Today I'm in a place that's famous for its sausages,

0:00:020:00:04

and perhaps more surprisingly for this, plum loaf.

0:00:040:00:07

And what's so surprising about it? It doesn't have any plums.

0:00:070:00:11

All right, it's ready to go.

0:00:110:00:13

'In today's show, I'm in Lincolnshire, helping a couple search for not only a house,

0:00:240:00:28

'but also acres of land on which to start a new campsite business.'

0:00:280:00:32

-Wow!

-Wow!

0:00:320:00:35

-That is a wow kitchen.

-Yeah, it is.

0:00:350:00:38

I'll be taking them on a tour of some of the best properties the area has to offer.

0:00:380:00:42

Get your chequebook out!

0:00:420:00:44

And the last of those will be the mystery house, but will any of our properties make them happy campers?

0:00:440:00:51

The predominantly rural county of Lincolnshire

0:00:540:00:57

sits in the east of the county and encompasses

0:00:570:01:00

coastline, chalkland fens and undulating wolds.

0:01:000:01:04

At the western edge of the county is the city of Lincoln,

0:01:040:01:08

which dates back to 48AD.

0:01:080:01:10

The mighty towers of its historic cathedral and castle dominate the skyline,

0:01:100:01:15

but today Lincoln is a slow-paced city

0:01:150:01:17

with quiet cobbled streets, petite shops and a thriving cafe culture.

0:01:170:01:22

The coastline is dotted with seaside resorts which in the past

0:01:220:01:26

served the middle-class workers from the industrial Midland towns and cities.

0:01:260:01:30

The most famous resort is Skegness, which is probably best known

0:01:300:01:34

as the location of the first Butlins holiday camp.

0:01:340:01:37

For those looking for more sedate surroundings, however,

0:01:370:01:40

Lincolnshire offers nature lovers animal sanctuaries and nature reserves.

0:01:400:01:45

Over the last 2,000 years, human inhabitants have fought back the salt flats

0:01:450:01:49

and wetlands to make quiet hamlets and prosperous farmsteads.

0:01:490:01:54

Remnants of this muddier time can still be found in the housing stock.

0:01:540:01:58

With a lack of traditional materials, villagers turned to mud to construct their homes,

0:01:580:02:02

and fine examples of these are still dotted across the landscape.

0:02:020:02:07

Lincolnshire's lack of transport links,

0:02:070:02:10

isolation from major motorways

0:02:100:02:12

and the fact that many of its railway stations were closed in the 1960s

0:02:120:02:16

has meant that it's escaped the price hikes

0:02:160:02:19

of more trendy coastal counties over the last few years.

0:02:190:02:23

The price of an average detached house is £194,000,

0:02:230:02:28

which is 24% below the national average.

0:02:280:02:32

So in Lincolnshire there are great bargains to be found

0:02:320:02:35

and if those figures have sparked your interest, take a look at these.

0:02:350:02:40

At the pricey end of the market is this magnificent detached house in Kilham.

0:02:400:02:44

At £1,250,000, it's just undergone major restoration work

0:02:440:02:50

and is now a spacious, tasteful property

0:02:500:02:54

sitting in two acres of land.

0:02:540:02:56

If you were looking to spend £700,000,

0:02:560:02:59

how about something truly unique?

0:02:590:03:01

A converted stables and dovecote in Epworth.

0:03:010:03:04

It may have formerly housed horses and pigeons,

0:03:040:03:07

but it's now a beautiful family home with four acres of land.

0:03:070:03:11

Or if you're after something more conventional,

0:03:110:03:14

£395,000 will buy this four-bedroom stone-built house in Scothern.

0:03:140:03:19

There's a homely family style kitchen,

0:03:190:03:21

a bathroom with an indulgent feel and beautiful living accommodation.

0:03:210:03:25

There's a fantastic selection of properties on offer in Lincolnshire,

0:03:270:03:31

so today's buyers shouldn't be disappointed.

0:03:310:03:33

Customer services manager Andrew and nurse Lisa

0:03:330:03:37

live in Burton-on-Trent in Staffordshire

0:03:370:03:40

with their two children, Harry, who's eight and Olivia, 11,

0:03:400:03:44

along with their dogs, cats and rabbits.

0:03:440:03:47

Although they enjoy their jobs, their daily schedule

0:03:470:03:50

is taking its toll and they're finding

0:03:500:03:52

that they're spending less and less time together as a family.

0:03:520:03:56

So it's time for change.

0:03:560:03:58

One reason why we'd like to move into the country, a change of lifestyle,

0:03:580:04:03

opening up a campsite,

0:04:030:04:05

better quality of life for myself and for Lisa and for the children.

0:04:050:04:11

A little smallholding.

0:04:110:04:13

Little smallholding, ideally with animals as well,

0:04:130:04:16

and again, that's for two reasons,

0:04:160:04:17

for the children and for attraction on the campsite.

0:04:170:04:20

Andrew is a keen DIYer and over the years he and Lisa have spent

0:04:200:04:25

considerable time improving the property,

0:04:250:04:27

but some things still don't come up to scratch.

0:04:270:04:30

We really like our kitchen, but we dream of something much bigger,

0:04:300:04:34

where we can fit a much bigger table in for all the family to sit around.

0:04:340:04:38

As you see we've got a range cooker but we dream of having an Aga,

0:04:380:04:42

a proper farmhouse kitchen, really.

0:04:420:04:44

There's one room, however, they have got right.

0:04:440:04:47

This is the snug, my favourite room in the house.

0:04:470:04:49

Nice to come in the evening, got the log burner on,

0:04:490:04:53

sit down with the kids and the dogs, watch a bit of TV,

0:04:530:04:55

looking for something similar in the property,

0:04:550:04:58

where the family can sit and relax.

0:04:580:05:00

And finally there's one major consideration to take on board.

0:05:000:05:04

OK, this is the caravan. It plays a big part in our lives.

0:05:040:05:07

We've everything we need in here, kitchen area, sleeping area for the kids.

0:05:070:05:11

The new property, with the caravan the size it is, needs plenty of parking.

0:05:110:05:15

They've knocked their business plan into shape over the last few months

0:05:150:05:19

and have worked out exactly what they want.

0:05:190:05:21

Our next property, we'd like to have a large kitchen.

0:05:210:05:24

-Minimum of three bedrooms.

-Three bedrooms and plenty of land.

0:05:240:05:29

And after running up and down several flights of stairs in a three-storey house

0:05:290:05:34

they're keen to have either a two-storey property or a bungalow.

0:05:340:05:37

But before we start looking for their perfect property

0:05:370:05:40

we've invited a local estate agent to give a current evaluation.

0:05:400:05:45

It's quite unusual to find a property of this type and style in this area.

0:05:450:05:49

It's retained a lot of character

0:05:490:05:51

and it should be a very saleable family home.

0:05:510:05:54

I'd value the property at £250,000.

0:05:540:05:56

We're really pleased with the valuation, aren't we?

0:05:590:06:02

Yeah, yeah. We bought the property 12 years ago now.

0:06:020:06:06

We paid £30,000 for it at the time.

0:06:060:06:09

In those years we put a lot of hard work into it,

0:06:090:06:12

we spent quite a bit of money on it, so I think the valuation was right.

0:06:120:06:17

Their efforts have certainly paid off, so what figure are they looking at for the new property?

0:06:170:06:22

The budget for the next property is £500,000 for the property

0:06:220:06:26

and then we've got £100,000 for development of that property.

0:06:260:06:30

So Lisa and Andrew are looking for a farmhouse with at least three bedrooms,

0:06:320:06:37

plenty of character, but not over two storeys, which would rule out this rather large windmill!

0:06:370:06:43

They also want at least three acres of land to establish their camping business

0:06:430:06:48

and, of course, enough space to park their beloved caravan.

0:06:480:06:53

Andrew and Lisa want to be close to the tourist hot spots

0:06:530:06:56

along the East Lincolnshire coast,

0:06:560:06:58

so we're concentrating our search to the east of the Lincolnshire Wolds

0:06:580:07:02

and around the town of Louth.

0:07:020:07:03

Over the course of two days we'll be viewing three properties that match their criteria

0:07:030:07:08

but I won't be revealing the prices until they've had a good look round.

0:07:080:07:12

The last one on our tour will be the mystery house,

0:07:120:07:15

a property selected to offer them what they want,

0:07:150:07:18

but with a bit of a twist.

0:07:180:07:20

Andrew and Lisa, welcome to sunny Lincolnshire(!)

0:07:200:07:23

-Thank you.

