Today, I'm in a county that boasts

0:00:020:00:03

one of the oldest British breeds of sheep,

0:00:030:00:05

that owes its popularity to monks and royalty,

0:00:050:00:07

and has a fleece so valuable, it was once referred to as "ore".

0:00:070:00:11

Where am I? Find out in just a moment.

0:00:110:00:14

Today's quest to help a couple find some countryside calm

0:00:310:00:35

is one met with some very encouraging feedback.

0:00:350:00:39

-Wow.

-Oh, I love a wow.

0:00:390:00:41

Well, you got a wow.

0:00:410:00:43

And it's not long before we uncover a potential home,

0:00:430:00:46

where things become overwhelming.

0:00:460:00:48

-You all right?

-Yeah, I'm fine. It's just so lovely.

0:00:480:00:51

It's just what we're looking for, really, isn't it?

0:00:510:00:53

It is.

0:00:530:00:55

Today, I'm in Herefordshire, and these are Ryeland sheep.

0:00:560:00:59

The earliest records show that the monks of Leominster

0:00:590:01:02

developed the breed more than 800 years ago,

0:01:020:01:05

making them one of the earliest breeds recorded in England.

0:01:050:01:09

Leominster became the main wool market, and their fleeces

0:01:090:01:12

were so valuable they were referred to as "Leominster ore".

0:01:120:01:16

The popularity of the breed increased in the 16th century,

0:01:160:01:19

when it was said that Queen Elizabeth I

0:01:190:01:21

was gifted a pair of socks made from Ryeland wool.

0:01:210:01:25

She liked them so much that she said she would only wear

0:01:250:01:28

clothes made from the wool in the future.

0:01:280:01:30

But sheep like these aren't the only thing

0:01:300:01:33

that's highly prized here in Herefordshire.

0:01:330:01:35

Let's see more of what this beautiful county has to offer.

0:01:350:01:39

Nestled up against Wales, landlocked Herefordshire

0:01:410:01:44

shares borders with the Welsh counties of Powys and Monmouthshire,

0:01:440:01:47

as well as three other English counties.

0:01:470:01:50

A deeply rural and sparsely populated region,

0:01:500:01:53

Herefordshire has a long history of farming and food production,

0:01:530:01:57

is home to over 3,000 orchards and 5,000 farms.

0:01:570:02:02

Scatterings of native Hereford cattle also help

0:02:020:02:05

to mould the landscape and are believed to be one

0:02:050:02:08

of the UK's oldest pedigree beef breeds.

0:02:080:02:11

The county's only city is Hereford, whose foundations were laid

0:02:120:02:16

by the Saxons in the 7th century AD on the banks of the River Wye,

0:02:160:02:20

England's fifth-longest river.

0:02:200:02:22

And just a stone's throw from the water is the 11th-century cathedral,

0:02:240:02:28

an ancient site of worship that's also home to the Mappa Mundi -

0:02:280:02:32

the largest medieval map of the world.

0:02:320:02:34

When it comes to other architectural gems,

0:02:360:02:38

highlights also include a significant number

0:02:380:02:40

of striking monochrome timbered buildings,

0:02:400:02:43

with black-painted beams and panels of white plaster.

0:02:430:02:47

A particularly notable example can be found in

0:02:470:02:49

the market town of Ledbury, whose centrepiece is a 17th-century

0:02:490:02:53

Grade I listed market house

0:02:530:02:55

that sits suspended on 16 oak stilts.

0:02:550:02:59

So, with a fascinating supply of properties

0:02:590:03:02

that echo with history, set against a striking backdrop

0:03:020:03:05

of lush grazing land, there's every reason to choose

0:03:050:03:09

Herefordshire as a perfect place to get away from it all.

0:03:090:03:12

Herefordshire offers country living at a good price.

0:03:160:03:19

The average cost of a detached property here is

0:03:190:03:21

around £270,000. That's £20,000 below the national average.

0:03:210:03:27

Now, the east of the county is more expensive

0:03:270:03:29

because it's close to the central Midlands and the motorway network.

0:03:290:03:33

If you want more for your money, head towards the Welsh borders.

0:03:330:03:36

Now, this is one of the least populated counties in England,

0:03:360:03:39

so rural life is almost guaranteed.

0:03:390:03:43

But what are today's buyers looking for?

0:03:430:03:45

Let's meet them and find out.

0:03:450:03:47

It's a three-bedroom bungalow in a suburban cul-de-sac

0:03:480:03:52

just on the outskirts of the coastal city of Brighton

0:03:520:03:55

that our couple, Ian and Les, currently call home.

0:03:550:03:58

We met seven-and-a-half years ago.

0:03:580:04:01

We met through mutual friends and we've been living together

0:04:010:04:05

-for five years.

-Yes.

0:04:050:04:07

We've been civil partners for three.

0:04:070:04:09

Ian is a nursing assistant at a local hospice

0:04:090:04:12

and Les is involved in the finance sector for a leisure company.

0:04:120:04:16

But both parties feel their lives are dominated by work,

0:04:160:04:19

so they want to semi-retire, cut back their working hours

0:04:190:04:22

and reduce the travelling.

0:04:220:04:24

My commute is excruciating. I mean, on an ideal day,

0:04:240:04:29

I could do it maybe within an hour.

0:04:290:04:31

But on an average day, it's nearer two.

0:04:310:04:34

We want to do something completely different, not quite sure what yet.

0:04:340:04:37

We may do something together, may do something separately,

0:04:370:04:40

we're not quite sure. So the world's our oyster.

0:04:400:04:42

And we think moving to the country will just be a nice,

0:04:420:04:44

simpler lifestyle. Less frenetic, I would say, probably.

0:04:440:04:48

And top of the list for that more straightforward way of life

0:04:480:04:51

is a joint property purchase.

0:04:510:04:53

I think we're very excited about buying a house together

0:04:530:04:56

for the first time.

0:04:560:04:57

We're really looking forward to it, aren't we?

0:04:570:05:00

I think it's going to be easy because we've got very

0:05:000:05:02

similar tastes.

0:05:020:05:04

We kind of know pretty comprehensively what we're

0:05:040:05:07

looking for and, probably more importantly,

0:05:070:05:09

what we don't like.

0:05:090:05:10

Yeah, I think we're both singing from the same hymn sheet,

0:05:100:05:13

as they say.

0:05:130:05:14

So they've put their 1950s bungalow on the market

0:05:140:05:17

and have plans in place to head inland

0:05:170:05:20

to find some serenity and solitude in the countryside.

0:05:200:05:23

We're looking at Herefordshire but we don't really mind

0:05:240:05:27

hopping over borders.

0:05:270:05:29

Because Les's family live in Scotland and mine live

0:05:290:05:31

in Guildford, it's a good midway place between the two.

0:05:310:05:34

Yeah. Herefordshire, to me, represents everything

0:05:340:05:36

we're kind of looking for in the country.

0:05:360:05:38

You know, it's very underpopulated.

0:05:380:05:40

It's very quiet, lovely properties, lovely little villages,

0:05:400:05:44

little towns, very relaxed.

0:05:440:05:47

-It just seems ideal for me.

-Yes.

0:05:470:05:50

And with their new-found freedom, they're both looking forward

0:05:500:05:53

to focusing more on their hobbies, both at home

0:05:530:05:56

and out in the open air.

0:05:560:05:57

We are looking at joining a rock choir.

0:05:590:06:02

Ian's very much into his amateur dramatics,

0:06:020:06:04

so he's going to be looking to do more of that.

0:06:040:06:07

I love cooking, so I want to expand on that

0:06:070:06:09

and that will also involve growing a lot of food as well,

0:06:090:06:12

which everyone says they do, I know, but we will.

0:06:120:06:15

We certainly love walking and we feel we've exhausted

0:06:150:06:18

this area now. That's another reason why we want to move,

0:06:180:06:21

because we can explore new areas and there's plenty of

0:06:210:06:23

walking opportunities where we're planning to move to.

0:06:230:06:27

With a fresh rural location, a change of pace

0:06:270:06:31

and, hopefully, their first home found together,

0:06:310:06:34

the couple are wholeheartedly embracing this next chapter

0:06:340:06:38

in their lives.

0:06:380:06:40

It's a very exciting adventure.

0:06:400:06:42

I think sometimes, as people approach retirement,

0:06:420:06:44

they don't necessarily plan it.

0:06:440:06:46

We've got the opportunity to plan a whole new beginning

0:06:460:06:48

and that, to me, is very exciting.

0:06:480:06:50

Ian and Les are very open-minded about location

0:06:540:06:57

and would even consider crossing the border.

0:06:570:06:59

So to find their perfect property, we'll be focusing

0:06:590:07:02

our house search in the western portion of the county, near Wales.

0:07:020:07:07

I'm catching up with the buyers to discover

0:07:070:07:09

a little bit more about the details of their move.

0:07:090:07:12

-Welcome to Herefordshire.

-Thank you.

-Thank you.

0:07:120:07:15

This is quite a change for the two of you.

0:07:150:07:17

Why now, why this particular time for this move?

0:07:170:07:19

Well, we've reached the stage now

0:07:190:07:21

where we wanted to slow down, really, in our work.

0:07:210:07:24

And we hope to work part time.

0:07:240:07:26

-One of us has reached a special birthday.

-That would be me.

0:07:260:07:29

Oh, I was expecting to press you on that, but you volunteered!

0:07:290:07:33

-Yeah, I turned 60 this year. Ian's not far behind.

-Thank you!

