into the kitchen.

0:22:580:23:02

So you've got a splendid dining room.

0:23:050:23:07

And then, leads through to this rather wonderful kitchen.

0:23:080:23:11

I love it! Again!

0:23:110:23:14

I love the range, I love the island. I love the light.

0:23:140:23:17

Yeah, light's important. This is a nice kitchen.

0:23:170:23:21

I can feel my wife's heart beating next to mine.

0:23:210:23:24

He's feeling the love, Hanna! The love for the house.

0:23:240:23:26

I hope it's the love for the house!

0:23:260:23:28

There's another room that I want to show you on this floor.

0:23:280:23:32

And Simon, I'm looking at you,

0:23:320:23:33

because I want your seal of approval on this one.

0:23:330:23:36

-OK.

-Keep that cheeky grin on your face and follow me.

0:23:360:23:38

So, at the moment, this is a beautifully appointed

0:23:400:23:42

conservatory, family room, playroom...

0:23:420:23:46

-Wow.

-It's a sun lounge, isn't it?

-Yeah.

0:23:460:23:49

The way it's been constructed,

0:23:490:23:50

insulation has been put down and the footprint...

0:23:500:23:54

-you could actually build on here.

-That's really helpful, yeah.

0:23:540:23:57

-Definitely, for future potential.

-Could be a gym, yeah.

0:23:570:24:02

-Going to keep going.

-Okey-doke.

0:24:020:24:04

'Hanna is clearly loving this house,

0:24:050:24:08

'but I'm not sure Simon feels the same.

0:24:080:24:11

'I wonder what he'll make of the upstairs,'

0:24:110:24:13

which would give them three guest double bedrooms, all of which

0:24:130:24:16

are en suite, and perfect for visiting family from Finland.

0:24:160:24:20

There's also a small room which is a single or could become a study,

0:24:200:24:24

and finally, an impressive master suite.

0:24:240:24:27

This is really spacious as well and I love the windows.

0:24:270:24:30

It's a beautiful room, beautiful space.

0:24:300:24:32

There's one more thing I want to point out.

0:24:320:24:34

Why don't you poke your head round that corner?

0:24:340:24:36

I hope you're going to like what you see. You BETTER like what you see!

0:24:360:24:40

-Take a look.

-OK.

0:24:400:24:42

-Oh, wow! Look at this, Simon.

-Oh, yeah.

0:24:440:24:47

-I'm loving the bathroom.

-Yeah, I thought you would like this bathroom.

0:24:470:24:50

See, I'm hearing lots of "loves" going on. It's a lovefest! Yeah?

0:24:500:24:56

-I'm liking the bathroom.

-Come on, more to show you.

0:24:560:24:59

So the house itself clearly delivers on Hanna's dream, and outside,

0:25:010:25:04

I'm hoping to give Simon some good options for his business needs, too.

0:25:040:25:09

So you've got a huge expanse of lawn here.

0:25:090:25:13

It's about two acres in total, which wraps itself around the property.

0:25:130:25:17

They have landscaped it quite prettily.

0:25:170:25:20

Got a water feature going down there like a terrace. Two outbuildings.

0:25:200:25:24

As we came up the driveway, you've got a large one to one side of you.

0:25:240:25:28

-There's a garage, there's also a chalet.

-Right.

0:25:280:25:31

And behind us, just there, you've got an additional outbuilding,

0:25:310:25:35

divided into two.

0:25:350:25:36

One half at the moment is a gym, the other half is used for storage.

0:25:360:25:40

-Right.

-So there's potential.

-There is potential, yeah.

-Mm.

0:25:400:25:43

Time now to guess the price.

0:25:430:25:45

How much is this house on the market for?

0:25:450:25:48

I think, not much change from 1.3. I think 1.1.

0:25:480:25:53

I'm going to put in a conservative 1.2.

0:25:530:25:57

It is £1,150,000.

0:25:570:26:01

-So, both of you were only 50 grand out.

-Overall, I'm the winner so far!

0:26:010:26:06

So far! Why don't you take another look around the property?

0:26:060:26:09

Take your time, give me a shout when you're ready.

0:26:090:26:12

For £150,000 under their top budget,

0:26:140:26:18

this package gives a Georgian-style modern house

0:26:180:26:21

which seems to be to Hanna's taste.

0:26:210:26:23

The five bedrooms and extensive living rooms offer them both

0:26:230:26:26

enough space for family growth in the future.