-How well do you know this area?

0:07:230:07:26

Not very well at all, really, we've only been here a couple of times.

0:07:260:07:30

Yeah, Sutton-on-Sea area and that side, but not this far north.

0:07:300:07:35

So you have about £500,000 to play with,

0:07:350:07:38

but an extra £100,000 for something else?

0:07:380:07:40

Yeah, for development of the site, the facilities, planning.

0:07:400:07:44

Shower blocks, toilet facilities, that sort of thing.

0:07:440:07:47

Electrics, we'll have electric hook-ups, that sort of thing.

0:07:470:07:50

-We want to set up a little farm area on the campsite with some attractions.

-With animals in.

0:07:500:07:55

Adventure playground, so it's a tight 100,000!

0:07:550:07:58

I was going to say!

0:07:580:08:00

We've got three properties, one of which is the mystery house. We should get into the chariot

0:08:000:08:05

-before we get completely soaked. Come on.

-Yes.

-OK, lovely.

0:08:050:08:09

So Andrew and Lisa have a budget of £500,000 for their new property

0:08:140:08:19

and are looking for a house with plenty of character.

0:08:190:08:22

They would like a large farmhouse style kitchen,

0:08:220:08:24

a minimum of three bedrooms,

0:08:240:08:26

at least three acres of land for the campsite

0:08:260:08:29

and some outbuildings will come in useful too.

0:08:290:08:32

I'm fascinated. What you're going to do isn't just move to a new house,

0:08:340:08:40

-it's moving to a new lifestyle.

-BOTH: Yes.

0:08:400:08:42

Has this been a burning ambition for years, to do this?

0:08:420:08:45

Not for years, no. It's really only the last couple of years.

0:08:450:08:50

Yeah, and it's just getting out of the rat race and the 9-5 jobs.

0:08:500:08:55

And we're not particularly doing it to make a fortune.

0:08:550:08:59

It's a change of lifestyle that we want.

0:08:590:09:01

And for the kids to have the benefit of the countryside, living out in the country.

0:09:010:09:07

It all sounds like a great idea. Maybe our first house will suit them.

0:09:070:09:12

It sits just outside Alvingham,

0:09:120:09:14

three miles north-east of Louth.

0:09:140:09:16

The village is relatively small,

0:09:160:09:18

but it offers a couple of schools and a few facilities that Andrew and Lisa,

0:09:180:09:22

and, of course, the campsite guests, will be able to make use of.

0:09:220:09:25

Apart from that there's plenty of countryside to take in.

0:09:250:09:29

Our first property is an 18th-century farmhouse,

0:09:290:09:32

so let's see what reaction it gets.

0:09:320:09:34

So guys, first impressions?

0:09:340:09:37

Very nice. Good location.

0:09:370:09:39

Access as well. Good access off the road.

0:09:390:09:42

You don't get that much traffic down here

0:09:420:09:44

-but it's on a road that does have some traffic.

-That's not a problem.

0:09:440:09:49

-Isn't it?

-No, because you don't want too small a road.

0:09:490:09:51

People need to have access, so that's fine.

0:09:510:09:56

Well, first impressions count and it seems like we have the thumbs up so far.

0:09:560:10:00

Let's hope they like the inside.

0:10:000:10:02

Come on in.

0:10:040:10:06

Wow, it's nice.

0:10:060:10:09

-Very nice. Nice big hallway.

-Yep.

0:10:090:10:11

Solid oak floors, which is a nice little touch, isn't it?

0:10:110:10:15

Yeah. Be good for the dogs.

0:10:150:10:18

-Yeah.

-Keeps it nice and clean coming in.

0:10:180:10:20

-It does.

-I have to drag you away from the radiator.

0:10:200:10:23

Follow me into the first of two receptions.

0:10:230:10:26

-Mm.

-Is that a good "Mm"?

0:10:290:10:30

-Mm, yeah.

-Yeah.

-Nice size.

0:10:300:10:33

Very good size, yeah.

0:10:330:10:35

Obviously, a beautiful warm fireplace.

0:10:350:10:37

-Oh, yes.

-Yeah. Nice real fire as well.

0:10:370:10:39

-Exactly. It makes a big difference, doesn't it?

-Yeah.

0:10:390:10:43

Now this is the first of two receptions.

0:10:430:10:47

I think we should take you through to the other one. Follow me.

0:10:470:10:51

Second of the two receptions.

0:10:560:10:58

-Very good size.

-Very nice size.

0:10:580:11:00

-Not sure of the border, but...

-That can be changed.

-Quite easily,

0:11:000:11:05

-but yeah, very good size room.

-Lovely.

0:11:050:11:07

-It's nice to have the dining table there.

-Yeah, nice to have a separate dining room.

0:11:070:11:11

-They've got it as a dining table because through here is the hatch into the kitchen.

-Right.

-Right.

0:11:110:11:16

If you did want to have this as another living room, you can do.

0:11:160:11:19

No, it's a good size, very good size.

0:11:190:11:22

Just off the dining room is the sun room,

0:11:220:11:24

which Andrew and Lisa could use as a reception area for the business,

0:11:240:11:28

but I'm keen to show them the kitchen.

0:11:280:11:31

A well-worn step there.

0:11:330:11:35

-Very well worn. That's called character.

-It certainly is.

0:11:350:11:38

It's a nice sized kitchen, isn't it?

0:11:380:11:41

-It is, it's very big, yeah. Really nice.

-A nice size.

0:11:410:11:44

-Nice range cooker.

-Is that important to you?

0:11:440:11:47

-Is that in your mind's eye what you'd like to see in a farmhouse?

-Yes, farmhouse kitchen.

0:11:470:11:51

It is a farmhouse kitchen, range cooker, decent-sized eating area.

0:11:510:11:55

-What's in that cupboard there?

-That's the old bread oven, non-working,

0:11:550:12:00

-but another feature to the proper farmhouse kitchen.

-Yes, very nice.

0:12:000:12:05

I think we should have a peep through the window over there.

0:12:050:12:09

Most people when house hunting think location, location, location.

0:12:090:12:13

With you it's outbuildings, outbuildings, outbuildings.

0:12:130:12:16

-That's right.

-Location.

0:12:160:12:18

And location.

0:12:180:12:20

The outbuildings are important as well,

0:12:200:12:22

which, from here, look very good and lots of potential.

0:12:220:12:26

Yeah, and that's just the start of it.

0:12:260:12:28

-You could have a play area, tea rooms.

-Yeah.

0:12:280:12:31

-I like the way...

-Dog kennels. I can see some kennels as well.

0:12:310:12:35

-Yeah.

-Before we brave the rain and kennels and outbuildings,

0:12:350:12:38

-I think we should have a look upstairs.

-OK.

-OK.

-Sounds good.

0:12:380:12:41

The kitchen seems to fit their brief and in addition there's access to a large cellar

0:12:410:12:46

which would be perfect for storage and perhaps the coats and shoes.

0:12:460:12:50

The accommodation in this house is on split levels

0:12:520:12:55

and just up a few steps to the left is a good-sized double bedroom.

0:12:550:12:59

Next stop for us though is the largest of the four bedrooms.

0:12:590:13:03

-Follow me.

-It's all very nice.

0:13:030:13:05

-I know.

-It's certainly different.

0:13:050:13:07

-Quirky.

-You're going to need a map, aren't you?

-Yeah!

0:13:070:13:10

-So the master bedroom.

-Very nice.

0:13:110:13:14

-That's a good size, yeah.

-Nice and big.

0:13:140:13:16

Andrew will be lying in bed while you're making breakfast.

0:13:160:13:21

I don't think so!

0:13:210:13:24

Nice-sized room, isn't it?

0:13:240:13:26

It looks like we've got an en-suite as well, which is a bonus.

0:13:260:13:30

-Still got the nice views as well.

-Exactly.

0:13:300:13:33

-You can see how quiet it is.

-Definitely ticking the box. Obviously

0:13:330:13:37

-decoration-wise we'd need to put our own stamp on it.

-Yeah.

0:13:370:13:40

-But that can easily be changed.

-The rooms are so far so good.

0:13:400:13:44

-Perfectly presentable.

-Yeah.

0:13:440:13:46

There's lots more rooms to show you, so come on.

0:13:460:13:49

So, another large-sized bedroom.

0:13:530:13:57

-Very good size.

-We're sharing the view again from the master bedroom.

0:13:570:14:04

I don't know if you've noticed that the floor...

0:14:040:14:07

-There's a bit of a slope! That's good, that's character.