0:07:330:07:38

So we decided that, really, now would be the time to do it,

0:07:380:07:41

before, you know, we get too old to enjoy it.

0:07:410:07:44

OK, let's talk about the property.

0:07:440:07:46

When you envisage in your mind's eye the home

0:07:460:07:48

that you're going to live in here, what does it look like?

0:07:480:07:51

Somewhere detached, with two to three bedrooms, study,

0:07:510:07:56

a big kitchen-diner, half an acre of garden...

0:07:560:07:59

Half an acre is quite a hefty garden size.

0:07:590:08:02

I'm guessing that one of you has got green fingers?

0:08:020:08:04

We both enjoy gardening, actually, yeah.

0:08:040:08:06

We've got quite a big garden at the moment,

0:08:060:08:08

so we're quite happy to develop that.

0:08:080:08:11

Perhaps grow a bit of our own veg as well, that sort of thing.

0:08:110:08:14

Fruit trees, if there's some - that would be lovely, too.

0:08:140:08:16

-We're in the right county for fruit trees, that's for sure.

-We are.

0:08:160:08:20

But what are the things you aren't prepared to compromise on?

0:08:200:08:23

We don't want a modern house, do we, particularly.

0:08:230:08:25

We don't want modern, no. We don't want semidetached either.

0:08:250:08:28

-I think it's got to be detached.

-Mm.

0:08:280:08:30

So if the property was right,

0:08:300:08:32

you wouldn't be averse to a bit of border-hopping?

0:08:320:08:34

-Nope.

-No, not at all.

-Not at all.

0:08:340:08:36

So, what's the budget that we're working with?

0:08:360:08:39

-300,000.

-That's it.

0:08:390:08:41

Well, it's a good budget for Herefordshire and we've got some

0:08:410:08:44

fantastic properties to show you, so are you excited, ready to get going?

0:08:440:08:47

-Absolutely.

-Very excited, yes. Really looking forward to this.

0:08:470:08:51

-Let's get started.

-OK.

-Good.

0:08:510:08:53

For a top budget of £300,000, Les and Ian are looking for...

0:08:540:08:58

Then, outside, they're after half an acre of grounds

0:09:040:09:07

to fulfil their ambitions of gardening and self-sufficiency.

0:09:070:09:11

We have a variety of wonderful homes lined up,

0:09:110:09:14

but I'll keep our buyers guessing as to the price of each one

0:09:140:09:18

until the end of the tour.

0:09:180:09:20

And to finish off our property hunt,

0:09:200:09:22

we'll be presenting the mystery house,

0:09:220:09:24

where they may have to scale back their grand garden plans outside,

0:09:240:09:29

but which promises grandiose character inside.

0:09:290:09:33

It's quite exciting, I guess, because am I right that this is

0:09:350:09:38

the first home that the two of you have chosen together?

0:09:380:09:40

-It is.

-How does that feel for both of you?

0:09:400:09:42

It feels great. It feels a real natural thing to do.

0:09:420:09:46

Because the house we're in at the moment,

0:09:460:09:48

I bought that originally and then Ian moved on.

0:09:480:09:51

So, yeah, it feels great.

0:09:510:09:52

We can really put our roots down, that's the exciting thing.

0:09:520:09:56

-So this is the for ever house, is it?

-It is.

-It is.

-It is.

0:09:560:09:59

For the first property on our tour,

0:10:010:10:03

we're driving up to the north of the county

0:10:030:10:05

and heading for the quiet hamlet of Ivington Green,

0:10:050:10:08

just a ten-minute drive from Leominster.

0:10:080:10:11

Known as the Town in the Marches,

0:10:120:10:14

the black-and-white-timbered market town of Leominster

0:10:140:10:17

has a fine selection of facilities both essential and luxury,

0:10:170:10:20

including a butcher's, a grocer's, cafes and boutiques.

0:10:200:10:25

So Ian and Les wouldn't be too far from civilisation,

0:10:250:10:28

but far enough to really escape the hustle and bustle

0:10:280:10:31

and find some serious peace and tranquillity back in Ivington Green.

0:10:310:10:35

And it's here that we find our first house,

0:10:350:10:38

with a lovely outlook across agricultural fields

0:10:380:10:40

and walking trails right on the doorstep.

0:10:400:10:43

-So, this is our property.

-Oh! It's very nice.

-Yeah.

0:10:430:10:48

-It sits quite nicely. Nice location.

-Yeah, beautiful views.

0:10:480:10:52

Fantastic views.

0:10:520:10:54

It's quiet, but not too far away from anywhere,

0:10:540:10:56

so, no, I think it looks really good.

0:10:560:10:58

-Nice extension.

-Yeah, what about the style of the property?

0:10:580:11:01

What do you think of that?

0:11:010:11:02

I'm not too enamoured on conservatories,

0:11:020:11:04

to be perfectly honest, but, you know,

0:11:040:11:06

-we'll wait till we get in and see it.

-Of course, yeah.

0:11:060:11:08

-Let's take a look.

-OK, I'm looking forward to this.

0:11:080:11:11

Originally a two-up, two-down Victorian cottage,

0:11:110:11:14

this detached home is a much-evolved property

0:11:140:11:17

that still retains its traditional charm.

0:11:170:11:20

It was considerably extended in the late 1980s,

0:11:200:11:23

with a further addition of a conservatory just four years ago.

0:11:230:11:26

Our first stop inside is the main reception room.

0:11:260:11:29

So, we come through the little porch

0:11:310:11:34

and straight into this cosy, snug living room.

0:11:340:11:38

You can see the original Victorian fireplace

0:11:380:11:41

and it's got the old bread oven in the corner.

0:11:410:11:43

-Oh, wow!

-It's lovely. That is lovely.

0:11:430:11:46

It's a real feature of the room, isn't it?

0:11:460:11:48

I love the fireplace.

0:11:480:11:49

-That's really nice.

-I love the tiles.

-And how about this for size?

0:11:490:11:52

-What do you think of the size of this room?

-It's quite small.

0:11:520:11:55

-Would this be your main living room?

-This is the main living area, yeah.

0:11:550:11:58

Right, OK. It is a bit on the snug side.

0:11:580:12:01

It's a character property, it's an old Victorian property,

0:12:010:12:04

-it's a cottage.

-Yeah.

0:12:040:12:05

-And with all of those things often comes smaller-sized rooms.

-Yes.

0:12:050:12:10

Let's go through, cos I think the kitchen is a really good size.

0:12:100:12:12

-So let's wander through and take a look at that.

-Yes.

-OK.

0:12:120:12:16

Follow me through here

0:12:160:12:18

-into the modern part of the house.

-Oh, this is a nice space, isn't it?

0:12:180:12:23

Yeah, this was the extension that was added on in the '80s.

0:12:230:12:26

-Right.

-This is a big room. This is good. Yeah, I like this.

0:12:260:12:30

-Again, a nice floor.

-Nice tiles again.

0:12:300:12:32

Yeah, it's a modern take on what you've got in the other room.

0:12:320:12:34

Yeah, yeah.

0:12:340:12:36

You've got a utility room just off it, with the back door

0:12:360:12:38

that leads out into the garden, so you can use that as a boot room,

0:12:380:12:41

washing machines, everything in there,

0:12:410:12:43

-keep it all out of sight, which is good.

-Yes.

0:12:430:12:46

What about the space and the style of this room?

0:12:460:12:48

Yes, I love the kitchen units. I think they're really nice.

0:12:480:12:51

No, I like this. I like this room a lot.

0:12:510:12:53

Let's just wander through to the conservatory,

0:12:530:12:55

-cos I've got an idea to run by you both.

-OK.

-OK.

0:12:550:12:58

-Amazing views!

-Yes.

-Oh, wow!

0:12:590:13:02

You could turn this into something more substantial.

0:13:020:13:05

So you could effectively turn this into an extension that could

0:13:050:13:08

become your main living area and I think it really could give you

0:13:080:13:11

-the opportunity to put your stamp on it.

-Yes, yes.

0:13:110:13:14

I think it would, or maybe something slightly bigger,

0:13:140:13:17

but it's certainly an improvement on the other room, I would say.

0:13:170:13:21

What do you think of the prospect of taking on an extension

0:13:210:13:24

and a bigger project? Does that faze either of you?

0:13:240:13:28

No, not really, does it? We already expected to have to do some work.

0:13:280:13:32

-Yeah.

-So, that wouldn't faze us at all.

0:13:320:13:35

That completes all there is to see on the ground floor

0:13:350:13:38

of this cottage, and although open to the possibility of a project,

0:13:380:13:42

it seems that space is a real issue.

0:13:420:13:44

But upstairs, there are the three bedrooms they requested,

0:13:440:13:48

all of which are served by a four-piece family bathroom.

0:13:480:13:50

A double bedroom, presented as a single,

0:13:520:13:54

has an exposed brick feature wall.

0:13:540:13:56

The smallest room upstairs is being used as a study

0:13:560:13:59

and that just leaves the final dual-aspect bedroom.

0:13:590:14:03

-And into the master bedroom, the largest of the three.

-Right.

0:14:030:14:09

Again, in the new part of the house.

0:14:090:14:11

And fitted wardrobes, I notice, which is...

0:14:110:14:13

Oh, yeah, that's always handy.

0:14:130:14:15

It's not a big room, but it's big enough for our purposes.

0:14:150:14:18

-It is, yeah, it is.

-It's just not grabbing me completely yet.