0:26:260:26:29

Outside, there are two acres of beautiful grounds

0:26:290:26:32

with an already converted chalet

0:26:320:26:34

and an as yet unconverted outbuilding,

0:26:340:26:37

which would give options for Simon's practice.

0:26:370:26:40

As a home, it's great accommodation

0:26:400:26:42

I could see a family growing up in.

0:26:420:26:44

There's very little I would need to do.

0:26:440:26:46

That would make my wife very happy.

0:26:460:26:48

The inside of the house is beautifully appointed,

0:26:480:26:50

it's very contemporary.

0:26:500:26:52

There's very little you can fault about the interior.

0:26:520:26:54

The business side of things would take a certain amount of money.

0:26:540:26:57

It's just whether I can fit those renovations in the budget.

0:26:570:27:01

-Have you seen enough?

-Yes, thank you.

-That is it for today,

0:27:030:27:07

but my goodness, what different reactions we've had.

0:27:070:27:10

-Yeah, it's been interesting today.

-A whirlwind of thoughts.

0:27:110:27:14

Good, good. We're going to hit the road now.

0:27:140:27:17

-OK, cool.

-Thank you.

0:27:170:27:18

It's the second day of our house hunt in Cornwall

0:27:230:27:26

and our London buyers are looking not just for a rural home,

0:27:260:27:29

but a place for a new business venture

0:27:290:27:32

and with £1.3 million to spend,

0:27:320:27:35

they have a very large budget with which to do it.

0:27:350:27:38

Will it be a done deal with the mystery house?

0:27:380:27:41

The business head is saying yes.

0:27:410:27:43

This is exactly what Simon had in mind.

0:27:430:27:45

And I find out how a simple switch in our eating habits

0:27:450:27:48

could not only help the sea, but also save money.

0:27:480:27:52

Yesterday was...an interesting day.

0:27:540:27:57

I honestly thought Hanna and Simon were going

0:27:570:27:59

to instantly fall in love with our period property.

0:27:590:28:02

It didn't quite work out that way,

0:28:020:28:03

although they did come round right near the end.

0:28:030:28:06

Our second home, the modern build, I think was getting closer

0:28:060:28:10

to their idea of a perfect home, certainly Hanna's,

0:28:100:28:13

but maybe it did lack some of the business space they were after.

0:28:130:28:16

It's time for our final property. Of course, it is our mystery house

0:28:160:28:21

and I think with this one,

0:28:210:28:22

it's got its fair share of business opportunities,

0:28:220:28:25

which should appeal to the both of them.

0:28:250:28:27

For our mystery house, we're staying close to Truro

0:28:310:28:33

and going to the hamlet of Shortlanesend two miles away.

0:28:330:28:37

This tiny settlement feels like it's in the middle of nowhere,

0:28:370:28:41

yet it's connected to Truro by an eight-minute drive

0:28:410:28:44

and also by the Beynon Way,

0:28:440:28:46

a cycle and footpath route which was opened as a millennium project.

0:28:460:28:50

There's a wildlife reserve, a local school, pub and local shop,

0:28:500:28:54

where Simon and Hanna could get to know the community.

0:28:540:28:57

Before we reveal the house,

0:28:570:28:59

I'm taking them to another project in the village.

0:28:590:29:02

Teresa, hello, good to meet you.

0:29:020:29:04

-Can I introduce you to Simon and Hanna?

-Hello.

-Hi, Teresa.

0:29:040:29:07

-Hi, Simon.

-You have a wonderful coffee shop here,

0:29:070:29:10

but it's not your average coffee shop

0:29:100:29:12

and because these two have got some wonderful business ideas,

0:29:120:29:15

one of them being running a shop,

0:29:150:29:16

I thought you could perhaps give them some tips, inspire them.

0:29:160:29:20

We like to keep everything local.

0:29:200:29:22

We grow a lot of our own produce

0:29:220:29:24

and we like to do things a little bit different,

0:29:240:29:26

so we've got some different potato varieties,

0:29:260:29:28

such as the blue potatoes there.

0:29:280:29:29

-Blue potatoes?

-Never seen that.

0:29:290:29:31

-Yeah.

-Very tasty.

0:29:310:29:33

And we tie it in with the menu, so our menu's always seasonal.

0:29:330:29:36

Looking at the size of this property,

0:29:360:29:39

it's pretty large. Is this what you had in mind?

0:29:390:29:41

On a slightly smaller scale,

0:29:410:29:43

but very much taking inspiration from what you've done here.