-We're used to that.

0:14:070:14:11

-We don't want straight walls and straight floors.

-Good.

0:14:110:14:14

You've got some storage here.

0:14:140:14:16

If this was in London, this would be another bedroom!

0:14:160:14:19

It probably would be for Harry, actually.

0:14:190:14:21

Let's put that on.

0:14:210:14:23

-It's quite a big size, isn't it?

-Yeah, very big.

0:14:230:14:26

Would you use it for storage?

0:14:260:14:28

Harry would sleep in there!

0:14:280:14:30

Poor Harry! The last bedroom in the house is the smallest

0:14:300:14:35

and is currently being used as a study.

0:14:350:14:37

And finally, of course, there's the family bathroom,

0:14:370:14:39

which is roomy and has the luxury of a separate shower enclosure.

0:14:390:14:44

But, for Andrew and Lisa, this move is all about the outdoor space

0:14:440:14:48

and this property comes with just over six-and-three-quarter acres.

0:14:480:14:53

-Now we keep talking about outbuildings.

-Yeah.

0:14:540:14:57

-What we haven't touched on so far is land.

-Yeah.

-OK.

0:14:570:15:01

In front of you is two acres.

0:15:010:15:03

-Right.

-Completely fenced off.

-Yeah.

0:15:030:15:06

You can see the far end, there's another fence,

0:15:060:15:09

there's another acre there, which has access by the road.

0:15:090:15:13

-Is that all part of the property?

-All part of it?

-All part of your property.

0:15:130:15:16

-Oh, right.

-That makes a big difference.

0:15:160:15:19

-It does.

-Does it? In what way?

0:15:190:15:21

We thought it would just be...

0:15:210:15:23

-Just this bit...

-Which wouldn't probably be big enough, but with the extra bit that will be.

0:15:230:15:28

And is that immediately after the fence...

0:15:280:15:30

There's agricultural land between this segment and the final segment at the back.

0:15:300:15:35

But there's access down the side.

0:15:350:15:37

It's not a show-stopper, but you can think caravans, tents,

0:15:370:15:42

-separate areas, a chat to the farmer, you never know.

-Absolutely.

0:15:420:15:46

In total this is 6.75 acres.

0:15:460:15:49

-Right, OK.

-Right, OK.

0:15:490:15:52

And where's the other three acres?

0:15:520:15:54

We'll be showing you that a little bit later.

0:15:540:15:58

We've got this two-storey outbuilding here.

0:15:580:16:00

-That would be perfect for showers.

-Showers and toilets,

0:16:000:16:03

-yes, ideal.

-It's ideally situated as well.

0:16:030:16:07

Right, shall we go and have a look round the corner, because there's more to see of your 6.75 acres.

0:16:070:16:13

Well, there's certainly more than they expected.

0:16:130:16:16

Next up is another huge outbuilding, which has endless possibilities.

0:16:160:16:21

-Come on in.

-Wow.

-Wow.

0:16:210:16:24

-That's...

-Huge.

0:16:240:16:26

..big. Unexpected.

0:16:260:16:28

-Isn't it? It's huge.

-Massive.

0:16:280:16:30

What do you do with it?

0:16:300:16:31

Well, that was my question to you! What would you do with it?

0:16:310:16:34

Games room, garage...

0:16:340:16:37

-I think...

-..swimming pool.

0:16:370:16:39

..children's soft play area in here.

0:16:390:16:42

That's a perfect workroom for you to do your bits-and-pieces.

0:16:420:16:46

There's still quite a bit to see in here,

0:16:460:16:48

-but I want to show you the rest of the land first.

-OK.

0:16:480:16:50

-Come on.

-More land.

0:16:500:16:52

-More land!

-More land.

0:16:520:16:54

-Lisa, Andrew, have you ever owned your own stretch of canal?

-No.

0:16:560:17:02

-Would you like to?

-Yes.

0:17:020:17:04

Definitely. It's different.

0:17:040:17:07

It's very different, isn't it? It's a beautiful stretch of canal.

0:17:070:17:10

This bit you own, that side you own as well,

0:17:100:17:13

and an acre that way you own as well, all the way down for an acre.

0:17:130:17:17

An acre of what? Literally, a stretch of canal?

0:17:170:17:20

The same equivalent of that side all the way down.

0:17:200:17:22

Oh, right.

0:17:220:17:24

So you've seen the property and the land.

0:17:240:17:27

How much do you think it's worth? Ladies first.

0:17:270:17:30

Oh, I think about...470.

0:17:300:17:34

470,000.

0:17:340:17:37

Deep intake of breath for you.

0:17:370:17:39

I think because of the way the land is split up...

0:17:390:17:45

450,000.

0:17:450:17:47

450, interesting.

0:17:470:17:50

Well, either you're a shrewd businessman or psychic

0:17:500:17:53

because it's exactly £450,000.

0:17:530:17:56

-Brilliant.

-How does that make you feel?

0:17:560:17:58

-Very good indeed.

-Yeah.

0:17:580:18:01

Well within budget, so we've got an extra 50,000 there.

0:18:010:18:05

And if you wanted to be a little bit cheeky

0:18:050:18:08

it's been on the market for six months,

0:18:080:18:09

so maybe there's a little bit more to play with.

0:18:090:18:12

So even better news.

0:18:120:18:13

Well, I suggest you go and get some maps,

0:18:130:18:16

and go and start looking at the 6.75 acres.

0:18:160:18:19

-See you in a bit.

-Thank you.

0:18:190:18:20

Happy times. I was a little bit worried the house didn't have

0:18:200:18:24

enough character for them but it seems to be they love it and the location is great

0:18:240:18:29

and the outbuildings are fantastic.

0:18:290:18:32

So this 18th-century farmhouse is on the market for £450,000.

0:18:320:18:38

It has the large kitchen Lisa is looking for,

0:18:380:18:40

four bedrooms,

0:18:400:18:42

outbuildings that will be useful for the business,

0:18:420:18:44

and six and three-quarter acres of land.

0:18:440:18:48

If you could go straight across there and join this here,

0:18:480:18:52

-it would be ideal.

-Ideal, yeah. The tents... Put the caravans up there.

0:18:520:18:58

The biggest surprise is the size of the house, the amount of outbuildings

0:18:580:19:01

that we have, how it's laid out, which is really good.

0:19:010:19:04

Perfect for what we need - the layout is absolutely perfect.

0:19:040:19:08

And the location is really good, nice and quiet.

0:19:080:19:10

It's ideal, really.

0:19:100:19:12

It's perfect. We've got perfect access to the site,

0:19:120:19:15

plenty of outbuildings, the house is lovely,

0:19:150:19:18

we don't really need to do a lot of work to it. Ideal.

0:19:180:19:21

The land... If I could get that extra bit of land between the two

0:19:210:19:25

it would be perfect.

0:19:250:19:26

It's not a major worry cos we can access it from the road.

0:19:260:19:29

so we can work round it so it's something for us to think about.

0:19:290:19:33

98%.

0:19:330:19:34

The house and the outbuildings are perfect

0:19:340:19:36

the land is 2% missing. Can we join it together?

0:19:360:19:40

Guys, have you seen enough?

0:19:400:19:42

-Yes.

-Back in the car, we've got plenty more to do.

0:19:420:19:44

Andrew and Lisa's move to Lincolnshire will bring them close to Louth.

0:19:570:20:01

Lying at the eastern edge of the Lincolnshire Wolds,

0:20:010:20:04

Louth is a thriving market town.

0:20:040:20:06

Andrew and Lisa are striding out to get to grips with what it has to offer.

0:20:060:20:11

Even on a rainy day, the town holds a certain charm.

0:20:110:20:14

-This is a pretty little street.

-Isn't it? Lovely cobbles.

0:20:140:20:18

Lots of character.

0:20:180:20:19

One of the local food specialities is, of course, the Lincolnshire sausage -

0:20:190:20:24

the sage seasoning giving it its distinctive flavour.

0:20:240:20:27

It's really nice, isn't it? Can I take some of that, please?

0:20:290:20:32

-Thanks very much.

-Bye.

0:20:330:20:36

Hubbard's Hills and park lie to the southwest of the town.

0:20:410:20:45

In Autumn the trees put on a fantastic display of colour.

0:20:450:20:49

It's a beauty spot that never fails to impress.

0:20:490:20:52

-It's really peaceful here, isn't it?

-Yeah.

-Beautiful.

-Mm. The colour of the trees are nice.

0:20:590:21:04

Just 25 minutes south of Louth

0:21:080:21:10

is the village of Hagworthingham, home to Stockwith Mill.