0:14:180:14:22

OK, well, I know the outside - the garden, the views -

0:14:220:14:24

matter to you, and that's definitely a very strong point about this house

0:14:240:14:28

so shall we go and explore outside?

0:14:280:14:30

-Absolutely.

-Thanks.

0:14:300:14:32

Fortunately, the home really opens up

0:14:340:14:36

when it comes to the grounds outside and so should provide Ian and Les

0:14:360:14:40

with plenty of options for growing fruit and veg.

0:14:400:14:43

Spread over about a quarter of an acre,

0:14:430:14:46

the garden has been zoned and partitioned,

0:14:460:14:48

with low box hedging and shrubs.

0:14:480:14:50

There's also paved seating areas.

0:14:500:14:52

And then, of course, there's the pizza oven

0:14:520:14:54

that the current owner built, which is fantastic.

0:14:540:14:57

Yes, unusual, isn't it?

0:14:570:14:58

-Are you pizza fans, the pair of you?

-Very much so, yes.

0:14:580:15:02

We will be more now.

0:15:020:15:04

So, the garden - is it the kind of size you had in mind?

0:15:040:15:07

For me, yes, it is. I think it's really manageable.

0:15:070:15:11

I would definitely redesign part of it,

0:15:110:15:13

but, yeah, I think this is great.

0:15:130:15:15

This is just the sort of size I was kind of thinking of, really.

0:15:150:15:18

Yeah, I agree with that, really. It's not too big, not overwhelming.

0:15:180:15:21

So, what do you think this house is on the market for?

0:15:210:15:23

-Who would like to go first?

-I'll go first.

-OK.

0:15:230:15:25

Erm, I would say about 275.

0:15:250:15:31

-And Ian?

-I'll go a little lower, I think.

0:15:310:15:33

-265, I'm going to say.

-OK.

0:15:330:15:36

Well, Ian, Les...

0:15:360:15:39

-you're both wrong, I'm afraid.

-How unusual!

0:15:390:15:43

It's under budget, and it's under budget quite substantially.

0:15:430:15:47

-It's on the market for £250,000.

-Is it?

-Really?

-It is.

-Oh, right.

-Gosh!

0:15:470:15:53

Well, that's a surprise.

0:15:530:15:54

-It's certainly something to think about, I think.

-Yeah, definitely.

0:15:540:15:58

Well, why don't you go back inside,

0:15:580:16:00

take another look around? Now you've got the price in mind,

0:16:000:16:03

see where perhaps you might spend what you'd have left in the budget

0:16:030:16:07

and come and find me when you're ready.

0:16:070:16:09

-OK.

-Thank you very much.

0:16:090:16:10

Under budget by £50,000, our first property...

0:16:140:16:18

The house is set in a peaceful location -

0:16:250:16:28

neighbouring farmland at the edge of a pretty hamlet.

0:16:280:16:31

-This is quite a nice space.

-This is the guest room, then, isn't it?

-Yes.

0:16:330:16:36

-Yeah. That's nice, isn't it?

-Yeah, that wall is good.

0:16:360:16:39

Yeah, that's unusual.

0:16:390:16:41

-And that window's quirky, isn't it?

-Oh, yeah. Yeah.

-I like that.

0:16:410:16:44

I certainly think we would have to spend a bit of time

0:16:440:16:46

thinking about the house, whether it would be the right one for us.

0:16:460:16:49

I'm really glad we've seen it. Obviously, the views are fabulous.

0:16:490:16:52

But not quite sure whether it's what we're looking for at the moment.

0:16:520:16:56

I feel this house might not be for us.

0:16:560:16:58

I think it's a bit on the small side. Everything else is fine.

0:16:580:17:01

Location, everything else is good.

0:17:010:17:04

I just think it's a bit too small for us.

0:17:040:17:06

-Time, gentlemen, please! Come on, now!

-Hello!

-Seen enough?

0:17:080:17:14

-Yes, thank you. It's been good.

-And thoughts?

0:17:140:17:16

-Yeah, I think it's definitely food for thought.

-Yeah, definitely.

0:17:160:17:19

Yeah, a little more time to think about it.

0:17:190:17:21

-Food for thought's good, cos we've got more to see.

-Lovely.

0:17:210:17:24

Those views, though, hey?

0:17:240:17:26

-Those views...

-Beautiful views.

0:17:260:17:27

When they make their move to Herefordshire,

0:17:390:17:41

Les and Ian want to make the most of their new surroundings,

0:17:410:17:44

exploring the great outdoors,

0:17:440:17:46

which is something that Paul Morton embraced

0:17:460:17:49

when he and his wife bought 38 acres of woodland

0:17:490:17:52

in the village of Ullingswick six years ago.

0:17:520:17:56

They try to live a low-impact lifestyle within the woods

0:17:560:17:59

and also use the land to make a living.

0:17:590:18:01

We arranged for our buyers to visit their coppice woodland

0:18:010:18:03

to find out more.

0:18:030:18:05

What is coppicing and how did you get into it?

0:18:060:18:08

Well, coppicing, simply, is to cut a tree down and allow it to grow.

0:18:080:18:13

Once we've cut them,

0:18:130:18:14

a coppice worker will then add value to that produce by turning it

0:18:140:18:20

into various products like bean rods, pea sticks, hurdles.

0:18:200:18:24

Me getting into it was a need for a change of lifestyle

0:18:240:18:30

and career, really. I love working outdoors.

0:18:300:18:33

I love working with hand tools. Every day is different.

0:18:330:18:37

So, conservation and wildlife is also part of why I do this job.

0:18:370:18:42

For me, it's the perfect job.

0:18:420:18:45

We're trying to have a sort of zero-waste policy,

0:18:450:18:48

so that means trying to add value to all the brush as well.

0:18:480:18:53

We also found this product, pimps.

0:18:530:18:56

Instead of burning it and letting it rot,

0:18:560:18:59

this product is ideal for adding value.

0:18:590:19:02

So, Paul, what are pimps? I've never heard of them before.

0:19:020:19:05

Well, pimps is a traditional handmade form of kindling.

0:19:050:19:09

-And if you follow me, we'll harvest them today.

-OK.

0:19:090:19:13

This time of year is perfect for harvesting kindling,

0:19:150:19:18

and Paul usually starts coppicing,

0:19:180:19:21

which provides him with his raw material,

0:19:210:19:23

from October through to the end of February.

0:19:230:19:26

How do you know when it's ready for coppicing, Paul?

0:19:260:19:29

For pimps, the younger the better.

0:19:290:19:32

But pimps are just a minor product that we make.

0:19:320:19:35

It's the hazel which takes charge of when we cut it.

0:19:350:19:38

So when we cut the hazel and a few other products,

0:19:380:19:41

we also harvest the birch at the same time.

0:19:410:19:44

But the younger the better.

0:19:440:19:46

The side branches are trimmed away

0:19:460:19:48

using an edged tool called a billhook.

0:19:480:19:50

This will make a nice hedge stake.

0:19:500:19:54

And after the lengths for the principal products

0:19:540:19:56

have been selected, the smaller excess branches

0:19:560:19:59

and shoots are then collected.

0:19:590:20:01

These will provide the kindling,

0:20:010:20:03

but only once they've been seasoned for the best part of a year

0:20:030:20:06

to dry out can they be turned into pimps.

0:20:060:20:09

And the pimp-making is done in Paul's timber-framed workshop.

0:20:090:20:14

This is the birch harvested last year.

0:20:140:20:17

It's been down about ten months.

0:20:170:20:20

But the longer the better you can season it, the drier it will be.

0:20:200:20:23

A couple of handfuls of kindling are cut to size - about ten inches -

0:20:230:20:27

with a small axe and then put into a woodman's vice to clamp the birch,

0:20:270:20:32

which frees up the hands to securely fasten the bundle with string.

0:20:320:20:36

And what's the wood, this wood that you've got on the base?

0:20:360:20:39

Well, that's what you put in first with the string,

0:20:390:20:41

so the string goes in first and these bits of hazel are slightly

0:20:410:20:45

larger pieces of wood and that'll just help the fire get going.

0:20:450:20:50

-Oh, right.

-OK.

0:20:500:20:52

It takes 25 small bundles to make a pimp, so Ian and Les have got

0:20:520:20:56

-a lot of chopping and prepping to do.

-That's it.

0:20:560:21:00

Pimps were traditionally transported to London during the Victorian era

0:21:000:21:04

and it's thought that the name came from the essential role

0:21:040:21:07

the kindling plays as a kind of agent between the coal and the fire.

0:21:070:21:12

Ease it down.

0:21:120:21:13

It typically takes Paul about an hour to make 25 bundles,

0:21:130:21:17

so Paul and Les need to pick up the pace.

0:21:170:21:20

-Once the last one has been tied...

-That's it.

0:21:200:21:22

..the next step is to fasten all 25 together with string

0:21:240:21:28

to create a complete pimp.

0:21:280:21:30

-That's your finished bundle.

-Wow!

0:21:300:21:33

And how many fires could this light, this bundle?

0:21:330:21:36

Well, there's 25 bundles within that.

0:21:360:21:40

Erm, each one can be broken up.

0:21:400:21:43

You can get two out of each so there's 50, 60,

0:21:430:21:45

-70 fires easily, really.

-Right.

0:21:450:21:47

That should be enough kindling to keep our couple going

0:21:470:21:51

through the winter, but with the amount of fireplaces on offer

0:21:510:21:55

in our next property, they might need to head back here

0:21:550:21:58

for another pimp before the season is over.