0:29:430:29:46

I know what you two are like - you say that,

0:29:460:29:48

but you like to do everything big in the end, don't you?

0:29:480:29:51

Simon certainly dreams big.

0:29:510:29:53

They love a challenge, absolutely.

0:29:530:29:55

Teresa, thank you so much. Lovely to meet you and good luck.

0:29:550:29:58

-Bye!

-Bye-bye.

-Bye.

0:29:580:29:59

Of course, it is now time for our mystery house,

0:30:020:30:05

but we're not going to need the car, because it literally is...

0:30:050:30:09

next door.

0:30:090:30:10

OK!

0:30:100:30:12

-Right.

-You're full of surprises, Nicki.

0:30:120:30:14

We certainly are and hopefully the house will continue to surprise.

0:30:140:30:18

-You are naughty.

-Come on.

0:30:180:30:21

The cafe and shop are actually on offer

0:30:210:30:23

as part of the package for the mystery house,

0:30:230:30:25

but it's just one of several business options here,

0:30:250:30:29

including 60 commercial lily ponds.

0:30:290:30:32

-And this is the mystery house.

-Right.

0:30:320:30:35

You have your coffee shop selling all the local produce

0:30:350:30:38

right on your doorstep.

0:30:380:30:39

We can discuss that in a little bit more detail later on,

0:30:390:30:42

the options there.

0:30:420:30:44

I'm sure you've noticed -

0:30:440:30:45

to our right are 60 lily ponds

0:30:450:30:49

that spread all the way along the valley.

0:30:490:30:52

Tell us more!

0:30:520:30:55

The reason it's the mystery house

0:30:550:30:57

-is because there is so much to this property.

-Yeah.

0:30:570:31:01

What do you think of the house?

0:31:010:31:03

I like the veranda and the view is nice.

0:31:030:31:04

It's not quite what I had in mind,

0:31:040:31:06

-but I'm interested to see inside.

-Let's go.

0:31:060:31:10

The mystery house is more like a mystery package,

0:31:120:31:15

because there is so much on offer here,

0:31:150:31:17

which I think aligns with the type of business ventures

0:31:170:31:20

Simon and Hanna have been thinking about.

0:31:200:31:22

The house at the centre was built 12 years ago

0:31:220:31:25

and was designed to capitalise on its environment.

0:31:250:31:28

So it is an unusual property,

0:31:280:31:31

-because the living area is upstairs.

-Oh, right, OK.

0:31:310:31:35

-But it does make the most of the views.

-Certainly does.

0:31:350:31:39

Access to the balcony and your kitchen.

0:31:390:31:43

To make it our living space,

0:31:430:31:45

we'd have to change a few things, I think, cosmetically,

0:31:450:31:49

but view-wise, it's impressive.

0:31:490:31:51

And you say "cosmetically" - what do you mean by that?

0:31:510:31:54

I don't think Hanna would cope with that kitchen very well.

0:31:540:31:58

I'm going to keep trying...

0:31:580:32:00

-Keep going, Nicki.

-..cos there's still more to see. I am.

0:32:000:32:03

The mystery house, you'll be pleased to know,

0:32:030:32:05

hasn't given up yet.

0:32:050:32:06

You've got to see this.

0:32:060:32:08

Come up here,

0:32:080:32:10

-cos you've got another huge space.

-This is a fun space.

0:32:100:32:15

-Yeah?

-I quite like this space.

0:32:150:32:17

You can do a lot with it.

0:32:170:32:19

Let's see the bedrooms.

0:32:190:32:20

The bedrooms are downstairs in this property.

0:32:220:32:25

At the back are two doubles with en-suites.

0:32:250:32:28

Towards the front are a further two bedrooms which share a bathroom

0:32:280:32:32

and then, with an en-suite shower room, there's a large master.

0:32:320:32:36

This is the master bedroom

0:32:370:32:40

and you don't have views like that in London.

0:32:400:32:42

-No.

-Certainly don't.

0:32:420:32:44

-That's a nice room.

-Yeah.

0:32:440:32:45

Not getting any feeling from you two.

0:32:450:32:48

-I don't think it's our house.

-It's not, is it?

0:32:500:32:53

-But I have been there before with you.

-Yep.

0:32:530:32:55

-Where you haven't been sure about a property.

-She's a slow burner.

0:32:550:32:58

It's taking a while for Hanna to warm to this property,

0:32:580:33:02

but I hope she does,

0:33:020:33:03

because if they are serious about having a viable business,

0:33:030:33:06

what I'm about to show them is just that.