0:21:100:21:14

It's believed to date back to the 17th century and, in later years,

0:21:140:21:18

it was converted to generate electricity

0:21:180:21:20

and was in regular use until 1960.

0:21:200:21:24

This mill's unique charm lies in its sizeable waterwheel,

0:21:240:21:28

standing 16 feet high, and owner Nigel is on hand

0:21:280:21:31

-to explain more.

-OK, you can hear the water outside.

0:21:310:21:35

That used to drive the 18th-century wheel that's out there.

0:21:350:21:38

That would turn the cogs in here, that would drive the stones - which are upstairs, the grain

0:21:380:21:43

would go between the two stones to produce the flour,

0:21:430:21:46

-which would be bagged up down here.

-And when was the mill last used for grinding the corn?

0:21:460:21:50

Approximately 1950.

0:21:500:21:53

Well, it's lovely, isn't it? The area's really peaceful. And...

0:21:590:22:03

-Beautiful.

-..everywhere seems really nice. The kids would love it.

-Yes.

0:22:030:22:07

-I think we've made the right decision.

-Yeah. Definitely.

-We'll enjoy living here.

0:22:070:22:11

Are you prepared for a different type of lifestyle? Because you both have

0:22:220:22:26

your own jobs at the moment. You're going to be working together 24/7

0:22:260:22:30

once you open your own business.

0:22:300:22:33

-Definitely, yeah.

-Yeah.

-I mean, we do get on very well.

-Yeah.

0:22:330:22:36

-We work well together, don't we?

-We do. We're used to doing a lot of work together at home, so, yeah.

0:22:360:22:42

-Yeah, so...

-I know my place!

0:22:420:22:44

-Who's the boss?

-I'm glad YOU said that!

0:22:450:22:50

Well, in that case, we know who wears the trousers.

0:22:500:22:54

Our second property is in Thoresthorpe,

0:22:540:22:57

a small village at the foot of the Lincolnshire Wolds

0:22:570:23:00

40 miles south-east of Louth.

0:23:000:23:02

The ancient market town of Alford is just a few miles away.

0:23:020:23:06

The town once served the local farming community with its cattle market,

0:23:060:23:10

but today, it offers its visitors a selection of shops,

0:23:100:23:13

and the good old British fish and chip shop.

0:23:130:23:16

The property we've lined up is stunning, but it doesn't come with any outbuildings.

0:23:160:23:21

The house does however sit on a huge plot of land

0:23:210:23:23

and there should be room in the budget for putting some up.

0:23:230:23:27

-Do you like it?

-Yes.

-Yes, fantastic.

0:23:270:23:30

First impressions, very good.

0:23:300:23:32

-As you can see, it's a conversion, it's 150 years old.

-OK.

0:23:320:23:36

-OK.

-That's where the cattle used to live.

0:23:360:23:38

-Right.

-That's where the piggery was.

0:23:380:23:41

-OK.

-Right.

0:23:410:23:43

Again, it's like a Tardis. It's very deceptive once you go inside.

0:23:430:23:48

-What about this for parking?

-Yep, the caravans up here.

0:23:480:23:51

-Certainly.

-Do you want a look inside?

-Yes, please.

-Yes, please.

-I can't wait to show you this place.

0:23:510:23:56

Small things like that make a big difference.

0:23:560:23:59

Beautiful high ceilings, isn't it?

0:24:050:24:07

-Lovely.

-Very nice.

0:24:070:24:09

Very sympathetically done as well.

0:24:090:24:11

-The original wood that's been treated.

-Right.

0:24:110:24:14

-Just a nice area, isn't it, to walk into?

-A big hall.

0:24:140:24:17

One other thing - if you're working outside or it's the countryside,

0:24:170:24:21

as soon as you immediately come through...

0:24:210:24:24

-Toilet.

-Brilliant.

0:24:240:24:25

-Shower, get clean, leave your boots there.

-Fantastic.

0:24:250:24:30

-Yeah.

-You think that's fantastic, have a look through here!

0:24:300:24:33

So, the heart of the house.

0:24:340:24:36

-Wow.

-Wow.

0:24:360:24:39

That is a wow kitchen.

0:24:390:24:41

-It is. Yeah.

-That's perfect. You couldn't want more, could you?

-No.

0:24:410:24:47

-Does it say family kitchen to you?

-It does.

0:24:470:24:49

It says family kitchen, range cooker, island eating area,

0:24:490:24:53

-beams, it says everything, it really does.

-Yeah.

0:24:530:24:57

Yeah, very spacious. Perfect.

0:24:570:25:00

I like to call this kitchen part two.

0:25:020:25:05

Oh, my word!

0:25:050:25:07

-Great for the utilities, washing machine.

-Space for the dogs.

0:25:070:25:10

-Exactly, for the dogs.

-Yeah.

0:25:100:25:13

There is another door there.

0:25:130:25:14

-Another one!

-It doesn't go anywhere at the moment, because there's an exciting prospect

0:25:140:25:19

you could do the other side of that door. It's like Surprise Surprise, isn't it?

0:25:190:25:24

Through the kitchen and off the hall is one of the huge reception rooms this house has to offer.

0:25:240:25:30

This is what they call the family room, where they tend to hang out.

0:25:300:25:33

-Oak floors.

-Fantastic.

-Fantastic. You can feel the warmth from that fire, can't you?

0:25:330:25:38

-You've got a log burner, pool table. It's fantastic.

-Fantastic.

0:25:380:25:42

As a separate room to the sitting room, it's just ideal.

0:25:420:25:47

You've got the log burner, like at home...

0:25:470:25:49

-Yeah, it's a nice cosy room.

-..log burner on, dogs, kids.

0:25:490:25:52

Yeah.

0:25:520:25:54

-You're grinning.

-I am!

0:25:540:25:55

If they are impressed with this room, then their reaction to the next will be a real treat.

0:25:570:26:02

-Gosh.

-How many wows do you want for this?

0:26:020:26:06

It's fantastic.

0:26:060:26:08

-It is, it's awesome...

-Huge.

0:26:080:26:10

-Lovely views.

-..that's a big word for me.

0:26:100:26:13

I don't use that very often.

0:26:130:26:15

-Another log burner.

-That's really nice.

0:26:150:26:19

Are you sure we can afford it?

0:26:190:26:20

By a decimal point or two.

0:26:200:26:22

Off the lounge is a door to an additional small reception room,

0:26:220:26:27

which could be ideal for the children to make their own.

0:26:270:26:30

Also on the ground floor are three further rooms,

0:26:300:26:33

which are currently used as studies

0:26:330:26:35

and would make the perfect place from which Andrew and Lisa could run their campsite business.

0:26:350:26:40

Next for us is the upstairs, which has three bedrooms,

0:26:400:26:43

and we're going to kick-off in a room I'm sure their daughter, Olivia, would love.

0:26:430:26:48

This is an amazing room.

0:26:480:26:51

-Oh, Olivia would love this.

-Definitely.

0:26:510:26:55

-Yeah.

-Wow.

0:26:550:26:56

Where do those stairs go?

0:26:560:26:58

-Have you ever seen a children's room that's on two floors?

-No.

0:26:580:27:02

-This is like the ultimate cabin bed.

-Isn't it?

0:27:020:27:05

Oh, my word!

0:27:050:27:07

-This will be Olivia heaven.

-It is. This is going far too well at the moment.

0:27:070:27:12

-There'll be a big "but" at the end of this. This is just fantastic.

-Yeah.

0:27:120:27:17

-Do you think she'd like it here?

-Oh, she'd love it.

-You'd never get her...

-Out of her bedroom.

0:27:170:27:23

'What 11-year-old girl wouldn't like this room?'

0:27:230:27:25

It's magical.

0:27:250:27:26

'Next door, there's a carbon copy for Harry, so there will be no arguing

0:27:260:27:30

'as to who has got the best bedroom.

0:27:300:27:33

'Next for us is the master, I just hope it comes up to scratch.'

0:27:330:27:37

-Oh!

-Wow!

0:27:370:27:39

That is a master-bedroom-and-a-half.

0:27:390:27:42

It is. Fantastic. I keep saying fantastic.

0:27:420:27:45

I'm lost for words.

0:27:450:27:46

I've run out of wows and fantastics!

0:27:460:27:49

It's perfect.

0:27:490:27:51

-The views both sides, really, really nice. I love the wooden floors.

-Yeah.

0:27:510:27:56

Through here is your en suite.