0:21:580:22:00

We're on the road, travelling down to the south of the county

0:22:050:22:09

to the small village of Pontrilas.

0:22:090:22:11

Local amenities include a post office

0:22:110:22:14

and a 400-year-old pub, and neighbouring properties

0:22:140:22:17

include a Grade I listed estate at Kentchurch Court,

0:22:170:22:21

a stately home situated in 5,000 acres

0:22:210:22:24

of prime Herefordshire countryside.

0:22:240:22:26

Now, Ian and Les were both concerned about the apparent lack of space

0:22:260:22:31

in our first house so we've really upped the ante and are giving them

0:22:310:22:34

an extra 700 square feet of property with this one.

0:22:340:22:38

So, this is the property I wanted to show you.

0:22:390:22:42

-Ooh, it looks big.

-Substantial.

0:22:420:22:44

It is big and that's one of the reasons I wanted to show it to you

0:22:440:22:46

because I know you've got a lot of friends

0:22:460:22:48

who will be coming to stay,

0:22:480:22:49

you'll be entertaining, and it gives you the space to be able to do that.

0:22:490:22:52

-Yeah, very interesting.

-Excited.

-OK.

-Yeah, it's very attractive.

0:22:520:22:56

It's an Edwardian property, built turn of the 19th century

0:22:560:22:59

and it's got a lot of character going on inside,

0:22:590:23:02

so I think we should head straight inside

0:23:020:23:04

cos my only worry, really, about this property is -

0:23:040:23:06

is it going to be too big for you?

0:23:060:23:08

-Oh, OK, good.

-Good.

0:23:080:23:09

First impressions are extremely encouraging

0:23:110:23:14

and they'll be even more excited to learn

0:23:140:23:16

that this property has not one but three reception rooms.

0:23:160:23:20

Through a porch is a large entrance hall,

0:23:200:23:24

off which there are the two front reception rooms,

0:23:240:23:26

one a more snug sitting room and, on the other side, a dining room.

0:23:260:23:30

Then the main living room lies at the back,

0:23:300:23:33

with patio doors onto the garden.

0:23:330:23:35

You may have two good-sized rooms at the front,

0:23:350:23:38

-but you've also got them... Ah! Here!

-I didn't expect that.

0:23:380:23:43

-This is very nice, isn't it?

-That's fantastic. That's such a surprise.

0:23:430:23:46

-It is.

-I didn't expect that at all. That fireplace is amazing.

0:23:460:23:49

That's really good.

0:23:490:23:51

So, Ian, what do you think of the proportions of the room?

0:23:510:23:54

Yes, I really like it.

0:23:540:23:55

The high ceilings, the spaciousness of it all. And it's very light.

0:23:550:23:59

So, this is your big living room.

0:23:590:24:00

You've also got a cosy sitting room there at the front

0:24:000:24:03

-and a dining space as well down here with a good-sized dining room.

-Yes.

0:24:030:24:08

So, how does that feel for rooms?

0:24:080:24:09

Well, that's a lot more than we expected

0:24:090:24:11

and a lot more than you would think from looking at the house.

0:24:110:24:14

I didn't expect to find this at the back, so this is a real bonus,

0:24:140:24:16

and it's a big room.

0:24:160:24:18

The final room down here is the kitchen/breakfast room

0:24:180:24:21

that lies just next door.

0:24:210:24:23

-Oh, wow!

-My goodness!

-Oh, I love a wow!

-Well, you got a wow.

0:24:230:24:29

-My God, it's huge!

-It is.

0:24:290:24:31

Again, you've got original cupboards over there.

0:24:310:24:33

You've got a range and it's a real country kitchen,

0:24:330:24:37

-with room for a table.

-It's fantastic.

0:24:370:24:40

We can sit and eat in here and entertain in the formal dining room.

0:24:400:24:46

-There's plenty of space for everything, isn't there?

-There is.

0:24:460:24:49

-This is great.

-I love the original cupboards.

-Beautiful.

-Yeah!

0:24:490:24:53

Just behind us there,

0:24:530:24:55

you've got a utility room and also a downstairs bathroom, which is handy.

0:24:550:24:58

-Perfect.

-Yes, very nice.

-And it all flows just really well, doesn't it?

0:24:580:25:04

I love the style of it. This is very much the stuff we like, isn't it?

0:25:040:25:07

-Victorian, Edwardian, that type of thing, you know.

-You're smiling.

0:25:070:25:11

-I am!

-And you're smiling!

-He's smiling.

-That's great.

-Two smiles.

0:25:110:25:16

A joint seal of approval for the ground floor, and there's more

0:25:180:25:21

to keep those smiles on their faces as we head upstairs.

0:25:210:25:25

There are four bedrooms on offer, one more than they asked for,

0:25:250:25:29

and they all make use of a contemporary family bathroom.

0:25:290:25:33

Each of the bedrooms is a good-sized double and every one comes

0:25:330:25:36

with an original feature fireplace.

0:25:360:25:38

A pale-blue room is presented with a single bed,

0:25:380:25:41

while another is made up as a home office.

0:25:410:25:44

And this is the master bedroom.

0:25:440:25:47

-Oh, very nice!

-Oh, wow!

-Another wow!

0:25:470:25:51

-Another wow!

-Yes, and another fireplace.

-Yeah.

-Lovely.

0:25:510:25:54

Again, typical of the era, aren't they?

0:25:540:25:56

Very big rooms, nicely proportioned rooms.

0:25:560:25:59

Yeah, I'm very excited about it, really.

0:25:590:26:00

Very impressive, very impressive. Very big.

0:26:000:26:04

-Yeah.

-But you know, guys, you might not want this

0:26:040:26:07

to be the master bedroom

0:26:070:26:08

and you definitely have options in this house. Just follow me.

0:26:080:26:12

Because this one is definitely big enough.

0:26:150:26:19

-Oh, yes, this is a nice room.

-OK?

-Double aspect as well.

0:26:190:26:22

Yeah, definitely.

0:26:220:26:24

Although the large internal footprint gives great options

0:26:240:26:27

within the walls, the possibilities are more limited outside.

0:26:270:26:31

And when it comes to the plot size, well, it's not so spacious.

0:26:310:26:35

Set just off the road, there's no front garden to speak of,

0:26:350:26:38

but at the back, there's a secluded gravelled area with enough room

0:26:380:26:42

for a table and chairs as well as an ornamental pond.

0:26:420:26:45

So, guys, the house has more space than you imagined,

0:26:450:26:50

the garden isn't quite as large as you probably hoped.

0:26:500:26:53

This is what you get.

0:26:530:26:54

The garden is small, isn't it?

0:26:540:26:57

It is, it is. But I think you can do things with it.

0:26:570:27:00

Yeah, there's potential.

0:27:000:27:01

I think there's things you could change to make it

0:27:010:27:03

a more sort of cottagey-style garden,

0:27:030:27:05

so I don't think it's a deal-breaker.

0:27:050:27:08

So, potentially, this would be OK?

0:27:080:27:09

Yes, cos we do realise we've got to compromise somewhere

0:27:090:27:12

-and we're happy to do that.

-Yep.

0:27:120:27:14

So, let's guess the price, my favourite bit.

0:27:140:27:17

-Who wants to go first this time?

-Ian, do you want to go first?

0:27:170:27:20

OK, I'll go first this time.

0:27:200:27:21

Well, it's a beautiful house so I think it's going to be

0:27:210:27:25

near the top of our budget, so I'm going to say 295.

0:27:250:27:31

So, just under your £300,000 budget. Les?

0:27:310:27:35

I think it's even closer.

0:27:350:27:37

-Do you?

-Yeah, I do, so I'm going to say 299,950.

-299,950, OK.

0:27:370:27:43

It's on the market for £240,000.

0:27:430:27:46

-Really?

-Really.

-What?!

-Goodness!

0:27:460:27:50

-I love that reaction!

-240?

0:27:510:27:53

We can tell the vendor to put it on for a bit more, if you like.

0:27:530:27:56

-No, no, no, please.

-You're fine, you're fine.

0:27:560:27:58

-You have read that right?

-Yeah, it's £240,000.

-OK.

0:27:580:28:01

It's not been on the market long.

0:28:010:28:02

-Right.

-It's only been on the market for a short time.

-Right.

0:28:020:28:05

-It's a good house.

-Right.

-Um...

0:28:050:28:07

-And offers you a lot of space.

-Right!

-It certainly does that.

0:28:070:28:10

And it gives you money left over in your budget as well, which is

0:28:100:28:14

always a good thing, that doesn't happen often, let's face it,

0:28:140:28:17

-when we're buying houses.

-Yeah! Wow.

0:28:170:28:19

Now, with that in mind, go back in, take a look around,

0:28:190:28:23

take your time and I'll come and find you.

0:28:230:28:25

-I think you might be some time.

-I think we will!

-Thank you.

0:28:250:28:28

-See you later.

-Brilliant.

0:28:280:28:29

Well, that was a really positive reaction.

0:28:310:28:34

And the reaction they've had to this house proves one thing that

0:28:340:28:37

I always believed to be true - the things that you think matter

0:28:370:28:41

in a house go completely out of the window

0:28:410:28:43

when it just feels right inside.

0:28:430:28:45

Hugely under budget by some £60,000,

0:28:470:28:51

this traditional Edwardian property comes with...

0:28:510:28:54

It's absolutely chock-full of period features

0:28:590:29:02

and has a compact gravelled garden.

0:29:020:29:04

This house, yeah, it's very much my sort of taste, really.