0:33:060:33:09

So, here is an awful lot to take in,

0:33:090:33:12

but this I think is the exciting part.

0:33:120:33:14

Where we're standing, in that outbuilding there,

0:33:140:33:17

you've got some industrial kitchens supporting a conference centre.

0:33:170:33:21

The building you can see, it's an L shape.

0:33:210:33:24

The left-hand side of it is the conference centre.

0:33:240:33:27

-Wow.

-Used by educational establishments,

0:33:270:33:29

they've had weddings there

0:33:290:33:31

and then next door to it,

0:33:310:33:33

you've got a three-bedroom cottage.

0:33:330:33:36

-Oh, wow.

-Beautifully appointed,

0:33:360:33:38

one en-suite, two share the family bathroom and six acres.

0:33:380:33:43

-OK, cool.

-So you've got a water garden and if that wasn't enough,

0:33:430:33:47

there's a coffee shop, an existing business already going.

0:33:470:33:51

Does it make the house a little bit more attractive?

0:33:510:33:53

It certainly does. From a business perspective, it's great.

0:33:530:33:57

Yeah, the business head is saying yes.

0:33:570:33:58

This is exactly what Simon had in mind.

0:33:580:34:01

It is time to guess the price.

0:34:010:34:02

How much do you think the whole of this estate is on the market for?

0:34:020:34:08

I don't really know how to put a price on it.

0:34:080:34:11

2.5 million?

0:34:110:34:12

-OK.

-I think we're looking at the top end of our budget at 1.35.

0:34:120:34:18

-Everything?

-For everything?

-For everything!

0:34:180:34:21

-Is that wishful thinking, Simon?

-I think so.

-Yep.

0:34:210:34:24

The total asking price for everything is £1.7 million.

0:34:240:34:29

The top of your budget was 1.3 million,

0:34:290:34:32

we've spoken to the owner and you can actually break it down.

0:34:320:34:34

If you were interested in the house with the conference centre,

0:34:340:34:38

the industrial kitchens and the cottages with this land here

0:34:380:34:42

right around us, you'd be looking at £1.3 million.

0:34:420:34:45

If you wanted the house with the cafe and the lily ponds,

0:34:470:34:51

you'd be looking at £1.2 million.

0:34:510:34:54

-That's a lot to take in. That's a lot of numbers.

-Yes, it is.

0:34:540:34:58

But it's a serious business that you're going into, isn't it?

0:34:580:35:01

Have an explore, off you go. Catch up with you later.

0:35:010:35:03

To buy the whole package with all the business options is over

0:35:050:35:08

Hanna and Simon's budget.

0:35:080:35:10

But they can break it down into the house

0:35:100:35:12

and other elements to fit their £1.3 million limit.

0:35:120:35:16

On offer is a contemporary five-bedroomed house,

0:35:160:35:19

a conference centre and holiday cottage,

0:35:190:35:21

which could work for Simon's planned practice.

0:35:210:35:24

There's an up and running cafe and shop,

0:35:240:35:27

60 commercial lily ponds and six acres of gorgeous grounds.

0:35:270:35:32

But are they ready for this more commercial option?

0:35:320:35:35

The conference centre building and the cottage is great.

0:35:350:35:39

It's pretty much exactly what I was looking for.

0:35:390:35:42

The only thing that lets it down is the living accommodation for us.

0:35:420:35:45

The way the house is laid out,

0:35:450:35:47

the upside down living bit definitely works in this house.

0:35:470:35:51

Everything's very functional, it's clean, it's fresh.

0:35:510:35:54

I can't fault the house,

0:35:540:35:56

I just don't think it's the house for me.

0:35:560:35:59

Now, I know there was an awful lot to this property,

0:35:590:36:01

but do you feel you've seen everything?

0:36:010:36:04

-Pretty much, I think.

-Yeah?

-Yes, I agree.

0:36:040:36:06

I hope we haven't confused you too much, cos that's it.

0:36:060:36:09

You've seen all three properties.

0:36:090:36:11

I can't wait to hear what the final verdict

0:36:110:36:13

is going to be on any of them.

0:36:130:36:14

Should we go somewhere a little bit warmer, a little bit drier?

0:36:140:36:17

-Sounds like a plan.

-Come on.

0:36:170:36:19

With some 300 miles of coastline and 49 ports,

0:36:250:36:29

for centuries, fishing has been a vital industry for Cornwall.