0:27:560:27:59

-Lovely. Double sinks.

-Double sinks.

0:28:020:28:05

-The bath is lovely.

-A really nice bath. Jacuzzi bath as well, even better!

0:28:050:28:11

Great size. Really good size.

0:28:110:28:13

-This isn't the only bathroom on this floor. There's another for the two bedrooms through there.

-OK.

0:28:130:28:19

I've shown you everywhere inside.

0:28:190:28:21

Are you ready to look outside? That's equally important for you.

0:28:210:28:25

-It is, yes.

-Definitely so.

-Come on.

0:28:250:28:27

'This house is incredible, and there's more than enough room for the entire family.'

0:28:270:28:32

Remember earlier on when we were in the kitchen and the utility room?

0:28:320:28:36

-Yeah.

-And that door?

-Oh, right, yeah.

0:28:360:28:40

This is the other side of that door.

0:28:400:28:42

-OK.

-Now, the current owners have planning permission already

0:28:420:28:46

to extend this out around you, all the way down here.

0:28:460:28:50

-Right.

-Basically, a carbon copy of that side of the building.

-OK.

0:28:500:28:55

Within the plans, it's two double bedrooms, a gym and swimming pool.

0:28:550:29:01

OK.

0:29:010:29:02

Could you do with the extra space?

0:29:020:29:04

Yeah, it would be good for something like a reception area for the shop.

0:29:040:29:10

-There's lots of options, if you like options.

-We do.

0:29:100:29:12

'The planning permission is a real bonus and there are more surprises.'

0:29:120:29:17

-So...

-The land.

0:29:170:29:20

How would you feel about having your own private island and a moat?

0:29:220:29:26

-It looks good.

-It does.

0:29:260:29:27

-A pirate island!

-A pirate island. The children would love that.

0:29:270:29:30

Bearing in mind the house is really big,

0:29:300:29:33

and they had planning permission,

0:29:330:29:35

how much would you sacrifice on the land for this place?

0:29:350:29:39

-I couldn't sacrifice below three acres.

-No.

0:29:390:29:44

I have to have the three acres for the campsite.

0:29:440:29:47

Well, I've some bad news for you, it's EIGHT acres of land.

0:29:470:29:51

-Eight.

-Take a look over there.

-OK.

0:29:510:29:53

All the land goes up to there,

0:29:530:29:56

there are horses in that paddock at the back, that's your paddock,

0:29:560:30:00

right up to the trees at the back.

0:30:000:30:02

Get your chequebook out!

0:30:020:30:05

There's going to be a big but now on the price.

0:30:050:30:08

Well, we're at the price stage.

0:30:080:30:10

Who's going to go first?

0:30:100:30:12

Your budget is 500,000, with 100,000 to play.

0:30:120:30:16

It's got to be top of the budget.

0:30:160:30:18

-I think we've blown the budget. I'm going to go for...575.

-Right.

0:30:180:30:25

I'll go...560.

0:30:250:30:28

560. 575.

0:30:290:30:32

It's on the market...

0:30:320:30:35

for £475,000.

0:30:350:30:38

You're joking?

0:30:380:30:41

That's it then, it's sold!

0:30:410:30:42

-You've gone green!

-Yeah.

-I can't believe it is only that much.

0:30:440:30:49

I'm going to let you go and explore a little bit more.

0:30:490:30:52

-I think so.

-That'd be good.

-See you back inside.

-Thank you very much.

-Thank you.

0:30:520:30:56

I'm so excited. We had four or five wows,

0:30:580:31:01

three amazings, they were speechless twice,

0:31:010:31:04

and they thought the only problem would be that there wasn't enough land.

0:31:040:31:08

And there's plenty of land, AND it's under budget.

0:31:080:31:13

If they don't buy this house, then I'm retiring.

0:31:130:31:17

At £475,000, this beautiful barn conversion

0:31:170:31:21

is comfortably within their budget.

0:31:210:31:24

It has an enormous country kitchen,

0:31:240:31:26

three reception rooms and three offices,

0:31:260:31:28

three bedrooms with master en suite, and eight acres of land.

0:31:280:31:33

There aren't any outbuildings,

0:31:330:31:34

but there's plenty of change in the budget for building their own.

0:31:340:31:38

The staircase is gorgeous, isn't it?

0:31:380:31:40

I can imagine the kids having races round the top.

0:31:400:31:42

-Yeah.

-Trying to get the bottom.

0:31:420:31:44

It'd look lovely at Christmas with the decorations.

0:31:440:31:47

-You could decorate that really nice.

-Beautiful.

0:31:470:31:49

It's perfect. If I was building a house, I'd probably build this house.

0:31:490:31:53

I cannot fault it at all.

0:31:530:31:56

When we walked in, it does feel very homely.

0:31:560:31:58

It's a lovely home. The children would love it.

0:31:580:32:01

If I was going to fault anything of the outside, the ground's a little bit boggy,

0:32:010:32:06

but probably nothing that can't be fixed with drainage.

0:32:060:32:09

I think the price of the property is excellent. It's well within our budget,

0:32:090:32:14

so the money we've saved there could be put towards the drainage, and improving that.

0:32:140:32:18

What more could you wish for? I've got more than enough land.

0:32:180:32:22

The price is right. The house is perfect.

0:32:220:32:25

Come on, guys. I know you've fallen in love with the house, but it's getting dark.

0:32:250:32:29

I'm going to have to drag you away.

0:32:290:32:31

As the afternoon draws to a close,

0:32:420:32:44

Andrew and Lisa head back to the hotel to have a think about the properties so far.

0:32:440:32:49

The property by the canal, what did you think to that?

0:32:490:32:53

I like the house, and I liked the quirkiness of it.

0:32:530:32:58

-The split levels?

-Yeah, it was a bit different.

0:32:580:33:01

It felt cosy, and it felt homely. I did like that.

0:33:010:33:05

There's plenty of outbuildings to convert into what we need them to be.

0:33:050:33:08

The only problem with that property is the land, and the way it's split.

0:33:080:33:14

If we could get that extra bit at the end, that would be ideal.

0:33:140:33:18

It was nice, but what about the barn conversion, then?

0:33:180:33:21

Well, I liked the house, erm...

0:33:210:33:24

I just loved the house.

0:33:240:33:28

-The rooms were massive.

-Yeah, they were massive, and there's lots of space,

0:33:280:33:32

-but it's the land that worries me there.

-If we can drain it, and afford to drain it,

0:33:320:33:36

-then that's that sorted. But the house itself, perfect?

-Yeah.

0:33:360:33:40

-And it's got eight acres.

-Which is more than we were looking for.

0:33:400:33:45

The only downside, I suppose, it hasn't got any outbuildings,

0:33:450:33:48

-but there's a lot of scope on that barn conversion.

-There is.

0:33:480:33:53

Definitely. Now that we've seen two properties,

0:33:530:33:57

I'm just really excited about what tomorrow's going to bring,

0:33:570:34:00

because, you know, if it goes the same sort of way the first two have gone, the third one,

0:34:000:34:06

it's going to be a mansion with a fishing lake and a million acres, and he'll give it away!

0:34:060:34:13

-But no, I'm really excited, aren't you?

-Yeah, I am. Very excited.

0:34:130:34:16

-Oh, wow!

-'Andrew and Lisa from Burton-on-Trent'

0:34:260:34:29

are looking to ditch their day jobs, up sticks, and start a new life with their family in Lincolnshire.

0:34:290:34:35

They're looking for not only a new home,

0:34:350:34:37

but also one that will provide them with enough land

0:34:370:34:40

to start a campsite business.

0:34:400:34:41

So far they've viewed two superb houses offering huge potential, but coming up,

0:34:410:34:46

an opportunity to meet what could be new members of their family,

0:34:460:34:49

and a house that fulfils their dream from the outset.

0:34:490:34:53

Yeah, we'll take it!

0:34:530:34:55

'When Andrew and Lisa open their campsite,

0:35:010:35:03

'they're hoping to keep some animals.

0:35:030:35:05

'One unusual option that would be a real attraction for guests

0:35:050:35:08

'would be to keep alpacas.

0:35:080:35:10

'These animals, native to South America, are renowned for spitting,

0:35:100:35:14

'but they're relatively easy to rear,

0:35:140:35:17

'and with a diet of just hay and mineral pellets,

0:35:170:35:19

'they're also cheap to feed.

0:35:190:35:21

'So we're taking some time out, and meeting up with local farmer,

0:35:210:35:24

'Les Reetham, to learn a little more about this breed.'