0:29:040:29:07

Large rooms, there's a lot of original features, high ceilings,

0:29:070:29:12

lots of space and the fireplaces in every room is an absolute bonus.

0:29:120:29:16

I love that. It really gives it character.

0:29:160:29:19

I really like this house. I think it'd be a great house.

0:29:190:29:21

I can see us living in it quite comfortably.

0:29:210:29:24

There's not much I would change.

0:29:240:29:26

The garden is smaller than we would have perhaps liked,

0:29:260:29:28

but we can work with that, really.

0:29:280:29:31

I think it looks the part and it looks like a proper Edwardian house.

0:29:310:29:34

So, yeah, I really like it. I like it a lot.

0:29:340:29:37

You took your time!

0:29:390:29:41

Well, no surprise, it's so huge - lots to see.

0:29:410:29:44

There's a lot to see there

0:29:440:29:45

-and we've still got more to see, so come on.

-OK.

0:29:450:29:47

It's the second day of our property search

0:30:000:30:02

and with semi-retirement on the cards,

0:30:020:30:04

our buyers Ian and Les have a £300,000 budget

0:30:040:30:07

to spend on their move away from the busy suburbs

0:30:070:30:10

of Brighton, West Sussex, into the wonderful Herefordshire countryside.

0:30:100:30:15

Still to come, we have the mystery house to unveil,

0:30:150:30:18

which might be a perfect match for our couple.

0:30:180:30:21

This is exactly what we were thinking about

0:30:210:30:24

when we were talking about moving -

0:30:240:30:27

something a bit unusual, something a bit different.

0:30:270:30:29

And I'll be finding out how small-scale drinks production

0:30:290:30:32

is being brought to the masses with some age-old hard graft.

0:30:320:30:37

Just give them a shake.

0:30:370:30:38

You need muscles, don't you?

0:30:380:30:41

It's the start of our second day's house-hunting here in Herefordshire,

0:30:430:30:46

and one thing became clear yesterday -

0:30:460:30:48

our couple are prepared to compromise,

0:30:480:30:50

particularly when it comes to outside space,

0:30:500:30:53

which is just as well, because the mystery house offers them

0:30:530:30:57

all the space and character they're after in the heart of a village,

0:30:570:31:00

but you don't need green fingers to live there.

0:31:000:31:03

But first, we're off to take Les and Ian for a spot of border-hopping.

0:31:030:31:06

Our first port of call this morning takes us just out of

0:31:080:31:11

Herefordshire and into the Welsh county of Powys.

0:31:110:31:13

The property we're driving to is in the village of Norton,

0:31:130:31:17

which is located just a couple of miles from Presteigne.

0:31:170:31:20

Surrounded by beautiful, unspoiled border countryside,

0:31:200:31:25

Presteigne is a small town, but with a large range of independent shops,

0:31:250:31:29

restaurants and pubs, many housed in attractive historic architecture.

0:31:290:31:34

And we're stepping back in time with our next property -

0:31:340:31:38

back to the 18th century, when it's believed that this rendered

0:31:380:31:42

stone cottage in Norton was built.

0:31:420:31:44

Our couple, Les and Ian, may be prepared to make concessions

0:31:440:31:48

on their initial vision for the outdoor space, but we're about

0:31:480:31:52

to find out if they share that same vision when it comes to the inside.

0:31:520:31:57

So, here we have an 18th-century,

0:31:570:32:00

three-bedroom detached property and it has a lot of potential

0:32:000:32:03

for the two of you to really put your stamp on it.

0:32:030:32:06

-We're always up for a project, aren't we?

-Yes, we like a challenge.

0:32:060:32:09

-Yes. That sounds good.

-OK.

0:32:090:32:11

I do like the fact that there seems, from here, to be

0:32:110:32:13

-plenty of space either side of the property.

-Yes.

0:32:130:32:15

Now, I need you to let your imaginations run wild,

0:32:150:32:18

I need you to be visionary, cos we're going to go

0:32:180:32:20

and take a look inside, cos I think

0:32:200:32:22

this is quite an exciting property, that offers a lot of scope

0:32:220:32:24

to do something really interesting with it.

0:32:240:32:26

-That'd be good.

-I look forward to it.

0:32:260:32:28

The charming exterior is drawing our buyers in

0:32:290:32:32

and a Victorian iron gate leads up to the front door.

0:32:320:32:36

So, let's come straight in.

0:32:380:32:40

I'm going to move you right through quickly into the living room,

0:32:400:32:44

because I think this is where the wow factor of the house is.

0:32:440:32:49

How about that for a fireplace?

0:32:490:32:50

-That's a lovely fireplace.

-That's a big fireplace.

0:32:500:32:52

Considering that takes up so much room, I think

0:32:520:32:54

-there's still a fair bit of room left.

-Yeah, I agree.

0:32:540:32:57

It's a...nice-shaped room, yeah. I like it.

0:32:570:33:01

Can you see potential in here?

0:33:010:33:02

I mean, can you imagine what you could do to put your own mark on it?

0:33:020:33:07

-I can. Yeah.

-Yes.

0:33:070:33:09

Now, I think the real potential here in the house lies in the kitchen,

0:33:090:33:12

cos that's where you could create something quite interesting,

0:33:120:33:15

so let's go and investigate. Come on, follow me.

0:33:150:33:19

To the far end of this main living room is a light, bright area,

0:33:190:33:22

which could make a good study, with storage and a window seat.

0:33:220:33:26

This then flows into a long conservatory, spanning

0:33:260:33:30

the entire width of the property

0:33:300:33:32

and overlooking the back garden.

0:33:320:33:34

In the front entrance hall lies the staircase, which rises to the

0:33:340:33:37

first floor, and also a doorway, which takes us into a dining room.

0:33:370:33:42

And what I would do, if you could get the planning permission,

0:33:420:33:45

is open all of this up.

0:33:450:33:46

Take the walls out, really create a big space, and then through here,

0:33:460:33:50

in the kitchen at the back,

0:33:500:33:52

I'd put an extension on.

0:33:520:33:54

Lovely skylights, so you'd have views out over onto the garden.

0:33:540:33:58

-Yes.

-So you'd create one really big kitchen/dining space.

-Yeah.

0:33:580:34:02

Can you see the potential?

0:34:020:34:03

Do you know where I'm coming from on this one?

0:34:030:34:05

Oh, yeah, I can see it. It's too many rooms.

0:34:050:34:08

-It needs it to be knocked into one.

-Yeah.

-Big project.

0:34:080:34:11

-Yes, huge project, but...

-But, yeah.

0:34:110:34:14

I can definitely see it.

0:34:140:34:15

It's fair to say that this cottage needs modernising.

0:34:170:34:20

A little TLC and a lot of vision will bring it

0:34:200:34:23

into the 21st century,

0:34:230:34:25

but it has good bones, with lots of historic features

0:34:250:34:28

and fairly generous dimensions downstairs.

0:34:280:34:31

It is smaller on the first floor,

0:34:310:34:34

but there are still the three desired bedrooms -

0:34:340:34:37

one is a single room and the other two are cosy doubles.

0:34:370:34:41

-Again, lots of character up here.

-Right.

0:34:410:34:44

It'll need your own stamp putting on it,

0:34:440:34:46

-it all needs a little bit of updating.

-Yes.

0:34:460:34:48

-Quite high ceilings for a cottage, though.

-They are, yes. That is true.

0:34:480:34:52

-It is a bit small for us.

-It is, yeah.

-And overlooks the road, so...

0:34:520:34:58

This would probably be the occasional one, I'd say.

0:34:580:35:00

It strikes me that you don't see the potential upstairs in the same

0:35:000:35:04

way that you did downstairs.

0:35:040:35:06

No, I think downstairs you can play around with,

0:35:060:35:08

-up here, it's a bit more difficult to configure.

-I agree, yes.

0:35:080:35:12

Well, let's head out to the garden and see

0:35:120:35:15

if a look at the garden and the price may convince you that,

0:35:150:35:19

-actually, this could be worth considering.

-OK.

-Come on.

0:35:190:35:22

The cottage sits comfortably in its plot, surrounded by private,

0:35:230:35:27

well-tended gardens.

0:35:270:35:29

At the end of a long driveway is a garage

0:35:290:35:31

and there are a number of outbuildings. With great views

0:35:310:35:35

over the beautiful countryside and neighbouring fields,

0:35:350:35:38

the gardens quite literally give a taste of country living, as the

0:35:380:35:42

last of the harvest is still hanging temptingly on the fruit bushes.

0:35:420:35:47

Rolling hills, sheep,

0:35:470:35:48

-you've got countryside walks right on the doorstep.

-Beautiful.

0:35:480:35:52

I still struggle with the amount of work involved, I think

0:35:520:35:56

that's going to be a bit beyond us, I think.

0:35:560:35:58

OK, well, let's see if the price can sway you.

0:35:580:36:01

I'm going to go in pretty low. I'm going to say 225.

0:36:010:36:04

-Ian?

-That's an interesting price.

-Thanks!

0:36:040:36:08

I think I will go...

0:36:080:36:10

-215.

-Oof!

-215? OK.

0:36:100:36:13

So you're both going low today.

0:36:130:36:17

Going very low.

0:36:170:36:18

It IS under budget, but not by as much as either of you have said,

0:36:180:36:22

-cos it's on the market for £240,000.

-OK.

0:36:220:36:25

Even with that price reduction, it still wouldn't work for us,

0:36:250:36:28

-I'm afraid.

