-days. Sometimes it takes patience.

-I'm fed up. I've been trying

-to sell it for over four years.

-People of all ages are looking

-for their ideal home.

-Reality has hit me hard.

-How am I going to afford this now

-and in the future?

-During one of the industry's

-most challenging periods...

-..we follow Wales's foremost

-estate agents.

-This is one of the most important

-signs in the business.

-There are all sorts of houses

-on the market in Wales.

-From quaint cottages

-to stately homes.

-Something for everyone.

-The job of the estate agent

-is to find the right buyer.

-Bethan Maitland recently began work

-with Dafydd Hardy in Holyhead.

-She is very happy in her new job.

-I worked for NatWest

-for almost thirty years.

-Then I was offered a job

-as a driving examiner...

-..so I did the course,

-which took about a year.

-I started the job, but decided after

-two months that I didn't like it.

-I gave it up last summer and got

-the job here with Dafydd Hardy.

-I started six months ago and it's

-the best thing I've ever done.

-It's the type of job that suits me.

-I'd been a customer services officer

-for years.

-Customers give me a buzz.

-Talking to people on the phone

-or face-to-face.

-I'm a people person.

-One of the worst traits

-of the job...

-..is watching Paul eat

-the last doughnut.

-Today, Bethan is on her way

-to view a remarkable house...

-..near Llannerch-y-medd, Anglesey.

-Gwenan and Dylan and their four

-children live here.

-Their home has been for sale

-for over a year.

-Bethan has called in

-to look at the house...

-..and to discuss how to attract more

-viewings in order to find a buyer.

-Gwenan and Dylan's house is on the

-market for just under 800,000.

-In addition to the luxurious

-five bedroom house...

-..there is also a cowshed

-that has been converted...

-..into a four bedroom holiday let.

-It's been a labour of love

-for the couple for many years.

-We bought it about eight years ago.

-We saw it and fell in love.

-We've been working on it ever since.

-We moved into a caravan at first.

-We converted the cowshed first and

-lived there for about nine months...

-..while we were renovating

-the house.

-We've been in the house

-for five or six years.

-It's lovely because of the windows

-in the roof.

-There's lots of light and it looks

-over the yard and cowshed.

-That's really lovely.

-Is that a sort of viewing point?

-His sister is up there and they talk

-for hours at night sometimes.

-It's nice to keep

-the character of the house.

-Yes. It's all about the traditional

-stone and the walls.

-There was quite a lot of work to do

-here including the electrics.

-We had to make it safe

-for the family and the children.

-We had to renew the roof too.

-Without a doubt, Gwenan and Dylan's

-labour of love has borne fruit.

-But what does Bethan think?

-I like the colours of the walls.

-They're neutral and light.

-Oh my! This is fantastic!

-A spacious room.

-But although it's very open

-and light, it still feels cosy.

-It's not too modern.

-There's a good mix in this house.

-It's lovely.

-This alone should sell the house.

-I'm thinking of different ways

-in which we can market the house.

-To be honest, it's difficult

-because it's so fantastic.

-There isn't one part that's better

-than the other.

-It's clear that Bethan

-was impressed with the bedrooms.

-But it's the ground floor

-that she finds most gratifying.

-Of course, this is the show-stopper.

-This is where everyone

-can come together.

-The doors open on to the patio

-and barbecue area and the garden.

-Then you're surrounded by fields.

-What could be better?

-Everything about it is perfect.

-It's a lovely house.

-I'm really looking forward

-to selling it for you.

-It's a type of building that doesn't

-come on the market very often.

-We're here in Llangwm today to try

-and sell this building behind me.

-It's a toilet block.

-We've been instructed

-by Conwy County Borough Council...

-..to put the toilets up for sale

-by tender.

-It's not the type of property

-we sell very often...

-..so it's difficult to put a price

-on something like this.

-It could be worth a lot to some,

-but very little to others.

-I would value it

-at between 10,000 and 20,000.

-It could be used for storage

-or as a workshop.

-It could also be used

-as a salesroom.

-But that would depend

-on planning consent.

-In terms of residential use,

-that could be difficult...

-..as it doesn't have any land

-around it.

-But there are people

-living in smaller places.

-During my time as an estate agent,

-which is 43 years now...

-..this is the first time I've sold

-a toilet block.

-I'm sure that this is the smallest

-place I've ever sold too.

-So it's a memorable experience

-for me.

-Sixty miles away on Anglesey...

-..estate agent, Dafydd Hardy,

-has sold all kinds of buildings.

-And, yes, he has sold toilets.

-I must show you this. These were the

-public toilets in Llannerch-y-medd.

-Here's the finished conversion.

-There are two bedrooms - one each

-side of the kitchen and living area.

-They've done an amazing job.

-However, there isn't

-much of a garden.

-It has potential with the new Wylfa

-plant coming to the area.

-It could become an Airbnb

-or a short let property.

-There is a lot of money to be made.

-This has been on the market

-for a while now.

-The original price was just over

-90,000.

-It's now been reduced to 85,000.

-It might have to be reduced

-further again.

-But we'll see about that.

-Iestyn Leyshon who works in

-Aberystwyth is quite a character.

-Every sale

-brings a smile to his face.

-Christmas is a time to celebrate

-and spend money.

-But a house isn't very high

-on the shopping list.

-It's a challenging time

-for estate agents.

-The market is seasonal

-and the Christmas period is quieter.

-Having said that, we've been busy

-during September and October.

-So there's plenty of work to do.

-We have sales about to complete...

-..and people keen to move

-into their new homes.

-A house in Llanilar is due

-to complete before Christmas.

-We put it on the market

-early in the year.

-It's an expensive house for the

-area, just under 500,000.

-Properties in Llanilar

-hold their value quite well.

-There are starter homes

-at the bottom end...

-..up to houses such as Rhoswen

-that sell for over 400,000.

-Rhoswen is a four bedroomed house,

-ideal for a young family.

-It was originally on the market

-for just under 500,000.

-Iestyn has sold it for 446,000.

-In Cross Inn, Ceredigion,

-the new owners of Rhoswen...

-..Nigel and Sarah Howells

-and their twins...

-..get ready to move

-to their new home.

-We're very glad to be moving in

-before Christmas.

-..when our offer was accepted,

-we thought it would all go well.

-But so much can go wrong

-when it comes to buying houses.

-But things are moving now,

-and we'll be in tomorrow.

-We have friends in Llanilar,

-so we know the village.

-We were looking for two features

-..four bedrooms and a large garden.

-It was hard enough finding somewhere

-with those two requirements.

-That's why it's taken us over a year

-to find a house.

-We didn't want to rush into it

-and buy the wrong house.

-We waited to find something that

-will last us a lifetime, we hope.

-Nigel and Sarah have been

-very patient.

-They've considered carefully...

-..before spending so much money

-on a new house.

-When we saw Rhoswen,

-everything was right...

-..but because it was at the top

-of our budget, we were concerned.

-We viewed it twice,

-looking for faults, really.

-To see whether it was worth

-what we wanted to pay.

-The house will suit us well,

-especially the boys.

-There's space for them to run about

-and get tired out, hopefully.

-The boys are really excited

-about moving.

-Tomorrow's a big day for them.

-They'll be walking home from school

-for the first time.

-We've been travelling by car,

-13 miles each way.

-It's nice for them to be in the

-village and part of the community.

-Being able to walk home

-for the first time...

-..I look forward

-to see the look on their faces.

-I hope everything works out

-and we get the keys tomorrow.

-says there'll be snow.

-So it depends on what happens.