0:35:240:35:28

Pleased to meet you.

0:35:280:35:29

Lisa and Andrew are hoping to set up a caravan park here,

0:35:290:35:32

and have a petting zoo or something, where customers can at least look at them.

0:35:320:35:36

-Is that viable to do?

-Oh, totally.

0:35:360:35:38

These animals lend themselves to that sort of thing.

0:35:380:35:41

If they're treated with respect, they're very friendly animals.

0:35:410:35:44

They're actually very good with children.

0:35:440:35:46

The spitting side of it, really is not as bad as people make out.

0:35:460:35:50

It's usually in fear, when something threatens them,

0:35:500:35:53

or when another one's trying to get its head in the feed bucket

0:35:530:35:57

at the same time as another one.

0:35:570:35:58

So yes, totally viable on that sort of operation.

0:35:580:36:01

And if we had two, how much land would we need?

0:36:010:36:04

Well, about half an acre they could live on.

0:36:040:36:07

That's about 12 caravans spaces!

0:36:070:36:10

THEY LAUGH

0:36:100:36:12

I've heard that alpacas are very inquisitive,

0:36:120:36:15

but they're all over that side of the field. Can you get them to come over?

0:36:150:36:19

I've got a bucket with some food in, and if we're very lucky,

0:36:190:36:22

they might come over.

0:36:220:36:24

I'll give you some pellets if they come that close.

0:36:240:36:27

Keep your hand down. They don't like hands above their heads,

0:36:270:36:30

cos they feel threatened. We'll see if we can get them over.

0:36:300:36:33

-Here we go!

-Come on, girls! Come on!

0:36:330:36:36

-Fascinating, aren't they?

-Yeah, they are.

0:36:380:36:41

'If Andrew and Lisa are seriously considering alpacas,

0:36:410:36:44

'they can expect to pay around £2,500 for a breeding female.

0:36:440:36:48

'The males come a little cheaper at £1,000,

0:36:480:36:51

'unless, of course, they are a stud male,

0:36:510:36:54

'which carry a hefty £15,000 price tag.'

0:36:540:36:56

They're different colours. I thought they'd be one colour.

0:36:560:36:59

There are about 20 different colours, actually,

0:36:590:37:02

but it's a tendency towards blacks, whites, browns, greys.

0:37:020:37:05

It's the shading between, really.

0:37:050:37:08

'The beauty of alpaca fleece is that it's shiny and silky, and soft to touch.

0:37:100:37:15

'It's warmer than sheep's wool, and is also hypoallergenic,

0:37:150:37:19

'making it a popular choice for garments or clothes.

0:37:190:37:21

'But to get the best, the animals need to be cared for,

0:37:210:37:24

'and this includes a shelter from the British weather.

0:37:240:37:27

-This is the barn.

-'And whilst they're close at bay,

0:37:270:37:30

'it's an opportunity for Andrew to get some hands-on experience working with alpacas.'

0:37:300:37:35

Hand in, quick, in you get, in you get. Hand on the shoulder.

0:37:360:37:39

-That's it. Just hold down.

-Well done.

-Well done. Well done.

0:37:390:37:42

-And no spitting.

-No.

-You're a natural!

0:37:420:37:46

Now he's got this one in his grasp, 'it's time for Les to give some tips on alpaca maintenance,

0:37:460:37:51

'starting with the toenails.'

0:37:510:37:54

She'll let you pick her foot up.

0:37:540:37:56

If it's left, it would grow over,

0:37:560:37:58

and then would become a problem to her.

0:37:580:38:00

So all we do is, just like clipping your toenails, basically,

0:38:000:38:03

just take it off till it's flat with the pad, basically.

0:38:030:38:07

So now, she'll be walking flat on the ground.

0:38:070:38:09

Let her go, that's great.

0:38:090:38:10

That's good, isn't it? You want your mum?

0:38:100:38:13

They can vary between... They may have to be done every six weeks,

0:38:130:38:16

some every 12 weeks, they all vary as people's nails vary.

0:38:160:38:20

-Just like clipping the rabbit's teeth!

-Yeah.

0:38:200:38:24

And that fits into the next thing, because their teeth will grow out,

0:38:240:38:27

and then they can't bite the grass.

0:38:270:38:29

It gets like a rabbit, which will get an overbite,

0:38:290:38:32

and then they can't get the grass, so they have to be trimmed off.

0:38:320:38:35

Well, that was absolutely fascinating, great fun.

0:38:390:38:43

Any last tips for these two?

0:38:430:38:45

No, basically, just be calm and enjoy them, because they're a very, very charismatic, enjoyable animal.

0:38:450:38:50

-They are gorgeous, aren't they?

-Yeah.

0:38:500:38:52

They certainly are beautiful animals, and I'm sure a few of these will be a big hit

0:38:520:38:57

at Andrew and Lisa's campsite.

0:38:570:38:59

So, all we need to do is to find them the perfect property.

0:39:010:39:04

Andrew and Lisa are a really interesting couple.

0:39:070:39:10

I get the feeling that Lisa prefers the first house,

0:39:100:39:13

and Andrew prefers the second one,

0:39:130:39:16

so what will they make of the mystery house?

0:39:160:39:18

It is a new build, which neither of them want,

0:39:180:39:20

but I do think there's a few surprises there that could win them over.

0:39:200:39:24

Our mystery house is in the hamlet of Eskham,

0:39:270:39:29

30 miles north of Louth.

0:39:290:39:31

Nearby Marshchapel has a village primary school which will be handy for Harry,

0:39:310:39:36

and for the campsite guests there's a pub and a fish and chip shop I'm sure they'll make use of.

0:39:360:39:42

The mystery house is surrounded by fields,

0:39:420:39:44

'and with no immediate neighbours, it could be the perfect place to start a campsite.'

0:39:440:39:49

Yeah, we'll take it.

0:39:490:39:51

-What did you say? 20 wow!

-20 wow!

0:39:530:39:55

I'm really happy, cos it is the mystery house.

0:39:550:39:59

You were looking for something with character, which lends itself to being old.

0:39:590:40:03

As you can see, this is a new build.

0:40:030:40:05

A new build with character by the looks of it.

0:40:050:40:08

Exactly! It's about seven years old.

0:40:080:40:11

As you can see, it's very sympathetically done.

0:40:110:40:15

-Want to have a look inside?

-Yes, please.

0:40:150:40:18

'Well, it's all looking good.

0:40:180:40:19

'First for us is the entrance hall, which is so large, it is currently being used as a dining room.'

0:40:190:40:26

-It's different, isn't it?

-It's nice.

0:40:260:40:29

Such a big room for a dining room.

0:40:290:40:31

You can see it's a new build, but the interior's actually quite old as well.

0:40:310:40:35

It's a nice combination. This is the first of several living rooms.

0:40:350:40:39

Very nice. Nice fireplace.

0:40:430:40:45

That's really nice. Again, really good views as well.

0:40:450:40:48

Yeah. Great if you are going to run this as a business.

0:40:480:40:51

Yeah, see people come. Yep.

0:40:510:40:53

-I think we should have a look into the kitchen. There is a wow factor there.

-OK.

-OK.

0:40:530:40:58

-Very nice.

-Very, very nice, yes.

0:41:010:41:04

-Yeah, I do like that.

-It is nice.

0:41:040:41:08

It's lovely with that seating area.

0:41:080:41:10

It's quite a light room as well.

0:41:100:41:13

Bleached pine with solid wood, all the way through.

0:41:130:41:16

It's nice to see that the units aren't your bog-standard units.

0:41:160:41:20

They look like hand-made units.

0:41:200:41:22

'There is also a study on the ground floor,

0:41:220:41:25

'which I'm sure they'll make good use of, and a downstairs toilet too.

0:41:250:41:29

'Next on our tour is the other living area.'

0:41:290:41:32

This is your more formal living room.

0:41:320:41:36

I would say, the posh living room.

0:41:360:41:39

Again, great views.

0:41:390:41:42

It is good views. It isn't as big as I thought it would be.

0:41:420:41:45

-It's still a good size.

-It is.

-Nice separation from the other living room.

0:41:450:41:49

-It's nice and light.

-It is.

0:41:490:41:51

-Let's have a look upstairs before we get outside.

-OK.

-OK.

0:41:510:41:54

Take it away.

0:41:540:41:55

'Up here, there are three bedrooms, and they're all good sizes.

0:41:550:41:59

'The first is currently laid out with twin beds, but, I suspect,

0:41:590:42:03

'there will be a fight between Olivia and Harry for the second room,

0:42:030:42:07

'which is considerably bigger with an en-suite.