-Of course, I can tell that this house isn't grabbing

0:36:280:36:31

both of you, but still, go inside, take another look around,

0:36:310:36:33

-and come and find me when you've seen enough.

-OK.

-Thank you.

0:36:330:36:37

Yet again under budget,

0:36:390:36:41

this stone cottage has bags of character

0:36:410:36:44

and could present a potential project for our buyers,

0:36:440:36:47

but in its present state comes with

0:36:470:36:49

two separate reception rooms,

0:36:490:36:51

including a large living room,

0:36:510:36:52

a conservatory, three bedrooms

0:36:520:36:55

and a large, mature garden.

0:36:550:36:57

The style of the house is very cottage-y,

0:36:570:37:00

which is something we like.

0:37:000:37:02

Love the fireplace. I could see the potential of opening that up

0:37:020:37:05

and having a wood-burning stove there, or something like that.

0:37:050:37:07

In the cottage, there's a lot of nice features,

0:37:070:37:09

a lot of things you would keep.

0:37:090:37:12

It's got a great garden, great views, great features,

0:37:120:37:15

but I don't think it's for us.

0:37:150:37:18

I think this would be a bit too much of a project for Les

0:37:180:37:20

and I, to be honest.

0:37:200:37:22

So we can see the potential, there's a lot of work to do,

0:37:220:37:25

but I think a bit too much for us.

0:37:250:37:26

-Hello, you two.

-Hiya.

-Hello, Ginny.

0:37:310:37:33

Time for us to move on, because it's time to see the mystery house.

0:37:330:37:36

-Looking forward to that.

-Great.

0:37:360:37:38

A defining characteristic of the Herefordshire landscape

0:37:440:37:47

has to be its orchards.

0:37:470:37:49

Once described as a forest of fruit trees,

0:37:490:37:52

this region has a proud history of cider

0:37:520:37:55

and perry production that dates back to the 17th century.

0:37:550:37:59

Today, over 1 billion Herefordshire apples are needed to meet

0:37:590:38:02

demand for the cider industry on a commercial level.

0:38:020:38:05

But at the domestic end, many of our home-grown apples are wasted

0:38:050:38:10

and left to rot, so local resident Deborah Davies

0:38:100:38:13

has come up with a way of using up all the fruit

0:38:130:38:16

you may have cultivated in your back garden.

0:38:160:38:19

I've come to her home in the village of Putley to find out more.

0:38:190:38:23

-Hi, Deborah!

-Hello, Ginny, nice to meet you.

-Good to meet you, too.

0:38:230:38:26

Now, I've brought you some apples.

0:38:260:38:28

My apple tree at home has had so many this year

0:38:280:38:30

-and I've run out of ideas for what to do with them.

-Excellent.

0:38:300:38:33

-I think you might have a solution for me?

-I do.

0:38:330:38:35

Lots of people have one or two trees in their garden

0:38:350:38:38

and the same thing as you explain, they just fall on the ground

0:38:380:38:41

and rot, so what we have set up is a little pressing service

0:38:410:38:45

for small volumes of fruit,

0:38:450:38:47

where we can turn your apples into cider and apple juice.

0:38:470:38:51

So people like me, who are just fed up of making chutney

0:38:510:38:53

-and apple pies, have an alternative.

-You certainly do!

0:38:530:38:56

So can any kind of apple be brought along here to you, anything at all?

0:38:560:39:01

Traditionally, cider is made with cider apples, it has

0:39:010:39:04

the tannins, you tend to not be able to eat those apples on their own.

0:39:040:39:09

But you can make cider from dessert apples as well.

0:39:090:39:12

Well, here's a selection of some of mine.

0:39:120:39:14

Some of them are windfall, some I picked.

0:39:140:39:16

Are the windfalls OK as well?

0:39:160:39:18

Windfalls are fine to use,

0:39:180:39:20

-but you need good fruit to make a good cider.

-OK.

0:39:200:39:24

So we would reject any apples like this one that has got mould

0:39:240:39:29

and the reason is, that could give taint to the actual cider you make,

0:39:290:39:33

so we would reject those.

0:39:330:39:35

But the other apples you have, they would be fine to use.

0:39:350:39:39

On their own, my batch isn't enough to make a sufficient pressing,

0:39:390:39:43

so we're going to pick a few more from Deborah's orchard to bulk

0:39:430:39:47

up my basket. So, how are we looking, Deborah?

0:39:470:39:50

I think we have enough apples here. Let's get them over to the press.

0:39:500:39:52

Lovely.

0:39:520:39:54

The prime motivation for starting the press was to encourage

0:39:550:39:58

locals to safeguard the original Herefordshire species,

0:39:580:40:02

now mostly found in residential gardens,

0:40:020:40:05

the feeling being that by helping people to maximise

0:40:050:40:08

the yield of the apple crop,

0:40:080:40:10

the more likely they'll be to tend,

0:40:100:40:12

prune and graft their trees,

0:40:120:40:14

which should in turn preserve them for the future

0:40:140:40:16

and so protect the heritage varieties.

0:40:160:40:19

Deborah's partner Nigel is already sorting

0:40:190:40:21

and cleaning apples for the next pressing batch.

0:40:210:40:25

-What, mix all the different varieties in?

-Yes.

0:40:250:40:27

OK, so that's unusual. I would have thought you'd have used

0:40:270:40:31

one variety of apple to produce cider from, but that's not the case?

0:40:310:40:34

It makes a much more full, rounded juice and cider

0:40:340:40:37

if you use different varieties.

0:40:370:40:39

It takes about 50kg to make 25 litres of juice.

0:40:400:40:43

OK, so the apples are washed, they're ready to go.

0:40:450:40:47

How many buckets of these are we going to need?

0:40:470:40:49

Probably another five or ten.

0:40:490:40:51

Let's do this one. Fill this one up, lovely.

0:40:510:40:54

Shake...

0:40:540:40:56

Gosh, you need muscles, don't you?

0:40:570:41:00

Next up, we slowly and steadily transfer the apples to the scratter,

0:41:000:41:03

which mashes the fruit into a pulp.

0:41:030:41:06

The next stage is to shovel these scratted apples, the pulp,

0:41:070:41:10

into the press and we're then going to put a number of shovelfuls

0:41:100:41:15

-in each cloth, fold the cloths over to create cheeses...

-OK.

0:41:150:41:20

Cheeses, as per cheese-making, you squeeze the juice

0:41:200:41:23

out of the cheese, it's the same principle with cider.

0:41:230:41:26

You make a cheese and squeeze the juice out of it.

0:41:260:41:28

With gloves on,

0:41:280:41:30

we then place shovels of apple pulp into the cloth cheeses.

0:41:300:41:33

You can see it's coming through quickly already, isn't it?

0:41:330:41:36

Just from the weight of the fruit.

0:41:360:41:39

The cheeses are stacked neatly on top of each other and then

0:41:390:41:42

they're topped with a heavy, sturdy block,

0:41:420:41:44

which will evenly distribute the weight across the press.

0:41:440:41:47

-Would you like to come up and have a go on the press?

-I'd love to.

0:41:470:41:50

Right, if you come in here, where I am...

0:41:500:41:52

Simply pull the handle towards you.

0:41:520:41:55

Now lift very gently and push back

0:41:550:41:58

and watch the peg drop into the next hole and pull again.

0:41:580:42:01

How do you know when it's done?

0:42:010:42:03

Because you can't squeeze it any further.

0:42:030:42:05

-We've got a long way to go yet!

-OK!

0:42:050:42:07

Once all the juice has been extracted,

0:42:070:42:09

the pulp scraps are given to

0:42:090:42:11

a local farmer who feeds it to his rare-breed pigs

0:42:110:42:14

and that leaves the fresh apple liquid, which is bottled

0:42:140:42:17

and left to ferment for six months before it becomes cider.

0:42:170:42:21

But I can't wait that long and after all that work, I've

0:42:220:42:25

definitely built up a thirst,

0:42:250:42:26

so Deborah has a glass for me to sample.

0:42:260:42:28

Wow, that's not what I was expecting at all.

0:42:300:42:32

It's not as sweet as a lot of the commercial varieties,

0:42:320:42:34

that's what I like about it.

0:42:340:42:37

It tastes really like apples.

0:42:370:42:38

All of the sugar will be fermented to alcohol,

0:42:380:42:42

so it's completely dry, but it is bottle conditioned,

0:42:420:42:46

so we've got a little bit of yeast giving it a fizz.

0:42:460:42:49

-Just got to wait six months to try mine!

-You do!

-Can't wait!

0:42:490:42:52

What a treat on a sunny autumn day,

0:42:540:42:56

to make and taste the local nectar in a county where

0:42:560:43:00

fruit production is woven into the fabric of its economy and culture.

0:43:000:43:05

-So, you two, we're off to see the

-mystery house. Very exciting.

0:43:080:43:12

It is very exciting.

0:43:120:43:13

What do you think I've got lined up for you,

0:43:130:43:15

what are you expecting to see?

0:43:150:43:17

I think it's probably something that's going to be

0:43:170:43:19

a conversion of a pub or chapel or something unusual.

0:43:190:43:23

Yes. Semirural, maybe not semirural.

0:43:230:43:26

Bring it on now, really. I don't want to wait much longer.

0:43:260:43:29

We'd better get off to the mystery house, then, hadn't we?

0:43:290:43:32

-Absolutely!

-Be very quick!