0:36:290:36:33

In recent years, protecting fish stocks has been central

0:36:330:36:36

to the business, with a major drive for sustainability.

0:36:360:36:40

Newlyn Harbour is home to one of the largest fishing fleets in the UK,

0:36:400:36:43

and I'm meeting fishmonger Robert Wing to find out

0:36:430:36:46

how looking at our eating habits could help the industry further.

0:36:460:36:51

Here they are, unloading the catch.

0:36:510:36:53

That looks about a couple hundred kilos of fish there.

0:36:530:36:55

What would they be fishing?

0:36:550:36:56

They'll be fishing for flat fish - Dover soles, lemon soles,

0:36:560:36:59

megrim soles, monk, squid, John Dory.

0:36:590:37:02

There's quite a few different varieties there.

0:37:020:37:04

I suppose we might see 35 different species.

0:37:040:37:07

Out of the 35 different species, how many do we normally eat?

0:37:070:37:11

I think years ago, we only used to use cod and haddock and plaice,

0:37:110:37:14

but we are getting better now.

0:37:140:37:15

But there are some species that we still aren't eating.

0:37:150:37:18

I think that's really important that we try them.

0:37:180:37:20

Give me two that I might not have tried before.

0:37:200:37:22

I'll give you a couple - megrim sole and hake.

0:37:220:37:25

There's so many megrim soles around Cornwall.

0:37:250:37:28

It's a totally sustainable fish.

0:37:280:37:30

That's a really good alternative to plaice or lemon sole.

0:37:300:37:34

If you want something, a cod alternative - hake.

0:37:340:37:37

We have wallops of hake around the place. Boxes of meg coming up now.

0:37:370:37:41

Those are megrim soles there.

0:37:410:37:43

What you've got here, take a look, it's packed in ice.

0:37:430:37:45

That's a megrim sole. It's a lovely flat fish. It's quite deep water.

0:37:450:37:50

When you fillet off, you get lovely white, flaky fish.

0:37:500:37:53

What's the taste like? Is it similar to any other fish?

0:37:530:37:56

It's a member of the sole family.

0:37:560:37:57

It'll have a nice, quiet, mild flat fish flavour.

0:37:570:38:00

It's beautifully white and flaky.

0:38:000:38:02

What's the difference on the price?

0:38:020:38:04

Well, megrim sole is probably about a quarter of the price

0:38:040:38:07

-of Dover sole.

-So why aren't we eating it?

0:38:070:38:09

We're very traditional as a nation.

0:38:090:38:11

We need to broaden up and try something.

0:38:110:38:15

As it's not well known in the UK,

0:38:150:38:17

the majority of the megrim sole catch actually ends up not here

0:38:170:38:20

but on Spanish, French and Swiss dinner plates.

0:38:200:38:23

Whilst it may not be the best-looking fish,

0:38:240:38:26

it is abundant in Cornish waters.

0:38:260:38:29

As sustainability is becoming an ever greater consideration,

0:38:290:38:32

fishermen, fishmongers and chefs are keen to encourage consumers

0:38:320:38:36

to try out a wider variety of fish species.

0:38:360:38:40

'I'm heading to Watergate Bay to meet head chef Neil Haydock,

0:38:400:38:43

'who regularly has megrim sole on his menu.'

0:38:430:38:46

Neil, I've been hearing the merits

0:38:460:38:49

of different varieties and species of fish.

0:38:490:38:51

One we've really highlighted is the megrim sole,

0:38:510:38:54

but I've never tasted it.

0:38:540:38:56

We actually have it on the menu right at this moment.

0:38:560:38:58

We actually call it the Cornish sole.

0:38:580:39:00

I like the idea of calling it Cornish sole.

0:39:000:39:02

-I think I'll remember that a bit more.

-Absolutely.

0:39:020:39:04

-How easy is the sole to cook?

-Very simple.

0:39:040:39:07

This is literally a four-five minute dish.

0:39:070:39:09

We're going to pop it into some rice flour.

0:39:090:39:12

Little bit of oil into the pan.

0:39:130:39:16

Pop the fish in. The pan's been preheated.

0:39:160:39:19

Then we'll add a little salt.

0:39:190:39:20

Cornish salt.

0:39:210:39:22

'As megrim is a light fish, you don't want to overcook it.

0:39:220:39:26

'It needs just two minutes on each side.'

0:39:260:39:28

We've got our brown butter, then we're going to add our brown shrimp.

0:39:290:39:34

Brown shrimp - a real British staple.