0:42:070:42:10

'Last, of course, is the largest room of all.'

0:42:100:42:13

This is the master bedroom.

0:42:130:42:16

Very big. A nice size.

0:42:160:42:18

-It is a nice size, isn't it?

-A nice size, yeah.

0:42:180:42:21

I think you'll particularly like this.

0:42:210:42:24

A walk-in wardrobe.

0:42:260:42:27

With a light that comes on when you walk in. How posh is that?

0:42:270:42:31

Very good, yes.

0:42:310:42:34

Over here is your en-suite bathroom.

0:42:340:42:37

This is called a Jack-and-Jill bathroom, which means it's en-suite for you,

0:42:370:42:41

but there is a separate door there, where your guests can come into the bathroom as well.

0:42:410:42:46

That's good.

0:42:460:42:48

'That's it for the internal space.

0:42:480:42:50

'Now it's just down to the outside, where there are four acres waiting for them.'

0:42:500:42:55

-What do you think of this garden?

-Really nice. Good size.

0:42:550:42:59

-Very nice and quiet.

-It's really peaceful.

0:42:590:43:02

The garden, I think, is private, which is very handy if you have a business.

0:43:020:43:05

The children and dog can be out here, and completely apart from the business.

0:43:050:43:10

That's right. Very good.

0:43:100:43:13

Nice to see a greenhouse down the back there.

0:43:130:43:16

-Or an orangery!

-Right, OK.

0:43:160:43:19

'The current owners use this space for parties amongst the grape vines,

0:43:190:43:22

'but I'm keen to show Andrew and Lisa what I think is one of the property's best selling points.'

0:43:220:43:28

Ta-da!

0:43:300:43:31

Now that is a wow. You've got several wows on that one.

0:43:310:43:36

That is just fantastic. Is there fish in it?

0:43:360:43:39

Apparently, teeming with all different types of fish.

0:43:390:43:43

So, a great attraction for campers or anybody coming to stay.

0:43:430:43:46

-We've seen so many different properties. Could you imagine that you could...?

-Not at all.

0:43:460:43:51

Not a lake as big as that.

0:43:510:43:52

Maybe a small pond, but nothing like that, that size.

0:43:520:43:56

-That's what you really wanted.

-Definitely, yeah.

0:43:560:43:59

-Do you want to see what land you have?

-Yes, please.

-Follow me.

0:43:590:44:03

We have land.

0:44:070:44:09

-I know you well enough now. I know this is the make or break move.

-It is.

0:44:090:44:13

This is just under two and a half acres. In total,

0:44:130:44:18

taking into account the lake and everything, it's four acres.

0:44:180:44:21

This bit here, which is flat, is two and a half acres.

0:44:210:44:24

It has been drained.

0:44:240:44:26

-Yes.

-Right.

0:44:260:44:27

You've got your own access to the road over there.

0:44:270:44:30

The only other bonus I can tempt you with,

0:44:330:44:36

is that this warehouse, this building, is yours as well.

0:44:360:44:39

I think you can put some doors on there.

0:44:390:44:42

You've got a shop, office, facilities.

0:44:420:44:46

'Just beyond what would be their land is a further four acres

0:44:460:44:49

'belonging to a local farmer, but he is prepared to sell.'

0:44:490:44:53

I can see the cogs whirring.

0:44:530:44:55

It does make a big difference.

0:44:550:44:57

Two and a half acres - tight.

0:44:570:44:59

Doable, but tight.

0:44:590:45:02

That little bit extra would be a bonus.

0:45:020:45:05

'The possibility of extra land certainly seems to have sweetened the deal.'

0:45:050:45:10

Crunch time.

0:45:100:45:12

We're going to dirty our fingers and talk about money.

0:45:120:45:15

Ladies first.

0:45:170:45:18

The budget's 500.

0:45:180:45:20

100,000 to play with.

0:45:200:45:22

What do you think this is worth?

0:45:220:45:24

It's going to be top of the budget. I know it's smaller,

0:45:240:45:27

but with the lake and the orangery, I think 495.

0:45:270:45:31

495?

0:45:310:45:34

-I think.

-On the tip of your budget.

0:45:340:45:35

Yeah, I think so.

0:45:350:45:38

And I think, because of the property, compared to the previous properties,

0:45:380:45:42

it has only got three bedrooms.

0:45:420:45:44

The rooms, although very nice, are smaller.

0:45:440:45:47

But it has got a lake, and there's not quite as much land.

0:45:490:45:54

I'm going to go for 435.

0:45:540:45:56

-435?

-Yes.

0:45:560:45:59

-Way under budget. The cheapest of the three properties.

-I think so.

0:45:590:46:02

I think that's what the mystery is.

0:46:020:46:04

You two should work out who's going to be in charge when you run this business,

0:46:040:46:08

because it's actually on the market for 495.

0:46:080:46:13

It's only just come on the market a couple of weeks.

0:46:130:46:16

-Mmm!

-The lake's done it, hasn't it?

-I think so.

0:46:160:46:22

Has that put you off the house?

0:46:220:46:24

No, not really. No.

0:46:240:46:26

That is an attraction. That's going to draw people in.

0:46:260:46:29

It's within budget. Not only is it within budget, we've got the lake we didn't think we would get,

0:46:290:46:34

-so no, not at all.

-That's a bonus, isn't it?

-Definitely.

0:46:340:46:37

Go and have a look at the lake again.

0:46:370:46:39

-Definitely.

-OK, thank you.

0:46:390:46:41

'At £495,000, this property comes in just under budget.

0:46:410:46:47

'It has two living areas, three bedrooms, two of which are en-suite,

0:46:470:46:51

'four acres of land for the campsite, and a fishing lake and outbuildings.'

0:46:510:46:56

This lake's just fantastic.

0:46:560:46:58

Really, really fantastic.

0:46:580:47:00

You're going to be running this campsite, cos I'll be sitting here fishing!

0:47:000:47:04

On the whole, I probably like this property the best so far,

0:47:040:47:09

mainly because of the fact that everything's in place,

0:47:090:47:12

and it would be a lot easier to convert to the campsite.

0:47:120:47:16

I like this property, it is very nice. It's built to a very high specification. It's lovely.

0:47:160:47:21

The land is the plus point for this house.

0:47:210:47:24

The lake is marvellous, the orangery is lovely, so, yes.

0:47:240:47:29

That big lake is such a bonus, with it being filled with fish.

0:47:290:47:32

From a campsite point of view, having a lake there as an attraction is a real, real bonus.

0:47:320:47:37

I think the house is a little bit smaller than we'd thought of,

0:47:370:47:42

but it's a nice house.

0:47:420:47:44

I think the reason I went low on the price was the fact that the property itself isn't as big

0:47:440:47:49

as the others we saw, and I thought that was part of the mystery, with it being a real bargain!

0:47:490:47:54

Obviously, I was completely wrong!

0:47:540:47:56

-Seen enough?

-Yes, I think so.

0:47:580:48:01

-Enough grapes?

-Yeah.

0:48:010:48:03

Come on, let's go.

0:48:030:48:04

Andrew and Lisa have now viewed all three houses, and it's time for them to mull over their options.

0:48:150:48:20

And as Lincolnshire is a hotspot for seal breeding,

0:48:230:48:27

I'm taking a trip to the coast.

0:48:270:48:29

Lincolnshire's coastline is home to a thriving population of beautiful grey seals.

0:48:310:48:35

For most of the year, they are frolicking at sea,

0:48:350:48:38

But during winter, they take pitch on the beaches to breed.

0:48:380:48:41

These seals are healthy, but for those who are sickly,

0:48:460:48:49

'help is on hand from the Natureland Seal Sanctuary in Skegness.

0:48:490:48:53

'I'm meeting up with Duncan Yeadon to find out more about their work.'

0:48:530:48:57

-Duncan, lovely to meet you.

-Hi, Tim.

0:48:590:49:01

It's nice of you to bring some friends with you!

0:49:010:49:04

Yes, they're great, aren't they?

0:49:040:49:06

I see they're popping over to say hello. What seals are these?

0:49:060:49:09

These are harbour seals, our resident seals who stay with us.

0:49:090:49:12

They're very inquisitive, as you can see!

0:49:120:49:15

It's great for the public to get that close to seals,

0:49:150:49:18

but there is a more serious reason why you're here, isn't there?

0:49:180:49:21

Yes, we also rescue and rehabilitate seals that get washed up on the coastline.