0:43:320:43:33

Our last property stop is again down south in Ewyas Harold,

0:43:330:43:38

right near the border of England and Wales.

0:43:380:43:41

Before we get to the mystery house, I want to show Les and Ian

0:43:410:43:45

all that's on offer in this pretty local village that serves it.

0:43:450:43:48

Well, we're in the village of Ewyas Harold,

0:43:480:43:51

in south-west Herefordshire. Do you know the area?

0:43:510:43:54

Yes, we're pretty familiar with it.

0:43:540:43:56

Oh, how do you know it? Do tell all, come on.

0:43:560:43:59

Well, we've got friends that live very close by,

0:43:590:44:01

-so we definitely know it.

-And do you like it?

0:44:010:44:03

Oh, very much. It's a lovely little village, yes.

0:44:030:44:05

It's a really popular village, not least because it's so pretty,

0:44:050:44:09

but also, it's got just about everything you need,

0:44:090:44:11

which is why I really wanted to show it to you.

0:44:110:44:13

There's a fantastic butcher's, they cure their own bacon in there.

0:44:130:44:16

-Great!

-Lovely.

-There's a village shop and post office that

0:44:160:44:19

has everything you need and then some. A couple of really good pubs.

0:44:190:44:22

There's also an amazing fish and chip shop.

0:44:220:44:25

-That sounds good!

-Are you ready to go and see the mystery house?

0:44:250:44:28

-We are!

-We are.

-Come on, then, follow me. Right this way.

-OK.

0:44:280:44:32

Because the mystery house is literally on your doorstep.

0:44:330:44:36

-Oh, right!

-Good heavens! Good grief.

-That was a long walk!

0:44:360:44:40

-Goodness me.

-Oh, right. Wow.

0:44:400:44:43

So, if you need your bacon from the butcher's, it's just over there.

0:44:430:44:46

When you run out of anything else, the shop's there.

0:44:460:44:48

-I love the look of it.

-I do.

-I think it looks great.

0:44:480:44:50

It's a detached stone property, dates back to the early 1800s,

0:44:500:44:53

-and it's a barn conversion.

-Ah!

0:44:530:44:56

And the mystery isn't just the location here in the village.

0:44:560:44:59

-There isn't a garden with this property.

-Right.

-No garden at all?

0:44:590:45:02

No. That's your compromise.

0:45:020:45:04

-There's a tiny little courtyard garden, that's all.

-OK.

-OK?

-Yes.

0:45:040:45:08

-I'm excited about this one.

-So am I.

-It looks great.

0:45:080:45:11

-I can't wait to see it now.

-Yes, definitely.

0:45:110:45:13

Right in the heart of the community

0:45:130:45:15

of this classic Herefordshire village,

0:45:150:45:17

our early-19th-century detached mystery property

0:45:170:45:21

has great appeal and presence from the road,

0:45:210:45:23

and I'm keen to find out whether our buyers will like what lies beyond.

0:45:230:45:27

Formed from the conversion of two stone barns, it has double gables,

0:45:270:45:31

an integral garage, and a robust wooden front door.

0:45:310:45:36

So, we're straight into this fantastic,

0:45:360:45:39

-cosy kitchen-dining space.

-Oh, wow!

0:45:390:45:41

-You can really see the history of the barn, can't you?

-Wow.

0:45:410:45:45

-Wow, this is great.

-Do you like it?

-I do.

-Very much.

-Very much.

0:45:450:45:49

-This is exactly what you like as well, isn't it?

-Yes.

0:45:490:45:52

Excuse me, guys. Sorry.

0:45:520:45:54

-No!

-It's just really nice.

-Is it?

0:45:540:45:57

-Has it just got you somewhere?

-Yeah.

0:45:570:45:59

-You all right?

-Yes, I'm fine, but it's just so lovely.

0:45:590:46:03

It's just what we're looking for, really, isn't it?

0:46:030:46:06

It is, this is exactly what we wanted.

0:46:060:46:08

I love the stone walls and the beams. The thickness of the walls.

0:46:080:46:11

-The feel of it.

-It's a real country thing, isn't it,

0:46:110:46:14

-coming into the kitchen?

-Yes.

0:46:140:46:16

-I like that.

-It's great.

-This is lovely.

0:46:160:46:18

-Well, we're off to a good start.

-Absolutely.

-Let's carry on.

-OK.

0:46:180:46:22

-Well, if it's character and space you're after, how about this?

-Wow.

0:46:220:46:27

-Crikey, this is lovely.

-Oh, my God, this is great.

0:46:270:46:30

-This is really beautiful.

-A minstrel's gallery!

0:46:300:46:34

-Isn't it lovely?

-Wow.

0:46:340:46:35

-This is fantastic.

-It's really lovely.

-And so bright.

0:46:350:46:39

-I was going to say how light it is.

-Isn't it?

-I love those windows.

-Yes.

0:46:390:46:42

-Beautiful.

-You can really see in here that it was two barns.

0:46:420:46:46

-You can see the high ceilings, all the detailing.

-Yes.

0:46:460:46:49

It is all there, isn't it?

0:46:490:46:51

Les, no tears from you,

0:46:510:46:53

but you do seem quite emotional in your reaction to it.

0:46:530:46:56

Yes, I'll cry in private, don't worry!

0:46:560:46:58

Provoking high and hidden emotions, there's no doubt

0:46:580:47:02

that the mystery property is having a positive impact.

0:47:020:47:05

And the proportions are certainly impressive, too.

0:47:050:47:09

As well as the kitchen-breakfast room and large living room, the

0:47:090:47:12

ground floor also features a study,

0:47:120:47:14

which is accessed via a dining room.

0:47:140:47:16

This separate dining area could be a great space for formal occasions,

0:47:160:47:21

when hosting all the guests our couple plan on entertaining.

0:47:210:47:24

The study behind it has original exposed brickwork,

0:47:240:47:27

and offers privacy and quiet.

0:47:270:47:30

When it comes to storage solutions,

0:47:300:47:32

there's also a utility room to hide away the white goods,

0:47:320:47:35

as well as the large garage with double timber doors to the front.

0:47:350:47:39

This is exactly what we were thinking about

0:47:410:47:44

when we were talking about moving.

0:47:440:47:46

-Something a bit unusual, something a bit different.

-Yeah.

-It's great.

0:47:460:47:50

-Yes, and even the colours are just so lovely.

-Yes.

0:47:500:47:53

It's bright, it's really bright.

0:47:530:47:55

What I haven't told you is that upstairs you've got plenty of space

0:47:550:47:58

-as well - you've got four bedrooms.

-Four bedrooms?!

-Yes.

0:47:580:48:02

-Let's go and decide which one could be the master suite.

-OK.

0:48:020:48:05

Upstairs, off a grand galleried landing,

0:48:080:48:11

there are two bedrooms at the rear of the property.

0:48:110:48:13

Then the other two have aspects to the front and include the largest

0:48:130:48:18

double, as well as a smaller room, currently used for craft and sewing.

0:48:180:48:21

Then at the back, a third bedroom is presented as a dressing room,

0:48:210:48:25

next to which is another pleasantly decorated double.

0:48:250:48:28

I'm bringing you into this one.

0:48:280:48:29

It's not currently used as the master bedroom.

0:48:290:48:31

It's not the largest,

0:48:310:48:33

-but I just think there's something really pretty about it.

-It is.

0:48:330:48:36

-It's really sweet, isn't it?

-It's very light.

0:48:360:48:38

-If you just take a look behind you, I love that.

-Oh, yes.

0:48:380:48:42

-Yes, the beams.

-Beautiful.

-Yes.

0:48:420:48:43

There's a smaller bedroom being used as a dressing room

0:48:430:48:46

right next door, and you've got a shower room next door,

0:48:460:48:48

so you've almost got a little self-contained suite here.

0:48:480:48:51

-You have.

-Yes.

0:48:510:48:52

There's the other bathroom,

0:48:520:48:54

-for when you've got visitors that come to stay.

-Right.

0:48:540:48:56

This is great.

0:48:560:48:58

This is a lovely room, and it's a good size.

0:48:580:49:00

Let's explore the other bedrooms,

0:49:000:49:02

-and you can decide which one you fancy.

-OK.

0:49:020:49:05

There's options with four.

0:49:050:49:06

So, everywhere you look up here is just another beautiful feature.

0:49:070:49:11

-It's gorgeous.

-Yes, I love this, Les.

0:49:110:49:13

This is the room currently used as the master bedroom.

0:49:130:49:16

Again, it's got the beautiful features, the original beams.

0:49:160:49:19

-Yes, lovely.

-It's a nice atmosphere.

-Yes?

0:49:190:49:22

-Are you smiling?

-I am.

-Oh, absolutely.

-OK.

0:49:220:49:24

Both Ian and Les are quite clearly bowled over

0:49:240:49:28

by everything within the chunky, historic walls

0:49:280:49:31

of this striking mystery property.

0:49:310:49:33

And this is normally the point where I would say, "Let's explore

0:49:330:49:36

"the garden outside," but there really isn't that much to consider.

0:49:360:49:40

What we do have, however, is a pretty,

0:49:400:49:43

intimate and sunny south-facing courtyard.

0:49:430:49:46

So, here we are.

0:49:460:49:48

Straight out into a compact little courtyard.

0:49:480:49:53

I did say there was the mystery, and this is the mystery.

0:49:530:49:56

It's very private, though. It feels very private.

0:49:560:49:59

It is, yes. It is.

0:49:590:50:00

And it's small.