0:39:340:39:38

Our shrimp are in there, we'll add our cucumber.

0:39:380:39:41

This is going to add texture, but also a real nice freshness.

0:39:420:39:45

I wouldn't think of putting cucumber in with fish.

0:39:450:39:48

'The dish is finished with a good squeeze of lemon

0:39:480:39:50

'and a sprinkle of fresh dill.

0:39:500:39:52

'Then it's time to find out just what I've been missing.'

0:39:520:39:55

Pop it on the plate.

0:39:550:39:57

This is the part where I love my job.

0:39:570:39:59

-It is quite delicate.

-Subtle, delicate. exactly.

0:40:010:40:04

-Neil, thank you very much.

-You're welcome.

0:40:040:40:06

I'm not going to stop, you know?

0:40:060:40:08

'After a tour and taste of one of Cornwall's culinary delights,

0:40:080:40:11

'it's time to find out if any of the county's properties

0:40:110:40:15

'have hit the mark with our buyers.'

0:40:150:40:17

Well, we've now shown Simon and Hanna

0:40:170:40:19

our three properties here in Cornwall.

0:40:190:40:22

I must admit, I'm a little confused.

0:40:220:40:24

I'm not sure what they like and what they don't like.

0:40:240:40:27

Shall we go and find out?

0:40:270:40:28

I thought this was the perfect spot to find out

0:40:320:40:34

your thoughts on Cornwall and, well, really,

0:40:340:40:38

have we got close with the dream?

0:40:380:40:41

I think you've been really, really close.

0:40:410:40:43

Yeah, I think we've got one property that stands out from the other two.

0:40:430:40:47

Oh! Tell me, tell me, Hanna, Simon, which one is it?

0:40:470:40:51

-I think it might come as a surprise.

-Go on.

0:40:510:40:54

If my first reaction is anything to go by.

0:40:540:40:58

I think the closest business proposal is probably the third property,

0:40:580:41:04

but the overall winner in my mind would be property number one.

0:41:040:41:09

Now, that has surprised me.

0:41:090:41:11

I'm looking at you, Hanna, for that.

0:41:110:41:13

Absolutely. I think the grounds did it for me.

0:41:130:41:18

Having had a little bit of a sleep on it,

0:41:180:41:20

I think my first impressions were a little bit restrictive.

0:41:200:41:23

They were caught on very cosmetic matters,

0:41:230:41:25

which I think can be easily remedied.

0:41:250:41:28

So I think it's definitely a property that's

0:41:280:41:30

right for a second viewing, perhaps with a local builder on board

0:41:300:41:33

so that we can start costing up the works that need to be done.

0:41:330:41:37

You've always said it's the bigger picture.

0:41:370:41:39

This wellness centre, it's not just about finding a home.

0:41:390:41:43

It's about changing the way you live your lives.

0:41:430:41:45

It's about working together.

0:41:450:41:46

It's about working together, but it's also about feeling at home somewhere.

0:41:470:41:52

I think it's been hopefully really good for Hanna to feel her feet

0:41:520:41:56

on Cornish soil and see how she feels about that.

0:41:560:42:00

-I'm sold, Nicki.

-Are you?

-Yes.

0:42:000:42:02

Well, let's hope you're sold on our first property as well

0:42:020:42:04

on the second viewing.

0:42:040:42:05

That will make it all complete for me.

0:42:050:42:07

We'll definitely keep you informed.

0:42:070:42:09

Thank you, we'd love to know how you both get on.

0:42:090:42:11

Exciting times ahead, I feel.

0:42:110:42:13

Absolutely.

0:42:130:42:14

Well, I must say I'm delighted and a little surprised

0:42:180:42:22

that of all the properties we showed Simon and Hanna,

0:42:220:42:25

it's our period home that they've opted to take a second look at.

0:42:250:42:29

But I must give them full credit.

0:42:290:42:31

They have a clear vision of what their future life

0:42:310:42:34

here in Cornwall looks like.

0:42:340:42:36

I hope they achieve their dream.

0:42:360:42:39

See you next time.

0:42:390:42:40

Hanna and Simon did go back for a second visit,

0:42:410:42:44

but felt there was too much work to create the set-up they required.

0:42:440:42:48

However, they've now had an offer accepted on another property

0:42:480:42:51

in the same area,

0:42:510:42:52

but rather than being the house/business package,

0:42:520:42:55

they've opted for just a four-bedroomed home

0:42:550:42:57

and will look for business premises separately.