0:49:210:49:26

We get them in literally days old as orphans,

0:49:260:49:29

they've lost their mothers,

0:49:290:49:30

and also with injuries and illnesses we have to cope with before returning them to the wild.

0:49:300:49:35

So that's the serious part of our work.

0:49:350:49:38

I noticed you've got some young ones, is it possible to get any closer?

0:49:380:49:41

Yeah. We'll go and see them now, and you might even be able to feed them.

0:49:410:49:45

There's a whole multitude of injuries and illnesses that can strike down the seals,

0:49:490:49:54

from getting caught in fishing nets to being a victim of lungworm.

0:49:540:49:59

This common disease affects the breathing,

0:49:590:50:01

so they become unable to dive for food,

0:50:010:50:03

and hence become weak, and get washed up on the shore.

0:50:030:50:07

Once the seals first arrive here,

0:50:110:50:13

'they go straight into the hospital to be treated.

0:50:130:50:16

'But to prevent me from carrying any infection from the hospital,

0:50:160:50:19

'I'm first taking a look at the healthier ones that will be shortly released.'

0:50:190:50:23

I see lots of warning signs, do I need to be nervous?

0:50:230:50:26

-You need to be cautious, Tim, I would say.

-That's always a good word.

0:50:260:50:30

Because they've got very sharp teeth, and very strong jaws.

0:50:300:50:33

So if you're going to feed them by hand, hold the fish well down by the tail,

0:50:330:50:38

-and then he'll hopefully take it nice and gently like that.

-OK.

0:50:380:50:43

-You want to try?

-Yeah, absolutely.

0:50:430:50:45

Do you have a name?

0:50:460:50:48

-That's Kalder, that one.

-Gone!

0:50:480:50:51

I think she'll hopefully come and...

0:50:510:50:53

So these are rescued seals?

0:50:530:50:55

They've been through the seal hospital stage now,

0:50:550:50:58

and they're now outside in this rearing pool,

0:50:580:51:01

where we're getting them up to release weight.

0:51:010:51:03

We try and simulate what happens in the wild,

0:51:030:51:06

so when they separate from their mothers,

0:51:060:51:08

they will roughly weigh about 70 pounds,

0:51:080:51:11

60 or 70 pounds, so that's our target weight.

0:51:110:51:13

What's the success rate of re-homing a seal?

0:51:130:51:17

Roughly 85-90% of the ones we get in, we're able to get back into the wild again.

0:51:170:51:22

I'm not a seal expert, but I think he's going to be ready before these two!

0:51:220:51:26

He seems to be getting most of the fish!

0:51:260:51:28

These seem reasonably healthy and about ready to be released,

0:51:280:51:32

have you got any that have just come in?

0:51:320:51:34

Some that have more recently come in, yes.

0:51:340:51:36

-They're in the hospital pool at the moment, so we can have a look at them.

-Absolutely.

-Yeah?

0:51:360:51:41

I can see you've already got something lined up for me.

0:51:500:51:53

What are we doing here?

0:51:530:51:55

You're going to have to work for your money here,

0:51:550:51:58

a bit of scrubbing, bit of cleaning out, Tim.

0:51:580:52:00

What's the story behind these seals in the enclosure?

0:52:000:52:03

These have come in more recently,

0:52:030:52:05

so they've only been here a couple of weeks.

0:52:050:52:08

Most are coming in with lungworm,

0:52:080:52:10

but they've only just progressed out of the hospital into this small hospital pool.

0:52:100:52:15

We use this as an in-between pool before they go into the rearing pool.

0:52:150:52:19

We can assess if they can deal with cold weather and things like that.

0:52:190:52:22

And they're obviously very young, or is it just that they're undernourished?

0:52:220:52:27

They're about the same age as the other ones,

0:52:270:52:30

so it is because they've come in more recently, they're undernourished, and a lot thinner than the others.

0:52:300:52:35

What's your hopes for these three? Will they recover?

0:52:350:52:38

Once they've got over the initial treatment, I would say 100% these will go back into the wild.

0:52:380:52:43

-Fantastic. Have I missed anything?

-Yeah, that bit there, look.

0:52:430:52:47

The sanctuary certainly does a fantastic job,

0:52:490:52:51

but the best sight of all has to be the expectant seals that come ashore

0:52:510:52:55

on the public beach in this part of Lincolnshire,

0:52:550:52:58

to give birth to their pups.

0:52:580:53:00

Well, it's decision time.

0:53:030:53:04

We've shown Andrew and Lisa three houses that tick all the boxes.

0:53:040:53:08

With this couple, it's not just about the house, it's the land.

0:53:080:53:12

I can honestly say, I'm not sure which one they're going to choose.

0:53:120:53:16

Let's find out.

0:53:160:53:18

We're at the end of the quest. How are you?

0:53:220:53:24

-Exhausted.

-I'm not surprised.

0:53:240:53:27

-We've seen some big properties, haven't we?

-We have.

0:53:270:53:30

Let's start with the first one, the farmhouse and outbuildings by the canal.

0:53:300:53:34

You loved that when you first went in.

0:53:340:53:36

The layout of the house is really quirky, but it worked, didn't it?

0:53:360:53:41

-Yeah. The outbuildings sold that one.

-They did, yeah. Lots and lots of space in the outbuildings.

0:53:410:53:47

The kitchen was a really good size.

0:53:470:53:51

It had the range cooker, which was nice.

0:53:510:53:53

Yeah, it was.

0:53:530:53:55

Was it the outbuildings that swayed you towards that property?

0:53:550:53:58

-I think so.

-I think so.

-And the fact it's next to the canal, which was nice as well.

0:53:580:54:02

The second property we went to, the barn conversion.

0:54:020:54:07

-You loved it.

-I loved it.

0:54:070:54:09

That was the wow, wow, wow factor.

0:54:090:54:11

It was a small wow for you. There was a little bit of a separation of opinions over that one. Why?

0:54:110:54:17

I loved the size of the rooms.

0:54:170:54:19

Just everything. Every room was massive.

0:54:190:54:22

The kids' bedroom was just fantastic, with the two levels.

0:54:220:54:26

I liked the house. I just had concerns about the land, really.

0:54:260:54:30

Yeah, that was my only concern on it.

0:54:300:54:33

I would like to go back to that property.

0:54:330:54:36

It may have been something as simple as the fact one of the drainage ditches was blocked up.

0:54:360:54:40

We don't know. It would be good to go back and have a look at it, and see what it would cost.

0:54:400:54:46

-It's definitely worth investigating.

-Yes.

0:54:460:54:48

That brings us on to the mystery property.

0:54:480:54:51

You both were going round, going, "Wow, wow, wow!"

0:54:530:54:56

It ticked all of the boxes really, didn't it? The land in particular was perfect, really.

0:54:560:55:02

For me, it didn't have the wow, wow, wow factor of the second one.

0:55:020:55:06

But it was a really nice house, really well done.

0:55:060:55:10

The build quality was really good.

0:55:100:55:13

You've got the lake, which is a massive bonus.

0:55:130:55:17

And you've got the land, and the option of additional land.

0:55:170:55:21

To set a campsite up wouldn't take that much extra effort, would it?

0:55:210:55:26

The outbuilding could be utilised for a lot.

0:55:260:55:29

It's a lot more straightforward property.

0:55:290:55:31

I'm very happy, because we've found you three properties you could potentially buy.

0:55:310:55:38

Where is your heart leading you?

0:55:380:55:41

-I think the mystery property.

-The mystery property.

0:55:410:55:44

Excellent! So, where are you going to go from here?

0:55:440:55:47

The next step regarding these houses is planning.

0:55:470:55:50

-Talking to the council regarding planning.

-Let me know.

0:55:500:55:53

Put me down for a two-man tent in June next year, for a week.

0:55:530:55:57

You can sleep in the orangery! THEY LAUGH

0:55:570:56:00

-With the grapes.

-With the grapes, yeah.

0:56:000:56:02

It's been a pleasure, genuinely, taking you guys around.

0:56:020:56:05

-It's been a lot of fun.

-Thank you very much.

0:56:050:56:07

It's been really, really good.

0:56:070:56:09

It has been great fun. Really good fun.

0:56:090:56:12

The county of Lincolnshire is full of surprises, and not just for the amazing wildlife.

0:56:150:56:21

Also for the variety of houses.

0:56:210:56:24

Andrew and Lisa loved all the properties,

0:56:240:56:26

but I do have a feeling that the mystery property stood out head and shoulders above the rest.

0:56:260:56:32

I think, in the very near future, they're going to be very happy campers.