0:50:000:50:02

You know, we saw a small one yesterday as well,

0:50:020:50:04

-and we were prepared to comprise on that.

-Yes.

0:50:040:50:07

I think we could live with it.

0:50:070:50:09

So, how are you both feeling at this point? Les?

0:50:090:50:12

I'm feeling fearful that it's going to be over our budget.

0:50:120:50:15

But I'm hoping it won't be.

0:50:150:50:18

What do you think this is on the market for?

0:50:180:50:21

I think it's going to be very near the top of our budget,

0:50:210:50:24

so I'm going to say £295,000.

0:50:240:50:28

-OK.

-OK. I'm going to say a very hopeful £285,000.

0:50:280:50:33

-Ian, you are bang-on. It's on the market for £295,000.

-Is it?

-Yes.

0:50:340:50:40

-My goodness. Look at that, I got it right!

-Well done!

0:50:400:50:44

But, more importantly, it is within your budget.

0:50:440:50:48

How do you feel now?

0:50:480:50:50

-That's great. I was convinced it would be over.

-Yes, I was too.

0:50:500:50:55

-Definitely.

-Very excited.

-That's fantastic.

0:50:550:50:58

-Would you like to go and look around again?

-We'd love to.

0:50:580:51:00

-I think we should.

-Go on, then, take your time.

-Thank you.

0:51:000:51:04

Come and find me when you're ready.

0:51:040:51:06

This is fantastic.

0:51:060:51:07

They've gone from hoping for half an acre

0:51:070:51:09

to being happy with a pretty little patio.

0:51:090:51:11

It just shows, if the house is right, that's all that matters.

0:51:110:51:15

On the market for offers around £295,000, the mystery property

0:51:160:51:21

is a detached stone barn conversion

0:51:210:51:24

with roots in the early 1800s.

0:51:240:51:26

As such, it's laden with

0:51:260:51:27

historic gems and character.

0:51:270:51:30

It comes with four bedrooms, a kitchen-diner and three reception

0:51:300:51:34

rooms, and although limited

0:51:340:51:35

on outdoor space, the property is very well connected for local

0:51:350:51:39

amenities, being smack bang in the middle of a desirable village.

0:51:390:51:42

-A dressing room.

-It's something we've never had before.

0:51:440:51:47

Exactly, no. And something worth keeping, I think.

0:51:470:51:50

And you've still got three bedrooms.

0:51:500:51:52

-Yeah.

-So, you know, you could afford to lose one.

-Absolutely.

0:51:520:51:56

I'm very excited by this house,

0:51:560:51:58

and it's certainly a very strong contender.

0:51:580:52:01

I know we didn't ask for a dining room, Les,

0:52:010:52:03

but this is a lovely room, isn't it?

0:52:030:52:05

Yes, you wouldn't change this. It just lends itself to it.

0:52:050:52:08

-It does. Can you imagine formal dinner parties in here?

-Yes.

0:52:080:52:11

-The best thing is the study.

-I know, isn't that lovely?

0:52:110:52:14

That's fantastic. We're definitely excited about this house, yes.

0:52:140:52:17

There's no doubt about that.

0:52:170:52:19

As I say, it really got us thinking from when we saw it first,

0:52:190:52:23

this is the unique, ideal kind of house for us,

0:52:230:52:26

so we're definitely going to give it some serious thought.

0:52:260:52:29

-Big smiles.

-Yes.

-And lots for you to take in.

-Absolutely.

-Lots.

0:52:320:52:37

-That's all the houses seen.

-OK.

0:52:370:52:38

-Now it's time to do some thinking and then some talking.

-OK.

0:52:380:52:42

Two properties have really struck a chord with Les and Ian.

0:52:470:52:50

Now they've had time to reflect,

0:52:500:52:52

I wonder if they'll still feel the same about them.

0:52:520:52:55

Hello, you two.

0:53:000:53:02

-Hi!

-Hello, Ginny.

0:53:020:53:04

Wow. Sadly, the end of our house-hunt here in Herefordshire.

0:53:040:53:08

And I think that two properties have stood out for the two of you.

0:53:080:53:11

-Would that be fair to say?

-I think that's very fair to say, yes.

0:53:110:53:15

So, come on, talk me through them.

0:53:150:53:16

Well, the Edwardian house we saw, we really liked that,

0:53:160:53:20

which compromised on the garden, obviously.

0:53:200:53:22

But the house itself really fulfilled

0:53:220:53:26

everything we were looking for, didn't it?

0:53:260:53:28

Yes, it had lovely spacious rooms,

0:53:280:53:30

plenty of them. We did like that.

0:53:300:53:32

-And then there was the mystery house.

-And then the mystery house.

0:53:320:53:36

The mystery house. Well, it was a mystery.

0:53:360:53:39

A real surprise, actually.

0:53:390:53:42

Lovely village, lovely location,

0:53:420:53:44

and we were taken aback with the size of the house

0:53:440:53:48

when we walked into it.

0:53:480:53:49

I really loved the rooms, lots of original features.

0:53:490:53:52

Yes, we were very taken by that, weren't we?

0:53:520:53:54

Yeah, and really surprised to hear it was a barn conversion,

0:53:540:53:57

as it didn't look like a barn conversion,

0:53:570:53:58

and that, to me, is an advantage. I really liked it, it was great,

0:53:580:54:01

it gave us more than we'd asked for again.

0:54:010:54:04

Again, a compromise on the garden,

0:54:040:54:05

but that wouldn't be the end of the world for us.

0:54:050:54:08

So, is there a "what next?" with either of those two properties?

0:54:080:54:12

I think the one that stands out, really, is the mystery house.

0:54:120:54:15

Yes, definitely.

0:54:150:54:16

Definitely, so that'd be the more likely one that we'd see again.

0:54:160:54:20

That had a really strong reaction, particularly with you, Ian.

0:54:200:54:23

-It did, yes.

-And actually, Les,

0:54:230:54:25

you commented as well on how atmospheric it felt...

0:54:250:54:29

Absolutely, yes. It just struck you when you walked in.

0:54:290:54:33

-It was great.

-And there was a great warmth about it,

0:54:330:54:36

not just because the heating was on, there was a genuine warmth.

0:54:360:54:39

-It was a much-loved house. That's what came across.

-Yes, definitely.

0:54:390:54:43

And beautifully furnished, beautifully decorated.

0:54:430:54:45

-So that's more likely.

-So, would you say after our house-hunting

0:54:450:54:48

here in Herefordshire that you're drawn more

0:54:480:54:50

to remote, country properties,

0:54:500:54:53

or properties that are a bit closer to a village,

0:54:530:54:57

a bit more in the thick of it all?

0:54:570:54:59

-I think it's more in the villages, isn't it?

-Yes.

0:54:590:55:02

We like to have facilities quite nearby.

0:55:020:55:04

So I think that's been more sort of reinforced by

0:55:040:55:07

this whole exercise really, hasn't it?

0:55:070:55:10

Yes, I think that's true. We didn't want to be too remote,

0:55:100:55:13

but being on the edge of the village gives you

0:55:130:55:15

the chance to go out in the country if you want to, but you've also got

0:55:150:55:19

-the amenities, as you say, on your doorstep.

-Yes, on hand.

0:55:190:55:21

You want to escape to the country, but you're not ready to

0:55:210:55:24

leave all the bright lights behind yet. You want a few glowing there!

0:55:240:55:27

Not in the MIDDLE of the country.

0:55:290:55:31

But is Herefordshire the county for you, is this where you want to be?

0:55:310:55:35

-Definitely. For me.

-Yes, and I think,

0:55:350:55:37

certainly in the few days we've been here,

0:55:370:55:40

travelling through the countryside, we've covered a few miles

0:55:400:55:43

and thoroughly enjoyed seeing the countryside. It's been so beautiful

0:55:430:55:46

this time of the year, with the leaves changing colour,

0:55:460:55:49

so it's really reinforced for us both, really, hasn't it,

0:55:490:55:52

-how much we want to move here.

-Yep, definitely.

0:55:520:55:54

-And the sooner, the better.

-Yep.

0:55:540:55:55

-You'll have to make sure you tell us.

-Oh, of course we will.

0:55:550:55:58

We definitely will.

0:55:580:55:59

Well, I love Herefordshire, I think it's a beautiful county,

0:55:590:56:02

and I can completely see the two of you making it home.

0:56:020:56:06

I hope it's in the mystery house, but wherever it is,

0:56:060:56:09

be very happy here.

0:56:090:56:10

-Thanks very much.

-Thank you very much, Ginny.

0:56:100:56:12

It's the end of our house search here in Herefordshire,

0:56:200:56:22

and it's wonderful that Les and Ian have found two properties

0:56:220:56:25

that they can imagine living in.

0:56:250:56:27

Whilst they definitely do want to be rural, I think our search

0:56:270:56:30

has shown them that they also want to be in the heart

0:56:300:56:32

of a village, and the mystery house in particular would give them that.

0:56:320:56:36

With a second viewing on the cards, I hope we've helped them find

0:56:360:56:39

their home together in this beautiful county.

0:56:390:56:42

Join me next time on Escape To The Country.

0:56:420:56:45

Well, after that second viewing at the mystery house,

0:56:460:56:50

I'm delighted to report

0:56:500:56:51

that Les and Ian were still enamoured with the property.

0:56:510:56:54

So much so, they put in an offer, which was accepted,

0:56:540:56:57

and they're now enjoying life living in Herefordshire

0:56:570:57:00

in that beautiful historic home.
